It’s Thanksgiving week – a perfect time to reflect on how blessed we are here in Boulder by the thriving economy, strong real estate market, and everything that BY DUANE Boulder has to DUGGAN offer. Uniquely Realtor and Author located at the RE/MAX of Boulder foot of the majestic Flatirons, we enjoy one of the most stunning backdrops of any city in the country. Here’s what we’re grateful for: Strong employment Since May of 2014 the unemployment rate has ranged between two and four percent. A strong employment base is the main ingredient for a strong real estate market. Jobs attract people, and then people need a place to live. In addition, a key employer, the University of Colorado, has been around for over 100 years. Stable real estate market Over my 40-year career selling homes in Boulder Valley, we have certainly experienced cycles in the market. Yet our peaks have always exceeded our valleys, creating robust growth in home values over those four decades. The only downside to our market is that it makes it challenging for first-time buyers to find homes to buy here. Low interest rates We have enjoyed historically low interest rates for home buyers. Low interest rates help fuel the real estate market. The Boulder real estate market was certainly slower in the ’80s when interest rates hit

16 percent, but it remained resilient as alternative forms of financing carried us through. Water Snow falling in the mountains to the west of Boulder provides us with one of the freshest water supplies in the country. Every time I take a drink of water in Boulder, I’m profoundly thankful! Open space Our city’s green spaces and mountain parks were preserved by visionary city leaders of the past. More recently, Boulder residents voted to tax themselves to purchase open space for the benefit of all and preserve our splendid natural surroundings. Access to recreation It has been said the only thing Boulder is missing is an ocean. While that’s true, we can delight in skiing 20 miles to the west, water skiing at Boulder Reservoir, mountain biking and road biking right on our doorsteps in glorious mountain parks. The city has one of the most extensive recreational trail and bike path systems in the country. And don’t forget kayaking and tubing down Boulder Creek! We truly live in a wonderland for outdoor recreation! Chautauqua I think of all the concerts, meals, and the hikes that have taken place at Chautauqua. A Boulder tradition since 1898, Chautauqua offers timeless entertainment, relaxation, and breathtaking mountain and city views. Flagstaff Mountain There is nothing like a drive or bike ride up Flagstaff mountain

to bring peace to your soul. Top it off with dinner at the Flagstaff House where you can delight in picturesque sunsets, city lights, and moon rise. How to purge and repurpose items before holiday overload hits By Cathy Hobbs Tribune News Service

you are saving but doesn't fit into your current home? If so, donate them.

The holiday season is officially upon us. From gifts and gadgets to holiday decor, a lot of items will fill the home. Some will be treasured, others admired, and some will need to be removed and/ or purged. But what about items that could be repurposed and reused? Now is an ideal time to start thinking of ways to give new life or renewed purpose to some household items. Don't know where to start? Here are some tips to help set you on the right path.

4. Take an inventory in your home and decide what is a necessity and what isn't. An item that once brought you joy and is now in a box may be best suited for a new home. 5. Edit and then edit again. Take an inventory of what you are truly using or plan to use and remove the excess. How to repurpose 1. Shop your house. Instead of tossing an item, look for where it may be able to reused within your home.

What to purge 1. Ask yourself if something will continue to be of use and value. If the answer is no, remove it. 2. Is the item broken or in need of repair? If the item can't be fixed or won't have the same appeal once repaired, toss it. 3. Do you have decor items from a previous home that

Boulder brainiest city in U.S. for three years running Brain power rules supreme as Boulder ranks No. 1 nationwide on the 2019 Bloomberg Brain Concentration Index for BY TOM the third KALINSKI consecutive year. RE/MAX of Boulder On the inaugural Bloomberg index, Boulder headed the list of all U.S. cities with populations greater than 90,000. The Bloomberg Brain Concentration Index tracks business formation as well as employment and education in the sciences, technology, engineering and mathematics, or STEM. A second Colorado college town, Fort Collins, landed in the No. 12 position for 2019. Bloomberg’s data shows Fort Collins’ workforce is made up of 4.6 percent STEM job holders, 13.4 percent science and engineering degree holders, and 12.8 percent advanced degree holders. Though California’s Bay Area has long been a magnet for technology professionals and tech hub for companies like Apple, Facebook and Google parent Alphabet, data suggests a trend is afoot. Regional college towns have continued to rise in the annual brain power index since its debut in 2016. Today, Boulder leads a growing pack of thriving smaller hubs that continue to make gains in attracting STEM workers. Often the home of a major university,

these metros are coming on strong, catching up to Silicon Valley hot spots San Jose and San Francisco and the epicenter of federal funding, Washington D.C. College towns making big gains this year include No. 3 ranked Ann Arbor Michigan, home to the University of Michigan; No. 6 ranked Ithaca, New York, site of Cornell University, and No. 19 ranked Lawrence, Kansas, featuring the University of Kansas. Maximizing rental property returns Denver Realtor Cory Schwab, of New Era Realty, lists the top three tips on how to boost returns on investment properties. Buying an investment property can be an expensive and challenging process. For those considering taking the plunge and entering the rental business, Schwab, who has over 13 years of experience in the real estate industry, shares the following three tips on maximizing return 4

on investment (ROI): No. 1: Do your research and work with an experienced agent. “I like to make sure my clients have a return on investment immediately, not buying a property and hoping for appreciation in rent or value,” noted Schwab. How can I prevent a fire during the holidays? By Diana Crandall Angie’s List Twinkling lights, a crackling fireplace, home-cooked meals with your favorite family and friends – there’s a lot to love about Thanksgiving and the holiday season. There are also precautions to take and necessary maintenance needed to keep you and your home safe, whether you’re playing host or spending some time away. Careful cooking The kitchen is the heart of the house. It’s also where home fires are most likely to start, according to the American Red Cross. There are a few ways you can reduce the risk: Unplug appliances when you aren’t using them and don’t ever put metal in the microwave. Exercise caution when using a deep fryer, and keep a fire extinguisher on hand at all times in case of an emergency. Peanut butter for the holidays, a most rewarding gift By Norman Winter Tribune News Service Peanut butter for the holidays may elicit a ‘that’s for the birds’ response, and, you would be right. But who doesn’t like peanut butter cups and peanut butter swirled ice cream? Peanut butter, however, is a special treat for the birds, and if you like birds coming to your sunflower or thistle seed feeders, you will be in birdwatching ecstasy with peanut butter. Honestly, it is far more of a rewarding spectacle than just for the holidays. At the National Butterfly Center in Mission, Texas we had volunteers that kept the feeders going almost year-round, skipping only a few weeks thereby reducing the invitation to those birds considered a threat to nesting birds. The time spent at the National Butterfly Center made me wonder if I could duplicate the setup at the Columbus Botanical Garden in Georgia. The answer was yes, it worked like a charm, and you, too, can find success. You’ll find many more bird species feeding at peanut

butter logs than you might expect. Both birding areas featured a three-to four-foot-tall thicket of pruned limbs on the outer perimeter. This served as a wonderful shelter for little birds needing a quick place to escape for protection. Both locales also installed shallow water stations. Water is mandatory and critically important to the birds. The feeders at the National Butterfly Center were attached to a wire strung across the area while in Columbus we attached them to 8-foot tall tree-like posts. Everyone has their favorite recipes, including

straight peanut butter, crunchy and smooth. If you are like most, it is what’s on sale that rules the decision. In Columbus, we chose to mix ours with cornmeal and it certainly proved to be a blend loved by the birds. The peanut butter logs we made varied in size but were generally about 24-inches in length. Six }-inch wide holes were drilled a little less than an inch deep. Fill these holes scattered around the log with your choice of peanut butter blend. The feeders in Columbus also had little \-inch holes drilled below the large ones so that branch-like pieces of wood could be inserted for perches. We did not use those in Texas, but they seemed quite useful in Georgia. While the feeders will do their part to get you, your children, or grandchildren hooked, a pair of binoculars would be a terrific Christmas gift. The binoculars will become a tool that will forever change their world when it comes to birding. Once they begin watching the bird’s eyes, the rotation of their heads and their graceful motion in flight seen

close-up, through the lens, you will have planted the seeds of nature. The National Butterfly Center redesigned its bird area making it more natural in appearance. The Columbus Botanical Garden is experiencing incredible growth and expansion with new gardens. It is apparent birds and butterflies will play an important role. No matter where you live, you can bring the world of birding to your yard, a park or new public garden, both with feeders, birdbaths or fountains, and strong support from native berry-producing plants. The birds will no doubt reward your efforts and, hopefully, the children who grow-up watching and learning about these birds will become the environmental ecosystem heroes of the future. Poinsettias bloom for holidays Adding holiday accent to the home can turn everyday people into divas as demanding for cutting edge as a haute couture designer. Yet the stamina to make it through the holidays rests in the hands of the growers and the shoppers. “You can find a poinsettia at every retail outlet you can think of, but if you want novel, you have to go to the independent garden centers,” says Dr. Steven Newman, Greenhouse Crops Extension Specialist and Professor of Floriculture at Colorado State University. “There is some diversity offered at the box stores, but the independents get more designer types.” Sure, red is still king, but salmons, pinks, purples and whites sit along side flecked and variegated varieties, perfect as an unusual spark to set off the home. Sizes vary from minis and pixies, ideal for small tables, to standard and large for floor displays. Development of new poinsettias has taken off due to its popularity as a year round houseplant in many other nations, Newman said. Only in the United States is it

just a Christmas plant. Colorado has excellent poinsettia growers that supply high quality plants to retailers small and large. But once the plants leave the shelter of the greenhouse, their health can get risky. “If you want quality, you get what you pay for,” Newman says, “and smaller retailers have staff on hand that’s trained to care for the plants so they’re healthy when they go home with a shopper. Plus, they don’t park them near the door where chill wind blasts this tropical plant.” Get the most from your poinsettia with these tips from Steve Newman: • Start by choosing plants with plump, full anthers in the yellow center of the colorful bracts. If the anthers are dried up and the pollen is shed, move on – the plant is spent. • Look for deep green leaves on sturdy branches that are held slightly upwards, at 60-degree angles, instead of straight out from the stem. They won’t break as easily. • Pick plants that are kept in an area well away from the door. • Have the checkout clerk wrap your poinsettia before you take it from the store and drive it immediately home. Temperatures less than 45 are chill enough to kill the plant. • Place in bright, indirect light away from drafts. • Water regularly so they won’t lose their leaves from stress, but there’s no need to fertilize.

They also often include an abundance of guests visiting your home, which means it’s time to get the guestroom ready for family and friends who’ll be spending time with you this season. If sprucing up your guestroom induces panic, fear not. Consider these easy tips to help transform your guestroom into a comfortable and restful retreat. Clean and clear The first step in creating a welcoming get-away for guests is giving the room a good cleaning and clearing out clutter. If your guestroom has become a catch-all for items you’ve been meaning to organize throughout the year, the arrival of guests (such as in-laws) can serve as the perfect motivator to take care of the task. For a painless approach, start the process a few weeks in advance, devoting 15 minutes a day to clutter-busting and cleaning. Make sure you remember to leave room for guests to unpack any luggage and free up outlets for cell phone chargers and other devices they may bring along. Home is where the hairdryer is While fancy furniture and decor are nice, a gracious guestroom is about hospitality and anticipating the needs of your guests. Think about useful necessities provided in hotel rooms –a reading lamp by the bed, extra hangers in the closet, an alarm clock, fresh sheets and towels and sometimes even a hair dryer. These are items you likely already own. Simply add them to the guest bedroom or bathroom to create a thoughtfully appointed home away from home. Holiday ski lodge look ushers in the season By Katie Laughridge Tribune News Service The holidays are such a magical time of year. I used to think the sparkle and thrill would wear off with age, but I could not have been more wrong. Of course, the season has changed over the years, from the anticipation of Santa coming to my house as a young child to the nostalgia I felt coming back to visit my family during my young adult years and now having the chance to create lasting memories for my own family. My 3-year-old is finally old enough to start understanding the importance of Christmas, so this part of my adventure is only beginning. All of these memories were playing in my mind earlier this year as I shopped for the Christmas looks I wanted to bring into the shop. Going to market is an amazing experience, but it is easy to get sensory overload with the volume of options. I knew I wanted to bring in a look that encompassed how I feel around this time and how I want others to feel when they visit. I kept coming back to one word in my mind: cozy. That is why our ski lodge look has become one of my absolute favorites this year. While we may be short a few mountains here in Kansas City, the feeling of warmth, comfort and relaxation that comes with the rich red hues, soft plaids and fresh wood tones is something that resonates even here on the plains. The colors in this Christmas display are deep and traditional, with dark crimson and fresh winter greens that pair perfectly with birch branches and ornaments to create a stunning,

The different textures, finishes and colors of the plaid ornaments this year were so fun to play with. It was easy to create a full and

dimensional tree with so many stunning options. I might find a way to keep the felt and velvet plaid ones around through the new year. We incorporated the plaid with throw pillows, blankets and even a to-die-for green windowpane sofa.
