Boulder Valley Real Estate Conference examines dynamic local real estate The 12th annual Boulder Valley Real Estate Conference explores the ever-changing residential and commercial real estate landscape on Thursday, BY TOM November 21. KALINSKI Organized RE/MAX of Boulder by BizWest and RE/MAX of Boulder, the intensive, day-long event brings together national keynote speakers and panels of local real estate experts and development officials to discuss significant trends, challenges, and developments in Boulder and Broomfield counties. More than 500 real estate professionals and those interested in the local real estate market are expected to attend. Famed real estate investor Marcel Arsenault, principal and founder of Real Capital Solutions, describes metrics he uses to predict real estate cycles and ensure he buys low and sells high in the keynote address, “What to Expect: Commercial Real Estate in the Coming Years.” President of Real Trends, Steve Murray, completes the keynote with a look at how the roles of real estate agents and brokerage firms are increasingly challenged, yet usage and consumer satisfaction are at record highs in “Challenges and Opportunities.” He examines how real estate professionals will continue to play a vital role in the dream of homeownership. Local real estate expert Todd Gullette, RE/MAX of Boulder managing broker, will present the latest sales and price statistics, listings, average and median prices, and what they tell us about the residential real estate across Boulder Valley. I didn't pull permits for work on my house. Will that come back to bite me? Q: Years ago, I renovated my home doing much of the work myself. Please help. – John A: Pulling permits is about more than paying a fee to your municipality. The process involves a qualified official reviewing your plans and inspecting the completed work to ensure it meets code requirements for safety. However,

you cannot turn back the clock. The key to protecting yourself from liability to your buyer is full disclosure of all issues regarding your home that are not readily observable. Your buyer should get an inspection, but even the best inspector cannot find hidden issues, so you are required to disclose these issues, which are called “latent defects.” In my experience, many sellers are reluctant to do this out of fear that it will scare off potential buyers, but that is rarely the case. Most buyers are more concerned about the neighborhood and the view than the fact that you repaired a roof leak several years ago. More importantly, a buyer cannot hold you accountable for any issue that you disclosed to them, so complete and detailed disclosure is your best protection again future lawsuits if a problem later pops up. In many areas, the requirement for a permit will sunset after a

What your front door says about you Whether it’s thoughtful landscaping, stylish outdoor accents or an eye-catching mailbox, curb appeal can mean a lot of things to a BY SEAN lot of people. Muted and mellow or bright and bold, your front door’s color is one of the first things your guests see before they ever make it inside. Perhaps you’re an East Coaster longing for the midnight blue doors of Georgetown. Or maybe you like the timeless sophistication of a deep shade of onyx. Drawn to a happy hue of canary yellow? How very Caribbean of you. Whatever your color of choice, know that it goes beyond the bounds of your personal style. Recent research has shown that, after seeing the color of a front door, visitors make an assumption about the homeowner in under ten seconds. No pressure, right? If you want to know more about what your color choice says about you, let’s dive in. Blue: Luckily, if your front door is feeling blue, it’s not a sign of a dour mood. While blue doors generally signify a spirited energy, the specific shade of blue reveals even more. Light blue doors are chosen by lighthearted, sincere and trustworthy people, while royal blue signifies wealth and lasting prosperity. If navy blue is more your hue, it represents a nononsense, ivy-league intelligence. Yellow: They call it mellow yellow for a reason. While a generally uncommon color, a yellow front door says that you’re compassionate, curious, understanding and confident – all key characteristics of a good friend. You’ll also probably spark the intrigue of your neighbors, who’ll want to know more about the person with the sunny disposition who lives behind that sunshine-colored door. White: Organized and peaceful, you like to keep your home simple, clean and serene. With a deep-seated need for order, your 4

meticulousness and attention to detail allow you to keep everything in its place. You’re one of the few who can truly call your house a “Home Sweet Home”. Red: One of the most popular colors in early American tradition, a red door says “welcome” with a smile. While bright red indicates passion and vibrancy, a deeper red can signify warmth and an inviting nature. With any shade of red, it’s clear that plenty of boisterous entertaining happens behind that closed crimson door. Black: Sophisticated and authoritative, your choice in a black door symbolizes your need for order and control, as well as your distinguished taste in the finer things in life. To the uninitiated, however, a black door can also add an air of mystery and intrigue. Green: You adhere to the saying “going green” in many aspects of your life. With a green front door, you’re signaling to visitors that your home is a place of health, safety and community. Responsible yet easygoing, you care deeply about your family’s health, as well as the wellbeing of

your larger local community. And if we peeked into your backyard, we’d likely find a true gardener’s paradise. Brown: Like a dependable oxford shoe, a brown front door relays a message of reliability, steadfastness and an appreciation of the classics. While you’re likely introverted and private, you emit a warmth that draws those who know you even closer. Purple: Like yellow, purple is an uncommon front door color. It’s often associated with spirituality and mysticism, so in painting your front door this transcendental shade, you’ll be telling your neighbors and visitors that you’re an open-minded, openhearted risk-taker. Gray: Often associated with sincerity, a gray door is a sign of inherent dignity and intelligence. But watch out, wise one: depending on the shade of gray, you may come across as standoffish and overly analytical. It’s likely you weigh your options precisely and at length before making any decisions. Orange: The neighborhood’s social butterfly welcomes one

Smoke and carbon monoxide alarms All home inspections should include the inspection of all smoke and carbon monoxide detectors/ alarms. Smoke alarms should BY RICK be located in JACQUEMARD the following Flatirons Home areas: In each Inspections sleeping room; outside each separate sleeping area; on each additional story of the dwelling, including crawl spaces and uninhabitable attics. All smoke/carbon monoxide detectors and alarms have a test button that, when pushed, causes the alarm to sound. Also, most detectors have either a blinking or a solid light that glows to let you know that the alarm is getting power. Once a month, get up on a chair or use a broom handle for extra reach and push the test button. If you don’t hear anything, then your battery is dead. If after changing the battery, the smoke detector is still not

working, immediately replace it with a new one. While battery-operated units have a built-in device that chirps when batteries get low, signaling the need for replacement, common wisdom dictates not waiting until that point. Batteries should be replaced twice a year, once in the spring and once in the fall. My experience suggests that waiting for the alarm to tell you when to change the battery will result in chirping at 3 o’clock in the morning. Most smoke alarms (smoke detectors) have a useful life of 7 to 10 years. After a period of ten years, a smoke detector

has endured more than 87,000 hours of continuous operation, during which time the internal sensors have probably become contaminated with dust and the detecting elements start to wear out. Newer smoke detectors are more sensitive and more reliable. Homeowners should consider changing their smoke detectors every 7 to 10 years, batteries should be changed at least every year. (I change mine every fall when the time changes back to standard time.) Most newer homes have combination “hardwired” (with battery backup) smoke detectors. The smoke detectors are wired to a 120 Volt circuit as well as have a backup 9 Volt battery (for when power fails). Carbon monoxide detectors/ alarms should also be inspected for functionality and correct placement. Batteries should be replaced at least every year and the units changed after 5 years of use. Any dwelling that has a fuel (natural gas, propane, oil, coal, wood) fired heater or appliance, a fireplace, or an attached garage

is required to have carbon monoxide detectors. If any of these conditions occur, the home must have an operational carbon monoxide alarm installed within fifteen feet of the entrance to each room lawfully used for sleeping purposes. Do not install carbon monoxide detectors directly above or beside fuel-burning appliances, as appliances may emit a small amount of carbon monoxide upon start-up. Combination smoke and carbon monoxide detectors are also available. They should be installed in all areas required for either a smoke or smoke alarm/ detector. Newer alarms have the ability to communicate with each other so when one detects smoke or carbon monoxide all alarms in a home will sound. If you are replacing alarms in your home be sure that they all have this ability. Here’s what you need to know about safeguarding your property from the elements this winter: Insulate the pipes Freezing weather is notorious for causing pipes to burst, which can lead to significant water damage. To prevent this disaster from occurring, be proactive and insulate pipes located near windows and doors, as these are the areas most vulnerable to freezing. In addition to insulating pipes, be sure to disconnect the hose from the outdoor faucet. If you use a sprinkler system for yard maintenance, winterize this mechanism with the help of a professional. Set a schedule for checking smoke and carbon monoxide detectors With the fireplace and furnace running full blast to fend off the chill of winter, your home may be more at risk for house fires. During this time of year, it’s especially important to stay on top of checking the smoke and carbon

monoxide detectors. Aim to check the batteries on these systems at least once per month so you can ensure that your loved ones stay safe. Prioritize yard care Autumn is on its way out, but there’s still yard work to be done. During periods of heavy snowfall, the trees near your home may give way to the weight. Falling branches are a safety hazard, so it’s best to remove weak branches before they have a chance to snap. Snow or ice accumulation on walkways can also spell trouble, so be sure to maintain the sidewalks shortly after the inclement weather clears. Keep an eye on the roof and gutters Roof problems can cause devastating damage to a home. The roof is highly susceptible to leakage during the winter months when excessive snowfall or formation of ice dams often occur. To protect your property from falling victim to weather damage, be vigilant about roof and gutter maintenance. Before the start of the new season, consider reaching out to a professional to clear the gutters. Destructive ice dams are less likely to form when the gutters are clean. Once the gutters are free from debris and water or snow buildup, continue to remove snow from the roof after each episode of significant snowfall. When it comes to the condition of the roof, it’s much easier to invest in preventative maintenance than cope with the aftermath of damages. Veterans Day! Celebrating VA homebuying benefits We just celebrated Veterans Day this past Monday and I want to start off by thanking all the Veterans who have served or BY DUANE are currently DUGGAN serving our Realtor and Author country. RE/MAX of Boulder Veterans often do not get thanked enough for their tremendous courage and sacrifice. At least one of the ways they do receive thanks is through the opportunity to buy a home using their VA eligibility. I spoke with Jessica Shanahan, a mortgage loan officer with local mortgage lender Premier Lending, for a summary of the home loan benefits available to Veterans. Who is eligible to get a VA loan? A Veteran must apply for a Certificate of Eligibility. Veterans can be eligible if they were not dishonorably discharged and meet any one of the following criteria: 1. Served 90 days during war time 2. Served 181 days in peace time 3. Served 6 years in National Guard or Reserves 4. If you are a spouse of a service member who has died in the line of duty. 5. If you are the spouse of a service member who has died as a result of a service-related disability

but because the loans are backed by the federal government, interest rates are usually lower. The rate is market driven and can vary between lenders.

of the home is not higher than the home’s appraised value. Low down payments are available through other programs, such as 3.5% down with FHA, but VA allows for no down payment. Are VA qualifying standards more lenient? The VA uses a measure called “residual income” to qualify a Veteran. They check to see if you have enough discretionary income for food, clothing, gas, etc. to live on after making your mortgage payment. There is a minimum residual income requirement. How do I apply for a VA loan? Pretty much the same as any other loan with a couple of additions. Those additions are the DD214 (statement of service) for discharged service members or a statement of service letter signed by the commanding officer for active military members.

How does the VA provide these loans? The U.S. Department of Veterans Affairs (VA) does not make loans. It guarantees loans made by lenders. The VA determines your eligibility and if you are qualified, the VA will issue you a Certificate of Eligibility to be used in applying for a VA loan. VA-guaranteed loans are obtained by submitting an application to private lending institutions such as Premier Lending.

Is there mortgage insurance like insurance on low down payment conventional loans? VA home loans do not require private mortgage insurance (PMI). However, the VA has a one-time funding fee of 2.15% of the loan amount for no down payment loans. The funding fee can be added into the loan. If the down payment is 5%, the funding fee is 1.75%. With 10% down it is reduced to 1.5%.

What is the primary benefit of a VA home loan? No- or low- down payment is typically touted as the primary benefit of getting a VA loan. This pertains as long as the sales price

Besides the VA funding fee, what other closing costs are there? Again, the VA funding fee can be financed into the loan. Lenders can charge a loan origination fee of 1% that covers some of

the closing costs based on a list provided by the VA. The Veteran is allowed to pay for some closing costs, such as, appraisal (CRV), credit report, title insurance, recording fees, and surveys. In some market conditions, a Veteran might be able to ask the seller to pay for closing costs or concessions up to 4%. Does the VA order an appraisal on the home? The VA requires a mandatory home appraisal and from that issues what the VA calls the Certificate of Reasonable Value (CRV). This amount must be equal or greater than the sale price and it sets the ceiling on the size of the loan on the home. The CRV is good for six months after it is issued. The CRV does not guarantee the condition of the home. Is there a loan limit? The loan limit in Boulder County is $626,750. Can a Veteran have more than one VA loan? The dollar amount of a VA loan is based on entitlement, that is, the amount of money the VA will guarantee repayment to lenders in the event that a borrower defaults. It is possible to have two VA loans at once if all the entitlement is not used up on the first one and if the Veteran can qualify for both loans. A Veteran can also buy a second primary residence as long as there is enough entitlement and the Veteran can qualify. How are interest rates determined on a VA loan? The VA does not set interest rates

Are VA loans assumable when a Veteran goes to sell? VA loans are qualifying assumable, meaning they can be passed to new owners. In other words, they are assumable if the new buyer qualifies for the payment. The assuming party does not need to be a Veteran. However, a Veteran seller will not have entitlement restored unless the loan is assumed by a qualified Veteran. Can a Veteran buy a 4 unit with a VA loan? Yes, a Veteran can buy a 2, 3 or a 4-unit property as long as the Veteran lives in one of the units. A Veteran can even combine their loan with other entitled Veterans to increase their purchasing power in they all occupy one of the units as their primary residence. Can a Veteran buy an investment property using a VA loan? The Veteran needs to owner occupy the property, so to buy a single-family home and rent it, the answer is no. However, as mentioned above, a Veteran can buy up to a 4-unit apartment building, live in 1-unit and rent the others. Where do I get a VA Loan? Remember, the VA itself does not make the loans. The loans go through private lenders approved by the VA, such as Premier Lending. Final chores for the season Though the season seemed endless, the recent cold snap has convinced even the die-hard gardeners that fall is well under way. Winter BY CAROL is around the O’MEARA corner, so before Colorado State the holidays University Extension distract you and chill days drive you indoors, take advantage of the lingering warmth to tuck the landscape in to bed. Here are a few suggestions for helping your garden head into winter: Wrap young trees. With a few moments out of your busy schedule, wrapping a young tree to tuck it in for winter is an easy way to keep your sapling strong. Winter can be a rollercoaster of warm days and cold nights, which wreak havoc on young, thin barked trees that have not grown old enough to form protective corky bark. Sun hitting trunks on south and west sides warms the bark and cells underneath, causing them to lose their cold protection.

As nighttime temperatures plunge, these cells freeze and burst, resulting in sunscald on the trunk, an area that will be prone to disease in summer. Sapling fruit trees are vulnerable to sunscald, as well as lindens, honeylocusts, oaks, maples, and willows. Protect them for the first two to three years they’re in your landscape by wrapping them with tree wrap in early in November. Wrap from the ground upward, overlapping each layer over the lower one by one-half-inch until you reach the lowest branch. Use tape to hold the wrap in place, making sure the tape doesn’t stick to the trunk. Mulch perennial beds. Leaves make an excellent blanket for protecting perennials and woody plants from the ravages of winter. In Colorado, thawing and freezing can lift roots, but covering the soil with a four to six inch layer of leaves will keep temperatures consistently cool. If the leaves are from trees that aren’t diseased, pile them up around your plants and let the ones that blow into the beds settle there for winter. In spring, rake the leaves out and put them in your compost pile.

Compost rotting, dead plants to convert them to organic material that, tilled into the soil, holds water and nutrients for roots to take up. This is a great soil amendment to have on hand in spring. To build a compost pile: • Select an out of the way area at least 4-foot by 4-foot wide. • Gather together both green and brown plant material – you’ll need twice as much brown material as green. • For faster composting, chop the plants into small chunks before mixing them into the pile. • Layer brown and green material into a pile, adding water with each layer until the pile feels damp, like a sponge. If the pile is soggy to soaking, add more material in until it dries a little. • The compost should heat up within a week and be very warm to the touch. Once it begins to cool, turn it from the outside in and sprinkle

• When the compost no longer heats up after turning, looks like crumbled humus and has an earthy smell, it’s ready to be added to your soil. Give trees and shrubs one last, big drink. Research has shown that the best thing to do for trees and shrubs as they head into winter is to give them a deep soaking before the ground freezes. This helps prevent winter desiccation of branches, needles, or evergreen leaves, so for good woody plant health, give them a last soaking when temperatures are warm. How can I make my home more pet-friendly? By Diana Crandall Angie’s List (TNS) Dogs and cats are treasured members of the family who demand more than just love and affection. Vet visits, shredded toys and carpet steaming are likely as much of a part of your life as your pet is. Don’t banish your best friend to the backyard or force your pet to release pent-up energy in unhealthy ways. These relatively simple renovations can improve life for Fido – and for you. Change your flooring Whether you’re planning on getting a kitten, or your dog is getting up there in years, the right pet-friendly flooring can make a world of difference for your pet at any age. Lingering smells, permanent stains and ruined hardwood don’t have to be inevitabile. Tile and stone flooring are water- and stain-resistant, as well as simple to clean. Strand woven bamboo flooring is also a scratch- and stain-resistant option, in addition to being sustainable. For something easier on your budget, luxury vinyl is also a durable option to fight against stains, scratches and dents. Homeowners report paying between $787 and $2,624 to install vinyl and linoleum, according to the Angie’s List Pricing Guide. Craft a play place Animals have a lot of energy, and sometimes we don’t have it in us to play with them as much as we should. This can lead to health issues and destructive behaviors that damage the home, furniture and flooring. Instead of paying to send your dog to daycare, or punishing your cat for scratching up the couch again, invest in a pet playpen designed specifically to keep them entertained. Build ramps for cats to get a birdseye view of their domain; buy a portable playpen for your energetic puppy who wants to run rampant through every room in your house. Disguise the litter box No one likes to see (or smell) the litter box, especially if you have more than one cat in your home. Repurposing a bench, upcycling a cabinet and even using unused space under the stairs are all ways 18

How to find the best decor bargains By Cathy Hobbs Tribune News Service (TNS) Good design doesn’t have to be expensive to look expensive. Some of the greatest designs are often created using a blend of old and new. Enter flea market finds, vintage pieces, stores selling overstocked items and even garage sales. The key when evaluating newly found treasure is to be able to recognize if something is of quality or not and perhaps even its potential value. Here are some tips on what to look for when on the hunt. 1. Look for hardwoods vs. veneered items. This is a great quality test, especially if you are considering a piece of older furniture. Furniture made during a certain time would have been made using solid wood as opposed to veneer over particle board. 2. Do the weight test. Well made items tend to be heavier than their cheaper counterparts. 3. Look for markings. Often markings are a good sign, as they may indicate an artist signature or quality stamp.

4. Look for signs of wear. Items that are chipped or look like they have been repaired tend to have reduced value.

5. Be aware of items that are new but of poor quality. If you are looking for value or an heirloom quality piece, a piece that appears new will likely not be what you are looking for. 6. Shop well known or juried shows. There are numerous markets across the country in which the vendors pay a fee to showcase their wares. Often these vendors are vetted, and their work is submitted prior to their participation in the show. 7. Buy directly from local artists and craftsmen. Buying directly from the person who made or will be making your item is the absolute best route, especially if you are in search of something that may be curated and unique. 8. Don’t overpay for an item.

Do your research and don’t be afraid to haggle. 9. Shop early. When going to a market in which items are cash and carry, the earlier you shop the better to secure the best items. 10. Grab brochures and business cards. Even if you are not ready to buy, keep the contact information of an artisan whose work you like. You can always reach out to them later and make a purchase.
