January home sales chill, fundamentals solid
Home sales for Boulder-area real estate got off to a slow start in 2019 despite fairly mild January weather, resulting in decreased sales BY TOM compared with KALINSKI a year ago. RE/MAX of Boulder Singlefamily homes posted 184 sales, a decrease of 20.3 percent compared with 231 homes sold in the same month last year. Sales of condominiums and townhomes dropped 23.0 percent for the same period with 71 units sold vs. 92. “The market saw a pretty significant slowdown that started mid-November and continued through January,” says Ken Hotard, senior vice president of public affairs for the Boulder Area Realtor® Association. “The fundamentals are still solid – inventory improved and interest rates aren’t going up quickly,” he says, noting that interest rates are

historically low and affordable at around five percent or below for a 30-year fixed mortgage. Month-over-month singlefamily home sales dropped 39 percent in January with 184 homes sold compared to 302 in December. Townhome/condo sales were a bit stronger, nearly matching December sales with a
.013 percent decrease – 71 units sold vs. 72. Inventory jumped 15.7 percent for single-family homes with 722 homes for sale in January compared with 624 in December. Attached dwellings showed even greater improvement, rising 18.1 percent – 241 units vs. 204. Hotard explains that for now
the statistics represent a series of events. “Once we get enough data, we’ll start to see trends,” he says. “There seems to be uncertainty in the market and buyers are thinking I can stay where I am and look for a better opportunity in the future,” says Hotard. “It’s a story that’s repeating itself in a number of markets across the country.” Yet Boulder-area prices continue to rise or hold steady, job growth and the employment rate remain strong, and Boulder County is still a desirable place to live. “Our strong fundamentals should attract buyers as we move through February.” Tom is the owner and founder of RE/MAX of Boulder, the local residential real estate company he established in 1977. With mortgage rates rising, more homeowners are opting to remodel instead of move By Steve Brown The Dallas Morning News (TNS) After several years of booming sales and soaring prices, the U.S. housing industry is starting to cool down. But one residential sector is bucking the trend. Home remodeling is expected to grow over the next two years as more of the nation’s homeowners elect to fix up rather than sell off the roofs over their heads. Residential remodelers spent more than $300 billion nationwide in 2018. And industry forecasts call for an increase in home redos and repairs this year. Housing economists are predicting a four to five percent increase in home remodeling this year, while nationwide preowned home sales are expected to drop about three percent. “As houses get older and affordability becomes an issue, remodeling the existing house is
a more reasonable option,” said Danushka Nanayakkara, a top forecaster and analyst for the National Association of Home Builders. She said that almost 40 percent of U.S. homes are 48 years old or older. Traditionally, most home remodeling work is done to improve a home before a sale or to upgrade one after it’s purchased. But with homeowners staying put longer, more of the remodeling jobs are by owners who want to step up the quality of their house. “If you have equity in your home, because there are so few homes for sale and the cost of building has skyrocketed, a lot of the times it makes more sense to remodel the home you are in,” said Joanne Theunissen, a top officer in the homebuilding industry’s remodeling council. “We are seeing a lot more whole-house remodels and large additions to homes.”

A report by Harvard University’s Joint Center for Housing Studies estimated that total dollar value of home remodeling projects in the Dallas-Fort Worth area was up 11 percent in 2018. That was one of the highest growth rates among the more than two dozen major U.S. metro areas Harvard researchers studied. “The last two years were really good years for us, and 2019 is looking good for us, too,” said Botond Laszlo, who heads the Dallas chapter of the National Association of the Remodeling Industry. “The selling in the real estate market has slowed down. “That’s typically helping the remodeling business.” Along with cosmetic upgrades and necessary repairs, older homeowners are spending remodeling dollars to allow them to stay in their homes as they age. Remodelers – like all contractors – are struggling with higher construction costs and a shortage
of labor. “The past three years, we’ve seen an increase in materials from 10 percent up to 37 percent, depending on the finishes,” Theunissen said. “Labor costs and availability is a major challenge for us. “We saw a lot of our trades leave the industry during the recession, and they chose to retire or enter a different field.” The higher mortgage rates that have made it tougher for buyers to afford new homes could bring remodelers more business. Housing analysts predict many homeowners will be reluctant to trade current lower-interest mortgages for a higher-priced home purchase loan. “You have a large number of people entrenched with very low mortgage rates that don’t want to give up those mortgage rates,” said David Berson, chief economist with Nationwide Mutual Insurance.

Check the Housing Affordability Index If you are mulling over the idea of moving and need to compare to a variety of different places you are interested in BY DUANE relocating to, DUGGAN you will no Realtor and Author doubt want to RE/MAX of Boulder assess the cost of housing. The National Association of Realtors® (NAR) makes it easy to make comparisons. NAR has been keeping track of the housing affordability index nationally for many years, which enables you to see how the index has changed over time. The index is published on a monthly basis from NAR. The housing affordability index measures whether or not a “typical” family could qualify for a mortgage on a “typical” home. Already, that raises some questions. What does typical

mean? For purposes of the calculation, the typical family (or home buyer, if the “family” is just one person) is referring to a family which is earning the median income nationally and that of the area you are researching. Income data from the U.S. Bureau of the Census is used. The typical home is the median-priced single-family home nationally, as reported by NAR monthly, and in the area you are researching. The next factor that needs to
be considered is the prevailing interest rates for mortgage loans. NAR uses the effective interest rate on loans closed on existing homes as published by the Federal Housing Finance Board. All three of these factors are considered in the equation to determine the index. But wait, there’s more! A couple more assumptions need to be made. The calculation is going to assume two more factors. First, a down payment of 20% of the

comprising the index comes up with result, what does it mean? A value of 100 means that a median income family has the exact amount of income to qualify for the monthly mortgage payment at the current interest rate, for the median priced home. When the index rises above 100, that means the median income earned has more than enough income to qualify for that median priced home. Expressed another way, an index of 120 means that the income earner has 120% of the income required to buy the median priced home. As that number increases to say 150, the income earner has 150% of the income needed, which in turn means as the index goes up, affordability goes up. At the other end of the scale, an index of 80 means the income earner is only making 80% of what is required to buy that median priced home, which in turn means homes are less affordable. Remember, all real estate is local, so national statistics don’t really mean that much. It would be like getting a national average
weather report to decide whether to take a coat to work that day. You get the idea, Minneapolis vs. Miami. But let’s take a look at the national affordability index anyway! In 2018 the national affordability index peaked in January at 164.3. Nationally, homes were least affordable in June 2018 with an index of 137.7. Locally the affordability index for Boulder County looked like this: According to Kelly Moye, a Colorado Association of Realtors® spokesperson, “Buyers finally saw a bit of improvement in affordability. In essence, our housing market is as affordable this January as it was last January. There is finally more inventory and with a slight dip in consumer confidence in the last quarter of 2018, the supply actually outweighed the demand. The prices went down during this season and we actually finished with a lower median sales price in January 2019 than we did in 2018. That makes this market more affordable, something our

Swartz brings 20 years of wisdom in tree fruit growing to the rolling, eastern Boulder farm. The step from caretaking an heirloom orchard to planting 100 trees of his own began with affection for the traditions of agriculture and an ancient, beloved apple tree that was failing. Neighbors around the old orchard in western Boulder enjoyed the apples the 100-yearold tree provided and were dismayed at its declining health. To preserve the tree, Swartz treated the tree to a plant version of the Fountain of Youth and clipped some branch tips for grafting onto young rootstock. Refreshed and growing strongly, the reinvigorated tree holds a place in Swartz’s new orchard. The variety is yet to be determined; once the tree fruits
gained. Membership in the Co-Op is optional, though, and the public is welcome to join classes or work days for a small drop-in fee. If you’d like more information on the Herbal Co-Op, check out their pre-season meeting March 27, 2 p.m. to 3:30 p.m. at the orchard. The bounty of flowers planting in the orchard has inspired Swartz and Michelle Boucher to offer an innovative twist on Community Supported Agriculture: a Cut Flower CSA. When you list your home for sale the prospect of a pending inspection can be stressful. If your home has some obvious repairs needed when you put it on the market, it’s not a big deal when an inspector confirms what you already knew. However, if you thought it was in great condition and the inspector finds issues, that could lead to undue stress. There is no such thing as a failed inspection but there are bad inspection results. These types of results can be intimidating because you have no real way to know how the buyer will react. If March 8-9, 2019

As he waits for the orchard to grow into fruit-picking maturity, Swartz and his partner farmers are offering other benefits of the demonstration farm: a cut-flower CSA, Herbal Co-Op, classes and fresh, farm stand produce. Sharing their knowledge of tree fruits, permaculture, and specialty products is a passion for the Benevolence Orchard team, who offering classes designed to get you growing. Join in on spring one-day classes ranging from fruit tree pruning on March 16 to grafting or mushroom cultivation. Check out their classes on the website. If you’re looking to dive into herbs, the Herbal Co-Op is an in-depth introduction to learning to grow, identify, harvest, preserve, and process herbs. For an annual fee of $25, participants devote a year to the Co-Op, run by Community Herbalist Melissa Balizet, in volunteering each week to the tasks around herb cultivation. In return, classes, discounts on herbal products, a product to take home each week, and a wealth of knowledge is
it is extremely bad, the buyer will probably back out of the deal. At the very least, you might have to deal with a re-negotiation of price or a request for repairs. Either way, the surprise of it is sufficient to create a stressful situation. When you receive an inspection with negative results, inspections can seem like a terrible idea. In fact, anything that uncovers a surprise problem with your home before closing makes you that much less likely to find yourself in litigation over the issue later. If you agree to help the buyer with repairs, it’s very common to have them waive liability for later problems in exchange. You may feel more at peace with bad inspection results when view them as tools you can use to eliminate later lawsuits. If you are hit with surprises in the inspection report, don’t do anything until the buyer has presented you with a request for
repairs or a price reduction. You might find it surprising at how many buyers expect their new home to require some repairs. Some buyers don’t see inspection reports as negatively as sellers do. Even if they do, approach the negotiations expecting to strike a compromise that works for both sides. When a buyer does ask you to help resolve the issues have a meeting with your Realtor to discuss what negotiating solutions might be best. If time allows, get a couple of bids on the big-ticket items. Some contractors may even work with you to take payment at close of escrow. Getting multiple bids can be helpful in other ways too. Sometimes just showing the buyer that the repair may not be as urgent or as costly as they thought can be a catalyst for compromise. There are many compromise options: you can do some repairs, give the buyer
a credit, reduce the price or do nothing at all. Selling a home with a minimum of stress depends on your ability to accept the things you have no control over and your willingness to compromise. If the buyer brings up repairs, be ready with a complete set of facts from your own contractors, be clear on what you can to do and communicate everything to your agent. Then, let your agent try to work it out for you. Another way to reduce the stress of a buyers inspection is to have a pre-listing inspection prior to listing your property for sale. By doing this you will know the exact condition of your home prior to listing and can either repair issues or list them in disclosures. Reseal bathroom grout Grimy grout not only looks gnarly, it can harbor microbes and mold, which can quickly spread to other parts of the bathroom. The longer you let it go, the worse it gets. Over-thecounter cleaners aren’t nearly as effective as pros, who will come armed with steam equipment and specialized cleaning solutions. Grout sealing average cost: $449 Treat the deck All decks benefit from a spring power washing to blast away grime and mildew. The equipment can be dangerous, so it’s best left to the pros. Wooden decks must also be sealed every few years – or more often if you choose a transparent stain, which shows the wood grain but doesn’t provide as much protection as solid or semi-transparent stains. Power washing average cost: $250. Deck sealing average cost: $840. Clean gutters Clogged gutters can lead to a litany of problems, including leaky roofs and cracked foundation walls. Given the hazards of climbing ladders, especially on two and three-story homes, this is another project that you should probably let the pros handle. Gutter cleaning average cost: $152 Service Cooling Equipment An annual tune-up, ideally ahead of the cooling season, will keep your central air system running at optimal efficiency and minimize the risk of a mid-summer conk out. Heating and cooling contractors get busy once the weather warms, so schedule your appointment as early as possible. AC service average cost: $80 to $100. DIY-FRIENDLY Clear Yard Debris Start by raking up fallen leaves
and dead foliage from foundation beds; left unchecked, this debris can choke off plants and foster disease. If you don’t have a compost pile or bin, consider starting one with the collected leaves and foliage. Organize Closets First separate items into “keep,” “toss” and “donate” piles. If you haven’t worn a garment in the last year, it’s ready to go. Remember to vacuum the empty closet. When restocking, group like items together and store them by frequency of use, for example keeping clothing and shoes at eye level and seasonal accessories on an upper shelf. Clean Mattresses Remove sheets and covers and machine wash in hot water. Vacuum mattresses using your vacuum’s upholstery attachment. Then deodorize the mattress by sprinkling baking soda over the entire surface and leaving it on for several hours, or overnight if possible. Vacuum again before remaking the bed with fresh sheets. Wash Windows It’s worth investing in a goodquality rubber squeegee, which our pros say delivers the best lintand streak-free cleaning. Note that most double-hung windows have tilting sashes that allow you to tilt them in for easy cleaning of the window exteriors. Wipe Down Hard-ToReach Surfaces Counters and floors get cleaned throughout the year. Spring is the time to wipe down outof-the-way surfaces. Try this homemade cleaning solution: one part ammonia to eight parts water, plus a few drops of dish detergent. Walls and baseboards in high-traffic areas collect dirt and grime, as do kitchen cabinets and the areas behind the refrigerator, range and laundry appliances. Lighting has such a large impact on a space, it might be surprising to find out it can easily be overlooked when designing a room. It has the ability to impact our mood, and of course, enhance the design of a room. From task lighting to creating general ambiance, lamps are inherently functional, but we’re here to say you don’t have to sacrifice form for function. I always strive to create layers of light within a room by using multiple light sources of varied types. I like to think about how the light will play in a room. The goal is a bright center, which is more typically achieved with overhead lighting, and pockets of light around the perimeter that highlight important elements. This is where lamps come into play. It’s clear from what we are seeing that designers are having a fun moment with creative
lighting. Everyone has their own rules when it comes to choosing lighting for their spaces. For me, this is an area where I just like to have fun. I have picked up some tips and advice that hopefully can help you in choosing the perfect lamps for you. I like to think about the following prompts to get me started, because as we all know, rules (unlike lamps) are made to be broken. Incorporate color and personality. Lamps don’t have to be taken so seriously. Add whimsy to a space with an animal-shaped base perfect for a child’s room. Or, add a pop of an eye-catching hue to add some brightness to a darker tabletop. Feeling adventurous? Switch up your classic white shade for one in black or another exciting color to stand out. You might be surprised by how many compliments start coming your way. Add a new traditional touch

wild pops of color to traditional shapes and forms is brilliant. Don’t be afraid to mix and match. Using lighting to create balance doesn’t mean you have to create uniformity. Mixing and matching different lamps
throughout a room is what gives your room character and highlights your style. Don’t be afraid to mix some of your older, tried and true pieces with a more modern piece. You are not cookie cutter, and your room shouldn’t
