Now, buyers often have to win a house. Pre-offer inspections are one way to boost your odds of winning. Have the house inspected before you bid. More common in competitive real estate markets with multiple offers, this preliminary, information-only pre-offer home inspection evaluates

a home’s major systems and any potential issues, giving home buyers the information to make an informed decision on whether to place an offer on a property. Pre-offer home inspections take much less time than conventional inspections and are a valuable option in time-sensitive situations. Pre-offer inspections can be especially valuable in “as is” sales. A seller who lists a home as is intends to complete the sale without making repairs or improvements or reducing the price because of the home’s condition. Although inspection contingencies would give you an out if the inspection results were unacceptable, a pre-offer inspection saves you the time and hassle of negotiating an offer on a home you’ll wind up not purchasing because it’s in poor repair. The stronger your offer, the better able you are to compete against other buyers. One way to sweeten the deal is to submit an offer that’s not contingent on acceptable inspection results. A pre-offer inspection gives you the information you need before you make an offer, so you won’t take the next step unless the home is worth buying as is. Pre-qualifying for financing is common practice these days.
Try using the same strategy for home inspections. You want the protection of a home inspection. Buying without a home inspection is foolish unless you happen to own a remodeling company. So get the home inspected before you bid. Then make an offer that waives the right to inspection. That offer will stand out from the others. The other offers will be contingent on inspections, yours won’t. A few hundred dollars for a pre-offer inspection is a small price to pay to stand head-and-shoulders above other bids for the home you have always wanted. In today’s competitive market smart agents are looking for every edge they can get for their clients. However, it’s still unusual for agents to coach buyers to inspect before bidding, even though that increases their chances of having the winning bid. Too often, the only focus is price. It might be easier to persuade buyers to spend $400 on a pre-offer inspection than it would be to make the call saying they lost the bid for the home they loved. A professional home-stager will cost between $50 and $150 per hour, says Jessica Page, a broker with Innovative Real Estate in the Denver area. The good news is that you can get it done for a lot less money. Page and real estate veteran Jennifer Radice of Coldwell Banker Residential Real Estate in Boca Raton, Florida, share expert tips for staging your home at almost no cost. Stash personal items Packing away your personal stuff, such as pictures, sports memorabilia, even religious items, is one of the easiest, cheapest things you can do to stage your house. "The reason you want to depersonalize your home is because you want buyers to view

it as their potential home," Page says. Prospective buyers may have a hard time envisioning themselves in the house if they're surrounded by photos of your family. "Pictures are extremely distracting," says Radice, who also recommends removing religious items from view.
Besides attracting a buyer, "you want the buyer's agent to enjoy showing the home," Radice says, because even if a particular buyer isn't interested, the agent might represent someone who would be a good match. Make the home sale happen with a post-closing occupancy agreement has 17 sections laying out all the details of a Post-Closing Occupancy situation. The key points that a home buyer and seller need to agree upon are:
In the Boulderarea market, possession of a home most commonly happens upon delivery of the deed. In other words, the home BY DUANE buyer hands over DUGGAN the money, the seller hands over Realtor and Author RE/MAX of Boulder the keys, and then the home buyer moves in. This is really the cleanest way for a closing to happen. There is no question who owns the home when ownership is transferred. The home is usually clean and empty for the home buyer’s walk through prior to closing. Yet in this method of possession, the seller is at the greatest disadvantage if they have moved out and the home buyer fails to come to closing. In some markets, it is common for the home buyer and seller to negotiate possession three days after closing. This method of possession eliminates the seller’s risk in the event the home buyer fails to come to closing and the seller needs to move back into the home. However, in this case, the home buyer’s risk has now increased. The home buyer does not have the opportunity to view the home clean and empty prior to closing. Then what happens if the seller causes damage when moving out? Or if the house burns down between closing and possession? What happens if the furnace fails between closing and possession? As the real estate contracting process has evolved over the years, the Colorado Real Estate Commission has developed a standard form called the PostClosing Occupancy Agreement (Seller Rent-Back Agreement). This form outlines the agreement between the home buyer and seller to cover all the issues involved in post-closing occupancy. In the event of a three-day possession as described above, this agreement is the perfect solution for laying out a plan for the post-closing occupancy period. Nevertheless, in many circumstances, especially in hot markets, the home seller might want more time to move out and might be able to negotiate a longer post-closing occupancy. The seller’s desire to stay longer creates a myriad of challenges similar to the three-day possession above, but further magnified. If the seller is still in the house, who will pay for insurance and utilities? Does the seller pay any rent? What about a security deposit? What happens if the water heater breaks and the seller is still in the house, but the buyer owns the house? What happens if the seller causes damage during move out? Post-closing occupancy agreements have been around for years. In the distant past, when it was not an approved form, an attorney had to prepare such an agreement. With demand for a standard form, the Colorado Real Estate Commission devised the Post-Closing Occupancy form – and it’s been wonderful! It covers
the various questions discussed by all parties in order to ensure a fair agreement. The first approved form developed by the real estate commission was a 30-day PostClosing Occupancy Agreement. After receiving feedback, the commission produced the 60-day Post-Closing Occupancy Agreement. Anything negotiated beyond 60 days possession must be prepared by an attorney. The primary reason the Post-Closing Occupancy form is limited to 60 days is that in an owner-occupied closing, the home buyer usually signs a deed of trust whereupon they promise they will be moving into the home within 60 days. If the Post-Closing Occupancy Agreement is for 90 days, the buyer will be in violation of the terms of the deed of trust. The Post-Closing Occupancy form can be attached to the contract initially, possibly to make the more offer more attractive to the home seller if the seller hopes for a longer time to deliver possession. As a home sale evolves, there might become a need for the seller to request a Post-Closing Occupancy Agreement from the buyer. However, later in the process, the seller is at the mercy of the buyer as all parties have already agreed to a specified time for closing and possession. The buyer might be agreeable, but they may have already arranged for movers and no longer have flexibility. The Colorado Real Estate Commission approved form
1. Who will maintain the property relative to lawn moving, snow removal, etc. 2. Who will maintain, repair, or replace the operating systems of the home, such as the furnace, if required during the post-closing period 3. Specifying a notice period if the home buyer needs to enter the property 4. Amount of the rent home seller will pay, and how and when it will be paid 5. A specified dollar penalty if the home seller is unable or won’t deliver possession at the agreed time 6. Agreement as to who will pay for water, sewer, gas, electric, and any other services the property uses 7. A security deposit if the seller were to cause damage upon move out 8. Agreement as to insurance coverage for both seller (now a tenant) and the buyer (now a landlord) Using a Post-Closing Occupancy Agreement with all the issues discussed and agreed upon can be a great tool for creating a seamless home sale to meet the needs of all parties involved. hen Dennis Coombs and his wife, Kristen Kanard, decided to sell their beloved family home of more than three decades, they resolved to remain in Longmont. "We wanted a low-maintenance home, which will allow us to travel more for longer periods of time without worrying about whether the walks are shoveled or the lawn is mowed, but we wanted to stay in the community we love," said Dennis. "Denio West is what we wanted in a home and is only one and a half miles from where we live." The neighborhood, built by Louisville-based Boulder Creek Neighborhoods, is located at the corner of 9th and Hover in Longmont. The perfect city for active retirement Longmont's appeal looms large for the former Longmont mayor. 12

In the 1980s, Dennis was happily working as an electrical engineer in Seattle when Ball Aerospace asked him to fly to Colorado for an interview. "I told them I wasn't looking for a new job, but they reminded me it was ski season," he recalled. He flew out and was mesmerized by "the epic powder and the blue sky," he said. Still, Dennis and Kristen surmised they'd live in Colorado merely two to three years. "Then it was so sunny here, I didn't think I could go back," he said. "To my surprise, a few years ago I was asked to run for mayor, and my first response was not only 'no,' but 'hell, no," he said, laughing. "But I attended a few council meetings and thought my team-building and people skills might really be valuable here. Even more to my surprise, I won and ended up serving three twoyear terms." As mayor from 2011 to 2017, Coombs led Longmont through the heart-wrenching days of the flood of 2013 and
was instrumental in rebuilding a resilient St. Vrain River Corridor. Along the way, he said, "our team put away political differences and grew strong friendships through the disaster." He said, "I'm most proud of the NextLight Broadband Project. People were telling me I was crazy and foolish, but we did it." He similarly spearheaded the redevelopment of the Longmont mall, Village at the Peaks. “These are things we did to make Longmont an even better place to live,” Dennis said. "I love the small town feel of Longmont while being so accessible to what the mountains have to offer." The airport is less than 45 minutes away, and Denver and Boulder proffer a plethora of nearby cultural, culinary and outdoor experiences. The Boulder County Farmers’ Market, annual Longmont festivals, gallery events and concerts create a thriving downtown.
Ease of living at Denio West Dennis continued, "Kristen and I are healthy and active, but we wanted to move now rather than have to do it later. We've been able to take the time to organize and get rid of things.” Dennis and Kristen, like many of Boulder Creek’s homebuyers, are looking forward to the ease of living at Denio West. A refreshing plant to grow Nostalgic for a time when the world seemed brighter, love was in the air, and all you needed was a refreshing mint to set your day right? birth year of the petite mint. Yes, folks, Tic Tacs turn 50 this year, and are still going strong, thanks to the alluring nature of mint (Mentha spp.), an herbaceous perennial humans have had a love affair with since time immemorial. Mint and orange were the original flavors that launched a breath-freshening dynasty. If plants thrill you more than candy, consider adding mint to your garden this year. They’re easy to grow, so much so that care should be taken to keep them
from becoming invasive. Mints are aromatic and can be used for culinary purposes, sparkling beverages, kicking up vanilla ice cream, or covering up a bit of bad breath before social engagements. They grow well in full sun to partial shade with welldraining, moist soils. From its humble beginnings of two flavors and a modest following, Tic Tacs’ popularity grew to world-wide proportions, much like mints left unattended in the yard. Mints are vigorous growers, easily taking over gardens, lawns or neighborhood ballfields. They have no problem escaping from smaller pots either by rooting through the bottom of the pot. To keep them contained, a double-fail-safe planting is needed. Border the plants with deep edging, then plant them in containers that are then planted into the ground to prevent spreading. Make sure the lip of the pot is at least one-inch above ground level. Scout the area around the mint planting frequently to capture and contain escapees by harvesting them. Taller pots lend themselves well to mint growing, however, the soil should never be allowed to dry out and, due to the fast growth rate, frequent division and repotting is necessary. Divide during spring or fall. For mints planted in the ground, division is recommended every three years. Dig the clump of mint up and divide the mother plant by cutting through the root mass with a sharp edged shovel.
Compost older plant parts while keeping or using the young, new growth. Harvest for fresh eating any time during the growing season by cutting leaves and flower tops if the plant starts to bloom. Use fresh leaves immediately or freeze them after washing them gently in water and patting them dry. Mint harvested for drying should be taken before flowering. Since its launch, Tic Tacs have added on several flavors, nine are currently listed on the website. Mint itself has over 600 varieties but it’s a big family and many are not edible. But there is a wide selection of flavors for mint to fit most palettes: apple, chocolate, lemon, orange, or pineapple, in addition to peppermint and spearmint. Few pests bother mint, but be on the lookout for rust, a major disease that mints are highly susceptible to. Rust has no form of management, so any plants showing rust should be thrown out. Page suggests touring builders' models to see how the rooms are furnished. "Builders are experts on preparing their product for prospective buyers," she says. If your home has been painted recently, you're ahead of the game. If not, take a paintbrush to the rooms that need it most. Sellers who paint the interior of their home will see a large return on the investment, Page says. The cost: Anywhere from $12 to $50 per gallon for paint, plus another $10 to $50 for other painting supplies (primer, brushes, 14

dropcloths, etc.). You can get back some of that money as a refund on your taxes for any items you donate to charity. Scrub and deodorize No one wants to visit a dirty house, especially prospective buyers. So make sure your house is squeaky clean. "When buyers see an unkempt home or smell something when they first walk in, they become turned off immediately," Page says. "They can rarely see past it to look at all of the great features in the home." Radice suggests having the house professionally cleaned so that everything is spotless: windows, sliding glass door tracks, garage, basement, ceiling fans, etc.
She also recommends baking cookies in the oven, bringing cinnamon sticks to a slow boil in a pot of water or using air freshener before each showing. Ridding the home of litter boxes is a must. The cost: Varies by the location and size of the home, but expect to spend at least $100 to clean a four-bedroom, 2,500-square-foot home. Cookie dough runs about $4. Enhance curb appeal Don't overlook the home's exterior when you're selling. "Curb appeal is just as important as cleaning the inside of the home," Page says. "It's the buyer's first impression of your home." Mow the lawn, make sure the
sidewalk and driveway are free of clutter and debris, and make sure the house number is easy to see. You may need to pressure-clean your driveway and sidewalk. Another valuable low-cost solution? Mulch. "It makes everything look trim and neat," Radice says. The cost: Mulch costs about $3 per bag. You may be able to rent a pressure washer at Home Depot or your local hardware store for $35 per day or more. It will cost you a lot more than that to buy one. The most-ignored parts of your home to clean today By HomeAdvisor When was the last time you looked at the tops of your kitchen cabinets? Or worse yet, the area behind your stove? These areas rarely fit into a regular cleaning schedule. But every now and then, you have to take a look and tackle those most-forgotten chores. These are the out-of-sight tasks you might be missing. Showerheads and Faucets You may be diligent about water spots, but how often do you deep clean your showerheads and faucets? If you can't remember, try this: Fill a small plastic bag with vinegar or a 50/50 water and vinegar solution; submerge the fixture head in the solution and secure the bag to it for an hour; remove the bag, run the water and give the fixture a quick scrub. Light Bulbs Light bulbs are easy to forget, but a thick layer of dust can make them a fire hazard. Plan ahead so you can leave the lights off for a
while. Then, remove the bulbs and wipe the dust away with a dry cloth. You'll want to wear plain plastic gloves for halogen bulbs, which are sensitive to oils from our fingers. Inside Indoor Waste Bins The insides of trash, recycling and compost bins are often left to collect grime and residue – perhaps because we associate them with waste, not cleanliness. But this can lead to sanitation and odor issues. Give all of your trash cans, including those in your bathrooms, a good scrub-down. And disinfect them for a fresh start. Tops of Cabinets, Fridges and Tall Furniture When you can't see the top of something, it won't be top of mind. But kitchen cabinets, refrigerators and tall furniture can amass an impressive amount of dust and dander. In most cases, a good dusting will do the trick. But if the job is more challenging, be sure to use the appropriate
cleaning solution for the surface material. Drains And Disposals Sink stoppers and strainers keep drains and disposals out of sight, but they are magnets for gunk. Take a day to treat all of the drains and disposals in your home. Try adding baking soda, following with vinegar and stopping up the drain for a chemical reaction that will break down grime. Then, flush with hot water. Tackle leftover scum with a toothbrush for good measure. Inside Small and Large Appliances We often overlook the insides of appliances, whether they're countertop toasters and coffee makers or washers, ovens and refrigerators. Pick one or two to clean on your next free day. And remember details like drip pans, crisper drawers, oven racks and the underside of your ventilation hood. If you're feeling ambitious, pull your appliances out and clean the area behind them.

Do my gutters need to be repaired? By Paul F. P. Pogue Angie's List Your gutters are important to your home's overall well-being. When properly maintained, they protect your roof, your siding and even your foundation. Metal or vinyl materials can last many years, but when things go wrong, they need to be addressed quickly and efficiently. Ask yourself these five questions to keep your gutters in the best condition. Have Your Gutters Been Cleaned Lately? Regular gutter cleaning provides the most important first line of defense against damage. Debris buildup defeats their purpose _ clogged gutters can easily be damaged and lead to trouble elsewhere around the home. Experts recommend cleaning your gutters at least twice a year, in spring and summer. If you have heavy foliage around your house, you might even need to do it three or four times a year. If water begins to pool near your
sagging gutters. Replace this hardware as necessary. Sagging may also indicate that you have gutters that are not appropriate for your house. A professional can tell you if you need to replace them.

Gutter cleaning can be a dangerous job, so you should hire a licensed and insured professional to handle it. Are They Sagging? If your gutters sag, you need to address it. Once gutters begin to lean or pull away, the problem gets worse quickly. Your fascia board could rot. Or, the gutters might collapse entirely. Broken spikes and hangers usually cause
Can You See Leaks? If your gutters aren't blocked, but water is still escaping, you probably have a leak. Leaks sometimes open at the joints between sections. In those cases, you can reseal them. Sometimes, a damaged gutter will crack and begin to leak. You can patch such a leak. But, once a weak spot is established, the problem will likely recur. Do Your Gutters Show Signs of Damage? Several telltale markers can give you early warning of gutter damage. If paint is peeling on or around them, it may mean standing water is present. Orange flecks also give this problem away. Pools of water or mildew near the foundation indicate that your
gutters are not working properly. If you see water marks or water damage beneath the gutters, water is probably escaping. If you see any of these indicators, you need to hire a pro to check them out. Are They Pitched Correctly? Gutters must be slightly pitched towards the downspout. Most gutters are pitched at [ or 1/16 inch per foot. You usually can't tell this by looking at it. But, if water pools and there's no blockage, your gutters are probably improperly pitched. Sometimes, this is because they were installed incorrectly. Or, your house may have settled since installation. Pitch adjustment is a delicate job that must be done precisely. It's best left to a professional. Paul F. P.
