With more young renters than buyers, apartment boom continues By Steve Brown The Dallas Morning News With more younger Americans renting than buying homes, apartment builders expect their current construction wave to continue. Last year, builders started more than 381,000 multifamily homes across the country. And construction of apartments is expected to increase in both 2020 and 2021, according to the National Association of Home Builders. “2019 may have been best year of apartment construction,” Robert Dietz, chief economist with the builders association, said at this week’s industry meeting in Las Vegas. “Our forecast is that

apartment construction should continue to remain in the 380,000 to 400,000 annual range.” Builders are rushing to add apartments in markets across the country to meet demand from young residents. Before the Great Recession, more than 75% of newly formed U.S. households were buying homes. Now, more than 75% of new, younger households are renting, said Danushka NanayakkaraSkillington, an analyst with the homebuilders association. “Student loans and auto loans continue to increase,” Nanayakkara-Skillington said. “These two types of loans crowd out home purchases for the younger households.”

Nationwide homeownership rates have never recovered to where they were before the recession, when more than 69% of Americans owned a home. “We don’t anticipate the homeownership rate to go up to the 69% or 70% level,” Nanayakkara-Skillington said. “We think the new equilibrium is around 64% or 65%.” DAILY CAMERA / TIMES-CALL

Many potential buyers are interested in a 30-year mortgage, as this loan product allows for maximum flexibility. Your monthly payments will be lower than that of a 15-year mortgage and you’ll enjoy the stability of a fixed interest rate. Additional inspections After signing a contract to purchase a home one of the first and most important steps that happens is the home inspection. BY RICK Depending JACQUEMARD on the size of Flatirons Home the home a Inspections standard home inspection will cost between $300 and $700. There may also be other things to consider that could be specific to your home and could be an additional expense. Your inspector and/or real estate professional can make suggestions as to which might be useful in your case. These additional inspections include but are not limited to: Radon testing is performed on most homes that have contact with the ground, be it a basement, crawl space or slab on ground. The test equipment will have to be in place for a least 48 hours.

In most cases your home inspector can do the test. Radon is a radioactive, colorless, odorless, tasteless gas and is the second leading cause of lung cancer after cigarette smoking. A sewer line scope to determine if the main sewer line is damaged or obstructed. These scopes can usually be done at the same time as the general inspection but buy a separate contractor. A sewer scope is a video inspection of the sewer line leading from the house at or near the foundation and connecting to the publicly owned sewer line or septic tank. Heating and air-conditioning systems and roofs are typically covered in a general home inspection. However, if your inspector suspects there are problems or if the systems are older, they may suggest an evaluation by a system specific professional. If you are purchasing and older home and plan on doing renovations, you may want to have some things tested for asbestos. Homes built between

1930 and 1950 may have insulation or vinyl flooring that contains asbestos as well as those with ceiling texture done prior to 1978. In basements, you might find boiler pipes wrapped in asbestos insulation. Asbestos in a home is not hazardous if it is not disturbed. Homes built in the 1960s or early 1970s may have aluminum wiring that may need evaluation by an electrician. Although properly maintained aluminum wiring is acceptable, aluminum will generally become defective faster than copper due to qualities in the metal. The presence of lead is another test performed on older homes. If you are planning on performing renovations, repair or painting projects that disturb the paint in homes built before 1978 it is recommended to have the paint tested for lead. Some supply water pipes in homes built before the 1930s were made of lead, especially the main water supply pipe. If the home was built prior to then a water quality test would

be prudent. Surface sampling for mold may be useful to determine if an area suspected of having mold has been adequately cleaned or remediated. However, since no EPA or other federal limits have been set for mold or mold spores, sampling cannot be used to check a home’s compliance with federal mold standards A few other “add-on” items that may be considered are, photovoltaic and thermal solar systems, swimming pools, hot tubs, additional out buildings and methamphetamine lab testing. Ultimately, spending a few hundred dollars before committing to your home purchase is a small price to pay to know all of its systems are in good working order. Consult your Realtor to determine which, if any of these additional inspections would be advisable. For most people, home is the place where a day starts and ends. Instead of the home being a place of clutter and chaos, how can you truly make it an oasis? The key in essence is to create a sense of calm, which can be achieved in different ways. Here are our top 10 tips.

8. Open the windows. Natural light not only impacts moods, it helps enhance lives. 9. Add candles. Nothing signals calm and relaxation more than candles.

1. Create cozy areas. Create a relaxation area in your home specifically dedicated as a place to recharge. Greenery and green elements add a sense of nature to indoor environments.

2. Find a relaxation focal point. Even if you don’t have a fireplace for everyone to gather around, you can still rearrange your space to create a focal point that can serve as the hub of relaxation activity. This could be done as simply as creating a cozy room, or an attractive communal table.

fresh fragrance and scent. Fragrance can also help provide a sense of calm. Consider infusing calming scents into your home such as lavender, mint, juniper and sage.

Why invest in real estate? Most people consider their single-family home they live in as an investment in real estate. In fact, when they fill out a financial BY DUANE statement, it is DUGGAN even listed as an Realtor and Author asset. It’s true RE/MAX of Boulder that the home will likely go up in value over the years, and as the loan is paid off, it could represent a significant part of a person’s net worth. However, in the truest sense of the word, the personal residence is really a liability rather than an investment. Think about it: for your home, you are paying the mortgage payment, taxes, utilities, maintenance, etc. It all adds up to a pretty good amount of money being expended each month with no money coming into the equation from the property. It really is a liability. Now think of a single-family rental property. If you have an amortizing mortgage on it and the rent pays the mortgage and expenses, each month you build equity via principal reduction. Eventually rents go up and the property becomes free and clear. It produces cash flow that you can use for buying groceries or daily purchases, for example. Potential for appreciation Residential real estate has proven to be a good investment over the years. Over the long term, values have continued to rise in Boulder County. However, there certainly have been times when market conditions have slowed sales and prices dipped. An old saying says, “Buy real estate and wait.” In Boulder County, if you bought in the 1980s, you would have bought and waited. In the 1990s, appreciation was much stronger, and a profit could be made after only waiting a short time. Then the new century arrived. Even with the Great Recession of 2007 to 2012, Boulder real estate stayed strong. As an example, here is a graph below of how prices in Baseline Subdivision have changed since the turn of the century. I like using Baseline Subdivision as an example because almost all the houses started out January 31 - February 1, 2020

I remember buyers telling me there was no possibility they could ever break $30,000 so they refused to invest. There is never a guarantee of what the future will hold, but the history has been strong. Job growth drives appreciation The primary reason appreciation occurs is job growth. If job growth is occurring, new families move and need a place to live. When job growth stops, the real estate market will level off. Job growth is even more important than interest rate levels on the overall market. Lower interest rates will stimulate the local move-up market. If someone doesn’t have a job, it probably doesn’t matter what the

interest rate is. Debt reduction Every month when a payment is made on a mortgage, a certain amount goes towards principal reduction. If one of your goals is to own real estate free and clear with no mortgage payment, a payment schedule can be created on a 30-year loan that will pay off the loan in whatever timeframe is desired. In the case of an investment property, rent is covering the mortgage payment. Each month that goes by, the tenant is helping pay off the loan and equity builds. Leverage The concept of leverage is what is known as using “other people’s money” or OPM. When investing in real estate, it makes the most sense to get a loan for a good portion of the purchase price. To illustrate an example of leverage, let’s say you had $100,000 to invest. You then used that money to purchase one $100,000 condominium. If the real estate market were appreciating at 5% a year and you held the property for five years, the condominium would be worth $122,347 or a gain of $22,347. Now let’s say that, instead, you took that same $100,000, put $20,000 down on each of five $100,000 condominiums. You now own $500,000 worth of real estate. If the market appreciates at the same 5% per year for five years, your real estate would be worth

Tax break Everyone should consult a tax advisor on how ownership of real estate will affect them personally. The 1986 Tax Reform took away many of the major benefits of owning real estate and made real estate “pay for itself.” Today, there is no “doubling declining depreciation”. We still have depreciation, but it is subject to income limits and other rules. Depending on how someone fits in with the IRS rules, they could potentially get a tax break for a property’s depreciation. Depreciation is a tax concept whereby you get a write off, but don’t have to spend the actual dollars to get it. For example, on a $100,000 purchase, an accountant may choose to declare 80% of the value as depreciable. You can’t declare the whole value as depreciable because some of the value is attributed to land and land doesn’t “depreciate.” Therefore, in this example, $80,000 would be depreciable. Under the current IRS rules, you can take the $80,000 and divide it by 27.5 years for an annual depreciation deduction of about $2,900. In addition to depreciation, real estate taxes and other expenses of the property can offset rental income. The bottom line is that real estate, in the early years of ownership, will show a loss, which results in a tax deduction and tax savings. There are limits as to the amounts that can be deducted due to real estate losses. Depreciation can also be “recaptured” at time of sale, which means that there is a higher taxable gain. You need to consult a tax advisor to determine how all the IRS rules will affect you personally. Cash flow In the early years of ownership, especially in Boulder, it is difficult to achieve immediate positive cash flow. If the cash flow is about break-even on a month-to-month basis, after taxes and appreciation factors are considered, the overall cash flow is positive. After owning the property for several years, rents should go up while the mortgage payment on a fixed rate mortgage stays the same (except for increases in taxes and insurance), and the monthly cash flow increases.

Liquidity-conversion to cash Real estate is not a “liquid” investment compared to many other investments available. If someone needed to sell a property to generate cash, market conditions will dictate how marketable a particular property will be. Generally speaking, individual housing units, whether single family or condo, have been readily saleable in our marketplace. However, one does not need to sell a property in order to generate cash. If you have owned the property for a while and its equity has increased, you can refinance your loan to pull cash out. With refinancing,

you don’t have to pay any selling expenses or pay any tax on the cash pulled out. The money can be used for daily expenses, other investments, or for the down payment on another rental property. Single family home for appreciation In Boulder, rents compared with value don’t create much cash flow. So why do people still buy them as investments? They hope that the appreciation rate will cause the value of their house to increase so much that the monthly cash flow may not be important to a particular investor. In Boulder, that has proven to be the case over time. Multi-units for cash flow Typically, a single-family residence will have a higher gross rent multiplier. The gross rent multiplier is simply the annual gross rent compared to the purchase price. The lower the gross rent multiplier, the greater the return for the dollar invested. The greater the number of units in a building, the lower the gross rent multiplier typically is. When

trading a single-family for multiunits you usually won’t see much change when moving up to a fourunit. The best increase in cash flow comes when making the jump to 20-plus units in one location. Real estate has proven to be one of the best wealth building investment opportunities. Most people just don’t make the first step to get started. Consult with your Realtor, tax advisor, mort gage lender, and attorney to work out a plan that’s right for you. Choose Valentine's Day decor with love By Katie Laughridge Tribune News Service Valentine’s Day is approaching and as a lover of seasonal decor I am thrilled that the shop has pops of my favorite red and white goodies. They remind me of all the fun I had during our classroom Valentine’s Day parties as a kid, like decorating valentine boxes and handing out cute cards to my fellow classmates (or maybe it was all the sweets I got to take home after). It can be easy to veer into cheesy decor territory with something as whimsical and lighthearted as Valentine’s Day, but with the proper approach I find it to be a fun and festive time of year that is perfect to cheer up your home after the bulk of winter holiday decorations have been put away. If I could only choose one thing to have out during this holiday, it would be a vase full of tulips. I adore having stems out around the house to add a pop of color and freshness, especially when the weather is dreary. The vibrant reds and soft blush hues instantly
