First signs of spring home sales show promise BOULDER – ‘Home for Sale’ signs are popping up like spring tulips in Boulder County, showing early indications the selling season is likely to emerge BY TOM strong this year. KALINSKI Those early RE/MAX of Boulder positive signs are supported by February’s Boulder Area Realtor® Association sales stats that mark improvement in inventory and sales for singlefamily and attached dwellings. “February showed good recovery in sales and inventory from last month’s slow start to the year,” says Ken Hotard, vice president of public affairs for the Boulder Area Realtor Association. “It sets buyers and sellers up well going into the top home-selling months of March, April, May and June.” Inventory increased for singlefamily and attached Boulder County dwellings in February
compared to January. Singlefamily home inventory increased 7.6 percent – 592 units versus 550 – while townhome and condominium inventory improved 2.3 percent – 138 units versus 130 – month-over-month. Month-over-month sales of single-family homes in the Boulder-area improved nine percent compared to January – 240 units versus 220. Condominium and townhome sales rose 7.9 percent month-overmonth – 95 units versus 88. Year-to-date, single-family home sales in the Boulder-area increased 12.3 percent through February 2018, with 467 homes sold versus 416. The number of condominiums and townhomes sold also rose, marking a 26.2 percent year-to-date jump with 183 units sold versus 145 units for the same period in 2017. Hotard says Boulder County’s real estate market hasn’t changed from last year, noting that “given the market we have, there is no denying demand is strong and there continue to be active
buyers.” The one shifting fundamental is increasing interest rates. “Interest rates are over 4.5 percent now and projected to go higher. The question is just how high they will go,” explains Hotard. He says it’s too soon to tell if rising interest rates will put a damper on home sales or the area’s ever-rising real estate prices. All told, not much has changed in Hotard’s view. “We still live in a beautiful place that offers an exceptional quality of life, Colorado job growth continues to be strong, and the areas surrounding Boulder County are experiencing rising real estate prices.” So bring on the 2018 home selling season, it’s budding with promise. 4 tips on shopping for a mortgage lender LOVELAND – Most buyers believe that all lenders offer similar products and pricing. Although there are some similarities, there are also some important BY SUZANNE PLEWES differences. RE/MAX Alliance When buying a home, you may want to shop for mortgages and compare lenders. Here are some things to look for when doing so. Available programs The types of programs offered by lenders can vary. For instance, local home buyer assistance programs may only be provided by certain approved lenders. Some lenders have special inhouse programs for loans that they intend to keep (rather than sell into the secondary mortgage market). Additionally, you may want to consider a mortgage broker who works with several major lenders. Most lenders
offer popular programs such as conventional, FHA, and VA financing, but other programs may be useful if you are a first-time buyer or have unique circumstances. Closing costs & fees Lenders offering similar loan programs can still differ in the fees that they charge to prepare and close a loan. These are referred to as closing costs. Closing costs are normally itemized into specific categories such as origination charges, underwriting fees, flood certification, credit check, tax services, title examination, and discharge fees. Ask for a good faith estimate of closing costs to compare the charges between two different lenders. Interest rates Lenders may also quote different interest rates for the same type of loan. However, it’s important to note that interest rates should never be evaluated alone. Be sure to compare them with closing costs. Lenders often provide lower closing costs for higher interest
rate loans and vice versa. By looking at the full picture, you will make a more informed decision. Customer service Most buyers don’t realize the importance of customer service until they encounter issues with their loan before closing. Some lenders assign dedicated processors and underwriters to your loan, making it easier to communicate on pre-losing requirements. Other lenders may have a queue system where any number of support staff may interact with you. Consider the pros and cons of each approach when selecting a lender. Tax Cuts and Jobs Act brings new regulations concerning HELOCs, equity mortgages and deductions By Ilyce Glink and Samuel J. Tamkin Tribune Content Agency The recent Tax Cuts and Jobs Act has caused consternation for taxpayers, tax preparers and even syndicated columnists. In a recent column, we addressed the issue of the deductibility of interest in an equity line of credit or second mortgage. At the time we wrote the column, it was unclear whether taxpayers would be able to deduct the interest on these sorts of loans. After our column had been sent to our syndicator, the IRS came out with guidance for taxpayers indicating that homeowners can deduct interest on HELOCs and equity mortgages, with a few caveats. Overall, there is a new limit on the deductibility of home loan interest. According to IRS.gov, you may deduct the interest owed on loans of up to $750,000 for married couples. That means
that you can deduct interest on loans that in the aggregate do not exceed $750,000 if you are married or $375,000 if you are single. If your home loan and equity loan together exceed those limits, a portion of the interest will not be deductible. In addition, the loans must be used to purchase a home or to repair or improve the property. HELOCs and second mortgages will no longer be deductible if the loan proceeds are used to pay for personal items, including college tuition, vacations, credit card debt student loan debt, a vehicle or clothing; the interest paid on that amount will not be deductible. Finally, the HELOC, mortgage or second loan must be on a qualified residence. That usually means that the residence must be your primary residence or a second home. In a separate column, we gave an example of how the new tax law limits the amount you can deduct from your income taxes. This is commonly referred to as "state and local taxes" or SALT. The new tax rule states that you can deduct up to $10,000 in real estate property taxes and state income taxes. This means if your property taxes and state income taxes together exceed $10,000, you can only take a deduction of up to $10,000 on your federal tax return. Previously, you were able to deduct any amount of state tax and real estate tax you paid. These are deductions, not tax credits. A tax credit would reduce the amount of your taxes paid by the amount of the credit on a dollar-for-dollar basis. A deduction reduces the amount of your taxable income. So if you have a $5,000 or $10,000 deduction, and your taxable income is $100,000, the IRS will tax you on $90,000 of income. Of course, nothing is simple when it comes to federal income

She will be knowledgeable regarding neighborhoods, schools, local parks, shopping, restaurants and healthcare providers/hospitals. And, of course, she will handle the legal end of things and keep the entire process on track. Movers are also a vital component for any relocation. Before you choose a moving
company, do your research. Contact a number of reputable movers and ask for a quote along with references, and a proposed timeline from start to finish. Make sure they understand your limitations and expectations, and what you require to make the move a less stressful experience. During the packing and moving process, you may also need help with children and pets. Even though your current home is a familiar environment, it can change quickly when things get moved around. This can create a dangerous situation for little ones. Ask a friend or family member to help with the kids during the day, and leave an unobstructed path from your bedroom to theirs at night. On moving day, consider boarding your pets or hiring pet sitter to keep them from being under foot while the movers are on-site. Making your home safe A new home offers you the chance to create a safer and more comfortable environment for your entire family. Consider these
improvements: Add lighting – Ensure hallways and stairs are adequately lit at all hours. For one-story homes, solar tubes can also add daylight into darker areas. Install extra lighting in the closets and bathrooms. Use a light-sensitive nightlight in the bedroom and bathroom. Consider having wide light switches installed for easy operation. Address hazards – Ensure floors are polished with a non-skid, nonglare wax. Anchor large pieces of furniture to the wall. Create a space for shoes, backpacks, toys, and any other objects that might block your path. Create color contrast – Paint a brightly colored accent wall to help you easily identify one room from the next. Install dark doorknobs on light doors. Consider buying solid colored upholstered furniture; patterns such as stripes, plaids and floral designs can be visually confusing. Reduce glare – The American Federation for the Blind recommends using adjustable blinds on windows so sunlight can be blocked or let in as needed.
Turn televisions away from unblocked windows or lamps. Finding funding As a person with a disability, you may not have access to the same types of jobs, and thus income, as those without disabilities. There are a number of private and public organizations that can help your dreams of homeownership become a reality. The US Department of Housing and Urban Development (HUD) may be able to help you with your mortgage and other living expenses through the Homeownership Voucher Program. Investing in real estate using retirement plan funds – Part 1 BOULDER – When most people think of IRAs, SEPs, and 401ks, they usually think of investing in the stock market or mutual funds. However, if BY DUANE you set up a DUGGAN self-directed Realtor and Author IRA account RE/MAX of Boulder (SDIRA), your retirement plan has the capability to hold real estate along with a variety of other real estate-related investments, such as notes. Anyone can use their retirement plan to invest in real estate – you just need to have the proper plan in place. Finding a qualified Realtor can give you a significant advantage as you walk though this alternative real estate acquisition strategy. A Realtor has the knowledge and expertise to make these key financial investments move more smoothly. Here are the steps you can take and requirements you should be aware of. Setting up your plan to invest in real estate The first step is to find a plan administrator or custodian that specializes in self-directed IRA plan services because many traditional brokerage firms do not. Your Realtor is an excellent choice in referring you to a reputable custodian. Next, determine which type of retirement plan fits your situation best. The custodian can help open your account or roll over your current IRA or 401K savings into a SDIRA. Not all plans can be

A SDIRA custodian will not give investment advice, but only acts upon direction from you. The custodian typically charges a fee per asset per year to administer the plan. Fees may also be structured based on the size of the account. They typically will also have a charge per check written on behalf of the account. The IRA holder makes all investment decisions, not the administrator. Once your plan is set up and funded, you are ready to go. Permissible real estate-related investments You are able to invest in any form of real estate, such as single-family homes, condos, multi-family housing, mini-storage, industrial or commercial properties, land, farmland, and more. You can also buy, sell, and flip properties. However, the property cannot be one that you, your spouse, your parents, your children or “disqualified persons” currently own, or property that you would personally benefit from, such as a
vacation home. Other investments can include: (1) Real Estate Options meaning your plan can make a loan to another party and secure it with a note and deed of trust secured by real estate, (2) discounted notes, (3) ownership share of a limited liability company or LLC, (4) Triple Net leased properties, (5) property improvements or renovation. The ability to invest in a hard asset like real estate in your retirement account will allow you to diversify and spread out the risk. In addition to real estate, your SDIRA account may be able to hold other alternative investments such as precious metals, startups, venture capital, renewable energy, digital currencies, and more. What you can’t invest in (it’s a very short list) • Life insurance • Collectibles Using cash from your plan to buy real estate If your retirement plan has enough money, you might be able to buy a property free and clear. As an example, if you had

This is because you cannot be personally liable, and your plan is not a person. Non-recourse usually means that you will be required to have a larger down payment. Non-recourse loans are not available through a typical 1-4 unit lender, but they are available through experienced IRA lenders. Your appliances are some of the hardest working components of your home. Constant moving parts, hundreds of RPMs, the occasional high temperatures and thousands of gallons of water pumped over the course of a year. We run our appliances like workhorses and still expect them to work at the flip of a switch. But that wear and tear builds up over time, and we expect them to keep working right up until the moment they don’t. Never fear. With a little regular maintenance, you can fend off that dreaded "clunk" of a failed appliance and add years to its life. How can I keep my appliances working longer? Keeping appliances clean and attending to routine maintenance can add years to their lifespan. Regularly clean your appliances – in particular, keep the condenser coils in your refrigerator free of debris. A condenser coil brush, available at any hardware store, works well for this purpose. Regularly check the seal on your refrigerator door. If you can slide a piece of paper between the seal and the door when the door is closed, hire a professional to inspect the unit and replace the seal. Otherwise, your refrigerator will work much harder to keep food cold. Regularly scrub your oven and never let food debris remain on burners. Experts advise avoiding the self-cleaning feature on ovens. Instead, just keep it clean as you go along. It a pie spills over, using a quick dab of oven cleaner right away is better than waiting for debris to build up. Scrape off as much food as possible into the trash before putting plates in the dishwasher.
Food debris can clog up the pumps. Keep an eye on your dishwasher’s filter, and remove debris and hard water deposits. Check the sprayers, screens and gaskets for particle buildup. How can I maintain my washer and dryer? Heavy loads, lots of water, thousands of revolutions at high speed – it’s hard to imagine a harder pair of workers than your washer and dryer! Don’t overload your washer – that wear and tear builds up over time. Make sure you empty your pockets before running a load; those pennies, lint and paper clog up the drain lines. Take seriously your dryer manual’s admonition to clean the lint filter every load. Otherwise, it will have to work harder each time. And if your dryer still dries slowly, consider cleaning out the dryer vent. Should I repair or replace an appliance? The older your appliances get, the more likely it’s a good idea to replace it rather than repair it to keep it going. But don’t jump to replace your refrigerator just to get the attractive newest model. Often the fix might just be a short or a bad connection that can be replaced for a nominal fee. As a general rule, if the repair is more than half the cost of a new appliance, and your unit is more than six years old, go ahead and upgrade to a new model.

How to decorate above your stove By Mary Carol Garrity, Tribune News Service Some spots in your home are easy to decorate. Others... not so much. One of those problematic places is the empty space above your stove. Many of us have a blank wall there, begging for a creative treatment, something to make us smile while we’re slaving over the hot stove. But what? Here are some ideas and inspiration from my cottage and the homes of a few of my friends. One idea is from my friend Lisa’s kitchen. When she renovated this room a few years ago, she spiced up the space above her stove with a beautiful tile pattern. She added to the charm with changeable displays on the shelf above the stove, and on either side. My friend Tammy has a light, bright, airy kitchen. She had the great idea to layer a mix of thin wood cutting boards behind her stove. The boards pick up the tones in her exposed brick walls, adding to the natural warmth and bringing in a bit or organic pattern. The variation in the sizes and shapes of the boards adds to the visual impact. When my friend Paula bought her home, she loved everything about it, except the kitchen. A

complete kitchen remodel was not in the plans, but that didn’t stop Paula from revamping the look of the space. Paula is a very clever decorator, who has a home filled with beautiful treasures. So when she spotted this box filled with
copper kitchenware at a garage sale (for $20!), she snatched it up. She installed a pot rack above her stove, then filled it with the copper pieces. It totally changed the look and feel of her kitchen. When Nancy renovated her little cottage, she wanted to decorate it with her family heirlooms and antiques. She had picked up a piece from beautiful cast-iron stove at an antique store, and was just waiting for a place to use it. The space behind her stove seemed like the perfect spot. That was before she tried to pick the darn thing up. It weighted a ton. In fact, it was so heavy, her ever-patient husband, Don, purchased a hydraulic lift just to put it in place. If it had been my
husband, he would have given me that “Are you crazy?” look when I asked him to make these accommodations, and the poor antique would have been drug to the garden, leaned against a stone wall, with a plant stuck in front of it. You don’t have to look very hard to tell that my stove never gets used. I can’t help it: I am allergic to cooking. Since I don’t have to worry about the stove’s functionality, I can go crazy when decorating around it – nothing will ever be at risk of catching fire. Right now, it’s home for an oil painting done by my great aunt. As I have decorated the little cottage next door, where my mom lived at the end of her life, I’m finding it a great place to put the extra furniture and accents I cannot fit into my own cottage. Case in point: this set of Limoges fish plates. I spotted these beauties when I was treating myself to my annual I-survived-the-holidayseason-working-retail splurge. The controversial decor trend Joanna Gaines is backing for spring 2018 By Kelsey Clark Domaine Historically, we've always opted for real flowers over fake – no number of silk petals or texturized wires can replace real live greenery. But given the everlasting indoor plant trend, there seems to be a growing demand for more simplistic, budget-friendly options requiring little to no maintenance. Retailers like Urban Outfitters, CB2 and West Elm have taken note, peppering a few faux monstera leaves and eucalyptus sprigs throughout their selection of vases and planters. And now, Target's Hearth & Hand with Magnolia line, spearheaded by Chip and Joanna MARCH 30-31, 2018

Inside their new vases and stems collection, you can now find an assortment of vases of varying heights and colors, plus faux dogwood, eucalyptus, and astilbe stems. "Faux stems and greenery are an easy way to bring life to any space," reads the Hearth & Hand brand shop page. Specifically, Joanna recommends layering in vases in varying heights and colors for a textured look. "These are great because you can work with blooms that aren't in season. They're extremely low maintenance, and you won't have to worry about them wilting," explains Joanna in a styling video for Target. "I like to stick to one
kind of stem and use a few in each vase because it looks the most authentic." Before trimming the branches to be the right height for each vase, Gaines bends the wire ends and places them in the vase to measure. Then, she snips the branch at the end fold with a pair of bolt cutters. "Make sure you tease out the branches to give them a little life and movement," she continues. She always adds a bit of water to each vase for a realistic touch. "These are great as a centerpiece on your dining table or on a coffee table or even a mantle. I love how easy it is to create a stunning arrangement with just a few pieces without blowing your budget." Get the latest on home decor

This spring, take a new approach to bulbs By Maureen Gilmer Tribune News Service It’s not how many tulips you have, but where you put them. It’s not the rarity of the variety, but what you plant with it. It’s not the colors you choose, but what they mean in a landscape. This spring, as you observe all the beautiful Dutch bulbs in bloom, think about their place in your garden. Are they just bold masses that hit you right between the eyes, or are they integrated with other plants to create a magical blend of textures and colors. This blended holistic approach can give you far more beauty and fun rather than dropping them all into a single high profile bed. The reason bulbs have always been planted in masses is simple: to compound the color visibility. Another reason is bulb care. They are ephemeral, lasting for just a short time in spring. Then the beds are needed for late spring or summer plants. The spent bulbs must be dug out with forks and transplanted elsewhere, which is why so many die. They can be left in place to die back naturally, but that’s not appealing to look at. Moreover, when soil must be improved and cultivated it’s impossible to do so without widespread bulb damage. Oozing wounded bulbs lead to rot, pests and disease. This method is not too bad if you can hire gardeners, but for most folks, massing isn’t realistic. Let’s drop the massing ideas and look at the interplanted flowers method made popular by contemporary Dutch garden designers. This is more naturalistic appearance for bulbs that don’t depend on intense color blobs nor bed change-outs. It can also be worked in with permanent low growing early spring perennials

such as heucheras for foliage and bleeding hearts. These are a study in color, texture and form for a new mix and match scheme every year. Borders are the new idea for bulbs, to integrate them into the foreground of existing plants. There is an amazing dynamic created when deciduous flowering shrubs are planted with bulbs for spring glory. Forsythia, lilacs, even broom are being considered for these compositions. When the shrubs are coming out with big sprays, tall tulips dance around their bare legs like fireflies. When it’s time to dig the bulbs, they are out front and accessible to replace with summer annuals. The problem we find with enjoying spring bulbs is the planting-flowering disconnect. This is a two-step process six months apart, so don’t rely on your memory. Use your calendar

to mark purchase and planting dates. Bulbs are sold in the fall. You can buy a single color, a blend of colors or just one bulb for naturalizing such as daffodils. Problem is it’s summer’s end and you’re exhausted. The last thing you want to do is order more plants. It’s just counterintuitive. Fight that feeling, because you won’t think about tulips again until early next spring, long after the planting season. Now make a note on your calendar in September to buy bulbs. In the meantime, really study tulips this year and how they are being used in the landscape. Are they massed or holistic and thus more sustainable and affordable? How far apart are the bulbs and what are the accent plants? Are they using fine textures with bulbs? When you find good ones, take pictures with your phone. You can study the compositions
and colors later on a big screen. These will become your holy grail for design ideas during August bulb shopping ventures online and off. Just as America is in transition, how we use bulbs is changing. They are no longer a bold sign of wealth, but a valuable tool for adding zest and diversity to early spring in dry gardens. After all, so many bulbs were originally wildflowers in the Middle East, which explains their natural adaptation for summer/fall dormancy and drought. So there’s no reason why everyone can’t rediscover bulbs unless they forget to mark their calendars.

Get your grass in shape LONGMONT – A long, dry winter takes its toll on many of us, so much so that the first warm rays of spring brings the realization that we’re in sub-par BY CAROL form for having O’MEARA to face the Colorado State neighbors this University Extension summer. Bald spots, oddly growing tufts, and weedy edges all mean one thing: it’s time to get your grass in shape. A good lawn is the secret to being the envy of the neighborhood, having increased property value, and a happy and fulfilling life. Take advantage of the warming days by indulging in a little lawn care. Start with the basics by making sure your irrigation system is given a tune-up. Turn the system on, then go out and watch the sprinkler. Look for broken or tilted sprayers, blockages caused by overgrown plants, or heads
sheared off by mowing. Make sure the throw of water extends from head to head. As the heat hits, check your sprinklers again to make sure they’ll keep up with the demands of scorching temperatures. If they don’t, lawns respond by going dormant and turning brown. Taller grass holds moisture longer, so set your lawnmower deck at three inches high for the summer. In general, a Kentucky bluegrass lawn needs approximately two-and-a-half inches of water each week, split into several different days of watering. Water deeply by having the sprinklers deliver half of their water for that day in one cycle, then the other half approximately an hour later. Over-seeding in the spring can help fill in lawns that look threadbare. The trick to successful over-seeding is to core-aerate the lawn before you spread seed. The seed will fall into the holes made by the aerator, which are ideal places for grass to germinate. When aerating, pass the machine

over the area several times in differing directions – similar to making swiss cheese out of the ground. Water the lawn lightly every day until the seed has germinated. Grass seed is a slow germinator, so be prepared to wait fourteen to twenty days for it to sprout. The most common mistake in over-seeding is from impatience with the germination time – many gardeners give up too soon and cut off the water just when the young sprouts first emerge. If you have already applied pre-emergent, wait two to four months before trying to over-seed. The pre-emergent will breakdown in the sunlight during the summer months and allow for germination of new seed. If your lawn woes aren’t cleared up with good irrigation, get a little advice from horticulturists at your local Colorado State University Extension office. Through the CSU Lawncheck program, homeowners across the Front Range can get helpful house calls for sick turf, with consultations on solving problems from weeds, disease and the dreaded brown spots. The service is available for $75 per hour. Mileage costs may apply, depending on the distance of the site from the county Extension
office. Lab fees for any samples collected will vary, based upon the tests to be run. In most cases, yard problems are due to how the lawn is cared for, and homeowners can cure problems themselves. Occasionally, help is needed from a professional lawn care company.

Pre-inspection spring cleaning BOULDER – Despite all the hype surrounding spring cleaning, most home owners don’t want to spend the weekend doing yard BY RICK work, cleaning JACQUEMARD out storage Flatirons Home spaces and Inspections reorganizing their closets. However, spring is a good time for home owners to evaluate in their home and identify potential maintenance issues. There’s nothing better than a home inspection to help identify minor issues before they become major repairs. The beginning of warmer weather brings with it many chores, some cosmetic like mowing the lawn or pulling weeds and some more practical like cleaning the gutters or the screens on your windows. When it comes to spring cleaning and/or getting your home ready for an inspection, focus on function over fashion. Be sure that your home systems are working well and ready for the
change in season as well as any pending inspection. In addition to inspecting a home’s major systems a typical spring home inspection should include an inspection of the roof to identify curling, shrinking, broken or missing shingles that may lead to costly leaks. This can be done from the ground with binoculars. Visually inspect hose bibs for signs of frost damage, look for tears and holes in window and door screens, check for broken or clogged gutters, damaged siding and cracking or peeling paint and caulking. Rake the lawn to remove any branches, debris and leaves that you might have missed in the fall, they can suffocate the grass beneath. Check your decks for warped, loose or splintered boards. The same is true for wood and composite fences, pergolas, trellises and other structures. Spring is also a good time to clean interior areas of the house that are often neglected. Dust or vacuum chair rails, window casings, tops of wall-mounted cabinets and ceiling fans. Launder or dry-clean fabric draperies and use a damp cloth to clean blinds.
In the kitchen, wash cabinets, backsplashes and walls with warm water and mild detergent. The same is true in the bathroom. While you’re cleaning tile, look for areas of worn or missing grout, as these may lead to more serious water damage if not repaired. Check under the kitchen and bathroom sink to make sure connections on pipes and hoses are properly sealed and look for any wetness around the dishwasher that could signal an existing or potential problem. The same is true for hot water heaters, which may show sign of corrosion and leaks. Search attics for signs of insects or other critters. Also check attics for mold which often takes the form of gray or black blotches that look like staining. Basements should be checked for signs of mold, leaks or dampness.
