Use these savvy tips from Realtor.com to ensure your home makes an excellent first impression to potential buyers. Stash stuff Disorder is a buzz kill during a home showing or open house. Extra clutter makes any room look small and uninviting, especially for potential buyers looking for that perfectly inviting space. This is the time to get rid of stuff. Alleviate your home – and your mind – from the old video game cartridges, tools in the kitchen, coat rack in the garage, and other stuff that accumulates over time. But how can you start this daunting task? Go room by room and box up everything you haven’t used or worn in six months. Persuade yourself to let stuff go. You may be surprised how little you miss. Clear the kitchen counter Nothing is more beautiful than a clean, clutter-free kitchen. Remove everything from your kitchen

counter but the coffee maker. Potential buyers will think, “Wow, such a huge kitchen!” Put away personals Allow home buyers to see themselves living in your house by removing framed photos, mementos of the past, or beloved collections. You can pack them up and store them until you reach your new home. Clean out closets When removing those personal items, dash the thought of stashing them in a closet. Buyers peak into closets to check the storage space, so you want the impression to be clean and open. Before showing your home, clear out all except a few items that “should” be in that closet. Leave only the amount that fits loosely and easily. Stage your home to sell Give your home the edge over others on the market with proven techniques that make your home look spacious and inviting. For instance, make ceilings look taller by hanging curtain rods higher. Make a room appear bigger and brighter with a well-placed mirror. Experts say a home feels more spacious when there is more floor space and windows aren’t blocked. Push the furniture pieces out and away from each other and closer to the walls while keeping window space clear. Always follow the “less is more” rule and remove extraneous items. Remember to conceal flaws with small changes. If the view from the window is lacking, mask it with sheer curtains. Paint your walls white, layer

in neutrals and add pops of color with pillows to make your home feel contemporary, fresh, and give it that cozy glow. Pay attention to curb appeal Check your home’s outside appearance and freshen where needed. If the paint is dull or dingy, try a power wash. If that doesn’t make it sparkle, perhaps it’s time for a new coat of paint. Put a fresh coat of paint on the front door. Be sure the hardware glistens and is in good order. Even in winter, the yard must look great. Trim overgrown trees back. Cut away branches that touch the house or darken a window. Freshen the yard with shrubs and flowers. The perfect winter additions are evergreen boxwoods and holly bushes. And be sure to mow the lawn before showings. These steps will make your home charm prospective buyers so they will want to move right in. Plus, it will be camera-ready for online photos and social media posts. Mortgage rates are expected to fall further as coronavirus concerns grow By Natalie Campisi Bankrate.com The deadly coronavirus outbreak in China that has spread to other countries is starting to have an impact on mortgage rates, with U.S. Treasuries falling to their lowest levels since October. Investors are retreating to safehaven asset classes amid an uptick in reported cases around the world, which could send mortgage rates even lower than the current rate of 3.77 percent, according to Bankrate’s national survey of mortgage lenders. The 10-year Treasury yield, which is closely tied to mortgage rates, fell 7 basis points Monday to 1.61 percent, according to Bloomberg. Stocks retreated as well, with the Dow Jones Industrial Average plunging more than 400 points Monday morning. Although the World Health Organization did not sound the alarm by naming the virus a public health emergency last week,

Home inspection tips for sellers One of the best ways to make certain your home attracts buyers and the highest possible sales price is to make sure it’s “dressed for BY RICK success” both JACQUEMARD inside and out. Flatirons Home Clean your Inspections house. A clean home says you can and do take care of the house. A fresh coat of paint and some new landscaping may seem like obvious first steps in preparing your home for sale. However, when it comes to the home inspection, there’s much more to do. Beginning with the exterior, repair things like loose steps, disconnected gutters and rotted trim. Look for anything that’s been neglected and needs repair, like a rotted windowsill or missing roof shingle. Loose railings on decks or stairs are a common and

often overlooked issue. A pair of binoculars is a good tool to use for the roof review. Besides missing shingles, look for loose metal flashing around chimneys and plumbing vents, a common cause of leaks. Be sure all trees and shrubs are trimmed away from the house, decks and fences. Inside, give your mechanical systems an honest assessment. If your heating and cooling system hasn’t been recently inspected and/ or serviced, do it now. If you are aware of any minor plumbing or electrical repairs that need to be done, get them done before a home inspection takes place. Make sure all light fixtures have working

light bulbs. Leaky toilet fill valves, drippy faucets or electrical outlets that don’t work might seem minor but fixing them now not only means you’ll have less to worry when the inspection is done. It also shows both inspectors and the buyers that you’ve taken good care of your home. If you have made improvements to your home, make available to buyers all invoices and documents regarding remodeling projects or new items such as a roof, water heater or furnace. If you’ve upgraded the electrical service, installed a new dishwasher or repaired a leaky faucet, find the paperwork and make it available. It will give the buyer peace of mind to know those items were repaired or upgraded. One of the smartest things you can do to get your home ready for sale is to hire your own home inspector to go through it before it goes on the market. There may be issues with your home that you have either forgotten about or never knew existed. If problems

are discovered, you have the time to either repair these yourself or disclose them upfront to the buyer, eliminating the possibility that the buyer will ask you to make repairs later. Ask your real estate agent which repairs should be done right away. A home inspector is going to find more wrong with your home than needs to be repaired. There will be items that you cannot and should not ignore. If your home needs a new roof, or a new heating/air conditioning system these should be addressed up front. There may also be a list of honey-do items that will not diminish the home’s value, and may cost you more money or time than the money they would yield for you at the sale. Make sure you discuss these items with your agent as well. Your Realtor may have other suggestions but these are a good place to start. Property tax bills are out! Consider Senior Tax Deferral, Discount and Worker Program • • • • •

Property tax bills just came out and are in every property owner’s mailbox, putting property taxes at the top of mind! As a reminder, property taxes may be paid BY DUANE in one single DUGGAN payment by April Realtor and Author 30 or in two RE/MAX of Boulder equal payments. If made in two payments, the first half-payment is due by the last day of February. The second halfpayment is due by June 15th. If you have a loan and the lender is escrowing for taxes, the lender will be paying your taxes. If not, be sure to pay attention to the due dates. Property values have risen substantially in Boulder County creating upward pressure on property taxes. This burden is especially noticed by seniors on fixed incomes trying to stay in their home. Did you know there are three different opportunities in Colorado and Boulder County, available for seniors to ease the burden of the payment of property taxes on real estate? 1. Senior Tax Deferral Program First, is the Property Tax Deferral Program for Seniors offered by the State of Colorado. It allows you to postpone the payment of your property taxes until you sell the property -- or even until your death -- and your estate can deal with it. Of course, there is a bit of a catch. Interest is applied and accrues on the deferred amount. In 2019, the interest rate was 3.125%. The 2020 interest rate has not yet been determined. Also, February 7-8, 2020

there are eligibility requirements, so you have to fill out an application for approval through the Boulder County Treasurer’s Office. The treasurer’s office sends the application to the State of Colorado for consideration for approval. If approved, you have the option of deferring the whole amount of your taxes, or half of the taxes. Eligibility Requirements for Application First, you need to be 65 years of age on or before January 1 of the year you are applying. Second, you can’t be receiving income from the property as in renting it out, but you can be maintaining a home office. Third, if the property is owned by a trust, you must be the trustee and beneficiary of the trust. Lastly, if you have a reverse mortgage you likely won’t be able to defer the taxes as the lender is required to subordinate to the tax referral. Timing The deadline for application delivery to the treasurer’s office is March 20, 2020. If you want to defer next year, start thinking about it in January and get your application in. To be prepared to fill out the application, have the following ready: • Your full name • If the property is held in a trust, the name of the trust • Property address

Your date of birth Phone number Name of your mortgage company (if applicable) Approximate balance on your mortgage Whether or not you have a reverse mortgage

2. Senior Homestead Property Tax Exemption The Colorado Legislature approved the senior homestead property tax exemption in 2000 as a Colorado constitutional amendment. The legislature makes a determination each year to see if the budget allows for such an exemption for seniors. Since 2000, there have only been two years that it was not allowed. The exemption does not happen automatically for each senior. A senior, first of all, needs to know about the program, and then must apply for it through the Assessor’s Office website. The requirements to be eligible to apply are quite simple: 1. The Senior must be 65 by January 1 of the year of the application. 2. The only other requirement is that the Senior needs to have lived in and owned the home for 10 continuous years before applying. The deadline to apply is July 15th of each year. The exemption goes into effect for the tax year that you are applying for. The discount will first appear in the tax bill that is sent in January of each year. For those who qualify, 50% of the first $200,000 in actual value of their primary residence is exempted for a maximum exemption of $100,000 in actual value. The exemption remains in effect until the property is moved into a trust, LLC, or other legal entity; death of a spouse; or the home is destroyed by a natural disaster. In the event of deeding the property into a trust, the trustee can reapply. The surviving spouse can also reapply in the event of the death of a spouse. Senior Homestead Property Tax Prorations When Selling Since the senior homestead property tax exemption is a discount only for seniors, there

can be confusion when seniors sell their home. Often the property tax amount shown in the Multiple Listing Service (MLS) is the discounted rate. Care should be taken to make sure the buyer knows what the taxes will be when the senior tax exemption no longer applies. For the closing, taxes are prorated on the lower “senior” amount and the buyer gets the benefit of the lower tax rate until the end of the year that was prorated. At the start of the next year, taxes resume to the nondiscounted amount. 3. Senior Tax Worker Program As a senior, in this case, 60 years of age or over, you can work off some of your property taxes through Boulder County’s Senior Tax Worker Program. The senior must own the property in Boulder County and live at the location where the taxes are due. The senior is paid $12 per hour and can earn up to the amount of the county portion of the tax bill not to exceed $1,000. The “salary” is paid by the County Commissioner’s Office and by the hiring department within the county. The senior will receive a paycheck, subject to regular withholding. The senior is still responsible for paying their property taxes, on their own, by the due date. The application for the Senior Tax Worker Program is available on the Boulder County Assessor’s Office website. The deadline to apply is June 15th of each year. There you have it! Three different programs that can help offset your taxes. Similarly, though Davis said she didn’t have much time to plan or design a home, Boulder Creek skillfully facilitated the process through their in-house design team and their trusted partner, Saddleback Design of Denver. “Saddleback helped me take the palette I wanted – we are very much a white, gray and black type of family – and they helped me pick out the right tile to complement the countertops and flooring,” she said. “I have a finance and numbers brain, not a creative brain, yet they were able to help me put it all together nicely.” Davis opted for quartz countertops with waterfall edging and said she loves the calm, artful lines. The Villa 43’s walk-out lower level also appealed to Davis, who arranged a cozy getaway in the finished basement with two TVs for watching multiple football games at one time. “Sports is another of my hobbies, and I like to be able to watch two different games at the same time,” she explained. While regular upkeep can increase your carpet’s lifespan, most manufacturers estimate you’ll need a full replacement after about 10 years. And the signs you need to start shopping around aren’t always obvious. Here are a few ways you can tell your carpet is reaching the end. Stains won’t come out Whether it’s from spilled wine or a new puppy, there are some stubborn stains that even professional cleaning can’t get

rid of. If they’re minor, you can typically hide them with area rugs or furniture. But if the damage is permanent and unsightly, it’s probably time to look for new carpeting. Homeowners typically pay between $760 and $2,540 to replace a carpet, according to the Angie’s List Pricing Guide. Per square foot, carpet materials usually cost an average of $2 to $7, though price can fluctuate depending on quality. Foul odors won’t go away If you notice that deep cleans just aren’t banishing the bad smells, that likely means the issue isn’t in your carpet alone _ it could be in the padding or floor beneath

the carpet. How you handle the problem depends on the type of smell. If your pet is the root cause of the issue, you’ll likely need a full replacement. If you notice a musty smell, that could mean you have a water or mold problem. In that case, carpet replacement may be necessary after a mold remediation specialist takes a look at things. There’s visible damage Carpet damage can range from smaller issues, like a burn mark or two, to extensive problems like the mold damage mentioned above. If there’s just a small area where the carpet is frayed, it’s possible for a flooring pro to help you patch

You have increased allergy symptoms It can be difficult to remove dust, pet dander and pollen that embeds in carpet fibers over time. If you or your loved ones notice more sneezing, itchy eyes or coughing, it may be that the problem is beneath your feet. The Mayo Clinic recommends using a vacuum with a high-efficiency particulate air (HEPA) filter or opting for linoleum or hardwood if you’re truly concerned. It costs about $180 for carpet cleaning, via the Angie’s List Pricing Guide, and it’s worth a try before replacing the carpet. The carpet is old At a certain point, patching and deep-cleaning your carpet isn’t going to do the trick. If you notice matting, fading color or that the padding just doesn’t feel like it’s there anymore, it’s probably time to move on. If you see ripples or wrinkles, it is possible to have your carpet re-stretched. This is a more expensive repair, so discuss with a carpet pro whether or not it makes sense to fix the issue or get a complete replacement. a focus for many brands in expanding into more rooms of the home, especially in kitchens and bathrooms. Some smart bathrooms had features in which one can preprogram their morning routine to include lighting preferences and even a shower that automatically turns on to a certain temperature.

Last month, Las Vegas hosted roughly 100,000 attendees for Design and Construction Week. The event, which included more than 1,400 exhibitors spanning more than 600,000 square feet of event space at the Las Vegas Convention Center, serves as the official kickoff to what’s new in the building and construction industry for many brands. While mostly geared toward builders, designers, architects and other trade professionals, it serves as a window into new innovations relating to the industry. Here are a few of this year’s trends. Energy efficiency Energy efficiency dominated new rollouts for many building suppliers, especially with HVAC, insulation and hot waters systems. Nearly every manufacturer in this category touted a new product that offers a more environmentally friendly approach. This ranged from tankless hot water systems

Wood furniture is the unsung hero of the home By Katie Laughridge Tribune News Service Wood pieces add warmth and texture to any space and with so many shapes, sizes and finish options, the possibilities are endless. It's easy to let wood pieces be overshadowed by the showiness of textile furniture, but no more! It's high time we give our faithful wood pieces the shine they deserve for offering our rooms elegance, charm and sophistication. One of the reasons we may take wood furniture for granted is because it has been around for so long. Wood furniture has been a status maker since its earliest days, showcasing the engineering and craftsmanship skills of each era. In fact, early civilization went from stone beds to the first wood raised bed frame in ancient Egypt, soon to be followed by the world's first wooden throne. It is fascinating to look back at the original styles and see how they have been transformed into the intricate

spindle bedframes and colorful bamboo chairs we see today. A common misconception is upholstery furniture is the only customizable option, but limitless finishes, grains and detailing for wood furniture can fit any style and home. While I adore traditional wood colors, it is fun to think outside of the typical stain palette. Lacquered woods are not only durable, but the finish gives even the most traditional frames a modern touch, perfect for lovers of new traditional style. If a room needs more texture or a natural element, then I automatically think of wicker. Alleviate your home – and your mind – from the old video game cartridges, tools in the kitchen, coat rack in the garage, and other stuff that accumulates over time. But how can you start this daunting task? Go room by room and box up everything you haven’t used or worn in six months. Persuade yourself to let stuff go. You may be surprised how little you miss. Clear the kitchen counter Nothing is more beautiful than a clean, clutter-free kitchen. Remove everything from your kitchen

Mortgage rates are expected to fall further as coronavirus concerns grow By Natalie Campisi Bankrate.com The deadly coronavirus outbreak in China that has spread to other countries is starting to have an impact on mortgage rates, with U.S. Treasuries falling to their lowest levels since October. Investors are retreating to safehaven asset classes amid an uptick in reported cases around the world, which could send mortgage rates even lower than the current rate of 3.77 percent, according to Bankrate’s national survey of mortgage lenders. The 10-year Treasury yield, which is closely tied to mortgage rates, fell 7 basis points Monday to 1.61 percent, according to Bloomberg. Stocks retreated as well, with the Dow Jones Industrial Average plunging more than 400 points Monday morning. Although the World Health Organization did not sound the alarm by naming the virus a public health emergency last week,

Home inspection tips for sellers One of the best ways to make certain your home attracts buyers and the highest possible sales price is to make sure it’s “dressed for BY RICK success” both JACQUEMARD inside and out. A fresh coat of paint and some new landscaping may seem like obvious first steps in preparing your home for sale. However, when it comes to the home inspection, there’s much more to do. Beginning with the exterior, repair things like loose steps, disconnected gutters and rotted trim. Look for anything that’s been neglected and needs repair, like a rotted windowsill or missing roof shingle. Loose railings on decks or stairs are a common and

often overlooked issue. A pair of binoculars is a good tool to use for the roof review. Besides missing shingles, look for loose metal flashing around chimneys and plumbing vents, a common cause of leaks. Be sure all trees and shrubs are trimmed away from the house, decks and fences. Inside, give your mechanical systems an honest assessment. If your heating and cooling system hasn’t been recently inspected and/ or serviced, do it now. If you are aware of any minor plumbing or electrical repairs that need to be done, get them done before a home inspection takes place. Make sure all light fixtures have working

light bulbs. Leaky toilet fill valves, drippy faucets or electrical outlets that don’t work might seem minor but fixing them now not only means you’ll have less to worry when the inspection is done. It also shows both inspectors and the buyers that you’ve taken good care of your home. If you have made improvements to your home, make available to buyers all invoices and documents regarding remodeling projects or new items such as a roof, water heater or furnace. If you’ve upgraded the electrical service, installed a new dishwasher or repaired a leaky faucet, find the paperwork and make it available. It will give the buyer peace of mind to know those items were repaired or upgraded. One of the smartest things you can do to get your home ready for sale is to hire your own home inspector to go through it before it goes on the market. There may be issues with your home that you have either forgotten about or never knew existed. If problems

are discovered, you have the time to either repair these yourself or disclose them upfront to the buyer, eliminating the possibility that the buyer will ask you to make repairs later. Ask your real estate agent which repairs should be done right away. A home inspector is going to find more wrong with your home than needs to be repaired. There will be items that you cannot and should not ignore. If your home needs a new roof, or a new heating/air conditioning system these should be addressed up front. There may also be a list of honey-do items that will not diminish the home’s value, and may cost you more money or time than the money they would yield for you at the sale. Make sure you discuss these items with your agent as well. Your Realtor may have other suggestions but these are a good place to start. Property tax bills are out! Consider Senior Tax Deferral, Discount and Worker Program • • • • •

Property tax bills just came out and are in every property owner’s mailbox, putting property taxes at the top of mind! As a reminder, property taxes may be paid BY DUANE in one single DUGGAN payment by April Realtor and Author 30 or in two RE/MAX of Boulder equal payments. If made in two payments, the first half-payment is due by the last day of February. The second halfpayment is due by June 15th. If you have a loan and the lender is escrowing for taxes, the lender will be paying your taxes. If not, be sure to pay attention to the due dates. Property values have risen substantially in Boulder County creating upward pressure on property taxes. This burden is especially noticed by seniors on fixed incomes trying to stay in their home. Did you know there are three different opportunities in Colorado and Boulder County, available for seniors to ease the burden of the payment of property taxes on real estate? 1. Senior Tax Deferral Program First, is the Property Tax Deferral Program for Seniors offered by the State of Colorado. It allows you to postpone the payment of your property taxes until you sell the property -- or even until your death -- and your estate can deal with it. Of course, there is a bit of a catch. Interest is applied and accrues on the deferred amount. In 2019, the interest rate was 3.125%. The 2020 interest rate has not yet been determined. Also, February 7-8, 2020

there are eligibility requirements, so you have to fill out an application for approval through the Boulder County Treasurer’s Office. The treasurer’s office sends the application to the State of Colorado for consideration for approval. If approved, you have the option of deferring the whole amount of your taxes, or half of the taxes. Eligibility Requirements for Application First, you need to be 65 years of age on or before January 1 of the year you are applying. Second, you can’t be receiving income from the property as in renting it out, but you can be maintaining a home office. Third, if the property is owned by a trust, you must be the trustee and beneficiary of the trust. Lastly, if you have a reverse mortgage you likely won’t be able to defer the taxes as the lender is required to subordinate to the tax referral. Timing The deadline for application delivery to the treasurer’s office is March 20, 2020. If you want to defer next year, start thinking about it in January and get your application in. Making an Application You can follow this link to start your application: bouldercounty.org/property-andland/treasurer/taxes/property-taxdeferral/application-request. To be prepared to fill out the application, have the following ready: • Your full name • If the property is held in a trust, the name of the trust • Property address

Your date of birth Phone number Name of your mortgage company (if applicable) Approximate balance on your mortgage Whether or not you have a reverse mortgage

2. Senior Homestead Property Tax Exemption The Colorado Legislature approved the senior homestead property tax exemption in 2000 as a Colorado constitutional amendment. The legislature makes a determination each year to see if the budget allows for such an exemption for seniors. Since 2000, there have only been two years that it was not allowed. The exemption does not happen automatically for each senior. A senior, first of all, needs to know about the program, and then must apply for it through the Assessor’s Office website. The requirements to be eligible to apply are quite simple: 1. The Senior must be 65 by January 1 of the year of the application. 2. The only other requirement is that the Senior needs to have lived in and owned the home for 10 continuous years before applying. The deadline to apply is July 15th of each year. The exemption goes into effect for the tax year that you are applying for. The discount will first appear in the tax bill that is sent in January of each year. For those who qualify, 50% of the first $200,000 in actual value of their primary residence is exempted for a maximum exemption of $100,000 in actual value. The exemption remains in effect until the property is moved into a trust, LLC, or other legal entity; death of a spouse; or the home is destroyed by a natural disaster. In the event of deeding the property into a trust, the trustee can reapply. The surviving spouse can also reapply in the event of the death of a spouse. Senior Homestead Property Tax Prorations When Selling Since the senior homestead property tax exemption is a discount only for seniors, there

can be confusion when seniors sell their home. Often the property tax amount shown in the Multiple Listing Service (MLS) is the discounted rate. Care should be taken to make sure the buyer knows what the taxes will be when the senior tax exemption no longer applies. For the closing, taxes are prorated on the lower “senior” amount and the buyer gets the benefit of the lower tax rate until the end of the year that was prorated. At the start of the next year, taxes resume to the nondiscounted amount. 3. Senior Tax Worker Program As a senior, in this case, 60 years of age or over, you can work off some of your property taxes through Boulder County’s Senior Tax Worker Program. The senior must own the property in Boulder County and live at the location where the taxes are due. The senior is paid $12 per hour and can earn up to the amount of the county portion of the tax bill not to exceed $1,000. The “salary” is paid by the County Commissioner’s Office and by the hiring department within the county. The senior will receive a paycheck, subject to regular withholding. The senior is still responsible for paying their property taxes, on their own, by the due date. The application for the Senior Tax Worker Program is available on the Boulder County Assessor’s Office website. The deadline to apply is June 15th of each year. There you have it! Three different programs that can help offset your taxes. While regular upkeep can increase your carpet’s lifespan, most manufacturers estimate you’ll need a full replacement after about 10 years. And the signs you need to start shopping around aren’t always obvious. Here are a few ways you can tell your carpet is reaching the end. Stains won’t come out Whether it’s from spilled wine or a new puppy, there are some stubborn stains that even professional cleaning can’t get

rid of. If they’re minor, you can typically hide them with area rugs or furniture. But if the damage is permanent and unsightly, it’s probably time to look for new carpeting. Homeowners typically pay between $760 and $2,540 to replace a carpet, according to the Angie’s List Pricing Guide. Per square foot, carpet materials usually cost an average of $2 to $7, though price can fluctuate depending on quality. Foul odors won’t go away If you notice that deep cleans just aren’t banishing the bad smells, that likely means the issue isn’t in your carpet alone _ it could be in the padding or floor beneath

the carpet. How you handle the problem depends on the type of smell. If your pet is the root cause of the issue, you’ll likely need a full replacement. If you notice a musty smell, that could mean you have a water or mold problem. In that case, carpet replacement may be necessary after a mold remediation specialist takes a look at things. There’s visible damage Carpet damage can range from smaller issues, like a burn mark or two, to extensive problems like the mold damage mentioned above. If there’s just a small area where the carpet is frayed, it’s possible for a flooring pro to help you patch

If you see ripples or wrinkles, it is possible to have your carpet re-stretched. This is a more expensive repair, so discuss with a carpet pro whether or not it makes sense to fix the issue or get a complete replacement. a focus for many brands in expanding into more rooms of the home, especially in kitchens and bathrooms. Some smart bathrooms had features in which one can preprogram their morning routine to include lighting preferences and even a shower that automatically turns on to a certain temperature.

Last month, Las Vegas hosted roughly 100,000 attendees for Design and Construction Week. The event, which included more than 1,400 exhibitors spanning more than 600,000 square feet of event space at the Las Vegas Convention Center, serves as the official kickoff to what’s new in the building and construction industry for many brands. While mostly geared toward builders, designers, architects and other trade professionals, it serves as a window into new innovations relating to the industry. Here are a few of this year’s trends. Energy efficiency Energy efficiency dominated new rollouts for many building suppliers, especially with HVAC, insulation and hot waters systems. Nearly every manufacturer in this category touted a new product that offers a more environmentally friendly approach. This ranged from tankless hot water systems

Durable and nonporous, porcelain for both indoor and outdoor flooring needs remained with many companies introducing porcelain as a modern kitchen countertop solution. It's easy to let wood pieces be overshadowed by the showiness of textile furniture, but no more! It's high time we give our faithful wood pieces the shine they deserve for offering our rooms elegance, charm and sophistication. One of the reasons we may take wood furniture for granted is because it has been around for so long. Wood furniture has been a status maker since its earliest days, showcasing the engineering and craftsmanship skills of each era. In fact, early civilization went from stone beds to the first wood raised bed frame in ancient Egypt, soon to be followed by the world's first wooden throne. It is fascinating to look back at the original styles and see how they have been transformed into the intricate

spindle bedframes and colorful bamboo chairs we see today. A common misconception is upholstery furniture is the only customizable option, but limitless finishes, grains and detailing for wood furniture can fit any style and home. While I adore traditional wood colors, it is fun to think outside of the typical stain palette. Lacquered woods are not only durable, but the finish gives even the most traditional frames a modern touch, perfect for lovers of new traditional style. If a room needs more texture or a natural element, then I automatically think of wicker.
