Boulder ranks as the happiest city in America BOULDER – If you live in Boulder and laugh a lot, pat yourself on the back. You – and 100,000 of your neighbors – put Boulder on the happiness chart. BY TOM Fact is, KALINSKI Boulder is the RE/MAX of Boulder happiest city in America, based on the GallupSharecare Well Being Index. Using their experience studying the world’s most thriving populations, National Geographic bestselling author Dan Buettner and Gallup’s social scientists developed an index to assess happiness and identify where Americans are living their happiest lives. Boulder and two other Colorado cities fare well in that assessment, with Boulder at No. 1, Fort Collins No. 4, and Colorado Springs No. 18. In a recent National Geographic story and newly-published The Blue Zones of Happiness, Buettner explained the environmental and lifestyle factors that contribute to the overall happiness. “If you want to get happy, don’t try and change your belief system. Change your environment,” says Buettner. According to Buettner, happiness is greatest when living in cities that excel in 15 metrics including civic engagement, walkability and healthy food options. In happier places, residents smile and laugh often, socialize daily, spend time in green spaces, and feel they are progressing toward achieving life goals. Boulder aces all of these categories. As a result, Boulderites overwhelmingly feel “active and productive every day.” For those of us who live here, we know why Boulder makes us

In fact, more people walk to work in Boulder than in any other city in the U.S. And the study found a high correlation between the bike-ability of a city and

residents’ happiness levels. Low rates of smoking and obesity, and high rates of exercise also contribute to happiness. Sense of community Boulder residents actively engage in community, whether it’s socializing a couple of hours every day or fighting to maintain the characteristics that make Boulder a ‘happy place’ and a highly desirable place to live. But, even with all of that happiness, Boulder residents reported higher stress levels than the national average, with 49 percent saying they felt stress. Time management essentials when buying a home The top three tips on how to manage time when buying a home. DENVER – February is National Time Management Month. One thing that most people have in common is struggling BY RYAN with time management, DEVIN especially when Keller Williams Realty purchasing a new home. “Buying a home should be fun. If you have the proper people working with you then the buying process should be a relatively smooth one. A good rule of thumb if you are planning to buy or sell a home within a year, it is time to start the process now; don’t wait until you are 30 days from wanting to move,” said Realtor Ryan Devin, founder of the Devin Team at Keller Williams Realty. “Don’t play the

waiting game. By ultimately being prepared and doing all the proper research you will eliminate any headaches.” In light of National Time Management Month, Devin lists the following three tips on how to manage time when purchasing a home. No. 1: Get in touch with a lender and Realtor now. If it’s nine months before your move, start the process with your lender and Realtor. Determine what you will qualify for and inform your Realtor about what you are searching for in a home “Get all your paperwork together of all of your financial standings,” stressed Devin. “By doing these things in advance you are eliminating any surprises that may come up.” No. 2: Begin the selling process with a Realtor.

If one is looking to sell a home they should begin that process with their Realtor way ahead of time. “The homes in your neighborhood may be slower to sell on the market than the neighborhood in which you want to purchase,” added Devin. “If you give yourself plenty of time you can do all the things to prep your home to be sold, including staging it. This will also give you ample time to understand your neighborhood and how quickly homes tend to sell.” No. 3: Educate oneself on the neighborhoods. “Your Realtor will be able to really guide you and help educate you on the neighborhood you would like to move to. They can help you identify things like time on market, average price, and overall turnover in the neighborhood,” concluded Devin. “Your Realtor can help you

understand the area and help you make sure the neighborhood is a good fit for you and your family. Is a vacation or second home purchase in your future? - Part 2 BOULDER – Thinking about buying a vacation home for you and your family to enjoy? In my previous article, Part 1 of this two-part series, I discussed goals for your vacation home, rental income, and professional property management. In this article, I will outline further considerations that will help guide you toward your purchase. Should I rent the vacation home long term? In order to have a vacation home for the future, some families have bought a home and immediately leased it to a long-term tenant, say for a year or more. This is because a long-term tenant right now will help pay for the current expenses of owning it. Then later down the road, say in 10 years, you can stop renting it out and use it if for yourself as a vacation home, or maybe even as your retirement home. If it is treated as an investment, are there any tax benefits or ramifications? As with any investment, it is a good idea to discuss with your tax advisor if they are any tax issues to consider. 2018 has brought about key changes in tax reform. Be sure to ask how those changes might affect your vacation home

Is financing different for a vacation home? Most any one-to-four-unit mortgage lender can help you finance a vacation home. They will typically qualify you under normal underwriting guidelines. However, it is usually a good idea to use a lender that is familiar with vacation properties.

House trading possibilities? Vacation homeowners will often buy a property for the possibility to use as “currency” to trade for other places to vacation. This helps keep lodging costs down at the places you might like to vacation in. Swap homes with your friends and networks – or check out various websites that enable you to trade homes in destinations across the world.

and in just three generations there could be 10 to 20 owners. With 10 to 20 owners, you can imagine there can be many different opinions as to what to do with the property. Some of the new owners may view the ownership more as a burden than a benefit. Taking some time to create a succession plan is worth the time and effort. Generally, it is a good idea to find an attorney with experience in creating succession plans for vacation homes. They will listen to the family’s needs and goals and create a plan that works. There are many details to evaluate when buying a vacation property. As you examine the idea of purchasing a vacation home, I recommend that you pull together a team that includes a mortgage loan officer, tax accountant, financial planner, property manager, insurance agent, Realtor – and possibly an estate planning lawyer – to consult with. Can I buy a vacation home with my IRA? I get asked this question a lot. Yes, you can buy a vacation home with funds from your IRA. You just can’t use it personally. You also need to set up a self-directed IRA account. So why would you want to do that? Let’s say you live in Boulder and eventually want to retire in Summit County. You can buy that condo in Summit County with your IRA, rent it out full time as an investment for your IRA. Then when it comes time to move in, you need to disburse it from your IRA, pay any applicable taxes, and you can use it personally. There are a lot more details you need to consider here. In future articles, I will cover investing in real estate using your IRA. Exit strategy or succession planning? The idea of having a vacation home can be very exciting, nevertheless, some planning needs to be done with regard to selling the property when the family is done with it – or figuring out how to keep the property in the family. Why your mortgage is getting more expensive By Taylor Tepper Bankrate.com World events are conspiring to make it more expensive for you to borrow money to buy a house. Mortgage rates have increased for five consecutive weeks, according to Bankrate data, bringing interest on a 30-year fixed rate loan to 4.44 percent, the highest level in 11 months, while home prices continue to rise due to a lack of available homes. After years of tepid economic growth, animal spirits are aflame. Inflation and wage growth recently found a groove, while the Federal Reserve’s plan to raise short-term interest rates multiple times for a consecutive year has reduced the value of government debt. The yield on 10-year Treasures is close to a four-year high. (Bond prices and yields are inversely related.) Oh, and China may reduce its appetite for U.S. bonds. Homebuyers should get off the fence – Mortgage rates are moved by the yield on 10-year Treasuries, rather than short-term rate hikes by the Fed. That’s why mortgage

rates fell throughout 2017, for instance, even as the central bank raised the federal funds rate three times. Rates remain cheap, however, compared to historical prices. A 30-year fixed-rate mortgage came with an interest rate above 6 percent just before the Great Recession in 2007. Potential homeowners should get off the fence and make a bid, assuming you have an affordable home target and adequate savings, because rates are likely only heading north. Why mortgage rates are increasing – You’ve seen this movie before. Immediately after the 2016 election, investors sold government debt en masse, causing the 10-year yield to rise from 1.88 percent on Nov. 8 to 2.60 percent five weeks later. That dramatic rise was predicated on investors thinking a newly Republican controlled Washington would bring about faster economic growth through infrastructure spending and tax cuts. Optimism waned throughout 2017, though, as the GOP failed to

Meanwhile, Bloomberg reported in January that China, the largest foreign holder of U.S. debt, may reduce or cease U.S. debt purchases, causing market jitters. Should you be worried? Given the recent run-up in yields, you may be worried. But don’t panic just yet. “This is not alarming,” notes Chris Vincent, fixed income portfolio manager at William Blair. “There is no significant drama in the credit markets.” Markets, after nearly a decade of low rates and low growth, are adjusting to the new normal and corresponding volatility. And while China may own over a trillion dollars of U.S. debt, that’s less than 20 percent of all debt owned by foreign nations, and a fifth of what America owes itself. With Congress agreeing to a $300 billion spending bill, which will only throw more coal on the burning economy, investors see fewer reasons to own bonds. Economic growth and higher pay could result in long-awaited inflation gains. Prices have been rising below the Fed’s 2 percent target, according to the central bank’s preferred prices gauge, for years now. Higher inflation is a boon for fixed-rate borrowers but hurts debtors. The January jobs report, which showed a 2.9 percent-yearover year earnings increase, was

Federal Reserve prime rate prediction BOULDER – The financial forecast is one with rising temperatures: the Federal Reserve is predicted to raise the Prime Rate as many as three times this year. BY MICHAELA This is important PHILLIPS because home Guaranteed Rate, Inc. equity lines are directly tied to the prime rate. When the rate goes up, the interest and the payment for equity lines go up, too. For homeowners who are refinancing, timing is vital – what the Feds do helps predict what you will pay. But combining a current mortgage with an equity line is an option. Some fail to do this because the first mortgage is locked in a rate lower than what’s presently available; this is where a blended interest rate comes into play. A blended rate considers the amount of each loan in relation to the total amount of loans. It is not the average interest rate (which is a common assumption). It is not determined by adding all the interest rates together and then

In general, blended rates are typically higher than an old loan’s interest rate, but they’re lower than new loans, providing middle ground for the borrower. A blended rate is not limited to homebuying. Some people access these rates by taking out multiple

loans with a lower interest rate rather than one loan with higher interest. It’s especially beneficial to homeowners because it allows them to secure a lower rate, saving some money. Premium pricing: Why ignoring comps is (sometimes) the way to go BOULDER – When selling a home, the single most important factor to consider is the sales price. Sure, savvy marketing, bustling open BY SEAN houses, and MCILLWAIN tireless agent Mod Boulder networking are all necessary factors in getting buyers to the table. But in the end, price – and its subsequent negotiation – is what makes or breaks a deal. dab in the center of a highly desired neighborhood, or if it’s got Flatirons views that can’t be replicated, then out-pricing your home’s comps may be the way to go. Valuable intangibles like architectural pedigree, premium location and unprecedented views allow for sellers to ask a premium price for their one-of-a-kind home. But woah there, Miss Dollar Signs – before you’re jonesing for four figures per square foot, let’s make clear the difference between premium pricing and over-pricing. Premium pricing only works for truly unique homes, like the examples mentioned above. Sure, your aging ranch home with hip furniture is cute and all, but it’s not a one-of-a-kind mid century

ane and Arne Olson are happy that they will be moving from their home in the Gunbarrel area of Boulder. Interior designers always notice these bedroom decorating mistakes By Gabrielle Savoie Domaine We know it right away when walking into a great hotel room: Everything is perfectly proportioned, the bed is meticulously made and the lighting casts a soft glow on attractive and functional furniture. The rug has the ideal softness under bare feet, and the artwork is eye-catching but not overpowering. Hoteliers craft their guest rooms so effortlessly, so why can it feel so hard to replicate the same look at home? It may boil down to a few decorating mistakes designers always notice when walking into clients’ bedrooms. From ignoring clutter to failing to address mood lighting, these small errors can have a huge impact on the overall look and feel of a room. We tapped some of the best interior designers in the industry to share the mistakes to avoid at all cost when decorating a bedroom. Are you guilty of these decorating faux pas? Mistake No. 1: Forgetting about artwork “Oftentimes the bedroom gets overlooked when it comes to artwork,” Melissa Warner Rothblum and Julie Massucco Kleiner of Massucco Warner Miller told us. “Not being a public space, it’s easy to get all the basics into a bedroom and then leave the walls bare.” While people often reserve their best artwork for the living or dining room, Rothblum and Kleiner suggest putting the same attention on art in less prominent rooms: “You go to sleep and wake up in your bedroom almost every day – so why not see something wonderful on the walls?” Mistake No. 2: Disregarding mood lighting “We think it’s so sad when a bedroom ceiling is left bare or has a ho-hum flush mount stuck up there,” add the Massucco Warner Miller designers. “Have fun with lighting in the bedroom! There is no rule that says chandeliers are reserved for dining rooms.” For interior designer Tim Campbell, there is more to a 12

bedroom than just overhead lighting – reading lights are also essential: “Add indirect and task lighting that keeps the glare of light away from the eye,” he says. The more sources of lighting you have, the better it is for the eyes (and the mood). Mistake No. 3: Not considering scale Interior designer Trip Haenisch always notices furniture that is too large or small for the bedroom. “Properly scaled furniture is tricky,” he says. “Everything looks the same size online. If you lay out the furniture with blue tape, it can help avoid a lot of mistakes.” To do this, take the measurements of the piece you want to buy, and tape the width and length in a rectangle on the floor. You’ll have a much better sense of the piece in the space. Mistake No. 4: Ignoring clutter “A bedroom is supposed to be relaxing and breathable,” Shannon Wollack and Brittany Zwickl of Studio Life.Style tell us. “We suggest eliminating unnecessary items and making sure the furniture is not too large for the room.” Adequate storage can help minimize clutter. For the items you want to keep in sight, small trays and catchalls can help everything

feel more organized. Mistake No. 5: Decorating with bright colors Wollack and Zwickl are also careful not to use too many bright colors in a bedroom. “We like to use calm, natural colors to keep the space serene and timeless. To add a sheen texture that is not overpowering, we suggest a natural grass cloth.” Warm, light neutrals work beautifully in the bedroom, and a variation in textures helps the space feel softer and more inviting. Mistake No. 6: Overlooking the headboard The designers at Massucco Warner Miller also suggest paying special attention to the headboard: “There’s no reason for boxy beige headboards. Do an offbeat fabric on your headboard, or choose an unusual shape.” The headboard covers such an important portion of the space and should be treated as such. “If an off-the-shelf headboard has uninspiring fabric options, have it recovered just like you would a chair – and don’t hold back with color!” Mistake No. 7: Going overboard with pillows One of Haenisch’s pet peeves in the bedroom is a bed that gets swallowed up by pillows: “I

prefer using four regular pillows – two on each side – and only one or two decorative pillows maximum.” When it comes to decorative pillows, it’s all about quality, not quantity! Mistake No. 8: Neglecting your bedding Another mistake that Haenisch always notices? Neglected bedding: “If you think about it, we spend almost one-third of our lives in bed. Nice linens are worth the investment!” Pay special attention to the quality and look of your sheets – not only will it improve your decor, but you might sleep better too. Mistake No. 9: Not considering storage “When your nightstand does not have storage, things start to pile up and a create an unnecessary mess,” explain Wollack and Zwickl. “It’s best to have nightstands with drawers that can hold books, chargers, and other necessities. Mortgage rates on the rise LOVELAND – Mortgage rate increases have been predicted to rise for some time now, and we’ve finally seen a notable change. According to BY SUZANNE Realtor.com, PLEWES rates are RE/MAX Alliance currently the highest they have been in four years! What does this mean for home buyers? Reduced buying power Higher interest rates mean that buyers will qualify for less when it comes to purchasing a home. Mortgage pre-approvals are based on what buyers can afford monthly. When interest rates rise, corresponding monthly payments for those mortgages rise as well. Thus, buyers who are purchasing at their maximum price range will need to make adjustments. Here’s a look at what even a slight change can do to buying power. Let’s assume that a buyer is pre-approved to purchase a $400,000 home based on a 4% interest rate and 5% down payment. This means the loan amount would be $380,000 and the principal and interest payment would be roughly $1,814 per month. The average mortgage interest rate as of February 15th was 4.38%. In order to keep the same monthly payment, that same buyer must purchase a home for a max of $382,250. Thus, his/her buying power dropped by almost $18,000. As you can imagine, this eliminates some homes as options for this buyer.

Begonia love

LONGMONT – Every so often a new plant catches my eye, stopping me in my tracks at garden centers with their beauty. In truth, it happens more BY CAROL than I admit; O’MEARA like the dog Colorado State distracted by University Extension squirrels, there are days when I can’t get down an aisle in a greenhouse without dashing back and forth. These days, the plants clamoring for my attention are begonias. Breeding has brought us glorious selections in this shade loving plant, and if you’ve been thinking they’re the ho-hum houseplant for a dimly lit room, you’re missing out on a showy display of leaves and flowers that brighten landscapes and interiors. Here’s a quick rundown on the types to choose from: Most commonly grown wax begonias (Begonia semperflorens) have waxy leaves and flower continuously. Leaves vary in color

from green to bronze or red, and flowers may be single or double in red, pink, orange, or white. These prefer moderate to bright light in winter and partial shade in summer. Cane, or “angel wing,” begonias have bamboo-like stems with leaves shaped like wings. Superba canes are large, often soaring to 12 feet tall. Dwarf types are available. True “angel wing” begonias are slightly different than superba; these sport the pointed leaves that gives this type their name. Both types are exuberant

bloomers, with flowers produced in large, pendulous clusters. Rhizomatous begonias have decorative leaves as well as a showy display of spring flowers. Its heavy, succulent stem grows just above the soil surface and sends out adventitious roots. Leaves come in various earth tones with smooth or hairy surfaces; some are deeply lobed, while others are round. Rex begonias are part of this group. Keep them in filtered or indirect light. Tuberous-rooted begonias are popular for their flowers more than leaves; the blooms can be a demure half-inch to more showy, rose-size flowers. Don’t be alarmed if they go dormant – tuberous begonias need rest during fall and winter. Grow begonias in moderate to cool temperatures. Plant in media rich in organic matter, such as peat or compost, mixed with sand, perlite, or vermiculite. Begonias should be kept moist, but allow them to dry slightly between watering. Humidity is crucial to good begonia health, so keep the pot on a pebble tray with water.

Begonias thrive in medium light but will tolerate low light, making them ideal pick-me-ups for offices. With the exception of wax begonias, keep them from bright light, which damages many. Fertilize regularly with a fertilizer higher in nitrogen than phosphorus and potassium. But begonias are sensitive to salts, so follow package instructions to avoid over fertilization. Begonias aren’t fussy, with few pests; mealy bugs – small, white, waxy coated insects that gather at leaf junctions – are most often the insects on begonias. Trim yellowing, dead leaves from the plant. Inspections Finding deficiencies in a home prior to continuing with a home purchase is a crucial element in any real estate purchase. Once the homebuyers receive the inspection report, they will have to make decisions regarding needed repairs or whether they are still interested in purchasing the property. After reviewing this inspection report detailing the structural and cosmetic condition of the home, buyers will need to decide if the repairs are serious enough to discontinue the purchase, or minor enough to continue to closing. If the buyers decide to proceed with the sale, they may also request that the seller repair specific items. Many buyers prefer to ask for a reduction in the asking price and do the repairs themselves. If as buyers you choose this option, ask your home inspector which repairs need to be done right away, and do them. Major repairs to plumbing, electrical, or HVAC require a permit. If a project is too small to require a permit, maybe it shouldn’t be part of the negotiations. As a seller you are not required to fix anything. You can, for example list all known issues with

the house in disclosures and note them as part of the asking price. In most cases however, there will be negotiations as to what the seller will repair or a reduction in the asking price of the home. Generally speaking, no house is perfect and the inspection report is not a to-do list for the sellers. Most buyers and sellers end up addressing problems found in an inspection before closing or by including money in the final agreement to pay for any major repairs. Most buyers are also sellers. If the sellers are not willing to negotiate the resolution of items on an inspection report the sale may fall through. Any issues found listed on and inspection report with then need to be disclosed any future buyers. If you are selling your home you can have a pre-listing or “sellers” inspection done prior to listing the property. You would then have the option of deciding to repair or replace items on the inspection report or list them in disclosures. If buyers see that you have recently repaired or upgraded things they may feel more secure about the rest of the house.
