AT HOME COLORADO

As you make your way through town, keep your eyes peeled for steeply sloping gables, shake-shingle roofs and wavy gingerbread trim, the trademarks of a Cinderella-inspired house. (Sean McIllwain).

We’re all familiar with the name Cinderella. For some, the mention conjures imagery of an enslaved stepdaughter, BY SEAN a glass slipper, MCILLWAIN a pumpkin Mod Boulder carriage, two mice and one Prince Charming. For others of a more architectural ilk, the word Cinderella may evoke the image of a high-gabled, shake-shingled gingerbread house designed by LA builder Jean Valjean Vandruff. While the fairytale’s narrative is no doubt enchanting, this is a column about housing and real estate. Originally from a small town outside of Tulsa, Oklahoma, Vandruff journeyed westward to California in 1941. After an enlisted stint as a World War II bomber pilot in the Army Air Force, Vandruff returned home to study architecture at USC. Bored with the desk life of an architect-in-training, Vandruff left USC to pursue a career in home construction. In 1954, Vandruff built his first Cinderella Home for his brother, Shannon, in the town of Downey, a sleepy community outside of Los Angeles. In the mid ’50s, ranch-style homes were all the rage in California, with their singlestory, low-slung architecture. Vandruff’s version, however, had

a few unusual twists that set his design apart, including steep gables, shake-shingle roofs, and decorative gingerbread trim. Why the fairytale look? Vandruff was out to sell a fantasy. Through their fabled design, these storybook homes appealed to the nuclear family – and specifically, the housewife – at the dawn of the Atomic Age. Touting easy-to-navigate floor plans and user-friendly appliances, the Cinderella Home was meant to help free the Atomic-Age housewife from “the drudgery of household chores”. Kitchens had cut-out windows so mothers could keep a close eye on children playing outside, and bathrooms were designed to be both colorful and inviting, some even accessorized with carriage and slipper-themed tiles. Brochures from the era advertised that buyers of the higher-end Royal Cinderella House would be bestowed the luxuries of a $40,000 home at a selling point of only $27,000. Features of the Royal Cinderella included a single-story floor plan for privacy, durable castiron kitchen sinks, wall-to-wall carpeting, and “dramatic and artistic tropical planting areas” to help bring the outdoors in. As the suburban sprawl unrolled far and wide after World War II, many families were looking for big style on a small budget. After several large-scale build outs, Vandruff’s business licensed the Cinderella House

design to other developments as far away as Wichita and Houston. Vandruff estimated contractors built nearly 6,000 Cinderella Houses during that era. “Nobody would put in the effort that I put into designing house plans,” Vandruff said in an earlier interview. “I’m a perfectionist. They had to be just, just, just right,” he said, not unlike the slipper that fit Cinderella’s foot on the night of the ball. Even though Vandruff trademarked the name “Cinderella”, it was impossible to prevent competitors from using the term in their own marketing efforts. “There were a lot of imitators,” said Chris Lukather, a Cinderella-Home enthusiast and manager of the site TheCinderellaHome.com. “But they’re not all Cinderella Homes.” This mimicry is likely the case with the Cinderella Homes sprinkled throughout Boulder. Here, tract home builders of the Atomic Age drew inspiration from various architectural styles, and were undoubtedly influenced by the fantasy presented in Vandruff’s design. Home inspections / exterior

The exterior home inspection is a unique category that contains portions of other major components that are further BY RICK inspected in their respective JACQUEMARD Flatirons Home locations. Inspections A thorough inspection of a home’s exterior is critical as conditions on the outside may also affect the integrity of the interior. This is a cursory overview of a few of the larger problems that are frequently identified during home inspections. Inspectors will make a visible inspection of the grounds around the house to see if rainwater is draining away from the structure or towards it. Rainwater that drains towards the house could damage the structure, weaken the foundation and allow water to get into the basement or crawl space. Gutter downspouts should have extensions to carry water away from the house. The amount of rainwater coming

off the roof could be in the thousands of gallons and if the water is discharged alongside the foundation, the water can cause interior damage. It is recommended that homes in traditionally wet areas have sump pump systems to remove water from under the house. Plants or trees growing too close to the house can damage the siding or roof covering; trees planted too close to the foundation may damage the foundation; untreated wood and ground contact can cause rot; overgrown landscaping can cause poor drainage and erosion. Roof leakage caused by old or damaged shingles/tiles or improper flashing is a common problem. Shingles that look curled from the ground indicate an old roof. This type of curling almost always happens on the south side first. It may be easy and inexpensive to repair damaged tile and shingles and to re-caulk the roof penetrations if found in the early stages. Some homes have class 3 or 4 impact resistant roofing which can save a good amount on insurance premiums. You or

your inspector may have to get this information from the installer as it may not be visible after installation. Determining the exact age of a roof may have an impact on insurance premiums. Chimney repairs can be another large expense. When buying an older house with a masonry chimney, take a close look at it. Missing mortar between the bricks typically won’t be a major repair, but missing bricks and large cracks in the walls can sometimes mean the upper portion of the chimney needs to be re-built. As with roofs, be sure to look at every side of every chimney. Poorly maintained siding is another area where the exterior can affect the interior of a home. Hardboard siding begins to swell and then literally fall apart when it rots. Deteriorated hardboard siding is usually quite easy to detect. The north sides, areas not protected by soffits (overhangs), and the areas closest to the ground will be the first areas to show age and/ or deterioration. When hardboard siding is badly rotted, it gets mushy. Defects with stucco siding may be difficult to identify from the

exterior. Stains below windows are an obvious warning sign that there may be hidden damage. Rotten wood windows that have been patched and painted may look fine from a distance, but it’s usually easy for inspectors to spot damaged areas when up close. Aluminum clad wood windows can completely rot apart on the inside yet leave no visible evidence at the exterior. The windows that will rot first are the ones that aren’t protected by soffits (overhangs). Your home’s exterior needs to be more than just attractive. The exterior components act together to keep the interior of your home warm, dry and moisture-free. All the parts of your home’s exterior must be attached properly. If one piece fails, it ruins the integrity of the entire system. All these areas and more should be covered in any inspection of the exterior of a home. Boulder tops U.S. housing market for growth and stability

Boulder homeowners breathe easy: your home has zero chance of losing at least five percent of its value in the 10 years after purchase, BY TOM according to KALINSKI SmartAsset’s RE/MAX of Boulder analysis of 25 years of U.S. housing data. In fact, Boulder leads the nation, ranking No. 1 for home value stability and growth for the fifth consecutive year. Colorado dominates this year’s home value growth and stability rankings with three Colorado metros in the top ten – Boulder, No. 1; Fort Collins, No. 4; and Denver-Aurora-Lakewood, No. 8. Metro areas in Texas, California, North Dakota and Wyoming round out the top ten. Boulder’s housing value increased 268 percent over the 25-year period from 1994 through 2018, which is the fourth-highest percentage of metros in the study’s top 10, and fifth-highest overall. “For those looking to invest in real estate, Boulder is a safe bet and is in one of the best states in the country for homeowners,” the report states. Home values in Fort Collins grew 245 percent for the same period with a two percent chance of at least a five percent decline in their home’s value within 10 years of purchase. Denver-Aurora-Lakewood rose from ranking ninth last year to eighth in the country for home

But Denver-Aurora-Lakewood homeowners face a 17 percent risk of home value decrease of at least five percent in value within the first 10 years of purchase. SmartAsset rankings are

based on Federal Housing Administration (FHA) data for 358 U.S. metro areas between the first quarter of 1994 and the fourth quarter of 2018. Two metrics were analyzed: stability, or the probability of a significant price decline of five percent or more at any point over 10 years after home purchase, and overall home price growth over the period analyzed. Since maintaining and increasing the price of your home over time is one of a home buyer’s chief concerns, Boulder is in a good position. A ranking of zero percent chance of five percent decline reflects low volatility in the housing market. “A stable housing market requires years of consistent performance, so it’s not unusual that places repeat year after year,” SmartAsset reports. The Heart of Equity Colorado Is Its People By Pam Moore, for At Home

I

f you’re looking for an established Front Range real estate brokerage that’s committed to putting your needs first, check out Equity Colorado. Established in 2009, their Northern Colorado office, in Longmont, has been serving the community since 2010. Though the dividing lines are not distinct, says Managing Broker/Owner Nancy Umbreit, the Northern Colorado office mainly covers Boulder, Larimer, and Weld counties, with agents covering some of Adams, Jefferson, and even Denver counties. The full-service brokerage’s agents work with both buyers and sellers in all types of real estate markets, including Residential, Commercial and Land. Umbreit established the Northern Colorado office nearly a decade ago. Right away, she was attracted to the company because of their unique business model. “Our fees are very low with agents receiving the same or better service, tools, and technology as the full 12

cost brokerages,” explains Umbreit. “I loved the fact that my agents would get to keep a lot more of their commission while giving their customers better service.” She’d been working for another brokerage when she interviewed with Equity Colorado. “I wanted the job immediately,” she recalls. Because Equity Colorado’s agents keep a greater percentage of their sales commission, they have the opportunity to take on fewer clients, which allows them to give each client more of their time and attention. Umbreit describes a scenario where a Realtor earns a $12,000 commission. In a traditional brokerage, they’d share up to $4,000, or more, of that fee with their brokerage. In contrast, Equity Colorado Realtors pay the brokerage only $500. How do they keep the fees so low? “They’re not paying for the [large] building or coaching or anything they don’t want,” Umbreit explains. Equity Colorado, she says, spends very little on advertising, seldom uses assistants and does not require agents to rent unnecessary office

space or to hire expensive coaching services. When Realtors do want support, Umbreit makes sure they have it. The brokerage recently relocated to a charming, historic space in downtown Longmont. One of the selling points was the large conference room, an ideal setting for trainings and seminars. Umbreit offers four classes a month. “I’m always working on classes for my agents to keep them up to date on current topics,” says Umbreit. “They love the education.” The new office space also offers all the amenities a Realtor might need, like copiers, scanners and private office spaces. The most important resource for Umbreit’s team, however, is Umbreit herself. “I always help them find a solution. If I don’t have one I get it. I’ll call a lawyer, I’ll call my boss, I’ll call CAR (the Colorado Association of Realtors), I’ll call anybody I have to get the answer they need.” Umbreit’s investment in her team has certainly been worthwhile. While she was initially drawn to

Equity Colorado because of their low fees, she’s still enthusiastic about the company because of her team of hard-working Realtors. One of the best parts of her job? “Teaching [my agents], growing them, being with them,” she says. “I’m available from nine in the morning until 7 p.m. by phone and then usually 7 to about 11 p.m. by text or e-mail.” She remembers the frustration of sharing up to 40 percent of her commission fee with her brokerage as a new Realtor yet having to wait, oftentimes more than 24 hours, to get her questions answered. For this reason, Umbreit adheres to a strict policy: She strives to always answer her agents’ questions within 90 minutes. Though Equity Colorado is committed to building and maintaining strong relationships with their clients and among their team of Realtors, they’re also focused on adopting new technology to stay on the cutting edge of the fast-paced real estate industry. search to make homebuyers’ experience as simple and effective as possible. Equity Colorado understands that timing is key in today’s hot real estate market. They boast a “New Listings Notification” that gives their clients the advantage of seeing new homes the moment they’re listed. Their team understands that, even under the best circumstances, moving is a stressful life event, and they are committed to taking on that stress and making the experience as smooth as possible for every single client. While we shouldn’t expect to see technology’s role in real estate transactions receding anytime soon, Umbreit says technology will never replace the heart of Equity Colorado – its people. She is proud to say that the quality of her agents has remained consistently high. “The people all the way up the ladder have stayed talented and loyal to our basic concept – to be fair and just to everyone, especially our agents and our clients.” There are approximately 85 agents currently working out of the Northern Colorado office, all of whom imbue their work with a sense of pride. This is no coincidence; Umbreit is committed to creating a culture where Realtors treat their occupation as a profession, rather than a job. “I want [my team] not just to be able to sell houses. I want them to represent the industry and my branch with professionalism and integrity,” says Umbreit. Those very qualities, Umbreit feels, are what keep clients coming back. “Nobody’s out just to make a buck,” she says. Umbreit makes sure all of her Realtors understand the importance of putting the client’s needs first. “Take care of the client one time and you’ve got a client for life. Take care of yourself one time and you’ll never see that client again.” One thing is for sure: Equity Colorado takes excellent care of its clients.

Hummingbirds fun for garden Lawnmowers droning, cicadas buzzing, the slightly skewed tune of ice cream trucks – some sounds are the songs of summer. But of all the BY CAROL noises that O’MEARA are part of the Colorado State University Extension, season, there’s Boulder County one sound that sends my spouse and me running to windows or out the door, eagerly searching for the source: the high trill of hummingbirds in flight. If you’re hearing hummers whirring overhead, it’s not your imagination; we’re into the season of migration for hummingbirds. They pass through our area

twice each year, heading up to the mountains from mid-April to mid-May. They don’t linger in our yards at that time, since there are few flowers for them to sip upon. Hummingbirds are some of the world’s smallest avians; their family contains the smallest of all birds. But don’t let their size fool you; males hummingbirds have attitude and are fiercely territorial. This results in aerial battles that look like hockey games with body checks and moves to interfere with flight paths. Hummingbirds have specialized wings with shoulders that can move 180-degrees. This, plus thin primary flight feathers at the tip, allows for rapid flight, hovering, and the ability to fly both forwards and backwards. beats. They feed primarily on nectar produced by flowers but get protein by dining on tiny insects or spiders as well. To sup on the nectar, hummingbirds hover in front of the flower and extend their long, split tongues. Small, hair-like lamellae on the tongues trap the nectar for the hummingbirds to pull from the flower to drink. Once in their mountain home, they nest, then head back down in stages beginning in early July. For this reason, the time to hang hummingbird feeders is on the fourth of July. Males are the first to head south, leaving the females and juveniles to linger in the mountains. After spending time alone with the youngsters, females are the next to migrate through, with juveniles trailing behind. In this leisurely migration, broadtails, rufus, black chinned, and calliope hummingbirds will visit our yards through September. Once they’ve learned that your yard is a buffet for them, hummingbirds remember where they’ve fed. If you have feeders out or flowers they love, they’ll visit you again next year. Attract hummingbirds to your yard by adding the color that calls to them as they wing past, particularly reds, oranges,

pinks, and purples. Agastache, penstemon, honeysuckles (Lonicera spp.), and currants (ribes spp.) are good choices to plant, but for a longer list of flowers to attract hummingbirds, visit gilpin. extension.colostate.edu/programs/ mtn-hort/hummingbird. Keep a small amount of sugar water in your feeder, replacing it every three to four days. But because we don’t get a lot of hummingbirds at any given time - they stop, take a drink, then keep migrating - use little feeders, one-quarter full, and change the sugar water often or it ferments. You don’t want to get the little guys drunk - they’d be easy prey for predators if disoriented. Mix your own with four parts water to one-part sugar, and skip the food coloring, which is harmful to hummingbirds. Bring it to a boil to dissolve sugar and get rid of impurities, then refrigerate it until your feeders need a refill. Carol A. Poor lighting can make a home feel dark and gloomy, while a well-lit home can feel bright and welcoming. Lighting can also be used as a stylized element to improve nearly any room of the home. From ceiling pendants to wall sconces and chandeliers, a number of traditional and innovative lighting solutions can help you enhance your space whether you are looking for elevated aesthetics or more functionality.
