Many baby boomers never bought a home in their younger years and some baby boomers lost their home in the 2007 to 2012 BY DUANE recession. Baby DUGGAN boomers were Realtor and Author born between RE/MAX of Boulder 1944 and 1964, making them between 55 and 75 years old this year. In the U.S., there are currently 76 million baby boomers. Those baby boomers are now in their retirement years and are asking, “Am I too old to buy a home?” There are few things we become too old to do, like playing in the NFL, but when it comes to buying a home you are never too old. In fact, the National Association of Realtors® (NAR) says that about 25% of first-time homebuyers are over 52 years of age. One myth that prevents seniors from buying in later years is that they think they are too old to get a mortgage. However, under the Equal Credit Opportunity Act, lenders cannot discriminate against borrowers based on age. Any borrower, regardless of age, needs to show they have good credit, an acceptable level of debt, and enough income to repay the mortgage on a monthly basis. Now that we have established that you are never too old to be a home buyer, there are a few things to consider if the decision to buy a home is the right decision for you: Consider Your Finances If you are getting a mortgage, the main thing you need to consider is whether or not your cash flow will be able to meet the monthly payments in the long term. Consider if you could afford the payments if any life-changing event occurs, such as the loss of a spouse. If you are still working, will you be able to afford the payments once you retire? If you are buying a home with a homeowner’s association, be sure to check if the likelihood of fee increases could be covered by your budget. Consider the Market In markets like Boulder County

with a proven track record of home appreciation, it’s pretty safe to assume that the home you purchase is going to increase in value. If you are looking in a market where values have a history of declining, it may not be such a great idea to be a home buyer. Consider Using a Reverse Mortgage to Buy a Home Homeowners who have built up equity over the years have a wonderful opportunity to buy a downsized home and have no payments with a reverse mortgage. Consider the Lifestyle the Home Offers Some baby boomers want to travel the world and have a lock and leave set up. Others want to have room for grandchildren to visit on a regular basis. Others are most concerned about nearby recreational opportunities like golf courses and access to infrastructure like shopping and medical care. Consider Disabled Access Aging in place is the desire of many seniors today. While a home may be fine for getting around in today, you need to assess whether the home would still work for you and your family in the event of a disability. Consider the Amount of Maintenance Required At retirement age, some baby boomers love to garden and do minor home maintenance. Others
want nothing to do with that. The trade off is that the lowest maintenance opportunities will have the highest homeowner association fees. Consider Access to Transportation At some point in time, everyone will need to stop driving. Access to transportation opportunities to travel to day to day activities becomes more critical. Make a Decision After you consider all the factors involved, you can make a decision about home buying -- just don’t use age as an excuse not to buy a home. It’s never too late! If you do decide to start the home buying process, be sure to consult a mortgage lender and look for a Realtor with Seniors Real Estate Specialist certification (SRES). Brutalism in Boulder and '70s, our more progressive architects incorporated the style into their portfolios. Three of Boulder’s most (in)famous Brutalist buildings are the University of Colorado’s Williams Village towers, the National Center for Atmospheric Research (NCAR) and downtown’s West End Plaza. Cresting Highway 36 on your final descent into Boulder, the city’s penchant for Brutalism is evident. The Williams Village towers, or “Will Vill”, are two commanding monoliths that spring up from the sweeping valley landscape, proudly welcoming both residents and visitors alike. While Will Vill is not universally adored, the buildings did receive an award as “the most outstanding building built in Colorado in the past 25 years.” To the west, perched on Boulder’s undulating hillsides, is NCAR. This design truly deserves the moniker, “Boulder Brutalism”, as the poured-concrete exterior towers are tinted with native red sandstone to blend with the dramatic Flatirons backdrop.
Brutalism, also known as Brutalist architecture, emerged in the ‘50s as an offshoot of the early 20th century modernist BY SEAN movement. MCILLWAIN The concept Mod Boulder behind the Brutalist style was to make buildings visually complex through minimal design and repetition, featuring vertical components, over-scaled proportions, unfinished surfaces, and small windows. It was most commonly used for governmental projects, university buildings, shopping centers, and high-rises; however, there also exist many residential examples. A prominent style throughout the '70s, the movement began to decline in the early '80s, eventually deemed as austere and unwelcoming. Here in Boulder, as Brutalism gained notoriety throughout architectural circles in the '60s
Architect I. M. Pei refers to the NCAR complex as his "breakout building.” To boot, its iconic stature has been cemented (no pun intended) by its inclusion in the movies Sleeper and The Arrival, as well as being featured prominently in the video game Horizon Zero Dawn. The West End Plaza, originally known as the Edwards Center upon its completion in 1981, rarely receives praise. Built on the site of the Arnett Hotel, West End Plaza garnered criticism from its inception, being called a “red brick tank”, "the fortress”, "a child's garden of basic errors”, and “a pregnant whale”. Consequently, its Brutalist styling has been softened over the years, with larger windows eventually installed on the second and third levels. Other Boulder buildings were also inspired by the Brutalist style. The Masonic Lodge (now the Museum of Boulder) has all the trappings of Brutalism. When the Museum moved in, the basic design didn’t change much, but like the West End Plaza, a few minor exterior adjustments were
made to give the building a more welcoming appearance. But Brutalism has not met its brutal demise just yet. In fact, there’s been a recent revival of interest in Brutalist buildings; historical societies petition regularly for their survival, architectural historians celebrate their design origins, and the general public has developed a fondness for their strong, imposing nature. It’s no secret that architectural styles come and go at a breakneck pace; one decade’s treasure can be the next decade’s monstrosity. Luckily, within the architectural world, there are often younger counter-culture movements who learn to appreciate and protect what’s commonly considered passé. Smith learned of a container home in nearby Nederland, created by nationally-recognized Denver architect Brad Tomecek and builder Mike Kalil of Audubon Builders. He reached out and the collaboration began. The resulting 1,700 square foot home has three shipping containers artfully bookending east and west sides. The home’s center is constructed with structural insulated panels, or SIPs. Floor-to-ceiling glass frames entry to the south-facing deck where dwellers enjoy breezes over elk-trodden meadows and a steady stream of rainbows, chickadees, and humming birds. the west end with beautiful recycled barn wood doors, comfortable cork flooring and master bath featuring a wall-less shower and Japanese soak tub. The fully equipped kitchen overlooks twinkling city lights and beckons to entertain. The center island faces the home’s dining and great room. Contemporary, durable countertops are made of PaperStone – recycled paper in a non-petroleum resin. Natural lighting flows from sunup to sunset through high clerestory windows. “You never have to turn on the lights during the day,” said Smith. For passive
heat gain, the roof line allows the winter sunlight to stream in and shields it in summer. Additional heat comes from a massive yet stylish and highly efficient Finnish-style wood stove, called a Tulikivi. Drawing outside air for combustion, the stove radiates warmth into the room with few emissions, exceeding Boulder County standards. Perhaps the best part of the Tulikivi is the built-in pizza oven’s promise of wood-fired pizza and a movie. The home’s energy efficiency works beautifully – solar panels on the garage roof often produce more power than needed. And
the home earned a low 18 on the Home Energy Rating System (HERS) index, which is 20 percent of the average home. “I really wanted to leave a legacy of environmental responsibility by creating a livable, sustainable home,” said Smith. Area plant sales abound Despite teasing weather from Mother Nature, area gardeners are gearing up for a new season of planting beautiful flowers, delicious fruits, and fresh BY CAROL vegetables. So O’MEARA it’s with joy that Colorado State we celebrate the University Extension, Boulder County advent of local plant sales, each one supporting good causes in the community while supplying us with the flowers and foliage we crave. Take a look at area sales and the groups they support. The Loveland chapter of P.E.O., a philanthropic educational organization, provides scholarships and aid to help women continue their education. For over 25 years, they’ve raised funds via a flower sale and this year’s is set to be a celebration in bloom: Hanging baskets, flowering pots, window boxes, and individual plants are available. The P.E.O. flower sale is by pre-order only, so if you’d like
to support them, act now, by contacting Mary Ella Peterson at 970.667.6201 or by e-mail at maryella@qwestoffice.net. All orders must be received by Friday, May 3. Plants will be available for pickup on Wednesday, May 14, from noon to 6 p.m. at the Faith Church, 2707 North Wilson Avenue in Loveland. Denver Botanic Garden’s Spring Plant Sale, May 10 and 11. Huge, packed with plants, novice and advanced gardeners alike will thrill to the event. Bring your own wagon, wheelbarrow or box to fill with new plants for your garden. Gardens on Spring Creek spring plant sale is May 11 and 12, 10 a.m. to 5 p.m. at the Gardens on Spring Creek, 2145 Centre Ave., Ft. Collins. Northern Colorado gardeners can find perfect additions for a beautiful landscape, bountiful veggie garden, or lively containers. Choose from thousands of annuals, herbs, perennials, and vegetable starts grown by staff horticulturists and students from CSU and Front Range Community College. Narrow kitchen island needs a narrow sink By Ed Del Grande Tribune News Service Q: Dear Ed: I'm remodeling my kitchen and want to add a kitchen island area. But, we are tight on room and the island needs to be very narrow. A standard island sink may be too wide. Do you have any narrow sink suggestions I can look at? – Patty, Utah A: Usually for a standard-size kitchen island, you can use a small bar sink. If even a bar sink may be too wide for your island, I do have a suggestion. Some manufacturers offer long and narrow sinks called trough sinks. Like the name says, the rectangle shape does resemble a horse trough. But don't let the name fool you. These are beautiful high-end kitchen island prep sinks. Usually an under-counter

Get the most out of your home office By Jenna Schuster HomeAdvisor These days, millions of people have the luxury of working from home. It's convenient and comfortable – and the commute is unbeatable. But telecommuting comes with its own host of challenges. If you're dealing with distractions and a lack of space, it can be difficult to strike a balance between productivity and the creature comforts of home. Consider these tips as you design your home office to make sure you get the most out of your space. Choose Your Space Wisely Your home office doesn't have to be in an opulent library, a hub of technology or even a room of its own. The most important thing is that its location stays consistent. Set aside a dedicated area in your home and use it exclusively for work. This could be a small desk in the living room, a table in your bedroom or a zoned-off section of the kitchen counter. Find a spot that works for you and completely give it over to its role as a workspace. And be sure to avoid working in high-traffic areas like your kitchen table or living room couch. Otherwise, you'll find yourself constantly moving your laptop, papers and other supplies to accommodate guests. Cut Down On Distractions Regardless of where you situate your office, it's important to cut down on surrounding distractions where possible. One strategy is to cover visible TVs with trendy barn doors. Once they're installed, you can slide the doors over the screens and remove the temptation

to watch. Another good strategy is soundproofing _ especially in offices that take up entire rooms. Curtains, window inserts and acoustic panels are all quick, easy ways to cut down on outside noise so you can focus on the tasks at hand. If you need more extensive soundproofing, consider talking to a professional. Reconsider Color When you last painted your home, you may have chosen colors that would help you unwind at the end of a long day. Whites, beiges, greys and greens are all beautiful choices for a home with relaxation in mind. But those original, calming colors might not be the best choice for
a workspace. Studies show that painting your office blue improves productivity and increases focus. And orange and yellow are great office accent colors, since they're known to invigorate the senses, inspire creativity and help with innovation. If you don't have the space (or desire) to paint an entire room, consider buying blue and orange picture frames or tchotchkes for your desk. Think About Light Lighting can make a huge difference in your work-fromhome space. For example, red-tinted lights are good for sleep and rest, but if you have them in a home office, they can hinder productivity. Instead, opt
for blue-tinted bulbs to improve alertness throughout the day. Or, go for natural light. Move your desk next to a window and open up the shades to increase your wakefulness – and consider a skylight where more light is needed. As far as arrangement, many experts recommend having one large overhead light and one smaller "task light" to help you focus. Gibson Girl plates might fetch best price online By Helaine Fendelman and Joe Rosson Tribune News Service Dear Helaine and Joe: I have 24 museum-quality Gibson Girl plates. I am old and would like to sell them. How do I go about this? – C. C. Dear C. C.: We knew when we read this letter that the Gibson Girl plates were the essentially blue and white ones made by Royal Doulton in the early 20th century. Subsequent e-mails confirmed that. But we also learned three of the 24 plates had been broken over the years, so even though C. C. saved the pieces, we are talking about only 21 plates. When the photographs arrived, we also learned C. C. had some accessory material to go along with her plates, which is a plus. We wrote about the plates once in 2011. But since then, pricing has changed and we wanted to make a note of that. The plates were made by Doulton and Company, which can trace its origins back to 1815

when Doulton and Watts began operations in Lambeth, England (a part of greater London). The firm Doulton and Company began operations in Lambeth in 1858 and did not begin marking its wares "Royal Doulton" until 1902. Charles Dana Gibson was an American artist and illustrator who was born in Roxbury, Mass., in 1867. He started creating the iconic Gibson Girl in about 1890. The images of this fiercely independent and beautiful woman is said to have been based on Gibson's wife, who was born Irene Langhorne in
Danville, Va. Irene's sisters were also part of the inspiration, one of whom was the famous Nancy Astor, more commonly known as Lady Astor (the first female member of the British House of Commons, and Viscountess Astor). The images on the plates were taken from Gibson's illustrations for his sixth book, "A Widow and Her Friends," which was first published in New York and London in 1901. The copyright on the Royal Doulton plates is listed as 1900 on some and 1901 on others, but production could not have begun until 1902 and we understand it lasted until 1915. When we first started being interested in antiques, the plates were hard to find and relatively expensive, but today, there are plenty being sold both at a retail level and at auction. Still, prices can be very disappointing. We have found prices for pieces offered on the internet can range from $20 to $45, but a few examples had prices in the $50 to $300 range. (Currently, Replacements.com is offering the pieces they have in stock for between $84.95 and
$99.95 each.) The most expensive plate seems to be "Some think she has remained in retirement too long," but unfortunately, this is one of the plates C. C. reports as being broken. As for the plates being "museum-quality," we know examples are in some museums, but for the most part, they are not the sort of things most museums are seeking to add to their collections. As for where to sell them, we think online may be best. Most brick-and-mortar auction houses are not doing well with plates like these at the current moment. How can I prepare my deck for the warm season? By Paul F. P. Pogue Angie's List An outdoor deck provides great comfort and luxury for spring and summer outdoor entertaining. But, even the most wellconstructed deck needs to be well-maintained and inspected every so often. Wood decks require the most maintenance, but even composite decks need to be checked. Follow these steps to ensure a safe deck season for your family.
look for small holes in wood boards; they can indicate insect infestation. If you can push a screwdriver into the wood, it's too weak and should be replaced.

Inspect Your Deck At least once per year, conduct your own inspection of the deck to identify problems and prepare for the season. – Sweep it clear of debris, furniture, toys and so on. You want a clean surface to check out, and sometimes furniture can get in the way of what you need to see. Debris and leaves that remain in the same spot for a long time can contribute to mold.
– Carefully check all the nails, screws and other fasteners. Any fastener that is loose, corroded or rusted needs to be tightened or repaired. – Check all railing, banisters and stairs for stability and tripping hazards. If a rail or banister can move when you push against it, or a stair has loose boards, hire a professional to repair it. – Inspect all the boards for weakness or decay. In particular,
Deck Cleaning and Sealing Wood decks can last for decades, but they need to be regularly cleaned and sealed to stay in top condition. Wear and tear, rain and sun take their toll. A dirty deck poses many problems. Not only can it make the deck less attractive, the slippery surface creates a safety risk. Mold and mildew will cause long-term damage if not removed. If you're not sure if your deck needs to be resealed, sprinkle some water on the surface. If the water beads up, your sealant is still effective. If it seeps into the wood, you need to reseal the deck. Every few years, hire a professional to perform a cleaning and sealing process. The money you pay will be well worth it for the extended lifespan of your
deck. A professional should use the correct power washing settings to avoid splintering the wood. Also make sure that they use cleaning chemicals that are recommended by the manufacturer for your particular type of wood. Even if you don't get it resealed, a deck can use a good cleaning at least once per year. For smaller decks, you can do the work with a long-handled scrub brush. A larger deck will require a pressure washing job. When you're cleaning and sealing your deck, also consider restaining it. Wood stain loses color over time as it accumulates damage and debris. Removing the grime will restore some of the color, but after a few years, a new coat of stain will brighten it up. Paul F. P. Central air-conditioning inspections As summer approaches it’s time to consider your home’s (or potential home’s) airconditioning system. It should also be periodically inspected and maintained in order for it to function properly. In addition homeowners can perform periodic inspections and maintenance to their home’s central airconditioning system to prolong life and increase efficiency. The following are a few tips to keep your air-conditioning system running smoothly. Clean the exterior of the unit and its components. Remove any leaves and other debris from the unit’s exterior. Trim shrubs or other plants back several feet from April 19-20, 2019
the unit to ensure proper air flow. Remove the cover grille to clean any debris from the unit’s interior using garden hose or compressed air. Inspect the condensate drain line. Drain lines are located on the side of the inside fan unit. These drain lines can be inspected by using the following tips, which take very little time and require no specialized tools: Inspect the drain line for obstructions, such as algae and debris. If the line becomes blocked, water will back up into the drain pan and overflow, potentially causing a safety hazard or water damage to your home. Make sure the hoses are secured and fit properly. Clean the air filter: Air filters remove dust, pollen and other particles that would otherwise circulate through the house. Most filters are typically rectangular in shape and about 20 inches by 16 inches, and about one-inch thick. They can be either disposable or washable. They slide into the main duct work near the inside fan unit. The filter should be washed or replaced every three months or
more during heavy use. A dirty air filter will not only degrade indoor air quality, but it will also strain the motor to work harder to move air through it, increasing energy costs and reducing energy efficiency. You may need to change the filter more often if you have pets with fur, or if you live in an area where dusty conditions are present. Cover the exterior unit: When the air-conditioning season is over, you should cover the exterior condenser unit to get it ready for winter. Don’t expose it to the elements if it is not being used. This will prevent ice, leaves and dirt from entering the unit, which can harm components and require additional maintenance in the spring. A cover can be purchased at most hardware or home improvement stores. In addition, homeowners should practice the following strategies in order to keep their central air conditioning systems running properly: Have the airconditioning system inspected by an HVAC professional every
year before the start of the cooling season. Also, stress on the air conditioning system can be reduced by enhancing your home’s energy efficiency. Upgrading weather stripping at doors and window and switching from incandescent lights to compact fluorescent lights can help reduce stress on the system. Your air conditioner and furnace represent two of the most expensive appliances in your home and no one likes to be hit with an unexpected home repair bill. About half of your energy bill will probably go toward regulating the temperature in your home. Therefore, it pays to ensure that the HVAC system runs as efficiently as possible. If it hasn’t been well maintained, you end up with higher utility bills and/or paying for a costly repair. Q: How did you get interested in the magic of home?
Erica Feldmann has a remedy for your chaotic, uninviting and dysfunctional home. Cast a magic spell. “A spell is a prayer with props,” said the author of “HausMagick: Transform Your Home With Witchcraft” (HarperOne, $25.99). “It’s a positive intention that you are communicating about something you want to come true in your life.” Her book includes spells for banishing stuff, manifesting your desires and creating balance in your home. Feldmann is also the owner of HausWitch, an online retailer and shop in – where else? – Salem, Mass. Her modern witchcraft handbook is a brew of healing crystals, potions for home remedies, feminist spirituality, interior design, tarot card reading and even psychic pet communication. We asked Feldmann how to make a home magical, her “coven” and what she thinks about skeptics.
A: I was a pretty anxious kid. I tapped into the energy of the spaces I was in, and it helped ground me and feel more secure. It came to me naturally, and then I branched out to wider interest in interior design and decor. I opened HausWitch to put the message out there that energy can have a profound effect on people and animals. Q: How can we use modern witchcraft to make our home feel more homey? A: I explore themes of manifestation, clearing, comfort, protection, harmony and balance. Close your eyes and think about what you want to feel like when you’re home. Clean and declutter so you have the ability to recharge. Having a crystal or two brings in positive energy and makes you feel more secure. Clear out old stale energy by burning herbs and opening windows. Use natural cleaning products with a good scent. Bring in houseplants, a living energy with magical properties.
Q: Are you a witch? A: Absolutely. I always claim it as the acronym W.I.T.C.H., for “Woman in Total Control of Herself.” It has more to do with reclaiming this figure that has been ostracized and demonized. It has a lot of potential as a radical feminist archetype that harnesses energy that we sorely need in this world. It’s about being empowered and believing that you can use inner strength to transform your life and create what you want. Q: Your book has a little bit of everything — the healing power of crystals, recipes for essential oils and home decor tips. Why did you write it? A: It seemed like an awesome way to share my ideas and what we do in the shop with a wider audience — and people who have little or no experience with witchcraft in interior design. Treating your home as a form of self-care is having a moment right now. 14

She really understands the way that clutter is dead weight in your psyche — and in your home. It can prevent you from staying present in the moment and in charge of your life. Q: I have a hard time picking out a sofa, chair or table that works well in my space. What can I do about my indecision? A: A clarity spell could help. Use a pyrite stone, a candle and a key,
and visualize what your ideal furniture would look like. When you find what’s right, you’ll get that little “ping.” Q: I’d like to mix up your essential-oil floor cleaner that smells like a walk in the woods. Where do I find tree agate essence? A: The book has an easy recipe for making gem essences. Q: Do you try to persuade skeptics to believe in these magical practices? A: I don’t really care about converting skeptics. Tabletop roundup By Katie Laughridge Tribune News Service Creating a tablescape is no easy feat. With all the options in material, size, color and on and on, it's easy to get lost in the process. I know how blessed I am to have an amazing team beside me to help design fabulous tablescapes. I hope this inspires you to step outside of your comfort zone and take your tabletop to the next level. Classic Blue And White You can never go wrong with a classic blue and white tablescape. Blue and white is a traditional and timeless look that can be adjusted for any season. Green topiaries add a touch of freshness and height to draw the eye upwards (and towards your no-doubt gorgeous centerpiece). Garden Fresh This tomato-centric setup brings to memory hot hazy days in August when the garden is bursting with goodies. The layers of color and patterns make for a fun, festive
and surprisingly complex-looking setting. Reminiscent of a summer picnic setup with accents of red buffalo check, this look is sure to be a showstopper at your next seasonal gathering. Tropical Tea Time A little behind the scenes information on this fabulous setting: We could NOT find the perfect tablecloth to complement the delicate and regal pink rose settings. Luckily, one of our amazing fabric magicians upstairs found the gorgeous palm leaf print and was able to create this masterpiece. I love the juxtaposition between the elegant gold accents with the whimsy of the Dana Gibson ginger jar and fun red chairs. Mixing together different styles creates a relaxed setting that still has all the glamour and sophistication you would want at a tea party. Citrus Celebration Fresh, juicy and bright _ this is one of my favorite summer settings. Yellow is on trend and it is the perfect time to start collecting
