Can you use restricted stock income to qualify for a mortgage? Agreement delineating the vesting schedule, terms and conditions. When considering future income from restricted stock, the underwriter will often use the average stock price for the previous year instead of basing it on forecasted gains. Many large companies, like Google, Ball Aerospace, Wells Fargo and the like, offer employees additional compensation in the form of BY MICHAELA restricted stock. PHILLIPS When applying Guaranteed Rate, Inc. for a mortgage loan, some lenders will consider the would-be borrower’s restricted stock as part of their income and some will not. Let’s take a closer look at restricted stock income and how it can help the procurement of a home loan. What is restricted stock income? Restricted stock, also referred to as letter stock and section 1244 stock, are unregistered shares given as compensation. This type of stock vests over time, or when certain milestones are met by the employee. On occasion, restricted stock is offered in lieu of stock options because the company
wants to prevent the offloading of stock during a merger, or keep founding employees in the company during initial start-up years. The income from restricted stock is included on the employee’s W2 as taxable wages; if an 83(b) election is made, the value of the restricted stock will be reflected as income on the W2. Using restricted stock income to secure a home loan Lenders set forth certain stipulations for potential borrowers interested in securing a home loan with restricted stock income. The company granting restricted stock must be a publicly traded company and no more than 35 percent of the income can be comprised of restricted stocks. The lending company will also need to see documentation of the vesting schedule. The individual will need to have at least two consecutive years of restricted stocks given and vested with the same company. The bank also needs to see documentation pertaining to the Restricted Stock
Who allows restricted stock income for loans Freddie Mac will allow the use of restricted stock income while Fannie Mae will not. When using restricted stock income, it’s important to be prepared before applying for a mortgage. The restricted stock agreement, W-2s for the previous two years, balance of vested and unvested restricted stock, and bank statements will be needed. More importantly, jumbo lenders will also allow restricted stock to be included as part of income when applying for a loan. Often times, would-be borrowers who are compensated with restricted stock income require jumbo loans that Freddie Mac won’t provide. Nationally, jumbo lenders provide loans over $484,350. In Denver County, those loans are even higher at $561,200 and again higher in Boulder at $626,750. If you’re an employee who received restricted stock options as compensation, you can use the income generated from this to apply for a home loan. Average and median prices of single-family homes
Over my career, many people have asked me about the pricing hierarchy in our real estate market. By pricing hierarchy, I mean BY DUANE comparing the DUGGAN average and median prices Realtor and Author RE/MAX of Boulder of homes in our various market areas. California first coined the term “drive until you qualify,” as in the distance you have to drive from a metro area where the jobs are to where a home might be affordable. Now is a perfect time to make this comparison in the current market since statistics are now available for the first half of 2019. The statistics come from our local Multiple Listing Service (MLS) known as IRES. The information is then reviewed and tabulated by Todd Gullette, managing broker at RE/MAX of Boulder. Here are the rankings of average and median single-family home prices in the nine market areas that

we monitor. The areas are defined as follows: Boulder is defined as any area within the city limits; the mountain category is any area west of Boulder, not in any city limits but within Boulder County; Louisville, Superior, Lafayette, Broomfield, Erie, and Longmont are within those respective city limits; the Boulder County market is any area on the plains that is not within one of the mentioned city limits. Since we are talking “median,” let’s take an example of purchasing power in the high and low markets. In 2019 the median
family income was $113,600. Factors vary, such as taxes, insurance, family debt and interest rates, but in general, a $113,600 income will qualify for about a $400,000 loan. That amount is far short of the $990,000 median home price in Boulder. In Longmont, the median family income is $66,349 which would qualify for a loan of about $225,000. Again, far short of the median home price of $435,000. Once the numbers are this distorted, a market tends to slow down until incomes catch up. Can you buy a house without a Realtor?

By Sarah Li Cain Bankrate.com Most of the time, homebuyers opt to use a Realtor to help guide them through one of life’s largest financial transactions. A real estate agent’s job is to match you with a home that fits your budget and lifestyle needs, and help you navigate making an offer, negotiations, the home inspection and closing on your new place. If you’re wondering whether you need a Realtor to buy a house, the answer is no. Some buyers may hesitate to use a Realtor because they don’t want to be saddled with Realtor fees. Typically, though, buyers don’t pay the commission; sellers do. The commission is about five to six percent of the home’s purchase price and is split between the listing agent and buyer’s agent. Oftentimes, sellers build this fee into the price of their home, which means you might pay more for the house. Still, going it alone can be a risky bet. Before making your decision, learn the pros and cons of buying a house without a Realtor to see if it’s a good idea. Reasons for buying a house with a Realtor’s help Real estate agents are professionals who work on your behalf and advocate for your interests. for them so you want someone on your side who has your back in negotiations and can help you understand the complex lingo in contracts, for example. Laurie Blank, a licensed Realtor with Edina Realty in Minneapolis, says that unless you’ve been through the process of buying property before, it’s a better idea to go with a Realtor than not. “There are too many legal loopholes and fancy terms that can get overwhelming and confusing for someone who’s not well-versed in the real estate business,” Blank says. “It seems too risky, considering real estate agents are there on a daily basis to help people make decisions, using their experience and continuing education requirements.” Here’s what you’ll have to do yourself if you buy a house without a Realtor: • Find homes that match your budget and needs. Property search sites give you a sampling of what’s available, but you’ll have to research whether asking prices are justified based on comparable home sales in the area. • Dig up facts on a neighborhood, including ones that a seller might not disclose that could be important to you. • Negotiate an offer, including the price and other clauses and contingencies in the
purchase agreement. • Navigate the home inspection, and negotiate repairs or credits with the seller. • Decipher paperwork that could be filled with complex jargon and terms you don’t understand. • Request and review seller disclosures. You might not know what to ask for or what sellers in your state are required to disclose. Buyer horror stories If you’re not careful, you could end up paying thousands of dollars more for a home going it alone. One of a Realtor’s key tasks is to run a comparable sales analysis (called “comps” in real estate speak) of homes that are similar in size, condition and age to the home you want to buy. A Realtor will evaluate the prices of homes that are currently on the market and those that have sold in recent months to determine whether a seller’s asking price is in line with market data. Otherwise, you could end up overpaying for a home. You could also wind up with a home that has serious issues, having to sink money into repairs without help from the seller because you didn’t have an inspection contingency in place or, worse yet, skipped the inspection altogether. “I’ve heard stories where buyers worked out terms for a contract
and found multiple, serious problems after they moved into the home,” Blank says. She adds that legal jargon in the contract left those buyers with no recourse to get their money back or require the seller to pay for repairs. Mark B. Huntley, a former real estate attorney who now runs a personal finance blog in San Diego, says nobody should buy a home without a Realtor unless they know what they’re doing. Huntley says he worked with a buyer who purchased a home without an agent and relied on his own inspection to justify why he wanted to forgo contingencies. That didn’t end well for the buyer, Huntley says. “Turns out, the house was riddled with termites, and the buyer had no legal way to get out of the contract, so he lost his $5,000 deposit,” Huntley says. Reasons for buying a house without a Realtor Buying a home without the guidance of a real estate agent might make sense if you have a strong handle on how the process works and confidence in your ability to navigate the deal on your own. Here are some common reasons for buying a house without a Realtor: • You’re purchasing a home from a trusted friend or family member. • You have a specific home you want to buy and have a good idea of its value. • You’ve hired an experienced real estate attorney to walk you through the paperwork and offer advice. • You’ve purchased multiple properties and understand the process. • The seller isn’t willing to pay the commission for a buyer’s agent, and you don’t want to pay it either. Survey: Real estate is back as Americans’ favorite long-term investment By James Royal, Bankrate.com Stocks have long been the most glamorous of the major asset classes. Many a Hollywood film has centered around making fast money in the stock market, and becoming a Wall Street big shot. But despite their great longterm returns – they’ve averaged about 10 percent annually for decades – stocks are no longer Americans’ favorite long-term investment. What is? According to a nationwide Bankrate survey, it’s real estate. Years after a housing crash that left the economy hurting, many Americans still see real estate as their top pick. Some 31 percent of survey respondents named real estate as their favored investment for money that they wouldn’t need for 10 years or more. It’s the best showing for real estate in the seven years that Bankrate has conducted the survey. In 2018, stocks were the most popular investment. But this year they ran a distant second, with 20 percent of respondents naming stocks their top pick for holding periods of more than a decade. Cash investments, such as savings accounts and CDs, finished third at 19 percent, while gold and other precious metals earned 11 percent. Americans picked bonds as their top long-term investment seven percent of the time, while bitcoin and other cryptocurrencies were favored by four percent. Meanwhile, five percent of respondents said that none of these options were the best way to invest. Millennials are most drawn to real estate investing While some commentators have bemoaned the fact that millennials seem unwilling to buy housing, it’s not for lack of desire. Millennials in total scored the highest (36 percent) among all age groups in their preference for real estate as a long-term investment. While millennials might be the most drawn to property, real estate still remained the most popular investment among all generations, from millennials to Generation X (31 percent), as well as baby boomers (30 percent) and the Silent Generation (23 percent). “Millennials are higher on real estate than any other age group, Aug. 2-3, 2019
have cooled a bit on cash, and still aren’t keen on the stock market when investing for more than ten years,” says Greg McBride, CFA, Bankrate chief financial analyst. Strikingly, the preference for real estate is virtually identical in all four income categories surveyed by Bankrate. Between 32 and 34 percent of the time it was the top investment choice for those who reported earning more than $75,000 per year; between $50,000 and $75,000; between $30,000 and $50,000; as well as less than $30,000. Home – or least, real estate – is where the heart is for Americans. Stocks more popular among higher earners While real estate outdistanced stocks in each age and income demographic, stocks were more popular with higher earners compared to those with lower incomes. In fact, stocks were two and almost three times as popular with the highest income groups in the Bankrate survey. For the two groups with incomes of at least $50,000, stocks were their top pick 28 percent and 29 percent of the time, just behind real estate. For the two groups earning less than $50,000 annually, stocks were their top pick only 15 percent and 11 percent of the time. In fact, the higher a respondent’s earnings, the more likely the choice of their favored investment was stocks. Meanwhile, lower-income households showed a higher preference for cash investments such as savings accounts and CDs (22 percent), as well as for gold and other precious metals (12 to 17 percent). Cryptocurrency most popular among younger investors One notable result, though perhaps not surprising, is the extent to which younger generations prefer bitcoin and other cryptocurrencies. Millennials picked cryptocurrencies as their top long-term investment about nine percent of the time – about triple the rate of Generation X. Earlier generations had negligible numbers of respondents selecting virtual currency as their top choice. While many investors have written off cryptocurrencies, one

of the world’s largest companies is setting up a project that may disrupt some more traditional payment networks. Social media giant Facebook is in the process of creating a virtual currency called Libra that may potentially be cheaper than traditional payment services. (Here’s what Libra is and how it works.) Declining interest rates may not affect investing decisions The Federal Reserve has hinted that it may be open to cutting interest rates, and investors have been nearly unanimous in expecting a rate cut in recent weeks. With that as a backdrop, the survey also questioned Americans about how the expected decrease in U.S. interest rates would play into their investment decisions. The surprising result is that declining rates would appear to have little effect at all. Declining rates are not likely to move them to invest in the stock market, borrow money or put money into savings accounts or CDs, say respondents. “A Fed interest rate cut is unlikely to influence how consumers manage their finances,” says McBride. “Only a minority of Americans say they would save more, invest more, or borrow more as a result.” For example, just 40 percent of respondents said they would be more likely to move money into cash investments such as savings accounts and CDs in response to declining rates. Only 26 percent said they would be more likely to borrow more money in response to falling rates. Meanwhile, just 33 percent of respondents said they were likely to invest in the stock market as rates fell. But the responses varied by income level. For example,
households earning less than $50,000 were more likely (37 to 49 percent) than high-income households (31 to 33 percent) to move money into bank products as rates fell. The lower the income, the more likely the respondent was to move assets into the bank. What should investors do to meet their goals? While a person should choose the investment that works best for their own individual situation, there are smart ways of accomplishing your goals regardless of what you choose – stocks, bank accounts, bonds or something else entirely. If you’re moving your assets to a bank, then it makes sense to find a bank that offers higher yields. An online bank can offer many of the benefits of a brick-and-mortar rival, while still paying much higher interest rates. Similarly, if you’re looking to move into stocks, you should consider a broker that meets your needs, not necessarily the cheapest or the flashiest. For example, many brokers offer research and education, including research reports, that help when making investment decisions. Methodology Bankrate commissioned SSRS to conduct the survey. All figures, unless otherwise stated, are from SSRS. Total sample size was 1,015 respondents. Fieldwork was undertaken on June 25-30, 2019, and the survey was carried out via telephone. rian and Lynne Weber, owners of Miracle Method of Boulder, are deeply motivated by providing their customers with a superior experience. Brian has a background in construction and, in 2001, he and his wife discovered Miracle Method. Miracle Method is a product that can bring old countertops and finishes back to life, giving homeowners all the benefit of the fresh and newly-renovated feel, without the cost. “Miracle Method has been around since 1979 and we use a proprietary process that is exclusive to Miracle Method only,” says Lynne, vice president of operations at Miracle Method. The couple were so impressed by Miracle Method that they decided to start their own store. They invested in training, took out 12

a small business loan and opened their doors in April of 2002. “We started off in my garage,” says Brian. “I was the tech guy, scheduler, sales guy, everything.” Eventually, Lynne’s brother Tom joined the team, followed by Tom’s son, leaving Brian more time to focus on large-scale business decisions. The Webers have now been in
business for nearly 18 years. They started with a shop in Hygiene, then moved to Weaver Park for nine years before landing at their current location: 1822 Sunset Place in Longmont. Additionally, refinishing is more affordable and less timeconsuming than replacement. When the Webers first started Miracle Method, it cost about $3,500 to tear out and retile a tub. Now, that price is often closer to $7,000. “With refinishing, our average cost to come in and restore your bathroom is less than $1,500, depending on what you choose, and we expect an average life expectancy of twenty years,” says Brian. “The math just makes sense.” Furthermore, Miracle Method is a far more sustainable choice than the replacement process. Instead of sending your old fixtures and counters to a landfill, you’re giving new life to existing materials. By Katie Laughridge, Tribune News Service A few weekends ago, I spoke with a lovey mother-daughter duo who were in shopping for some new bedding. The daughter was headed to Kentucky for her freshman year and they were searching for the perfect shade of blue to show off her new school pride. It got me thinking about how bedding can transform a cold, impersonal room and how fun it could be to showcase collegiate looks and dorm room design tips. There is so much to get ready when you are moving out on your own for the first time. I remember being so excited to start my journey at the University of Missouri-Columbia as an “official adult” (in my head at least), and the first thing on my journey to adult hood was creating my living space. I was ready to leave behind my boy band posters and childhood bedroom for a life of style and sophistication – then I saw what a dorm room actually looked like. As you know, dorm rooms can be very impersonal and intimidating at first, but even the most beautiful art starts with a blank canvas. How does one turn a new homeaway-from-home into a space that is uniquely hers? 14

Besides the obvious (although often limited) floor and wall space, most dorms are equipped with a basic bed, desk and chest of drawers. While there is not much you can do about the generic, standard-issue furniture, there are touches you can add that will make a big impact on those pieces. Even though we’re designing a space that will last for a semester or a year, many of the pieces we talk about below will live far beyond the dorm days. Let’s start with bedding. To match or not to match? You can make either option work beautifully. I can’t resist a set of matching twin beds; I love using symmetry in design and in small spaces to help keep visual clutter to a minimum. Matching beds are easy to put together if you and your roommate have similar tastes. If you don’t, consider sticking with neutrals and just trying to land on an accent fabric that speaks to you both. Add a personal finishing touch with monogrammed pillows. If you want to coordinate but not match, consider again sticking with a neutral base for both beds and playing up your favorite patterns in the same color palette in accent pillows and throws. One fun idea: Get two duvets with the same fabric on one side and different but coordinating fabrics on the other. Place them on each
bed neutral side up and turn them down for a fun pop of pattern and color. Finish each bed with pillows and throws that coordinate with each duvet. Perhaps a roommate isn’t part of the equation for you (or you’re not sure who you’re rooming with yet). You can still have a gorgeous bed. Dress up your basic dorm bed with textiles you love. If a DIY headboard isn’t for you but you still want to cover up the one you’ve been assigned, just add some large pillows – one euro or two king pillows go a long way in helping to hide what you might not want to see. Add a Wilton bedspread – it’s long ruffled drop are great for hiding all of those under-bed storage containers. Finish off your look with a school spirit pillow or two or, of course, a monogramed lumbar. With bedding covered, it’s time for some vignettes. We love vignettes styled on trays for any space, but they are fabulous and especially functional in a dorm room where you may need to move things from bed top to dresser top to desktop quickly and often. In these spaces especially, don’t shy away from using everyday and often-used items in your groupings. Maybe those biochem textbooks will be far more appealing tucked under a trinket tray full of baubles. Add cute containers for your student ID, phone charger and other essentials for student life for a
vignette that is practical and pretty. Let’s shift our focus to the desktop. I spent a lot of time at my desk in school (and I mean a LOT), so this might just be my favorite dorm room element. Desks can be the real “workhorse” of the room; they are where you put in all those study hours, of course, but they also act as a vanity, a “meal prep” station (cheese and crackers counts as a meal, right?), a dinner table and more. Because you need empty space on a desk to actually do all of the above, don’t pack it full of tiny accessories that will clutter it up. Instead, leave room for all of your essentials and add one or two impactful pieces like a statement lamp and a family photo dressed up in a fancy frame. Both items will look great when it’s time to move into that first apartment, too. We can’t forget the aforementioned walls and floors. While nails are a no-go, there are plenty of practical items you can “command strip” to blank walls (my dorm room was practically held together with 3M strips). For instance, instead of a basic mirror and hook, add a fanciful detail like these antiqued mirrored hooks for jewelry and your room key. Pull the whole space together with an indoor/outdoor rug to soften up the space and add an inviting layer that’s easier to clean (at least between semesters).

Focus on the bigticket items in the request for repairs and ask your agent for affordable contractor referrals to do the rest.
Can you recommend someone to investigate these issues further? Many homeowners only go by what the inspector says and do not look into possible problems more thoroughly. Inspectors are knowledgeable in many subjects but are often not experts.
What would you do if you were buying this house? Ask your inspector what they would fix first if they were buying the home. Typically, there’s a punch list of minor repair items that come up in an inspection, especially in older homes. This way, you can prioritize the list
What else might go wrong? During the inspection, issues will be identified, and repairs suggested. Prior to deciding when something should be repaired and who should repair it, it is important to consider a few things: How serious is the issue, is there a potential of finding more during the repair and is this something I would want the seller repairing from a quality of work perspective? Inspectors can provide some insight and then you may want to consult other trade professionals.

How to attract hummingbirds to your garden

could attract a hummingbird. But if you were a hummingbird, wouldn’t you be more likely to dine at a well-stocked buffet? Hummingbirds are nature’s jewels! The tiny, fluttering avian creatures are fascinating to watch. They seem suspended in air as they lap up nectar from brightly colored flowers, but actuality

their wings are flapping 10 to 200 times per second. If you’re lucky, and patient, you may find yourself mesmerized as one performs acrobatic flips and nose-dives, then swoops back up like a stunt plane. What’s more, hummingbirds don’t walk, so to be mobile they must flap their little wings almost continually. As you might imagine, all that flapping and flipping and fluttering requires high-energy food, and that’s where you come in. Naturally drawn to bright colors, hummingbirds feed several times each hour. They have a preference for tubular red flowers, but have other requirements as well. Native hummingbirds, which range in size from three to five inches long and nest in trees, require nectar from specific native plants. Here are some of their favorites. (The more you plant, the higher your chances of scoring free entertainment in your backyard. Plants require sunlight to produce nectar, so situate them in the brightest areas possible.) Bee balm (Monarda) Available in pink, white or red, bee balm (Monarda) belongs to the mint family. Choose red and expect it to spread. Perennial. Columbine (Aquilegia) There are some 70 species of this spring bloomer, all of which will feed hummingbird. But again, the redder, the better. Perennial. Larkspur (Delphinium) Tall and dwarf varieties both draw hummingbirds, so pick a color (blue, pink, white or purple) and

pick a size. Or plant both so you can watch your visitors flutter high and low. Best not to plant if you have pets, however, as they are toxic if ingested. Perennial. Lupine (Lupinus) Most of these spring and summer bloomers are perennial, but there are annual varieties, so read plant tags carefully. Choose from white, cream, pink, purple, orange or red, and water regularly. Petunia (Petunia) These darling trumpet-shaped flowers come in varieties that cascade over hanging baskets and others that mound in borders. And they’re available in nearly every color imaginable, including bicolor, veined, striped and even ruffled and double-bloomed. Annual. Salvia (Salvia) Any variety will do, but pineapple sage (Salvia elegans), hummingbird sage (Salvia guaranitica), Mexican bush sage (Salvia leucantha) and purple sage (Salvia leucophylla) are among those that will attract the most hummingbirds. All are annual. Zinnia (Zinnia) Tall, short, double, daisylike – you name it. Zinnias come in all shapes and sizes – and a smorgasbord of colors. Annual. And if you don’t have garden space, a hummingbird feeder stocked with sugar water will attract hummingbirds. Just don’t use red dye, as some do; it’s not necessary, and the coloring may be harmful to the birds.

Another notable concern: How will the repairs match the existing roof? Some repairs aren’t visible at all, but visible repairs are hard to create a perfect match due to weathering. If you’re hoping to sell the home in the next few years, you may want to take this into account.
Your roof is one of the single biggest investments in your home’s infrastructure, and it plays a vital role in the rest of the house’s wellbeing. This means the decision to repair or replace it needs to be taken very seriously. Questions to ask a roofing inspector Roof damage can create expensive problems in a hurry. Water intrusion or obvious gaps in the attic are a major warning sign. Buckled shingles and damaged flashing could alert you in advance of problems. The National Roofing Contractors Association recommends getting your roof inspected every spring and fall to identify potential problems. Those are the busiest times for roofers, so you’d be wise to make calls now in order to get someone out in September. How much does a roofing job cost? The average re-roofing job costs about $8,000, but this can vary widely based on your material type and size of home. Copper, aluminum and steel are some of the longest-lasting materials, with life spans around 50 or 60 years, but they’ll cost more. Tiles and asphalt shingles will last about 30 years, but they cost the least of all roofing materials. However, you’ll be repairing them more frequently.
