Infrastructure under way at Markel Homes’ West Grange Project in southwest Longmont LONGMONT – Infrastructure is scheduled to be completed in summer 2018 at West Grange, a new community from Boulderbased Markel Homes. The 126-acre parcel is located at the southeast corner of Nelson Road and 75th Street in southwest Longmont. West Grange backs to hundreds of acres of Boulder County open space, set against rolling foothills and the peaks of the Back Range. Residents will enjoy access to numerous hiking and biking trails as well as convenience to Boulder, Hygiene, Lyons and other Boulder County destinations. The new 23acre Dry Creek Community Park is just south of West Grange, with walking paths and an accessible playground, an 18-hole disc golf course, and Dry Creek Greenway
trail connections. The expanded Lagerman Agricultural Preserve is just down the street on 75th. West Grange has been approved for a build-out of 599 new homes. Current plans call for a mix of single-family and multi-family homes, including single-level and two-story homes, custom homes, duplexes and town homes. Markel Homes is partnering with Denverbased McStain Neighborhoods in the building of homes at West Grange. “West Grange has been years in the planning process, and we’re pleased to be under way on this new multi-generational neighborhood that will appeal to a diverse set of homebuyers, from empty nesters to first-time buyers as well as families,” said Michael Markel, president of Markel
Homes. West Grange borders three award-winning Longmont schools, including Blue Mountain Elementary, Altona Middle School and Silver Creek High School, with parks and playing fields nearby. Walkways and pocket parks will bring green space to the diverse and architecturally interesting streetscape. The stores and shops along Hover Road and Village at the Peaks mall are minutes away. Home buyers can expect to see ground breaking this summer into early fall, with the first homes completed early 2019. Guaranteed Rate offering mortgage assistance program BOULDER – Buying a home isn’t easy, but it just got a little more affordable. Guaranteed Rate is now offering its own Down Payment Assistance program, Give 2 You. This is a national program that offers buyers a two-percent grant from Guaranteed Rate. The way it works is simple: borrowers contribute 3% of the down payment and Guaranteed Rate will contribute an additional 2%, bringing the total down payment to 5%. Of course, this program comes with stipulations. These include: • 30-year fixed purchase transactions only • Conforming loan limits only (with a max of $453,100) • Borrowers must put 3 percent down from their own funds (no gifts can be applied, however borrowers may use retirement funds) • All one-unit property types are eligible • Borrowers must have a FICO score of at least 680 Additionally, Guaranteed Rate will not contribute more than $10,000 (the actual grant percentage is dictated by the appraised value or purchase price whichever is lower).

Borrowers must also meet census tract based income restrictions and purchase a property located in a specific area. The Freddie Mac website offers a map of eligible areas. Home Education may or may not be required. If all borrowers are first time home buyers, then they must obtain a certificate of completion (if someone is a previous homeowner, this requirement is waived). Home Education is needed to close on certain loans. This education strives to turn first time home buyers into informed consumers. It covers the true cost of home ownership, taxes and insurance, Home Owner’s Associations, lenders, money management, credit, the loan process, Realtors, types of
homes, moving day, identify theft, refinancing, foreclosures and other related topics. The Give 2 You program is ideal for anyone buying a home, especially those who need a bit of a financial boost in this hot housing market. It leaves you with more money to apply to closing costs (or put in the bank), it can lower interest rates (by increasing your down payment), and it allows you to eliminate your private mortgage insurance faster. Top five reasons to sell your home early in 2018 BOULDER - If you’re planning to sell your home this year, timing can make a big difference in your home’s final selling BY TOM price. KALINSKI Even though RE/MAX of Boulder statistics show Boulder County’s real estate market remains among the hottest in the country, Realtor.com reports that your “window of opportunity may be rapidly narrowing.” “We’ve seen two or three years of what could be considered unsustainable levels of price appreciation,” says Javier Vivas, director of economic research for Realtor.com®. The key word there is “unsustainable.” Changes on the near horizon suggest you should get going and be among the first to sell your home in 2018. Here are the top five reasons:
1. Interest rates remain historically low While interest rates have already increased from the recent lows, today’s 30-year mortgage rates at just above four percent still draw buyers into the market. But experts predict rates will rise to a less enticing five percent before the end of the year. With rate hikes expected to continue, you should list your home earlier in the year. You will not only sell your home more quickly, if you’re buying another home, you’ll benefit from the lower rates. 2. Inventory is tight and demand high In the red-hot housing market of Boulder County, buyers far outnumber available homes for sale. Tight inventory is a trend that extends across the nation. And the housing shortage will likely get worse before it gets better: Realtor.com predicts inventory will see a decline of 4 percent yearover-year by March. Inventory shortages result in quick sales, bidding wars, and proseller terms. This can be especially
true in areas like Boulder County, where a prolonged shortage has persisted for years. Cash buyers are also a factor, making up 22 percent of all home sales nationwide in November 2017, according to the National Association of Realtors®. 3. Home prices are still increasing While home price increases in the Boulder area have moderated recently, prices are still rising. But with interest rates increasing, slowing price appreciation is expected to continue. By listing your home sooner rather than later, you’ll avoid the cooling trend. 4. Buyers are better off financially “Incomes are growing and people are finding better and more stable jobs,” Vivas says. High consumer confidence, low unemployment, and stock market surges make buyers feel good about their financial outlook. In fact, the Fed projects an unemployment rate of below four percent for the first time since the
1960s, reports Realtor.com. All of this fuels home sales, which grew 5.6 percent nationally in November 2017, reaching its strongest pace in nearly 11 years. 5. Millennials want to buy More and more millennials are entering their 30s, a time in which taking the homeownership plunge becomes increasingly desirable. Realtor.com data suggest that this demographic group could account for 43 percent of home buyers taking out a mortgage in 2018, equating a three percent year-overyear increase. BOULDER – When Boulder achieved the elusive million-dollar town status – meaning the average sales price of a home is a cool million – the talk of a housing bubble became the go-to chatter around the water cooler. (Or the kombucha kegerator – this is Boulder, after all.) Indeed, Boulder reached its seven-digit status in quick fashion. In 2013, home prices were averaging around $600,000; by June 2016, that number ballooned to $1,000,000 – an impressive increase in a short amount of time. But before we talk about the possibility of such a bubble bursting, let’s first pinpoint the cause of the sharp rise in real estate prices. The first thing that comes to mind is the tried-and-true axiom of “supply equals demand.” Since the adoption of intentional slow-growth policies, Boulder’s housing inventory will forever be limited. In 2013, when prices started jumping by ten-plus percent annually, residents and would-be residents alike wondered, “What’s happening?” What was happening had actually been going on for several years. The impetus of this skyward trajectory found its footing prior to 2013, guided by the business decisions of several local influencers: Kimbal Musk, Brad Feld, and tech giant Google. Meanwhile, a cultural shift at our beloved University of Colorado provided the proverbial lightning in a bottle. In April 2004, Kimbal Musk (brother of Tesla’s Elon) opened The Kitchen Boulder, a community bistro that has consistently been named one of America’s top restaurants. This local empire eventually expanded, adding The Kitchen Upstairs, a swanky cocktail lounge directly above The Kitchen Boulder, as well as The Kitchen Next Door, a casual American eatery, just to the west of the original restaurant. This was the beginning of a world-class row of restaurants on the west end of Pearl Street. Brad Feld has been a Boulder resident since the mid 1990s, but it wasn’t until the mid 2000s that his influence took to the larger stage,
when he cofounded the startup accelerator Techstars alongside the venture capital firm the Foundry Group. These two sought-after tech companies paved the way for Boulder’s burgeoning startup crowd. Subsequently, it was these entrepreneurial hipsters who paved the way for an even larger tech influencer, Google. (Heard of ‘em?) Since the mid 2000s, Google has had a quiet presence in Boulder, but when word spread of its new state-of-the-art, 330,000-squarefoot campus at the southwest corner of 30th Street and Pearl Parkway, it became the talk of the town. With the promise of 1,500 highly paid techies flooding into our city, Boulder began to be compared with other tech hubs where housing prices have soared exponentially. (Palo Alto, we’re looking at you.) The University of Colorado has always had a great influence on Boulder. The renowned university has been the catalyst behind acronym institutions like NIST, NCAR, and even IBM. And CU Boulder’s influence extends beyond scholarly enterprises: in 2011, CU athletics officially joined the Pac-12, ending its affiliation with the Big 12 Conference. Culturally, this switch moved Boulder from the midwest to the west coast. With the combination of these academic and cultural shifts, Musk’s world-class culinary ventures, Feld’s start-up innovations, and Google’s Silicon Valley mentality, it’s clear where Boulder’s increased desirability came from. Now, back to that bubble. A housing bubble is defined as “a temporary condition caused by unjustified speculation in the housing market that leads to a rapid increase in real estate prices.” No doubt, Boulder has seen a rapid increase in real estate prices, but this sampling of influential changemakers (just to name a few) proves that the speculation is far from unjustified. Why purchase a multi-unit residential property? – Part 1 BOULDER – Are you thinking about building your real estate portfolio, or have you started already? Do you need an income stream? In this three-part series, BY DUANE I will outline DUGGAN why owning a Realtor and Author multi-unit rental RE/MAX of Boulder property could offer benefits that set it apart from single-family rental properties – and I will walk you through the steps and considerations that you can anticipate as you explore this purchase.
Why invest? Cash flow The primary reason to invest in a multi-unit property is monthly cash flow. As the number of units increase in a single building, the Gross Rent Multiplier (or gross rent for the year compared to the purchase price or GRM)

will typically go down. When a multiplier goes down, the monthly cash flow will go up. The GRM is just a quick and dirty method to analyze a building. It does not take into account factors such as operating expenses, owner-paid utilities, and vacancies – because it only calculates gross income, not net income – but it will
often eliminate a building from consideration immediately if it isn’t even close to market value. Efficiency Compare buying a 25-unit residential property or apartment with buying 25 single-family homes or condos. To buy 25 condos or houses you would
need 25 loans, 25 appraisals, 25 insurance policies, 25 closings, etc. In other words, it is much easier to buy one 25-unit building than it is to buy 25 individual properties. Then once you own it, management is so much easier for 25 units in one place than to manage 25 single-family homes or condos.
5 things to hide when your home is listed for sale LOVELAND – Buyers evaluate a lot of information when seeing a home. So many things contribute to how buyers feel in that home, what BY SUZANNE they consider PLEWES to be the RE/MAX Alliance home’s value, and whether they have any interest at all. Unfortunately, sometimes a seller’s belongings can give buyers the wrong impression. If you’re selling a home, here are some things that you should intentionally hide before showing it to potential buyers. Personal mail Let’s face it, people are nosey. If you leave mail around, chances are, some buyers will take a peek at it. They won’t open your mail, but they’ll look to see who you 6

may be getting mail from. Could that information give buyers a certain impression of who you are, or worst, what your motivations may be? For instance, if you have past due bills, correspondence from attorneys, etc., buyers may think you are desperate to sell. They may negotiate with you a bit differently as a result. Eliminate the possibility of both accurate and inaccurate impressions by hiding your mail. Political paraphernalia Politics are a hot topic nowadays and people can have some very strong opinions of supporters of one party or candidate versus another. Politics shouldn’t change the way you feel about a home or negotiate with another party, but people can’t help but do so in today’s political climate. It’s best to eliminate this factor in your home sale by hiding anything related to politics. This includes yard signs, clothing, mail, and pictures.
Paperwork with personal information Although most home buyers are legitimate buyers, there are some instances of people posing as buyers to gain access to homes. With identity theft on the rise these days, you should take measures to protect your personal information. Be sure to hide any paperwork that contains information like birth dates, social security numbers, bank accounts numbers, etc. Put such documents in a secure location while your home is listed for sale. Signs of problems There are certain items in your home that may indicate problems or inconveniences. For instance, if you have a space heater, buyers will assume that the particular room gets cold or that your heating system is insufficient. If you have multiple locks on your doors, bars on your windows, or a baseball bat near your bed, they may think the neighborhood is dangerous. If you have water
sensors in your basement, they will assume that your home is prone to flooding. In many cases, these impressions may be wrong as you may have those items for a different reason. Take a look around your home for items that could give the wrong impression about your home or neighborhood. It’s best to remove these items before showings. Summary The above are just 5 examples of things that you should hide before listing your home for sale. An experienced listing agent can walk through your home and identify other things that you may want to move or hide. What to consider? Shopping for a multi-unit property As you shop for a multi-unit building you are seldom allowed to see all of the units before writing a contract because often just a couple units will be shown. After you write a contract, you can usually get into all of the units during the inspection or appraisal. There are also cases where an owner will not allow you to see any of the units until you write a contact conditional upon inspection. In addition, obtaining the financial numbers such as rent roll, operating expenses, etc. from an owner for you to analyze is can be difficult. Once you do have those numbers, experience will help you quickly determine if an owner’s numbers are realistic, and from there calculate what the reasonable projections are likely to be. The contract In Colorado, the contract to purchase a multi-unit building is the same as a single-family home as long as it does not exceed four units. Once the 5-unit threshold is reached, the contract is a commercial contract, rather than a
residential contract. A number of additional provisions are generally used to allow for due diligence. Ownership It is typically not a good idea to own an apartment building personally. Too many things can happen, and you should limit your liability. This is done by creating an entity such as a Limited Liability Company (LLC). Apartment owners with multiple buildings might have an LLC for each building and may even form a Limited Liability Limited Partnership (LLP) that owns all of the LLCs. It is best to consult with an attorney and a CPA to determine which form of ownership works for you. Once you determine what form of ownership works for you, the next step is to coordinate with the lender’s requirements. Some lenders will let you buy the property in the name of the LLC while others will not. If the lender will not let you initially sign in the name of an LLC, you can work with your attorney to transfer the title to the LLC later, for liability protection. Financing Financing for 5+ multi-units is
completely different than financing for single-family homes and condos. In fact, the lenders are different and the source of funding for apartment financing is different. Typically, there are no 30-year fixed rate mortgages, but different forms of adjustable mortgages are available. Closing costs can vary substantially between lenders. It is very important to shop around and create a relationship with a lender prior to making a purchase. In Part 2 of this three-part series, I will discuss areas of consideration for financing and for evaluating a multi-unit property. Double your houseplant fun LONGMONT – Admit it, at one point in your life you’ve coveted someone else’s plant. Sure, you may have been younger and impetuous, or in a weak moment BY CAROL after moving to O’MEARA a new home, but Colorado State at some time, University Extension someone had a houseplant you wanted for your own. So you took a clipping and hurried home to stick it in a pot of soil, water it lovingly and place it in the sun. Where it promptly croaked. Before giving up in frustration, consider a few tips for houseplant propagation, and go back to your friend to ask for another chance. But keep it legal. Many varieties are under patent and can’t be propagated without permission. Take a moment to look up the plants’ patent before you take a cutting to avoid a visit from the plant police. Resist the temptation to send cuttings to friends in far-flung locations, such as other states or countries. Quarantines on plant material are taken seriously and the enforcers of these rules

can be stern in their pursuit of transgressors. When planning to propagate a houseplant, several techniques will come in handy. Sterilize cutting tools in boiling water, and use clean pots with fresh potting soil. Moisten the soil before filling the pots. Rooting hormones are useful, so tip some of the powder onto a paper towel to dip cuttings into. What: Stem cuttings. Plants sporting leaves along stems, such as Swedish ivy, pothos, or wandering sailor can be propagated by stem cuttings. At each leaf section are nodes that stretch into roots. If the plant’s stem is soft they need immediate planting, but succulents often do
getting divided every few years. How: Division consists of pulling the plant from the pot and cutting down through the rootball to make several sections of the original plant. These are then potted up separately. But not all plants like to be divided, so chose those that sprout from many crowns from which they grow. What: Rooting with adventitious roots. When roots develop at points on the stem or on plantlets that shoot from the mother ship, half the work of coaxing plants to propagate is done for you. Spider plants and dendrobium orchids sprout obvious roots from offshoots. How: With orchids, clip off the plantlet just below the roots and pot it up, with spider plants, leave the plantlet attached to the mother while potting it into a new container. Scrape the long stem slightly one inch from the plantlet to promote rooting. better if allowed to sit for one day to callus over the wound. How: Pinch or clip stems just below a leaf, remove the lower leaves, dip in water, then in rooting powder and push into potting soil. Firm soil up against the stem and enclose the plant, pot and all, in a plastic bag to hold in moisture. Place in a dim room and once per day, open the bag and spritz the plant with water. After two weeks, remove from the bag, keep in the dim room and continue to mist daily until new growth sprouts. At this time, move the plant into light and treat normally. What: Leaf cuttings. Plants with fleshy leaves sprouting from a central crown, such as African violets, rex begonias or peperomias, can be rooted from leaf cuttings. How: Clip medium sized, healthy leaves, being sure to include one to two inches of petiole – the stalk attached to the leaf. Plant the petiole into damp potting soil, but plant it shallow, only one half-inch deep. Enclose in a plastic bag and treat similarly to a stem cutting, keeping evenly damp but not moist. Leaves should root in one month, with plantlets appearing four-six weeks later. Once plantlets have three or more leaves, they can be gently transplanted into their own pot. What: Division. Like perennials, some houseplants do best when

Homes are built by many different contractors, plumbers, electricians, drywall installers, framers and painters, any one of them could have had an off day. You should make sure you don’t end up paying for it later. Many people ask why hire an inspector if the county/city inspector has already inspected the house. The answer is, the county/ city inspector is there to insure the house meets code, your inspector works for you. After receiving your pre-drywall inspection report it is a good idea to have your real estate agent arrange a walk-through with the builder or site superintendent so that all parties can agree on how
to proceed. This is also the time to see if you can add items you may have missed during design meetings. For example, adding an electrical outlet in the floor of a living room for a reading light. Take pictures or video during your walk-through so you know what is behind the walls should you decide to change or add something in the years to come.
