Boulder County home sales spring ahead BOULDER – March home sales signaled a robust and active home buying season ahead for Boulder County. “The Boulder-area BY TOM market rocketed KALINSKI forward in RE/MAX of Boulder March with strong sales that improved significantly,” says Ken Hotard, senior vice president of public affairs for the Boulder Area Realtor® Association. Following modest positive movement in February, housing surged forward in March, according to March sales statistics. Boulder Valley buyers showed up strong, undeterred by a market pattern of low inventory and rising prices. This pattern has characterized the countywide housing market for several years running. Single-family home sales in the Boulder-area jumped 43.3 percent in March compared to February 2018 – 344 units sold vs. 240. Condominium and townhome

sales also rose, marking 28.4 percent growth month-over-month with 122 units sold vs. 95. Year-to-date, single-family home sales increased 8.7 percent through March 2018, with 829 Boulder-area homes sold vs. 763. Sales of condominiums and townhomes increased 1.6 percent year-to-date with 312 units sold compared to 307 for the same period in 2017. Inventory also improved, though modestly. The number

of single-family homes for sale grew by 10 percent – 651 units compared to 592 – while townhome and condo inventory grew 5.3 percent – 140 units vs. 133 – month-over-month. “The inventory level is about a two-month supply of single-family homes and a one-month supply of condominiums and townhomes. A healthy market is thought of as a five- to six-month inventory supply,” says Hotard. Nationally 40 percent of housing sales occur during March, April, May and June. Hotard says the consistent buying activity we see in our housing market speaks volumes for the desirability of the area and health of the market. “It’s a strong, positive market for sellers. We need a significant amount of new product in the market to meet the demand, particularly the demand for housing suited for young people and a broad demographic of ages and incomes.” Tom Kalinski is the owner and founder of RE/MAX of Boulder. Want to buy a home in Boulder County? Keep an open mind and be flexible NIWOT – Last spring I had a client who thought she wanted to buy a single family home in downtown Boulder. She ended BY KAREN up buying a LIBIN home in the KL Realty county on half an acre. How did this happen? Through the process of looking at the properties available in her budget range, she changed her mind. The Boulder County housing market – especially now in the spring – is expensive, competitive and fast-paced. Having been built over many decades, it also has a lot a lot of interesting, funky and quirky homes. If you’re looking for a specific dream house that checks all your boxes, you will most likely be waiting a long time – maybe forever! Even with

a large home budget it can be hard to find exactly what you envision. It’s important to keep and open mind and be flexible when looking for a home here. Consider these points: Home styles We have a wide array of housing styles from many different decades, especially in the city of Boulder. You may find there is home on a street or in a neighborhood that you love – perhaps in a certain school district – which is in a style you’ve never considered before. Be open and know you can personalize any style of house with your furnishings. Floorplan Again, if you want to live in a certain location, you may have to compromise on floorplan. This may mean living with a slightly awkward element, such as a bedroom off a living room, or simply with less, like one fewer bedrooms than your ideal.

Remodeling projects Most buyers want a house that’s move-in ready. Unfortunately we don’t have a lot of those in Boulder County unless you are looking at new construction. Remember when looking at preowned homes that painting is a very easy fix, and many minor remodeling projects can be done even before you move in. In general, remodeling is an excellent investment that not only increases the value of your home, but is one you get to enjoy in the here and now. Current and future needs Most buyers are very “now” oriented and forget that their babies will soon be children who can easily handle stairs or their teens will soon be off to college leaving unused, empty rooms. By all means think of what you want in a home now, but also consider what you’ll need in ten years. You may decide that features you think are very important really aren’t that necessary. For instance, a park

located just a block away may offset the lack of a large backyard. Location Lots of people think they want to live in the city of Boulder until they are faced with what they actually get for their money, as well as how crowded the city has become. The outlying county and neighboring communities start looking like more attractive alternatives. These surrounding communities have all “come into their own” in the last decade and offer many of the amenities that were formerly only found in Boulder, including shopping, dining and festivals/events. Plus, the communities south and east of Boulder offer easier access to the airport and downtown Denver. LOVELAND – Buying your first home is extremely exciting, and perhaps a bit confusing. Sometimes the information from different sources is completing conflicting. So, naturally, you’re more likely to make mistakes as a first-time home buyer. The best way to avoid common first-time home buyer mistakes is to learn about them ahead of time. Here are a few to be aware of. 1. Underestimating home ownership expenses First time home buyers often forget to include unpredictable expenses in budgeting. Although mortgage, taxes, and insurance make up the majority of home ownership costs, unpredictable repairs can be significant as well. Be sure not to include some cushion/savings in your budgeting. 2. Taking advice from non-experts It seems that everyone has an opinion about price either because they already own a home or recently bought/sold one. The reality is, markets and buyers’ experiences vary even within the same state or city. It’s best to rely on your real estate agent for an opinion of price based on factual data and their experience with many transactions (not just one transaction). 3. Buying too small a house A home purchase should be considered a long-term investment rather than a shortterm one. It takes time to build equity and/or to ride a market’s upward trend. Buying a home that meets only a short-term need (i.e. 1 year) can be a mistake as prices may have not changed much during that time and there are costs associated with selling

a home and buying a new one. It’s also important to avoid the other extreme of buying too large a house. 4. Buying too large a house Your first home doesn’t necessarily need to be your forever home. Buying too big a house will leave you with higher mortgage, utility, and maintenance expenses. Instead, it’s better to buy a home that is maybe just a little bit more than you need but not excessively more. By the time you go to sell that home and upgrade, you will hopefully have built up enough equity to assist with that next purchase. 5. Being indecisive The last of the common first-time home buyer mistakes on our list has to do with decision making. As a first-time buyer, you will always wonder whether you’ve seen enough homes to make a decision. Unfortunately, market conditions won’t afford you much time to decide. Quality homes go under agreement quickly, so taking too long to decide can leave you with only less desirable options. Think about each home individually and how well it fits your needs. For some, the first home they step into is perfect. For others, it can take quite some time to find the right one. Don’t worry about the number of homes you’ve seen. Otherwise, you’ll end up losing the best ones to other buyers who are ready and willing to act quickly. At one with nature: Charles Haertling’s organic designs BOULDER – A lot has been written about architect Charles Haertling and his modernist designs on display throughout Boulder’s rocky BY SEAN landscape. But MCILLWAIN where did he Mod Boulder come up with these unique shapes? Undoubtedly, the breadth of his work shows influence from the works of Frank Lloyd Wright and Bruce Goff but a closer look reveals that nature may have been his true inspiration. Surfaces of stone and wood move seamlessly from the outdoors in, but practicality counseled against integrating the actual out-croppings into the interior. However, a master bedroom balcony incorporates the natural rock, which is backlit by the morning sun.

Leaneagh House (1980) Inspired by the pointed silhouette of an aspen leaf, Haertling wanted this house to be a “large space, with protruding balconies.” After receiving a flash of inspiration from nature and drafting the initial sketches, his clients agreed that the aspen leaf design was “almost perfect.” The roofline, reminiscent of an aspen leaf’s point, reaches skyward, offering the main level incredible views of the plains below. Removing Private Mortgage Insurance (PMI) from your mortgage payment BOULDER – When you think of “mortgage insurance,” you may think of a type of life insurance that if you die, the mortgage on your house is BY DUANE paid off for the DUGGAN benefit of the Realtor and Author survivors. Private RE/MAX of Boulder Mortgage Insurance, known as PMI, is not that at all. PMI is insurance to protect the lender in the event the borrower defaults. PMI is usually required on conventional home loans where the down payment is less than 20%. Without PMI, the risk to the lender would be higher, and lenders would not be as willing to commit as many funds towards low down payment programs. With PMI, conventional loan programs are available to buyers with as little as 3% down. In rapidly appreciating markets, buying with as low a down payment as possible, makes a lot of sense. When a market goes up 20% in a year, and you’re trying to save for a 20% down payment, you go backwards pretty quickly. In other words, you just can’t “out-save” an appreciating market like we have now. If you can afford the monthly payment, you can buy as soon as you have a 5%

less than 80% of the original value, you can request the PMI be removed. If you have been paying extra toward your mortgage balance, it might reach that level quicker than you think. You can also analyze whether or not it would be good to pay the balance down today, to a level where it is less than 80%.

down payment, thanks to PMI. Private Mortgage Insurance is not free. Lenders have access to different companies that underwrite PMI. PMI can be paid upfront, monthly or a combination. PMI can also be built into the interest rate. The bottom line is that it costs a little more to be able to buy with a low down payment. Now for the good news. In an appreciating market, once the loan to value ratios fall to certain guidelines, the expense of PMI can be removed. If you think you can meet the guidelines, the first step is to contact your current lender. Here are the general guidelines: 1. As you pay on your mortgage, the loan balance goes down a little each month. Once it is

If you think you have reached this level and PMI has not been removed, be sure to contact your lender. 3. If you think the value of your home has gone up enough in the last two years, and that its current value places the loan at 80% loan to value or less, you can request the PMI be removed. The lender would likely require an appraisal be done. Again, check with your current lender. Other ways to remove PMI Pay down your loan balance. If you have been making extra payments toward principal, the loan might be paid down enough to qualify for PMI removal. If you improve your home, you might be able to get an appraisal showing your home qualifies to

have the PMI removed. If values have gone up and rates have gone down, you might consider refinancing. You need to consider the costs of refinancing and the fact that you are starting over on a new loan. Get a recast of a loan. Often a lender will do a recast. This can sometimes be done with fewer expenses than a refinance and leaves the remaining years on the loan in place. Replace the current mortgage with an open-ended Home Equity Line of Credit (HELOC). Be sure to consult your mortgage loan officer and other financial advisors and work out a plan that is just right for you. Poor overall maintenance including cracked, peeling or dirty painted surfaces, crumbling masonry, makeshift wiring or plumbing. Damage to structural components such as foundation walls, floor joists, rafters or window and door headers. Plumbing defects including the existence of old or incompatible piping materials, faulty fixtures and waste lines and improperly

strapped hot water heaters. • Exteriors items such as doors and wall surfaces, inadequate caulking and/or poor weather stripping. Be sure your inspector has thoroughly covered these areas in their report. It is also a good idea to have a list of questions for the inspector.

How can I prepare my home's exterior for spring? By Paul F.P. Pogue Angie's List As spring warms up, it's an excellent time to give your home's exterior a once-over in preparation for summer. Oftentimes, the winter months conceal damage you may want to repair as quickly as possible. Sometimes, basic wear and tear builds up over the season, and it's wise to check key systems. Check your home's physical exterior and yard Take a look at your exterior's basics. Chipping paint, damaged siding, roof leaks and foundation cracks can all lead to long-term damage if you don't address them quickly. Also, verify that your downspouts direct water at least three feet away from your home's foundation. Water near your foundation is a major cause of basement leaks. Check under your deck, porch or other exterior structure and clear out debris and junk that's built up over the winter. And in the event your gutters are

overflowing, hire a gutter cleaner to clear sediment and leaves left over from winter and spring weather. Overflowing gutters are another common source of basement leaks and foundation damage. If you have outdoor play equipment, inspect it for damage and safety issues. Keep an eye out for insect damage, protruding nails, rot, and missing or damaged screws and bolts. Ensure the

anchoring is still firm and secure, and check that swing ropes or chains are still hold up strong. Linseed oil can prevent splintering of wood surfaces, and lubricant can ensure metal parts and connections remain smooth and squeak-free. Watch out for tree growth around power lines. Hire a professional tree trimmer to keep them clear if need be; you want a safe distance between electrical lines and your branches. Give your lawn some tlc A basic cleaning can work wonders. Clean up the lawn, garden and flower beds; pick up branches and debris; and use a rake or leaf blower to remove any remaining yard waste from flower beds. Even out the mulch beds and add more mulch as needed. If you have an irrigation system, reopen all your closed water lines to spigots and faucets, unpack and reattach hoses, and check for leaks. If you have an in-ground irrigation system, be sure to turn it back on in keeping with state or local code; some locales require

that a professional perform a backflow test before activating it for the season. What about my car? Your car has worked hard all winter as well – and potholes, snow and ice can take their toll on its body. Give its exterior a good cleaning, and make sure the undercarriage is washed clear of road salt. Check all your tires, including the spare, for correct tire pressure. Make sure they all have sufficient tread for safe driving. (One easy trick: Insert a quarter upside down so George Washington's head is in the tread. If you can see the top of his head, the tread is too worn and you should replace the tire.) Winter also takes its toll on brakes, so have a technician check the pads and rotors. Paul F.P. How to plan the perfect outdoor kitchen

So why wait to design and build the outdoor kitchen you've been dreaming about? There's no time like the present. And these tips will help you down the path to success. Pick the right spot Location is everything when it comes to planning your outdoor kitchen. Not only will placing it in the wrong spot be inconvenient and uncomfortable, but it could also be dangerous. Start by locating any utility lines, underground and overhead, and design with those in mind. You don't want to cut into buried lines during the building process, nor do you want to build directly under an overhead power line that poses a risk every time you raise an umbrella. Next, consider the weather. You'll have more fun in your outdoor kitchen if you locate it away from windy or overly sunny areas. Plan to build your space within natural windscreens and shade from your landscaping. Then install elements to protect your kitchen from the elements that pose a challenge for comfort and cooking. Traffic flow and the proximity to your indoor kitchen are also APRIL 27-28, 2018

worth considering. Plan a spot that places the two kitchens conveniently close. But be sure that the proximity and placement of the outdoor appliances are oriented to prevent smoke from drifting indoors. But if you aren't using them regularly, they're needlessly taking up counter and cabinet space. Before going overboard on the appliances, ask yourself what you're going to be cooking and what you'll actually use. Embellished wood cabinetry makes a bold statement in an indoor kitchen, but exposure to the elements makes wood cabinets impractical for the outdoors. Instead, opt for stone, concrete, or steel countertops and cabinets. Not only do they give your kitchen a modern appearance, but they're also durable and easy to clean. Investing in practical kitchen elements from the start will render savings in upkeep down the road. Keep it social It's said that the kitchen is the heart of the home; when you're entertaining, guests often

congregate in or near the kitchen to visit with the cook and each other. Arrange your outdoor kitchen to allow for that as well. Site your

dining and lounging areas near enough that you can chat with guests while preparing the meal. (This also makes it easier to get food to the table). Set the ambience with good lighting. Add brighter lights to pathways, cooking areas and activity areas, then go for adjustable lighting in the dining or lounging areas. Colored bulbs help to set the mood, but save them for areas in which illumination isn't necessary to keep everyone safe and sound. A large television designed for outdoor use is a great addition for some gatherings; turn your kitchen and lounge area into an outdoor movie theater or mini sports arena. Add a sound system for background music or for amplifying the television's sound. Add a large table, a fireplace or fire pit, an overhead fan or two, and some comfortable seating, and you're ready to entertain. • Overdo it. Less is often more. Instead of having a room dominated by the color black, which can appear harsh or even gloomy, consider using black as an accent. • Be afraid to use black in accent elements such as toss pillows, throws and even picture frames. • Mix black with darker shades of blue such as indigo. The colors tend to look similar and will prevent the black from standing out front and center. • Ignore finishes such as steel or dark metals as a way to use black, especially if your style is industrial chic.

Black is back! It has long been a staple on the runway and is making a bold and sustained comeback in home decor. Why black? Black is often considered to be a luxurious color that also blends well with other colors and can also serve as a great foundation color. In other words, black is a neutral color that can be easily used as either a main color or as accents in a space. When looking to incorporate the color black into your home, here are some basic do's and don'ts. Do • Consider the color black for some of your primary furnishings such as coffee tables, sofas or chairs. • Consider using black as an accent wall color. It may be a bold choice, but paired with a contrast color such as white,

A new lamp is a bright idea By Mary Carol Garrity Tribune News Service Every time I walked past the little bar cart in my living room, something just bugged me. Something was off about the display. It looked nice, but didn't wow me. Then I put my finger on it. It needed a new lamp. The white lamp I had on the bar cart just didn't add much to the display, so I swapped it out for a new one. Truth be told, I had been itching to get this unique red floral lamp into my cottage somehow, somewhere. And the bar cart turned out to be the perfect place. Lamps are design super heroes. They swoop in and save the day. Trading an old, tired lamp with a new one can refresh a room. Our customers often bring us photos of their homes and ask for ideas on how to update their spaces. Almost always, we recommend retiring their dated lighting for new lamps. Presto: The room looks newer, fresher. What's big in lighting these days? Honestly, just about everything. made a huge comeback, too, and we're selling lots of oil-rubbed brass. (I will be blogging about brass's comeback next week.) We like lamps that have some heft, with clean lines. They add some presence. Gone are the small, dark lampshades of yesterday. Today's lampshades are larger drum shapes in white. Not only do these big, open, light shades look clean and modern, they also ensure the lamps really can light up the space around them. These are lamps you can read by. There are no rules to follow when deciding whether or not to mix all the lamps in a room, with no two alike, or to having a matched pair on either side of your sofa or dining room buffet. The choice is yours, because everything is in now. For example, in my living room, I used to have a single lamp on the console table behind my sofa. Now that I'm so crazy about houseplants, I decided to rework the table. I put a large plant in a cachepot at the center and flanked it by two matching pharmacy lamps.
