What does the color of your home reveal about you? (BPT) - A home’s curb appeal leaves a powerful first impression. Yet, according to the recent poll conducted by Ply Gem Building Products, only half of homeowners say their home’s exterior reflects their personality. This is an especially surprising statistic since 81 percent of Americans say the exterior of a home shapes their view of the homeowner. With countless material options and accents like shutters and trim, there are several ways to add color to your home. Replacing old siding with vinyl siding tends to be a popular approach because it can improve the look of an entire home exterior, while also being low maintenance and durable. Before replacing your home’s siding, you may be interested to learn what your color choices say about your personality. The following profiles will provide some insight and inspiration for making big decisions about your home exterior: Calm, cool, collected = Blue. More than half the population (55 percent) believes the color blue has the most positive impact on their mood, which explains why blue skies are synonymous with peace and happiness. Along these lines, blue siding coordinates easily with a variety of accent

colors whether it be white and gray or red and orange. Safe, certain, dependable = Neutral. Neutrals are the norm when it comes to exterior color preferences. Fifty-three percent of Americans would choose neutral colors such as beige, white or gray for the exterior of their home. In fact, if you want the latest on-trend curb appeal, consider shades of gray, which have grown in popularity by about 5 percent over the past four years. Gray is very versatile - it can easily be mixed and matched with just about any accent color and trim selection. Brave, confident = Bold. If you want to stand out and make a statement, dramatic siding colors are the way to go. Fiftyfive percent of Americans say homes with bold colors belong to people with bold personalities. 3. Disconnect outdoor faucets Take action sooner rather than later to avoid frozen and bursting pipes in your home. Drain and disconnect your hoses from outdoor faucets before the first freeze.

1. Prepare your gutters Clean and well-functioning gutters are a must for winter. Now is the time to clear gutters of leaves and debris and replace damaged sections. 2. Ensure against drafts Windows are a major source of heat loss in the home. One simple solution is to eliminate drafts with weather stripping. To check for drafts, close the door or window on a strip of paper, and then slide the paper. If it slides easily, it’s time to replace your weather stripping.

4. Protect outdoor furniture Outdoor furniture lasts longer and looks better if it is protected from winter snow and freezing temperatures. Either store the furniture inside for the winter or cover it with a waterproof furniture cover.

Plan ahead If you have leaking pipes or faucets, hire a plumber now to fix the problem. Leaks in moderate weather become much bigger problems once temperatures drop below freezing. Prepare your pipes with insulation, which provides the first line of defense against freezing. Insulation tubes from a hardware store should provide effective protection. Pay particular attention to pipes in unheated areas, those that have frozen in previous winters and pipes that have been repaired in the past year. If your outdoor water faucets have a separate shut-off valve, close the valve, open the spigots to drain the lines and leave them open until spring. If your faucets have a back-flow prevention device, be sure to disconnect it so that the water drains from the line. Fill any exterior cracks or holes with spray foam insulation and caulking. Do the same with openings around outdoor faucets or hose bibs. This blocks cold air from coming in along the pipes, and it saves energy at the same time.

n mid-October, you may still enjoy warm weather and light-jacket days. But cold temperatures will arrive faster than you expect. Take precautions now to ensure your pipes and water supply remain in good order throughout the winter.

Preparing your vacation home If you spend your winters in a different home, make sure you prepare the home you leave behind for bad weather. Vacation homes can suffer major damage if a frozen pipe springs a leak; you might not notice the water damage for months. A burst main water line can wreak havoc when left unattended for months at a time. To prevent this from happening, turn off the water meter yourself using the meter key, or hire a plumber to do so properly. Open all of your faucets and valves to drain the

pipes. Then, turn off the water using the shut-off valve inside your house and leave the faucets open. Water can hide out in plumbing fixtures, so be sure to address those. Disconnect and drain your washing machine hoses and dishwasher drain lines. Drain all spray attachments and shower heads. Turn off the water heater and drain the tank entirely. Finally, flush your toilets and remove excess water from tanks and bowls. What to do when the pipes freeze Despite your best efforts, you may end up with frozen pipes anyway, so have a plan in mind for that event. First, close the main shutoff valve to prevent any leaks. Then find the source of the freeze. If one or two faucets don't work, the freeze is between the split from the main line. If none work, it's near the main water line. To thaw a pipe, Wrap the pipe in a towel doused with hot water, or warm it with a hair dryer on the lowest setting. Never use a flame. Keep your plumber's emergency contact info handy in case you run into a problem you can't handle alone. Winter is also a good time to review your emergency kit, which should contain (among other things) one gallon of water per person per day in the event of emergency or loss of water supply. Paul F. P. BOULDER – Even though we have yet to have our first snow or hard freeze it is still not too early to think about winterizing your home. At the very least it could save you some money. The list includes but is not limited to: Trim your trees. When tree branches are weighed down with snow they can cause significant damage. Are there any limbs that could possibly knock out power to your home or limbs that could hit your home or car if they broke off during a winter snow storm? Will limbs rub on your roof or siding when they have a snow load? Check your doors and windows for leaks. Walk around your home on a chilly night and, using bare hands and feet, feel around your doors, windows, lights, and switch plates for cold air. You will need to either add insulation to these areas, or seal them using weatherstripping, caulk, or spray foam. Clean your gutters. Clean gutters can help prevent the build-up of ice on your roof. The faster that water can drain away, the less likely it is to melt and then refreeze on your roof or under your shingles. In addition, clean gutters reduce the risk of infestation and decrease the risk of mold in your home. Have your ceiling fans push

warm air down from the ceiling. It is common practice to use ceiling fans in summer months but they can help out in the winter as well. Have your ceiling fans move in a clockwise direction so they push hot air from the ceiling towards the floor. If they’re going counterclockwise, they won’t be as effective. Change your furnace filter. Before you start running your furnace, change the filter. In winter months, change the filter every 4 to 6 weeks. Having a clean filter helps your furnace run more efficiently, which can save you energy and money. Install a programmable thermostat. The US Department of Energy reports that you can save as much as 1% on your energy bill for every degree you lower your home’s temperature during winter months. Installing a programmable thermostat can save you money by keeping the temperature down when you’re not at home or asleep. Flush your water heater. Particles and sediment can collect over time in the bottom of your water heater, hindering the unit’s efficiency. Flush the water through the drain valve to clear out the material and keep your heater functioning at its best. Taking care of these simple tasks can help you reduce the number of items on a home inspectors list, prevent damage to your home and save money on utility bills. Prepare for winter now, and you’ll be glad you did when cold weather arrives. Tenant-In-Common (TIC) real estate investments

BOULDER – For a real estate investor nearing retirement, the thought of continuing to manage property can seem burdensome. BY DUANE A Tenant-InDUGGAN Common (TIC) Realtor and Author investment RE/MAX of Boulder could be just the ticket to feeling less strained. Likewise, if you want to invest in real estate at any stage in life and not be encumbered with any of the day-to-day issues of being a landlord, a TIC investment could be worth checking into. What is a TIC? A TIC is an ownership arrangement in which multiple investors co-own an undivided property and each investor has a percentage ownership. The advantage is that owners can pool their equity to afford a more expensive property. As a type of ownership on a small scale, TIC can be used by couples, family members, or unrelated friends to own a home, and proceeds from the sale of the home are divided between them based on ownership percentage. As an investment on a large scale, TIC assets can have up to 35 partners or owners. It is a syndicated investment that allows partners to own larger scale, high quality residential or commercial properties with professional property management, accounting, and asset management. A deed is held by the TIC owner so it still meets the requirements of

monthly income with a reasonable rate of return on the investment. • The investor gets the benefit if any appreciation when the TIC property sells. • Investor can reinvest into another TIC project when after the first TIC project sells.

an IRS Section 1031 tax deferred exchange for property held for investment. Tax, legal, and financial planning professionals should be consulted for advice to review the exact numbers relative to matching old debt and value with the new characteristics of the TIC. Even though it is still considered real estate, you won’t find licensed real estate agents selling TICs. A TIC investment is treated like a security so real estate agents are not licensed to sell shares in a TIC property. Opportunities for TICs are usually found through licensed securities dealers or appropriately licensed financial planners. Usually only accredited investors are allowed to invest in TICs. Again, it is necessary to work with the appropriately licensed professionals to determine exact qualifications. In general, an accredited investor must meet the qualifications of earned income in the prior two years of $200,000

for a single person or $300,000 for a married couple, OR a net worth of over $1 million either as a single person or with a spouse (not counting the value of a person’s primary residence). TIC properties can be residential or commercial real estate including apartment complexes, shopping centers, office buildings, corporate headquarters, etc. Basically, any kind of real estate is permitted. Advantages of a TIC • TICS are usually put together by experienced professionals with substantial resources; however, they are not without risk. • There is no personal management by the investor. • Capital gains taxes might be deferred in an IRS Section1031 Exchange if the TIC is the right fit relative to debt and value. • It typically provides stable

Disadvantages of a TIC • The individual investor has no control over the property or associated risk factors. • It is not a liquid investment. The investor will not control the decision as to when the TIC property will be sold or exchanged with another. • Investors considering investing in a TIC typically need to be prepared for a long-term investment and one that it is usually more difficult to liquidate quickly. Before investing in a TIC, it is important to research management performance and track records of those offering TIC investments. Put your trees and shrubs to bed LONGMONT – Before you turn your thoughts to indoor entertaining, take advantage of the next warm day to put your trees and shrubs to bed BY CAROL for the season. O’MEARA With a little bit Colorado State of wrapping and University Extension a plan to winter water, your woody plants will weather the worst winter can throw at us. first two to three years they’re in your landscape by wrapping them with tree wrap in early in November. Wrap from the ground upward, overlapping each layer over the lower one by one-half-inch until you reach the lowest branch. Use tape to hold the wrap in place, making sure the tape doesn’t stick to the trunk. Water is critical for all woody plants in winter, keeping them cold hardy as well as preventing dieback of branches and roots.

Water them once every four weeks if we’ve been dry. A quick way tell if you need to water is to measure every snowfall at your house, write it on the calendar and add it up every four weeks. If the total isn’t 12 inches of snow, water as soon as the day warms to 45 degrees or more. Make the chore of watering on chilly days easier by laying a soaker hose around the tree now, while the weather is warm. But don’t place it up against the trunk – lay it at the drip line, the area one foot inside the tips of the branches. Hook up your hose on the days to water, then unhook it before nightfall. Pruning of shrubs usually takes place in very early spring or just after the shrubs bloom, so there’s no need to plan for pruning in fall. Keep evergreens healthy by leaving the pruners in the shed – if sheared in fall or winter, they lose water in our dry winds, and their foliage turns brown. If you have fruit trees, protect them from voles. These small, mouse-like creatures are a danger to apple, pear, or peach trees

because they strip bark from roots and trunks, girdling or killing the plant. Grasses or ground covers planted near the base of trees provide hiding places for voles, and predators have a hard time hunting them. Remove plantings near trunks and clip grasses short to leave the area exposed (or mulched with wood chips). In extreme cases, try keeping the voles out by surrounding trees or shrubs with stout, ¼ inch wire hardware cloth. This should be buried six inches below the surface and stand at least 18 inches tall. riving down a city alley the other day, a flash of fur caught my eye. Nope, it wasn’t another chimpanzeesized rat. It was a formerly prized possession: a faux Moroccan Beni Ourain-style rug, pale and shaggy with a dark diamond pattern, a once-bold accent that had imbued its owner’s apartment with of-themoment style. Until that moment passed. Or the dog had one accident too many. Whatever the reason, all trends must pass, and fall is a time when we look around and reassess the house we are about to cozy up in for the foreseeable future. (When is spring, anyway?) That’s when we notice the artwork we still haven’t hung, the pillows that aren’t quite the color they used to be or the rug that’s no longer as chic as we thought it was. This is why, DIY decorators, designers wisely advise us against trends: “I actually try to steer clear of trends,” says Chicago designer

Summer Thornton. “They’re more likely to look dated in a few years.” Still, if you’re ready for a fall update this year, Thornton and fellow Chicago designer Amy Kartheiser weighed in on some of the fresh ideas that are floating around right now. Try a mellow yellow. Terra cotta is poised to take over from ‘millennial’ pink as the color of the moment, but soft yellow might be a better bet for an accent color that looks cool now and has

staying power. “Sure, some colors become wildly overused and popular,” says Thornton. “But I think any color can feel fresh if it is used in a new way, because it’s more about the combination of colors and how they work together than any single color.” Yellow can mix with terra cotta or add a spark to blues. “I don’t like bright, sunny yellow,” says Kartheiser, “but I love golden yellow. It’s very warm and cozy, and it also gets into that brass color that you see everywhere. There’s something comforting about it. Everything comes around,” says Kartheiser, “and I just feel that it’s a color that’s come around.” Get into (postmodern) shape. Geometric shapes have been a huge design trend for several years, but it’s time for a twist. The abstract art of the 1980s is influencing everything from fabric and wallpaper prints to metal wall sculptures to sofas with curved backs. “I’m pulling elements and inspiration from the late 1800s up through the 1980s and everything in between,” says Thornton. “I think people are branching out more and pulling from the ’60s, ’70s, and ’80s.” Go wallpaper-crazy. And speaking of the ’80s: “The wallpapers of the ’80s are coming back,” says Kartheiser. “We had wallpaper in every single room growing up.” The design world, she says, has been bringing that idea back, and it’s catching fire. “People are feeling bolder and more confident in their choices, and I always tell clients that it’s the thing you’re the most afraid of that you end up loving the most once it’s installed. That’s what wallpaper and big bold prints do.”

Our advice? Take the plunge into granny chic with an allover floral. Hang a portrait. Whether you have your own private Louvre or just a carefully chosen piece or two, consider adding a portrait to your mix of artwork. “I think there’s something about people’s faces that engages you or draws you in,” says Kartheiser. “Think about Mona Lisa – how many people have talked about that portrait of this woman?” The unveiling of the official portraits of Michelle and Barack Obama earlier this year sparked even more interest in the art form, she says. “I’ve always been a huge fan of portraiture,” says Thornton. “We have our foyer filled with a mixture of antique and modern portraits from around the world. They bring a sense of history and character to a home.” Portraits don’t need to be family members (in fact, it’s more fun if they’re not), and they don’t need to be expensive to look good. Vintage portraits, whether photographs or paintings, can often be found in antiques stores or even your nearest thrift shop.
