5 tips for millennials buying a home BOULDER – When it comes to home ownership, millennials are no different than other generations. Many would love to buy a home, according to findings by BY ALANA SmartAsset. To CHILDRE achieve that RE/MAX of Boulder dream, one of the looming issues that must be overcome is saving the down payment. This can be especially challenging in the Boulder-Denver metro area where rents are high. Also, millennials often have student loan payments to pay, which impacts savings. But record low mortgage interest rates are empowering millennials to invest in a property. To buy a home, millennials need to plan how to overcome obstacles. Here are five tips on how to get organized and make a plan that will succeed, reported by SmartAset.
Do the math Know the 28/36 rule. Mortgage lenders typically require that your mortgage payment, property taxes and insurance total no more than 28 percent of your monthly gross income. Then, your mortgage payment and your total debt payments, including college loans and credit card debt should not be more than 36 percent of your gross income. Get out your spreadsheet and calculate what this means for you. Knowing your spending limits helps target your search for the right home. Get your documents together Getting a loan and closing on a home requires certain documents. Go ahead and pull everything you need together and put it in a file. Usually for a home purchase you need your government issued ID, most up-to-date credit report, a verification form from your employer, W-2 forms, federal tax returns, and bank and asset statements.

Get your down payment together Plan to pay the biggest down payment you can afford. The down payment amount determines the length of your mortgage and its monthly rate. Typically, the down payment is between three to 20 percent. The bigger your down payment, the lower your loan amount will be. Increasing your down payment has benefits: a higher down payment makes it possible to get a lower loan at a lower interest rate. Putting more money down usually gives you the ability to borrow more. Consider taxes, property insurance, closing costs and other expenses These necessary expenses factor into the price of the home you can afford. Be sure to calculate home insurance and property tax rates in Colorado and in the county you are exploring. Closing costs include loan origination, underwriting, appraisal, title insurance, wire and courier and other fees. Study the area Discover which neighborhood is best for you. Study the value of surrounding properties. This will help you know if the home you want is comparably priced to other homes in the area. Working with a knowledgeable real estate agent provides insight and perspective on neighborhoods and home values. Since interest rates on home loans are still reasonable, I can understand why you feel it is a good time to buy. Because it is a hot market, the best way to find a home for your family is to be prepared. First, understand that the whole concept of a perfect home is a myth! The reality is that you need a home in good repair, at the right

price and in the best location for your family. Understand that the “perfect” home is really the perfect home for you. Make a list of the features that are most important to you – be it a garage, large closets, proximity to good schools, etc. – and try to find a home that checks as many of those boxes as possible. When looking at the house, remember that selling a house can be as emotional as buying one. Do not make the mistake of telling the seller how you are going to tear out the wallpaper they love or want to renovate their kitchen. Remember that you are going to need them to
agree to sell the house to you. Once you find the home, you are going to want to make your offer as attractive as possible. Have your financing pre-approved and be willing to make a realistic down payment. If your lender can close your loan quickly, that is a big plus. Have your home inspector set up and ready to go, your insurance agent in place, and your closing attorney chosen. Once your seller is on board with selling you their home, do not get too excited. Well, getting excited is a good thing, actually, but not so excited that
you rush in and make a mistake. Make sure you understand the contract you are signing, and if you have questions, get them answered. Pay close attention to all of the deadlines in your contract, especially the inspection and financing deadlines, and if your loan falls through or the inspections shows large problems, cancel the deal in time to get your deposit back. Fortunately, most transactions where the buyer is well-prepared and organized fly through without a hitch. Happy hunting! Gary M. What to watch for in builder contracts BOULDER – Contracts used at new home subdivisions or by custom home builders for the construction of a new home, are not BY DUANE the standard DUGGAN Colorado Realtor and Author Real Estate RE/MAX of Boulder Commission approved form. Since these contracts are usually written by the builder’s attorney, in the builder’s favor, the buyer is well advised to have their attorney review any contract for the purchase of new construction. If a property is substantially complete, a custom builder will sometimes allow the Realtor to prepare the contract using the Colorado Real Estate Commission approved form. Oftentimes, even if a home is 100% complete, most new home subdivisions will not accept contracts other than the one that has been prepared specifically for that subdivision. If market conditions permit, the potential new home buyer

Builders offer a variety of warranties. When purchasing a new home, the individual builder should provide a copy of their warranty.
can usually obtain a copy of the contract the builder is using for their attorney or themselves and view it at their convenience prior to signing the contract. If the market is so hot that there is no time to get the contract prior to signing it, most builders will allow a clause that gives the buyer a certain number of days to have their attorney review the contract. If a builder won’t allow such a clause, it should automatically make the buyer question why not. When writing a contract with a custom builder, the builder may or may not be receptive to any changes a buyer’s attorney suggests. Most large new home companies won’t allow any changes to their contract and adopt a “take it or leave it” attitude. In the case where a buyer really wants the property, and the builder refuses to make any of the changes at the buyer’s attorney’s suggestion, the attorney needs to make the buyer aware of any risks that they may be accepting. Some questions you should keep in mind as you and/or your attorney review the contract for new construction are as follows: 1.

Is there a deadline for completion at all? If there is a deadline for completion, is there any penalty to the builder if the home isn’t ready for move in by the deadline? What signifies completion? A Certificate of Occupancy? Can

the builder close on a Temporary Certificate of Occupancy? How is an uncompleted item punch list made? When is the punch list considered too long so that the closing is delayed? Will the builder escrow for uncompleted items? How much is the deposit? Is it non-refundable? Are there any conditions where it is refundable? Is there a specific performance or liquidated damages clause in the contract? Is the buyer allowed access to the property during construction? Are change orders allowed? What is the process for change orders? Is there a charge for change orders? Are all promises made by the on-site sales person done in writing? Are the Plans and Specifications detailed enough so that you know exactly what you are getting? What are “standard” items in the home? What are options? Does the builder provide title insurance? Will there be Owner’s Extended coverage? Does the builder pay any other closing costs? Does the builder or the buyer obtain the construction loan? What remedy does the buyer have if the seller/
builder refuses to close? This seems odd, but it could happen in an appreciating market in which the builder could resell the property for more than the current contract price. 14. Are there provisions for “Acts of God”? This includes builder’s risk insurance if something happens to the home during construction such as wind or fire damage. Builder warranties on new homes Builders offer a variety of warranties. When purchasing a new home, the individual builder should provide a copy of their warranty. If a builder’s warranty is not backed by a separate insurance company, the warranty is only as strong as the builder is. Even if a warranty is backed by another insurance company, it is still not a 100% guarantee that there will be backing in the event of a construction problem. How to prioritize big projects By Paul F. P. Pogue Angie’s List(TNS) Huge home remodeling projects don’t need to be taken on all at once. Whether it’s not in the budget, you’re not able to physically do it or you just can’t deal with that much upheaval at the same time, it’s often wise to spread it out. Sometimes you can split big projects up into bite-sized chunks, and sometimes single done-in-one projects can lay the groundwork for future work, also known as “phasing.” First things first Think about practicality above all. The first things you need to focus on will be the ones that impact your ability to use the space effectively and safely. Yard leveling may be at the top of a landscaping plan; leaky roofs need to be repaired before you move ahead with a great new slate roof. Give consideration to work that can pay for itself over time. Some projects offer immediate return on investment; you should make those early priorities in a series of
jobs. If you can only handle part of a room remodeling job, for instance, energy-efficient windows are an excellent choice to start with. Anything that reduces energy or water consumption will yield an immediate savings starting with your next bill. After that, consider your current situation. Are you fixing up a starter home? Is your current home a bit out of date and you want to get rid of that shag carpeting? Crown molding, painting or wallpaper, appliances and fixtures all make an immediate impact on a home’s look and feel without necessarily breaking the bank. Think ahead to the future If you have big plans for an area, consider how what you’re working on right now will impact what’s coming up. Sometimes creating a strong foundation for future work is a literal statement. If you have big landscaping dreams, for instance, perhaps building a patio or establishing basic mulch beds this year will yield options for next year.

Think about life changes to come. If you’re starting a family, you might plan on an opendesign kitchen to act as a hub for comings and goings, and install additional storage such as a mudroom for all those boots and coats in your immediate future. Conversely, if your kids are in high school, keep in mind the kind of empty-nest renovations you might start planning in a few years. The Surgeon General and the EPA have determined that indoor radon is the second leading cause of lung cancer in the United States today after smoking. Outdoors, it is too diffuse to be harmful, but when it seeps into buildings through foundations, basements, walls, slabs or crawl spaces; concentrations of radon gas build up, especially in lower levels. It is a common misconception that certain areas of the United States are not at risk for radon. In fact, radon can be found in high levels in every state in the country; it doesn’t discriminate between new or old homes, brick or wood frame, basement or no basement. Testing is the only way to know your home’s radon levels. There are no immediate symptoms that will alert you to the presence of high radon levels. The U.S. EPA, the Surgeon General and the American Lung Association recommend having your home tested. Winter is an ideal time to test your home for radon as doors and window must be kept shut as much as possible during the test period. Apartments, condominiums and townhomes should also be tested if they are on the first floor and/ or have a basement or crawl space. Those units that begin on the
second floor or above should not need testing. Radon testing can be done by the home owner with a one-time use kit that is mailed to a lab for testing. These do it yourself kits can be purchased on line or in your local hardware store. In most cases however, including real estate transactions, homeowners and prospective homeowners prefer the testing be done by a qualified professional. Air-radon levels fluctuate naturally on a daily. It should be noted that the accuracy of the residential radon test depends upon the lack of ventilation in the house when the sample is being obtained. The occupants will be instructed not to open windows, etc., for ventilation for the duration of test, usually two days or more. The EPA recommends mitigation for your home if the test results are 4 pCi/L or higher. Radon mitigation systems can cost between $550 and $2,500 depending on the size of the house and type of construction. Homes with unfinished basements or crawl spaces tend to be toward the lower end of the price range. One of the most effective methods of reducing radon in buildings is soil suction, which involves installing one or more pipes beneath the foundation that vent radon away from the building’s interior. This is often accompanied by the sealing of cracks through which radon can flow into the building. irst-time homebuyers might well wonder: Where are all the starter houses? They’re right to ask because starter homes are becoming increasingly scarce in many housing markets. Housing inventory is low and home prices are soaring. What’s a first-time buyer to do? Here are five tips for finding a starter home: Be realistic about today’s market Sellers clearly have an advantage in the current market. Inventory is low, which keeps pushing home prices to record levels, according to the National Association of Realtors. Buyer competition is fierce as homes in the lower price ranges fly off the market. Unfortunately, that leaves many first-time buyers – especially those with tight budgets – on the sidelines. If you’re searching for your first home, be realistic about what you can afford and what amenities come with that budget. (Hint: You may have to forgo topof-the-line appliances and shiny quartz countertops.) A starter home isn’t necessarily your forever home. Be prepared to make some compromises to get your foot in the homeownership door.

If your starter home will be a financial launch pad into a larger, better home, that’s a different approach,” Deihl said. Another strategy: Look for an older home in a well-established neighborhood. Finally, research the agents you’re considering online to see what past clients have said about their work. Rethink location If you’re thinking about starting a family in the future, don’t focus too much on your home’s location, size and school district just yet, Deihl said. Resetting those parameters can make it easier to buy a first home. “Buyers may be in a position where schools won’t impact them for six or seven years,” Deihl said. “That’s a good opportunity to buy in the city, make some money and roll that into a community where they want to be longer-term with the kids.” Buyers who sacrifice location for affordability can find themselves in a neighborhood far from major job centers with a long daily commute and expensive transportation costs. Sometimes that trade-off makes sense, but not always, said Cathy Coneway, a broker for Stanberry & Associates Realtors in Austin, Texas. “You have to look at how much you make and how much you can afford to spend for gas,” Coneway
said. “You might actually be better off buying a house that’s closer to town so you have more cash flow for property taxes, insurance and living expenses.” Make a strong offer When a well-priced starter house comes on the market, the quest to buy it can be “super competitive,” Deihl said. One way to strengthen an offer is to present a loan preapproval that includes everything but a title search, appraisal and hazard insurance, said Jay Dacey, a mortgage broker at Metropolitan Financial Mortgage Co. in Minneapolis. A strategic phone call might help, too. “We call the listing agent and say, ‘Mr. and Mrs. Jones submitted an offer on your property. Not only are they preapproved, but they’ve gone through the underwriting approval process with our bank,’” Dacey said. “That makes the offer stronger.” Other ways to entice sellers: Offer above asking price (if you can afford to), keep repair requests to a minimum, make a larger down payment or give them more time to move after closing. The right wood for the job: Your guide to deck building (BPT) - Think about your favorite moments and memories from past summers. The time you spent with family and friends, dining, playing games or simply enjoying one another’s company. Now, ask yourself this: How many of those summer memories took place outside, on the deck? The deck is the perfect spot for summer get-togethers and events. However, if yours is in need of a facelift or a complete re-do, now is the perfect time of year to complete a new outdoor living space customized to fit your needs. A new wood deck can add value to your home, but be sure to choose the right wood products to build it. Thus, the question becomes: What type of wood do you use? When do you use ground-contact and above-ground, pressure-treated wood? If you don’t know the answer to these questions, don’t worry. This article can help you determine what type of wood you need to use and where. Follow this guide from Viance and you’ll be on your way to building the deck of your dreams. Ground-contact wood As its name implies, groundcontact wood often forms the foundation of your project and may include the support posts placed in or on the ground, in concrete or in fresh water. Ground-contact should also be used whenever your wood pieces will be installed less than 6 inches off the ground, such as a ground level deck. Ground contact wood earns this designation because it has been specifically treated to protect against fungal decay and termite attack at and below the ground’s surface. For your deck project, ground-contact, preservativetreated wood should be used for ledger boards, stair stringers and support posts. Other landscaping projects, like garden boxes, landscape walls and anything else that may be built in or on the ground, should use groundcontact, preservative- treated wood. Save time in the kitchen with the latest smart technology By Dan DiClerico HomeAdvisor How much are a few extra minutes worth to you in the kitchen? If you’re racing to get out the door in the morning, maybe to catch the 7:27 train into the city or to get the kids to school, they’re probably worth a lot. Likewise, if the extra minutes are the difference between a perfectly cooked meal and one that’s sat in the oven too long. Security and convenience are the most common benefits of smart home technology. But time management is another major upside, especially in kitchens. No wonder designers are embracing the technology like never before. Indeed, smart home technology, including appliances that can be programmed remotely and voice-controlled faucets and light fixtures, was identified as a key emerging trend in the National Kitchen & Bath Association’s most recent Kitchen & Bath Design Trends report. What’s more, real estate agents are starting to tout smart home

technology in their sales listings, alongside popular features like hardwood flooring and outdoor entertainment spaces. So besides making your home more efficient while you live there, smart technology will increase its value when the time comes to sell. Manufacturers have introduced several smart kitchen technologies
innovations that emphasize time savings and convenience. Take smart refrigerators. Several models feature built-in cameras that let you check the contents from the supermarket, saving you a trip when you discover you’re out of milk, eggs or some other must-have ingredient. We’re also seeing fridges with embedded
LCD screens that make it possible to have groceries delivered to your doorstep without leaving the kitchen; the screens also let you browse recipes, sync family calendars and more. Smart cooking appliances are another potential time saver. WiFi-controlled ranges, for example, allow you to preheat the oven remotely, so it will be ready to go when you get home with the frozen pizza, or whatever else is on the menu for dinner. Socalled scan-to-cook technology is another smart innovation found on new ranges and microwaves; simply scan the barcode on the packaged meal and the appliance takes it from there, setting the correct temperature and cooking time – and even pinging your phone when dinner is ready. As for gadgets, consider investing in a Wi-Fi-connected meat thermometer. The device lets you track internal meat temperatures on your phone, letting you focus on other tasks while dinner is in the oven – and ensuring perfect results every time. Then there’s voice control,

What is opaque glass and why would you choose it over other types of glass sinks? – Bill, Utah A: Glass sinks are in a category all by themselves. Like any plumbing fixture category, there’s a wide range of colors, shapes and styles to choose from. Glass also has three basic transparency factors you need to consider. Here’s some information on all three types. Ice glass. This is clear glass, widely used for vessel sinks. Translucent glass. This type of glass is great for backlighting the sink since it’s a semi-transparent glass. Opaque glass. This is glass painted or blocked out on the underside of the sink. Bottom line: If you want an under-mount glass sink with a solid color, don’t pass on opaque glass. Well-designed spaces are not just a collection of lovely furniture, artwork, lighting and accents. They are those that add a bit of magic, a mirror into the passions and pursuits of the home’s inhabitants. One of the easiest ways to offer snapshots into your life story is through the displays on the tabletops that dot your home. We love tableaux that intrigue a guest enough to pull them in, then reward them with something of wonder or whimsy, a whispered clue about what and who the homeowner cherishes. When I visited my friend Marsee’s townhome, I almost lost my breath when I saw all the vignettes she has so carefully created throughout her home.
Every surface held a story to be explored and enjoyed. She is the ultimate nester. One of the things I love most about Marsee’s tabletop tableaux is that each one is unique. Yet, they all are similar enough to create a harmonious flow throughout her home. I asked Marsee to share her secrets for crafting tabletop tableaux. First and foremost, make sure you can use the space It’s easy to go wild building displays, making them reach high above the surface and spread across its girth. I’ve done this more than once in my life! But in Marsee’s smaller home, she can’t afford to not have every piece of furniture be fully functional. Keep plenty of tabletop open for things like drinks and books. To save space, she decorates with pieces that can double as storage, like baskets and boxes.

Marsee wisely put many of her accents into boxes and held on to them for a while after she moved into her townhome, just in case she changed her mind about anything. She did. Several pieces she thought she no longer wanted, she ended up really missing. She salvaged
Take your time Sometimes Marsee’s displays come together instantly, but most often, she tweaks them for months before she’s fully satisfied. She’ll add something here, take something out there, switch items from one display to the next. I do the same thing, and it makes Dan roll his eyes.
