For instance, if you don’t escrow for property taxes and insurance in your mortgage payment, you’ll want to include both of those bills in your overall budget. And you’ll want to consider HOA fees if you purchase a condo or home that has a homeowners association. Keep a safety net It’s also smart to allocate money or a specialty fund for maintenance, repairs and risks. After all, you’ll never know what property issues may pop up. Even worse, your property could sit

empty between renters, lowering your overall return. Holiday gift ideas for first-time home buyers – Part 2 The holiday season is upon us and you may be thinking about finding a special or unique gift your family member or loved one could use for BY DUANE years to come. DUGGAN In my previous Realtor and Author article entitled, RE/MAX of Boulder “Part 1 – Holiday Gift Ideas for First-Time Home Buyers,” I discussed gifting down payment funds or FirstTime Homebuyer Savings Account (FHSA) contributions to first-time buyers to help purchase their new home. In this article, I will discuss another way you can help a home buyer. Even though the interest rates on home mortgages are historically very attractive, they are rising. As interest rates rise, a homebuyer’s purchasing power is reduced. An exceptional gift idea is helping your relative or loved one with an interest rate or mortgage buydown. Buying down an interest rate means buying points, which then lowers the interest rate, resulting in a lower monthly mortgage payment. This can make the difference between whether a buyer can afford a home or not – and in the case of a permanent mortgage buydown, it can mean savings in monthly mortgage payments for years. The longer the new homeowner is planning on staying in the home, the more the longterm mortgage savings there will be. There are a variety of mortgage buydowns, but I want to touch on the 3-2-1 temporary buydown as

well as the permanent mortgage buydown. Market forces do apply here, so be sure to consult your mortgage lender for availability and pricing. A 3-2-1 temporary buydown is simply that. You pay more at the closing to reduce the mortgage rate over the first three years of the repayment term. The rate will be reduced by 3% under the locked-in rate the first year, 2% lower the second year, and 1% lower the third year. For example, if the market interest rate is 6%, the rate would be 3% the first year, 4% the second year, 5% the third year, and 6% for the remaining 27 years. This can really help someone get into a home who is anticipating pay raises as they advance in their career. The pricing for a mortgage buydown like this is usually just the difference from what the payment should be and what the amount of the payment actually being made is. The permanent mortgage buydown could be very beneficial to a homebuyer that is planning on staying in their home for several years. This type of buydown entails buying points for the entire life of the loan. Mortgage buydown pricing is market driven so a mortgage lender needs to be consulted for today’s pricing. However, buydown pricing might look something like this: Interest rate of 6.25% to 0.00 par rate: • 6.125% – 0.25% of loan amount to buy the rate to 6.125% • 6.00% – 0.50% of loan amount to buy the rate to 6.00%

• 5.875% – 1.00% of loan amount to buy the rate to 5.875% • 5.75% – 1.75% of loan amount to buy the rate to 5.75% On a $400,000 mortgage, the numbers would be as follows: • $400,000 loan, 6.25% interest, monthly payment is $2,462.87. • Pay 1.75% of the $400,000 to buy the rate to 5.75%, creating a monthly payment of $2,334.29 and a monthly savings of $128.58. • 1.75% = $7,000 divided by monthly savings of $128.58= 54 months to stay in the house to break even. In this example, a gift of $7,000 would lower the monthly payment by $128.58, but the true longterm savings every month will

accrue once the buyer stays in the home beyond 54 months. Christmas Cactus: A seasonal showoff Did the spiky showoff with brilliant pinks, purples, and reds catch your eye as it dangled from a hanging pot in the local greenhouse? If you’re the proud BY CAROL owner of a O’MEARA flowering cactus, Colorado State you’ll find University Extension they’re carefree plants that add color to grey winter days. “The three cactus types, Thanksgiving (Schlumbergera truncata), with pointed “teeth” on the stems, Christmas (Schlumbergera x. buckleyi), with rounded tips and Easter cactus (Hatiora gaertneri), are actually epiphytes. They live in trees in their native Brazil like orchids, but we grow them in pots here,” says Dr. Steve Newman, greenhouse crops specialist with Colorado State University Extension. Although they’re cacti, they don’t grow dry; water yours

weekly as the top inch of soil gets dry, and provide it with half-strength fertilizer each time you water. Every third week, give it clear water instead. “Because no one likes to stain furniture or carpeting, most people water without letting it run out of the bottom, and salts build up in the

soil. Put the pot in the kitchen sink or bathtub every third watering and let water run though to flush salts out,” said Newman. Avoid drafty areas for your cactus – chill blasts aren’t good for it. “But the challenge for large Christmas cactus is keeping it out of traffic areas. Sections fall off whenever people brush against them.” The good news is that these sections are easy to root by placing them in a glass of water, and when the roots come out, pot up the section in sterile, everyday potting soil. While young, the small plant should be guarded against overwatering, so before you give it a drink, check the soil to be sure it’s not wet. To have your cactus bloom for Thanksgiving or Christmas next year and each year thereafter, mark your calendar for September 19 as the date to begin the reblooming process. “Living around the 40th parallel as we do, that’s the date to start stimulating plants so they’re blooming in time for Christmas,” says the 25-year veteran of greenhouse growing. “Poinsettias and cactus – two popular flowering plants – are treated this way.” A combination of cool temperatures and darkness is the cue these plants need to bloom, so move the cactus to a place with cool, 60-degree nights and only nine hours of sunlight daily. After approximately six weeks, Thanksgiving cactus will flower, and after two to three months, Christmas cactus blooms. The secret to eye-popping color is reducing water to the plant after flower buds have formed, says Newman. Water weekly until after the flower buds begin to

swell, then cut back on the water slightly, letting the cactus dry out between watering without getting bone dry. Blossom color intensifies if the plant dries once flowers start, he said; many growers finish flowering plants this way during the last two to three weeks before they go on sale. Be aware that too dry will abort the flowers, so to avoid it going too far, get to know your cactus soil by inserting your finger in it up to the first knuckle, just before watering. Note that moisture level; as you dry down your cactus, check the soil to gauge when it’s a bit drier but not parched. “This is the best water meter ever invented,” says Newman, holding up his hand and indicating the tip of his index finger. As flowers unfold, move it out into the room where you want to display it, keeping it in bright, indirect light. A cool room is best; too much heat can cause flowers to fade and drop quickly, and if the leaves wrinkle, the plant is too dry or too warm. There’s no need to feed it during blossom, but after flowering, return the cactus to normal care of fertilizing at half strength and water weekly. Thoughts on preparing for the holidays you to embrace new traditions, adopting fun or interesting ideas you hear about. For example, a darling couple came into the store to redecorate their living room. They knew they wanted to keep their large coffee table because it’s here where their family gathers every Christmas morning to eat breakfast and play a special card game. I was thrilled days later when they came back to the store with a deck of cards for me, an invitation for my family to adopt this tradition, too. Do you have holiday decor that you no longer love? Over time, our decorating tastes change. Chances are pretty good you will fall out of love with some of your holiday decor. The good news is we are not married for life to the baubles that captured our hearts way back when. This year, as you unpack your boxes of decor, take a good, critical look at every single thing. If you don’t still love it, let it go. Donate it to a charity thrift store near you, so it can help those in need in your community while also finding a new home with someone who loves it as much as you used to. For most of us, the first step in making the holidays magical is dressing our homes for the season, from trimming a tree to decking the mantel to setting a table for parties and feasts. Before you crack open all those boxes marked “Christmas decorations” and begin your usual holiday decorating routine, pause for a moment. How do you want to celebrate and showcase the holidays in your home this year? Here are a few questions to ask yourself, to help make it the best season ever... Where am I in my life? We go through so many seasons in our life. Your approach to holiday decorating should honor and reflect where you are now. For example, in the early days of Nell Hill’s, my grand old home in Atchison, Kan., served as an 8

big enough to open up for tours. Our Christmas celebrations now are focused on family, the star of which is our granddaughter. We keep the decor simple and edited, with a few whimsical wonders thrown in to delight little Maeve. How you decorate your home for the holidays will change with your stage of life. Don’t confine yourself to doing what you’ve “always” done, unless that’s exactly what you want to do now.

What do I need to know about holiday etiquette? By Paul F. P. Pogue Angie’s List In the hubbub of the holidays, small points of etiquette and responsibility can easily be overlooked. Tipping, thank-you notes and recycling top the list of things you might not think about that can still add a bit of cheer to your holiday season. Should I tip my service professional? If there’s a regular plumber, house cleaner or landscaper you rely on, you might wonder whether you should tip them during the holidays. Generally, tipping isn’t expected in the home service trades like it is in the restaurant and personal grooming industries. Contractors tell us they don’t expect or count on tips because they already charge what they feel is a fair price for the work. That said, they do appreciate them. Tips are a great way to show your appreciation for work well done throughout the year. If you’re tipping an employee rather than a business owner, make sure the company policy doesn’t forbid them from accepting tips. If you want to offer a different gift to your professional, consider writing a letter to the company owner praising the employee’s work. Or, write a positive online review. What about thank-you notes? In an age of e-mail and smartphones, thank-you notes may seem like a thing of the past. But this means that a thoughtful, handwritten note carries more meaning now than ever. If you have kids, it’s good to get them started on a good habit early as well!

If you send notes, do so promptly, preferably within a week. Write short and to the point, but try not to be generic. Be sure to mention the specific gift or action. A quick line about how you plan to use the gift would be appropriate: “The serving tray was very thoughtful, and I’m sure it will get plenty of use at our dinner parties!” Proofread carefully. You don’t want to ruin an otherwise perfect note with a spelling or grammatical error! How should I recycle during the holidays? The holidays tend to generate a lot of waste, and if you’re not careful, they can blossom into a full-on celebration of conspicuous consumption! Consider these tips to lower your environmental

footprint and be a more considerate steward this season. Use recycled wrapping paper, and prepare for next year by saving bows and ribbons for reuse. If you buy new paper, choose wrapping paper and holiday cards made from plain paper. You can’t recycle metallic paper or glitter. When you recycle boxes, break them down flat, and remove large amounts of heavy-duty tape. If you get a new computer, phone or tablet, consider recycling the old one at a registered e-waste collection site. Or, gift it to someone else who can use it – and take care to securely delete all personal information first. If you buy a live tree for the holidays, recycle it at season’s end. Most municipalities collect trees in the two weeks following Christmas, so contact your

local recycling center. If they don’t, there are many nonprofit organizations that will pick up your tree in exchange for a small donation. Before recycling it, make sure to remove all nonorganic decor, such as lights and ornaments. You can also reuse your tree. It can be chipped for use as ground cover or mulch. Or place the trunk strategically in your garden as a small habitat for birds and squirrels. If you have a pond, you can even submerge a tree to create a habitat for small fish. Paul F. P. It was about cookies “We chose to live in Brennan By The Lake in Erie because our cookie jar was empty. Seeing the lack of cookies stuffed in our jar made me long for times gone by. The empty jar became a symbol of what had slowly disappeared from my life with my grandchildren. The tradition of baking together had taken a back seat to other ongoing priorities that centered around our home. Caring for our landscape in all its forms during every season became allconsuming. Our 1984 home was in constant need of everything one can imagine, especially exterior

issues. I had help from my son and grandson as well as hired help. Yet the daily consumption of time to think and do fell upon me. Over time the mixer stayed silent, little hands weren’t cracking eggs, or grabbing the beaters to sneak a lick. I missed watching them sit in front of the lit oven watching their cookies take shape. One day I had an epiphany that if we sold our home and moved to into a Boulder Creek home, a huge block of free time would drop into my lap and the weight of the “must dos” would lift off my shoulders. Now that we are waking up every day in our new home at Brennan

by the Lake, I am grateful for getting free time back to where it once was. The to-do lists are gone and I feel at peace knowing I can focus on what nourishes me and my family. We’ve been in our new home for a month and already gingerbread boys have been cut out on our island, the teens came over to make homemade pizzas and the traditional holiday cookies will be filling our home with the old scents of our youth. I can’t neglect to mention my extra free time has also allowed me to swim every morning, spend more time with friends, and dive back into children’s portrait photography. We can leave on a road trip without a thought of home. All the passions I once had returned to my life. I’ll never look back. Even though many old doors have been reopened, it’s really all about precious time with the grandchildren and the cookies. Those memories are forever. All home inspections should include the inspection of all smoke and carbon monoxide detectors. Smoke alarms should be BY RICK located in JACQUEMARD the following Flatirons Home areas: In each Inspections sleeping room; outside each separate sleeping area; on each additional story of the dwelling, including crawl spaces and uninhabitable attics. Most smoke alarms (smoke detectors) have a useful life of seven to 10 years. After a period of ten years, a smoke detector has endured more than 87,000 hours of continuous operation, during which time the internal sensors have probably become contaminated with dust and the detecting elements start to wear out. Newer smoke detectors are more sensitive and more reliable. Homeowners should consider changing their smoke detectors every seven to 10 years, batteries should be changed at least every year. (I change mine every fall when the time changes back to standard time.) Most newer homes have combination “hardwired” (with battery backup) smoke detectors. The smoke detectors are wired to a 120 Volt circuit as well as have a backup 9-volt battery (for when power fails). Carbon monoxide detectors/ alarms should also be inspected for functionality and correct placement. Batteries should be replaced at least every year and the units changed after five years of use. Any dwelling that has a fuel (natural gas, propane, oil, coal, wood) fired heater or appliance, a fireplace, or an attached garage is required to December 7-8, 2018

have carbon monoxide detectors. If any of these conditions occur, the home must have an operational carbon monoxide alarm installed within fifteen feet of the entrance to each room lawfully used for sleeping purposes. Do not install carbon monoxide detectors directly above or beside fuel-burning appliances, as appliances may emit a small amount of carbon monoxide upon start-up. All smoke/carbon monoxide detectors and alarms have a test button that, when pushed, causes the alarm to sound. Also, most detectors have either a blinking or a solid light that glows to let you know that the alarm is getting power. Once a month, get up on a chair or use a broom handle for extra reach and push the test button. If you don’t hear anything, then your battery is dead. If after changing the battery, the smoke detector is still not working, immediately replace it with a new one. While battery-operated units have a built-in device that chirps when batteries get low, signaling the need for replacement, common wisdom dictates not waiting until that point. Batteries should be replaced twice a year, once in the spring and once in the fall. Combination smoke and carbon monoxide detectors are also available. They should be installed in all areas required for either a smoke or smoke alarm/ detector. Newer alarms have the ability to communicate with each other so when one detects smoke or carbon monoxide all alarms in a home will sound. 7 tips for inviting winter scents

Fragrance is a silent yet powerful element that can influence the atmosphere and experience the moment someone sets foot inside your space. Here are seven tips to keep in mind for incorporating fragrance into your home. 1.

Consider natural elements such as lemons and limes, which automatically add a powerful fragrance.

2.

Use blooms, even in the winter. Adding fresh florals can be a welcomed fragrant addition to nearly any space.

3.

Burn a fire. Whether you have a fireplace or wood stove, the scent of a fresh fire can help add a winter element as well as an inviting sense of warmth.

4.

Add accents such as diffusers and candles. They

can help incorporate a continuous scent within a home. 5.

Look for alternatives to unnatural elements such as plug-ins. Often these elements introduce an artificial fragrance into the home, which can be unappealing.

6.

Infuse essential oils into your space either by using pure liquid sprinkled on key surfaces or using a diffuser.

7.

Try using fresh herbs and flowering plants such as sage, lavender and mint. Fresh and fragrant, they will automatically bring an inviting scent.

The good news is that a smart thermostat can help keep these costs in check. A smart thermostat replaces your traditional thermostat and enables you to program your home’s heating system (and cooling in warmer months) to turn down automatically when you’re asleep or away. With the addition of the Nest Protect smoke + CO alarm, the Nest Learning Thermostat will even shut off the heating system in the event of a fire.
