Multigenerational living on the rise Old is new again when it comes to mutigenerational households. Given the demographic and economic forces at work, it’s no surprise that BY TOM grandparents, KALINSKI parents, and RE/MAX of Boulder adult children are living together. In fact, a record 64 million Americans lived in multigenerational households in 2016, according to Pew Research Center analysis of census data. While once a way of life, like the nostalgic Waltons TV series (Goodnight JohnBoy), the pattern toward multigenerational living shifted some years ago. The percentage of U.S. residents living in a multigenerational household – defined as including two or more adult generations, or including grandparents and grandchildren younger than 25 – declined from 21 percent in 1950 to a low of 12 percent in 1980, reports Pew Research. But from 1980 to today, the number of multigenerational family homes has grown. The category increased sharply during and right after the Great Recession of 2007-2009. In 2014, 60.6 million Americans – 19 percent of the U.S. population – were part of multigenerational homes, according to the last major Pew Research Center analysis of this data. Growth is occurring among nearly all U.S. racial groups, including Hispanics. However, Asian and Hispanic people are more likely to live in multigenerational homes. The U.S. is experiencing an increase in racial and ethnic diversity, which contributes to the rise in multigenerational households, according to Pew Research. Most multigenerational households are made up of two adult generations, typically parents and their adult children. Since the adult children in this statistic are ages 25 and older, this generally does not include college students or recent grads living at home. An aging population also adds

to those sharing a home with multiple generations. At least one fifth of older Americans – including ages 55 to 64 and 65 and older – no longer live alone compared to 1990. Why the shift toward adult family members sharing a home? There are the usual suspects of increased cost of housing and people living longer. Additionally, steady income in the form of Social Security and related government payments create a stability that may not exist in today’s labor market, according to the American Association of Retired Persons (AARP). Fortunately, housing developers are paying attention to this cultural shift. The folks at Home and Garden TV (HGTV) say here’s what you can expect to see: More bedrooms Remember the McMansions that sprang up in the 90s? They may have the last laugh. The larger footprints can accommodate the additional space needed for multigenerational living. For example, large two-story entrance foyers converted into living space on the second floor. Fewer walk-in closets Overall, the mantra will be to add living space without increasing price. Space for walk-in closets

will be sacrificed. Either the living room or family room will go. That rarely used space will go in the name of more bedrooms. It’s not such a bad thing to do away with a room that is almost never used. Outbuildings Everybody loves outbuildings, especially men. (Sorry if this sounds sexist, but it’s what we experience and know.) They want their man-caves to putter around in. The ability to add additional outbuildings is also important to some buyers, especially those who want animals.

Beauty All rural buyers want a beautiful property that soothes their souls. Rolling land, scenic views, old-growth trees, natural and man-made water features, and established gardens all contribute to a property’s appeal.

Size of property The size of properties buyers want depends on how they want to live: One acre provides some space and room for animals. Two acres is needed to have enough room for a house and outbuildings. For horses, five acres is preferred. If pastures, hay production or places to ride are

their appeal and value. There is nothing charming about a tall, noisy operating well, and traffic and workers who manage it.

Water rights Every rural property is infinitely more beautiful and full of life when watered. And, of course, fields rely on regular watering to be productive. Water rights are especially valuable for larger properties.

Quietness People want to live in the country for the quiet, hearing the wind, babbling brooks and the chirp of birds instead of road traffic, airplanes or gun ranges.

Mineral rights In the current fracking zeal, mineral rights are also important. Many properties have sold their rights to third parties. Obviously, this greatly diminishes

Rural Boulder County’s regulations are based on calculations that seem especially arbitrary and tight. Properties that allow for larger additions are obviously more valuable. Home buyers with kids face greater struggles, Zillow survey says By Karen D'Souza The Mercury News School's out for summer. That means many kids are scrambling to have as much fun as possible and may parents are hustling to move into a new home before school is back in session. Buying a home is tricky for anybody, especially if it's your first one, but parents have a far more stressful time than those without kids, according to Zillow Research. Parents with kids under 18 are far more likely to bust their budget and make smaller down payments. Sadly, they are also more likely to end up with crushing commutes and smaller homes than they wanted. "Having kids is a major destabilizer in life – their needs are constantly changing and seemingly impossible to anticipate," said Skylar Olsen, Zillow's director of economic research. "Combine all that uncertainty with a massive financial decision that inevitably requires tough trade offs among a

limited set of options and has to be wrapped up in time to move before school starts and you've got one of the biggest challenges around." For starters, parents tend to have a longer wish list. Things that may be negotiable for people without kids seem mandatory

for parents. Think about things like safety, enrichment and community. They also place a higher importance on having the right number of bedrooms and bathrooms, private outdoor space and community amenities. Location is always key but it's a deal breaker for parents, who need easy access to day care, schools and work. An endless commute means less time with the kids, especially if they go to bed early. Making dinner and doing homework can take up all your quality time. Zillow also found that parents are more likely to have an offer or mortgage financing package fall through and they attend more open houses. Despite the extra effort, two thirds of these buyers with children say they ultimately made sacrifices to stay within their budget. About a third of them sacrificed a shorter commute (34.1%), a larger home (31.2%) or their desired finishes (32.7%), according to a nationwide survey of recent home buyers.

For the record, renters with children also have it rough. They fill out 1.9 times as many applications as renters without kids and it takes them a month longer to find their home. Many renters with children also are financially vulnerable, with more than half (54.1%) saying in a survey that they couldn't afford a $1,000 unexpected expense. The good news is that 94.6% of parents who recently bought a home say they love it, which is actually slightly higher than those without kids. A softening home market might help too. "As markets cool, parents will have more time to breathe and reflect on what trade-offs they're willing to make," says Olsen. "With interest rates back down, they're be more able to lock in an affordable monthly payment that will last through college. The trick is finding the home that still fills the family's needs as toddlers turn into kids, kids into teenagers, and teenagers into the young adults in your basement."

Buying a home? Make sure your Real Property Transfer Declaration is correct

The Real Property Transfer Declaration was modified in 2019. The Colorado BY DUANE Real Property DUGGAN Transfer Realtor and Author Declaration, RE/MAX of Boulder known as the TD-1000, has been used for years to help county assessors collect essential information to ensure that the real property assessments are as accurate as possible. At closings of real property in the past, there would inevitably be a delay, as buyers were confused as to how fill out the form properly. Over the years, there have been so many different explanations I’ve heard at closings, it has almost become comical. When I was President of the Boulder Area Realtor® Association (BARA) in 2005, we worked on getting

specific instructions about how to fill the form out properly. What we found was that even though it was a state form, different county assessors had different opinions on how to fill out the form. The form needed to be changed to be a little more user-friendly and useful to the assessor. Now in 2019,

the form has been revised and updated. What is it? And why is it required? A TD-1000 is required to be submitted with any deed transferring title of a property to

the county assessor. Every two years, in odd years like 2019, the county assessors across Colorado must appraise all the real estate in the state. Sold prices are taken from the deeds recorded, but the purpose of the TD-1000 is to give the assessor additional information that might be cause for adjustments in value due to additional circumstances, inclusions, or condition. One example might be a property discounted below market value because it is a sale between family members. Other examples might be that the property is in far worse or far better condition that other comparable sales. The assessor does not visit every property, so the information obtained from the form helps the appraisal process be as accurate and fair as possible to all property owners. Real Property Transfer Declaration Myths about the TD-1000 Over the years, I have heard a variety of comments about the TD-1000 from home buyers, home sellers, real estate agents, and other closing representatives. Here are a few: Myth #1 - The county assessor doesn’t do anything with the TD1000. NOT TRUE! The assessor looks at all forms to determine if there is anything that would disqualify the sale as a valid comparable. Other factors are reviewed, too, such as condition, terms of sale, seller concessions, etc. Myth #2 - The TD-1000 doesn’t need to be completed. NOT TRUE! It not only needs to be submitted fully complete, if the reviewer at the assessor’s office finds incomplete information or conflicting information, they will make every effort to contact the parties using the contact information provided to get the full and accurate information. Myth #3 - Keep a copy of the form because the county may send you another one to see if you fill it out exactly the same way. NOT TRUE! The assessor won’t sent you another form to test you. You might be contacted if the form is missing or has incomplete information. Myth #4 - The TD-1000 is recorded with the deed and is public information. NOT TRUE! The TD-1000 is not public and is available only to the assessor, the home buyer and seller, and the property tax administrator. Myth #5 – The home buyer’s broker should not advise clients on how to fill out the form. NOT TRUE! In fact, real estate agents

are taught in a recent Colorado Real Estate Commission update how to fill the form out correctly. Myth #6 - The assessor’s office can fine you if you don’t send in the form. TRUE! The assessor does have a right by law to levy a fine, but they usually don’t. They are more interested in getting the accurate information than trying to collect fines. Myth #7 - The home buyer must be the one to fill out and sign the form. NOT TRUE! Either the home buyer or home seller can fill out the form, but it is most commonly signed by the buyer. What was wrong with the old form? The biggest challenge and delay at closings in the past was the question about whether or not personal property was included. The form gave examples of what personal property was, including carpet, kitchen appliances, etc. Suddenly, the closing often became a value-estimating session of what the dollar value was for used carpet and kitchen appliances. Answers would sometimes be a dollar amount, sometimes the word “nominal” or “included” were inserted. Bottom line, no one knew what to put in the blank space, nor what information the assessor was trying to access. As it turns out, the assessor was really looking to find out if any personal property had an affect on the final real property assessment. An example might be a $40,000 vehicle or tractor that was included in the sale. That value would need to be subtracted from the value of the real property.

What’s new in the new form? First of all, the personal property section is much more user-friendly and easier to fill out. It also says, “If no personal property is listed, the entire purchase price is assumed to be for the real property.” A few more questions have also been added to help the assessor be more accurate in the valuation process. • Date of Contract. This tells the assessor when the home buyer and seller agreed to a price. If the property took a year to close, it might have actually gone under contract in different market conditions. It helps the assessor eliminate any sales condition that might disqualify the sale. • Contracted price (if different from final closed price). This shows market conditions. • Type of Sale. Check boxes for builder, private, MLS or other. • Type of Financing section added with a checkbox for “None” (all cash or cash equivalent). • A new question asking,” Was an independent appraisal obtained in conjunction with this transaction?” Like any other closing document, it is a good idea to review the TD-1000 prior to closing to make sure it is accurate. The assessor’s office will appreciate the form being filled out properly, and it definitely saves time at the closing table by having reviewed this and other documents in advance.

Nearly 6 million people can now cut their mortgage payments with refinancing By Natalie Campisi Bankrate.com The average interest for 30-year fixed-rate mortgages is nearing four percent again, ushering the way for millions more homeowners to save money by refinancing. The recent drop in rates means that 5.9 million people can potentially save money by refinancing their existing home loans and securing a lower rate – two million more than last month, according to a new report by Black Knight. The combined savings totals $1.6 billion, or an average of $271 per person per month. The sharp drop in rates comes as a surprise, as most experts were betting that rates would be on the rise, says Mark Hamrick, Bankrate's senior economic analyst. For borrowers, however, this is an unexpected gift. "The fact that this swoon in rates has occurred as and when it has underscores the fact that accurately predicting the future of rates is difficult indeed. So, instead of trying to outsmart the market, go with what you know for certain which is where rates are right now," Hamrick advises. "Between the pace of the news cycle and economic developments, the environment can change with release of a single presidential Tweet. In an uncertain environment, seize upon certainty where you can find it." Why your credit score, income and debt matter Before you spend the time applying for a mortgage refinance, be sure you check your balance sheet and credit first. Applying for a refinance is similar to getting a mortgage in that lenders will consider your FICO score, debtto-income ratio and employment history when evaluating your application. Your interest rate is a reflection of your financial situation and banks tend to reward low-risk customers with better rates. Borrowers want to aim for a credit score of over 740 and a loan-to-value ratio of 75 percent JUNE 14-15, 2019

or under to nail down the best rates, says Melissa Cohn, executive vice president at Family First Funding in Toms River, New Jersey. The income needed for a loan is dependent on the bank's qualifications; for self-employed borrowers, additional proof of income may be required to meet loan prerequisites. Homeowners who have improved their credit score since getting their original mortgage should see if refinancing makes sense for them. For every 20-point increase in credit scores, the interest drops about 0.125 percent. So, if someone had a 680 credit score and now has above a 760, this alone will improve their rate by about 0.5 percent, says Daniel M. Shlufman, Esq., mortgage banker at Classic Mortgage in Maywood, New Jersey. For folks who are hoping to lock in a better rate but are not currently financially ready to do so, create a financial game plan now for a better position down the road. This includes paying down debt and saving money for an emergency fund (so that credit cards are not the go-to in a pinch). "Anyone who has owned a home for a modest period of time can attest that unexpected expenses are the rule, not the exception. In addition, life brings its own surprises and added expenses," Hamrick says. "For young families, that might include the birth of a child and related added expenses. By boosting your own finances, effectively paying yourself, you'll also be boosting your creditworthiness which can only help one achieve financial goals overall." The best scenarios for refinancing Falling rates might seem like a money windfall if you have a higher interest rate than what's available today, but make sure refinancing bolsters your bottom line. Expensive lender fees can actually put you in the red if you decide to refinance and the savings don't outweigh the expense. Generally, you need a drop in the rates of 0.5 to 1 percent

(depending on the monthly savings and the closing costs) to justify doing a refinance, Shlufman notes. The rule of thumb is that the savings should be enough to recoup the closing costs within about 18 months to make a refinance justifiable. "If the closing costs are $3,600, you would need a savings of about $200 per month on the mortgage payment for a refinance to be worthwhile," Shlufman says. "The larger the loan, the more likely a refinance will make sense since most of the closing costs are fixed (e.g., appraisal fee, recording fees, etc.) while the monthly savings will be much greater." If you're paying PMI, pay attention Refinancing also makes sense is if you have private mortgage insurance, or PMI, and the house value has increased so that there is equity of at least 20 percent. Refinancing into a lower rate not only shaves off interest costs but also knocks out monthly PMI payments, which are typically 0.5 to 1 percent of the total loan on a yearly basis. For borrowers with a $200,000 mortgage and a PMI payment of 1 percent, for instance, that's a savings of $2,000 per year or $167 per month. FHA loan borrowers are another group that can potentially

benefit from refinancing into a conventional loan. Since PMI is more expensive on FHA loans, those qualified borrowers might save a small mint by reducing or eliminating their FHA PMI and locking in a lower rate, Shlufman says. Those who want to reduce their terms and go from a 30-year fixed-rate mortgage to a 15-year loan, might be able to ax an additional 0.5 percent from the top since 15-year loans usually have lower rates. That might also mean larger monthly payments, but overall less interest paid over the life of the loan. Adjustable-rate mortgage holders can also profit from dropping rates; the timing might be right to lock via a fixedrate mortgage as rates continue to hover around the four-percent mark. Finally, folks hoping to tap their equity while reducing their interest rate can take advantage of cash-out refinances. These are low-interest loans that allow homeowners to borrow against their equity by replacing their existing mortgage with a new loan for a higher amount and receiving the balance in cash. Here's why homeowners are pumping the brakes on home remodeling spending

By Deborah Kearns Bankrate.com With homeowners staying in their homes longer these days, it's no surprise that they've dropped a lot of cash on big-ticket home improvements in recent years. But new research suggests homeowners are pumping the brakes on how much they'll shell out for remodeling projects this year. After home remodeling spending hit a record high of nearly $425 billion in 2017, annual gains are projected to slow in more than half of the nation's largest housing markets in 2019, according to a report from the Remodeling Futures Program at the Joint Center for Housing Studies of Harvard University. The pace of spending by homeowners is expected to cool in 29 of the 49 major metros the Remodeling Futures Program tracks in comparison to 2018 gains. What's more is researchers estimate the annual growth in home improvement spending will fall to the lowest rate in three years in nearly half of the housing markets studied. Researchers say pronounced slowing is likely in markets such as San Antonio, Texas, Kansas City, Missouri, Pittsburgh, Buffalo, New York and Dallas. 14

In some housing markets, though, remodeling spending will actually see an uptick, according to the report. "Despite the broader deceleration, remodeling gains should remain strong and even accelerate through year-end in some areas of the country, including Orlando and Las Vegas where remodeling permitting, house prices and home building have picked up," says Elizabeth La Jeunesse, senior research analyst in the Center's Remodeling Futures Program. "Regionally, the strongest growth in 2019 is expected to be among metros in the West, paced by projected growth of 8 percent or more in Sacramento, Denver, Seattle, Tucson, San Jose and Las Vegas." Here's what's driving the expected declines Several forces on a macroeconomic level are giving homeowners pause before pursuing big-ticket projects, such as kitchen upgrades or basement finishing. "Metros with cooling home prices and sales activity are not able to sustain the same pace of investment in home improvements as in recent years," says Chris Herbert, managing director of the Joint Center for Housing Studies.

Indeed, home-price growth rose by just 3.7 percent in March on an annualized basis, marking the 12th straight month that price growth has slowed. Other factors at play on a micro-economic level suggest there are constraints within the remodeling industry that are impacting homeowners' spending. On the supply side, existing tariffs on materials such as timber, aluminum and steel have driven up the cost of home improvement projects, according to a recent CNBC report. Furthermore, President Donald Trump's threat of proposed tariffs on Mexico would drive up the cost of materials like brick and concrete dramatically, says Robert Dietz, chief economist with the National Association of Home Builders. Ultimately, those increased material costs will be passed down to homeowners looking to do renovations. On the demand side, homeowners are seeing cooling home prices as a catalyst that's likely to reduce their household net worth – an important driver of remodeling spending, Dietz says. "A good deal of remodeling activity occurs right before a home is put on the market and right after a home is purchased," Dietz says. That aside, though, Dietz adds:

"In hot markets, remodeling will remain hot." Labor shortages pose key challenge for remodeling companies Another issue throwing a wrench into home remodeling demand – and costs – is a severe shortage of skilled laborers, Dietz says. "Most individual remodelers will say they're busy and schedules are full because they don't have enough help," Dietz says. Construction hiring remained relatively flat in May, up by more than 4,000 positions, following an increase of 30,000 jobs in April. Although the construction industry is poised for higher-than-average growth of all jobs in the next seven years, contractors are struggling to attract younger, native-born workers into those positions, Dietz says. "A persistent shortage in skilled laborers in construction jobs is nothing new," Dietz says. He adds that labor shortages typically prompt remodelers to pay higher wages, which in turn means customers pay higher prices and it takes longer to finish improvement projects. Hummingbird mints add color and excitement to the garden By Norman Winter Tribune News Service The Agastache plants have been laughing in the face of weather that most have called miserable since the beginning of May. The heat combined with no rain was fierce. Then June shows up where we have rainfalls that total four to seven inches a day and although temps are in the 80s the indexes say it feels like 94 plus. It's been just over four years since I last wrote about the Agastache. It comes with a lot of common names like anise hyssop, giant hyssop, and hummingbird mint. Though I knew it brought in hummingbirds I have never been in the right place at the right time with the camera. This year is different. Though I have been touting these plants to you, I fear you are still having a hard time finding them and I am laying much of the blame squarely on our shoulders as the consumer. Our blame is that we still will not buy a plant that is not in bloom. This means that

many of the best pollinator plants we could buy for the landscape aren't available because both the broker and the grower know there is a chance, they will never get sold. There is great hope however as the pollinator frenzy is still raging. Gardeners want beautiful flowers that bring in the bees, butterflies, and hummingbirds and there is none better than the Agastache

and its hybrids. Varieties like Blue Fortune, Black Adder, Blue Boa, and Violet Vision are champions. They are beautiful, sturdy in the face of weather and will be perennial in zones 6-10 providing they don't sit in a wet winter soggy bog. Both Blue Fortune and Black Adder are hybrids of the U.S. native Agastache foeniculum and Korean Agastache rugosa. This cross has given us what I call perennials of participation. You will want to visit them often, even get a chair and stake out a position to watch and enjoy. The pollinator activity will amaze you, and for those of you who consider yourself to be a culinary artist, these are plants that will thrill with flavor. Blue Boa has now won my heart completely over. It won the "Too Good to Be True Award" at Colorado State University perennial trials. It was also a winner in North Carolina State University. It was terrific at the Coastal Georgia Botanical Garden

in Savannah and is winning at The Garden Guy's house. Blue Boa is an unknown cross but absolutely stunning with blue-violet flowers and dark green foliage. The larger flowers also attract hummingbirds and have a tantalizing fragrance. Mine is at three feet now towering over coneflowers and partnered with Vermillionaire cuphea. Thankfully Proven Winners has added this plant to their repertoire. The last one we planted in Savannah was Agastache Violet Vision. This one is a unique cross with the Korean, A. rugosa and A. cusickii that is native to the western United States. It won best of Penn State Trials and features lush violet flowers on a more compact plant all the while serving as a magnet for bees and butterflies. To grow yours, select a site in full sun for best blooming and to keep the plants compact and better branched. The soil should be fertile and well drained. Wet feet will spell doom for the anise hyssop during the winter, so incorporate organic matter to loosen the soil or plant on raised beds. You will want to space plants 18 to 24 inches apart. The summer is just getting started and you have a long time to enjoy color in the landscape made more beautiful with a continual visitation of bees, butterflies, and hummingbirds.
