By Matthew Goldberg Bankrate.com Improving your diet and health are common New Year’s resolutions. But improving your financial health needs to be a priority, too. “What people don’t realize is your finances really affect every part of your life – your relationships, how you feel about yourself,” says Crystal Rau, certified financial planner at Beyond Balanced Financial Planning. “And so, just like going to the gym and feeling better about yourself, focusing on your finances can really do a lot to have a better year.” Make 2019 the year you take your savings to the next level. Here are six ways to save more this year. 1. Automate everything You can’t forget to save if it’s automated. Whether it’s your 401(k) contribution taken pretax from your salary, or automatic transfers from your checking account into a savings account or money market account, automating will help you save without even thinking about it. Lauren Zangardi Haynes, CIMA, certified financial planner at Spark Financial Advisors, says your employer may be able to also split your paycheck so it goes into both your checking account and a savings account. “And then you can automatically transfer that money to an investment account, or to an IRA, or to a Roth IRA,” Zangardi Haynes says.
2. Evaluate your banking Take a look at your savings account to make sure that you’re earning a competitive annual percentage yield (APY). Yields have climbed in the past year, and a number of savings accounts are offering more than 2 percent APY. If you’re not earning this, you’re missing out on real earnings. Also, take a look at your checking account. If you’re incurring a monthly maintenance fee for going under a required minimum balance, you should be able to find a way to avoid that – whether through a low minimum balance checking account or by having a recurring direct deposit. Compare savings accounts and checking accounts to make sure you’re maximizing yields and minimizing fees. 3. Attack your debt If you have any debt, make paying this off a priority. The interest you’re paying on a credit card is likely a lot more than what you’re earning on a savings account. (A balance transfer cards or ones with zero percent introductory periods are exceptions.) “If you have any credit card debt, you need to pay that off immediately without even considering anything else,” says Amy Hubble, Ph.D., CFA, certified financial planner at Radix Financial LLC. There were four Federal Reserve rate increases in 2018. Each of those increased the Wall Street Journal Prime Rate, which directly impacts most variable credit card annual percentage rates (APRs). These increased the amount of interest paid on credit cards, if you have an outstanding balance.
4. Maximize your cash back When you make your purchases in 2019, make sure you’re maximizing your savings and cash back. Weigh whether you’d be better off earning more cash back with a credit card that has an annual fee but higher cash-back rewards, or a no-annual fee card that has a lower cash-back percentage. Credit card shopping portals are also places where you can potentially maximize your cash back. By going through your credit card’s website or through a site such as Ebates, you can potentially earn more than your usual cash back. On a site like Ebates, you’re earning cash back in addition to what you earn on your cash-back credit card. 5. Evaluate your budget The new year is a great time to make sure you’re not overpaying or paying for monthly items that aren’t being used. Go through your budget – or monthly expenses if you don’t have a budget. It’s easy to start a budget _ and it can help you maximize your savings. See if there are areas of opportunity, such as cutting back on dining out or on coffee or other spending, that adds up over time. Also, go through your budget and try to renegotiate items, Rau says. “I check our insurance just to make sure we’re still getting the best rate for the coverages that we’re carrying,” Rau says. “It’s just about doing a reset every year, just to make sure you’re getting the best deal and you’re taking advantage of all those things that are offered to you.” 6. Review your employee benefits Even though open enrollment likely already happened for 2019, you may be able to adjust some options – such as how much you contribute to your employersponsored retirement plan, like a 401(k). Adjusting your withholding for taxes or how much you’re putting away for retirement – which may reduce your taxable income – is a way to potentially save money, Rau says. You can each credit bureau and/or the creditor tied to the account in question. When errors are removed, scores tend to increase instantly.
3. Don’t apply for new credit cards If you want to buy a home, then you’ll need to resist the urge of applying for new credit or charge cards. Although you may benefit

4. Don’t accumulate more debt In addition to avoiding new card applications, it’s equally important not to increase balances on existing cards. How much of your credit line you are using impacts both your credit score and a lender’s assessment of your credit worthiness. If you have a $10,000 credit limit and are only using $1,000 of it, that looks much better than having a high $9,000 balance against that same credit line. 5 . Select a lender early Find a local lender and connect with a loan officer early in the process. Although you may not be ready to request a pre-approval yet, you can start to understand what mortgage options are available and what you may do

qualify. Does your score need to reach a certain figure? Do you need to save a specific amount of your own funds? Do you need to pay down some debts to get your debt-to-income ratio within an acceptable range? Improving your credit score using the tips above is one thing, but there are other aspects of mortgage approval that you may need to prepare for. A mortgage professional can give you the proper guidance on those other matters. As a final thought, it’s also a great idea to connect with a local real estate agent. You can start narrowing down your target neighborhoods, monitoring the market for new listings, and track market price fluctuations. How to make approachable interior upgrades By Cathy Hobbs Tribune News Service Looking for ways to have your home look and feel different and refreshed in the new year? If the cost and prospect of an extensive renovation is undesirable, consider taking on smaller projects that can give your home a new look on a budget. Getting started First and foremost, have a budget. Decide how much money you can allocate as renovation dollars. Determine needs vs. wants Before you splurge, first determine what design or functionality needs you wish to accomplish through your upgrades. Research and plan Before you purchase any materials or appliances, do your research. Whether it's going to visit model homes, retail showrooms or perusing magazines and online sources, research will go a long way to help maintain focus and clarity for your project goals. Approachable interior upgrades kitchens • Repaint existing cabinets and or replace hardware. • Add porcelain ceramic tile. Porcelain tile comes in different patterns and grades and is an affordable alternative to stone. Consider vinyl tile for a more budget-friendly option. Select a tile that is groutable for a more realistic look. • Replace a countertop. This can help make a kitchen feel refreshed. Consider a durable AT

quartz or sealable surface. An attractive laminate can be a desirable choice on a budget. Bathrooms • Replace a sink. This can serve as an instant and affordable refresher. • Replace faucet fixtures. Ask any home flipper and they'll admit this is one key, affordable way to refresh a bathroom. Other parts of the home • Add hardwood flooring. Many homeowners prefer hardwood flooring. In many instances, flooring can be installed in a day. Pre-engineered flooring can be a durable and budgetfriendly option. • Repaint. Whether an accent wall or entire rooms, a fresh coat of paint can breathe new life into tired, worn spaces. • Add an affordable architectural feature. From molding and trim, chair railing to wainscoting, these decorative features can invigorate a space without breaking the bank. What you need to know about Homeowners Associations If you are buying any property, whether it is land, house, condo, or townhome, there might be a Homeowners Association BY DUANE (HOA) DUGGAN involved. Realtor and Author Knowing as RE/MAX of Boulder much as you can about the HOA will help you make a quality decision in the homebuying process. An HOA will provide a number of services and benefits to the homeowners they serve, but at the same time homeowners must pay fees to belong. The fees are not included in your mortgage payment so it’s important to understand these additional costs ahead of time. What is an HOA? Anytime there are common ownership elements involved in a multi-family unit or neighborhood, an association is formed to administer the care and management of these elements. The cost of this administration is almost always divided among the owners. Common ownership elements can include lawn areas, parking lots, playgrounds, greenbelts, swimming pools, community gardens and lake fronts. The maintenance expenses might include building insurance, exterior maintenance (e.g., painting, new sidewalks), hiring a professional pool maintenance company, hiring a lifeguard to patrol the pool, contracting with

a snow removal company during winter, and replacing a roof when the time comes. Associations usually have a board of directors, which consists of several neighborhood residents who have either been elected or volunteer to do the job. Depending on the size of the neighborhood or complex, the board treasurer will collect membership fees, or the job will be contracted out to a professional property management company. The board of directors will oversee the purchase of insurance and coordinate the establishment of rules and regulations, making sure every member gets a copy. This group also determines when exterior maintenance, such as painting, will
be done. The association’s record books are usually available to any member at any time. Decisions are not arbitrarily made by the board; all members give input and vote on issues. Some HOAs are optional, others are mandatory. Owners of townhomes and condominiums are almost always required to pay into an association because nearly every expense involved affects everyone living in the complex. In this case, your fees may cover everything from exterior maintenance to the cost of monthly water, trash and sewer service. These HOAs don’t take your money and run. They are stewards of your dollars and if they do their
job, they can strongly enhance your quality of life. In most cases, they are well worth the money you invest. An HOA may have the right to charge what is known as a Working Capital Fee at closing. This fee is usually refunded to you when you sell your unit. You need to find out how much this fee is. An HOA will usually charge a transfer fee and status letter fee to add the homeowner’s billing information into their system. On the contract, there is a check box as to who will pay for this. Transfer fees can vary widely, making it a good decision to know the amount before you write a contract. When investigating an HOA it is important to review their financials carefully before purchasing a property which belongs to it. For example, if you notice the parking lot pavement needs replaced, but there are no dollars reserved for that replacement, there will very likely be a special assessment in the future. High-end home improvements that are worth the splurge (and when it's best to scrimp)

By Dan DiClerico HomeAdvisor The only thing harder than setting a realistic remodeling budget is sticking to it. The secret? Knowing when to splurge and when to save. Here are top picks for each category from the pros at HomeAdvisor, including the architects and designers who draw up the plans, contractors who do the work, and repairmen who get called when things go wrong. WHEN TO SPLURGE It’s not worth cutting corners on the following five items: Long-lasting paint Cheap contractor-grade paint goes on thin and is prone to fading, staining and other flaws that make for an eyesore. You don’t have to blow your budget on crazyexpensive designer paint costing $100 per gallon or more. But it is worth investing in a high-quality paint in the $30-$40 per gallon range over the $10-$20 per gallon economy stuff. Better paint will provide ample coverage – often in just one coat – and it will withstand scrubbing, fading, and 12

mildew for many years. Natural wood floors Installing wood floors costs $4,500 on average, according to HomeAdvisor’s True Cost Guide. That’s three times as much as you’ll spend on bargain materials like vinyl or linoleum. But the warmth and beauty of wood floors is without comparison. Plus, they can be refinished several times, so they’re probably the last floor you’ll ever have to install. That’s a big reason why wood floors add significantly to a home’s value. Ultimately, you’ll recoup the cost if you ever decide to sell. Cabinets you can count on It always pays to spend more on things you interact with every day, and that includes kitchen cabinets. A drawer that sticks or a door that’s falling off its hinge after just a few months will fill you with all kinds of remodeler’s remorse. Custom cabinets can get very pricey, but nowadays you can find solid construction, including dovetail joinery and full-extension drawer guides, in reasonable semistock cabinets.
Hard-wearing countertops Countertops take a ton of abuse and they’re often a focal point of the kitchen. It’s worth spending more on a material that combines beauty and durability. Natural stones like granite and marble are the traditional favorites. But in recent years, quartz has emerged as a popular countertop material because it looks great and wears incredibly well. And it doesn’t require the periodic sealing that many other natural stones need. Professional design Don’t underestimate the value of good design help, especially on more involved projects like a kitchen or bath renovation. If you’re knocking down walls and putting in new mechanicals, you’ll need to hire an architect for a fee of about 10 to 20 percent of the overall project cost. If you just need help choosing fixtures and materials, a certified kitchen and bath designer will fit the bill for about half as much as an architect. WHEN TO SAVE Balance your budget by cutting back on these items:
Appliances A suite of high-end appliances – fridge, range, dishwasher – might run $20,000. That’s the price to pay for true built-ins. But you can get similar looks and performance by choosing a cabinet-depth refrigerator, slide-in range and traditional dishwasher, all for as little as $5,000. Bathroom tile Designer tile made of natural stone or glass is certainly striking, but a simple glossy white ceramic tile can deliver an elegant look for a fraction of the cost. Plus, it’s often much easier to maintain. Light fixtures Lighting is another category that can quickly get over the top with sculptural designs and luxury finishes. If you’re on a budget, pass on the glam and instead make sure the overall lighting plan incorporates ample layers of ambient, task and accent lighting. Protect your home from water intrusion Water may be essential to life, but it can diminish the value of your home. All water intrusion issues are fixable and should be repaired as soon as practical. Homes can suffer water damage resulting in decreased property value, increased maintenance costs, and decline in indoor air quality. Ensuring that your homes exterior is water resistant can protect against potential loss. This would include the roof, siding, windows, doors and foundation. Also, be sure that the plumbing and ventilation systems are well maintained and operating efficiently. Windows and doors should be checked for signs of leaks. Check roofing systems for evidence of leaks. This can be done by observing the underside of roof sheathing in attics, and vaulted ceilings in the interior of a home. Also, check around flashing at roof vents, chimneys and skylights. Seal any cracks or holes in exterior walls, joints and foundations. These are your homes first line of defense between water and the interior. It is essential that they be maintained properly. There should not be any moisture in basements or crawl spaces. Moisture can be an indicator of a cracked and/or leaking foundation
wall. A moisture meter can be used to check the moisture content of finished basement walls. Readings should be relatively consistent throughout a basement. Large variations in moisture content of finished walls could indicate a leaking foundation behind. Check for leaking plumbing fixtures, dripping pipes, clogged drains and defective water drainage systems. Regularly clean off, then dry all surfaces such as window sills where moisture can collect. Expansion joints between bricks, pipes and other building materials that absorb movement should be in good condition or water intrusion can occur. Storage areas should be kept clean. Allow air to circulate to prevent potential moisture accumulation. Label water shut-off valves so that the water supply can be easily closed in the event of a plumbing leak. If water intrusion does occur, you can minimize the damage by addressing the problem quickly and thoroughly. Immediately remove standing water and all moist materials. Replace carpet, drywall and/or plaster on walls and ceilings. Should your home become damaged by a catastrophic event such as a flood or hail storm, take appropriate action to prevent further water damage. This may include boarding up damaged windows, covering a damaged roof with plastic sheeting, and/or removing wet materials and supplies. Fast action on your part will help minimize the time and expense for repairs. She’ll be highlighting a different Austin rose each month on their Facebook
page to honor their creator. Macon loves Abraham Darby (peach-pink), Golden Celebration (gold), and Graham Thomas, one of the most popular of the Austin roses and 2009 World Federation of Rose Society’s Favorite Rose. Planted in a sunny spot with protection from the north and west, Graham Thomas produces butter-yellow flowers. In spring, plant them in full sun with a three-inch layer of mulch. Macon suggests top dressing with Mile Hi Rose Food and watering
two to three inches of water a week. Then be patient as they take three to four years to mature to full production; during this time keep pruning to a minimum by only removing dead wood. Pruning established Austins may vary based on the type and cultivar; some are fussy while others don’t mind a haircut.
