Home buyers, mortgage lenders, home builders and the surprising 2018 housing market By Ilyce Glink and Samuel J. Tamkin Tribune Content Agency Ilyce attended the National Association of Real Estate Editors 52nd Annual Real Estate Journalism Conference in Las Vegas, Nev., where temperatures soared to more than 106 F, and the real estate news was equally vexing. Here are some of her insights. Home buyers are out in force. Sellers are scarce. The number of homes for sale on the market is as low as it was more than 20 years ago. As a result of supply and demand, half of all housing markets are overvalued in terms of price. The median home price in San Francisco is $1.6 million. Redfin’s May Real Estate Market Report noted that this is the fastest real estate market in history; the typical home sold in 34 days last month, and the national median home sale price rose to $305,600, a 6.3 percent increase from a year ago across 174 markets. Rents are also at all-time highs, according to the Harvard Joint Center for Housing Studies. Last year, the median rent was $1,550 and the median income was in the high $30,000s, which is an extremely expensive and even a possibly dangerous ratio. Many renters are paying more than 50 percent of their gross monthly income in rent. Experts in financial wellness say this leaves previous little margin for budgeting errors or emergencies. The Federal Reserve recently noted that 40 percent of Americans don’t have $400 in cash for emergencies. Rising rent costs is a likely culprit. What’s clear from most housing
experts at this year’s National Association of Real Estate Editors conference is that home buyers and renters nationwide are dealing with housing affordability issues. There is no city in the country where a person earning minimum wage can afford to rent a twobedroom apartment. Millennials, in particular, are finding that the housing market continues to be challenging. The desire to own a single-family home is there, according to Realtor.com and National Association of Realtor (NAR) data. Realtor.com says when millennials do buy (and they account for the majority of first-time buyers, say NAR), they end up buying homes in their second choice neighborhoods, which are more affordable. But the reality is most millennials are weighed down by their share of $1.4 trillion in student loan debt, and the jobs they’re getting out of college (let alone high school) don’t pay enough to cover rent, let alone all the costs of homeownership. Finding ways to make more cash is a high priority for most millennials, who are looking for every side hustle they can find. Higher rent costs limits the amount of cash first-time home buyers can save for a down payment, and more first-time buyers than ever are seeking down payment assistance funds. It’s not a surprise that over the last 25 years, the average age of first-time buyers has risen from 26 to nearly 34. On the other side of the house, mortgage lenders are cheering the rollback in regulations which will make it easier for buyers to qualify for mortgages. Which, while helping more worthy buyers qualify (a terrific goal), will also
serve to drive housing prices higher in those neighborhoods where inventory is already scarce, a simple function of supply and demand. In Austin, Texas, where median home prices have doubled in the last five years, there is an estimated shortage of several hundred thousand housing units, according to Mark Wolf, founder and CEO of AHV Communities, who says his company will build more than 400 units next year. Housing advocates say 90 percent of building codes are outdated and make it too expensive to innovate around new home building. And while rental buildings are being completed and 700,000 new homes will be built and sold this year, they’re mostly being built at the higher end of the market. Few two- to four-unit multi-family buildings are being built, partly because of density concerns and a NIMBY mentality. Home builders overall are still challenged by the availability of lots, local restrictions, building materials and quality tradespeople. Meanwhile, interest rates are rising and housing economists say they see a five percent 30-year fixed-rate mortgage by the beginning of 2019; the only thing surprising about the 2018 housing market is that, like the stock market, it is steamrolling ahead. Thus, it will likely take much longer to sell. This is not ideal if you’re anxious to sell and move on to another property. Also, your smaller buyer pool will

Selling without representation could lead to costly mistakes. More thoughts Off-market listings tend to be more beneficial to buyers than they are to sellers. For buyers, it gives them an opportunity to bid on a home with little competition, therefore paying less than they otherwise might for that same property. For sellers, although selling off-market may provide some privacy, the lack of full exposure often leads to longer timeframes and a lower selling price. With low supply and high demand, it’s an optimal market for sellers to get the maximum price for their homes. However, in order to do that, you need full market exposure to all potential buyers. When selling off-market, you likely deal with just one or two buyers. A buyer might offer you list price, if not below it. It may
sound like a reasonable offer, but you’ll never know if you could have gotten more! Compare this to full market exposure where buyers are competing for your home. Buyers offer more when they know there’s stiff competition, so the selling price would be higher in this case. Lack of representation Another downside of off-market home listings is the lack of representation. There’s something to be said about home buyers

Boulder Economic Summit 2018: Skilled workers essential to Boulder’s future, housing a key issue BOULDER – Boulder County excels at attracting talented and skilled workers. But change is in the air, says futurist Josh Davies, CEO BY TOM at The Center KALINSKI for Work Ethic RE/MAX of Boulder Development and keynote speaker at the recent Boulder Economic Summit 2018: The Workforce of the Future. Statistics presented by futurist Davies suggest that if the last decade rocked with rapid change on the job-front, hang on to your Smartphone – the future promises to be a rocket-ride. And, the future starts now. Today, Boulder County employers are going head-to-head with the rest of the world. Local businesses compete globally for highly skilled workers integral to business success, yet these workers are too few in number to fill the demand. If corrective steps aren’t taken, the worker shortage will continue and potentially worsen, predict speakers at the Summit. Success is critical, since Boulder County’s thriving economy, vitality and quality of life depends on local businesses continuing to engage world-class, highly skilled people. Hosted by the Boulder Economic Council (BEC) and the Boulder Chamber at CU-Boulder, the Boulder Economic Summit brought experts and hundreds of community leaders together to evaluate Boulder’s competitiveness in the global demand for talent. In breakout sessions and roundtable discussions, the group explored how education and workforce development must evolve to keep up with the impacts of automation, immigration, globalization and other forces affecting future jobs. There will be robots. Lots of robots. People, get ready. Futurist Davies says the robots are coming and in more ways than ever expected. The growth will be explosive: 1.7 new industrial robots will be in use by 2020, with robots performing tasks in homes and offices – not just in manufacturing, says Davies. 4

In his talk, 2030: The Workplace Revolution, Davies highlighted how technology will change our jobs in the coming decade and the pressing need for skill development and preparation. With advances in technology and creative disruption in industries, employment has shifted, explains Davies, adding that 85 percent of jobs in 2030 haven’t been created yet. By then, computers will function at the speed of the human brain. He warns that increased automation and artificial intelligence will significantly alter employment needs and businesses should be prepared. Low-skilled and entry-level and other jobs that perform repetitive tasks will no longer be available to human workers – computers and robots will fill that need. While companies do not like to replace people with robots, if robots cost 15 to 20 percent less, humans will lose out. Davies predicts retail jobs will be replaced by robots at a very high rate, even though it is the leading profession in most states. Sixteen million retail workers will need to be retrained for new jobs. His strategies for the future are to recognize that whether tasks are cognitive or non-cognitive, repetitive tasks can be automated. To succeed, workers need to develop non-cognitive skills: problem-solving, critical thinking and empathy. Acquiring new skills critical to success Andi Rugg, executive director of Skillful Colorado, says one-third of
the American workforce will need new skills to find work by 2030. In her talk, Understanding the Skills Gap, Rugg emphasizes that training and retraining are the path to success, not only for the coming decade, but for today. There are 6.3 million unfilled jobs in the U.S. today because there’s currently not enough talent to bridge the gap between employer requirements and the workforce. Rugg stresses that hiring needs to become skills-based, since we are in a skills-based economy. Her statistics are hard hitting: • Jobs requiring college degrees exceed the number of workers who have them. • Seventy percent of job ads for administrative assistants ask for a college degree, but only 20 percent of administrative assistants have a college degree. • Only 3 in 10 adults in the U.S. have a bachelor’s degree – demand for bachelor’s degree is outstripping supply of workers who have them. • Only 35 percent of Boulder County’s skilled workers have a degree and Colorado ranks No. 48 in the nation for the number of people of color with a degree. • Employers need to be more agile in hiring and realize that skills can bridge the gap. • Employers need to focus on skills to address inequities in the labor market. • Employers should also offer upskilling and lifelong learning for employees.
Housing and transportation keys to the solution In a roundtable discussion led by RE/MAX of Boulder Broker/Owner Jay Kalinski, the team tackled one of Boulder County’s looming challenges in attracting workers to Boulder County – affordable housing and transportation options that enable commuting. The group developed possible solutions to ease transportation and affordable housing issues. Through this joint effort, our community can prepare students with the workforce skills needed in the future that cannot be automated; develop businessrelevant class content; roll out real-life technical projects in classrooms; re-train workers; and offer apprenticeships, internships, and work-based learning alongside education or as standalone, all of which can help workers gain skills. 5 tips for buying a foreclosed home By Holden Lewis Bankrate.com Buying a foreclosed home is not like the typical home purchase. In many cases: – Only one real estate agent is involved. – The seller wants a preapproval letter from a lender before accepting an offer. – There is little, if any, room for negotiation. – The home is sold as-is, and it’s up to the buyer to pay for repairs. On the upside, most bankowned homes are vacant, which can speed up the process of moving in. “Buying a foreclosure is definitely a bit of a grind. It’s not easy,” says Robert Jensen, broker and president of the Rob Jensen Co. in Las Vegas. “You’re getting fantastic pricing, but sometimes it takes going through a lot of houses and writing a lot of offers to get the home you want.” – Find a real estate broker and a lender. The first two steps for buying a foreclosure should be taken at the same time. While you’re looking for a real estate broker who works directly with banks that own foreclosed homes, get a preapproval letter from a lender. Elaine Zimmerman, a real estate investor and author, recommends that shoppers first visit any site with a database of foreclosed homes. You also could look at a local real estate website that lets you filter the results to see only foreclosures. You might find the acronym REO, which means “real estate owned.” This signifies that the property has been foreclosed on and the lender now owns it and is selling it. – Get a broker on your side. The goal of combing through foreclosure listings is not to find a house; it’s to find an agent. Banks usually hire real estate brokers to handle their REO properties. In many cases, the buyer works directly with the bank’s broker instead of using a buyer’s agent. That way, the commission doesn’t have to be split between two brokers. “A lot of these Realtors have a long-term relationship with these banks, and they know of listings that haven’t even come on the
list yet,” Zimmerman says. “Call them about the listings that you’re interested in, but also ask them about listings that may be coming up because sometimes it may take a day or two or even a week before a listing actually comes onto the database.” In places where thousands of foreclosed properties are for sale, you might not get much attention from overloaded agents. To prove that you’re serious about buying, says Jensen, “Right before or after you meet with the agent, meet with the lender.” – Get a pre-approval letter Unless you plan to pay cash, you’ll need a recent pre-approval letter from a lender. The letter will detail how much money you can borrow, based on the lender’s assessment of your credit score and income. “The problem is, buyers want to find the house first, and then they think they’ll work out the financing,” Jensen says. “But the problem is, the really good deals on these bank-owned, they go quick – and the buyer doesn’t necessarily have time to try to work out the financing afterward. They need to work that out first.” Zimmerman says some firsttime buyers make the mistake of assuming that the bank selling the home will also finance the mortgage as part of the deal. “Don’t expect to get financing from the bank that foreclosed on it,” she says. “That’s a totally separate transaction, and they view it that way. The people in the (bank’s) REO department are not loan officers. They are getting rid of bad assets.” – Look at ‘comps’ before making an offer. There’s no rule of thumb on what the bank’s bottom line is on price. Just as with any other real estate purchase, you have to look at the recent sales prices of comparable properties, or “comps.” “You really have to look at the comps in today’s current market conditions and write a competitive offer based on that,” says Jensen. “Sometimes the bank prices the homes really low, and the home will have multiple offers over list price within hours. “Sometimes it’s priced too high, and you can come in lower. A lot of times, buyers will come to me
and say, ‘We want to write offers for half price.’ It just doesn’t work that way.” – Bid the higher price if homes are selling quickly. Keep in mind that foreclosed houses generally are sold as-is. That means that you shouldn’t expect to get a discount to compensate for repairs. Jensen says: “Let’s say the house is listed for $200,000, all the comps are $200,000, and so the client comes in and says, ‘Hey, look, I want to buy this house but I’ve got to do paint, carpet and fix some mold damage, so I want to take $15,000 off the price.’ You know what? All the other ones were in the same condition, and they sold for $200,000.” Jensen further advises finding out how quickly comparable houses are selling. With foreclosures, a 3,500-square-foot house with a pool in a gated community might sell within days or hours, but more modest homes might sit on the market for weeks. Or vice versa, depending on market conditions. If the foreclosed homes you’re looking at are selling swiftly,

“the best advice on a bankowned property is to come in at your highest and best, unless the property has been sitting on the market forever with no activity,” Jensen says. “If you’re going to be upset because you would have gone $5,000 more but you lost the property, just bid the higher price in the first place.” – Find tradespeople who can assess, repair damage. Because repairs are almost inevitable with foreclosed houses, Jensen and Zimmerman recommend getting to know tradespeople who can assess and repair damage from pests, mold and leaks. Zimmerman says you should assume that the air conditioning needs to be fixed, and possibly the heating system, too. It all sounds daunting. As a result, Boulder County implemented SepticSmart Regulations on September 1, 2008 in order to protect our health and environment. Here are six important facts every home buyer of a house with a septic system should know: SepticSmart requires that a septic system be permitted, approved, and inspected before the sale of a home. Either the existing owner or the buyer will need to make any repairs that are required to bring the system to compliance. The status of the home’s septic system is as important as that of the roof, foundation, or electrical system. The condition of the septic system will be determined during the certified inspection. You can check the approval/ permit status of a home’s septic system by going to bouldercounty. org/environment/water/ septicsmart/check-septic-records. If you plan to remodel, add
square footage or bedrooms to a home, you need to check to see if the septic system is able to meet the requirements for your new addition. Be sure to have a written agreement between buyer and seller as to any repairs that needs to be done, who will pay, and in what timeframe is required for the work to be done. Upon placing a home with a septic system on the market, many sellers will obtain the SepticSmart inspection and certificate. Be sure to ask for a copy and check to make sure the certificate hasn’t expired. Once you own the home with a septic system, you will basically be running a mini-wastewater treatment plant. It becomes your responsibility to maintain the system properly by having the system pumped and checked on a regular basis. The struggle with squirrels is real LONGMONT – Four years of escalating tensions with the squirrels in my garden have driven me nuts. Each year dreams of a bounty BY CAROL of squash, O’MEARA tomatoes, Colorado State melons, and University Extension pumpkins are left in ruin as my plants serve as snacks for the bushy-tailed beasts. Though cute and fun to watch, they haven’t taken my admonishments seriously, growing bolder and more willing to strip the plants of all that is good. They’re burying peanuts everywhere; so much food is being cached in my yard it’s as if they’re prepping for the Squirrelpocalypse. My neighbors are feeding them though they shouldn’t. The nuts are in the lawn, containers, flowerbeds and gutters; we’ve found peanuts on cable boxes, in camper crevices, and centered on the walkway to the house. If only they would eat those peanuts, but no, they prefer fresh produce plucked from the vine. Tomato theft is an issue when love apples ripen, with squirrels pilfering ripe fruit and scurrying off to feast. Adding insult to injury, they often eat only half of the tomato, leaving its savaged carcass for the gardener to

find. The gardener’s wails upon discovery reverberate throughout the neighborhood and the rest of us lift our hands in a three-fingerHunger-Games salute to the fallen. A clever gardener in Wyoming offered her solution: hang round, red Christmas ornaments on tomato plants at this time of year. Her idea is intriguing; the Trojan tomato, once or twice bitten, tricks the animal into thinking that there’s nothing interesting on the plant and it leaves the real tomatoes alone later in the summer. I have no idea if this works and it isn’t based in science, but desperate times call for desperate measures. Festoon your garden like its Christmas in July. Pitting my mind against a wily opponent is exhilarating and confounding, as they deploy adaptive thinking faster than I can counter it. It began several years ago when the squirrels discovered the pumpkins, gnawing
them into hollow husks before I could harvest. In response, I caged off the ripening squash. The following year, they preyed upon squashes before the flowers could close, eating the young fruit before it had a chance to swell. So I caged off the flowers before they opened. Last year, the bandits ate the vines, robbing me of any hope for pumpkins. The solution, it seems, is simple: cage the whole area. Thus the madness of gardening takes over; now chicken wire tunnels, 19-feet long and fivefeet wide, are erected in my yard. During construction, the bushy-tailed beasts paid close attention. Never far from the rising fortifications, they watched, noting depth and angle of the wire, deviously plotting their Squirrelshank Redemption. It might be folly, but I’m a vain enough gardener that I don’t want a huge expanse of chicken wire visible in the raised beds
near the front yard. So those beds are discretely covered in bird netting in hopes that it’s sufficient protection. But the squirrels are testing the perimeters, shoving their paws underneath the cloth to dig at the edges of the bed. If things get bad I might borrow a co-worker’s dog, Hank, a coonhound who takes protecting his humans from the impending Squirrelnarök seriously. Padding onto his deck each morning, he sniffs for his opponent. Upon discovering them in nearby trees or along the railing, he rushes back and forth, yodeling his alarm to nearby neighborhoods. Hank’s warbling bay amuses the squirrels, who natter and chuff in response. The tease him but he doesn’t give up his patrol until running out of energy, whereupon a nap is required. I haven’t quite gotten to the point of a yodeling hound circling a caged off garden filled with Christmas baubles. But I’m close, very close. EnduraScape verbenas stealing the garden show By Norman Winter Tribune News Service It seems as though the gurus of landscape color have been awakened this year to the oldfashioned verbena. While the term old-fashioned might justify with the flower we know as verbena, it’s a relatively new variety called EnduraScape that is causing all the fuss. The EnduraScape series has been out for about four years and now boast 10 colors. They have been winning trials and living up to the claim of both heat and cold tolerance. In other words, give it a good home with soil preparation and there is a great chance you’ll be enjoying this verbena for a few years. The EnduraScape Pinkbicolor was chosen as an AllAmerica Selections Winner in 2017. EnduraScape Hot Pink was the winner at Colorado State University Trials and the EnduraScape Red and EnduraScape White Blush have both been included in the Southern Living Plant Collection. Even if you don’t want it as a perennial you’ll love it as a summer annual that doesn’t shut down in the heat. You’ll bring out the camera as the blooms gracefully tumble over the edge in mixed containers, window boxes or cascade over walls all the while bringing in pollinators. You have

to admit that’s pretty special. No longer do we think of the verbena as being a powdery mildew, insect-infested flower in the garden thanks to the EnduraScape series. Proper soil preparation and site selection are essential for your verbena success. Add three to four inches of organic matter and till it to a depth of eight to 10 inches. While doing this, spread 2 pounds per 100 square feet of a slow release
fertilizer. This will help jumpstart your new transplants. Finish your bed preparation by adding a good layer of mulch after planting. Provide full sunlight, water and you are well on your way to enjoying one of the prettiest groups of flowers available. But there is one more important aspect to happiness with verbenas. These are vigorous plants that spread exceptionally well blooming for weeks and weeks. If they have
reached their allotted space or ever perhaps look a little tired, don’t be afraid to cut back and side dress with a little fertilizer. They will reward you with new growth and more blooms than you ever imagined as you head into the fall season. As mentioned they are unbeatable in mixed containers. Use them as spiller plants and combine with pockets of colorful foliage. I have a couple of large bowls where South Pacific Sipper hibiscus is the thriller plant and combined with the dark blueviolet verbena and Goldilocks creeping Jenny. In containers that you water daily during the summer, it will be important to frequently apply a dilute watersoluble fertilizer. With 10 colors there is sure to be one to fit your color palette. I’ll be honest I am partial to the blue selections and even the dark purple that seem to have a touch of blue. You can create dazzling complementary combinations by partnering with yellow flowers. Recently I had to stop the car to photograph a stunning partnership with the Golden Butterfly argyranthemum or marguerite daisy. No matter your favorite color you will find that like their cousin the lantana, the EnduraScape verbenas will be feasted on regularly by swallowtail, monarch and fritillary butterflies that make the garden even more beautiful.. Interior painting: What you need to know

But just when to do it, how to do it and whether to do it yourself can be unclear. Then, when you add unknowns like cost and color, things can get really confusing. Fortunately, there are some guidelines to follow. How often should you paint? When you should paint your walls – and include painting projects in your annual home improvement budget – depends chiefly on four factors: Frequency of use: The rooms where we are most active will
need a fresh coat every three to four years. Kitchens, bathrooms, hallways, laundry rooms and mud rooms are on this list. Bedrooms, living rooms and dining rooms, on the other hand, can usually go five to seven years without a new coat. Wear and tear: Damage from furniture or rambunctious pets can shorten the life of a paint job. If you’re struggling to keep the walls pristine, consider painting them with washable products. If you need drywall repairs before you paint, factor in a repair kit for $10 to $30 or professional drywall repair for $60 to $90 per hour. Quality of paint: Quality plays a big part in the longevity of your paint. If you use a high-quality product and primer, you can get almost twice the life you’d get
with a low-quality product. Change of pace: Whether your current color scheme is dated or you’re simply switching things up, sometimes the best determining factor is your taste. If you want a change, then it’s time to paint.

Living rooms can be either energized or relaxed, so a range of colors like red, yellow, pink and purple can thrive here. Finish: It’s best to consult with a painting expert as you navigate your finish options, but here are the basic rules of thumb: Flat and matte – Low gloss and tough to clean. Use in low-traffic areas. Satin and eggshell – Slight gloss and easier to clean. Use in living rooms and bedrooms. Semi-gloss – Around 50 percent

The cost of your interior painting project will depend on several factors: the type of paint, the number of rooms and whether you decide to do it yourself or hire a professional, to name a few. Having an average-sized room professionally painted costs around $400 to $800, according to HomeAdvisor’s True Cost Guide, and homeowners typically spend around $2,000 to have their entire home interior painted. Having a single bathroom painted could cost as little as $300, while painting a kitchen could cost over $1,000. Interior painting can be a DIY project if you put in the time to do it right. The only direct costs will be tools, paint and various necessities like ladders and tarps. On average, homeowners pay $200 to $300 to paint a single room themselves. BOULDER – There are several warning signs that inspectors can look for on the interior and exterior of homes that may point to BY RICK problems or JACQUEMARD possible future Flatirons Home Inspections problems with foundations. Almost all houses settle over time and a few things being out of level should not be a cause for panic. However, there are warning signs that there could be larger problems. Knowing the early warning signs of foundation troubles can head off problems that could be very expensive to remedy. On the exterior of the home inspectors can check to see if the foundation is straight by looking down the length of the foundation wall from each corner. The walls should be basically straight, both up and down and from side to side. Check for leaning walls with a level. A bulge or curve in either
a block foundation or a poured concrete wall could signal that the foundation has shifted, or that the soil around your foundation may be expanding and contracting, putting pressure on walls. Some of the interior issues are, cracks that appear in walls when foundations are moving especially over doors and windows. Doors that begin to stick or no longer latch properly. Cracks can also appear in ceramic tile of concrete floors. Windows that used to operate normally can begin to stick or not close completely. Not all foundations are visible due to basements being finished. However, when visible almost all will have at least a few cracks. As concrete cures, it shrinks slightly. Where the concrete can’t shrink evenly, it tends to crack. Hairline cracks are not a problem. Stairstep cracks in masonry joints are a bigger concern, especially if the wall is bulging or the crack is wider than ¼ inch. Horizontal cracks are the most serious. You may have soil that expands when damp and shrinks when dry. Foundation systems have other
components besides the foundation wall. There can be posts, metal piers and/or concrete supports in your basement or crawl space. Check for rot in any wooden supports by probing exposed wood with a knife or screwdriver. Piers or posts should stand plumb and be firmly planted underneath the beams they support. The base of the posts/piers should rest firmly on concrete pads. These pads should be poured independent from the rest of a concrete floor. There should not be any moisture in basements or crawl spaces.
Moisture can be an indicator of a cracked and/or leaking foundation wall. A moisture meter can be used to check the moisture content of finished basement walls. Readings should be relatively consistent throughout a basement. Large variations in moisture content of finished walls could indicate a leaking foundation behind. How should I budget for big projects?
When it comes to big-deal projects, you want a good return on your investment, but you also should be looking at the improvement for its own sake. (Photo: Shutterstock)

Pogue Angie’s List Budgeting may be less exciting than creating plans and dreaming up remodeling schemes, but paying for major work is just as important a part of the process – not only what you pay, but how you pay for it. Keep these tips in mind when creating a financial plan for a big remodeling job. Get everything in writing up front Nail down payment terms
in writing and be firm about enforcing them. A good contractor will accept a reasonable payment schedule that includes a fair down payment and periodic payments tied to progress. You might also negotiate a provision in the contract that allows you to withhold a final segment of payment, perhaps 10 percent, until you are completely satisfied with the job. Consider financing If you can’t pay for the remodel up front, you can tap into a number of financing options using your home equity. A home equity line of credit, home equity loan and cashout refinance are three of the most common options. A home equity loan, or second mortgage, is typically a fixed-rate, fixed-term loan based on the equity in your house, which you pay in monthly installments. A home equity line of credit is a revolving line of credit, similar to a credit card, which typically requires at least 20 percent equity. You can borrow as much as you
need against your equity and make payments only on the amount you borrow. A cash-out refinance typically requires at least 15 percent equity. This is a refinancing of an existing mortgage loan, where the new loan is for a larger amount than the current amount due, and the homeowner gets the difference in cash. Try several different lenders to see who can give you the best terms. You don’t necessarily have to go with the bank that holds your primary mortgage to access equity credit. Pay close attention to the interest terms, which will play a big role over the life of the loan. Carefully consider the prospects when financing a remodel. Home equity credit is a powerful tool, but wield it wisely. If you get too aggressive in spending money to keep up with the Joneses, you can find yourself underwater on your mortgage in a hurry. Strongly consider speaking with a financial advisor to guide you through the best options.
Expect the unexpected and don’t overthink return You should always assume a 10 percent buffer zone for unexpected costs. (Because there WILL be unexpected costs.) A contingency budget for unforeseen problems will save you a lot of headaches. And if you’re lucky and don’t have emergency costs? Then you can be pleasantly surprised. When it comes to big-deal projects, you want a good return on your investment, but you also should be looking at the improvement for its own sake. If you pour money into a kitchen remodel just to raise the value of your home, you’re setting yourself up for disappointment when you decide to sell. But if you pay for a big remodeling job that enhances your enjoyment of the home and improves your experience, it’s money well spent. Paul F. P.
