LONGMONT – Whenever there’s a remake of a Hollywood classic thriller, I get a bit nervous. Will it be as good as the original, or fall short of the BY CAROL mark? Can the O’MEARA remake become Colorado State a hit on its own, University Extension or will it be an empty imitation of great work? And if the original was really bad, can the modern one surpass it? The recent freeze that followed a warm spell has gardeners living with fear for their trees, roses and shrubs. We’re gathering in groups, unable to do more than whisper our worry that the boogeyman we encountered in the sudden freeze will come back, in our very own version of Nightmare on Elm Street. Only in our case, it’s the Nightmare on Elm, Willow, Juniper and Fruit Tree Street. Unusual autumn warmth was back, giving us temperatures better suited to August. And like the doomed victims in horror movies, those darned plants didn’t pay attention to our warnings and harden off for winter. Instead, trees and shrubs held onto green leaves and shoots, eager to keep summer going. The polar vortex in November, 2014, was a plummeting of temperatures from near 60 degrees to 16 degrees in 15 hours, flash freezing plants. This year, temperatures dropped from a balmy 63 degrees to 16 degrees
in 36 hours. There is little we can do to stop the damage of extreme temperature drop, but gardeners do have a few things they can do to help the plants afterwards. To get ready for winter, plants undergo a two-stage process of dormancy and chilling. Called “cold hardening,” it enables woody plants to withstand winter weather. As days shorten, deciduous woody plants undergo resorbing, which converts leaf starch, proteins and other complex molecules into soluble molecules, such as sugars and amino acids, moving them into storage cells in the inner bark of twigs, the outer sapwood of the main stem, and in roots. In spring, the stored nutrients are used for the flush of new leaves and burst of growth in shoots and roots. In fall, once resorption is complete, woody plants form a layer between the branch and the leaf petiole to close off pathways from stem to leaf, allowing the leaf to fall. Gradually freezing temperatures ensure the plant is cold hardy for the remainder of winter. This fall, we’ve had some gradual cooling and light freezes. This triggered trees to form the barrier between leaf and stem, a precursor to allowing the leaf to drop. The hard freeze and heavy snow stripped the leaves from the tree in one swoop, causing the entire tree to denude itself in one day. Although it means I’ll power through raking, the tree should be fine. But thin barked trees should be watched for signs of bark splitting from the freeze, and wrapping for winter to
prevent any further damage. Sun hitting trunks on south and west sides warms the bark and cells underneath, causing them to lose their cold protection. As nighttime temperatures plunge, these cells freeze and burst, resulting in sunscald on the trunk, an area that will be prone to disease in summer. Sapling fruit trees are vulnerable to sunscald, as well as lindens, honeylocusts, ashes, oaks, maples, and willows. Protect them for the first two to three years they’re in your landscape by wrapping them with tree wrap in early in November. Wrap from the ground upward, overlapping each layer over the lower one by one-half-inch until you reach the lowest branch. Use tape to hold the wrap in place, making sure the tape doesn’t stick to the trunk. Researchers at Colorado State University recommend that all landscape areas should be watered thoroughly in late fall, then once monthly until spring if we have little snow. This monthly watering is important to tree health. n Saturday, Oct. 20th, the Modern Architecture+ Design Society (MA+DS) returns to Boulder for the first time since 2012 to present the Modern Home Tour. The event gives regional architects, designers and home builders the opportunity to showcase their work to the community in which they work. In turn, the self-guided tour gives the community an opportunity to engage the minds behind the designs and ask questions as they explore some of Boulder’s modern homes inside and out. “We had been planning to return to Boulder ever since our first tour six years ago,” says MA+DS Founder and President James Leasure. “Timing and availability coincided this year in a way that has made bringing the Modern Home Tour back possible – and we couldn’t be more excited. Our curated line-up showcases some incredible modern designs that are sure to impress and awe everyone who comes out to see them.” Hundreds are expected to attend the Tour. Some undoubtedly will be homebuyers hoping to connect with design teams and get some fresh creative vision; others may just want to feast their eyes on a few of Boulder’s most spectacular homes. Whatever the reason, this is an incredible opportunity to touch and feel Boulder’s unique modern architecture and design aesthetic. “In Boulder, you tend to see homes made with a lot of stone and timber,” says MA+DS Vice President Ken Shallcross. “There’s a cottage style and a mountain home feel. Rustic meets modern, if you will.” Five homes have been accepted and confirmed for the 2018 Boulder Modern Home Tour. Although the Modern Home Tour has been gone from Boulder for six years, MA+DS is in regular contact with local architects and design firms because the Denver Modern Home Tour has been an annual event for eight years running. “I have a big list of people we’ve worked with before, and I’m always asking them if there’s something they’ve designed that they think people should see,” says Shallcross. “And this year, we had enough great modern homes submitted to us that we decided to go for it.” The American Institute of Architecture Students’ CU-Boulder chapter is joining the tour as nonprofit beneficiary and volunteer partner. Students will help staff the event in return for a donation to the club and the opportunity to use the tour as a fundraising vehicle, while also contributing volunteer hours and making connections in their field. “We always provide a person to take tickets at the door of each home featured on the tour,” Shallcross explains. “And we’d much rather have a student who wants to learn about the design process do that than a hired hand who might not have a vested interest. For a couple hours of their time at the door, they in turn get to see some of the other amazing homes and chat with the people who built them. It’s a great opportunity.” DAILY CAMERA / TIMES-CALL

Either way, the surprise of it is sufficient to create a stressful situation. When you receive an inspection with negative results, inspections can seem like a terrible idea. In fact, anything that uncovers a surprise problem with your home before closing makes you that much less likely to find yourself in litigation over the issue later. If you agree to help the buyer with repairs, it’s very common to have them waive liability for later problems in exchange. You may feel more at peace with bad inspection results when view them as tools you can use to eliminate later lawsuits. If you are hit with surprises in the inspection report, don’t do anything until the buyer has presented you with a request for repairs or a price reduction.
You might find it surprising at how many buyers expect their new home to require some repairs. Some buyers don’t see inspection reports as negatively as sellers do. Even if they do, approach the negotiations expecting to strike a compromise that works for both sides. When a buyer does ask you to help resolve the issues have a meeting with your Realtor to discuss what negotiating solutions might be best. If time allows, get a couple of bids on the big-ticket items. Some contractors may even work with you to take payment at close of escrow. Getting multiple bids can be helpful in other ways too. Sometimes just showing the buyer that the repair may not be as urgent or as costly as they thought can be a catalyst for compromise. There are many compromise options: you can do some repairs, give the buyer a credit, reduce the price or do nothing at all.
Selling a home with a minimum of stress depends on your ability to accept the things you have no control over and your willingness to compromise. If your buyer brings up repairs, be ready with a complete set of facts from your own contractors, be clear on what you can to do and communicate everything to your agent. Then, let your agent try to work it out for you. Another way to reduce the stress of a buyers inspection is to have a pre-listing inspection prior to listing your property for sale. By doing this you will know the exact condition of your home prior to listing and can either repair issues or list them in disclosures. oulder Creek Neighborhoods is shaking up the new home market in Longmont. With the introduction of their weeCottage series, the builder offers a “less is more” series of homes to home shoppers. Designed with the right dose of square footage with a low-maintenance lifestyle, wee-Cottage® by the acclaimed lifestyle builder Boulder Creek Neighborhoods is now available at Blue Vista, starting in the mid $300s. Cozy new homes Sarah Fritzler and her husband, Kyle, longed to purchase a home soon after they relocated to Longmont from northeast Colorado three years ago, yet a tight market compelled them to rent. “Although we are Colorado natives, we came from somewhere with a much different housing market,” Sarah said. “We were pretty discouraged when we first moved up here, especially since we couldn’t see ourselves purchasing a townhouse.” Boulder Creek’s wee-Cottage series changed that. The Fritzlers will move into their wee-Cottage at Blue Vista and anticipate a “space that we can make our own,” said Kyle, a network engineer in Longmont. 12

Perfectly-sized, open-concept cottages At two to three bedrooms and 890 to 1,400 square feet, weeCottages at Blue Vista are far from what comes to mind when discussing a “tiny house,” said Community Manager David Gregg. He explained, “The underlying philosophy behind the wee-Cottages is that less is more.” And Gregg is right – the weeCottage series is smaller in both square footage and price than just about any new home in the Denver market today. He added, “Many homeowners,” like the Fritzlers, “will be transitioning out of a leasing situation, allowing them to build equity for themselves rather than their landlords.” Indeed, Kyle said, “Even though these are considered small houses, it’s actually a few hundred square feet larger than our last home, which we felt was a really good size for us. We don’t really want
or need a five-bedroom, four-bath massive house at this point in our lives.” Sarah concurred, noting, “Not having to finance – or maintain or cool or heat – square footage that we simply don’t need or want at this particular point in time has meant we can realize having our own home.” Sarah and Kyle said the openconcept floorplan and attached garage of the “Cottage 5” floorplan cinched the deal. Sarah said, “We’re extremely excited to have a little more privacy and being able to go about our lives with a little more convenience and freedom than apartment life offers. I also know that between the floorplan of our model, the attached garage and a little bit of a yard, Kyle will have the space he needs to be able to tinker with things – one of his favorite hobbies.” The “Cottage 5” floorplan includes two bedrooms and a loft,
as well as a kitchen off the main floor, and the Fritzlers have plans for it all: “The large attached garage will be nice for working on vehicles, the loft will be used as a home office and a second bedroom will be in case of company,” Kyle said. An attached garage will leave Sarah and Kyle with useable yard space, too. Ranch-style cottages The majority of the 102 homes in the neighborhood will be twostory homes with two or three bedrooms. David Gregg reveals that Blue Vista will also be home to a limited number of ranch-style homes. The Cottage Six is a newly released floorplan that offers two bedrooms, one or 1.5 bathrooms, an attached one-car garage with extra depth for storage, all located on the main floor. The home is about 1100 total square feet. “Our two-story cottages are a great fit for those that want a bit more space upstairs. For those that like everything to be on the main floor, the Cottage Six is a great option.” Gregg points out. Siding for every budget By Lauren White HomeAdvisor There are many reasons to update your siding: It's aged out; you want better energy efficiency; or it doesn't fit your taste. Fortunately, there is a wide variety of options available to you, and there's more than one material to fit each budget level. Plus, fall is the perfect time of year to complete an exterior project like this. Here's a look at the pros, cons and costs of each material by budget. BUDGET-FRIENDLY OPTIONS Vinyl Vinyl siding is known for its many benefits: It's tough, requires little to no maintenance and doesn't need to be painted. However, while manufacturers are creating vinyl siding that imitates materials like wood, it still doesn't look quite as realistic. Engineered Wood Engineered wood is made of wood fiber and resin, giving you the look of wood at a lower price point. The material is durable and comes in many different styles. It does require occasional repainting, however, and it is so new that its long-term durability hasn't been thoroughly tested. Metal A final affordable option is metal siding. It's resistant to fire, insects and rot, and it is relatively low maintenance. Metal siding is a popular option for sheds and other outbuildings. But it is also susceptible to scratching and denting.

MID-RANGE OPTIONS Wood Wood siding is one of the most popular and proven options to consider. It's aesthetically pleasing and easy to work with. However, it has its downsides. It requires more maintenance than many other materials and it's vulnerable to rot and insects. It can also easily move out of the mid-range price category into premium if you choose a high-end wood species or product. Stucco Stucco siding is popular in the southwest and coastal environments because of its weather- and moisture-resistant properties. Stucco offers durability and good looks with low maintenance and a moderate price. However, installing stucco is laborintensive and requires the skill of an experienced pro. Fiber Cement Fiber cement siding is made
from a mixture of cellulose, sand and cement, which makes it incredibly durable, resistant to rot and termites, and fire-resistant. One disadvantage is its tricky installation process. You'll need an experienced pro for the best results. Another is it needs to be installed on a clean wall, so you'll likely have to remove your old siding. PREMIUM OPTIONS Brick Brick siding is durable, nearly maintenance-free, resistant to rot and insects, and fire-resistant. Plus, you can get it in a number of different colors, sizes and textures. This material will protect your home for years to come – and look good doing it. Synthetic Stucco Synthetic stucco is a multi-layered insulating coating, also known as exterior insulation and finish systems. It is more crack-resistant and energy efficient than standard
stucco. However, it's less durable and can be susceptible to water damage, making it a less-thanideal choice for wet environments. Synthetic stone Synthetic stone siding is manufactured to look like real stone, giving you the look of genuine stone without the steep cost. It's also fire-resistant, bugresistant and low-maintenance. It weighs substantially less than actual stone, so it's easier to install. As you research siding that falls within your budget, check the materials against your expectations for energy efficiency, aesthetics and longevity. In many instances, the unseen can make a lasting impression, whether positive or negative. We are talking about scent. Fragrance can be powerful when it comes to either attracting or distracting. And for many, infusing scents is part
of the experience for guests. When looking for ways to infuse fragrance and scent into your home, here are some tips. Do: 1. Look for natural scents (as opposed to artificial). Lemons, limes, oranges and their natural scents can be used to help infuse natural fragrance into your home. 2. Consider using plants and

herbs. Sage and lavender are two of the most popular and make wonderful scents either individually or in combination. 3. Use soy candles. Soy candles burn cleaner than paraffin and are a wonderful way to infuse scents. 4. Make your own potpourri or scented sachets. From dried petals to spices, herbs and plants, making your own potpourri or sachets will create a longer-lasting fragrance. 5. Use essential oils. Essentials oils either alone or blended into soy candles or potpourri can help extend the life of your fragrance (do your research; some may be harmful to pets). Don’t: 1. Use artificial sprays and aerosols. Not only are the majority of these scents unattractive, many are also not good for the environment. 2. Use automatic sprays and plugins. These are an absolute
turnoff and may send the signal your home may not be fresh. 3. Use harsh chemicals and bleaches as cleaners. Harsh chemicals can emit fragrances that can disturb and irritate the senses. Lemon juice mixed with borax and water can make a great natural cleaner. 4. Forget to keep textiles such as drapery and carpeting clean and fresh. Odors are trapped in textiles and keeping them fresh and clean will help maintain the desired scent. 5. Introduce toxic smells into your home such as cigarette smoke. In many instances, these odors take a long time to eliminate. 10 tips to create a great closet
By Cathy Hobbs Tribune News Service Let's face it, closets can be messy! One of the main culprits often relates to a lack of proper organization. The key to a wellorganized space is for everything to be in place and to have a place. When looking to create a closet that is organized and tidy, here are some tips to keep in mind. 1. Use boxes and bins. Boxes and bins are perfect organizational tools when it comes to small items. 2. Huggable hangers. Use slim hangers as opposed to those that are bulky in order to maximize space. 3. Consider having your closet professionally "built." These days there are many companies that can create custom drawers and shelves to help maximize a closet without breaking the bank. 4. Place shoes on racks or keep them in boxes. Shoes can take up a lot of space. While many people prefer to keep

shoes stacked and in boxes, depending on the number of shoes you are looking to store, racks may be useful. 5. Consider utilizing a "seasonal" closet. Instead of having your closet filled with all of the clothing you own, why not store off season items elsewhere, leaving your closet reserved for those items that are in season and in use.
6. Utilize both short and long hang bars. One key closet organization tip is to have an area to hang items that are short in length such as shirts and jackets as well as those that are longer in length such as coats, pants and dresses. 7. Hang winter coats in a single closet in the home. Winter coats, can be bulky and take up space. One suggestion is
to pick a single, underutilized closet within the home, and use it for these items. 8. Purge! Each season do an edit of your closet and get rid of those items you no longer need. 9. Utilize the "one in one out" rule. Just purchased a new white shirt? This is the perfect time to get rid of an old white shirt that may be worn, perhaps in need of mending or may no longer fit. 10. Add light. In many instances one of the main reasons why a closet may not be used to its fullest potential may relate to dim, or poorly lit areas, which may be difficult to keep organized.
