Three Colorado cities named top boomtowns Longmont is the No. 1 “boomtown” in the nation, bolstered by strong population, housing and job growth, according to a BY TOM study of 500 KALINSKI U.S. cities by RE/MAX of Boulder SmartAsset.com. Longmont led the pack of three Colorado cities in the study’s top 10. Greeley and Denver, ranked Nos. 5 and 7 respectively, round out the list. Longmont ranks in the top 25 percent for all of the metrics considered. Framed by the towering Long’s Peak, the city’s economy is robust, resulting in the ninth-highest yearly gross domestic product (GDP) growth from 2013 through 2017, at more than five percent. With a flourishing local job market in high tech and healthcare, Longmont’s unemployment rate is a low 2.6 percent and the five-year housing

growth rate clocks in at 18 percent. Just as Colorado has seen surging growth over recent years, so has fifth-ranked Greeley. Greeley’s population grew nearly nine percent from 2014 through 2018, more than double the average population change of cities studied. Greeley tied
with Longmont for the lowest unemployment rate of 2.6 percent and annual GDP grew more than five percent, according to study data. Seventh-ranked Denver has an unemployment rate of 2.7 percent. Population increased almost eight percent and number of housing units increased almost 11 percent from 2014 through 2018. SmartAsset analyzed metrics including population change, unemployment rate, GDP growth rate, one-year change in unemployment rate, and the five-year growth in establishment, housing and household income. Boomtowns were ranked among 500 of the largest American cities. In a separate study, Boulder was named a boomtown for its rising wages. Researchers at personal finance website GoBankingRates.com rank Boulder No. 3 among metros analyzed for key factors including personal income, population and GDP. The city realized a $13,278 five-year rise in wages or 4.3 percent, making it No. 3 among the 347 metros with populations of 500,000 or less.

Should I buy my first home with a friend? In many markets it is difficult to buy your first home. In Boulder County, that is certainly the case. Average home prices in the city BY DUANE of Boulder DUGGAN are hovering Realtor and Author around RE/MAX of Boulder $1 million, a pretty steep price for getting started as a homeowner. Since home prices have made homeownership prohibitive for many across the county, first-time home buyers are turning to an alternative path to homeownership: purchasing a property with a friend. This could be an alternative that works, but it isn’t the same as buying a home like a married couple or with family members, so there are several things to consider. The first step is picking the person you’d like to own a home with. In my 40 years of being a Realtor® and selling homes to combinations of friends, I’ve found that a crucial factor in this decision is choosing a friend of similar age who has similar goals for the property. A 25-year-old and a 50-year-old would likely have quite different goals. Two 25-year-olds might find it much easier to establish a partnership because they are more likely to have the same vision and goal for the property. For instance, what happens when one of the partners is ready to get married and move on? Do you sell the property, or keep it as an investment? What happens if one of the partners dies? As you can see, you need to agree upon all of this in advance of your purchase. The best way to solve and discuss the issues above, and more, is to visit with an attorney. Most likely, the attorney can draft a Limited Liability Company (LLC) agreement or another form of ownership that the attorney might suggest. The LLC can lay out the ground rules for how the purchase and operations of the property will be arranged. For example, here are a few things you want to decide in advance of looking for a home: 1. Will the down payment be 4

split equally? If not will the percentage of ownership be different than 50/50? 2. What name will the mortgage be in? One individual, both individuals, or an LLC? Most 1- to 4-unit lenders will not lend to an LLC. 3. How will the title be held? Joint tenants or tenants in common? 4. How will decisions be made for repairs, improvements and replacements? 5. How will utilities, maintenance, HOA and insurance costs be handled? 6. What is the process if a partner needs to exit the partnership? 7. What happens if one of the partners dies? 8. If both partners are ready to move on, do you keep the property as an investment or sell it?
9. Are additional roommates allowed to live on the property to collect rent to help pay for the mortgage? 10. What about pets? The list could go on and on so it is important to discuss any potential disagreements and have them in writing so there are no hard feelings later on. Once you decide on a friend and business partner, and it looks like you can agree on the items above, the whole process is similar to any other home purchase. The next step is to find a mortgage lender and see what you, your friend and maybe even a third friend could collectively qualify for in terms of a mortgage. Once you know how much you can qualify for, you can pick a price range of homes to look at. From my personal experience in selling homes to two singles, the ideal floor plan has been a townhome with two bedrooms for each person and two bathrooms, one on an upper level and another bath for guests. Obviously, everyone is different, but it is nice for each individual to have their
own space. Kitchens, living rooms and patios are easier to share than bedroom and bathroom space. Buying a home with a friend or friends is like going into business and making big decisions together, but if you can agree on a vision for the home purchase and can come to a written agreement for how will work, it can be the perfect solution to get started owning real estate. It's hard to keep up with landscaping. Can I go with a more wild look? By Gary M. Singer, Sun Sentinel Q: It is getting harder for me to cut the lawn and maintain my landscaping. I am thinking of going with more a “wild” look. Is there a reason that I should not? – Alex A: There are several reasons why you cannot let your landscaping run wild that vary depending on where you live. The first and perhaps the most essential reason is out of respect for your neighbors. Most people want to live in a nice neighborhood where all the properties are aesthetically pleasing. An unkempt property can bring down property values for your area and become an eyesore that hurts your neighbors’ enjoyment of their own property. Unkempt landscaping can draw pests, which can spread to nearby properties. Many people live in homes governed by a community association. When you purchased
your home in a planned development, you agreed to follow specific guidelines for the appearance of your house and the property. Not following them can lead to fines and other issues. Even if you do not live in a planned community, your municipality will have ordinances governing the use and maintenance of your property. For example, you may need to keep your grass cut below a certain height and your hedges trimmed. Some places even require that you obtain a permit
before cutting down a tree in your yard. Your city can issue fines of hundreds of dollars a day for breaking these rules. Before making any decisions about changing the way you keep your land, you should review your community and city rules to make sure that you stay in compliance. You do have some options, although it will require some up front investment. Some areas allow you to keep your property in a more natural state as long as you follow certain guidelines. Your

property must stay within the standards, but this will involve less maintenance. Another option involves changing out your current landscaping for more manageable plants. Certain species of grass, bushes, and trees do not need to be trimmed very often, which can make it easier to keep your property looking good. Gary M. Christmas is over, time for a tulip planting party By Norman Winter Tribune News Service Now that Christmas is over, it’s time to put our thoughts on tulips. At least this is when many in the South do it. Friends and relatives in the North hopefully got theirs in sometime in October before the ground froze. The Garden Guy will freely admit that a mass of tulips in bloom is about as beautiful a sight as there is in the world of gardening. Even if we in zones 7 through 9 have to think of the tulip as an annual there is nothing that says spring like a tulip. Last spring Callaway Resort & Gardens in Georgia had tulip displays that kept me busy with the camera. It seemed every color I love was there exhibited in massed tulip displays. To me that was a lesson all lovers of tulips should notice. Mass planting is the way to mesmerize all who look at our landscape. A handful will simply not get the job done. My son James the color design guru with a large firm in Columbus, Ga., buys and plants

cool season flowers like tulips. You will want to do the same. The dazzling display at Callaway Gardens took thoughtful planning as the tulip partners were various pansies and violas. One of the most striking displays however had red tulips ever so picturesquely with Kaleidoscope abelias showing out in gold variegation. There is always a tendency to line up tulips like toy soldiers in formal straight lines. This can certainly work and is ever so dramatic in large beds. Never underestimate the power of informal drifts like Callaway’s displays. This can actually make a small tulip display seem larger. A lot of gardeners are familiar in working with color schemes when it comes to other flowers but it is just as easy and just as showy to accomplish these goals within tulips themselves and of course with the companion plants. For instance, red tulips, yellow tulips and violet pansies created a perfect triadic harmony. At Callaway, they not only paired opposite colors of tulips for a complementary color scheme but worked in unique variegation patterns of blooms for a stunning look. Planting tulips has a couple more challenging aspects. The first is chilling. I am old school and my son is now the professional. I was trained to put those tulips in the refrigerator for planting in the fall or having a tulip planting Christmas party in the Lower South. My son on the other hand has a supplier guaranteeing
chilling and he has never had an issue. So, as a Dad, I am always holding my breath, so to speak, watching and waiting for his tulips as he simply grins at the old timer. The old timer’s word of caution: know your source. The second question arising is always, how deep do I plant. This question is more likely to come from those who don’t want to do the good soil preparation. Digging three inches in cement-like soil just won’t do. Work that organic in so it will be easy planting 7 to 8 inches deep. Do this and you too will have the green thumb. In the South, pansies bloom and look good all winter. As our gardens transition into spring and as pansies are peaking, emerging tulips have the ability to create what might be considered a spring crescendo like the finale to a great concerto. You still have time to do the same; you can create a spring crescendo in your garden by incorporating bulbs like tulips and daffodils into your floral display. Though the bulbs won’t be seen until spring, do like the landscape professionals at Callaway do and let them play an important role in your color scheme planning. Pre-drywall inspection Are you having a brandnew house built? If so, a pre-drywall inspection is a smart move. One of the most important stages in new construction for the home buyer is just before the installation of the drywall. At this point in construction the house is about to turn from a “not too hard to change things situation” to an “it’s going to cost you to change things situation.” Hiring an inspector for a pre-drywall inspection can help keep things in the not too hard to change category. Predrywall inspections generally cost significantly less than full home inspections and some Realtors will cover the cost of this service.
Some of the items an inspector might look at during a pre-drywall inspection include but are not limited to: Is the framing square, is the framing plumb, are drywall shims in place where necessary, are there strap ties in place where required, plumbing and electrical lines should have nail protection plates, are hurricane clips installed, HVAC joints should be taped, is insulation installed correctly. Depending on the type of construction and the location of the property there may be several others. Don’t be afraid of offending the builder, any reputable builder will have no problem in fact most welcome it. This is a great opportunity to have a trained set of eyes check for problems, miscues and mistakes before they get covered up and it’s too late. Homes are built by many different contractors, plumbers, electricians, drywall installers, framers and painters, any one of them could have had an off day. You should make sure you don’t end up paying for it later. Many people ask, “Why should we hire
an inspector if the county/city inspector has already inspected the house?” The answer is, the county/ city inspector is there to insure the house meets code, your home inspector works for you and looks at everything, not just code issues. After receiving your predrywall inspection report it is a good idea to have your real estate agent arrange a walkthrough with the builder or site superintendent so that all parties can agree on how to proceed. This is also the time to see if you can add items you may have missed during design meetings. For example, adding an electrical outlet in the floor of a living room for a reading light. Take pictures or video during your walk-through so you know what is behind the walls should you decide to change or add something in the years to come. 5 ways to make your home a cozy retreat this winter By Barbara Ballinger Chicago Tribune Winter doesn’t mean bone-chilling temperatures everywhere, but it can mean gray skies, more rain and certainly shorter days due to darkness descending early. Yet, there are many ways to counteract those blah-bah-humbug feelings and add a warm, cozy feeling and sense of conviviality indoors – what the Danes and Norwegians call hygge. Doing so might be as simple as surrounding ourselves with a room painted a dark, rich color or incorporating plush furniture to curl up on. The best news is that most of our ideas aren’t terribly expensive and can be switched again when days grow longer and warmer. Remember, every season offers its own rewards. Add warm fragrances Move past the season’s overbearing pine, cranberry and pumpkin spice candles. There are plenty of other, more sophisticated fragrances that evoke a feeling of warmth. Take Byredo’s The Burning Rose candle. It has a deep smell of rose combined with a smoky woody character. Diptyque’s Choisya candle offers another warm scent that conjures honey, tobacco leaves and a handful of spices. Paint an entire room a deep, warm, saturated hue Deep colors instantly envelop and transport us to a warm destination, and many manufacturers suggest we go darker and richer in our paint and color choices. Pair these colors for contrast with a white, off-white or cream in the trim and ceiling, or use the dark color throughout the room on all
surfaces for what may be one of next year’s big design trends. Paint manufacturer Dunn Edwards has debuted its new Dark & Stormy paint hue, a deep, intense blue that immediately evokes the coziness of bundling up for cold winter days and evenings. Nestle into a furry cocoon Natural textures are showing up not just in traditional blankets and throws but also in the upholstery that goes on couches and chairs. One increasingly popular suggestion is sheepskin, which is soft and furry to the touch and warm. Just the right fix we need to upholster favorite seating. RH has reimagined a classic midcentury French design, with the Yeti chair. House plan design trends for 2020 House plan designers with The House Plan Company share their insights on home design trends in 2020, including dual owner suites, prep pantries and reimagined flex space. EUGENE, ORE. – As the start of a new decade brings the promise of innovation in every aspect of our lives, home design trends are following suit with emerging trends that revolve around our need to be connected to technology, live sustainably and enjoy quality time with family friends in casual, open spaces. Three design companies from across the country, The House Plan Company, Design Basics and Tyree House Plans, share their insights on new and continuing house plan design trends for 2020. Prepping pantries While pantries have been around a long time, they’re emerging as a new space for food preparation away from the heart of the kitchen which, over time, has evolved into the main gathering place for casually entertaining around oversized islands. Beyond storage, the “prep pantries” feature appliances such as stovetops and dishwashers and workspace. “Having this unique space allows homeowners to store and prep food and clean dishes and glassware separately from where the entertaining is taking place, thus leaving the kitchen clean and presentable. The beauty of this design is that they can simply close a door on the mess behind it,” said Paul Foresman, vice president of business development for Design Basics in Omaha, Neb. Modern and rural Modern, open home designs are not just for urban areas. Apparently more homeowners are building modern-style homes in more remote locations, combining their modern tastes with a relaxed, “agrarian” lifestyle. “One of the most notable changes that we are seeing in housing trends is the notion of modern style construction becoming more popular for rural living,” said Dan Tyree, creative director of Tyree House Plans in Knoxville, Tenn. “It’s rugged meets high-tech, and it’s a trend we see 12

year-round and screened-in living space eliminates concerns of pesky mosquitos and affords more privacy.”

continuing strong in the coming years, not just in 2020.” Smart, connected homes Younger generations, in particular, are demanding that smart technology be incorporated into their home for both the convenience and energy-saving benefits. Being able to control all of the electronics, temperature, lights and security from one swipe on a mobile phone will eventually become the norm. Growing concerns about the environment will help drive more innovation in energy and water conservation designs throughout the home. “New technology will have an impact on how we interact with our homes as well as improve energy efficiency and live more sustainably,” said Rick McAlexander, CEO of The House Plan Company, a house plan marketing company based in Eugene, Oregon. Flex space reimagined Finally, another emerging trend is how the concept of flex space is being reimagined. In particular, designers are finding new, innovative ways to create space for a specific purpose in an area of the floor plan where you might traditionally find the mudroom. They’re breathing new life into this sometimes-overlooked space to the backyard or garage. “It seems that everyone is wanting a flexible space that they can tailor to their own purpose, whether it be a pocket office, wine room, pet spa, specialized storage or even craft areas,” said Foresman.
While these emerging trends provide new opportunities for designers, they all agree that several current trends will continue to increase in popularity into 2020, including dual owner suites, indoor-outdoor living and ever-growing kitchen islands. Dual owner suites One of the current trends that designers foresee continuing in 2020 is the concept of “dual owner suites” that appeals to different types of homeowners. Formerly known as “granny flats” this second master bedroom and bath ensemble is designed to accommodate aging parents, caregivers or adult children with private, independent living. Indoor-outdoor open living A seamless transition between indoor and outdoor living spaces will remain important to homeowners as they place a high value on being able to entertain family and friends in open living space, year-round. “Disappearing walls” that give way to the outdoor spaces, outdoor great rooms with fully equipped kitchens and multi-level decks and patios turn indoor living spaces out. “Informal entertaining and casual living have become the norm in house plans and as younger generations move into home ownership, they’re looking to continue that lifestyle,” explained McAlexander. Foresman agrees, and added, “‘Bringing the outside in’ is a big homeowner priority. Covered spaces mean you can grill outside
Oversized kitchen islands Kitchens remain the main focus of the home and serve a multitude of purposes including dining and entertaining, working, crafting and more. The space has evolved over the years into one that is spacious, open and flows naturally into living and dining areas. At the center of the kitchen, the “island” as grown in size and importance as no longer just space for food preparation, it’s the catalyst for casually entertaining family and friends every day. “Clients are asking for larger kitchen islands, as much as five feet deep, with an eating bar on at least one side of the working space for people to gather around their hosts,” explained Foresman. While the new and continuing trends bring a lot of excitement to the home design industry, there are several design trends that designers see disappearing in 2020 as homeowner needs and tastes change. Barn doors in interior spaces seemed to be a fad as they rarely get requests for them from clients, according to Foresman. Tiny homes as a primary residence is a concept that appears to be fading, says McAlexander. While the demand for smallersized homes in new construction remains strong, he notes that the average footprint is still well over 2,000 square feet. Meeting all of the living requirements in less than 600 square feet is not sustainable long-term. White exteriors will give way to more color. “While I don’t really see paint color as a design trend, I do see color coming back to exteriors based on client requests. Who knows, maybe Joanna and Chip Gaines will paint their house and start a new trend,” quipped McAlexander. Here’s a look at what you can expect to pay for house cleaning services and what’s typically included in the cost. How much do cleaning services charge? Professional house cleaners set cleaning prices in a variety of ways. They might charge by the hour, the square footage of your home, the number of rooms to clean or the number of cleaners sent out for the job. An hourly rate is the most common and ranges from $25 to $90, depending on the frequency of service, your pro’s experience level and the type of services you need.
