Gen Z, teenagers, and young adults ages 14 to 23 expect to attain the goal of homeownership by age 30, three years younger than the BY TOM current median KALINSKI homebuying age RE/MAX of Boulder of 33. This group’s view is more positive than millennials of the same age, with 86 percent wanting to own a home someday, according to a new survey from Freddie Mac. “The data shows that while members of Gen Z clearly aspire to homeownership, they are realistic about potential barriers and understand the potential benefits of renting,” said David Brickman, CEO, Freddie Mac. “Although these results are good news for the housing markets, they also highlight the challenges many in Gen Z will face as they enter the market to rent or buy.” The obstacles the Gen Z group cites include a number of obstacles to homeownership: •

change (68%) And for Gen Z members who plan to pay for college, 54 percent say student debt is a major obstacle. Perhaps surprisingly, when this digital generation is ready to buy a first home, a significant majority, 79 percent, would rather have in-person connections with professionals than use an online process. The desire for face-to-face guidance may result from survey findings that although today’s 14- to 23-year-olds are financially educated, 65 percent report lacking knowledge of the mortgage process. To learn more about homebuying, 71 percent would consult with a parent, 58 percent with a real estate agent, 54 percent with the Internet, 45 percent with family and/or friends, and 41 percent with a bank or mortgage lender. The Freddie Mac survey of 1,531 people aged 14 to 23 shows this generation has clear preferences for the type and location of the home they buy. Data indicates that 77 percent of Generation Z homeowners would choose to live in a singlefamily home and 59 percent say their ideal home would be medium-sized. As for location, 35 percent would choose to live in a suburb of a big or medium-sized city, with another 30 percent wanting to live
in a rural area or small town. Freddie Mac also says that fewer 18- to 23-year-olds think renting is more appealing than buying a home compared to millennials when they were the same age – 19 percent vs. 30 percent. Only 33 percent believe renting makes you feel like part of a community, compared to 39 percent of millennials at the same age. And only 40 percent think it costs less to rent than own, compared to 51 percent of millennials. “One of the biggest challenges millennials face today is the lack of affordable starter homes,” said Sam Khater, Freddie Mac’s Chief Economist. “Given Gen Z’s desire for suburban medium-sized homes close to urban areas with amenities, demand for entry-level homes will intensify.” For the full report see freddiemac.com/research/ consumer-research/20191120_ gen_z_ambitious_yet_realistic. page. Rules and regulations Condo developments and HOAs often have rules and regulations concerning pets: not only if they are allowed but what kinds and how many. Don’t assume since you see a dog in a complex that they are allowed. Some condo developments allow them only certain units, such as ground floor or end units.
Barking considerations How much does your dog bark? In Boulder County this is pretty much not tolerated anywhere in close quarters with other residents, and is legally enforced. If your dog is a barker, look for a place with lots of outdoor space, and check out the attitude of nearby residents before making an offer. Home floor plan and safety Your dog may be young now, but it will age (which usually feels like way too quickly!) and stairs often become an issue. Single story homes and/or ones that have a master on the first floor are preferable. If stairs are required to enter the home, is there room for a ramp if needed in the future? Also a consideration is if the home is big enough for the adult size of your dog: Can you pass each other in the hallway without banging into each other? Will your dog be under foot in a galley kitchen? Safety is also a concern: Is your dog a scratcher? If so, keep in mind residences built prior to 1978 may contain dangerous lead paint or asbestos. Pre-offer inspections When purchasing a home an inspection is typically part of the process. More often than not inspections are done after BY RICK a contract is JACQUEMARD signed. If you are concerned you may lose your dream home by adding an inspection contingency but still want to make sure you are protected, consider a pre-offer inspection. Buying a home is harder than usual these days, expect the unexpected. That includes a half dozen offers (some cash) for the house you want. Now, buyers often must win a house. Pre-offer inspections are one way to boost your odds of winning. Have the house inspected before you bid.
More common in competitive real estate markets with multiple offers, this preliminary, information-only pre-offer home inspection evaluates a home’s major systems and any potential issues, giving home buyers the information to make an informed decision on whether to place an offer on a property. Pre-offer home inspections take much less time than conventional inspections and are a valuable option in timesensitive situations. Pre-offer inspections can be especially valuable in “as is” sales.
A seller who lists a home as is intends to complete the sale without making repairs or improvements or reducing the price because of the home’s condition. Although inspection contingencies would give you an out if the inspection results were unacceptable, a pre-offer inspection saves you the time and hassle of negotiating an offer on a home you’ll wind up not purchasing because it’s in poor repair. The stronger your offer, the better able you are to compete against other buyers. One way to sweeten the deal is to submit an offer that’s not contingent on acceptable inspection results. A pre-offer inspection gives you the information you need before you make the offer, so you won’t take the next step unless the home is worth buying as is. Prequalifying for financing is common practice these days. Try using the same strategy for home inspections. You want the protection of a home inspection. Buying without a home inspection is foolish unless you happen to
own a remodeling company. So, get the home inspected before you bid. Then make an offer that waives the right to inspection. That offer will stand out from the others. The other offers will be contingent on inspections, yours won’t. A few hundred dollars for a pre-offer inspection is a small price to pay to stand head-andshoulders above other bids for the home you have always wanted. In today’s competitive market smart agents are looking for every edge they can get for their clients. However, it’s still unusual for agents to coach buyers to inspect before bidding, even though that increases their chances of having the winning bid. Too often, the only focus is price. It might be easier to persuade buyers to spend $400 on a pre-offer inspection than it would be to make the call saying they lost the bid for the home they loved. Interfaith Quilters of Longmont’s 34th annual show and sale Proceeds from the sale will benefit O.U.R. Center (Outreach United Resource Center) and Safe Shelter of St. Vrain Valley.
LONGMONT – Interfaith Quilters of Longmont will present its 34th Annual Quilt Show and Sale on March 6 and 7. The event will be held at First Lutheran Church located at 803 Third Ave. in Longmont. A special quilt preview will be held on Friday, March 6 from 4 to 6 p.m. prior to the show and sale. Quilt sales will take place Friday from 6 to 8 p.m. and resume on Saturday from
9 a.m. to 3 p.m. A $1 donation is requested upon admission. This year’s quilt show and sale will highlight a prolific group of local quilters offering more than 700 quilted items to choose from. The selection will include colorful bed quilts ranging from crib to queen size as well as baby and teenage-themed quilts, wall hangings, table toppers, placemats, lap and pillow quilts.
Fabric and quilting books will also be available for purchase and a Quilt Appraisal service (by appointment) will be offered by Longmont resident Jeananne Wright. About Interfaith Quilters Interfaith Quilters of Longmont serves the community all year long by donating items to the O.U.R. Coping with the high price of real estate: Should I find a co-signer? Prices of homes have been steadily increasing in Boulder County for years. As these prices have risen, it has been more difficult for BY DUANE first-time home DUGGAN buyers to enter Realtor and Author the real estate RE/MAX of Boulder market. In a place like Boulder County, it’s important to get into market as soon as possible. As the old saying goes, “You can’t out save the market”. No matter how hard you try, the home prices continue to go up faster than you can save for a down payment. One option for first-time home buyers is to look for a co-signer. There are many ramifications of being a co-signer and this makes a close relative or loved one the best choice. However, all parties involved need to go in with their eyes wide open before agreeing to this type of arrangement. To do this, first meet with a qualified mortgage loan officer to determine what the buyer would qualify for on their own and then what they would qualify for with a co-signer. Next, it would be wise for both parties to meet will a financial planner to make sure all parties are on the right track with their decisions. A financial planner can help determine if the overall transaction is realistic. Often the primary borrower will end up borrowing more than they can really handle, then the co-signer is asked to step in to help out – and that can put a strain on their relationship. It is important for the primary borrower to know what they are asking of a potential co-signer and also for the co-signer to have an understanding of what they are getting into. Here are a few items for primary benefiting buyer and the co-signer to discuss: 1. Co-signing a mortgage will affect your credit. As a co-signer, the loan will be added to your total debt ratio. If you aren’t planning on applying for a loan of your own anytime soon, that may not matter to you. However, if you are planning to apply for one, the co-signed loan will figure into your total debt payments and might affect your ability to qualify for a loan. According to Jessica Shanahan, a loan officer at Premier Lending in Boulder, once the loan has seasoned for a year, the monthly debt will no longer be considered if the co-signer is applying for another
mortgage. Be sure to check with your mortgage lender to see what specifics apply to the particular loan program you are using.

4. Get ready for a loan application. Often cosigners think all they need to do is simply sign their name at closing. A cosigner will be required to go through the same loan application process as the primary borrower. This means providing all of your financial information to the lender for them to assess your credit worthiness. This can be a significant and time-consuming experience. 5. Think back to the initial meeting with your mortgage loan officer and financial planner. Ask yourself whether or not co-signing with a benefiting buyer is truly an advantage. If the proposed payments are more than the primary borrower can afford, you will likely be called upon to help with those monthly payments. That is fine if you are prepared to do so and can manage it. Other options to consider when helping a first-time homebuyer or
1. Consider gifting enough down payment so that the mortgage loan amount is low enough for the primary borrower to qualify on their own. If a borrower can come up with 20 percent down payment, they can also eliminate private mortgage insurance on conventional loans, making it easier to qualify. 2. Change the air filters Although changing the air filters is a quick fix, many homeowners forget to stay on top of this crucial maintenance. If you’ve been noticing unusual dust buildup,

Buying a home with your dog in mind consideration for you. Carpeting is easy on a dog, actually preferable on stairs, but can get pretty gnarly with the wear and tear (and odor) of a dog. It may be out of fashion, but good old vinyl is a good choice. Concrete and tile flooring can be hard on some dogs, and can even cause a torn meniscus. Soft hardwood is a decent option, but know that after years of wear you will need to refinish it. If you’re redoing flooring before you move in and are choosing a hardwood, go for a “distressed” finish that your dog can simply add to! 12

Fencing and outside safety It’s no surprise that good fencing is important to dog owners. Most HOAs have regulations governing fencing, so pay attention to this detail before buying. But fencing isn’t only to keep your dog in; it’s also to keep other animals out. Keep in mind that your proximity to green or open spaces increases the risk of interactions with raccoons, coyotes, mountain lions and bears. Another thought: What happens is your dog gets out of the yard? Are there dangerously busy roads nearby? Is it the type of neighborhood where a friendly
neighbor would bring back your dog or would they immediately summon Animal Control? Walking and off-leash opportunities If you’re not buying a home with a big yard it’s nice to live in a walking-friendly neighborhood, especially those with alleys Nearby dog parks may also seem attractive, but know they often contain dogs with flus, kennel coughs, or aggressive natures. Research nearby trail systems and see which allow offleash opportunities.

Also, for the first time in my life I plan to have a garbage disposal in my kitchen. Can you recommend a kitchen sink style that works well with a disposal? – Kim, Ohio A: A garbage disposal is all about prepping dirty dishes to be washed.
However, it’s tough to use the disposal if you have a single-bowl kitchen sink full of dirty dishes. So first I recommend looking into a double-bowl kitchen sink where dirty dishes go on one side and the disposal goes on the other side. This way the disposal bowl can be kept clear. Foul smells aren’t just unpleasant. They can also signal unhealthy conditions, making it important to find and remove the source as soon as possible. Whether your furry friends are wreaking havoc on your carpets or you’re catching a whiff of something musty and new, different odors can indicate whether you should sterilize things yourself or call in a professional.
3. Examine your washing machine If you notice an earthy aroma in your laundry room, take a look inside your washer. Front-load machines in particular can play host to mildew and mold, which taints your clothing and can even make you sick. You can research DIY cleaning methods, but if the problem persists, mold may have taken up residence deep inside the machine. There could also be a problem or partial clog in your washer’s drain pipe.
1. Rinse your dishwasher Eliminate odors and give your dishes an extra sparkle with a machine refresh. First, remove any food particles you can see in the bottom of your dishwasher. Then run white vinegar and baking soda through a high-heat cycle with nothing else inside. Still having issues? There could be a problem with the mechanics or the drain hose. 2. Look for blocked air flow and flies If you notice a strong scent that isn’t related to a natural gas leak, it’s possible that an animal has died somewhere in your home. Your best chance of finding it is to follow your nose, but it may be trapped in your walls which can make it harder to pinpoint. Keep an eye out for flies and make note if the air flow in your home seems blocked or if the odor seems to come from the vents. In this scenario, it’s usually a good idea to have a professional help to locate and safely remove the source of the smell.
