High-skilled workers move to Denver more than any U.S. city BOULDER – More highly skilled workers are moving to Denver than any other U.S. city, according to a new study by JLL Research. BY TOM The number KALINSKI of 25-year-olds RE/MAX of Boulder and older with a bachelor’s degree or higher increased in Denver by 22.5 percent from 2012 to 2016, leading the nation’s growth rate for that demographic, reports JLL based on analysis of U.S. Census Bureau estimates. Among cities ranked, Denver took No. 1 followed by Washington, D.C. at 19.9 percent; Philadelphia, 19.7 percent; Boston, 19.1 percent; Portland, 18.4 percent; and Fort Worth, 17.9 percent. Cities emerged as the residential location of choice, JLL Research says but “not all cities were created equal in their ability to attract talent.” Denver led the pack bolstered by high wages and low unemployment. As a function of demand for talent outstripping supply, wages naturally rise as employers offer higher compensation to compete,” reports JLL Research.

When it’s okay to make an offer under asking price LOVELAND – With the market performing so well lately, many homes are selling at or above asking price. This doesn’t mean BY SUZANNE that you can’t PLEWES offer under RE/MAX Alliance asking price, but it needs to be under the right circumstances. Here are a few examples of when it’s okay to make an offer under asking price. A home is overpriced Just because the market is performing well doesn’t mean that sellers can ask for whatever they want and still miraculously sell for at or above asking price. There are some instances where a property is clearly overpriced. For example, if three-bedroom homes in a particular neighborhood are selling for $320,000 but a seller decides to list for $399,000, it’s unlikely to sell right away.

if there are no competing offers, this may be an opportunity to do a little negotiating. It’s always better for a seller to negotiate with a ready, willing, and able buyer currently at the table than to wait for potential future buyers. The key is not to be overly aggressive or disrespectful with your offer, given the market value of a home. Overpriced homes tend to sit on the market longer while other properties quickly go under agreement. You may even see some price reductions over time. If you and your real estate agent are confident about a price, then this is certainly a case where you can offer under asking price. Just be prepared to support your figure in case a seller isn’t quite ready to get a dose of reality. By making it clear that you mean no disrespect and that you are basing your valuation on solid figures, you are less likely to alienate a seller. There are no competing offers Competing buyers make it difficult to negotiate lower prices. However,

Motivated sellers Are there signs that a seller is extremely motivated and needs to move quickly! If you are able to close within a short amount of time or without certain contingencies, that may be worth something to a seller. Discuss with your agent whether it makes sense to negotiate a lower price. Homes in disrepair A majority of buyers look for turnkey properties or ones requiring minimal work. If you come across a home in need of extensive repair, that can be an opportunity to negotiate price. These homes normally have less competition to begin with, improving your chances. Additionally, most sellers

know that condition impacts price and are less likely to be offended by a lower offer. Final thoughts Above are a few scenarios where making an offer under asking price might be worth a try. It’s important to note that there is always a risk in doing so, especially in a seller’s market. Some sellers may be a bit upset at your offer, especially if you start too low. Additionally, as you start the process, another buyer could step in and completely change things. You must be willing to lose a property when making lower offers. Discuss with your agent what a particular home is worth and what strategy makes the most sense. Don’t forget to take into account the presence of competing buyers. working together. It’s all for one and one for all – so that the spirit of a co-op membership exists for everyone. There’s now a very immediate reward called the Rush Hour Rewards program that pairs with the Nest Thermostat. Amy Blunck, communication director, explained: “Just like the rush hour when drivers hurry home from work, there’s a rush hour for the electrical grid. That’s when folks use a lot of electricity all at the same time. People get home at the end of a hot summer day, they come into a warm house,

turn on the air conditioner, cook dinner, maybe throw in a load of laundry. The air conditioner has to work hard to try to cool the house and it takes awhile for it to do what it needs to do.” PVREA has applied the power of the co-op to the electrical rush hour. “Our members can get a reward if they use a Nest thermostat to handle the electrical rush hour in the Rush Hour Rewards program,” Amy said. “The Nest will adjust the thermostat to pre-cool the house ahead of time, so the house is cool before the rush hour kicks in. When people come home, it’s already pre-cooled and comfortable.” Starting June 1, PVREA members can get a discount of $50 on the Nest Learning Thermostat, or $20 off the Nest Thermostat E.

According to the Nest website, nest.com, the Nest Thermostat will program itself, then pay for itself. “Just turn it up and down. The Nest Learning Thermostat learns the temperatures you like and creates a custom schedule for your home. Nest turns itself down after you leave, so you save energy when you’re away. And you can control it from anywhere using your phone without programming it. Nest remembers what temperatures you like and builds a custom schedule for your home. It turns itself down when you’re away so you don’t waste energy heating or cooling an empty home.” What if a PVREA member has already bought a Nest thermostat before they learned of the program? Amy said they could still get a bonus. “If a member already has Nest, they can sign

by our membership. The board makes decisions and guides the cooperative. The board has made the decisions to support giving scholarships, the Washington DC tours and youth leadership camp. We get great feedback on these programs. It’s not uncommon for us to hear from folks later in their careers who tell us how much they benefited from these programs.”

Capital Credits and Rebates PVREA finds many ways to harness the rewards of being a part of a co-op. Of course, there’s the basic monetary savings of being part of a rural electric cooperative providing power to over 42,000 members in Larimer, Weld and Boulder counties. Beyond the basics, there are capital credits, rebates, community involvement and a co-op program for solar power. Every year the Board of Directors for the not-for-profit electric cooperative allocates a portion of unused margins from past years to be returned to the PVREA members. These are called Capital Credits and checks are mailed to each member who is due a capital credit payout. Then there are rebates to help with members’ home and business energy efficiency project. When a member buys energy efficient appliances such as clothes washers, they can

fill out a form to get rebate from the co-op.

Community Involvement Part of being a co-op is enriching the local community. PVREA offers scholarships, youth trips and camps and sponsors many community events. Amy said, “We feel it is important to support future generations, so we offer scholarships to area students in northern Colorado every year. We also pool our resources with all the electrical coops to send students from our state to

Washington DC to learn about the legislative process, see the sights, maybe meet a senator and watch a bill become a law. It’s a great experience and good for students’ resumes or college entrance applications.” The co-ops in Colorado, Wyoming, Kansas started a Youth Leadership Camp in Steamboat Springs, where students can go for a week and learn cooperative leadership skills, get experience to prepare for college and even have fun white water rafting. Amy said, “One of the benefits of a co-op is that we are democratically run by a board of directors elected

One last aspect of being a part of PVREA is having access to solar power. Last year the co-op built the Coyote Ridge Community Solar Farm at the Larimer county landfill. Members interested in participating in solar energy can buy a subscription in the solar farm. Amy said, “Sometimes members don’t have the opportunity to put solar panels at their home. They might be renting, they might not have the up-front money or maybe their house is not facing the optimal direction. They can be a part of the co-op’s community solar farm. We maintain and operate it for them and they pay for the solar energy through a subscription-based model. Of course, a good tree service company does more than just prune leaves and snip branches. Hiring the most qualified possible tree service professional ensures a longer life for your tree and a safer yard for you and your family. What kind of professional should I hire? Most states don’t license tree service professionals, so when you’re hiring, you need to look for reputable third-party certification. The International Society of Arboriculture and the Tree Care Industry Association both offer respected certification programs. Certified arborists are trained in long-term tree health and the safest methods for pruning and, if necessary, removing trees. They engage in continuing education to stay current on research and innovation in tree care.

The act of tree topping, defined as the excessive and arbitrary removal of parts of a tree with no regard for its structure or growth pattern, is a contentious one in the tree service industry. But most professionals agree that they should not remove too many branches and leaves. And when they do cut trees back, they should take great care to maintain the

tree’s structural integrity. Responsible pruning targets dead branches, those that cross and rub against each other, and unsafe branches that pose a threat to the house. Proper pruning, unlike topping, helps the tree develop strong roots. Topping, by contrast, destroys the balance between the roots and crown of a tree. Removing too many branches and leaves can starve trees because, without foliage, trees cannot make enough food to maintain their strength. Instead, the tree will quickly generate food-producing shoots that are much weaker and more prone to breaking. Professionals do note that fruit trees can be an exception to this rule, since they’re a crop as well as shade-producing and ornamental trees. But most trees on residential properties should not be topped. How does tree removal work? Sometimes, you may feel you have no choice but to remove a tree. It may be too close to your home, potentially causing damage during severe storms. It may be growing

into power lines and creating a hazard. A seriously diseased tree may be weakened and more prone to falling down, in which case it’s safer to bring down the tree in a controlled manner. Tree removal is a hazardous job that is best left to the professionals. Fees vary based on the height of the tree, its condition, and the thickness of the trunk. Trees in dangerous areas, such as close to structures or power lines, will bump up the price. Removing the stump is often an entirely separate process. You should also ask your professional how they plan to handle getting rid of the waste. Many tree removal services include chipping and removal in their estimate, but you should be clear up front. Rising interest rates decrease purchasing power BOULDER – Today’s market is tough on first-time home buyers. Inventory of first-time buyer homes and condos had plunged BY DUANE to a record DUGGAN low, pushing Realtor and Author prices higher in RE/MAX of Boulder most markets. The number of first-time buyers is dropping. This is reflected in a January 2018 National Association of Realtors article reporting that out of all existinghome sales nationally, the percentage of first-time home buyer sales is down from 33% to 29% from a year ago. Now first-time buyers are facing another challenge. As the economy recovers, mortgage interest rates tend to rise, and this recovery is no exception. Interest rates, which have been at record lows since the end of the recession, have risen from an average of 3.86% a year ago to 4.78% today. On one hand it seems silly to worry about an increase to 4.78%, remembering when mortgage rates hit 16% in the 1980s. Nonetheless, every time there is an interest rate increase, another group of potential buyers is eliminated from the market.

This is because buyers are forced to choose a smaller, less expensive home, or wait until they get a raise or save more for a down payment. It is very tough to out-save an appreciating market or get a raise in time, so most will either buy the smaller place or step out of the market. According to Jessica Shanahan, loan officer with Premier Lending, every time the mortgage interest rate goes up .25%, the buyer loses about 3% in purchasing power. As an example, on a $400,000 loan at 3.86%, the principal and interest payment is $1,877 and increases to $2,094 at 4.78%.

Monthly income requirements increase from approximately $4,000 a month to approximately $4,600 a month. In addition to interest rates increasing, first-time buyers face yet another issue. As prices have increased, the conforming loan limits have increased, but not enough to keep pace with Boulder’s significant home price appreciation. The national conforming FNMA loan limit is $453,100 with a minimum down payment of 3%. In Boulder, the FNMA loan limit is $578,450, just below the typical entry level price. In that program, 5% down

is required or $30,000. On a $600,000 purchase, 3% down would be $18,000. However, that would not be enough to meet the maximum loan of $578,450 making the required minimum down $21,550. When interest rates are on an upward trend, buyers start to get nervous and this creates a rush in the market place. Even with modest increases, interest rates are still very reasonable, relatively speaking. Hopefully, most buyers will still be able to make their home buying decision because they like the home, not because they are pressured by interest rates. The race is open to everyone, from children to elite runners. “We are happy to partner with Barefoot Lakes and support One World Running,” Stoner said. The race’s primary nonprofit cause, One World Running delivers exercise gear and shoes to people in developing countries. Vegetable gardening during drought LONGMONT – As another hot, dry season creeps closer, vegetable gardeners are pondering what they can do to conserve water while getting a bounty for the BY CAROL kitchen. O’MEARA Depending Colorado State on your area, University Extension snowpack fluctuates between a healthy 99-percent of average in the Cache la Poudre basin to a worrying 60-percent in the St. Vrain basin, according to Don Graffis, Soil Conservationist with the Natural Resources Conservation Service in Longmont. Boulder Creek and the South Platte basins are hovering at 80-percent of the 30-year average. This isn’t dire, because the majority of our reservoirs are above average in stored water, but if we draw those reserves down and face a second low-moisture winter next year, things could get grim. Practicing water conservation now is a smart move for gardeners to help reduce our impact on the area’s critical resources. During times of drought, vegetable gardening is a challenge, but proper planning helps conserve water while still providing good quality produce. Build your soil’s moisture holding capacity by amending the soil with organic material, such as compost. This breaks up clay, providing better growing conditions for roots during times of stress. Make a commitment to drip or trickle irrigation. Sure, a gently

oscillating fan of water is festive to watch, but in a dry land, irrigating by throwing water through the air is wasteful. Drip reduces water usage by about 50 percent, and soaker hoses are inexpensive and easy to use. Known as a “leaky pipe,” soaker hoses let water seep out all along its length at a slow rate. Emitter type hoses, with small disks that seep, are good on individual plants, such as peppers, but not as efficient with leafy row crops, like lettuce, which need uniform coverage all along the row. Mulching is crucial for conserving water. Research has shown that one to three inches of organic mulch lowers water needs by reducing evaporation of moisture from the soil. Weeds are less of a problem too, which leaves more water available for the vegetables. Dried grass clippings or straw are ideal; wait until soil

has warmed before applying the mulch, usually in mid-June. Plant in blocks, rather than rows; you’ll increase yields fivefold. Block planting is a compact design in which vegetables are grown in smaller, square plantings instead of stretching them out in long rows. As the plants grow, their leaves fill in and shade roots, conserving water in the soil underneath. Plan on blocks that are three to four feet wide and any desired length. Group plants with similar water needs together on the same soaker hose. Cucumber and zucchinis, for example, require similar amounts of water. Water is needed during the first few weeks of development, immediately after transplant, and during formation of edible plant parts. Apply water at low pressure for only 10 to 15 minutes, because much faster than this

causes run-off, unless the soil has exceptionally good drainage. Water during the early morning when temperatures are cool. Use a timer for the watering and time it to deliver only what is needed by the plants, avoiding watering during rainfall. Watering restrictions that limit irrigation to every two or three days should not have a major impact on the vegetable garden. Provide wind breaks and shade to reduce evaporation of moisture from soil. Wind can wick water from the soil and from plant surfaces. High heat and direct sun take their toll on even the most sun loving plants if water is reduced. Tomatoes, for example, will not set fruit in high temperatures and peas, lettuces, and broccolis will bolt. Shade can be provided with the use of shade barrier cloth that will cut sunlight by approximately 25 percent. Gardeners should construct a shade canopy over plants before the high heat of the summer arrives and place the cloth over heat sensitive plants when temperatures soar into the upper 80s. How to use unusual color combinations to make your rooms pop By Cathy Hobbs Tribune News Service When it comes to color combinations, you may ask yourself, what's in and what's out? Which colors can I put together? And which ones may be taboo or clash? Here are some general guidelines you can follow that can help improve the likelihood of color combination success. Cool vs. warm colors A traditional color wheel can be a wonderful guide and tool if you are confused about which potential colors could blend well when placed near each other. As a general rule of thumb, colors next to each other on the wheel work well together, as do colors that are opposite each other on the wheel. Don't be afraid to blend colors together, either by pairing warm colors with other warm colors, or by pairing cool and warm colors. Have a special outfit or garment pairing you simply love? Consider trying that same color

combination in your home. Often, colors that work in fashion can easily translate into fabrics and wall colors that will work well together in the realm of home decor. Turquoise and orange Turquoise and orange may sound like an odd pairing, but the color combination can be quite inviting, especially for those looking for a modern, if not hip decor. The blend of turquoise, often viewed as a warm season color, and a more traditional orange, can appear timeless and modern. Black, white and red Black and White is one of the most popular color combinations in both fashion and home decor. Add a pop of red, and you have the recipe for color success.
