Colorado metro areas where home sellers gain the most BOULDER – As home values continue to rise in Colorado, it’s clear that home sellers are benefitting, with four state metro’s making the top 15 of 24/7 Wall St.’s list of cities where people made the most money on home sales. Boulder ranked No. 8 on the list with Denver, Fort Collins, and Greeley coming in No. 7, No. 11 BY TOM and No. 15, respectively. KALINSKI According to 24/7 Wall St., RE/MAX of Boulder Boulder’s average home price gain since last purchase is 56.4 percent or $176,750, compared with Denver’s slightly higher 56.6 percent which translates to $133,700; Fort Collins’ gain of 54.6 percent or $121,850 and Greeley’s 52.6 percent or $107,748. Top-ranked California metro San Jose-SunnyvaleSanta Clara had an average home price gain of 77 percent or $415,500. Methodology To identify the cities where people make the most on home sales, 24/7 Wall St. reviewed home price gains in metropolitan statistical areas of 200,000 people or more provided by Attom Data Solutions. The real estate data clearing house considered the 150 large MSAs with at least 18 years of home sales and price data. Attom determined for each year the median sales price of all single family homes and condos that sold that year and subtracted it from the median sales price of those same properties the last time they sold. To calculate the percentage gain, the median dollar gain was calculated as a percent of the previous median purchase price. Boulder’s love for Mother Nature: Celebrating green spaces big and small BOULDER – It’s no secret that the City of Boulder has always appreciated the value of green. (I’ll pause while you insert your favorite pot BY SEAN joke here.) And MCILLWAIN that’s not the Mod Boulder only green that comes to mind – with Boulder’s home values increasing at a historic pace, the other green that’s a hot topic in Boulder is money. But let me be clear: the green I’m referring to is the natural world, and Mother Nature’s beautiful gifts that surround our city. Boulder’s appreciation of nature has been a longstanding one. Just after the turn of the 20th century, in 1908, Boulder residents hired Frederick Law Olmsted Jr., a renowned landscape architect and son of the legendary designer of New York’s Central Park. Olmstead’s task was to consult
with our city on how best to plan it, even though Boulder was at the time a small town of just 10,000 residents. Among Olmstead’s planning recommendations: burying wires underground and keeping the height of streetlights below tree level. As development and industrialization tend to do, word spread about Boulder’s natural beauty and its allure, and businesses began setting up shop. Because of this growth, the population increased accordingly. It was at this juncture where Boulder could have stoked the growth, encouraging developers to build new housing and commercial spaces at a breakneck pace. However, in true Boulder style, the city chose a different direction, and continued its preservationist trend over the following decades. In order to protect the beauty of our beloved Flatirons, the city drew a (blue) line across the surrounding mountains in 1959, above which no sewer or water services would be provided. In 1967, a 0.4 percent
sales tax was introduced, allowing for the establishment of a fund to purchase open space around the city, which stonewalled developers, obstructed major roadways, and most importantly, preserved the natural beauty. Not long after, new housing initiatives were limited to just two percent per year. These days, Boulder County manages more than 104,000 acres of scenic, protected open space. While Boulder has a reputation for being a cultural bubble, at least it’s a bucolic one, with the towering Rocky Mountains to the west and the rolling plains to the east. This celebration of nature has trickled down to how Boulder’s residents design their own homes, adding extra value by honoring Mother Nature. With Boulder’s 300 days of sunshine, outdoor spaces can be a usable and valuable asset. Small homes can take advantage of decks, patios, and yards as places for refuge and relaxation, all the while adding value to their home. Compared to the cost of popping the top or adding rooms,
homeowners may find that similar results can be achieved for much less by rethinking outdoor spaces. Consider breaking up larger spaces into smaller areas, like decks with a grilling area, a cozy fire pit space, a water feature to attract birds, or separate dining area with a curtained pergola. Think consistency between your home’s architecture and your outdoor spaces, and don’t overlook the value of great landscaping. Sure, it’s not often considered by appraisers, but buyers are almost always emotionally drawn to inviting outdoor spaces. From our city’s protective reverence for Mother Nature to your own backyard oasis, honoring the beauty of Boulder’s incredible landscape is an integral part of living here. Request for additional information It is normal for lenders to request detailed personal financial information during the review of your loan application. Every time that you submit new information, your file must get resubmitted to the underwriter. Sometimes the documentation that you provide may be unacceptable or may prompt additional underwriting requests. A good loan officer will anticipate potential issues ahead of time and give you guidance on what to provide to address a particular concern. Misinformation can relate to your interest rate, qualification criteria, rate lock, closing costs, and more. Experienced and reputable lenders are less likely to make some common mistakes, which is another reason to choose your lender carefully. Summary Buyers often shop for mortgages based solely on who has the lowest advertised interest rate. Unfortunately, that can be a mistake. Selecting the lender with the lowest rate doesn’t ensure that you will make it to the closing table on-time. It is best to consider other factors related to the quality of a lender such as their experience, loan processing timeframes, location, and ability to guide you through the application process smoothly and efficiently. By taking a few minutes to familiarize yourself with these tips, you will be able to get the most out of your inspection and be able to speak freely about it with your home inspector. Do a walk-through of the inspected property with your inspector. Most inspectors will most likely have completed an inspection and then ask you and or your Realtor to join them on a walk-through of the property.

By doing an inspection and then a walk-through with clients the inspector will have, in essence, done the inspection twice. You should feel free to ask questions if, at any point, you don’t understand what the inspector’s looking at or talking about. Most professional home inspectors will be more than happy to explain things as they go along, and answer any questions you may have. Although inspections will cover most aspects of the house
from the shingles on the roof to the basement/foundation and everything in between, certain sections are definitely more important. This can be due to the cost of the repair or the fact that it could be dangerous to ignore a repair. Some of these would be: Electrical Systems: This area must be up to code and in good condition. If your inspector is talking about things like GFCI or double lugged breakers and you have no idea what they are, ask. Roofs: Be sure the roof has been checked for signs of damage to shingles or other roofing materials, damage to gutter systems, flashing and or chimneys. Your inspector may recommend an evaluation by a roofing professional if they feel the roof is toward the end of it’s expected life. HVAC systems: The age and functionality of heating and cooling systems should be checked. Your inspector may recommend service by an HVAC professional based on the age and available service records of the system. Plumbing: The general home
inspection should cover all interior plumbing. If the house is older, are any of the pipes made of lead? Depending on the age and location of the home you may want to have a sewer scope performed by a sewer/plumbing company to determine the condition of the pipes outside the house. The most important thing to remember about a home inspection is never be afraid to ask questions, whether it is during the walk-through or after you receive the final report from the inspector. Often, home buyers will think of more questions after reviewing an inspection report.

Legalized Realtor and Author RE/MAX of Boulder marijuana and craft beer Part and parcel of very low unemployment rates and competitive job recruiting in Colorado as indicated in Part 1 of this article, are the thriving legal cannabis and craft beer industries that have added an extra boost to our economy. With the boom in grow rooms, dispensaries, and brew pubs, the surge in jobs in these thriving sectors are attracting employees not only in state, but also out of state. In addition, we hear stories from Realtors and mortgage lenders about transplants who have moved to Colorado specifically for our marijuana laws. The more people choosing to move here, the more pressure on our already tight inventory. Record low interest rates As employment has continued to improve, we have also witnessed record low interest rates for an extended period of time. Low interest rates combined with job growth and low unemployment has meant that a greater number of qualified buyers have entered into the housing market. Because there are so many qualified buyers in the market place, competition for available properties has become fierce, especially in the lower half of the price range. The graph below, derived from Freddie Mac statistics, shows historic interest rates back to 1971. Mass purchase of “first-time homes” by investor groups Towards the end of the recession, lenders across the country took back thousands of homes in foreclosure and sold off big bundles of homes to investors. Because the investors were able to buy housing stock in bulk at a very low price, they have, for the most part, kept this housing as rentals and have not introduced many of those homes back to the for-sale market. 8

Colorado construction defects law The construction defects law – which made it easier for condo owner associations to sue builders in multi-million-dollar lawsuits – has also had a significant impact on our current housing market. Driving around the Front Range, for example, you see all sorts of new buildings that look like new condos, but most of them are not condos – most of them are apartments to be leased. That’s because developers don’t want to take on the liability that the construction defects law places on them. Due to current strength of the rental market, the developers are finding it is better to build and rent as opposed to build and sell the individual units. This is keeping a huge supply of entry-level housing off the market. Lack of increase in capital gains exemption Before May 7, 1997 the only way to avoid paying capital gain taxes when selling your home was to upgrade to a more expensive house within two years of selling your old house. Sellers who were age 55 and older had an additional oncein-a-lifetime option of exempting $125,000 in profit from their home sale. In the 1997 Taxpayer Relief Act, the home sale exemption was updated: a single person could exclude $250,000 in gain and a married couple $500,000 in gain when they sold their personal residence. The only catch was that the owner needed to live in the home two out of the last five years to qualify for the exemption. This rule change made it much easier for someone to sell their home and downsize without paying taxes. In the recent Tax Reform 2018,
this protection from capital gain taxes has been kept in place. However, this issue today affects our housing inventory, especially in Boulder. In 1997 the average price of a single-family home in Boulder was about $350,000. Today the average price of a singlefamily home in Boulder has risen to $1.2 million. Yet the home sale exclusion has remained the same at $250,000 for a single person and $500,000 for a married couple. The current capital gain exemption no longer provides an adequate incentive for an owner to place their home on the market – and this keeps housing inventory low. Waiting for “stepped-up” basis when first spouse dies With home prices having risen substantially, the capital gains exemption for home sales is no longer a strong incentive to put your house on the market. In many cases, when the gain is well over $500,000 it makes sense for a married couple to wait until the first spouse dies. That way, if the surviving spouse jointly owns the home with the right of survivorship, half of the home’s value will be transferred on a “stepped up” basis and will not be
Seller who doesn’t need to sell – why sell now? Wait longer and it will sell for more In times of an appreciating market, the seller who doesn’t really have a motivation to sell will just wait to sell at a later date with the expectation that the home will be worth more. With sustained home value appreciation in the Boulder market, we are seeing sellers willing to wait longer. Once sellers sense the market is slowing and has reached its temporary peak, there could be more properties coming on the market. In conclusion, the Boulder market has been in an appreciation cycle since the end of the recession in 2012. Most real estate cycles enjoy five- to seven- year upswings. Because of the many multi-faceted factors listed in this article, we are likely to see a strong market for a period longer than the typical real estate cycle. Common homebuying mistakes people make at every age By Natalie Campisi Bankrate.com No matter the age or life stage, everyone makes mistakes when it comes to homebuying. Whether it’s picking the wrong location or buying more house than you can afford, the mistakes are often universal, says Ilyce Glink, author of “100 Questions Every First-Time Home Buyer Should Ask.” “When you’re in your 20s, your life isn’t the same as when you’re retired, and yet you’re both going to make timing mistakes,” Glink says. “You may make location mistakes. You may not think about what you need for every stage of your life, so you buy the wrong size home or make a bad money decision.” Even so, certain age groups are more susceptible to particular missteps than others. Here are common mistakes homeowners make at each age, and a few ways to avoid them.
20s: Getting the wrong type of mortgage People in their 20s are just starting their careers and usually have less money saved than older homebuyers. For these folks, paying less for a mortgage is not just a priority but a necessity. This can be a bad thing if buyers get into an adjustablerate mortgage (ARM) thinking they will earn more money down the road, says Michael Corbett, host of Extra’s “Mansions and Millionaires” and author of “Find It, Fix It, Flip It.” “Younger buyers might get an adjustable-rate mortgage because the rate is really low; it’s like a teaser rate,” Corbett says. “And they think, ‘I’m going to get it because I’m improving in my job situation or I’ll pay off my student loan.’ But if that doesn’t happen then, when interest rates go up in five to seven years, they’re going to see their mortgage rates double or even triple.” If the rates on ARMs increase

dramatically, there’s a chance the borrower will no longer be able to afford their mortgage payment, which could put the house in jeopardy. Before leaping into an ARM with just a dream of a house and a hope for a bigger paycheck, consider other cost-saving alternatives. Along with popular programs, like FHA loans and VA loans, there are other lesser-known initiatives geared to homebuyers on a fixed income. The HUDsponsored Good Neighbor Next Door program, for example, offers homebuying assistance for law enforcement officers, firefighters, emergency medical technicians and pre-kindergarten through 12thgrade teachers. Along with federal money, there are also state-sponsored grants for first-time homebuyers, which you can typically find on your state’s website. 30s: Not thinking about the future Homebuyers in their 30s blunder by not considering a future family when they’re standing in the middle of downtown condo with gorgeous views and access to a rooftop pool. While snagging the ultimate bachelor or bachelorette pad might seem alluring, it can also cost you money down the road, Corbett says. “What happens is they end up having to sell – maybe not at an appropriate time – the bachelor pad and get into another house,” Corbett says. “Now they’re doing it under duress instead of planning ahead the first time, so there’s a lot of money lost there.” If you plan on having a family, it’s important to consider that when you’re home shopping, even if you’re currently single. Glink says to ask yourself these questions before buying a home: – Who do I imagine living with in the future? – Where do I imagine living? – How do I imagine living? Those answers should be an integral part of what you look for in a home. For example, if you think you might want kids or even a dog, you’ll probably want to choose a home with a backyard versus one near a great nightlife. 40s-50s: Overestimating your budget In your 40s and 50s, you tend to have more money, which can lead
to overestimating your budget and buying a house you can’t afford. One way to avoid this is to figure out your lifestyle comfort level, Glink says. “Just because you can afford a $500,000 home doesn’t mean you should buy one. If you’re married and both you and your spouse are working, figure out whether or not you can afford the mortgage payment if one of you gets laid off,” Glink says. Figuring out your budget is a critical step for buyers of all ages. Even experienced homebuyers can make the mistake of spending at their limit, which can mean making sacrifices that they weren’t prepared to make. Use Bankrate’s home affordability calculator to determine how much you should spend. The takeaway for buyers in their 40s and 50s is to leave room in the budget for things they aren’t willing to give up – for example, private school for the kids. 60s and up: Falling in love with that vacation home Many homeowners in their 60s are retired or getting ready to retire. Among the many decisions retirees make is where to live. While some choose to stay where they are, many plan on moving to warmer climates or even another country. A costly mistake retirees make, Glink says, is going on vacation, falling in love with the place and moving immediately. Relocating and buying a home is an expensive process, so retirees should be sure they familiarize themselves with a new place before buying. “Too many retirees make the mistake of going on vacation ...and they think, ‘Oh my god, this is great,’ and they go home immediately and they sell their house,” Glink says. “They get there and they hate it. They didn’t spend enough time there.” Before buying a new house in your vacation paradise, be sure to visit the area in every climate. For example, Florida is great in the winter, but many people might not be comfortable in the humid summer months. Emerald Ash Borer awareness week LONGMONT – It takes a lot to rouse a Lorax, but when trees are threatened, those who speak for the them get moving. And when that threat is a pest BY CAROL so destructive O’MEARA the Federal Colorado State Government University Extension wants it gone, Loraxes near and far become an army to try and stop it. The Emerald Ash Borer is a pest that is Federally regulated. Native to Asia, this borer was first identified in Michigan in 2002; since then it has killed millions of ash in 32 states, and Colorado has not escaped the plague. Unfortunately, it has now been found in Boulder, Longmont, Lafayette, Gunbarrel and Lyons. It took a human to bring it here, likely in firewood or nursery stock. To prevent its spread, Boulder County is quarantined since 2013. The small, half-inch long beetle is a brilliant emerald green, with no stripes or dots. When its wings unfold, they reveal a deep purple body. Adults fly from early May into September, laying eggs on ash tree trunks. Once they’ve hatched, the white larvae tunnel under the bark, where they zigzag around, eating the wood and growing larger. Their tunnels cut off the flow of water and nutrients; each

year more tunnels seal the fate of the tree, killing it in three to four years. Once infested, little stops the bug. Treatments slow its attack, but eventually the tree succumbs. Ashes of all sizes are attacked; the Emerald Ash Borer doesn’t care if it’s a sapling or stately old tree. All species of ash (Fraxinus spp.), white, purple, green, and their cultivars are at risk, but mountain ash is not a target, since it isn’t a true ash. In Colorado, it’s tough to be a tree. Drought, compacted soils, and other insect borers give our ash a rough time. Learn the symptoms of an Emerald Ash Borer attack, such as thinning of the canopy, sucker growth from the base or lower trunk, splitting bark, D-shaped exit holes, or woodpecker damage. When trees
have several of these symptoms, ask an arborist to come check it out. Because ash trees become brittle after they succumb to the bug, the trees can pose a hazard, so make a plan for your ash if you have one. Options include doing nothing, removing and replacing the ash with a different tree species, or treating the tree with pesticides. Should you live outside the quarantine, you needn’t spend the money on treatments. Along roadways, Boulder County is flagging ash trees for removal to prevent them from becoming a hazard to drivers. Should you spot one of the orange-wrapped trees, this is a tree scheduled for removal. But citizens can adopt the tree and prevent its removal; adoption means you take responsibility for treating the
tree so it doesn’t succumb to the insect. For more information on the Adopt an Ash program, visit bouldercounty.org/property-andland/forest-health/emerald-ashborer/#what-we-are-doing. Because Boulder County is quarantined, no ash wood can move out of our county unless it is treated by chipping to one-inch by one-inch pieces, being composted, or is heat treated in a kiln. Live trees cannot be moved out of the county. Check with your city for guidance on laws that might affect your decision, such as removal of dead trees should they pose a safety hazard. or the first time, Colorado golfers can wake up next to a Tournament Players Club green. This summer the master-planned Heron Lakes Golf Community, anchored by miles of lakeshore in Berthoud and featuring sweeping views of Longs Peak, will debut alongside Colorado’s only Tournament Players Club (TPC) 18-hole championship golf course. The course opens Memorial Day weekend to members and is expected to open late summer to the public. “The PGA Tour’s TPC Network worked with us every step of the way,” said Jon Turner, owner and developer of Hillside Commercial Group and master planner of Heron Lakes Golf Community. “They were involved with every hole and every green.” Designed for professional golf tournaments, Heron Lakes’ TPC course will host its first event in 2019 and already counts more than 150 memberships. Heron Lakes at TPC Colorado’s three adjoining reservoirs, Lonetree, McNeil and Welch, boast unrivaled natural beauty and a plethora of wildlife, including a wintering herd of elk, bald eagles, osprey and the state’s largest great blue heron rookery. “When I spotted the site more than 10 years ago, I knew it was a hidden gem,” Turner said. “We designed and redesigned the course and worked closely with the architect,” he recalled. “We passed a series of tests to get the site approved with the PGA Tour, tests such as, ‘did they want to come to Colorado, to this site, to this market, did they like the design and could it make financial sense?’” Turner added, “When they did come out here, they were stunned when they saw how good the site was.” Heron Lakes also caught the eye of award-winning homebuilder Boulder Creek Neighborhoods. 12

And, sometimes the latest color and style trends are the answer. Here’s a room-by-room look at some of the most irresistible current trends – and how you can incorporate them into your own home design. The reclaimed living room The living room is where people are showcasing reclaimed and natural materials. As our interiors – and even our daily lives – grow ever more modern, we want to maintain those grounding elements where we can. People are capturing this essence with live plants, artisanal focal pieces and natural textures like woven fabrics and grain-baring wood. Pieces like upcycled palette coffee tables and recovered and refinished antique chairs bring warmth and character. And global elements like pillows and baskets add interest and 14

balance to the space. The mixed-up kitchen Dining rooms have fallen out of favor. Today, we’re seeing more eat-in islands and banquet seating in the kitchen. As our lives grow busier, we’re making space in the kitchen to talk, cook, and connect with one another. And we’re integrating charging stations into kitchen drawers to keep our devices charged and connected too. Kitchen aesthetics are trending toward mix-and-match colors and materials. Think light butcher block wood countertops paired with stark black cabinets. Or a navy blue wooden island paired with white modern cabinetry and stainless steel appliances. The latest innovations in cabinetry and drawers are tucking appliances out of sight. And manufacturers are designing appliances to blend with your kitchen materials in a trend known as integrating appliances. The programmable bathroom It may be hard to believe, but the toilet is one of the biggest
bathroom trends this year. Installing high-efficiency toilets is a quick and easy way to make your home more efficient, and even to modernize your bathroom aesthetic. These toilets are sleek and minimal, and they’re available in a variety of styles – including bidet. You can also find options that open and flush automatically. Toilets aren’t the only bathroom element that’s gotten smarter. You can now program showers to your exact desired temperature, install a Bluetooth speaker anywhere in your bathroom, and even watch a small television screen on your vanity mirror! Design-wise, bathrooms are trending toward bolder tile selections, concrete features like overlay sinks and sleek black hardware. The enriched bedroom Moody, rich colors are having a moment in the bedroom. Navy blues, velvety purples and even pollen-like yellows can add depth and character – whether they’re incorporated as furniture, accent walls, or lush pillows,
linens and rugs. Decor choices, however, continue to trend toward minimalism. We’re doing our best to leave our technology, our bills and our to-do lists at the bedroom door so we can truly unwind and refresh ourselves for another day. Plants are also showing up in our bedrooms, as they are in many other parts of the home. As art, pillows, prints and linens – and especially as living succulents and leafy indoor trees – plants are becoming an integral part of interior design. One final trend happening in the bedroom is the mixing of bold patterns. This trend could easily make a room look garish, but people are coming up with new and creative ways to make opposite patterns complement each other. Bold stripes are being propped against soft florals, and stark geometric patterns are being married with rough-hewn textures. How to decorate with white By Cathy Hobbs Tribune News Service White walls? White furniture? White rugs? Why not? There was a time in home decor in which the color white was an ideal color for a formal living room. A white living room was typically a space that was seldom used and handled with great care. These days, color isn’t always king, especially as people look to live in more minimalist environments. White is a color that is often ignored, but used purposefully and carefully can and should be embraced. Do: • Mix different tints, tones and shades of white. • Incorporate the color white into accessories such as vases, florals and toss pillows. • Mix white with colors such as silver gray and taupe to help create a soothing environment. • Use textured white accessories such as area rugs and toss pillows to help to soften a space. • Mix white with both warm and cool colors. White can be warm, like in a shade closer to taupe, or cool, such as a shade that has gray undertones. Whether blending with warm or cool colors, white helps create the ideal color balance. • Ignore the opportunity to reflect color through the use of mirrors and windows. • Be afraid to use the color white in areas that may be used often such as bedrooms or dining areas. • Omit the use of negative space, such as white trims, door headers and under ceiling soffits. • Dismiss the power of a pure white space. One of the most powerful color combinations is a monochromatic scheme, which involves a blend of similar shades of the same color. Many busy families arrange for a service to come in once a week, once a month or something in between. Professional house cleaners can take care of tasks like vacuuming, dusting, mopping floors and so on while family members focus on keeping control of clutter and light cleaning of the bathrooms and kitchens. If you’ve never hired house cleaning services before, it can be a daunting task. After all, you’re inviting a complete stranger into the most intimate areas of your home. Make sure you have the inside track on what questions to ask before committing to a house cleaner. How do you set your rates? Most cleaning services charge an hourly rate for the initial visit, but they may also charge by the project or by the number
of employees they send. Get the cleaning service to give you an estimate on how long it will take to clean your home. Do you conduct a background check on employees? Most reputable services perform background checks on all of their employees. When you hire an independent cleaner, you act as their employer; thereby making you responsible for doing any background screenings. A background check allows you to know who is entering your home, ensuring your safety and the safety of your property and belongings. Will the same cleaner be sent to my home every time? Most experts recommend keeping consistency in cleaning. It’s preferable to use the same person every time if the experience is satisfactory, as different cleaners are likely to clean in different ways. Are you bonded and insured? Professional cleaning services will carry liability insurance and
