If you don’t have a CLUE, don’t be embarrassed! Most Americans don’t have a CLUE and have never BY DUANE heard of DUGGAN the CLUE database, but if Realtor and Author you are a home RE/MAX of Boulder buyer or home seller, it’s probably a good idea to get a CLUE! Get a CLUE! What’s a CLUE? Do you have a CLUE? CLUE stands for Comprehensive Loss Underwriting Exchange. The exchange is a claims history database generated by LexisNexis enabling insurance companies to access claims information on a property before they underwrite, rate, or quote an insurance policy. The exchange will list insurance losses on a property going back seven years. The majority of home insurance companies contribute records of their losses to the database. As a home buyer, should I get a CLUE? Getting a CLUE report during the contract due diligence period in the purchase contract can save
the home buyer from getting an insurance surprise when shopping for insurance. An example is when a property has had three flood claims in the last five years. That information could make it difficult to obtain insurance at a reasonable price, or maybe not at all. Having the information could help the home buyer determine whether or not they actually want to buy a particular home. Sounds like a good idea to get a CLUE before buying a home! What’s the catch? A CLUE report can only be ordered by the property owner. If a home buyer wants to get a CLUE report, the best way to ask for one is to include a request for it as a provision in the purchase offer. As a home seller, should I get a CLUE? As a potential seller, you can order a CLUE report before the property comes on the market. This enables you to see if the CLUE report has correct information. If the information is incorrect, you can take steps to get it corrected. Then you can share the CLUE report with the home buyer to help them have the confidence that insurance can be obtained for the property.
I’ve got a CLUE! Now what? A home buyer with a CLUE report can review it for any claims that could lead to higher than anticipated insurance premiums. Examples could be frequent burglary claims, flood claims, etc. If there is some hazard on or near the property that will probably continue, insurance is likely to cost more. Recent claims may not be a negative factor. For example, a recent roof claim when handled properly with a new roof has been installed, could actually make the property more attractive to an insurance company. If I have a CLUE, do I still need an inspection? An inspection is never performed to generate a CLUE report. A CLUE report gives no recommendations about a particular issue – it only communicates what the circumstances of the insurance claim were. However, a CLUE report is a great tool to share with the home inspector. The home inspector can review the issue and check to see that any repair work was done properly. Be sure to consult your Realtor® and your homeowner’s insurance agent to determine if getting a CLUE report is right for you. The first is the importance of disclosing everything, even little details, when you are selling your home. While most people correctly view the property disclosure as buyer protection, it also protects the seller from situations like yours, as well as a possible lawsuit if your new buyer learns of a problem later that you did not disclose. This problem can be easily avoided by making full disclosure of every issue with your property, even if you think it is minor. In my experience, I have rarely seen a buyer scared off by too much disclosure, but I have seen many closings destroyed when something turns up in the process. Most people can rationalize almost any concern when they want to buy something, whether it is an expensive watch or a house

with a small roof leak, but nobody likes surprises. The second point is permits, which are becoming more of a roadblock to closings lately. Most work done to your house requires a permit from your city. Certain air conditioner repairs, plumbing and even cutting down a tree will require approval from your city or town. Failure to get a proper permit can have ramifications from a fine to, like your situation,
a blown closing. Many contractors do not inform the homeowner of the need for a permit either because they are unaware of the requirement in your particular municipality or because they do not want the trouble and delay of getting one. However, ignorance of the law is not an excuse for breaking it, and it is up to the homeowner to get things done correctly. Fortunately, most building departments are helpful and have robust internet resources. You will need to pull a retroactive permit for your home and, going forward, make sure you get one when needed. Why lenders won’t allow undeposited cash to be used as a down payment The cannabis industry is a lucrative business, and it’s quickly growing throughout the United States. According to CNBC, Colorado’s recreational marijuana sales topped $1.55 billion in 2018, and this booming industry isn’t expected to slow in the coming years. If you’re a member of the cannabis industry seeking homeownership, you may be planning to use a large sum of undeposited cash for a down payment. While a steady stream of income is a must for purchasing a home, lenders will not accept funds that haven’t been deposited into a bank. Here, we share why this is the case, and offer solutions for
those in the marijuana industry. Why does cash need to be deposited? When applying for a mortgage loan, all cash to be used at closing needs to be sourced. Lenders need to see regular paychecks deposited into your account on a consistent basis. Any cash to be used for the down payment should be related to your primary source of income, or identified as gift funds. Gift funds aren’t always as straightforward to use as you might imagine: in most cases, you’ll need a letter from the donor specifying that the funds won’t need to be repaid, as well as other details about the funding. Although undeposited cash may not be used toward the down payment, be aware that suddenly making a large deposit into your bank will also hurt your chances of qualifying. An unexpected large deposit is a red flag for lenders, and has the potential to derail the closing process. If you have a significant amount of cash to use as the down payment, you

can avoid alerting your lender by making the deposit at least two full statement cycles before the lender’s review process. Those in the cannabis industry often carry large sums of cash on hand, so it’s important to know about the lending stipulations before beginning your application process. Unsourced cash, also known as “mattress money,” cannot be used as funding toward your quest for homeownership. Since kitchen, deck and other upgrades can represent a significant cost, it's helpful to know what kind of return you might expect before you decide to write a check. "Budget is the number one pain point for most remodeling professionals when they meet with potential clients," says Clayton DeKorne, chief editor of the JLC Group, a collection of magazines serving building professionals. Since 2002, the organization's Remodeling, a magazine for the construction industry, has produced the annual Cost vs. Value report, which examines the cost of popular home renovations versus the return on investment (ROI) at resale. The 2019 Cost vs. Value report compares the average cost of 22 remodeling projects with the value those projects retain at resale in 136 U.S. markets, based on a survey of 3,000 real estate May 5-6, 2019
agents and firms. It's important to note, however, that costs can vary greatly by region based on the cost of labor and materials, as well as the level of service offered by individual remodelers. In any project, there are the so-called hard costs of labor and materials, but the real value is a combination of personal enjoyment and additional value at the time of a home sale. "There's no project on the list that returns lower than 50 percent," DeKorne explains. "On the lower end of the ROI spectrum are the bigger-ticket projects that have a whole lot of personal selection involved, such as choosing finishes in a bathroom remodeling project. They may or may not translate from one buyer to the next, but there is value in those personal finishes. A homeowner is going to get enjoyment in those things while they're living there." Whether you plan to stay in your house for a long time or just a few years, it's smart to know which home renovations add the most value. Here are the six home remodeling projects that deliver the highest returns.
Replacing vinyl siding with stone veneer on part of your home, such as an entryway, is a big curbappeal upgrade for your home. For this project, existing vinyl siding is replaced with adhered manufactured stone veneer. This average cost estimate is based on installing 36 linear feet (LF) of sills, 40 LF of corners and one address block, with materials including two layers of a waterresistant barrier, corrosionresistant lath and fasteners and more. This cosmetic improvement and accent design element is likely to catch the eye of a potential buyer and can allow you to recoup nearly 95 percent of your renovation costs.

The average cost of adding a wooden deck from scratch (estimated based on a 16-by20-foot deck, including a railing system with pressure-treated wood posts, railings and balusters) is approximately $13,333. But the good news is that this feature, which also includes a built-in bench and planter, can hold more than 75 percent of its value come sale time. Siding replacement – Average cost: $16,036 – Average resale value: $12,119 – Cost recouped: 75.6 percent Old, dilapidated siding can make even the nicest house look worn-out. For the average home, replacing 1,250 square feet of old siding will cost you just over $16,000 and you'll get back roughly three-quarters of that investment upon resale. This upgrade includes the factory trim at the openings and corners.

Year of the pumpkin When it comes to finding reason to celebrate something, I’m up for some fun. Talk Like A Pirate day, National Donut day, World Penguin BY CAROL day – I’m O’MEARA ready. So when Colorado State the National University Extension, Boulder County Garden Bureau announced that 2019 was the Year of the Pumpkin, I squealed aloud in delight. Pumpkins bring out the child in me; I love the orange, red, grey, warty, smooth gourds. Native to Peru and Colombia north through Central America to the southwestern part of the United States, the gourds Native Americans called “isqoutm Squash” have been grown for over
7,000 years as a food staple. Long storing, the seeds and flesh fed native peoples throughout winters, while the skin was dried in strips and used to wave mats for floors. Like many New World plants, the name we use is the result of meandering through many European countries once explorers brought seeds back from the Americas. The Greek word for pumpkins, "large melon," is "pepon." Pepon was pronounced by the French as "pompon;" the English changed that to "Pumpion." American colonists went with “pumpkin.” Pumpkin is a catch-all name given to several members of the genus Curcubita – C. maxima, C. moschata and C. pepo. Botanists generally consider the orange fruit used for Jack O’ Lanterns and décor as C. maxima, while winter squash is classified within the other two species.
Pumpkins as well as squash were often planted by Native Americans with two other “sisters,” corn and beans to take advantage of their growth habits support each other and improve yield. Corn supports the bean vines, the pumpkin leaves shade the shallow roots of the corn, and the beans provide nitrogen to the soil. Not every tribe planted this way, but it was a common practice noted by European explorers and colonists. Early pumpkins were sweet and flavorful, but in the nineteenth century, the fruit fell out of favor and cooks considered it food for the poor. But immigrants to the USA brought traditions with them from their lands, including Jack O’ Lanterns for Halloween. Originally carved from turnips, Jack O’ Lanterns soon were carved from pumpkins in the new world.
After WWII the popularity of Jack O’ Lanterns created an increased demand for pumpkins and in the early 1970s pumpkin hybridizing focused on those that were good for carving, not eating. Flavor was lost in their quest for size, shape, durability, and a thick stem. The Howden Pumpkin, considered the quintessential carving pumpkin, was developed by Jack Howden and released in 1977 by Harris Seed. Pumpkins are heat-loving plants and should be planted after soil temperatures have warmed above 70-degress, usually end-of-May. Select a location with welldraining soil and plenty of room to let the vines run, especially if you’re growing an heirloom type, such as Jarradale or Rouge Vif d’Etamps. Newer, semi-dwarf varieties, such as All America Selections Sorcerer or Spirit, are excellent for getting Jack-O’-Lantern sized pumpkins from smaller spaces since their vines stay 6 to 10 feet long, depending on type. If you’re interested in growing pumpkins for seeds, try the naked seed types Lady Godiva, Kakai or the AAS winner Pepitas. Large or small, find space for a pumpkin in your garden this year. Why Louisville and why now?

hose are the questions RE/MAX Elevate, the sister franchise of RE/MAX of Boulder, had to answer when deciding whether to put roots down there with its first office. And the answers came easy. Louisville is to many the 12

Business booms there, schools are great, families love it, and it’s been recognized numerous times in the national media as one of the safest and best places to live in the nation (Money Magazine’s “Best Places to Live” in 2009, 2011, 2013, 2015, and 2017, one of the “20 Safest Places to Live in Colorado” by Elite Personal Finance, and among the “10 Best Towns for Families in the U.S.” by Family

What to do in the garden in May By Newsday It's May! Birds are singing, tulips are blooming – and weeds are growing – so it's time to get outside and kick into high gear. We start the month yanking out those weeds, roots and all, and end it planting crops and spreading mulch. But there's so much to do in between. Here's a tip or chore for each day of the month. 1.

Incorporate generous helpings of compost into beds and boarders before planting. Fertilize cabbage, lettuce, spinach and other coolseason vegetables. Start planting perennials. Repot overgrown houseplants into the nextsize pot (two inches larger). Aerate the lawn; dethatch only if necessary. Pull weeds as you see them, or the chore may become unmanageable. Younger plants will be stronger. Happy Mother's Day! As long as nighttime temperatures aren't below 55 degrees, it's safe to plant annuals. Handle pests naturally by applying pyrethrins, Bt, insecticidal soap or neem oil. Encircle a soaker hose over roots of newly planted trees. Water deeply now and regularly during their first year. Plant corn now and you'll be enjoying it at your

Give beds and borders a crisp edge – you'll be surprised at the difference it makes! 18. Inspect undersides of hollyhock leaves for the orange pustules of rust fungus. Remove and discard affected foliage. 19. Prune gray tips from junipers. 20. "Harden off" vegetable seedlings: Place outdoors in shade for incrementally longer periods each day for a week before planting into the garden. 21. What kind of maintenance does my hardscape require?

It's easy to think of stone hardscaping as needing little or no maintenance. Patio stones, pavers, retaining walls and sidewalks are made of stout material that seems indestructible compared to wood, dirt and plants. But, the elements still take their toll on your hardscape, and this stonework will deteriorate without proper care. The good news is hardscaping maintenance isn't difficult. Follow these steps to ensure many years of enjoyment from your outdoor stone. Regularly clean stone Keep loose debris off your hardscape. A broom can sweep away most of it on an everyday basis. Regularly spray down stone with a garden hose. Winter and spring debris, such as fallen leaves, mud and dead grass, can leave stains on your stones – particularly when left for several weeks. In most cases, you can remove these stains by

scrubbing with a basic water/ detergent solution. Pressure washing may be required if you have mold or standing moss. For oil stains, obtain an oil remover from an automotive or hardware store. When you're doing all this cleaning, look for damaged stones or pavers. Chips and cracks will quickly get bigger. In most
cases, you can replace individual damaged stones without having to deal with the rest of the space. You can also apply paver sealer once every year or two. A good sealant prevents dirt and stains from penetrating and provides a pleasing shine. Sealed pavers are also easier to clean. You can purchase the sealant at a hardware store. Be sure to apply it only to clean, dry pavers. Pavers that are exposed to heavy rain, sun or foot traffic will need to have new sealer applied more often. In most cases, when you reseal a paver, the new layer can be directly applied on top of the original application. If your patio pavers are uneven, you may have more serious structural problems that could mean your patio needs to be regraded or replaced. Pay attention to drainage Water is your hardscape's biggest enemy. When your stones are installed, they need a water management process. This can be as simple as slight elevation and
channels that direct water off the stone and into a depression or drainage area. A well-designed drainage plan can also help provide water to nearby greenery. If water pools on your stones after rain, something has gone wrong. At that point, you probably need to contact a pro for their opinion. Pooled water can quickly damage stone and get worse. Also, keep an eye on the sand filler placed between pavers to hold them in place. You can buy a bag of refined sand and pour it into the cracks if weather has worn it away. Many hardscaping companies offer ongoing maintenance contracts. You can hire one to handle most of this ongoing work if you don't have the time to do it yourself. Paul F. P. Most of the time these issues are minor and fairly simple to negotiate. Unfortunately, some problems can be more serious and expensive to correct. More and more sellers will spend the money on a pre-listing home inspection. It can be well worth the money to find out your homes condition ahead of time. If you have any doubt as to the condition of your property, here are some potentially big ticket items found during inspections. be on the lookout for. A typical issue is a roof leak possibly caused by damaged shingles. Repairing or replacing shingles or flashing can be a simple and cheap repair. However, if the issue has been ongoing, it could be a lot more work and expense. Any kind of water intrusion into a home has the potential to cause mold. If the roof is past is at or near the end of its expected life it may need to be replaced. Roofs can be fairly expensive to replace, especially if the home is larger. Electrical issues can also be quite
expensive to repair. Inspectors will be looking for un-grounded outlets, lack of GFCI protection, over loaded breakers, double tapping and general work of poor quality. Home inspectors will also look for dated types of electrical components such as knob and tube and aluminum wiring, neither of which is used in modern day construction. Aluminum wiring can prompt poor or defective connections, which can lead to recurring flickering or incessant turning off of light, hot switch plates and sockets, burning smell, or power failure taken without triggering a circuit breaker. Replacing dated wiring can cost several thousand dollars. Foundations are the backbone of a house and problems with them can be quite pricey to address. Most home buyers do not want to take on major structural issues with a property. Foundation cracks are quite common, making sure they do not extend past a certain size is important. Some cracks are part of normal settling others are
not. It is important to distinguish between the two. Hiring a structural engineer can be money well spent if foundation issues are uncovered during an inspection. These are only a few of the major items that may be discovered during an inspection. If a prelisting inspection of your house has revealed structural or mechanical problems, it is advisable to get them fixed. Most buyers have some expectations on what they are willing to accept. For buyers it can be heartbreaking to lose a house that they have already pictured themselves living in. If, after a home inspection a buyer discovers significant fixes that can’t be negotiated with the seller the contract may need to be voided. Real Estate agents call these things deal breakers for a reason. Many people don’t want to deal with such issues when buying a house. Try these shades of gray By Cathy Hobbs Tribune News Service For a couple of years, gray was the "it" color gray on the runway, and the trend certainly extended to home decor. Gray remains a go-to color for those looking for a neutral color that blends well with other colors without feeling overly harsh. Contrary to some opinions, gray doesn't have to feel tired or drab. It can instead feel bold, modern and fresh. In fact, various shades of gray can even be blended in the same space to help create a mood or complement a certain aesthetic. When considering shades of gray, here are some tips to keep in mind. Do: 1.

Pair gray with pastel colors such as blue, pink, yellow and green. The combination can feel soft and soothing. Consider blending multiple shades of gray in the same space.
