Before taking the plunge, it’s important to fully grasp what this means. Not only will you need to make a down payment, but you should also consider property taxes, private mortgage insurance), homeowners insurance, and maintenance and repair costs. Risk Your biggest risk will be the hefty amount for the down payment. For example, imagine putting down $30,000 to purchase your property, and over the lifetime of your 30-year mortgage, the value of the home doesn’t increase. Your return, in this instance, would be nothing. While this does not take into account financial benefits such as the money you saved on taxes, it is a large investment to make nonetheless. One of the biggest risks is the
unknown. What if, for reasons out of your control, you are forced to quickly move and sell your home? Depending on the timeline between the purchase and your move, you might not earn back your closing costs even if you sell for the exact same price for which you bought. Further cost risks include damage to the home itself such as foundation issues or the need for large repairs. It’s a good practice to have an emergency fund in place to offset these costs and to work closely with your real estate agent to find a reputable home inspector before the purchase of the home. from Dr. Lawrence Yun, Chief Economist for National Association of Realtors BOULDER – Each year, Realtors attending the National Association of Realtors (NAR) Conference have the privilege of learning BY DUANE about the most DUGGAN current real Realtor and Author estate research RE/MAX of Boulder and analysis to help their clients make informed decisions. A highlight at this year’s conference in Boston was NAR Chief Economist and Senior VP of Research Dr. Lawrence Yun’s annual report presentation and predictions for the year ahead. Dr. Yun reported that nationwide in 2017, we saw the highest number of home sales in a decade. Sales for existing homes and new homes totaled 6.1 million. He called his prediction for the future slightly “boring” with home sales for 2018 predicted to be 6 million homes, increasing to 6.1 million in 2019 and 6.3 million in 2020. According to Dr. Yun, homeownership is still one of the best wealth creators in America. In the last real estate boom, as prices rose so did the level of mortgage debt. In the boom since 2012, wealth has been created at a much more rapid rate due to lower mortgage debt and the absence of the subprime and greater- than100-percent financing. In 2018, we are still seeing rising prices in 90% of metro markets. In most cases, lower

Notably different have been higher price gains near downtown areas as opposed to suburban areas. The most common question Dr. Yun says he is asked is, “Are we in another real estate bubble?” According to Dr. Yun, “conditions today are very different than the last boom/bust cycle. In 2004, we had a huge oversupply of new homes. In 2018, we have a huge undersupply of new homes. In
fact, we haven’t been building enough new homes to keep up with demand for over a decade. During the last downturn, there was the subprime factor and the variable interest rate. Now there is virtually no subprime and only 10 % variable rate mortgages instead of 30%. As a nation, we have about a 4.5-month supply of homes. That still places us on the seller’s side of the market.” “The most recent survey of home buyers and sellers shows that most homeowners think it
is still a good time to be a seller. Consequently, we are seeing a slight rise in inventory. Home prices are still outpacing rents, so it continues to be more attractive to be a homeowner for growing long-term wealth. Home prices are rising at one percent or two percent above the consumer price index, which has proven to be a healthy rate in the past.” “As interest rates rise, homebuyers will lose some purchasing power. I don’t see home prices rising as fast as they have been for the past few years. My prediction for home prices nationwide is 4.7% for 2018, 3.1% for 2019, and 2.7% for 2020.” These trends and predictions are fascinating and provide a backdrop to the conversations about our real estate market. Keep in mind that all real estate is local, right down to the street. National statistics are very general trends. 7 ways the Fed's decisions on interest rates affect you
By Katherine Reynolds Lewis Bankrate.com When the Federal Reserve raises interest rates, you feel it. “The Federal Reserve has its fingers in your pocketbook to a greater degree than the IRS,” says Michael Reese, a certified financial planner in Traverse City, Mich. In September, the Fed raised rates for the third time in 2018. And while a rate hike isn’t expected at the committee’s next meeting on Nov. 7-8, a fourth hike in December is likely. The committee sets monetary policy, primarily by raising or lowering the Fed’s target for the federal funds rate, which is used as the benchmark for a range of consumer interest rates. Here are seven ways the Fed affects your pocketbook. 1. The Fed influences prices The Fed’s actions have an indirect impact on the prices you pay at the grocery store, gas pump and other retail outlets. That’s because the cost and availability of money affect people’s willingness to pay for goods and services. When money is cheap and plentiful, there’s more demand and prices tend to rise. “When the economy’s doing really well and the labor market is good and the unemployment rate is falling, that’s when you have concerns about employers hiring and bidding up wages and inflation rising,” says Gus Faucher, chief economist with The PNC Financial Services Group. Traditionally, the Fed fights inflation by raising the federal funds rate, which makes money more expensive and scarcer. That is supposed to reduce overall demand and slow the pace of price increases. Raising the federal funds rate is less about fighting inflation and more about getting the rate closer to its long-term neutral of 3 percent to 3.5 percent, says Joel Naroff, president and chief economist for Naroff Economic Advisors. 2. The Fed affects jobs and wages At every meeting, monetary policymakers consider labor market data as they make decisions aimed at achieving maximum employment. They look at numbers such as: 6

by a half-percentage point, the lender will bump up the rate to about 5.14 percent. Auto loans also benefit from being sold into the secondary market, making more investors’ dollars available to finance your car purchase or refinancing.

– Payroll changes. – Labor force participation rate. – Duration of unemployment. The Fed indirectly affects the job market. When it raises the federal funds rate, it tends to slow the economy. That leads to fewer people being hired. They also have less leeway to demand pay raises. This lack of power to bargain for higher wages is seen as a way to fight inflation. 3. Fed affects credit card rates Most credit cards charge variable interest rates tied to the prime rate, which is about 3 percentage points above the federal funds rate. When the federal funds rate changes, the prime rate does as well, and credit card rates follow suit. Apply for a zero percent APR balance transfer credit card before that happens. It will give you time to pay down your debt interestfree. “What the Federal Reserve does normally affects short-term interest rates, so that affects the rates that people pay on credit cards,” Faucher says. When the Fed sends credit card rates higher, it costs more to borrow. So people tend to borrow less, and buy less. That slows the economy and puts the brakes on inflation. 4. Fed nudges CD yields If you rely on interest from certificates of deposit for income, you’re probably not happy that the Fed kept interest rates at rock
bottom for so long. “Retirees want to live on the interest on their CDs,” Reese says. “The Fed determines whether they can do that or not.” CD rates largely follow the short-term interest rates that track the federal funds rate. However, Treasury yields and other macroeconomic factors can influence rates on long-term CDs. Individuals should focus on the real rate of return on CDs, after inflation is taken into account, says Casey Mervine, vice president and a senior financial consultant at Charles Schwab. In the late 1980s, for instance, you could earn double-digit rates on CDs, but with inflation also in the double digits, your actual earnings were much lower due to the erosion of your purchasing power. 5. Fed drives auto loan rates The federal funds rate chiefly influences short-term interest rates, because it’s a rate on money lent overnight between banks. But it also trickles through to mediumterm fixed loans, such as auto loans. “The rate the Fed sets ends up affecting almost everything in our economy,” Reese says. Whether the lender is a credit union, bank or other institution, it will price auto loans relative to the prime rate, which moves up and down in sync with the federal funds rate. If a bank is charging its customers 4.64 percent for a 60-month loan on a new car, and the federal funds rate increases
6. Little influence on mortgages Mortgage rates respond to market forces – specifically, to the needs of bond investors. The Federal Reserve exerts an indirect influence on mortgages. Sometimes mortgage rates go up when the Fed increases shortterm rates, as the central bank’s action sets the tone for most other interest rates. But sometimes mortgage rates fall after the Fed raises the federal funds rate. Look at the last time the central bank went on an extended rate-raising campaign. Starting in June 2004, the Fed raised the federal funds rate 17 times in two years. And what happened at first? Mortgage rates fell during the summer and fall of 2004. Back then, the Fed’s rate hikes caused investors to become less concerned about inflation, so mortgage rates fell. Mortgage rates eventually rose, and were higher in June 2006, at the end of the rate-hiking campaign, than they were at the beginning, two years earlier. In 2017, housing economists predicted mortgage rates would rise. Instead, they remained fairly steady despite three Fed rate hikes. But mortgage rates have been on a steady climb since the beginning of 2018, which shows the central bank’s actions aren’t predictive. 7. Touching home equity lines Your home equity line of credit, or HELOC, is linked to the prime rate. When the Fed raises its target rate, HELOC rates follow. Because credit card interest rates will go up, too, it still could be to your advantage to consolidate credit card debt into a lower-rate HELOC if you have the selfdiscipline to pay off the debt as quickly as you can. The sooner you pay off variable-rate debt, the better, because many investors and economists expect the Fed to keep gradually increasing the federal funds rate. Visit Bankrate online at bankrate.com. What is a home inspection?
BOULDER – Home inspections are limited, non-invasive, examinations of the condition of a home. The sale of a home is often contingent on a home inspection. Typically home inspections are conducted by a home inspector who has the training and certifications BY RICK to perform such inspections. JACQUEMARD The inspector prepares and Flatirons Home delivers to the client a written Inspections report of findings. The client then uses the knowledge gained in the report to make informed decisions about their pending real estate purchase. The report describes the condition of the home at the time of inspection but does not guarantee the future condition, efficiency, or life expectancy of systems or components. Buyers should have an inspection done even if they are buying a brand new home. Just because a home is new doesn’t mean it you shouldn’t have it inspected. Just as you can purchase a new car that is a lemon you can purchase a new home with defects. Reliance on the builder’s one or two year warranty is the most common reason why buyers of new homes forgo home inspections. Some defects that could be revealed by an inspection may
take much longer that the warranty period to show up. A home inspection doesn’t just provide you with a list of problems to negotiate with the seller to have fixed or something catastrophic that may cause you back out of the deal altogether. It will provide you a detailed report that is something of a “new owner’s manual” for the home. It is your opportunity to learn the exact condition of the house including maintenance tips and schedules you should follow. Home inspections are sometimes confused with a real estate appraisal. An inspection
determines the condition of a structure and all its components including but not limited to plumbing, electrical, roofing, doors/ windows and siding. An appraisal determines the value of a property. While not all states or municipalities regulate home inspectors, there are professional associations for home inspectors that provide education, training, and networking opportunities. A professional home inspection is a snapshot in time of the current condition of a house. It is not a building inspection; building inspection is a term often used for building code compliance inspections in the United States. Most inspectors, at a minimum, will invite you and your agent for a walk-through with them at the end of the inspection. You can ask to attend the entire inspection if you wish. If this is the case plan on being there for several hours. Your inspector should explain your home’s systems and give you maintenance tips. Those should also be in the final report, along with pictures. But hearing and seeing it in person is helpful. Your realtor can provide you with contact information for reputable home inspectors. Use the colors of the year on your walls or in your furniture and accents to keep your home design rich and fresh. On the one hand, we have an earthy desert tone in Cavern Clay from SherwinWilliams. On the other, we have a sophisticated cool gray from Benjamin Moore. So, how do you decide which to use in your own design? These are some of the best and most intriguing options for everything from big commitments to smaller details. Sherwin-Williams: Cavern Clay Sherwin-Williams describes their color selection as: “Ancient, yet fully alive. Bohemian, yet totally refined.” It is similar to popular terra cotta shades and works well on accent walls or for an entire room. Because Cavern Clay falls between orange and brown, it’s on the warm side of the spectrum and can create a cozy yet November 9-10, 2018
energized mood where applied. It’s a great complement to natural materials, Southwestern themes and indoor plants. If you’re painting a very small room, you might want to steer clear of this shade. It tends to pull the walls closer and may make the room feel confined. It may also stimulate appetite, so if you want it in the kitchen, consider using it on an accent wall or backsplash. Benjamin Moore: Metropolitan Benjamin Moore describes Metropolitan as: “Calm, composed and effortlessly sophisticated.” It is a cool, simple gray tone inspired by modern design, neutral trends and the goal of restoration in the home. This color can serve as a backdrop in nearly any room, from the kitchen to the bathroom and especially the bedroom, where we need calm most. You can use it on walls, in furniture and as linens or rugs. Consider layering it with other grays for a tone-on-tone look.
Though Metropolitan is extremely versatile, it can seem cold and unfriendly in dark spaces. Its character is best captured in rooms with lots of natural light. BEHR: Blueprint According to Behr, “Blueprint creates a space where you can build your own reimagined life.” It is a rich, moody blue that fits into many design concepts. And Behr showcases it in palettes of every tone, from monochromatic to earth tones and pastels. This versatility means that it’ll be easier to incorporate Blueprint into your home design without making drastic changes. Use it as an accent wall, for details like furniture and even on your home’s exterior! On interior walls, Blueprint can be quite dark. If you’re considering painting an entire room, know that this color will make it seem smaller and cozier. You might desire this for
a bedroom or dining room, but perhaps not for a kitchen or living room. PPG Paints: Night Watch PPG Paints says their color, Night Watch, “is a rich, luxurious and classic shade of green allowing spaces to emulate the feeling of lush greenery.” You can incorporate it in velvety furniture, in rich decor, or in your linens and rugs. It also works beautifully as an accent wall or as the all-over color in an intimate space like a bedroom, study or dining room. For an entryway that pops, consider using Night Watch on your front door. Green is a stabilizing color that will anchor your home’s appearance and echo feelings of renewal and calm. A new home creates a new lifestyle Boulder Creek’s Low-Maintenance Homes in Erie

ita Myers-Wieringa and her husband, Glenn Wieringa, believe the “best way to spend money is making memories, not accumulating stuff,” she said. Thus, when they determined to move to Colorado to be closer to their daughter, they also determined to “right-size,” as those at the acclaimed Louisville-based lifestyle builder Boulder Creek Neighborhoods term downsizing, and make more memories traveling, dabbling in hobbies and cultural events and sharing time with family and friends. The couple relocated from Santa Fe, where Rita retired as an emergency room nurse and Glenn led the state government’s underage drinking prevention program. They culled through a lifetime of “treasures and junk,” Rita said, and “brought to Colorado the things that brought us joy.” Such items included a beloved grandfather clock from Rita’s parents and furniture handmade in Santa Fe. “These are things my mom had or we had gotten early in 12

our marriage,” Rita said. Yet resolving to downsize is merely the first step. A Realtor introduced them to Boulder Creek’s Brennan by the Lake in Erie, and though Rita and Glenn didn’t expect to favor a townhome – “we’d already done the townhome thing after we were first married,” Rita said – the layout, look, quality and price of a “yourHouse” townhome by Boulder Creek at Brennan by the Lake proved to be the perfect solution to their downsizing needs. Modern townhomes with entertaining space “It’s larger than you might expect
in a townhome, and we love that the laundry room is in a closet in the master bedroom. I like the modern feel, the size of the great room and how the kitchen spills over into the rest of the house,” Glenn said. “We never have to go upstairs.” Rita and Glenn opted for a ranch-style townhome, and dedicate the upstairs bedroom, full bath and sitting area for their many guests. Since Glenn and Rita moved a year ago, they’ve poured themselves into worldwide travel, having recently returned from trips to Amsterdam, Norway and Iceland. “We gave up a large place in Santa Fe but gained a relaxing
lifestyle,” Rita said. They’ve made their yourHouse truly feel like home – painting a wall in the great room bright red and hanging dynamic paintings, including one of a charging elephant, picked up at a Denver Art Walk. “We like lots of color. I don’t think we’re done painting the walls,” Glenn said. Rita said she appreciates “the great sun exposure” and how light radiates off the walls and art in their home. Micah Davidson, Community Manager at Brennan by the Lake, explained “The buyers interested in Brennan by the Lake really like the floorplans and cleverly designed layouts. The square footage is open, bright and buyers can choose from several two-story configurations, or (like the Wieringas) select one of two main-floor master townhome designs –with all daily needs on the main floor, and additional guest space upstairs. Many of the buyers are excited to move into a lowmaintenance home from Boulder Creek.” Davidson said. Indeed, Boulder Creek’s reputation for lowmaintenance living and excellent craftsmanship first attracted Rita and Glenn to the neighborhood. Low-maintenance means more time for hobbies, travel, family Boulder Creek Neighborhoods’ primary draw for Rita and Glenn, was the low-maintenance lifestyle. Davidson is quick to point out that “the HOA manages a handful of exterior home maintenance chores, leaving more time for you.” Rita and Glenn are “more than happy,” Glenn said, to cherish weekends without weeding, winters without shoveling and summers without trimming, mowing, or house painting. ‘Always something to do’ in Erie Glenn and Rita savor the walking paths ringing Thompson Reservoir, adjacent to Brennan by the Lake, and frequently wander into Downtown Erie. “We wanted to live in an established community,” Rita said. Glenn added, “The downtown is nice to take guests to. We like to show them the town and the historical national registry heritage.” Rita concurred, “Erie’s sense of place and sense of community is important to us.” Glenn enjoys studying Erie’s history. “It’s interesting to go deep studying the history of a place,” he said. Erie’s charm extends beyond its history. “It seems like there’s always something to do,” Rita said. “The community center has a lot to offer DAILY CAMERA / TIMES-CALL
and hosts featured speakers and day trips. Every weekend there’s something in Erie, from Biscuit Day and the farmer’s market to festivals.” Rita and Glenn ride their bikes to the library and even their doctor appointments. Easy access to Thompson Reservoir, Boulder “Brennan by the Lake is a great location in Erie. It’s perfectly located a few minutes from I-25 with easy access to Boulder.” Davidson said. “You get to share in the charm of Erie as well as the many nearby communities with that small-town feel.” Erie has been named among “Best Places to Live in America” by Money Magazine and boasts outstanding views and unbeatable weather. The Thompson Reservoir, Glenn’s favorite place for dog walking, is stocked with rainbow trout and features walking trails, picnic areas and wildlife viewing. In the Brennan neighborhood, Colorado-inspired landscaping includes a large park, and Rita tends a plot in the community garden. “We like to sit on our patio and talk to the people passing by,” she said. “This is a very friendly neighborhood.” Rita participates in a ladies’ coffee gathering each Thursday as well as
a neighborhood book club. ‘Right-sizing’ is liberating, environmentally conscious “Moving to a Boulder Creek home has been freeing,” Rita said. “We were able to get rid of excess and live simply.” Glenn said, “Being able to travel without worrying about landscaping is also freeing. The right feeder for every bird LONGMONT – As days shorten and the weather turns chilly, gardeners are cleaning up debris, tidying beds, and tucking everything in BY CAROL for the winter. O’MEARA We do so with a Colorado State sigh of relief; the University Extension prolonged pace of tending the garden slows as fall deepens and holidays distract us. But now is not the time to think only of ourselves; smaller denizens in the garden need us to get over ourselves and think about their needs as well. Insects make use of fallen leaves or seed heads for refuge and protection from
weather; spiders tuck themselves into nooks in the mulch to overwinter. Some garden members stay active, however, and in a seemingly barren winterscape, it’s nice to have the raucous activity of birds. Keep them around by providing food and water. Birds with access to feeders tend to have higher winter survival rates, especially if we have season-long cold. Food is energy for staying warm, but if you’re concerned about them becoming dependent on the feeder, relax. Studies have shown that only 15 to 25-percent of their food comes from feeders and they forage readily to fill in the rest. There’s a wide selection of seed and feeding stations available for backyard birds. Many birds, like sparrows and

doves, prefer to feed on large, flat surfaces and may not visit any type of hanging feeder. To give them something to dine on, spread seed on the ground. If that’s too messy for your taste, consider a hopper or platform feeder. Hoppers are platforms with walls and a roof that protects seed against the weather. A platform feeder is any flat, raised surface to spread bird food and can have a roof to keep seeds dry. It should have plenty of drainage holes to prevent water accumulation. Place it near the ground to attract juncos, doves, and sparrows if squirrels aren’t a problem. Tube feeders are hollow cylinders with multiple feeding ports and perches. Feeders with short perches give an edge to small birds while excluding larger birds that can be bullies. The size of the feeding ports varies as well, depending on the type of seed to be offered. Small feeding ports are ideal for nyjer seed, which is excellent for smaller birds, especially finches, juncos and sparrows. One essential menu item is suet. Suet is pure fat with some seed, fruit, or insect carcasses and provides high energy in winter when birds need lots of calories to keep warm. Suet attracts flickers, woodpeckers, and chickadees. The most common type of seed
and one that packs a lot of energy for the feathered friends is blackoil sunflower seed. This small sunflower seed has thin shells, making it easy to crack open and popular with many birds, such as chickadees, finches, sparrows, and occasionally, woodpeckers. Hulled sunflower seeds have the shell removed for quick eating and a “no mess” type of feed. Many species will actually prefer to feed on this easy, work-free meal. Be sure to keep the seed dry because it tends to spoil more quickly than sunflower in the shell. Water is another essential for birds in winter for drinking and bathing. Change the water often to prevent it from stagnating and keep ice from freezing it solid. How to use winter white for a bright, minimalist look
By Cathy Hobbs Tribune News Service White has long been viewed as a formal color, typically reserved for seldom-used living and sitting rooms. These days, those looking for a light, bright and minimalist look are choosing winter white. Unlike stark, bright white, winter white has cream and taupe properties that can serve as the ideal foundation color for a neutral color palette. If you want to incorporate the beauty of winter white into your home, here are some tips. Do: 1. Blend different shades and tones of white in a single space. This is no longer considered taboo. 2. Consider neutral or mostly white artwork. Artwork helps to make a statement as well as introduce or complement colors in a room. 3. Pair winter white with other soothing colors such as soft gray or deeper shades of

taupe. 4. Consider metallics to complement white decor. 5. Look for ways to bring portable design into your space as far as adding winter white, in the form of toss pillows, throws or accessories.
Don’t: 1. Pair bright shades of white side by side. Slight off-hue tones may potentially look dirty when placed next to each other. Instead, pair slightly different shades of white with darker or more winter white shades of white.
2. Place white furnishings in high traffic areas in which they may be susceptible to frequent staining. A more winter white or taupe color palette may be best, as it helps to better to conceal. 3. Forget white is a color. Often the color white is ignored, but it can be used just like any other color, either as a primary color for furniture and walls or as an accent. 4. Overlook the opportunity to create a strong visual statement through the use of contrast. Black is a bold color that adds the perfect sense of contrast. 5. Ignore lighting. Lighting can be another opportunity to incorporate winter white into ones space.
