Taste of Tomato: Finding a way back into love apples Have you experienced the unbearable sadness of a lackluster tomato? Standing in front of the tables piled high with perfect, red, round fruit, BY CAROL we convince O’MEARA ourselves that Colorado State we know how University Extension, Boulder County to pick one that will be a tasty prize on our salad. Sadly, finding a commercially grown tomato with moan-worthy flavor is like finding a needle in a haystack. “Tomato is a particularly complicated flavor; there are many genes producing many different flavors. But it’s also a product of the environment, soil and tomato quality. And it’s highly subjective to each individual,” says Dr. Harry Klee, Horticulture Professor with the University of Florida and renowned researcher known for his work in breeding flavor back into commercially grown tomatoes. Modern tomatoes aren’t as flavorful – it’s been proven, says Klee, due to breeders selecting for size, yield, pest resistance, and other grower considerations. Each selection for these things often came at a small cost to the flavor of the tomato. Every small loss added up over decades to result in a fruit that doesn’t live up to expectations. “Imagine a symphony. If one violin leaves it’s no big deal, but when more and more leave, slowly the music changes. That’s what happened to modern tomatoes over the past 50 years,” Klee said. “We lost a sugar here, a volatile there. Selecting for larger tomatoes means less sugar, less flavor. There’s more sugar in smaller fruit.” Klee has an interdisciplinary team working on identifying the flavors consumers like, then working backwards to breed those genes back into the tomato. There’s a psychology of flavor, taste and smell, but also biology as well. taste happens mostly on the tongue but also other areas with taste buds, such as the soft palate. While taste is a major component of flavor, aroma also plays a role. Aroma from volatile chemicals in tomatoes is one area Klee is focusing on. “What happens in the mouth when you chew the tomato, it releases volatile chemicals that go up into your olfactory senses. Taste in the mouth is sweet, sour, salty, while flavor is from the volatile chemicals in the fruit. Volatiles are essential to good flavor. Test it yourself – take a tomato and hold your nose so you can’t smell it when you eat it,” said Klee. Crossing heirloom tomatoes with the modern elite varieties, Klee has developed several with great flavor. Making them available to the home gardener, he’s released them through Proven Winners as Garden Gem and Garden Treasure. Try them next year to see if you agree that they’re vigorous, disease resistant, and are flavorful. Weighing the cost of college: Homeownership delayed but earnings higher With school back in session, many students and parents face college decisions soon – and the steep costs of attending. It’s a decision with far reaching impacts BY TOM on both sides of KALINSKI the cost-benefit RE/MAX of Boulder balance sheet. On the cost side, since the recession college tuition has risen steadily and student loan balances have more than doubled, reaching about $1.5 trillion nationwide. The vast majority of current Colorado higher education students receive student aid. Nearly 90 percent of two-year students and 72 percent of fouryear students receive federal, state and institutional aid at Colorado schools, according to a report by the Colorado Department of Higher Education (CDHE}. That debt links directly to

today’s young adults impaired ability to buy a home. Nationwide homeownership for ages 24 to 32 fell from 45 to 36 percent between 2005 and 2014, reports the Federal Reserve. Increased student loan debt is linked to this age group’s homeownership rate dropping by two percent percentage points – resulting in over 400,000 young adults in the U.S. who didn’t own a home in 2014 because of the rise in debt. But the benefits of earning a college degree or technical certificate continue to make the investment worthwhile for

Colorado students. Colorado graduates see consistent wage gains within ten years, earning a median income of $50,000, $54,000 and $60,000 for certificate, associate and bachelor’s degrees respectively, reports CDHE. The highest return comes to those in science, technology, engineering and math (STEM). In industry trades, a one-year certificate program yields greater return than a four-year education. And the jobs are there. About 75 percent of all Colorado jobs and 97 percent of top ones – those that pay a living wage and have high growth rates – require a postsecondary credential, according to CDHE. The good news is that new student debt has leveled off at Colorado’s four-year colleges and declined at two-year programs. The reduction is in the proportion of Colorado undergraduates taking on debt and the average amount. The CDHE study resulted from

When choosing a Realtor, you are choosing a real estate professional to help you with buying or selling your home. How does the Realtor apply that information? A Realtor who is being coached develops skills and capabilities to integrate new learning and to adapt. Home inspections

Many people are surprised to learn that home inspections are not code compliant. Code compliance is the BY RICK responsibility JACQUEMARD of the local Flatirons Home municipality’s Inspections building inspector during construction. After a house is completed, important systems such as wiring, plumbing, and HVAC may be concealed behind walls which make them difficult to inspect. What home inspectors are really offering you is their opinion on the condition of a house and its systems at a certain period in time. The home inspection industry has largely resisted corporatization. Small inspection companies or individual inspectors must compete for your business. Because no one company has dominated the industry you may find that the quality of home inspections

varies. Some home inspectors write reports on their phone by checking a few boxes and spend just an hour or so on site doing the inspection. Other inspectors may spend several hours on site and then two or three hours more writing a report. They might even refer buyers to other professionals for items such as sewer scopes and environmental testing. A structural engineer may be called in if the stability/ integrity of a home is in question. Quality inspectors will also have excellent communications skills to be certain their clients are educated about what they are buying. There is no one correct way to do an inspection, though the client’s interests should always be paramount. Prices for home inspections can vary widely. I often get phone calls from people who are price shopping for a home inspection. While paying more for a home inspection does not guarantee a quality inspection, hiring the least expensive home inspector you can find is a great way of ensuring a poor outcome. Some inspectors

your new house at a level that makes you comfortable. Buyers should understand that even the most diligent inspectors may miss something. Buyers need to select a thorough inspector (or two) to work with. It is helpful to identify what level of risk you are willing to take with your house purchase. Some home buyers are risk-tolerant and may just buy a house and deal with issues after the purchase. Other homebuyers such as first time buyers or those with young children may have much less tolerance for safety issues or unexpected repairs. Shopping for the least expensive home inspection, in this case, is likely a poor choice. Hopefully these insights will help you make an informed home inspection choice. An inspector running this type of business is more vulnerable to missing something important. Other inspectors might charge more and deliver carefully written reports, doing fewer inspections being more careful and thoughtful about the inspections they choose to do. Some inspectors advertise a lot and market to real estate offices and may even have several employees. Other inspectors are one-person operations and let their work speak for itself and can stay busy simply by doing a good job. Home buyers must decide what type of inspection service best suits your needs. A few home buyers may hire two separate home inspectors on the off chance that one or the other may miss something. They are extremely concerned about knowing and understanding exactly what they are buying. This level of due diligence is not for everyone but highlights the need to investigate

Do I need to be worried about radon? By Paul F. P. Pogue Angie’s List

the best result. The most accurate information, however, comes from a professional radon test, which usually costs between $150 and $300. It is also often bundled into the cost of a standard home inspection. Many states require a new system be installed before home closing if testing indicates radon levels exceed 4 picocuries per liter of air. And the EPA urges you to consider installing a mitigation system if testing shows more than 2 pCi/L.

If you think about radon at all, odds are it’s because it came up during a home sale and created a hassle in the closing process. And indeed, it’s not really fun to think about radon – it’s a serious health problem that could lead to some costly fixes for your home. But you still need to be aware of it, because ignoring radon is much worse than addressing it. Where does radon come from? Radon is a colorless, odorless radioactive gas that comes from the natural decay of uranium that is found in nearly all soils. If radon shows up in your home, it’s not your fault. Any home – new or old, sealed or drafty, with or without basements – can have a radon problem. Radon is the second-leading cause of lung cancer, exceeded only by smoking. According to the Environmental Protection Agency, it’s responsible for 21,000 deaths per year.

There’s no easy way to check for radon. You can’t smell or see it, and even if your next-door neighbor has a test done, the levels can be different from house to house. You can use an inexpensive radon testing kit that you leave in your home for a few days, then send it to a laboratory for testing. If you purchase a radon testing kit, take care to follow the instructions exactly in order to get

What can I do about it? Here’s the good news: Although you can’t stop it from emerging out of soil, radon can be safely vented from your home. You’ll pay between $800 and $1,200 on average, although this cost can go higher for larger homes. The most common radon mitigation system drills a gap beneath the home to trap radon, then a fan forces radon out through a pipe. You can also use passive depressurization, which avoids use of a fan by

taking advantage of the home’s naturally rising air to expel harmful gases. However, they’re not as effective in homes with high levels of radon. Homes can also be made radon-resistant with sealing to minimize radon from getting in, but this is not as effective as mitigation. Your radon professional can help you determine the system that’s right for you. No federal agency licenses radon contractors, so check for state licensing and local requirements. After the work is done, conduct another test yourself or with an independent contractor to verify the radon has been removed. The EPA also strongly recommends that all new homes, even those that have been built with radon resistance or mitigation, be tested after occupancy. Paul F. P. Recasting vs. refinancing In many cases, homeowners believe that if they pay off a large portion of their loan, they’ll need to refinance in order to see their monthly payment decrease. In fact, loan recasting accomplishes the same thing, but does not incur additional closing costs like refinancing sometimes does. The lender will re-amortize the mortgage, with the same interest rate, to reflect the months or years left and balance owed for the mortgage. How much does a loan recast cost? On average, lenders charge anywhere from $300 to $500 to recast a home loan. However, not all lenders allow it. Borrowers should first consult with their lender to see if loan recasting is an option. The fee to recast a loan is a small price to pay when compared with the amount homeowners will save by lowering their monthly payment. Is a loan recast right for you? Recasting may be the best option for you if your mortgage interest rate is lower than the current average rates. Recasting simply lowers your monthly payment. It does not change the length or interest rate of the loan. First-time homebuyers, now is the time

It is never easy to be a first-time homebuyer, but now is the time to pay attention and get rolling to purchase a home. Interest rates are low and financing programs are available with lower than 20 percent down payment required.

It’s never been easy to be a firsttime homebuyer, especially in Boulder County. It was just as tough 40 years ago, but the numbers were entirely different BY DUANE back then. When DUGGAN I started selling Realtor and Author real estate in RE/MAX of Boulder Boulder in 1978, Baseline Subdivision houses east of 30th Street and north of Baseline Road were selling for $27,000. I remember showing one to a buyer who said it was crazy for these houses to be $27,000, and there was no chance they would ever break $30,000. It seemed like so much money then, nearly insurmountable for a first-time homebuyer. Moreover, mortgage interest rates continued to climb through the mid-1980s, all the way up to 16 percent. Now in 2019, those same Baseline Subdivision homes are selling for over $600,000, which is the 14

entry-level price for single-family homes in the city of Boulder. The good news is that interest rates are staying steady at a historically low rate of around four percent. In Boulder County, real estate booms have lasted around five years at a time over the last 40 years. The recent boom starting in 2012 has run for seven years. Currently, the median-income wage- earner can’t afford the median-priced house. When that happens, a real estate market cools down a bit, inventories start to rise, and there is less competition for homes when they first come on the market – which is what we’re seeing in the housing market now. Again, it is never easy to be a first-time homebuyer, but now is the time to pay attention and get rolling to purchase a home. Interest rates are low and financing programs are available with lower than 20 percent down payment required. First-time buyers usually have the challenge of coming up with the down payment to make a first purchase. In the city of Boulder,

loan limits can make it even tougher due to the amount of down payment required. However, in the rest of Boulder County and into Weld and Larimer counties, home values, loan limits and loan programs are such that they could be the perfect combination to make that first home purchase. Federal Housing Administration (FHA) loans FHA loans have long been the “go- to” loan program for lower down payments and credit scores. In fact, if the price of a home and the loan limits line up, a homebuyer can be approved with a 3.5 percent down payment. Nevertheless, the current loan limit for Boulder County is $626,750, so it barely scratches the surface to be helpful within the city limits of Boulder since the least expensive single-family home is in the $600,000 range. The median-priced home in Boulder at the end of the second quarter 2019 was $990,000. In Longmont, however, where the median-priced home is $435,000, there is plenty

of room for FHA financing. Mortgage insurance is required for FHA loans, which allows the lender to accept more risk. The disadvantage to the homebuyer is the additional expense of the mortgage insurance. Colorado Housing Finance Authority (CHFA) CHFA and its lender partners have helped over 100,000 homebuyers in Colorado achieve homeownership. In fact, CHFA provides homebuyer education classes, helping first-time homebuyers learn about the homebuying process. CHFA programs generally mirror the FHA programs because the current loan limit of $484,350 makes it tough to afford a first home in most of Boulder County. U.S Department of Veterans Affairs (VA) Lacking a local military base, Boulder County has never been a huge market for veterans. However, we do have veterans that choose Boulder County as their

home and they should compare VA financing opportunities to other options. Typically, VA loans are generous in terms of no down payment and tend to be more lenient in terms of qualifying. The current VA loan limit for Boulder County is $626,750, but contact your lending professional for possible exceptions to that limit. U.S. Department of Agriculture (USDA) Years ago, we used to call these farm home loans. In fact, these loan programs target rural areas. When I started selling real estate in 1978, even Lafayette and Louisville still qualified for these loans. No longer! Today, you can still apply for these loans for homes in rural areas of Boulder, Weld, and Larimer counties. Even though the name implies that the property is a farm, this is not necessarily the case. Some of their programs allow 100 percent financing. There are geographic limits, income limits, and loan limits that can make it difficult to qualify, but it might be worthwhile to contact your lending professional to see if you do.

Conventional-Fannie Mae and Freddie Mac Conventional loans, widely known as Fannie Mae and Freddie Mac loans, provide a mortgage base to the housing industry. These institutions created by Congress provide liquidity to banks and mortgage companies that make loans to finance the purchase of homes. For first- time homebuyers, loans with 3% down are available as long as the homebuyer qualifies for the monthly payment. In Boulder County, the loan limit is $626,750. Home Renovation Loans Maybe all the fix and flip TV shows make renovating a home a common desire for firsttime homebuyers in order to save money by buying a fix-up property. There are a few loan programs out there if this is the direction you want to go. FHA 203(k) loans are designed for homebuyers who would like to rehabilitate a home. This FHA loan bases the value on the improved value of the property and thereby finances the improvements within the

first mortgage. This program still comes with a 3.5 percent down payment. Fannie Mae and Freddie Mac also offer home renovation loans that will include the cost of improvements within the first mortgage and a 3% down payment. Teachers, Police Officers, and Firefighters – There are loan programs specifically designed to help teachers, police officers, and firefighters buy their first home. The benefits could include low down payment and a more attractive interest rate. Down Payment Assistance CHFA, mentioned above, offers down payment assistant grants that do not need to be repaid, if you qualify, CHFA even offers second mortgage loan programs that can contribute to your down payment when you are using a CHFA first mortgage loan program The State of Colorado has created the First-Time Homebuyer Savings Account program. A maximum of $50,000 can be contributed to it and can grow

to $150,000 without accruing state income tax. This homebuyer savings account allows people other than a homebuyer to contribute to the fund, such as family members or even wedding guests! *Check with local municipalities for other possible down payment assistance programs. In summary, now is the time to get on track to buy your first home! Check with your Realtor® and mortgage lender to come up with a plan that works for you. Leased solar panels cause confusion between seller, buyer By Ilyce Glink and Samuel J. Tamkin, Tribune Content Agency Q: I’m confused about when sellers are supposed to shut off utilities and how these get transferred. I thought that, typically, within a day or two post-settlement, the buyers would transfer utilities into their name, establish new accounts, etc. Here’s what happened to me. I recently sold a home that included a leased solar system. The buyer was required to assume the lease, similar to the normal utilities for the property. The buyer switched the rest of the utilities into his name but failed to assume the solar lease. A short time after settlement, one of the buyers had a stroke, which may have overtaken other mundane matters like the assumption of the lease. Since the lease was part of the sales agreement, is there a default on the part of the buyer? Am I required to continue making payments? If so, do I have any recourse? A: Here’s the bad news: While your sales contract may have required the buyer assume the lease on your solar panels, the obligation on that lease is yours. You entered into a lease with the solar company to lease the panels. Under that agreement, they’re your landlord and you’re the tenant. Your problems started when you assumed that because you required the buyer to assume the lease, it would happen automatically. You took your foot off the gas pedal, but you

shouldn’t have. Before you closed on the sale of your home, you should have received a document from the solar company indicating that the buyer had been approved as a new tenant under the solar lease. It was up to you to make sure that the buyer had assumed the lease before the closing. The closing was your leverage. When it comes to general utilities, like electricity, gas, cable, phone, TV, sewer and water, in most cases, the sellers cancel their service and the new buyers set up their new service. Some municipalities may require the seller to pay off any balances owed on water, sewer and other local charges, bills and penalties before allowing the sale to occur. But once the sale occurs, the seller is on the hook to pay whatever was owed before the account was shut off; and the buyer is on the hook for whatever is owed from and after the new service was

established. And, if the buyers don’t establish new service for these utilities, well, that’s on them. Has your buyer has defaulted under the contract? In a sense, yes, but your remedies under the contract might be limited. In many states, there is a legal concept that says the obligations and representations made by the parties in the contract end at the time of the closing. In some other states, those obligations that clearly should survive the closing can be enforced even after the closing or settlement. Assuming that you can use the contract to go after the buyer, it may be expensive to do so. On the other hand, if the buyer is using the solar panels and is not paying the lease costs, and you’re not paying the bill, your credit history is being harmed. The solar panel company will report you as not paying on the lease or paying late. In either case, your credit score

and credit history are negatively affected, so there is a cost to you. Are your buyers confused about who actually owns the panels? Perhaps your buyers believe they own the solar panels and may not remember that the solar panel company exists. The solar company likely has the right, under the lease, to repossess the solar panels. That would result in the company taking them off the roof and hauling them away along with the other equipment they own. That would be unfortunate. So, you should have a conversation with your buyers to discuss what would happen if the solar panels are repossessed, and to remind them that they need to move the contract into their name. Start with a friendly conversation. After all, they’ve had some hard luck since moving into the home and perhaps this just hasn’t risen to the level of “emergency,” with so many other considerations. If you try and they still won’t take action to change the name on the lease, talk to an attorney that litigates cases to sue the buyer to enforce the terms of the contract. Gloriosa daisies are summer stunners

By Norman Winter Tribune News Service The Garden Guy has the tendency each week to tell you about the latest and greatest plants for the landscape, but this year I have been reminded that there are some flowers that have stood the test of time and should always be included in the landscape. This is

precisely where gloriosa daises fall in the list of plants. I’m a little worried that young gardeners aren’t getting the ample opportunity to not only see these plants but to find them for sale at the local garden center as well. If you’re a young gardener you may not know that 24 years ago was a pivotal moment in gardening, with 1995 being the year that

the Indian summer gloriosa daisy was selected as an All-America Selections Winner. Indian summer is simply put the most incredible black-eyed Susan or gloriosa daisy to be developed. It actually blooms with monolithic six to nine-inch sized blooms and does so in the first year from seeds. It is the ultimate cottage garden flower and brings in pollinators. Its beauty always makes it the attention grabber in the landscape. Then, 16 years ago in 2003, prairie sun was chosen as an AllAmerica Selections Winner giving you the option of a gloriosa daisy with a yellow primrose halo on the margins and a green eye or cone. The flowers are just a tiny bit smaller, but I promise you won’t notice. The next impetus for the gloriosa daisy to be America’s flower was in 2008 when Benary Seed debuted the Denver daisy for the 150th celebration of the city of Denver. Instantly everyone fell in love with this flower. It is just a little shorter but vibrant in color, with bold yellow accompanied by a bronze halo around the dark cone. These rudbeckia hirta varieties are cold hardy in zones three to eight, but as an annual everyone can enjoy their sizzling color. Most gardeners treat them as annuals, short-lived perennials or reseeding annuals, giving you a variety of looks in subsequent generations. They will top out at 2.5 to three feet with a two-foot spread. This summer at The Garden Guy’s house I have combined prairie with blue boa agastache, vermillionairie cuphea and all of

the rockin’ salvias. The look has been stunning, and the pollinators active. Son James has used both in his commercial designs with uproar rose zinnia and Hawaiian ti plants for a little tropical beauty but also an assortment of pollinators. Then at the local mall or lifestyle center he used prairie sun in giant containers with mandevillas, rockin’ salvias, variegated plectranthus and pastel yellow lantanas. I assure you mall traffic has been mesmerized. Tight, compact clay or soggy soil yields less than satisfactory results. So, if you find yourself in this situation, incorporate 3 to 4 inches of organic matter like compost, peat or humus before planting. Set your transplant in the soil at the same depth it is growing in the container. Finish the task by applying a layer of your favorite mulch. With gloriosa daisies like prairie sun, Indian summer, Denver daisy or shorter selections like corona and cappuccino, the beauty of your garden will command attention from visitors all summer – and simultaneously you’ll be bringing in bees and butterflies followed by birds for the seeds. Fall into autumn: 3 ways to ease in to a new season

By Katie Laughridge Tribune News Service I admit I am an early decorator – I like to enjoy my holidays and seasons for as long as possible – and fall is my absolute favorite. I just love sweater weather, hot tea and all the leaves turning into earthy, warm hues. So yes, the shop is already an autumn wonderland. However, I understand some people may want to wait until the weather drops

below 80 to fully indulge, which is why I wanted to share three quick tips for falling into fall – without having to fully commit to the season. Switch out floral accents The first thing I do when preparing for a seasonal change is change up the florals and greenery around my space. I have bud vases and containers galore, the perfect vessels to switch up every season for a new look. Small changes can

make a big difference. Change out vibrant sunflowers for fall sunflowers with a dusty hue and antiqued feel. Switch bright green boxwoods for cranberry boxwood sprays to bring in the warmer tones we love during the fall months. I also love incorporating traditional elements like acorn branches and wheat to my displays to bring in hints of fall without going straight to fall leaves. Looking for more floral options? Try orange Allium or

Wild Lantana bunches for fall hues that pop in any arrangement. Refresh vignettes and mantels Since we are easing into a new season, there is no need for a complete overhaul all at once (unless that's your style). Start by playing with smaller vignettes and mantles. We mixed springy green and our year-round favorite, classic blue-and-white ginger jars with pops of orange, yellow and a pumpkin or two to start the transition on one of our mantels. It creates a soft look and provides a nice mix of seasonal elements. Warm metals are great, versatile materials to mix into your displays for a transitional look.
