Choosing the best type of mortgage Most house purchasers look at many houses before they make a decision, weighing multiple features of one against the other. Yet borrowers have to live with their mortgage indefinitely, often for as long as they have the house. This article will provide some general observations about the options available in 2018, and indicate how individual borrowers can find the option that is best for them. Options in 2018 In one respect, the problem is a little simpler in 2018 than it was before the financial crisis because the riskiest options and loan types are no longer available. These include interest-only and negative-amortization options, the 40-year term and adjustable-rate mortgages with initial interest rates that hold for very short periods. Some of these options may be available in the subprime market or on jumbo loans, which are those too large for purchase by Fannie Mae or Freddie Mac. Nonetheless, the U.S. remains an outlier in its wide range of options offered borrowers. These include fixed-rate mortgages (FRMs) with terms of 10, 15, 20, 25 and 30 years, and 30-year adjustable-rate mortgages (ARMs) with initial rate periods of 5, 7 and 10 years. Most of these options are available on both FHA loans, which are

insured by the government, and conventional loans eligible for purchase by Fannie Mae and Freddie Mac. General decision rule How should borrowers choose from among these options? They should select the type of mortgage that results in the lowest total cost over the entire period they have the mortgage, subject to the conditions that the initial payment is affordable and that the risk of future payment increases is tolerable. While few borrowers know exactly how long they will have their mortgage, an estimate of the cost based on their best guess of their tenure is far better than basing the decision on the interest rate or the initial monthly payment, which can easily lead a borrower astray. The total cost of a mortgage Total cost is the future value of all upfront charges, monthly payments of interest, principal and mortgage insurance, and lost interest on those charges, less tax savings at the borrower’s tax rate, and less reduction in the loan balance. Calculating this number manually is tedious, but a calculator on my website makes it easy. Selections based on time horizon I recently used my cost calculator to see if I could develop some broad selection guidelines on which borrowers could depend. The first issue I looked at was how the best mortgage type varied with the borrower’s time horizon. The following pattern emerged: – If borrower has the mortgage 5 years or less, the 5/1 ARM is best – If borrower has the mortgage

6 or 7 years, the 7/1 ARM is best. – If borrower has the mortgage 8 to 12 years, the 10/1 ARM is best. – If borrower has the mortgage more than 12 years, the FRM is best. In cases where the FRM turns out to be the best, the borrower must then choose between the different terms. The cost saving on the 15-year FRM is particularly sizeable, but it carries a larger monthly payment that the borrower may or may not find affordable. Further exploration indicated that the pattern described above did not hold for borrowers with credit scores of 620 or less. Only FRMs were available to such borrowers. Selection between conventional and FHA Borrowers who qualify for both FHA and conventional loans are often presumed to be better off with conventional, but that is not necessarily the case. I found that over any time horizon borrowers had lower costs on FHA if their credit score was 700 or less with a 5 percent down payment, and 660 or less with a down payment of 10 percent. In all other cases, the conventional loan had lower costs. Concluding comment General guidance on mortgage type selection is better than no guidance, but the exceptions noted above point to the limitations. There is no substitute for direct access to a cost calculator by the individual borrower. To use mine, borrowers enter the required information about their transaction, and the program calculates total cost over the period they specify for every type of mortgage, at the best mortgage prices posted that day by the lenders who deliver prices to my site. For ARMs, the program also shows the total cost and monthly payment on a worst-case interest rate scenario. In sum, it shows everything the borrower needs to know to make the best choice. A common mistake is making too big a leap. Extreme transitions can be difficult to adjust to and you may find yourself unhappy as a result. The key is to find a comfortable next step. Your next

Miscalculating the savings The ultimate goal of downsizing is normally to save money. Larger homes not only have higher mortgages, but they also cost more to heat and maintain. As you consider the benefits of downsizing, be sure to take a realistic look at what you are actually saving versus what you are giving up. Smaller homes are not always cheaper! Consider both short-term and long-term figures for an accurate financial picture.

Not involving the kids Although your kids may no longer live at home, they likely have a strong connection to it. Selling that family home can often be more emotional for them than for you! Be sure to involve your kids in the process. Even if their preferences ultimately have little bearing on your decision, making them feel included and considered can go a long way to easing the transition for them.

Strategies for maximizing your home’s selling price BOULDER – Pricing and prepping your home to sell at the highest price requires strategy, even in a red hot market like Boulder County. For those reasons, your Realtor is the most reliable advisor for pricing your home. Your Realtor also can offer insights on improvements that will boost your home’s appeal and value. If you’re just beginning to consider selling, take a look at these pricing and prepping strategies reported by Realty Times. Depending on your local market, your Realtor may recommend these approaches to selling your home. Price just under a price break For a home valued at $600,000, list at $599,000 to increase the number of searches your home appears in and the potential buyers that see your home. Even better, prices that aren’t typical, such as $597,400, increase the

frenzy and increases the likelihood of multiple offers and escalated prices.

perception of value. Price to drive demand The same $600,000 home could be priced at $575,000, which is slightly undervalued. This might seem risky, since all offers could come in right at $575,000. As the seller, you can counteroffer or decline any offer you don’t want to accept. The advantage is that an under-value listing creates a sense of urgency, potentially motivating more buyers to make an offer. If enough people do this at once, this creates a buyer

Length of time in the business can also be a good indicator of an inspector’s quality of work. If someone has done hundreds of inspections over a long period of time they are most likely doing a good job. Companies with bad reputations do not stay around very long. That said, someone new to the business may still be well qualified and give you a detailed and accurate report. Referrals are a good way to choose an inspector. Many real

Remember, it’s important to look at what isn’t selling, as well as what is. The time it takes to perform a thorough inspection varies with the size and age of a home. However, if the inspector says it will take less than two hours find another inspector. The cost of an inspection is also a factor. A well-established, full-time professional inspector is going to be at the high end of the spectrum. Several hundred dollars is a small price to pay to

LONGMONT – Rollercoasters aren’t high on my list for fun rides and I’m not at all fond of wet, freezing weather. So the spate of hotcold-hot at the BY CAROL end of April has O’MEARA made a rather Colorado State grumpy gardener University Extension out of me as I worry about my apple trees and awakening perennials. Had it only been snow to blanket the landscape things would have been fine. But the wet, watery storms came with a blast of temperatures in the very low 30s, which for buds isn’t so harmful. But for fruit tree flowers is a nerve wracking thing. Many plants awoke with the early warmth, stretching stems or leaves into the sunshine. Tree buds swelled and some even broke, covering branches with tender new leaves. This is fine; in many cases, the early growth of perennials and bulbs isn’t harmed by a frosty nip because the tissues are fairly hardy. Tree buds are able to withstand cold temperatures. But once buds begin to open, they lose much of their cold hardiness; the more open they become, the less tolerant they are of frosts. Cherries, peaches, and many apples were close to flowering when this frozen blast hit them. If the freeze hits the flower for a half hour or longer, damage to the fruit can occur. Check to see the extent of the damage to your tree. At or near blooming, freezing temperatures of 28 degrees Fahrenheit will result in about a 10-percent loss of flowers and fruit; at 24-degrees F a 90-percent loss. Several hours after a freeze and once the tissues thaw, the undeveloped fruit become brownish-black if they were damaged or killed by the cold. If your cherry or apricot was in flower, check it for damage. The flower contains a single pistil – the female part of the flower that becomes the cherry or apricot. It’s cupped by the sepals and petals of the flower. If the pistil is brown or black, it was killed by the freeze and won’t become fruit. If it looks

healthy and green the fruit is alive. Apples have clusters of flowers, the center-most of which is the most developed. Known as the King bloom, it is the first to open as a flower. The king bloom develops the largest fruit and is considered the most desirable of the flowers to flourish. But it’s also the most likely to be killed in a frost since it opens first. Checking for freeze damage to apples is slightly different than checking cherries or apricots. Apple pistils are located inside the base of the flower, making it necessary to tear the flower apart to see if the center of the flower is brown or black. Check both the king and side blooms separately; hopefully some of the side blooms weren’t harmed by the freeze. Check a few of the flowers to see if your fruit crop was harmed by the ice, but don’t rip apart all of the flowers. Take a sample from various parts of the tree to give it an overall checkup. Then keep an eye on the weather because nature hasn’t settled down yet for the warmth of summer. BOULDER – When you prepare to sell your personal residence – if you have lived in it for the last two out of five years – there can be BY DUANE a substantial DUGGAN capital gains Realtor and Author RE/MAX of Boulder exclusion. Tax Reform 2018 retained the home sale tax exclusion of $250,000 for single people and $500,000 for married couples filing jointly. This means you can exclude that amount of profit from your tax liability. This is all well and good, but in some markets like the city of Boulder, where average home prices exceed

$1 million, these exclusions have not kept up with the market. However, capital improvements made to your home could help reduce your taxes. In any market, it is important to keep records of the capital improvements you make to your home. Why? Because any capital improvements you make can be added to the cost basis of your home and thereby reduce the amount of capital gain from the home sale. It is easy for homeowners to forget to take advantage of these adjustments that will keep the gain as low as possible. In most cases, homeowners simply have not kept good records and end up using estimates that could be contested. The first question is, “What constitutes a capital improvement?” The answer: it is

Does it change the usage of an area in the home or add square footage? • Converting a bedroom to a home gym by adding an exercise bike doesn’t. • Adding square footage to add a home gym does. A few examples of capital improvements include: – Air conditioning – Kitchen remodel – Basement finish – Cabinets – Bathroom remodel – Landscaping – Security system – New flooring – Fence – New roof – Complete painting – Insulation – New windows – New furnace – Driveway replacement

If there is any doubt as to whether an update is a capital improvement or a repair, be sure to consult your tax advisor. In fact, your tax advisor can help you set up a record keeping system that might include paper or electronic record keeping of all the money you spend on your house. As a minimum, plan on keeping receipts, credit card and bank statements, and canceled checks – and maybe even a photographic record of your home improvements. Over time, the dollars spent on improvements really add up. On a year-to-year basis, keeping these records won’t help you with the current year’s tax return unless you are selling, but you will be very glad you have good records when you put your home on the market. or local author & adventurer, low-maintenance living at Tramonto by Boulder Creek Neighborhoods empowers ‘ageless living’ In pursuit of what he calls “ageless living,” Paul Lipton retired as a Miami attorney, dusted off his motorcycle, traveled the world, wrote a book – and moved to Tramonto in Longmont by awardwinning lifestyle builder Boulder Creek Neighborhoods. “Living in this neighborhood allows us to live life to the fullest,” said Paul’s wife, Marjorie, a retired psychologist. “We are near our family, we have room to entertain, we have wonderful neighbors and we are close to nature. have to worry about outside of a house. We like to travel and do things with our grandchildren and friends.” The Liptons’ impetus to live in the moment – of which their move to Tramonto was crucial – occurred about 15 years ago in Rocky Mountain National Park during a visit to grandchildren. At the time, Paul was winning big cases as a respected lawyer in Florida, and Marjorie was commuting daily with her career helping children struggling through abuse. “We had a good, successful life, but I kept thinking, ‘There’s

got to be another chapter,’” Paul recalled. Thus, on a fateful day when a ranger at Rocky Mountain National Park asked Paul if he’d qualify for a senior discount, Paul decided to ditch the “senior” label and “live in the now,” he said. First, though, he needed to discover how to get the most out of his time. He trekked to the Himalayas, then crossed the ice fields of Mont Blanc before unloading his queries at a shamanic retreat in California. Atop his motorcycle, Paul cruised through the Rocky Mountains, Florida’s Alligator Alley and the

forests of North Carolina. “I decided to start viewing each day afresh, to live in the present,” said Paul, whose parents died young. “Marjorie and I call this ageless living, and it’s part of the reason we want to live in this active community. You don’t have to do something dramatic, but I don’t want to live these years of my life in front of a television.” No worries there, as Paul and Marjorie fill their days, and their newfound free time from lowmaintenance living, with volunteer work, visits with family and outdoor recreation. “We both enjoy biking and hiking, and we’ve always loved the mountains,” Paul said. “We see going to the gym or getting out to hike and bike as health care.” Marjorie added, “We feel very lucky to be healthy and active, and living here with the weather means we get to be out all year. The summer is beautiful, the winter is beautiful.” The Liptons relish Tramonto’s proximity to Chautauqua Park in Boulder and the many hiking trails near Longmont. Tramonto’s park and community garden are peaceful getaways in the neighborhood, too. As frequent travelers and “explorers of our community,” the Liptons appreciate the short drive from Tramonto to Boulder and the Denver International Airport, “as well as the many festivals on Main Street in Longmont and excellent restaurants,” Paul said. Marjorie said, “I’ve never before lived in such a welcoming community. Our neighbors walk by and invite us to go with them on walks. There’s a women’s group that meets every week, and neighbors have parties and invite each other over. We are really getting to know our neighbors.” Not only did the lowmaintenance convenience, prime location and friendly neighbors of Tramonto beckon Paul and Marjorie, they also moved ]to Tramonto “for the comfortable, perfect-for-us” floorplan, Marjorie said. “We moved to Colorado to be near family, so it was important to us to have room for our daughter and grandson from Los Angeles to visit. The Liptons opted to finish the basement to welcome visiting relatives. “We’re thankful that it’s a brand new house with warranties,” Marjorie said. “It’s a gift to live here,” she

said. “We’re lucky enough in this neighborhood that we have a direct view of the mountains from the front porch. To see the animals and plants and these mountains and the sunsets, that is amazing.” Paul said, “We moved here because we wanted to be surprised by life again.” For Paul, that’s not exclusively soaking up the good

stuff. “We all go through dark times sooner or later,” he said. “We can choose to defeat the challenge, or the challenge defeats you.” Paul lived for 18 years with debilitating pain in a nerve on the side of his face. Surgery almost two decades ago freed him from pain, starting him on a path to live deeply. “Now every day is a good day,” he said.

Marjorie and Paul will celebrate their 50th wedding anniversary in June. “He’s kept me laughing for 50 years,” she said. “I appreciate every day we’re on this earth, and living here, in this beautiful place and being able to be active, I feel like we can do anything we want.” Paul’s book, “The Hour of the Wolf: An Experiment in Ageless Living,” chronicles his journey from hum-drum existence to Colorado adventure. He explained, “The hour of the wolf is the two or three o’clock hour in the morning when you wake up with regrets or dashed dreams.” Paul and Marjorie’s journey to Tramonto shows just how important a new, low-maintenance home can be to living life to the fullest. The decorating mistakes everyone makes in their living roo By Gabrielle Savoie, Domaine When entering a meticulously designed living room, we feel it right away: the perfect proportions giving the space a certain grandeur, the plush seating drawing us in, each wellappointed seat suggesting long lazy afternoons spent without having to leave the living room... Just like a beautifully directed movie, a welldecorated living room is at once engaging and impressive, but it’s also familiar and safe. Trying to replicate this attention to detail in our own homes, though, is another challenge. As much as we try to replicate the feelings we’ve experienced in certain rooms (that we’ve visited and loved), there’s usually something that’s just off. Interior designers spend their lives studying the little details that make a room perfect. And sometimes, what is wrong in our own living rooms can be as simple as a painting hung too high or a lack of eye-level lamps. To shed some light on the most common living room decorating mistakes that may be plaguing our spaces, we asked a stylist, an interior designer and a residential architect to share the decorating mistakes they frequently notice in living rooms everywhere. The living room of your dreams may not be so out of reach – simply fix these mistakes, and then enjoy your new and improved space. Mistake 1: Selecting the wrong sofa Designers agree: A great living room starts with a great sofa. “So often I come into a house and the owners have good taste, but they already have a sofa that they want to work with,” explains stylist and TV host Emily Henderson. “They don’t want to replace it because it’s not that old and they don’t mind it. I’ve had to break the news over and over that with a sofa like that, they would never get the room they want,” says Henderson. David John Dick of DISC Interiors agrees, “We hear time and time again from our clients how the sofa they purchased in the past was not comfortable or was too big (or too small) for the room. In living rooms, a good sofa is key to comfort, but it’s also central to how a room feels and looks. Our tip for getting it right is to pay attention to sofa seat height (a low seat is hard to get in and out of) and to draw a furniture floor plan before purchasing. Buying on impulse is great for accessories and side tables, but never for a sofa, as it can be a very costly mistake.” “To avoid choosing the wrong sofa, stick to something simple,” adds Henderson. “No one loves a simple sofa more than me because they are so easy to style.” She recommends paying particular attention to the quality of the fabric and the timelessness of the shape. Henderson recommends staying away from overly ornate details like curved legs, winged arms, tufts, and nailheads. Mistake 2: Falling into the showroom look Another mistake that plagues living rooms everywhere, according to New York-based 14

piece while addressing the rest of the room. In a small room, it’s important to consider necessary window views. In a room with a fireplace, it’s often difficult to know where to put the TV – large TV cabinets are cumbersome and don’t fool many. My favorite solution is a projector that projects onto the white wall above the mantel,” says Roberts.

architect Elizabeth Roberts, is the “showroom feel.” (In other words, a room that looks like it’s all been purchased from the same store.) “It’s important to us to mix new and vintage elements in order to create an interesting, eclectic, and individualized room,” she says. DISC Interiors agrees: “We love the patina of vintage furniture, especially paired with modern upholstery.” To avoid feeling like you’re in a store, Roberts also recommends leaving adequate room in the budget for lighting, textiles, and accessories after large items are selected. “The small pieces are what add personality,” says Roberts. “We also prefer to light the living room with low lighting instead of overhead light. Floor lamps and table lamps are best for living rooms,” she says. Mistake 3: Buying a rug that’s too small For Henderson, one of the main offenders in living room decorating is the poorly sized rug. “America has been suffering for too long from ‘small rug’ syndrome,” she says. “I see it virtually every day, and it pains me – especially when it can be so easily avoided.” Huge rugs can be expensive and can feel like such a scary commitment, but according to the stylist, it’s one of the most important aspects of a room. “Living rooms almost always need at least an 8-by-10-foot (if not a 9-by-12-foot) rug. Unless you have a tiny living room, stay away from anything under 6-by-9-feet. A 4-by-6-foot rug might be fine next to a bed, in a kitchen, or in an entrance, but it will assuredly not work in your living room,” advises Henderson. Mistake 4: Poorly planning your layout While it may be tempting to push a sofa against a wall facing the TV stand and call it a day, Roberts reminds us that there is more involved in planning a great living room layout. “It’s important to consider and create conversation groupings, especially if the room is long and narrow like many townhouses and lofts,” she says. “It’s also very important to consider views from major seating elements. In a large open room, it’s nice to be able to sit on a favorite

Mistake 5: Hanging art incorrectly “Art hung the wrong way on a wall is like a character in a movie wearing a really bad wig,” Henderson says, “it’s just kinda hard not to see it, and you wish so bad you could just rip it off, knowing that everything would be so much better without it. It doesn’t ruin your experience, but it’s just terribly distracting.” While some agree that art should be hung at eye level, the stylist stresses that this doesn’t apply in every case. “Yes, the art should be at eye level, but not if your ceilings are really low and not if you are really tall,” she says. “If the wall were cut up vertically into four sections (going from bottom to top), think of the art being in the third quadrant (counting from the floor),” says Henderson. Mistake 6: Making it too precious to live in While the days of unused “sitting rooms” and plastic-wrapped furniture are long gone, Roberts still insists on paying special attention to making your living room fits the conveniences of everyday living. “Select textiles and rugs that can take the wear and tear of everyday living,” she recommends. Roberts says, “There are some great outdoor fabrics that we’re using indoors that dogs and kids cannot destroy. It’s important to select rugs that will wear well. Beware of the seductive silk rug. Wool is a much better rug for a family. Make sure that there’s adequate storage in the living room to contain all of the items that we like to have around: toys (if you have children), books, remotes, and a junk drawer.
