Boulder County rental rates remain stable for second straight year By John Spina Longmont Times-Call (TNS) LONGMONT (Jan. 9) – For the second year in a row, rents throughout Boulder County remained relatively stable in 2019, suggesting the area’s housing supply has finally begun to catch up to demand. “With so many apartment starts coming to market in the last couple year years, and especially last year, it gives renters more options than they’ve ever had before,” said Sam Radbil, a senior content and communications manager for Abodo, a national real estate research firm. “If you look at any major skyline, things are going up at a very high rate and we think there will continue to be continued growth. Things are in a good place right now and the sentiment of good economy fuels development.” As a result of the building boom, according to Abodo the average monthly rent increased less than half a percent in Boulder and Louisville and decreased slightly in Broomfield and Erie. The only rental markets that saw any sort of rent increases were Longmont and Lafayette, which experienced rises of 3% and 0.89%, respectively. Local real estate agents said the increase in Longmont and Lafayette in large part is the result of renters chasing lower rents, especially as cities surrounding Boulder continue to develop their

downtown areas and commercial districts. “I had a couple of clients choose to rent in Longmont because of the Whole Foods,” Boulder-area Realtor Kelly Moye, said. “It sounds funny, but it’s a big draw and they can get a little bit nicer place for the same price they would pay in Boulder.” In Longmont and Lafayette, the average price of a onebedroom apartment in 2019 was roughly $1,150. In Boulder, the average one-bedroom rent was $1,823, making it the tenth most expensive rental market in the country, according to Adobo. In Broomfield, the average rent for a one-bedroom apartment was $1,639, and in Louisville and Erie, the average one-bedroom rents were $1,400. While the ever-increasing population along the Front Range continues to eat up new rental supply, the economic forecast remains strong, interest rates are low and cities along the Front Range have prioritized housing that offer some sort of a affordable option. “Ultimately we need more housing, especially affordable housing,” Erin Fosdick, a longrange planner for Longmont, said in reference to the city’s new zoning regulations enacted in 2017. “Right now people have money, have ideas and there’s a lot of growth. If that changes, things

may change correspondingly.” Through November, Longmont approved 444 permits for new residential developments, 19 of which were for multi-family buildings, resulting in 922 new dwelling units. According to the 2020 Business Economic Outlook released in December by the University of Colorado Boulder’s Leeds School of Business, while Colorado’s economy is expected to slow in 2020, with job growth throughout the state projected to fall from 1.9% in 2019 to 1.4% this year, “residential construction continues to be a strong component of Boulder County’s economy.” Todd Ulrich, president of the Boulder Area Rental Housing Association, reiterated that sentiment, but noted he does not expect flat housing markets to continue much past 2020. “Historically we’ve seen rent increases and appreciation for three to five years and then the market flat lines for about two to three years,” he said. “It’s been pretty consistent since the mid’70s. I think it has a lot to do with purchasing power and letting wages catch up.” From the first quarter of 2018 to the first quarter of 2019, Boulder County’s 7.5% increase in weekly wages was the fourth highest in the country, according to the Bureau of Labor Statistics.

Looking back on the Boulder real estate market Ten years ago, America’s real estate market, battered and bruised, was limping along after the sharp economic downturn of 2008. BY SEAN Boulder’s real MCILLWAIN estate market Mod Boulder saw only a slight dip of about five percent during the downturn, and things quickly skyrocketed afterward, with big year-over-year gains. Now, with 2020’s arrival, will the trend continue into the next decade? With my crystal ball in the shop for a tune-up, I really can’t say for sure – but I would never bet against Boulder’s real estate market. Here are some fun highlights that showcase Boulder’s real estate trends of the last decade: Onward and upward Boulder’s average annual appreciation for the 2010s was 7.7 percent. In 2014, we saw the highest gains with 16 percent, while 2018 increased by just

3.2 percent. This onward-andupward trend shows Boulder’s continued popularity and attractiveness to potential buyers. Mapleton: Boulder’s crown jewel Based on sale price, more than a third of Boulder’s top sales were in the Mapleton Hill Historic District. While new construction in Boulder leans heavily on modern design, there’s still a strong desire for the charm and allure of Mapleton’s wide streets, stately trees and gracious Victorian architecture. Where the buffalo roam Even with Boulder’s ADU (accessory dwelling unit) regulations slowly relaxing and

Boulder’s first tech wave (think NCAR and NIST), over time, Martin Acres shifted into a college rental hotbed, earning the nickname “Martian Acres”. Eventually, Martin Acres became an affordable solution for the price-conscious owner, and as more and more buyers discovered the neighborhood, “Martian Acres” took on a new meaning with prices skyrocketing into the stratosphere. It’s no secret that Boulder real estate has all the proven earmarks of a sustainable market and a strong investment. Real estate trends for 2020 Homeowners experienced a wild ride over the past decade. Ten years ago housing prices were down nationwide, then recovered and surged BY TOM ahead. KALINSKI “It has, in RE/MAX of Boulder fact, been the most consequential stretch in American real estate history, one that has fundamentally altered the landscape,” according to a new report from Realtor.com®. “Cosmopolitan coastal cities are out; affordable midsize cities are in. Baby boomers and Gen Xers are no longer the dominant forces in buying, ceding that turf to millennials,” says the report. Forces include a lack of homes for sale, which could reach historic lows next year. On the positive side, mortgage rates are expected to remain low. Here are the biggest factors expected to shape the national real estate market in 2020. Affordability The big need in real estate is homes that more people can afford, especially as millennials become America’s main home buyer. But after a long period of

such a large group entering the home buying phase, they will face much competition from roughly 71 million of their peers nationwide. Couple that with a scarcity of homes, and it’s clear millennials face a home ownership challenge.

rising prices, a growing number of buyers can no longer afford today’s homes. Prices are affecting where people choose to live. “Many people would prefer to live in San Francisco and [other] big cities, but for the right price they will make the decision to go to another city,” says Danielle Hale, chief economist at Realtor.com. Texas, Arizona and Nevada are likely to receive people priced out of California. Buyers in Northeastern markets will continue to look for more affordable homes in the Midwest or Southeast. For Colorado, this trend isn’t new. In recent years, the Denver

metro area has seen a steady influx of newcomers looking for jobs, booming economy and attractive lifestyle. These new Coloradans converged on the state from points West, Midwest and Northeast. Millennials step up to buy As the largest cohort of millennials turn 30 in 2020, they enter the life-phase when people tend to think of buying their first home. The oldest millennials will be turning 39. This trend debunks the truism that millennials don’t want to settle down. As they grow older and start families, millennials shift toward home owning instead of renting, according to Hale. With

Homeowners stay put longer In a separate trend, Gen Xers and Boomers won’t be moving on from their homes just yet. “Boomers are living longer, healthier lives and staying in their houses longer,” reports Realtor.com. Many Gen Xers are still raising kids or not ready to retire, so unlikely to move. Boulder reflects that trend. “The county is aging rapidly,” reports the annual Trends Report published by Community Foundation of Boulder County. Not only are more Boulder citizens growing older, families struggle to find affordable housing. And the inventory of homes for sale in the area tends to be low. Looking to retire? Colorado is the best state (other than the obvious) to do so, WalletHub says By Joe Rubino The Denver Post (TNS) DENVER (Jan. 14) – Colorado’s economy has been humming along for a decade, adding an estimated average of 61,700 nonfarm jobs a year between 2010-19. The state’s a darn fine place to be for those retiring from the workforce, too, according to a new analysis. Personal finance WalletHub proclaimed Colorado the secondbest state for retirees in a ranking released Monday. The Centennial Stated trailed only established golden years heaven Florida on the list. WalletHub constructed its ranking by looking at states through the lens of three major 4

determining factors: affordability, quality of life and health care. Researchers looked at 47 separate metrics to come up with composite scores for those categories, scouring data sources including the U.S. Census Bureau, U.S. Bureau of Labor Statistics, United Health Foundation and the FBI. Colorado ranked in the top third of states in all three categories. Perhaps unsurprisingly for those who have been tracking the trajectory of home prices compared to income in the Denver area over the past decade, its worst performance came on affordability, where it ranked 17th. But the state made up for in quality of life, where it ranked

11th, and health care, where it ranked fourth. Among the 47 metrics weighed, some of Colorado’s highest finishes were for having a labor market that is older Americanfriendly (15th), family and general physicians per capita (eighth), life expectancy (seventh) and access to adult volunteer activities (fifth). One major statistical category that helped Colorado’s affordability score was its “general tax friendliness.” WalletHub based its scoring for that metric on its own 2019 rankings of tax rates by state. Colorado may be the country’s highest state by mean elevation, but its effective tax rate is the ninth-lowest in the country, according to WalletHub.

For retired people, how much one pays the government each year means a lot when it comes to the bottom line. “If retirement is still a big question mark for you because of finances, consider relocating to a state that lets you keep more money in your pocket without requiring a drastic lifestyle change,” WalletHub authors wrote in the analysis released Monday. It’s worth noting Colorado came in 46th in one meaningful category in WalletHub’s research: Percentage of persons aged 65 or older. REALTOR® Code of Ethics 2020 Duties to the public The next section of the code includes five articles and 25 standards of practice. Topics covered are fair housing, competency, truth in advertising, avoiding practice of law, and participating in professional standards.

Duties to clients and customers This is the largest section of the code. There are nine articles in this section along with 36 standards of practice. This section covers topics including treating clients honestly, disclosing pertinent facts, cooperating with other Realtors, disclosing possible ownership interests, disclosing all compensation relative to the transaction, accounting of funds, and putting all contracts in writing.

Duties to other Realtors The last section contains three articles and 28 standards of practice. It covers comments about other Realtors, the respect of agency, and mediation of incidents between Realtors. The real estate industry is evolving and the code of ethics changes with it. Prior to 1989, the code was seldom modified. Since that time, and with the advent of the Internet, the code has been revised almost every year. In addition, as part of the code of ethics, a Realtor makes a commitment to take real estate classes beyond what is required to get a license. This greater education includes a study of the code of ethics and additional education to maintain competency in a chosen field of expertise. Every three years, a Realtor must take a four-hour ethics course. The foundations upon which the Realtor code of ethics is based does not greatly change over time, but ethical responses to new topics and situations do shift. The course serves as a refresher class because over a three-year time span the code of ethics evolves to adapt to current markets and technology. Realtors

need to advance and adjust to new circumstances and innovations. The code is comprised of 17 articles and those articles are divided up into three different categories. Under those 17 articles, there are a total of 87 standards of practice. These standards of practice serve as an ethical and professional guide for Realtors encountering almost any situation. The different categories that the articles are divided up into are Duties to Clients and Customers, Duties to the Public and Duties to Other Realtors.

Once you’ve obtained form 1098 from the servicer and confirm that you’ve paid at least $600 in interest for the current tax year, you can file this form with the IRS to reduce your taxable income. You’ll need to itemize this deduction with income tax form Schedule A. How do I obtain my 1098? Your tax document will become available on or before January 31 of each tax year. To ensure that your 1098 arrives in a timely manner, be sure to check with the servicer to confirm that the correct mailing address is on file. In most cases, you can print your own form free of charge by logging into your account on the servicer’s site. If you’ve made payments to more than one servicer, please be aware that the deadline is February 15 to receive forms from all servicers. Your smart-home devices could be easy to hack. Here's how to protect yourself By Marcia Heroux Pounds Sun Sentinel (TNS) So your holiday gift was a new smart-home device. It could be Amazon’s Echo, often called “Alexa,” or Google Home using “Siri,” which provide music, news updates and other information features; iRobot Roomba to clean your floors; the Ring doorbell, or a smart TV for voice-command video. Maybe you’re thrilled with your gift, or maybe you’re a bit wary, given recent reports of cyberhacking of some devices. Internet-oriented devices can make life simpler, through voiceactivated commands and remote operation, but they also can allow access to cyberhackers looking to steal your personal information. “Everything is hackable. If you can access it, others can access it,” said Yair Levy, director of the Center for E-learning Security Research at Nova Southeastern University in Davie. “Any new device you add, you add another (security) hole.” Still, billions of smart-home devices have been sold. “Some people are saying, ‘I don’t care,’” said Levy, who teaches his students about the hacking dangers of smart-home devices. But if you’re still sold on the convenience of using an Alexa or a Roomba, here are some expert recommendations for setting up and operating the device. Read the manual Don’t skip over the instruction manual for your smart-home device, which has important information that could affect you down the road. “You’re so excited to play with the new device that you go ‘yes,’ ‘yes,’ ‘yes’ while setting up the device,” observed Tim Rader, director of product development for security company ADT. The Boca Raton-based company developed the Alexa Guard app to integrate its security product with smart-home devices. “Don’t be in too much of a rush,” he said, saying that there may be options that could have an impact on privacy and security. Change the device’s password Many smart-home devices come January 17-18, 2020

with a manufacturer’s password to set them up. Don’t use the device with this password because it’s easily found online. Create a unique password for the device, and not one you’ve used for another account. Reza Azarderakhsh, associate professor of computer science at Florida Atlantic University in Boca Raton, said that while changing the password for your device is always a good idea, it shouldn’t give you a false sense of security. “It doesn’t make you secure against a serious cyberattack,” he said. So step it up by changing your password every 90 days, another expert says. Rader recommends consumers find a “scheme” that will help them remember a password, such as the words from a song you like. Then mix the words with lower and upper case letters, numbers that are not repetitive, and special characters, such as an ampersand, asterisk or dollar sign. Use two-factor authentication Better yet, more smart-home devices are adding two-factor authentication, which means you’re providing another piece of information beyond a password. Often it’s a randomly generated code. After some reports of login information being exposed on the Ring doorbell device Ring, more than 3,000 users were urged by Ring to change their passwords and use two-factor authentication. That followed reports of both

police and hackers gaining access to Ring video footage. Some lawsuits have been filed against Ring and Amazon, now Ring’s owner. Rader said ADT’s doorbell video product also uses two-factor authentication. But consumers must choose that option when setting up the product. “Pay attention and go the extra step,” he said. Consumers should know that ADT has no access to a customer’s doorbell video, Rader said. Police could only have access with a subpoena, he added. Azarderakhsh said while twofactor authentication is better that just a password, consumers have to keep using the two factors to be effective. He said a preferable way to thwart hacking is to disconnect your smart-home devices from your internet network when not in use. Rader said concerned consumers might consider unplugging their device at night, or when on vacation. Manage listening Much has been written about the Alexa device’s recording capabilities. Is Alexa listening to you? Yes, because that’s how the device works. But Alexa’s recordings and information requests can be deleted, Rader said. Here are Amazon’s instructions: go to “Manage Your Alexa Data”on the app. Then to “automatically delete recordings,” where you can select “off.” Then

choose a time period to keep your voice recordings and select “confirm.” Check other devices Rader operates his Roomba through ADT’s app, which he says provides a “higher-level” of security, but he said the robotic vacuum doesn’t have to be connected to the internet to operate. To turn off the Wi-Fi on Roomba, do a “reset” by depressing all three buttons on the vacuum cleaner – clean, spot clean and home – at once and holding them down until you hear a tone, according to owner iRobot. The smart TV you may have bought over the holidays also can connect to the internet, which allows streaming services such as Netflix. But smart TVs may have microphones that allow users to change the channel by voice and turn up the volume, and some have built-in cameras used for facial recognition to suggest programming, according to a recent FBI public service announcement. “As we bring more and more technology into our homes, we need to be aware of its capabilities, its limitations, and some basic questions people should ask relative to its presence in their lives,” said Beth Ann Steele, a public information officer for the FBI. Common issues found in older homes Whether you are buying or selling an older home, there are “oldhouse” problems you should familiarize yourself with. However, anything 30 years or older qualifies as an older home, in which some of the following problems may be an issue. Poor drainage and waterproofing: You might see signs of mold on the walls of an old home, but more often you will smell the musty gasses released by mold hidden in walls, attics and underfloor framing. Drainage around and under most older homes is insufficient by today’s standards. If a house has a musty smell, consider an inspection by a professional environmental testing company. Old windows and doors: Old

windows and doors can be a major intrusion point for water, resulting in dry rot and the mold issue described above. Flashing around older windows and doors can be insufficient or even non-existent. The glass in these windows is often single pane offering very little insulating properties. Older doors may be very thin with single pane glass windows incorporated in them. Leaking roofs: Water spots on exterior ceilings or walls can be a sign of shingle, tile or flashing issues on the roof. Inspecting the roof can reveal common problems such as unsecured flashing, cracked shingles, cupping and missing tiles. An inspection of the attic sheathing and insulation for signs of moisture, and a search for daylight under the roof boards can also reveal problems. The cost to repair or replace a roof varies greatly. If warranted, you should get an estimate from a local roofing professional. Foundation issues: Sticking windows or doors that don’t latch properly can be caused by foundation issues. Drywall cracks, especially over doors and windows can also signal a foundation or

footer problem. Your inspector should check for bulges in foundation walls or any section that does not appear plumb. If the floors are uneven to the extent that you can easily see and feel while walking the home, an inspection by a structural engineer should be considered. Code changes: Narrow hallways and ladder-like stairways are examples of old-world charm. If you’re planning to update an old home’s design, be sure to seek the advice of both an architect and a builder regarding up to date building codes. Also, an architect can tell you what can be done, while a builder should be able to estimate what that conceptual plan might cost. Environmental hazards: Asbestos, lead paint and lead pipes are often found in older homes. Buyers should be informed about the prevalence of lead in older houses and how to test for lead. That’s especially true if the buyers have young children, who are more susceptible to lead-related developmental issues. As with lead paint, asbestos is probably present in many parts of an older house. Asbestos might have been used for

renovations over the years. For example, loose attic insulation in an old house could easily contain asbestos. Flooring that looks like linoleum might contain asbestos as well. Some builders also mixed asbestos into plaster for texture on walls and ceilings. In basements, you might find boiler pipes wrapped in asbestos insulation. As with mold issues, consider an inspection by a professional environmental testing company. Repair limitations: Historic register committees may have a say in what’s allowable and what isn’t. Historic houses still have definite appeal to many home buyers. For buyers who have done their homework, structural oddities and renovations are an expected part of the process. For those buyers that have fallen in love with their first historic house, the issues and the level of authority held by historic registry’s might come as a surprise. 6 tips for getting a jump on spring cleaning By Barton Goldsmith Tribune News Service We all have things to do that we hate doing, and make us uncomfortable. That being said, a little organization can ease your anxiety and actually make you feel better. We all have mindless tasks that we need to do but tend to put off for various reasons, but the truth is we just don’t choose to make the time to do them. If you approach this as emotional cleansing as well as a physical one, it will give you the added motivation you need and benefit of helping to clear out your mind.

and blankets, shoes, and reading glasses. So many people can use these items you have grown out of or that no longer work for you. My feet grew a half size, so out with the old and in with feeling good about yourself for making the effort to be mindful and giving: it’s more work than just throwing things out but it feels right.

1. Computer cleanup. Clean out your e-mail box, update your online accounts, unsubscribe to anything you don’t read, re-set your passwords (add a password app), and delete any old files that aren’t going to be opened again. File your loose documents and make sure everything is backed up.

3. Consolidate your credit cards. These can collect. If they offered a bag of brown rice for signing up, I would get one: the Star Trek card didn’t even come with a T-shirt; just like the Harley Davidson, I liked the way it looked. Unfortunately, when a card came along that I wanted for the point perks, I was declined because I had too many cards. Lesson learned. Now I have only three, and they all have perks that we actually use.

2. Donate your old clothes

Most of us have too many. I know of several in my office alone. Some even have themes, stuff that I had as a kid, old sunglasses, things we might need in the house but really should go to the garage. Much of this stuff can be thrown out or given away. Sometimes it’s hard to figure out what needs to go where, but if you just do a little online research, you can find lots of good ideas. 5. Organize your pictures. The older you get, the more important these will become. Don’t rely on the Cloud or Facebook, but make sure you have a separate backup for photos. When your computer or phone crashes, gets stolen or lost, you will thank yourself for doing this. Special backup drives and apps are available. 6. Clean your desk. Where I once thought that a messy desk was a sign of creativity if

not genius, I now appreciate being able to find things without digging through a bunch of papers. It also helps you keep better track of important things like bills from your health insurance (which I found on a messy desk while searching for a misplaced credit card). Most of us need some motivation and even a little assistance in this area. I once cleaned out a home-office desk for an old friend, and she did the same for me, and it was a great exchange. Organization will give you more peace of mind and ultimately save your most valuable asset: time. But there’s more to doing laundry than separating colors and fluffing the load you forgot about in the dryer. These are a few ways to do the wash effectively without turning the chore into a complete drag. Generally speaking, cold water is less likely to cause colors to bleed or fade, and your clothing without care instructions can likely be washed with no problem on cold settings. Other apparel might require warm or high heat. Take a look at care instructions to be sure, and remember you might have to tweak instructions based on
