How does a Federal rate increase affect mortgage rates? BOULDER – In news from the financial world, it’s expected that the U.S. Federal Reserve’s Open Market Committee will raise interest rates before BY MICHAELA the end of the PHILLIPS year. Experts Guaranteed Rate, Inc. are predicting a 60% chance of an increase. This is exceeding expectations; just recently, experts set the odds of an increase at around 25%. Worth noting is that – in 2015 and 2016 – the Fed did increase interest rates as the years drew to a close. But, what does this mean for mortgage rates? Many people assume that the Fed controls mortgage rates: they don’t – Wall Street sets that tone. However, the Federal Government does wield influence. Once they meet to discuss interest rates, they issue a press release discussing the economic forecast. This is issued to the public, available to bankers, home owners and everyone else. When this press release discusses the economy in positive terms, mortgage rates tend to rise. When it discusses a more negative view, mortgage rates tend to decrease. When the press release is a mix of both positive and negative (as they have been most recently), mortgage rates can go either way. They can also remain

relatively stable. In present day, the economy is thriving but there are obstacles to long-term growth. Inflation rates, for instance, remain low, something that’s not conducive to economic prosperity. This mixed message leaves mortgages variable and makes locking in a good rate even more important. Of course, home buyers can also benefit from listening to what the Fed is saying. Inflation, as mentioned above, is something upon which the Fed often focuses. This is important because there is a direct link between inflation and mortgage rates: when inflation increases, mortgage rates do, as well. Wall Street knows this and pays
attention to what the Fed says, particularly as the findings relate to inflation. In today’s market, inflation is falling below the Fed’s target rate (which is 2 percent each year). This is good for home buyers, but it’s also something that may not last. As the name implies, inflation is designed to increase. If you’re in the market to buy a home, purchasing while inflation is low is a smart move. It’s not the only thing that factors into mortgage rates, but it’s certainly among the biggest contributors. A quarter of Denver renters are severely burdened by prices, Harvard study says By Aldo Svaldi The Denver Post (TNS) DENVER (Dec. 16) – Nearly one in four renters in metro Denver spend half or more of their monthly paychecks just to keep a roof over their heads. As high as that number may sound, an even larger share of households renting in Boulder, Pueblo, Fort Collins, Grand Junction and Greeley pay that high an amount of income in rent and utilities, according to the latest America’s Rental Housing
report from the Joint Center for Housing Studies of Harvard University. “There are some hard tradeoffs, and it has consequences for the broader economy,” said Jon Spader, a senior research associate at the center of having so many households with so little disposable income left after covering housing costs. Burdened renters are defined as those who spend 30 percent or more of their monthly incomes on rent and utilities, while severely burdened renters are defined as
those who spend half of more. In the Denver-AuroraLakewood metro area, with a median household income of $48,000 a year and a median monthly rent of $1,283, half of the households who rent are burdened and 24.4 percent are severely burdened, according to the report. 5 ways to research a neighborhood before buying Talk to neighbors Neighbors are generally nosy, so they can be a wealth of information. Find a friendly neighbor to chat with. Ask them about the area, what they like, what they would improve, what changes are planned, etc. They may even have some history on the house that you’re interested in buying. Neighbors can provide valuable insight.

Give yourself a tour At home showings, you normally drive up to a home, visit for a short period of time, and then leave. There’s little time to get to know the actual neighborhood. So, here’s a thought. If you like a particular area, come back and give yourself a tour. Drive up and down nearby streets. You may even park and take a walk. This can give you a different sense of the neighborhood, especially if you visit at different times or day or different days of the week.
Read the local newspaper If you want the latest scoop on politics, crime incidents, local businesses, etc., pick up the local newspaper. They may even have an online version that you can easily find. Browse through headlines to get a feel for what

How can you avoid hiring the wrong contractor? By Megan Linhoff, Angie’s List Whether you’re fixing a small plumbing leak or building a home addition, hiring the wrong contractor can come with serious consequences. Not only could you end up paying for project delays, unnecessary add-ons and shoddy work – or in the case of a noshow, no work at all – but in some cases, you could even set yourself up for more expensive repairs or put your home and family at risk. Fortunately, there are a number of things you can do to ensure you’re hiring a trustworthy, qualified service professional. Avoid scams Be wary of any contractor who demands money up front, pressures you for a quick decision or goes door-to-door in your neighborhood looking for business. A reputable contractor will never ask for cash or require full payment for a job before it’s started. And fly-by-night contractors are known to solicit work they never plan to deliver. Do your homework Always interview at least three contractors before making a hiring decision. Take the time to read verified online ratings and reviews about service professionals in your area. And be sure to request and check references from every prospect. For cosmetic projects, request before and after photos. And if you’re hiring for a big project like landscape design or a home addition or remodel, ask to personally visit completed projects in your area. Check credentials Many states require contractors to uphold a state or local trade license to perform work. Where this applies, verify the validity of every prospective hire’s licensure through the appropriate regulatory agency. Also, ask every contractor to provide proof of bonding and liability and worker’s compensation insurance. These are not only important indicators of quality and reliability, they’re also designed to protect you should an accident occur on your property. you should ask every contractor three standard questions in your initial interview. A service professional’s answers to these questions will help to determine whether they’re a good fit for your project: How long have you been in this business? What is your experience with projects like mine? Can I get a contract and all change orders in writing? First, a professional who’s been in business for a while will not only have more experience than someone new to the field, but they will also be more likely to have worked out the kinds of administrative kinks that cause project delays, budget overages and other issues. Second, a professional with a great deal of experience working on projects like yours may be most likely to complete the project to your satisfaction. And third, getting a formal, detailed contract – and getting all subsequent promises and agreements in writing – is one of the best ways to avoid miscommunication and ensure a successful outcome. If a contractor refuses to formalize a contract, this is a red flag. And it’s a good indicator that you should hire a different service professional. Trust your gut Sometimes, even the most qualified contractor will simply rub you the wrong way. Trust your gut. Don’t settle for a contractor you’re not comfortable with. BOULDER – When your home goes under contract there is almost always an inspection scheduled by the buyer. The first thing you should do to get your home ready for an inspection is clean it. A clean house says you care about and take care of it. Leave all utilities turned on even if the house is vacant. The inspector will need to turn on the stove, run the dishwasher, test the furnace and air conditioning etc. Without the utilities on, the inspector may have to reschedule, which could delay the closing of your transaction. Remove anything that may be blocking access to your furnace, air conditioner and water heater. The inspector will need three to four feet of working space to inspect these items. Provide easy access to your basement and/or crawl space and attic as well. There should be easy access to all exterior areas of the house. In the summer, cut down dead tree branches and clear brush from the foundation. Move items such as trash cans and BBQ grills away from the house. Leave the remote controls for your garage door opener or a key if the garage is
unattached. Unlock the covers for your electrical box and sprinkler system. If there are any out buildings be sure to leave keys. In winter clear snow from driveways, walkways, decks and patios as much as possible. Buyers will often meet the inspector for a walk through towards the end of an inspection and would feel uncomfortable asking questions if the owner is present. Try to schedule a time for the inspection when you can be out of the house for at least three hours and be on time. Sometimes home inspectors are early. If you have pets, take them with you if possible. Finally, all invoices and documents regarding remodeling projects or new items such as a roof or furnace should be available to the inspector. If you’ve upgraded the electrical from ungrounded to grounded, installed a new roof, replaced a furnace or simply replaced a leaky faucet, find the paperwork. It will give the buyer peace of mind to know those items were re-inspected.

Last-minute gift giving for first time home buyers BOULDER – Saving for a down payment on a home is the most difficult step in the process of buying a home for 25% of first time buyers, according BY DUANE to the National DUGGAN Association of Realtor and Author Realtors (NAR) RE/MAX of Boulder 2017 Profile of Home Buyers and Sellers. Of those buyers, 55% said student loan debt delayed them in saving for a home. Now couple those issues with the high price of real estate in the Boulder area, and it makes it very difficult for first-time buyers to get started. In fact, according to the same profile from NAR, the typical first-time buyer might delay a purchase for three years to save for a down payment. In an appreciating market such as in the Boulder area, purchasing the first home gets harder as time goes on. NAR also says that 25% of first-time buyers depended on a gift from a relative or friend to help with the down payment. This brings us today’s topic: gifting money to first-time buyers to help purchase their first home. In 2017, you can gift $14,000 per person without any tax considerations. For a married couple giving to a child, that adds up to $28,000. In addition to a first-time buyer’s savings, that could be enough to make the purchase happen. However, in many cases it isn’t. If a couple decides to gift more than the $28,000, any additional amount will be applied to the estate tax credit of $5.49 million. Before gifting, you should check with
In addition to any gift funds they might receive, they can make their own contributions to it and watch their down payment funds grow. The annual contributions are limited to the same gift amounts as above: the $14,000 and the $28,000, respectively. There is no time limit on how long the account can be open. That means a grandparent can even open an account now to start saving for a grand baby’s future home. To qualify for a FHSA you need to be a first-time buyer, but there are exceptions. If you were married, now divorced for three years, you still qualify. You can buy a home with someone that has owned a home, just as long as you have not owned a home before. It is easy to get started! Almost any kind of account you can set up in a financial institution can be in a FHSA. Examples are savings accounts, money market account,
CDs, stocks, bonds, mutual funds, and even insurance. If you are just getting started, you can open a new account, or you can designate an existing account to become your FHSA. In this season of giving, why not get someone started with a gift and then help create a plan for monthly contributions to a FHSA to save up for a specific down payment by a specific date? Be sure to consult your financial planner, accountant, mortgage loan officer, and Realtor to create a plan that is just right for your situation! That said, the number of renters will continue to rise, especially among higher-wage earners. In 2006, only 12 percent of U.S. households earning $100,000 or more were renters. But by 2016, 18 percent of households with that high an income were tenants.
Metro Denver added 91,000 additional renter households from 2006 and 2016, Spader said. Of those, nearly four in 10 represented households making $100,000 or more a year. Metro Denver, over the past decade, has lost 55,000 units with rents at $850 or less a month and added 95,000 units with rents above $1,500 a month, Spader said.

The ability to establish this account came from the Colorado Legislature as House Bill 16-1467. Any Coloradoan can set up an account to be used towards down payment and costs associated with the closing. Setting up this account allows the down payment to grow free of any Colorado taxes on any gains in the account. Up to $50,000 can be placed in the account and it can grow to up to $150,000 without taxation. The “tax benefit” isn’t all that significant in and of itself, but it does help. Perhaps even more important is that it creates the structure of saving for the down payment for that first-time buyer.

egendary basketball coach John Wooden once said it isn’t what you do, but how you do it. Ken Roth, managing broker at Boulder real estate firm Goodacre & Company, applies this principle to helpings clients buy and sell their homes. What do you do, he asks, when you’ve spent two months working with someone on purchasing a home, only to see it fall apart? “You don’t push a client too hard toward a sale if they don’t believe it’s in their best interest,” he says. “I treat my clients as if I were the one buying the house.” That approach has served him well at Goodacre & Company – a Boulder institution since 10

Roth came into real estate in 2001 after 30 years in manufacturing. In eight weeks, he secured his real estate license and was off to the races. Two years later, he joined Goodacre and has been there ever since. He credits company founder Bill Goodacre’s deep community connections with the company’s longevity and success. “Bill is truly Realtor emeritus,” he says. The notion that Boulder’s Realtor community is friendly despite the lack of inventory might surprise some. But, Roth

They all know we’ll hold up our end of the transaction. We help each other out, and that’s different than what you find in some big city markets. Our goal is simple: no drama.” Ben Roth, Ken’s son, had the real estate bug early on. He got
his real estate license at 18, and immediately started working in property management and leasing and, while in college, a showing service. In 2012, Goodacre was retooling its front desk position, looking for someone with both people skills and marketing aptitude. When a great candidate was not coming along, Ken was still somewhat surprised to learn that his own son wanted to give it a shot. “This position is a good fit for me,” Ben says. “I have always been interested in real estate, in houses, in design, and I enjoy the great relationships with clients.” Five years later, father and son work closely and Ben is preparing to close on his third personal purchase. As a broker associate and marketing guru, he can cover for his dad when he’s out of town and also showcase his marketing and design talents for many of the company’s products. Working together as a family is classic Goodacre. It’s not something Ken saw coming when he once imagined what he and his sons would do workwise, but that’s what happened. Ken’s son Zach works in manufacturing for Studio Shed in Louisville, and of course Ken himself is a recovering mechanical engineer. They have that connection. With Ben in real estate, Ken passes on his knowledge and work ethic in this industry, too. “It’s very rewarding for me as the managing broker to help move new people along,” Ken says, “and Ben being my son, even more so.” “I haven’t run him off yet,” Ben chuckles. “It’s been great working with my dad. I have learned a ton from him. His experience is a huge asset to me.” It’s not all work for the Roth boys, though. That would never work. Ben, a national champion of competitive indoor rock climbing at age 13, got Ken into climbing. They also hit the slopes and hike together. And perhaps the most Boulder thing about them is that they brew beer together. In the garage. In fact, their Belgian double Christmas ale – Bad Santa – is fermenting as you read these words. Ken can see retirement on the horizon, which in the real estate business doesn’t happen all at once. One slowly steps away. Conceal electronics Wall-mounted televisions are the rage, but a blank screen is not so festive. For a happy new year, follow tradition LONGMONT – The cycle of the calendar has revolved once again and we find ourselves on the cusp of a new year. This is the time to ring out the old BY CAROL and welcome the O’MEARA new, so if you’re Colorado State looking for a University Extension way to celebrate, look to tradition to help you along. We’ve got a few ideas for how you can have fun with a bit of folklore on January 1. In Spain, the tradition is to eat 12 grapes at midnight – one grape every chime of the clock. Each grape represents a month of the outgoing year; seedless grapes are best for this unless you have a reason to spit when remembering some months of 2017. Because lentils are circular, flat disks, they represent coins in some Latin American folklore. The lentils are secreted into pockets, purses, or nooks where people want to find money the following year. Chilean traditions say they can be eaten,
too, to ensure plenty of work and money in the upcoming year. Scottish and English myths hold that the first person to enter a home after midnight augurs the luck – or lack thereof – for the following year. Known as First Footer, the ideal person for this is a tall, dark, handsome male carrying coal, a loaf of bread, and whiskey. Clearly the originators of this haven’t been to Colorado, where the first thing to enter is likely to be a Box Elder bug. They aren’t tall, dark, and handsome; perhaps short, flat and annoying means they’re harbingers of struggle. The challenge with having a six-legged First Footer you don’t want in the home is that a different tradition warns against having anything leave the house on New Year’s Day, aside from people. Signifying that you won’t lose anything important to you, keeping everything buttoned up inside the home is serious business and even garbage should be put out the night before. Not letting anything leave on New Year’s Day might not square up with the ancient Babylonians, however, who believed that this
was the time to return borrowed farm equipment. January 1 is a great time for this; the gardens are quiet for winter and you don’t need another item cluttering up the garage. Returning that hoe to hang in someone else’s shed for months is a pretty good tradition. Go ahead and borrow it again next summer. For some, New Year’s Day is the time to cleanse the home of evil spirits, which is done by tossing pails of water out of the windows. Given the extreme dry season we’ve had so far, this might not be a bad idea. Just aim for the lawn, base of trees or shrubs. Keep the pails light so you don’t damage branches or your back when flinging that water. In other locales, driving out evil spirits was done via noisemaking. People in ancient Thailand believed firing guns frightened off demons (please don’t do this), while colonial Americans shot pistols into the air (please don’t do this either). Turn your energy into blaring on toy horns or kazoos, then save them for use chasing squirrels in summer. Both Belgium and Romania
reportedly have a tradition of talking to their cows, including wishing them a happy New Year and otherwise communicating with them. For a gardener, this is sound advice: find a cow, look deeply into her eyes, and ask politely for manure. I’m just kidding – please don’t. If you don’t know her well, that cow will not be amused. Visualize it instead. However you plan to celebrate the day, remember to toast your landscape with a big, slow drink of water. The plants need it and will thank you with growth and prosperity next summer. 10 style trends for 2018 By Cathy Hobbs Tribune News Service With a new year fast approaching, what’s in and what’s out? As 2017 rolls out and 2018 ushers in, there are some clear design trends that are taking shape. Many are tied to lifestyle trends now impacting home decor. Design Recipes has compiled a list of trends we see taking shape in 2018. 1. Local materials. Similar to the farm-to-table movement in food, in home decor, many businesses – including even larger retailers – are incorporating the work of local artisans into their product mix. 2. Gray, black and taupe. More than ever, muted colors are dominating the color landscape. Why? Because of the versatility of neutral colors. Neutral colors don’t have to be boring; they can easily be added to any pop of color or accents. 3. Brass. No longer considered outdated, brass is now a popular

and modern finish that is present on a lot of case goods as well as lighting. 4. Vintage. One of the trends that will be elevated in 2018 will be the use of blending old with new. So-called conversation pieces will be on trend that can easily be incorporated and blended into a modern palette. 5. Recycled, repurposed and reclaimed materials. These days people are more socially conscious than ever, and in nearly every city there is an ever growing group of local craftsmen producing gorgeous furnishings such as wood slab tables and custom furniture. 6. Metallics. Silver, brass, chrome and metal will be hot in 2018. Hardware will be on trend as a way to make a statement, whether through kitchen cabinets or furniture pieces. Additionally, soft goods will be influenced by the presence of metallics as far as pillows and bedding. 7. Anything hygge. Hygge is a Danish word (pronounced hoo-guh) that essentially
