What is (and isn’t) mid-century modern? BOULDER – Coined in 1984, the phrase “midcentury modern” encompasses a particular style of architecture, industrial design, and graphic design that rose BY JENNIFER to prominence EGBERT during the Porchlight middle of the Real Estate Group 20th century. While the original movement lasted roughly from the early 1930s to mid 1960s, a resurgence of interest in the style appeared in the ‘80s, which carried over into the present day. Yet despite the immense popularity of mid-century modern in the contemporary design world, the term itself eludes explicit definition. Instead, we can reach a better understanding of the spirit of the movement by examining the basic elements and history of midcentury modern design. Frank Lloyd Wright’s influence on residential architecture is often cited by experts as one of the cornerstones of mid-century modern, but the pioneering work of international architects such as Le Corbusier and Ludwig Mies van der Rohe was also instrumental in creating the style we know today. In the United States, the hallmarks of mid-century modern homes – flat roofs, clean lines, striking angles, and huge windows – first appeared in the post-war suburbs of the West Coast before taking the rest of the country by storm. Multi-level floor plans and an emphasis on blurring the line between indoors and out gave these residences their iconic,

asymmetrical profiles. The historically notable designs of Boulder-based architect Charles Haertling embody this desire to blend architecture with nature, often by incorporating the surrounding environment. The Usonian-inspired Menkick House, built into a local outcropping of rock, demonstrates one such example. Four tiers of floors, each with its own perfectly flat roof and lineup of large windows, give the Menkick House an instantly recognizable mid-century modern look. Furniture of the mid-century modern movement also bears an unmistakable style, featuring clean lines, a mix of organic and geometric shapes, and neutral tones punctuated by pops of bold color. Materials both natural and synthetic blend together to create sculptural pieces as timeless as they are functional. In 1946, George Nelson released his Platform Bench, widely

considered to be one of the first major designs of mid-century modern style. It was created for mass production, a new idea at the time, bringing art and design within reach of ordinary Americans – not just the wealthy. Manufacturers Herman Miller and Knoll produced the work of designers like Charles and Ray Eames, Isamu Noguchi, and Eero Saarinen, now household names. Their designs – the Eames Lounge Chair, the Noguchi Table, and the Tulip Chair – remain some of the most iconic home furnishings to this day. Due to the influence and popularity of mid-century modern in today’s design scene, it’s easy to confuse its elements with those of contemporary post-modern design. While the two styles share many similarities, there are a few key differences. Contemporary postmodern takes less inspiration from nature, features fewer bright colors, and uses more industrial materials than mid-century modern. Likewise, mid-century modern is a vibrant style that doesn’t always mix well with others, while contemporary post-modern is deliberately flexible and minimal in order to emphasize the elements of other styles. Despite fading away for a few decades, mid-century modern’s classic character is back and here to stay. Documents to keep after your home closing and why LOVELAND – Most home buyers receive a stack of paperwork at closing. Here are five documents concerning your home purchase that you should definitely keep: Purchase and sales agreement Your Purchase and Sales agreement is a contract between you and the seller. Most of the terms are relevant up to the closing, but there are also some terms that may survive the closing. Without a copy of the contract, you may not know
exactly what those are. It’s always best to keep a copy of the fully executed Purchase and Sales agreement. Seller disclosure statements Anything disclosed by the seller to you in writing is important. By law, sellers are required to disclose all known material facts about a property. If you encounter a problem with your home in the future and wish to file a lawsuit against the seller, you would need a copy of the disclosures to prove that it lacked certain information. Additionally, you would need to prove that a seller had knowledge of the problem. Unfortunately, some things can go unnoticed through multiple owners. Home inspection report There are several reasons to keep inspection reports. First, if you believe your inspector misrepresented a problem or failed to detect something that
he should have, the report would be evidence in a lawsuit. Secondly, inspection reports can be used to develop a list of repairs and home improvements. Lastly, most reports include a wealth of information on home maintenance and system operations. This can be extremely useful, especially if you are a firsttime buyer. Closing disclosure At closing, you receive a closing disclosure statement. This outlines your closing costs, prepaid expenses and other figures related to your home purchase. Some expenses may be tax deductible, so keep this on file for tax time. Additionally, when you go to sell your home in the future, you may need some information from this form to calculate your net profits and any resulting tax liabilities. Title insurance policy Owner’s title insurance is
optional, but most homebuyers purchase it for peace of mind. If you encounter a title issue in the future, you will need the policy to know who to contact for assistance. Additionally, your policy documents include information on what is covered or specifically excluded. Summary These are just a few critical documents from your home purchase and closing. There may be others that are important, depending on your situation. Ask your real estate agent and closing attorney to provide electronic copies of documents so that you won’t need to worry about shredding something that you might need in the future. Property tax prorations at closings BOULDER – Based on the date of a real estate closing, property taxes should be fairly divided between the buyer and seller so that BY DUANE each party pays DUGGAN for the taxes Realtor and Author during the time RE/MAX of Boulder in which they own the property. It seems as if these property tax prorations are very simple – just prorate to the day of closing. Turns out, it can be a bit more complicated than that.
The first issue is that property taxes are paid in arrears, after the year has gone by. In other words, the amount of the current year’s taxes isn’t known until the following year, nor are they due and payable until the following year. Since the seller was in possession of the property during part of the current year, the seller owes the buyer a prorated amount of the taxes for the time that has passed during the current year.
Since we don’t have an exact number to prorate taxes on for day of closing the transaction, we need to use an estimate of what the taxes will be. The Colorado Real Estate Commission approved contract has two options for creating an estimate for prorating taxes that the buyer and seller will agree upon. One is based on using the “prior calendar year taxes” and the other is based on “the most recent mill levy and assessment”. The difference between the two may not be that much depending on how much an assessment or mill level changes. It is always a good idea to compute both methods before agreeing upon a proration method. There is a time when choosing the method of proration becomes more complicated, however, and that is during odd years. In Colorado, property is reassessed in odd years, which creates a new value or assessment. In those years the new assessment is released during the year, but the new mill levy is not released until January 1 of the following year. If the box is checked to prorate based

on the most recent mill levy and assessment, a very inaccurate estimate might occur. In times of rapid appreciation, the estimate becomes too high, and in declining markets it would become too low. During those times, it is usually best to use last year’s taxes as a more accurate estimate of what taxes will be. A high-tax proration could also result in the lender wanting to escrow a higher amount for taxes. A new, higher assessment could occur in an even year. That might be a case in which a property was significantly approved and changed the value substantially. Even though neither method of prorating taxes will produce a perfectly accurate estimate of the taxes for the current year, the buyer and seller usually will agree that it is a final settlement at closing. That way, they won’t have to go searching for someone to get reimbursed, long after the transaction has closed. Senior tax prorations The State of Colorado allows for seniors who have owned and occupied their home for 10 years and are over the age of 65 to get a discount on their property taxes. The discount is based on the following formula: 50% of the first $200,000 in actual property value is exempt from property taxation. For the closing, taxes are prorated on a lower “senior” amount and the buyer gets the benefit of the lower tax rate until the end of the year that was
prorated. At the end of that year, taxes would resume to the nondiscounted amount. New construction and tax prorations Brand new construction creates some confusion for tax prorations, too. What happens is when you close on a newly constructed home, the tax proration is based on a land-only assessment and the current mill levy. That is because the assessor has not come out to assess the improvement yet. On the closing statement you will see an estimate of taxes that is very low and quite attractive. But don’t worry, the assessor is going to figure out that you have a house on the property. If your lender is escrowing for property taxes, most of them will realize it is a low amount and base your monthly escrow payment on a more realistic estimate of what the taxes will eventually be. How much it costs to sell a house By Bridget Sielicki Bankrate.com A shortage of homes for sale in the U.S. gives sellers the advantage in most housing markets. But many sellers don’t realize that getting rid of their house likely will cost them thousands of dollars. Real estate commissions and other fees can eat up about 10 percent of the sale price of the home. Some expenses are negotiable and fluctuate with the real estate market. But sellers should expect to pay part of the costs in the transaction and avoid sticker shock at closing time. Here are the major costs of selling a house. Realtor’s commission The real estate commission is usually the biggest fee a seller pays 5 percent to 6 percent of the sale price. So, if you sell your house for $250,000, you could end up paying $15,000 in commissions. The commission is split between the seller’s real estate agent and the buyer’s agent. Many homeowners try to avoid

your home, it’s likely there are a few things you could do to enhance the appeal of your place and maybe raise its value. If you’ve been putting off sprucing up the exterior of your property, painting the inside, repairing a staircase or a leaky faucet, now’s the time to make those changes. Also, if the buyer’s home inspector finds problems, such as a leaky roof or bad plumbing, you

The art of downsizing

By Mary Carol Garrity Tribune News Service (TNS) If there is anyone who can share some wisdom on the art of downsizing, it’s my friend Marsee. In the 41 years she and Mike have been married, they have moved a whopping 18 times. A few years ago, they decided it was time to downsize. So they sold their lovely 100-year-old Tudor home (featured in my book “Rooms We Love”) and bought a townhome just off of Kansas City’s historic Country Club Plaza. Marsee is thrilled with so many facets of their smaller home. With no yard to care for and a lot less house to keep up with, they have more time to explore all the city has to offer, from art exhibits to entertainment. Their neighborhood is in the center of it all, and they can walk to shopping, the gym, the library and area parks. While the outcome is usually satisfying, the process of downsizing can be painful. I asked Marsee to share some of her secrets. Here’s her advice: Love it or leave it When you have a lot less space to live in, you have to make some tough decisions about what will follow you to your new home. Marsee didn’t want the rooms in her new home to be packed full, so she made some tough choices early on, determined to only keep the furniture, artwork and accents she absolutely could not live without. Give your extra treasures to those you love When Marsee and Mike started out as newlyweds, she remembers how family members helped them outfit their first homes, giving them furniture and other pieces that had been passed down through the generations. She wanted to do the same for her son and daughter-in-law, and other family members. Once Todd and Brooke picked the family pieces they wanted for their own home, Marsee and Mike loaded them up in a 17-foot Penske truck they nicknamed Big Al and drove the furniture to Arizona. As Marsee shared the story of each piece, Brooke recorded it in a notebook. Now, Marsee says, the couple can start creating their own stories with the heirlooms. June 8-9, 2018

Rethink where your furnishings go So often, we get in a rut with our decorating. For example, if a piece of art hung over your fireplace mantel for years, you can’t imagine it anywhere else. When she downsized, Marsee moved a lot of furnishing and accents to new places. The chairs and table that once filled her kitchen’s breakfast nook are now library furniture in their home office. Live in the space for a while before you make final decorating decisions When Marsee first moved into the townhome, she thought she wanted a keep her decor very edited. This would be a change for this talented decorator, who has taught me so much about designing layered displays. Interestingly enough, after she lived in the townhome for a few months, she missed many of her old treasures, and the feel of more complex tableaus on her tables. She pulled some of her favorites out of storage and bought a few new pieces and got busy layering. Discover how to live in your smaller space Marsee and Mike love to entertain. But they were not going to be able to accommodate the same number of guests, in the same way, in their smaller townhome. So Marsee began to rethink how they entertained. Instead of having guests congregate in the kitchen or living room, Marsee decided to spread the party to the home’s third level office, coaxing guests up there by setting up food and drinks. LONGMONT – There is a point in summer when gardeners can’t show fear. The growing season fills all of our spare time – we’re running full BY CAROL tilt, harvesting, O’MEARA weeding, and Colorado State watering; there’s University Extension blooms to pick, mulch to replenish, and insects to fight off. At a certain point I wonder why I always smell like plants, but it’s not a bad scent and soon after washing I’m back in the plants again, getting covered
in sap. The rush and frenzy can get overwhelming, so for stress relief, take time to stop and smell the roses. Our roses don’t have many problems here in Colorado compared to other places, but a few problems crop up each year for gardeners. Leaf cutter bees are a nuisance, cutting circular pieces out of the leaves to use in building nests. These small, mild mannered bees are grey with white stripes and, though the leaves with holes look alarming, the bees are good pollinators and harmless. Spider mites can also be problematic, feeding on sap and reducing the vigor of plants.
Thriving in hot, dry weather, their damage can cause leaves to look bronzed and drought stressed. Look closely at the plants for tell-tale webbing and if you have spider mites, and drive them off by increasing humidity around the plant with a jet of water daily. Powdery Mildew, one of the most prevalent rose diseases, can show up in wet or dry weather. Conditions that encourage the fungus to develop are daytime temperatures near 80 degrees with higher relative humidity and nighttime temperatures around 60 degrees. Early signs are raised bumps on the upper surface of leaves. Later the fungus will distort leaves and buds and cover them with a whitish, talcumlike powder. Untreated plants eventually become stunted, and their leaves will curl and drop. To contain the problem, remove and destroy all infected canes and shoots. Spraying with sulfur dust is helpful but should not be used in hot weather since they can cause leaf damage. Rake up and destroy all leaves at the end of the season to prevent the fungus from spreading to other plants. Rust fungus can infect roses when moisture levels are continuously high for two to three hours at temperatures between 65 and 70 degrees. First appearing as orange, powdery pustule-like growths on the underside of leaves, the rust becomes visible on the upper leaf surface as orangebrown spots; eventually leaves turn black. Remove infected leaves and canes at the first sign of rust. Black Spot shows up on leaves as circular dark brown spots with
jagged edges. Leaves infected with black spot will turn yellow and drop. Wet weather and temperatures between 65 and 75 degrees promote the disease’s development. Black spot spores move easily and can be spread by splashing water, pruning shears, and gardeners’ hands. Since the fungus overwinters on fallen leaves and in lesions on canes, remove and destroy all infected foliage, particularly at the end of the season. To avoid transmitting black spot to healthy roses, rinse the pruning shears in a bleach solution after working on an infected rose. The Colorado Master Gardener program in Boulder County is taking applications for the fall class. Its volunteers help the community by answering questions on garden care and provide education by teaching classes, working with special audiences, and maintaining demonstration sites. Classes run September through November, every Tuesday and Thursday evening. Call 303.678.6238 to receive an application. Altogether, closing costs can range from 2 to 4 percent of the selling price. Many of these fees are negotiable, and it’s unlikely that a seller will be responsible for all of these. BOULDER – A lot of real estate transaction stress is the result of surprises. If your home has some obvious repairs needed when you put it on the BY RICK market, it’s not JACQUEMARD a big deal when Flatirons Home an inspector Inspections confirms what you already knew. However, if you thought it was in great condition and the inspector finds issues, that could lead to undue stress. There is no such thing as a failed inspection but there are bad inspection results. These types of results can be intimidating because you have no real way to know how the buyer will react. If they are extremely bad, the buyer will probably back out of the deal. At the very least, you might have to deal with a re- negotiation of price or a request for repairs. Either way, the surprise of it is sufficient to create a stressful situation. When you get a bad report, inspections can seem like a terrible idea. In fact, anything that uncovers a surprise problem with your home before closing makes you that much less likely to find yourself in litigation over the issue later. If you agree to help the buyer with repairs, it’s very common to have them waive liability for later problems in exchange. You may feel more at peace with bad inspection results when view them as tools you can use to eliminate later lawsuits. If you are hit with surprises in the inspection report, don’t do anything until the buyer has presented you with a request for
repairs or a price reduction. You might find it surprising at how many buyers expect their new home to require some repairs. Some buyers don’t see inspection reports as negatively as sellers do. Even if they do, approach the negotiations expecting to strike a compromise that works for both sides. When a buyer does ask you to help resolve the issues have a meeting with your Realtor to discuss what negotiating solutions might be best. If time allows, get a couple of bids on the big-ticket items. Some contractors may even work with you to take payment at close of escrow. Getting multiple bids are can be helpful in other ways too. Sometimes just showing the buyer that the repair may not be as urgent or as costly as they thought can be a catalyst for compromise. There are many compromise options: you can do some repairs, give the buyer a credit, reduce the price or do nothing at all. Selling a home with a minimum of stress depends on your ability to accept the things you have no control over and your willingness to compromise. If your buyer brings up repairs, be ready with a complete set of facts from your own contractors, be clear on what you can to do and communicate everything to your agent. Then, let your agent try to work it out for you. Another way to reduce the stress of a buyers inspection is to have a pre-listing inspection prior to listing your property for sale. Six pet-safe ideas for getting rid of weeds BOULDER– Boulder County’s growing season is in full bloom – perfect for the plants we want in our garden. But it’s also perfect for weeds. Our furry and young family members need a yard free of chemicals to roll around in. You don’t have to look farther than your kitchen for items that can do the trick. Here’s a helpful list, first published by Better Homes and Gardens. Salt Salt will kill weeds and any other vegetation, too. So only use salt where you don’t want anything at all to grow. Salt can be used in the cracks in sidewalks, driveways, and pathways to eliminate plant growth. Just be
several applications to work. You can increase the effectiveness by adding one tablespoon of dish soap to one gallon of vinegar. The dish soap makes the vinegar stick to the plant so it can work more quickly. Cornmeal Before weeds emerge, sprinkle cornmeal around your landscaping to prevent weed growth.
