Light up the night: an American history of holiday lights You do it every season: scoot the holiday box from its spot on the dusty storage shelf, untangle the string of lights and plug it in, saying a silent BY SEAN prayer to Santa MCILLWAIN Claus for no Mod Boulder burned-out bulbs. With your puffy jacket on and an energizing whiff of holiday cheer in the air, you steady the ladder against the house and light up the night. Decorating your home with holiday lights is a tried-and-true American tradition – and one that’s steeped in a long, illuminating history. Holiday light displays evolved from the tradition of decorating the Christmas tree with candles. On the few days before Christmas, the candlelit tree would be displayed in the home’s window, and only lit for a few minutes at night. Hyper-aware of the extraordinary fire danger, families kept buckets of water and sand at the ready. The danger was so real that several

insurance companies lobbied for a law banning candles on Christmas trees. The holiday candle tradition continued until the early 1880s, when Edward Johnson, an associate of Thomas Edison, invented the electric Christmas tree in 1882. Sitting atop a motorized box in his New York City apartment, Johnson’s newfangled tree spun around as 80 red, white and blue lights blinked, much to the delight of his holiday guests. Inspired by the success of his Christmas creation, Johnson didn’t stop there; he followed his motorized tree with the invention of the first string of holiday lights. Made of 80 small electric bulbs, the strings of lights were soon mass-produced and department stores began hanging them in their holiday displays. Public holiday light displays in retail stores and government buildings soon became more popular. In 1895, President Grover Cleveland electrically lit the White House Christmas tree, bringing widespread national attention to the twinkly trend. At the time, only wealthy people could afford to

electrically light their tree, which was upward of $300 per season. (When adjusted for inflation, that calculates to over $9,000 in 2019!) In 1927, NOMA Electric Company became the largest holiday light distributor, eventually introducing several innovations to holiday lighting, including all-rubber cords, Bubble Lites and fused safety plugs. NOMA’s niche holiday products even survived the Great Depression; it was during this period that the popular all-blue light displays reflected the somber mood of a troubled nation. Thanks to NOMA and its competitors, holiday lights became less expensive, and by the 1940s and 1950s, holiday revelers began to purchase Christmas lights of their own, eager for their trees and homes to emulate the elaborate department store displays. In addition to greater affordability, large companies like General Electric began sponsoring community holiday decoration competitions. Often supported by the city, these brightly competitive events encouraged citywide participation, furthering the popularity of decorating with

holiday lights. Aside from only a handful of setbacks – including the 1973 energy crisis prompting a plea from President Nixon to forego the holiday lights to conserve energy – the American holiday light trend has only grown more feverish and fervent over the decades. These days, energy-efficient LED lights help reduce carbon emissions – along with your electric bill – while tech-enabled upgrades, like wifi connectivity and app controls, boost the experience and energy efficiency. The evolution of American holiday lights has made winter our most luminous season of the year; touring the brightest neighborhoods is always a fun way to spend a cold December night. Even if you’ve got just a few strings, a ladder, and that whiff of Christmas cheer, you’ll make your home more inviting for all of those who are celebrating the season. Have you done your annual real estate checkup? Just like your annual physical to keep yourself healthy, it is always a good idea to complete an annual real estate checkup for your financial BY DUANE wellbeing. DUGGAN December is Realtor and Author a great time RE/MAX of Boulder to conduct a review and make any adjustments for the year ahead. If you’re not a homeowner yet or don’t own any investment real estate, the real estate checkup can be done pretty quickly. Ask yourself, “Do I own any real estate?” The answer is no – so it’s time to start to lay the groundwork. In general, the sooner you can own real estate in your life, the more likely it will be a useful source of retirement income. Now is a good time to get started. You can meet with a Realtor® and develop a plan to make that first purchase as soon as it is feasible for you. If you already own a home or investment real estate, here are a few things you should evaluate during your annual real estate checkup: Get a market analysis from your Realtor One of the wonderful things about real estate in our area is that it has increased in value over time. Sure, it has had its ups and downs, but when I started working in real estate in 1978, Baseline Subdivision homes in the city of Boulder were selling for under $30,000. Now, it 2019, these homes start at around $600,000. As a homeowner, it is a good idea to get an updated value of your home each year and apply that information to your financial statement. You can use that information for planning and studying your financial future, relative to real estate and anything else you might invest in. Check your loan balance on your home and/or your rental properties If you have an amortized loan on your home, that means the loan December 20-21, 2019

balance goes down each month. On a 30-year loan, principal reduction is fairly slow in the first half. If you keep the property and the loan for a long time, at about year 14, the principal reduction happens pretty rapidly. It makes it fun to see how much your equity has increased each year. Mortgage insurance removal Mortgage insurance, for purposes of this discussion, will pay off your lender if you default. There is another kind of mortgage insurance that like life insurance, if you die the loan gets paid off so your loved ones don’t have the burden of a mortgage payment. Knowing your loan balance can help you determine if you can get rid of mortgage insurance. Many homes were bought with low down payments. As a result, many homeowners have private mortgage insurance as part of their payment. The combination of rising values and principal reduction could make you eligible for removing the private mortgage insurance and lowering your payment. Check with your current lender to see if the mortgage insurance can be removed or if you need to refinance to get rid of it. You may not be able to do it now, but you can make a plan for how soon you could get it removed. Check your interest rate Over time, we tend to forget what the interest rate is on our home mortgages. Interest rates currently remain at historical lows, so now might be a good time to refinance into a lower payment. Remember, if you have a five-year-old, 30-year amortized loan, for example, if you refinance, you start over on a new 30-year schedule. Refinancing at a lower interest rate and starting over on a new 30-year amortization, could substantially lower your payment. If you are able to eliminate mortgage insurance as well, you might really like your new payment. Decide on your loan term, if you refinance If starting over on a 30-year loan doesn’t excite you, it is possible to refinance into a 15-year loan. If your goal is rapid principal

reduction this is one way to do it. The payment will be higher, however, possibly making it tougher to meet the qualifying requirements. Some lenders will allow you to recast your loan at a new interest rate and over a term you would like. In other words, if you are 10 years into a 30-year loan, a lender might be able to make a new loan at today’s rates, but on a 20-year amortization. You might have the benefit of a lower payment if the interest rate is lower than your current rate, and not add 10 years to the loan.

If your family size has increased, you might need a larger home. It could be possible to purchase a larger home and build your real estate portfolio at the same time. You can check into refinancing your old home, rent it, pull cash out for your down payment, and then buy your next personal residence. If you are happy where you are, it might be possible to refinance and pull cash out to buy a rental property. By meeting with your mortgage lender, you can determine if you can qualify, or formulate a plan to be able to qualify in the future.

Check into a home warranty It has been common for an independent home warranty policy to be part of a real estate transaction. These policies cover many working parts of the house, such as the furnace, air conditioners, water heaters, etc. Some of these companies provide coverage for a home you are already living in and own. For instance, if a failure of a water heater or furnace at the same time might create financial hardship, it is a good idea to look into the premiums, coverage, and deductibles on such a policy. In late winter, change up your garden by starting your own seeds. You’ll expand your varieties beyond the choices everyone is offered and have a garden custom fitted to your taste or pleasure.

GFCI Requirements The inspection done yesterday on a Boulder condominium reminded me that one of the most common issues found during a home inspection is BY RICK missing GFCI JACQUEMARD receptacles or Flatirons Home circuits. This Inspections particular unit had some missing GFCI’s and some non-functioning GFCI’s. GFCI units are electrical outlets equipped with a ground fault sensor and a circuit breaker which senses a ground fault and is programmed to turn off the electric power to the electrical receptacle when danger is sensed. They should be found in all areas where a water source is present such as those located in kitchens, wet bars, bathrooms and garages, as well as in unfinished basements, basement crawl spaces, laundry room, mud rooms and on the exterior of a home. Receptacles for disposals and dishwashers have

been more recently added to the list. There are a few exceptions to these GFCI requirements. GFCI protection is not required for receptacles that are not readily accessible or are located on a dedicated branch circuit and identified for a specific cord-andplug-connected appliance, such as a sump pump, a refrigerator/ freezer or a ceiling mounted garage door opener. On the

exterior GFCI protection is not required for fixed electric snow melting or de-icing equipment receptacles that are not readily accessible and are supplied by a dedicated branch circuit. GFCI units are easy to identify, they are equipped with test and reset buttons. When the test button is depressed, electric power to the receptacle is turned off; depressing the reset button restores electric power to the receptacle. It is good practice to test your GFCI units on a monthly basis to be sure that they are functioning properly. GFCI units that have not been tested on a scheduled basis may not reset after being tested and therefore, need to be replaced. Replacing or installing new GFCI receptacles in not a difficult or expensive process. Some GFCI units may be located in the electric service panel; these units serve the same function as units located in the receptacles and should be similarly tested. One of these GFCI units in the service panel may serve all bathroom receptacles or other common locations. If, for instance,

a bathroom has a non-GFCI receptacle, your inspector should be able to tell you if it is on a GFCI circuit. Multiple receptacles may also be protected by a single GFCI receptacle. If, for instance a kitchen GFCI receptacle is the first in line from the main breaker box, any receptacles down line are also protected. This would also be true for multiple bathroom or exterior receptacles. There is an easy way to determine if other receptacles are protected by another GFCI: push the test button on the GFCI; any other receptacles that lose power when this is done are also protected. A final thought on GFCI’s for the holiday season. Be sure that all exterior electrical decorations are protected by a GFCI. If you have exterior outlets that are not GFCI and you’re not comfortable changing out your outlet, consider using a portable outdoor GFCIs.
