What you need to know about the inverted yield curve If you’ve been following the news recently, there’s no doubt you’ve heard about the inverted yield curve. While there are no concrete rules regarding this phenomenon, it’s generally regarded as a potential sign of a looming recession. Don’t panic, though – here, we discuss the details on this occurrence and outline what it may (or may not) mean for you. What is an Inverted Yield Curve? When the economy is going strong and investor confidence is high, long-term U.S. Treasury bonds pay more than short-term investments. When the reverse is true, this is regarded as an inverted yield curve, and it may signal that trouble is ahead for the economy. In August 2019, the U.S. Treasury’s 2-year bonds yielded more than 10-year bonds, which has historically been a reliable indicator for an economic downturn. Each major recession since 1956 has been preceded by an inverted yield curve, so this news made a

big splash in the business world and beyond. Prior to the most recent inverted yield curve, the last instance began in 2005, and the financial crisis followed in 2008. However, it’s important to be aware that this trend doesn’t always mean that a recession is just around the corner. Since the 2019 inverted yield curve occurred only briefly, it’s difficult to predict the long-term implications. So, what does this mean for potential homebuyers? If you’ve been thinking about buying a house, now may be a great time to consider proceeding. The Federal Reserve recently slashed interest rates, and more interest rate cuts may be on the horizon. Although we recently experienced an

Boulder County’s real estate keeps on going
Undeterred by uncertain national economic trends, Boulder County’s housing market continues to hold fast and steady. BY TOM The latest KALINSKI statistics show RE/MAX of Boulder July home sales moved forward in all markets. Sales of single-family homes improved 3.0 percent over June with 467 homes sold vs. 454. Condo/ townhome sales grew 12.23 percent with 165 units sold compared to 147 for the same period. “It’s remarkable. Boulder-area real estate is the Energizer Bunny, it just keeps on going,” says Ken Hotard, senior vice president of public affairs for the Boulder Area Realtor® Association. “Economic headwinds just have limited impact on our market,” he added. The continued growth supports recent reports that Boulder is the

No. 1 most stable U.S. housing market for five years running, according to 20-year data analysis by SmartAsset.com. Even so, there are fluctuations. Sales for 2019 have not caught up to those of 2018, with a year-todate drop of 3.4 percent in singlefamily homes and 2.3 percent for attached dwellings. That’s 2,680 homes sold through July 2019 vs. 2,709 last year and 906 condo/ townhomes sold vs. 927.

There are still enthusiastic buyers aplenty, but Hotard says demand is softening. “We’ve seen less demand for a good part of the year, which I expect to continue.” The decrease in demand shows up in slowed price appreciation and homes staying on the market longer. He points to cumulative factors putting pressure on Boulder County markets: high prices, low inventory and seller/ buyer behavior.

Boulder County’s slim inventory improved in July, up 3.4 percent in single-family – 1,227 vs. 1,187 homes for sale, and increased 7.9 percent in attached dwellings – 342 vs. 317 units. This represents just over two months of inventory, Hotard notes. “Some say we’re transitioning to a balanced market, but a balanced market is thought of as having five to seven months of inventory,” he says. “Based on the low inventory numbers, I don’t detect any significant shift. How to choose a good neighborhood (and why it's more important than the house) By Beth Braverman Bankrate.com When Dan Sondhelm moved from an apartment building where residents mostly ignored trash in the halls to a single-family home in Alexandria, Va., he didn’t expect the local neighborhood watch to take their duties quite so seriously. “It was really organized,” Sondhelm says. “Those in charge for the week would clear still-onthe-driveway newspapers and stillon-the-street garbage cans, among other things, during the twice-aday drive around the block.” They’d also pay close attention to homes whose residents were on vacation, making sure that nothing was amiss at those properties. Nearly 20 years later, Sondhelm lives in the same house, and the neighborhood watch is still going strong. “There’s a feeling that you’re all in this together and you all look out for each other,” Sondhelm says of his neighborhood. When it comes to choosing a good neighborhood to live in, not all surprises are so positive. There’s a reason that real estate agents like to remind house hunters that they’re not only buying a house; they’re also buying a neighborhood. Whether you’re buying your first home or looking to purchase an investment property, here’s everything you need to know about what to look for in a neighborhood.
“Realtors have to be very careful not to say anything that might steer people into one neighborhood or another,” says Ronald Humes, a Realtor with HomeSelect Realty in Lexington, Kentucky. The federal Fair Housing Act, aimed at preventing housing discrimination, bars real estate professionals from discussing the racial or financial demographics of a community with their clients. That said, you can find plenty of information on your own online. Websites like niche.com and neighborhoodscout.com are a great starting place for data about a specific area, including crime rates, income levels, demographics and school info. Still wondering how to find a good neighborhood? Here are other factors to consider:
How to find a good neighborhood It’s easy to get caught up in looking for a home that checks off everything on your wishlist, but real estate experts say it’s more important to pay close attention to the neighborhood. After all, a house can be updated and fixed but you can’t change its location, the vibe of the community or your neighbors. When figuring out how to find a good neighborhood, it boils down to one thing: research. And lots of it. Your real estate agent is a good resource for pointing out key amenities and learning about homeowners’ association rules, but you can’t rely on them for some specific information.
Crime rates For many homebuyers, safety is top of mind when choosing a good neighborhood. A neighborhood with a low crime rate is not only safer, but can help keep property values afloat in the years to come. How to check: Local law enforcement agencies typically track crime statistics, so that’s a good place to start. You also can visit websites such as CrimeReports and SpotCrime to look through curated crime. You might also run the address at the National Sex Offender Registry to see if there are sex offenders living nearby, and drive by at various times to check on traffic and noise.

School quality Even if you don’t have children, buying a house in a community with good schools can be a smart investment, because future buyers may have children. “Schools have a lot to do with the resale value of a home,” says Ken Pozek, a Realtor with Ken Pozek Group with Keller Williams Realty in Orlando. “Even if the schools aren’t A-rated or B-rated, you want to know that going in when you make the decision to buy.” How to check: Go to the local school district’s website and download the report card of nearby schools. This will include information about the school’s demographics, test scores and graduation rates. Another resource: GreatSchools.org, which allows you to easily compare data between schools and read parents’ reviews. Lifestyle A couple starting a family will want different amenities in their ideal neighborhood than empty nesters looking for a slower pace of life. Pay attention to things like parks, open spaces, trails, proximity to shopping, dining and local attractions. If the community is a homeowners’ association, or HOA, find out what amenities are included in your dues, such as a pool, clubhouse or gym. How to check: Again, the internet is your friend. WalkScore provides information about a neighborhood’s walkability and car-free access to restaurants, parks and other places of interest.
Scan neighborhood Facebook groups, neighborhood websites like Nextdoor, community newspapers or the HOA’s website or newsletter to get a feel for the community’s vibe or any special events they host. New parents, for example, might check out babyfriendly programming at a library, while a marathoner might be interested in local running groups. Pride of ownership When the residents of a neighborhood truly care about their homes and their community it shows – and it creates a better place to live. A neighborhood that belongs to an HOA, for example, is more likely to have a consistent look because homeowners have to follow HOA guidelines. That said, a too-strict HOA might not be ideal if you want more freedom with your property. How to check: You’ll get a sense of whether people are proud to live in a neighborhood simply by talking to them and asking what they like about the community. Beyond that, look at the time and money that they’re investing into their homes. Well-maintained homes with neatly landscaped lawns are a good sign that your future neighbors care about their properties (and will expect you to do the same). “You want to be where people are investing in the community,” says Rebecca McCullough, a realtor with McEnearney Associates in Alexandria, Va. At Home in Ski Country – Part 1
Summer has gone by fast! In Summit County, our ski country playground, there is already a hit of yellow in the aspen trees. If you are thinking of purchasing a BY DUANE second home in DUGGAN ski country, now Realtor and Author is the perfect time RE/MAX of Boulder to get started, before the snow starts falling. Over the years, I have found that Summit County is the perfect place for my Boulder County clients to buy a second home. The drive takes much less time when you own your own place because you have the option to travel during off-hours rather than “rush hour.” Once you get there, you have a variety of choices for skiing within minutes of any Summit County location. It seems like most people buy in Summit County for the skiing, but soon discover there is am even a more diverse range of activities in the summer. According to Paula Parker, a Realtor® at RE/MAX Properties of the Summit, “Interest rates are low, and inventory is slightly higher than a year ago, making it a perfect time to secure that ski country getaway.” Having a second home in the mountains can be a wonderful experience. Here are a few things to consider as you make that decision. Goals for the home Families need to ask themselves many questions as they dive into considering the purchase of a vacation home. Goals can be immediate, such as the number of
days of personal use. Or whether or not the property is going to become a legacy family vacation property to be handed down to the next generation. Is rental income needed to financially support it financially? Even if someone pays cash for a vacation home there will still be several expenses. Those expenses include taxes, insurance, maintenance and landscaping, property management, and Homeowners Association fees. With a mortgage on top of that, most people will need to rent out the property for some income to cover these expenses, especially in the early years of ownership. If rent is needed, do I manage it or hire a professional manager? Some people choose to rent out their vacation properties by themselves by relying on a variety of websites. If you want to do this, you will need to investigate local municipalities and Homeowners Association rules on short-term rentals because there can be many types of restrictions, occupancy limits, fines for violations – and even prohibition. If you want to rent and manage the property yourself, you will need to assess your ability to market your property, clean it after every guest stay, repair and maintain it, especially if your property is located outside of driving distance. In most resort areas, professional vacation property managers are available. They can market your property and put it into a rental pool. This enables you to keep your property rented on a shortterm basis from a distance and with no personal involvement.

These managers can guide you on pricing and tell you the average number of nights per year you might expect to rent out your property. You can pick the days that you would like to schedule for personal use. For example, you might have to decide if you want to use the home yourself over the holidays or rent if out during the holidays for premium rates and maximum returns. With longer term rentals you will have higher expenses for management, linens and cleaning, whereas daily rentals might bring in higher income depending on the season and number of nights booked. The advantages of a longer-term rental are consistent income and less turnover and paperwork. In addition to marketing, vacation property managers can also handle cleaning and garbage; security; damage repair; maintenance including landscaping, pool cleaning, snow removal; guest emergencies; and even restocking linens, soap and paper towels. However, when choosing a vacation property manager, you should keep an eye on fees and contract terms. Fees can be
a significant percentage of rental income. As you can see, there are many details to evaluate when buying a ski country property. In my next article on this topic, I will cover taxes, financing, succession plan, and more. As you mull over the idea of purchasing a vacation home, I recommend that you pull together a team that includes a mortgage loan officer, tax accountant, financial planner, property manager, insurance agent, Realtor – and possibly an estate planning lawyer – to consult with. Harvest seeds for enjoying in winter Longtime readers of this column know I have a running battle with squirrels in the garden. Digging up perfectly good plants, stealing fruit BY CAROL from trees, or O’MEARA throwing things Colorado State to chase off University Extension, Boulder County intruders, I’m sure they think I’m a nuisance to their otherwise idyllic patch. Too bad I think it belongs to me. With a great deal of chicken wire and netting, I’ve managed to protect a lot of the plants, but sunflowers simply won’t be contained and have grown tall enough that I thought there was no way the squirrels to get to them. They’re in the middle of the yard, away from fences or trees, so there is no launching pad for the furballs to fling themselves from. I underestimated the ingenuity of those animals. Sitting at a peaceful breakfast on the patio, I noticed a trembling in the sunflowers, with one of them shaking and disturbing their neighbors. Suddenly it fell like a sequoia, crashing to the ground in a majestic, slow motion tumble that left a hole where once it had

been. The squirrel at the base of the plant looked delighted and scampered along the stem to sever the head and cart it off for a meal. They’ve begun strip-logging my sunflowers, a sure sign that it’s nearing time to harvest those heads. Here’s how: The easiest way to tell if your sunflower heads are ready is that the ripe seeds start falling out. Pick up a few and split them open to see if the seed is plump with meat. If they’re not falling yet, look for the heads to be droopy and down turned with the back changing from green to yellow/ brown. Petals will be shriveled and falling, leaving the plumped seeds exposed. Keep birds and squirrels from thieving the seeds by bagging the head with perforated plastic bags.
In my case that isn’t going to help, because the logging operation is in full swing, so the head needs to be ripened away from the plant and in a protected area. At this point - before the seeds start falling – cut the head off the stem, leaving one foot of stem attached. Hang them upside-down in a warm place until dry and the seeds separate easily. Then use this stem to turn over and hold the head upside down while rubbing the seeds out by hand. Dry and store them or roast them in a 300-degree oven for 15 to 25 minutes. If you prefer your seeds salted, soak them overnight in a brine of two tablespoons of salt to one cup of water. Boil the brine, seeds and all, for a few minutes, drain, then spread them thinly on a
cookie sheet and roast in the oven at 200 degrees for three hours or until crisp. Roasted long enough, they’re easy to shell. Other seeds are ready for harvest, such as dill, fennel, cilantro (coriander) or parsley. To harvest these seeds, cut the stems when the seeds are turning from green to brown (cilantro when half of the seeds have turned brown). Bundle the stems together with rubber band – they shrink to fit the stems when the stems dry – and hang them upside down. Loosely secure a paper bag over the flower heads to collect the seed as it shatters from the stem. Once the seeds have completed the browning, rub them to separate any remaining from the stem. Dry them the rest of the way by setting the seeds out on a drying screen in a warm, well-ventilated space for a few days. Carol A. How to prevent weeds in patio planters By Jessica Damiano, Newsday Dear Jessica: I have a terrace and always have success with my plants, but for some reason grass is growing along with my flowers. I went to my local nursery and was advised to put down Spanish moss to prevent more grass growing. It has helped a little but not enough. Why is this happening? And can you give me some advice on how to get rid of it and prevent it from happening in the future? – Maria Conte Dear Maria: You don’t say whether you bought larger plants already settled into their containers or if you transplanted seedlings into pots using potting mix or garden soil. I always advise folks never to use garden soil to start seeds or fill containers because, in addition to Aug. 30-31, 2019
being heavy and dense – which isn’t optimal for containers, seeds or seedlings – it can harbor weeds and seeds, diseases and pests. If you didn’t use garden soil, it’s entirely possible the potting mix used (whether by you or the nursery) was contaminated with grass or weed seeds. For this reason, only purchase high-quality, sterile potting mixes, and start with fresh mix every year. If you reused a container without thoroughly cleaning it, residual soil debris may have contaminated your plants. When reusing pots, always wash them in hot, soapy water, and disinfect them using a 90-10 waterto-bleach solution, then rinse well before planting. There’s also a chance that airborne seeds are landing in your pots. It’s less likely than the other scenarios, but possible especially if
your terrace is on the ground level and right above a lawn. Applying a quality mulch made of hardwood or pine bark (Spanish moss works, too) to the soil surface will go a long way toward eliminating weeds because seeds that settle on the surface will have difficulty germinating. Mulch also prevents light from reaching the soil, creating another deterrent; Spanish moss serves the same purpose. However, if seeds already in the soil have sprouted and taken root, mulch won’t likely dissuade them. For now, dig up the grass by its roots, then top dress with quality mulch. Following these guidelines should prevent a reoccurrence next year. Dear Jessica: My friend gave me, a plant she calls “Louis flower,” but thinks she made up that name. Can you please tell me what this plant
is, and in what conditions it will thrive? – Mary Ellen Gambardella Dear Mary Ellen: Your plant is rose campion (Lychnis coronaria). Growing up to three feet tall, the plant, with its velvety silver foliage, branched stems and showy magenta flowers, thrives in full sun and blooms in late spring and early summer. In addition, the clumpforming profuse bloomer is deerand drought-tolerant, and self-sows readily. If you don’t want it to spread, be sure to deadhead flowers as they fade. Rose campion doesn’t typically take kindly to being transplanted, so if you’d like to propagate it, collect seeds when they form, store them in a paper envelope in the refrigerator (away from fruit) and sow directly in the garden early the following spring. When my houseplants died, I felt relieved. Here’s why.
By Keri Wiginton Chicago Tribune I’m not the only one with a brown thumb. However, most people I know don’t have an existential crisis about it. But worry plagued me for months as I watched my plants perish. When I told a friend about my inner turmoil, he just laughed. He didn’t even notice a tree in his office had died until unswept leaves got in his way. “It seems to me that of all the things that could set one off, a dead plant ought to rank pretty low,” he told me. And I agree. I didn’t expect to hate my houseplants. I thought filling my home with tiny vessels of verdure would create a stressfree sanctuary. At least that’s what Instagram and my friends told me. “But it’s different to walk in the park than to try to keep a jade plant alive,” said Cheryl Rampage, a psychologist and senior academic and clinical advisor at the Family Institute at Northwestern University. “And being around anything that’s dying, that feels like your fault, isn’t likely to improve your mood.” After I potted my croton and calathea – and a handful of other botanical beauties – I expected instant relaxation. Instead, I felt strained. And that was before plant lives were lost. After awhile, I didn’t like how my houseplants made me feel: resentful and disappointed in myself. As someone with a history of anxiety and depression, these are familiar feelings. But not ones I associate with indoor gardening. “I think, for anybody, it’s a buzzkill to watch dying plants. But most people might just toss them away and not worry about them,” said Rampage. “But one of the features of anxiety and depression is elevated self-criticism. Everything becomes about you: what you did wrong, what you can’t do, what you don’t know how to do.” A wave of relief washed over me when my last sickly plant died. I thanked it and buried it outside. It turns out, surrounding myself with visual signs of my ineptness wasn’t a great idea. Don’t try to be perfect While no one likes to be 16

unsuccessful, disappointment can be especially tough if you internalize your failure. If you have anxiety or depression and you are bad at something, whether that’s plant parenting or meditation, it “can make you feel less successful in life,” Rampage told me. I also got unreasonably upset when I joined the adult coloring craze. I was terrible at it. But unlike a book of mandalas, I didn’t feel like I could just throw out my plants. My love of nature paired with anxiety – which sounds better when I call it selforiented perfectionism – made it impossible for me to get rid of living things middeath cycle, even when it was clear I didn’t know how to fix the problem. Getting a plant (or a pet) is sometimes a really good idea. It can give you a chance to think about something other than yourself. This can help some people change their relationship to anxiety and depression, Rampage told me. But these kinds of wellbeing interventions need to be tailored to the individual, she said. While Rampage doesn’t think I should have given up on my plants immediately, she thinks I should have changed course when it was clear I was destined for defeat.
“At some point, you’re just increasing the probability that you’re going to feel badly,” said Rampage. “And so the best thing to do is give the plant back to nature, rather than sit there and see it as evidence of your incompetence.” My garden beds have a happier ending When I moved into a new apartment last year, it came with a small raised garden bed. I decided to buy some starter plants and try outdoor gardening instead. I didn’t do much to get things going except pull some weeds and add some top soil and fertilizer. And like any good plant parent, I left my garden unattended for 35 days. I fully expected everything to be dead when I came home. But with nature in charge, my plants thrived. My kale, tomatoes and zucchini grew all on their own. There are a myriad of reasons why vegetation in garden beds, or the ground, can flourish without much human help, said Heather Sherwood, a senior horticulturist at the Chicago Botanic Gardens. For starters, their roots have more space to grow and they usually have access to more organic
material, which is good for the soil. Outdoor plants also get more direct sunlight and a beneficial temperature difference between day and night. “Another good thing is Mother Nature always makes it rain, sometimes 10 weeks in a row,” joked Sherwood. Indoor plants, on the other hand, require more vigilance and have a lot of specific needs. If those aren’t met – sometimes on a daily basis – they die, said Sherwood, who admits she has killed her fair share of houseplants. But if you really want some houseplants ... Get something you can forget about for months, like a snake plant – also called mother-in-law’s tongue – or a peperomia, the only houseplant I couldn’t kill. And learn to care for one plant before buying more. If your greenery starts to wilt or turn brown, do some research or call your garden-savvy friend before you give up. Your local botanical garden may also be able to help. But if your plant is a lost cause, and it’s bumming you out, give it back to the ground. And buy yourself some cut flowers. New construction inspections Are you purchasing a recently built home or building your dream home? A home inspection is recommended BY RICK in both JACQUEMARD scenarios. It is Flatirons Home recommended Inspections to have a home inspection on a new home at several points during construction. The walk-through with the builder is not enough. An inspector of your choice will be looking out for your best interest as the buyer, not the builder. The following are just a few of the reasons for inspections on newly built or under construction homes. The builder’s inspector works for the builder, not the buyer. Some builders hire their own third party inspection company to escort new homeowners around the home and look for issues. Inspectors that the builders provide are paid for by the builder and may not be impartial.

An inspector hired by the buyers are working in the buyer’s best interest. Most large national home building firms as well as many local builders will welcome a home inspector as another set of eyes. However, there are builders who do not want independent home inspectors on site. Buyers should make a point of having their own home inspection before signing a sales contract. Municipal building inspectors are not the same as home inspectors. Local municipalities and

counties follow building codes that are designed to keep people safe. Building codes are the minimum standards for construction of buildings. Building to code is simply complying with local minimum standards. Codes do not guarantee that best practices are used in constructing the house. Building inspectors make sure building codes are obeyed on behalf of the municipality they work for. A home inspector is an independent, third-party working for the home buyer. The fact that a house has just been built does not mean it is perfect. Your new home is a system of interdependent parts. Each individual part may have an impact on the operation the other parts. Considering all the subcontractors who participated in the home’s construction (roofers, carpenters, plumbers and electricians etc.) you can get a feel for the complexity of building a new home. If deficiencies or safety issues are identified during a home inspection, the builder can repair or correct them before closing.
Finally, the last thing the buyer of a brand-new home is considering is the possibility of selling at some point in the future. However, when you decide to sell your formerly new home, the next buyer will likely get their own home inspection. Deficiencies that date back to the original construction will be discovered, things you may never knew existed. At this point, will be too late to get the builder involved. A new construction home inspection will give you the benefit of a third party looking evaluating the house. It will give you valuable insight into the houses’ plusses and minuses, all houses have both. An independent home inspection can add value by evaluating the overall quality and design of the building, and it will give you a good idea of maintenance items to keep your eyes out for in the future. Exterior excavation: Exterior waterproofing involves excavating 6 to 8 feet down to the foundation wall footer and correcting drainage by installing new drainage tiles or a French drain system. Due to the extensive excavation required, exterior basement waterproofing is often more expensive than other methods. However, it carries the advantage of excluding water from the home and requires little to no ongoing maintenance once the project is complete. Interior excavation: Interior drain system waterproofing will address hydrostatic pressure – that is, the pressure of groundwater forcing its way through the basement walls or foundations. This method addresses water after it’s entered the basement and routes seepage areas to a sump pump system. These systems are less costly than exterior solutions, but they’re less ideal for a finished basement. Paul F. P. Whether it’s a soaked finished basement, or an unfinished basement with persistent leaks, water in the basement presents an immediate and stressful problem. You should quickly hire a waterproofing professional to address the issue. But you’ll find there are a variety of choices in basement waterproofing repairs or systems designed to tackle the problem, as well as opinions about which one is the most effective. First up, a professional basement waterproofer should determine how the water is getting in. No waterproofing method helps if it’s addressing the wrong thing. If you’re noticing water in your basement, investigating the solution should start outside your home. Make sure all your home’s gutters, downspouts or other drainage systems are working effectively and diverting water away from the home. The grade of soil around the foundation should encourage water to flow away from exterior walls, not toward them. Make sure mulch beds near the house aren’t

Even if you take all these steps, though, excessive rain or ground water pressure can still push water into your basement, and that’s where waterproofing systems come in. What basement waterproofing system should I get? Experts all agree that one size does not fit all for basement waterproofing. Every situation is unique, and the solution should be tailored to the job. Often, a combination of approaches is necessary. Waterproofing primer or paint
products: Most experts agree this is little more than a cosmetic solution. Such products can slow down a leak a bit, but they don’t address the original problem – they only cover up the leak point. Crack injections: This repair approach is generally only suitable for poured concrete foundations where seepage is originating from the walls (and not floors). Masonry foundations, such as brick, stone or cinder block, are not ideal candidates. Injecting an epoxy or polyurethane material into a crack can help prevent water from entering the basement, but some basement waterproofing companies regard this solution

Wallpaper, the great comeback of 2019 By Katie Laughridge Tribune News Service It is true what they say: If you wait long enough, old trends will make their way back into fashion (unless we are talking about shag carpet, in which case that can stay in the past!). One of my favorite comebacks of the last few years is wallpaper. Wallpaper is a style destined to come around again and again. Not only is it functional and beautiful, it also has a certain nostalgia that keeps us coming back to it. I love hearing about renovations where homeowners find layer after layer of wallpaper when working on the walls. They help tell the story of the home in a way few other elements can. Wallpaper and wall coverings in general are back in full force and are still a versatile, impactful way to dress up your home. When venturing into the colorful world that is wallpaper, remember: Fashion is something anyone can acquire; style is what you do with it. Wallpaper is the
perfect element to make your space unique, which after years of stark white and neutrals being the go-to trend, is something my fellow modern traditional enthusiasts and I welcome back with open arms. If you find the idea of adding wall coverings to your space a bit overwhelming, you’re not alone. Begin by thinking about what you want to accomplish with your wallpaper. Do you want to add whimsy to your space? Perhaps texture is something you are missing? Or you need a pop of print and color to take your room to the next level? All things are possible with the styles of wallpaper available today. While I am still a sucker for classic prints, I also find myself intrigued by the bold and beautiful prints of 2019. That’s why we tend to gravitate toward wallcoverings from Schumacher and Thibaut. Not only do they have timeless designs from all the way back in the 1920s golden age, they also have brilliantly designed styles that capture the personality
and color of the modern age. They have taken antique florals and turned them into vibrant tropical scenes that are true works of art. Don’t be afraid to experiment with wallpaper in smaller spaces, like bathrooms and hallways. These are areas without a lot of square footage for decor and can sometimes be difficult places to dress up. Wallpaper changes all of that. The right print can bring life and energy in a way that traditional paint just can’t. Another trend we’re loving is the statement ceiling. Using wallpaper on the ceiling might seem a bit over the top, but the right pattern can add texture. Whether you decide to branch out and try a statement ceiling or do a whole room, the most fun is finding the perfect print and making it your own. Adapted from nellhills.com.
