The No. 1 reason home buyers purchase a home is to get more living space. In fact, in a recent survey conducted BY JED online by Harris MACARTHUR Poll on behalf Realtor, RE/MAX of SunTrust of Boulder Mortgage, 66 percent of millennials say more space is the top reason for purchasing a home. That’s ample rationale to make the most of your home’s bonus space when you plan to sell. Simple staging can turn that large landing or extra room into a space that declares, “Great Lifestyle!”. Your home sale will benefit from the impression of extra value. With staging your bonus space in mind, consider these tips from Realtor.com on how to bring that nook or room to life.
1. Make rooms single-purpose
Don’t make the mistake of combo rooms. If you’re creating a quiet spot to draw or listen to music, don’t make it double as a workout room. Just pick a purpose and go for it for best results when selling.
2. Capitalize on the yoga craze
The number of people engaged in yoga and meditation is surging. Turning your bonus room into the ideal space to practice poses is sure to bring out the “Ohms” from buyers. Keep your décor simple with a yoga mat, comfy pillows, plants, and even a small water fountain. Or, go more fitness-heavy with a home gym. Just don’t put in so much exercise equipment that it makes your room feel small.

5 Dangers of Buying at Foreclosure Auctions
Foreclosure auctions sound appealing to buyers given the prospect of getting a discounted price on a home. However, SUZANNE the term PLEWES “foreclosure” is RE/MAX Alliance often mistaken for “bank-owned.” Buying a true foreclosure means buying a home at auction. This process is not ideal for first time buyers and here are a few reasons why.
1 – Sight Unseen Auctioned homes are not readily accessible. This means that you may have to bid on a foreclosed home without having an opportunity to see it. You might be able to view just the exterior with a drive-by, but interior access is rare. If you’re lucky, there may be old listing photos of the home that show the layout and other key features. Keep in mind, however, that these photos may not reflect the current condition of the home. 2 – Condition Unknown Homeowners who face foreclosure typically experience financial hardship for months or years beforehand. Therefore, home maintenance and repairs may be neglected. Without viewing a home’s interior, there’s no way to tell its current condition. There’s quite a bit of uncertainty when it comes to foreclosed homes. 3 – Financing Not Possible Another complicating factor of foreclosures is the ability to obtain mortgage financing. Mortgage loans require an appraisal.
Without access to a property, this may not be possible to complete. Additionally, the condition of a property may be problematic unless you are getting a rehab loan.

4 – Long-term Concerns Beyond the initial concerns about a property’s condition, there are also some long-term concerns to be aware of. What latent defects may exist that are not readily apparent even when a property is viewed by an experienced professional? This risk exists with regular homes but is heightened in foreclosures. If a property was vacant before foreclosure, how long was it left vacant? If it was unoccupied during winter months, was it winterized? Researching a property’s history can provide helpful insights. Consider speaking with neighbors, real estate agents, and others who may be familiar with a property.
Are Foreclosures a Good Idea for First Time Buyers? Now that you know the dangers of buying a foreclosure, you can decide whether it’s the right choice for you. For most first-time buyers, foreclosures are not the ideal choice. Instead, it makes more sense to purchase bank-owned properties. When a property does not sell at foreclosure, the bank completes the process of taking ownership of the home in order to sell it, thus making it a bank-owned home. Bank-owned homes are accessible for showings, inspections, and appraisals. They also are free of unusual liens, making them much less risky than a foreclosure.

Houseplants save the day

Houseplants have long been loved as a way to bring some of the warmth and comfort of the natural world indoors. A touch of green, living things softens
harsh indoor environments and sooths the soul as we navigate stressful daily lives. For decades, people have pointed to research by NASA scientists, who went where no man has gone before: into the potential of plants to help clean the air. Their initial research showed the logic of phytoremediation in indoor environments by various houseplants, which filter some gases from the air. As a bonus, microorganisms in the potting soil also help clean the air if the soil isn’t covered by leaves. In the following decades, more research has occurred around this topic, identifying some toxins that plants remove from the air. Benzene, acetone, ammonia, trichloroethylene, and carbon monoxide are commonly cleaned by plants, plus formaldehyde from wood floorboard resins, pressed wood products, furniture, exhaust fumes, fabric treatments, and heating and cooking fuels. Houseplant benefits don’t stop at cleansing the air; studies have shown they also reduce stress, increase productivity, improve attitudes, and lower operating costs. Gardeners could have saved those researchers’ time if they’d only asked us
first; we know being around plants makes people happy. But many of us mentally snicker at the idea that this lowers operating costs; anyone with seed catalogs and a credit card at this time of year isn’t exactly cutting the budget. Studies in Texas, Washington State, and England showed that seeing and being around plants in the workplace helped reduce blood pressure and lowered stress within five minutes. This is good to know; I’ll be taking plants into office meetings from now on. Some increased productivity from plants arises from the reduction in office noise, another factor welldocumented in studies. Plants absorb sound, rather than just insulate against it, so surround yourself with a hedge on your desk. Placed strategically, you could even center your desk in the center of a maze to give yourself time to see who is coming towards you. Pick up some house plants, such as Peace lilies (Spathiphyllum spp.), Philodendrons (Philodendron spp.), Spider plant (Chlorophytum comosum), dracaenas, Boston ferns, or bamboo palms. If you’re itching to get a garden growing but don’t know where to
start, check out “Dig In To Backyard Gardening,” a half day of seminars designed to get you ready. Offered by Colorado State University Extension, the event is on Saturday, March 2, 8:30 a.m. to 12:30 p.m., at the Larimer County Fairgrounds, 5260 Arena Circle, in Loveland. Every year, Colorado REALTORS® gather for two days in Denver at the Economic Summit and REALTOR® Day at the BY DUANE Capitol. This is an DUGGAN opportunity for Realtor and Author Colorado REALRE/MAX of Boulder TORS® to meet with Colorado legislators and hear a variety of presentations. This year’s meeting featured a “Housing for All – Demographics of Homeownership” panel discussion moderated by Matthew Leprino, a Denver REALTOR® and REColorado board member. The panel featured: Muriel Williams, National Association of Real Estate Brokers (NAREB) Michael Lunden, National Association of Gay and Lesbian Real Estate Professionals (NAGLREP) Lisa Nguyen, Asian Real Estate Association of America (AREAA) Derek Camunez, National Association of Hispanic Real Estate Professionals (NAHREP) The group was asked to respond to few questions about various housing issues from a socioeconomic standpoint utilizing available national data about why people from various backgrounds are or are not buying homes and what those hurdles are. The questions covered perceptions of homeownership, the home ownership rate, lending challenges, and discrimination in the home buying process.
What is the perception of homeownership amongst your demographic?
Muriel: 90 percent of African Americans said homeownership would be a dream come true, and more than half were considering buying a home in the next two years. Michael: 89 percent of the LGBTQ community firmly believes that homeownership is a good investment. Lisa: Since 2010, Asian Americans have been the most active minority participant in the housing market, confirming that a high percentage believe homeownership is a good investment. Derek: 81 percent of Hispanic Americans agree that owning a home is a good investment. Hispanics continue to prefer homeownership to renting with 88 percent indicating they are more likely to own a home in the future than rent.
What is the homeownership rate amongst your demographic?
Muriel: Homeownership rate amongst African Americans is 42.1 percent, which is the same as when the Fair Housing Act was enacted over 50 years ago. Michael: 0.8 percent of marriages in Colorado are same sex marriages. The legalization of same sex marriages has helped couples combine incomes helping in the home purchase process. The homeownership rate for the LGBTQ community is at 49 percent. Lisa: Asian Americans have a 58.2 percent home ownership rate. The language barrier is a problem in the home buying process. Asians are the fastest growing demographic in the U.S. Derek: The Hispanic community suffered the loss of a lot of wealth in the last recession. Many had to start over. The homeownership rate for Hispanic Americans is 46.6 percent. Caucasian Americans have a homeownership rate of 72 percent and the U.S. average over all is 64.2 percent
Lending and access to credit issues
Muriel: African Americans have had high denial rates for a variety of reasons. Those reasons include debt/ income ratios, credit scores, and lower median income. African Americans have also tended to have higher cost loans. African American renters interested in becoming homeowners reported a lack of information on
how to buy a home, get an agent, and getting a mortgage as barriers to homeownership. Michael: Many people in the LBGTQ community are fearful of the credit and mortgage process. There is a drastic need for targeted education. In general, they have a strong desire to achieve financial stability or to get married before buying. Lisa: Language barriers and the credit scoring process are hurdles. Asian Americans tend to have a desire to acquire a large down payment before purchasing, often creating a delay in the purchase process. Asians tend to have multiple generation families living together and all making a contribution to the down payment. Derek: Credit recovery after the recession has been one of the biggest hurdles for Hispanic Americans. Other hurdles have been a lower median income for qualifying and saving for the initial down payment.
Discrimination in housing
Muriel: African Americans wanting to buy were shown 17.7 percent fewer homes. Michael: 73 percent of LGBTQ community members are strongly concerned about discrimination in the home buying process. Lisa: One in five Asian Americans say they’ve experienced discrimination in the home buying process. Derek: 31 percent of Hispanic Americans report they’ve experienced discrimination when looking for a house or apartment.

Redefine “affordable housing Many affordable housing programs are not designed to help occupants build wealth. The Colorado Association of REALTORS® research points to out-of-the-box

Education in general
Education, regardless of demographic or ethnicity, is a key issue. Americans need to graduate from a vocational school or college because a high school education, which leads to a minimum wage job, will never pay enough for an individual to purchase a home. In addition, further education about the home buying process aimed at all demographics is crucial. Colorado REALTORS® are committed to learning about the opportunities that exist to help with affordability, accessibility, and financing for everyone. first we thought of buying a little home here for us to use when we visited, but our love for Colorado was instantaneous.” The Hodges were quickly enamored with the state’s climate, active lifestyle and culture, Gila said. Although the Hodges enjoyed raising their two children in central Pennsylvania, Tom said, “There wasn’t a lot to do there in terms of culture.” Now the Hodges fill their days with long walks around the Tramonto neighborhood and longer hikes throughout Boulder County, concerts at Red Rocks Amphitheater, sporting events and art classes in Boulder and afternoons at the Denver Art Museum and Denver Botanic Gardens. “From food to art to music, the culture here is broad and sweeping,” Gila said. Even Gila’s father was excited about the move. “He was pretty gung-ho about it,” she recalled. They all prized the ranch-style layout from the moment they checked out Tramonto, and the open floorplan featuring copious natural light and tall ceilings delighted Tom
and Gila. She said, “We looked at a lot of places but chose Tramonto because it has a wonderful neighborhood feel. Guests are amazed by the amount of space we have.” The Hodges elected to finish their basement with a guest bedroom, which has proved indispensable, Tom said, as they’ve “had a steady stream of visitors from our former lives.”
Main floor living with a spacious floorplan The Hodges’ floorplan includes multiple main-floor bedrooms, a two-car garage, a large kitchen island (“We can have four people in the kitchen cooking together,” Gila said), a welcoming front porch and a wrap-around back deck to which they’ve added a fire pit. “In the morning we sit on the front porch and face west and see the Foothills while we drink our coffee,” Tom said. “Later,” Gila said, “we shift to the back porch, where we’ve had big family barbeques.” Tom relishes sitting outside and reading for pleasure, something he didn’t have time
to do before retiring. For Gila and Tom, “One-floor living at Tramonto is very easy,” Gila said. As with most Boulder Creek homes, their floorplan layout is supremely accessible and includes wide hallways and doorways, zerostep thresholds, and raised electrical plugs to reduce bending. The master bedroom and laundry room are conveniently off the main living space, and storage is abundant.
Time to travel and play, thanks to low-maintenance freedom
Gila, a former tennis coach, adores the outdoors, so “Colorado culture was a perfect fit,” she said. The Hodges hike in summer and winter, touting their snowshoes and new winter outdoor gear, and hope to get into biking. “The Colorado climate is the best kept secret,” she said. “Everybody back in Pennsylvania said, ‘Why do you want to go there? It’s so cold and snows all the time,’ but everybody here knows that’s not true.” She added, “We love the outdoor lifestyle. For us that’s been so much fun.” Part of their outdoor adventuring has included visiting Colorado hotspots and nearby states. “We love to travel,” Gila said. “We know New York and Pennsylvania, and we wanted to explore the neighboring states here.” They’ve vacationed in Utah and Wyoming and are planning a trip to New Mexico. Gila said, “This place feels like home. One thing that I love is that our daughter (in college in Philadelphia) said it wasn’t hard for her to call this home.” Longmont is only 15 minutes from Boulder and about 30 minutes from Denver International Airport and Rocky Mountain National Park. Tramonto is near the Twin Peaks Golf Course, Longmont Recreation Center and Longmont Public Library and close to shopping, theaters and a bevy of restaurants.

How should I maintain my hardwood floor?
By Paul F. P. Pogue, Angie’s List Angie’s List (TNS) Hardwood flooring is one of the most popular flooring choices for the home, and no wonder. It offers strength, durability and great looks. Plus, it tends to have a high return on investment when you start calculating resale value. But hardwood is also an expensive flooring choice, so you want to take the best possible care of it. Plus, it tends to be more vulnerable to the wrong cleaning choices than other kinds of flooring. Take these steps to ensure a long life and a beautiful finish:
AVOID MOISTURE WHEN CLEANING
Moisture and wood don’t mix. Water seeping into the boards, even in small amounts, can cause warping and cracks over the long term. In most cases, the finish will protect your hardwood from incidental amounts of water, but regularly cleaning with a wet mop will stretch that protection to its limit. For this reason, clean up any spills quickly. Steer clear of harsh chemicals such as vinegar or ammonia. Many manufacturers will recommend a specific cleaning solution, and you could void your warranty if you

Many cleaning products can dull the finish or discolor the wood. Plus, some products, even those that are advertised as safe for hardwood floors, leave a waxy residue or buildup that can be hard to eliminate. For regular maintenance cleaning, a soft cloth or microfiber mop can pick up most messes. Many manufacturer-recommended cleaners come in spray form, which you can spray directly on the mop head. Spray enough to make it damp but not wet, so it picks up dust but doesn’t leave residue behind. A regular vacuum
can handle debris. Make sure you set it for bare floors.
HOW TO PRESERVE YOUR FLOOR
Daily sweeping or vacuuming will help ensure your floor’s long life. Debris, dirt and other grit can get into crevices, create buildup and scratches or wear away the finish. Place rugs in entryways and hightraffic areas to minimize wear and tear. Close your blinds or use curtains to prevent fading from direct sunlight. Place felt pads on chair legs,
tables and any furniture that will be frequently moved. Every so often, inspect the felt on furniture that moves frequently, such as chairs. The pads will wear away more swiftly in such cases. Rearrange your furniture every year or so. Heavy furniture sitting in the same spot for years can cause indentation and damage. Place plastic trays underneath plant pots to protect the floors from excess water. Use caution not to overwater plants. If you have pets, keep their nails trimmed to minimize scratches, and use caution while wearing high heels — or better yet, take your shoes off at the door. Eventually, you’ll need to refinish your hardwood floor. Most floors should last you between 10 and 20 years. This will vary depending on traffic and maintenance. Keep an eye out for scratches, wear marks, and furniture indentations. When you hire a pro, make sure they have experience with your type of flooring material. Paul F. P. and buyers turning to the high-density urban models. Young buyers like the central location of most townhouses, too. “If you look at the last four quarters of data of production of townhomes, the single-family attached market is up 24 percent,” said Robert Dietz, chief economist of the National Association of Home Builders. “It’s growing eight times as fast as the overall single-family market.” With new home prices soaring, builders are hunting ways to produce more affordable houses. But finding land priced right for traditional homes — particularly in urban markets — is a challenge. Townhouses are increasingly an option, Dietz said. “Townhouse construction tends to
be a little smaller and more entrylevel-market and more dense,” he said. “We see this as a great growth potential for the home building market.” Townhouse starts totaled 14 percent of the total building market in 2018 — tied for the highest rate of construction ever, according to the NAHB. “It’s the way out of some of those supply side headwinds,” he said at the building industry’s annual meeting this week in Las Vegas. “This kind of home is selling. “It’s just a question of whether builders can build it.” Builders often have to compete with apartment developers for townhouse land. And cities can lag in providing proper zoning for the product.
There can be pushback from traditional homeowners, too. When a large new home community in Fort Worth, Texas, recently added townhouses to its offering mix, homeowners in the development protested the move. Empty nesters seeking to downsize are also attracted to the smaller homes. Danushka Nanayakkara of the NAHB’s forecasting and analysis department said the industry is forecasting continued townhouse growth. “This is a very appealing market for the millennials that want to walk to work and restaurants in an urban location,” she said. “It’s a way for builders to have more density.”

Nearly 30 million smart home products will be sold in 2019, according to the Consumer Technology Association. That’s a 23 percent increase from last year, signaling a real tipping point for the industry. HomeAdvisor sent a team to the recent Consumer Electronics Show (CES) to check out the latest innovations. Here are five ways technology will impact the American home in 2019.
Cameras Will See More Than Ever
Advances in artificial intelligence (AI) are making for seriously smart cameras. One of the best examples at CES was an app called Smoke Detective, which turns camera-enabled devices like smart phones and baby monitors into smoke detectors. The app uses AI-enhanced algorithms to detect smoke even faster than conventional smoke detectors. Given the fact that alarms fail to sound in nearly half of all house fires, this app could help save countless lives and prevent billions of dollars in property damage. Other AI-enhanced camera technologies of note include “smart imagining,” which allows cameras to recognize specific individuals, and “food recognition,” which enables ovens to set cooking times and temperatures for specific dishes.
Fewer Packages Will Go Missing
Thirty percent of Americans have experienced package theft, according to an industry report. Video doorbells help catch so-called porch pirates February 22-23 2019
in the act. But a new partnership between Amazon and Chamberlain Group, a manufacturer of automatic garage door openers, offers a more foolproof solution: in-garage delivery, known as Key for Garage. Amazon already offers in-home delivery, but many homeowners aren’t comfortable with delivery persons entering their home. With Key for Garage, you install a device to your garage door opener that allows the delivery person

Indoor air quality is one of the next big targets of smart home tech. Aura Air, an all-in-one air purification system, starts by monitoring the air in your home for things like smoke, allergens, and volatile organic compounds
(VOCs). It then uses a 5-stage purification process to remove those toxins. Its on-board voice assistant also alerts you to serious issues, such as carbon monoxide, and gives instructions on what to do.
Smart Lighting Will Be As Easy As Screwing In A Lightbulb
It’s easier than ever to install smart lighting, and homeowners can now set different modes in the home (cleaning, entertaining, sleep, etc.) by voice. GE Lighting’s latest line of smart bulbs, C by GE, eliminates the need for an extra hub and operates via Google Assistant. Simply screw in a bulb and wait for it to appear in the Google Home app. From there, you can use your voice to control the lights. C by GE smart switches bring the same seamless experience to existing bulbs in the home.

Pre-Inspection Spring Cleaning Even though there is snow on the ground it’s not too early to start thinking about spring cleaning and home maintenance. BY RICK Despite all the JACQUEMARD hype surroundFlatirons Home Inspections ing spring cleaning, most home owners don’t want to spend the weekend doing yard work, cleaning out storage spaces and reorganizing their closets. However, spring is a good time for home owners to evaluate in their home and identify potential maintenance issues. There’s nothing better than a home inspection to help identify minor issues before they become major repairs. The beginning of warmer weather brings with it many chores, some cosmetic like mowing the lawn or pulling weeds
and some more practical like cleaning the gutters or the screens on your windows. When it comes to spring cleaning and/or getting your home ready for an inspection, focus on function over fashion. Be sure that your home systems are working well and ready for the change in season as well as any pending inspection. In addition to inspecting a home’s major systems a typical spring home inspection should include an inspection of the roof to identify curling, shrinking, broken or missing shingles that may lead to costly leaks. This can be done from the ground with binoculars. Visually inspect hose bibs for signs of frost damage, tears and holes in window and door screens, broken or clogged gutters, damaged siding and cracking or peeling paint and caulking. Rake the lawn to remove any branches, debris and leaves that you might have missed in the fall, they can suffocate the grass

beneath. Check your decks for warped, loose or splintered boards. The same is true for wood and composite fences, pergolas, trellises and other structures. Spring is also a good time to clean interior areas of the house that are often neglected. Dust or vacuum chair rails, window casings, tops of wall-mounted cabinets and ceiling fans. Launder or dry-clean fabric draperies and use a damp cloth to clean blinds. In the kitchen, wash cabinets, backsplashes and walls with warm water and mild detergent. The same is true in the bathroom. While you’re cleaning tile, look for areas of worn or missing grout, as these may lead to more serious water damage if not repaired. Check under the kitchen and bathroom sink to make sure connections on pipes and hoses are properly sealed and look for any wetness around the dishwasher that could signal an existing or potential problem. The same is true for hot
water heaters, which may show sign of corrosion and leaks. Search attics for signs of insects or other critters. Also check attics for mold which often takes the form of gray or black blotches that look like staining. Basements should also be checked for signs of mold, leaks or dampness. If you already see visible mold, testing for mold is usually irrelevant because at this point, you or a mold professional simply need to get rid of the mold following proper mold remediation standards. If only the smell of mold is present but there is none visible, testing for mold is advisable.the integrity of the framing.
