Boulder-Denver Metro area dominates Outside Magazine’s Best Places to Work
Here are the top companies on the Boulder-Denver metro area list: 1. TDA_Boulder (Boulder) This advertising agency is clearly committed to a supportive place to work, going from No. 16 on the 2018 list and No. 36 in 2017. With generous three weeks paid time off, half-day summer Fridays, local brews and kombucha on tap, powder days, and fun outings like Rockies baseball games, the company lays the ground work. Employees note the Boulder location sets the stage for lunchtime trail runs up Mount Sanitas or frolicking in Boulder Creek. 3. Ground Floor Media (Denver) The plan at this midsize advertising, public relations and marketing firm includes on-tap kombucha and beer, a meditation room, a café, a Mrs. Pac-Man machine, and a paid sabbatical after ten years. Moving up from No. 8 in 2018, Ground FloorMedia isn’t going to the dogs, despite the office dogs that greet team members on various days of the week. Pairin (Denver) Pairin creates professionaldevelopment and hiring software. When is the best time to buy? You’ve saved up for a down payment, your credit report is sparkling, you’ve scoured Zillow for weeks, and are about to hit “submit” BY SEAN for loan preapproval. The season, month, week or even day you buy can impact the home-buying process, including available inventory to how much you’ll pay. As much as real estate is all about “location, location, location”, timing plays an important role, as well. Best Season to Buy a House It’s no secret that the real estate market is affected by seasonality. Summertime tends to be the peak for the home-buying market, while winter is generally slower. Here’s why: in the summer, the weather’s nicer, meaning more looky-loos are out and about. And kids are out of school, so a move won’t disrupt their attendance. With an active market in the summer months, you’ll have more
homes to choose from – and so will the other out-and-about looky-loos. If you’re looking at desirable properties in a hot market, you can expect stiff competition. Be prepared to give your best offer up front and don’t expect any seller concessions. But summertime competition isn’t ubiquitous: while there are more buyers looking during peak season, the amount of competition usually depends on which area of town you’re shopping in. Desirable neighborhoods or homes within walking distance to downtown, for example, will likely have more competition than other areas. Best Month to Buy a House If you’re looking for that sweet spot between peak season’s high inventory and winter’s more attractive prices, consider buying in August or September. This time of year, inventory is still fairly abundant, but the quieter market gives you more room to negotiate. If it’s simply the best price you’re after and location isn’t as important, research shows that home prices are generally at their lowest in February. Additional insights show home prices peak around November before falling slightly in January. Interestingly,
March is often the most expensive month to buy. While the market has seasonal predictability, its nuances change year to year. Even with Boulder’s robust, stable real estate market, fluctuations in the larger economy can affect or interrupt its usual rhythm. Best Week to Buy a House As the saying goes, “The best time to buy a home is five years ago.” But since time travel isn’t an option, we’re left to wonder: is it even possible to know the ideal week to buy a home? Well, yes— it’s possible. Stats show that 2019’s best week to purchase a home was the first week of fall. Why? Analysts say this particular week was the height of the sweet spot mentioned earlier, when highstakes competition waned but inventory was still relatively high. Best Day to Buy a House Since 2000, RealtyTrac, a real estate information company, has been tracking the sales of single-family homes and condos. According to their 20 years of data, the best weekday to make an offer is Monday. Out of the millions of homes and condos sold over the last 20 years, buyers that contracted on a Monday realized

an average discount of 2.3 percent below the list price. Friday came in at a close second with an average discount of 2.0 percent. That sounds like the perfect cure for the Monday blues. The Best Time of All to Buy a House In general, the best time to buy is typically late summer or early fall. Around this time, there tends to be less competition than peak times, but still a healthy inventory. In the winter months, while there are fewer homes on the market (and looky-loos out and about), buyers often have more negotiating power. But what’s the actual right time to buy a house? When you’re financially ready, when you can handle the responsibility of owning a home, and when you’re comfortable enough with the current market conditions. Before, during and after a home inspection You’ve made an offer on a home and it’s been accepted, so now what? You should start by having the home inspected. This article BY RICK may help you JACQUEMARD understand Flatirons Home what a home Inspections inspection is and what to do before, during, and after a home inspection. A home inspection is a limited, non-invasive examination of the condition of a home. Typically, inspections are conducted by an inspector who has the training, knowledge and certifications to perform such inspections. The inspector prepares and delivers to the client a report of their findings. The client then uses this information to make informed decisions about their pending purchase. The inspector will describe the condition of the home at the time of inspection but does
not guarantee future condition, efficiency, or life expectancy of systems or components. Before the home inspection, find the best inspector you can. Many buyers will take the recommendation of their realtor. Referrals from family members or friends can also be helpful. However, it’s always good to find a home inspector you trust, not just one your realtor trusts. Go online, research their reviews, and pick the inspector who fits your needs best. If you find a home inspector who has been a contractor in their professional life, they should be even more familiar with how things work in a home. You should be present during the inspection for a walk-through of the inspectors’ findings. If your inspector will not let you attend a walk-through of the inspection you should hire a different inspector. The inspection is not only a way to learn what may be problematic in your home, but as a guide to your home’s systems and appliances. Your home
inspector should be able to walk you through all the homes systems so you can learn how they operate and how to maintain them. Your inspector should also list any problems they see in the home and what will need to be repaired. You can then discuss with your realtor which things you want to ask the seller to repair or replace before agreeing to purchase the home. Or, you may want to negotiate on the purchase price. You should also make sure to ask questions during the inspection. The inspector has been hired by you for you, and they should be able to tell you the state of the home without a bias. Good inspectors should be able to give you a rough estimate as to how long you have left on certain parts of your home. This isn’t a guarantee, but it can help you plan for the long-term repairs. After the inspection and the walk-through of the home with the inspector you will receive a copy of the report from the inspector. Be sure to use it. Always read through the entire report and compare notes with your realtor
before doing anything. You will have several options. First, you can decide to walk away from the purchase. Most offer letters have an inspection contingency that states if you’re unhappy with the state the home is in you can leave the agreement. If you think the issues with the home aren’t enough to terminate the contract you can either ask for a reduction on price or ask for the seller to pay for the repairs. You should state your worst concerns first. A home warranty can help repair or replace worn out systems and appliances. If you get a home warranty, remember to use your home inspection alongside it. Home warranties do not typically cover the problems mentioned in your home inspection unless they have been repaired. The low down on low down payments
Most first-time homebuyers have the challenge of coming up with a down payment to make their first purchase. In the city of Boulder, loan limits are BY DUANE challenging due DUGGAN higher home Realtor and Author values and the RE/MAX of Boulder large down payment required. However, in the rest of Boulder County – and into Weld and Larimer counties – home values, loan limits, and loan programs are such that they can work in tandem to facilitate a first home purchase with a low down payment. 1. Federal Housing Administration (FHA) Loans - FHA loans have long been the “go to” loan program for lower down payments and credit scores. In fact, if the price of a home and the loan limits line up, a homebuyer can be approved with a 3.5 percent down payment. Nevertheless, the current loan limit for Boulder County is $644,000, so it barely scratches the surface to be helpful within the city limits of Boulder since the least expensive single-family home is in the $600,000 range. However, outside the city limits of Boulder, there are more opportunities to utilize FHA financing. Mortgage February 21-22, 2020
insurance is required for FHA loans, which allows the lender to accept more risk. The disadvantage to the homebuyer is the additional expense of the mortgage insurance. 2. Colorado Housing Finance Authority (CHFA) - CHFA and its lender partners have helped over 100,000 homebuyers in Colorado achieve homeownership. In fact, CHFA provides homebuyer education classes, helping first-time homebuyers learn about the homebuying process. CHFA programs generally mirror FHA programs because the current loan limit of $510,400 makes it tough to afford a first home in most of Boulder County. 3. U.S Department of Veterans Affairs (VA) - Lacking a local military base, Boulder County has never been a huge market for veterans. However, we do have veterans who choose Boulder County as their home, and they should compare VA financing opportunities to other options. Typically, VA loans are generous in terms of no down payment and tend to be more lenient in terms of qualifying. The current VA loan limit for Boulder County is $644,000 but contact your lending professional for possible exceptions to that limit.
4. U.S. Department of Agriculture (USDA) - Years ago, we used to call these farm home loans. In fact, these loan programs target rural areas. When I started selling real estate in 1978, even Lafayette and Louisville still qualified for these loans. No longer! Today, you can still qualify for them in rural areas of Boulder, Weld, and Larimer counties. Even though the name implies that the property is a farm, this is not necessarily the case. Some of these programs allow for 100 percent financing. There are geographic limits, income limits, and loan limits that can make it difficult to qualify, but it might be worth contacting your mortgage lender to see if you do. 5. Conventional Fannie Mae and Freddie Mac Loans Conventional loans, widely known as Fannie Mae and Freddie Mac loans, provide a mortgage base to the housing industry. These institutions created by Congress provide liquidity to banks and mortgage companies that make loans to finance the purchase of homes. For firsttime homebuyers, loans with 3 percent down are available as long as the homebuyer qualifies for the monthly payment. In Boulder County, the loan limit is $644,000. 6. Home Renovation Loans Maybe all the fix-and-flip TV shows make renovating a home a common desire for first-time homebuyers in order to save money by buying a fix-up property. There are a few loan programs out there if this is the direction you want to go. 7. FHA 203(k) loans are designed for homebuyers who would like to rehabilitate a home. This FHA loan bases the value on the improved value of the property and thereby finances the improvements within the first mortgage. This program still comes with a 3.5 percent down payment. 8. Fannie Mae and Freddie Mac
also offer home renovation loans that will include the cost of improvements for the first mortgage and with a 3 percent down payment. 9. Teachers, Police Officers, and Firefighters – There are loan programs specifically designed to help teachers, police officers, and firefighters buy their first home. The benefits could include low down payment and a more attractive interest rate. 10. Down Payment Assistance - CHFA, mentioned above, offers down payment assistant grants that do not need to be repaid. If you qualify, CHFA even offers second mortgage loan programs that can contribute to your down payment when you are using a CHFA first mortgage loan program. The State of Colorado has created the First-Time Homebuyer Savings Account program. A maximum of $50,000 can be contributed to it and can grow to $150,000 without accruing state income tax. This homebuyer savings account allows people other than a homebuyer to contribute to the fund, such as family members or even wedding guests! Check with local municipalities for other possible down payment assistance programs. In summary, now is the time to get on track to buy your first home! Check with your Realtor and mortgage lender to come up with a plan that works for you. We sat down with David Sinkey, President and Founder of Louisville’s award-winning homebuilder, Boulder Creek Neighborhoods, to get a local perspective on Front Range housing. Boulder Creek Neighborhoods was founded in 2006, in the months leading up to the beginning of the Great Recession. Though perhaps not the ideal time to start a homebuilding company, Boulder Creek has prevailed in the years since its inception through a clarity of purpose. “Since the beginning, it has been a goal of Boulder Creek to create a broader diversity of housing solutions to the Colorado market,” says Sinkey. “The market is continually changing, and it is our job to be ahead of that.” Fast forward to 2020, and we find ourselves in one of the longest housing recovery periods in history. Demand for homes has increased, inventory remains low, and prices have risen steadily. “I spend a lot of time thinking about the longevity of our current economic run and doing my best to understand what that means for Colorado housing moving forward,” says Sinkey. “I look at all the indicators in our local market. We have some of the lowest unemployment rates in the country, steady wage growth, and continued low mortgage rates.” While those are healthy figures for the local economy in general, Sinkey adds a key component for housing, “The indicator that brings me the most excitement is that Colorado continues to be in high demand for housing.” 12

Addressing affordability It’s a well-known economic principal that as demand increases, prices often follow. The ongoing unmet demand for housing in Colorado has continued to drive the price of homes. The median cost of a home in the Denver Metro area is in the neighborhood of $450,000; for new homes it’s significantly higher at almost $550,000. Sinkey says “everything from costs associated with land, materials, and labor, to the increasing municipal fees create challenges for homebuilders across Colorado.” While the rise in prices can be a boon for home sellers, it creates discomfort for some home buyers. “There’s no doubt that affordability is the elephant in the room,” says Sinkey,”but we view the affordability hurdle as an opportunity to reevaluate ‘standard’
housing formulas.” Indeed, Boulder Creek is on the forefront of innovation, rethinking housing sizes and neighborhood layouts, and bringing new, non-traditional floor plans to the market. “I do not believe that we have hit the peak of the market,” says Sinkey, “but what I am interested in today is not just bringing more homes to the market, but instead the ‘right’ kind of homes to the market.” What does Sinkey see as the ‘right’ types of homes? He goes on to explain that he believes gaps exist in a few areas: seniorfocused housing, designed for the aging population seeking to downsize, and housing opportunities that allow homebuyers to build equity. “Boulder Creek is uniquely poised to evaluate these types of housing. We have always been a lifestyle focused builder,” says Sinkey. True, the Company has made a name for itself delivering a signature-style of low-maintenance living across the Front Range, in communities featuring patio homes and townhomes. “We know that many homebuyers have dreams and aspirations for their lives that don’t include outdoor maintenance chores, and we’ve been organized around that idea from the start,” Sinkey says. Innovative housing David Sinkey sees the Boulder Creek Neighborhoods Lifestyle brand as something transferrable to a wide variety of audiences. “We strive to give each homeowner the freedom to spend more time with family, friends, and hobbies, with less time dedicated to yardwork,” says Sinkey. “This translates to offering a mix of housing that is lacking across Colorado. We want to provide homes that can help solve Colorado’s affordability concerns, and give home buyers an investment they can build equity in for years to come,” says Sinkey “As we consider the many hurdles to home ownership, one of our answers is our weeCottage home series,” says Sinkey. By Sinkey’s definition, the wee-Cottages are a “nontraditional” type of housing. “They’re not what immediately comes to mind when you think of a single family home,” he says. The weeCottages are smaller floorplans designed to be incredibly functional and extremely economical in comparison to many ‘typical’ new homes. “The wee-Cottages were designed with efficiency in mind from the very start,” says Sinkey. The attention to efficiency is clear in the floorplans, the smallest of the six is just under 900 square feet, the largest scales to right around 1400 square feet. It’s also clear in the price. home market. The appeal of wee-Cottage spreads wide. From downsizers to first time home buyers, the home collection speaks to those who seek to maintain less square feet, who desire to make less of an impact on our environment, or the busy professional that does not have time to maintain a large yard. “We work with many folks interested in owning a home who are currently living in a condo or apartment,” says Sinkey. “They enjoy living a lower maintenance environment, but crave the ability to be in a single-family home where building equity is an option, and we believe wee-Cottage is a very attainable alternative.”
Of course, Boulder Creek has also introduced new plans in that timeframe as well. Sinkey highlights the main-floor focused “easyHouse” series, currently available at Denio West in Longmont. “The patio homes in Longmont have been a great solution,” he says. “So many homebuyers want to stay in the neighborhood they love, but are simply ready to downsize to an easier way of living. A smaller home, main floor living, a maintained yard are core elements of our patio home communities.” What’s next “During Boulder Creek’s early years, I attended every home closing. It was a way for me to listen and understand the motivations of people who were buying our homes. I would often hear a similar story; these homeowners were buying something very different than what they thought they wanted, or very different than what they had initially set out to purchase. But they ended up being very comforted to
know this was what they were truly after,” says Sinkey. “If I had to give a word of advice for the folks concerned about making a buying decision, it would be this: regardless of your personal interpretation of today’s market conditions, there’s not enough evidence or a compelling reason to stay on the sidelines and let that stand in the way of having the lifestyle that you’re seeking,” says Sinkey. How to transition your tables for spring By Katie Laughridge Tribune News Service My, my, my, how the tables have turned... turned into spring, that is. I love a time of transition, especially when it comes to tabletops. As seasons end, I sometimes find myself not quite ready to put away my favorite dishes and place settings. This is when the fun begins, and the creativity starts to flow. I've gone back into our photo archives from 2019 to show how a few simple moves can create a whole new seasonal look while still using some of the same plates. One of the biggest ways to transition a tabletop is by transitioning your textiles. A change of a table runner, tablecloth and napkin can not only transform your table, but it's a great foundation on which to build the rest of your look. As we move toward springtime, we trade our heavy and dark holiday-hued traditional plaids for fresher alternatives, like simple black-and-white designs that support a lighter, brighter color scheme. A small change can completely change how your plates look, and to me it is especially obvious with the cabbage leaf-inspired plates. They look so at home on my winter table, and when I see them in my spring settings, I wonder how I would ever see them in any other way. Now is also the time to break out the floral patterns, leafy greens and sky blues that have been
hibernating all winter. After textiles, I like to focus on changing up my chargers and accessories. With accessories, you can take your favorite place setting from a reindeer forest theme to a fresh outdoor garden look quicker than a dinner guest can say pass the salt. Without all the fanfare that accompanies the holidays, it is the perfect time to switch your sparkled and intricate chargers for natural alternatives, like wood and marble, to create a clean and simple backdrop for your dishes. Speaking of simple, while we tend to bust out our show-stopping holiday spectacular during the cold months, once the sun starts to peak through, I crave a simple and bright table. By editing down some of your dish selections, you will have a better canvas for the fresh accessories that come along with spring. Once you've traded out your evergreen wreaths for boxwood and your Santa statues for lemons, it will be a whole new view to enjoy during dinnertime. While transition times between seasons can be tricky, I like to think of them as a great challenge and a segue into the next big change of home decor. Adapted from nellhills.com.
