Real Estate Conference to explore shifting markets in Boulder Valley BOULDER – The tenth annual Boulder Valley Real Estate Conference will offer a packed day on Wednesday, November BY TOM 29, exploring KALINSKI trends and RE/MAX of Boulder shifting market conditions for Boulder County commercial and residential real estate. Organized by BizWest and RE/MAX of Boulder, the event will deliver an intensive schedule of national keynote speakers and panels made up of local real estate experts and development officials. More than 500 real estate professionals and anyone interested in the local real estate market are expected to attend. Attendees get insights into coming residential trends, commercial activity and significant developments in Boulder and Broomfield counties. The conference kicks off with Lawrence Yun, chief economist and senior vice president of research for the National Association of Realtors talking about the national outlook for 2018. He will discuss what to expect as 2017 – a year characterized by strong residential real estate markets – closes. Next up, “Lots to Be Desired” looks at the challenges of dwindling supplies of developed lots in larger communities, contrasted by opportunities in poised-for-growth smaller towns. First mortgages, second mortgages, and home equity lines – what’s the difference? LOVELAND – You’ve heard the terms first mortgages, second mortgages and home equity lines, but what do they really mean? These terms can be BY SUZANNE particularly PLEWES confusing for RE/MAX Alliance first time home in Loveland buyers who imagine having two full mortgages on a home. But, that’s not actually what it means. Here’s a quick explanation of the terms. First mortgages First mortgages are exactly what the words imply. They are the primary mortgage on your home. You normally obtain this when you first buy a home. First mortgages are first in line to be paid off when you refinance, sell or default on the loan.
Second mortgages In some cases, you may be looking to borrow more money to access the equity in your home. Your options are to refinance the first mortgage and borrow a higher dollar amount, or you may choose to obtain a second mortgage. Typically, you are limited on what you can borrow on a second mortgage. Most lenders will only approve a second mortgage for up to 80% of the value of the home, with the first mortgage included. What does this mean? Let’s run through an example. Imagine your home is worth $300,000. 80% of that value is $240,000. If the balance on your first mortgage is $200,000, that leaves only $40,000 available to be borrowed against with a second mortgage. As you can see, a second mortgage doesn’t allow you to overlap with the first and borrow twice as much as your home is worth. It’s merely an additional mortgage that may allow you to
borrow against your equity in the home. Why a second mortgage instead of a new loan? You may be wondering why someone would obtain a second mortgage instead of refinancing their first mortgage for a higher amount. Here’s a possible reason. If the interest rate on the first mortgage is extremely low, you wouldn’t want to refinance the entire loan into a higher interest rate. It would cost less to keep the first mortgage (at the low rate) and obtain the second mortgage (for a smaller dollar amount but at a higher rate). Simultaneous first and second mortgages In the past, lenders would allow you to obtain a first and second mortgage at the same time (when purchasing a home). The first mortgage would be for 80% of the home’s value and the second for up to 20%. This was a way to avoid PMI on the first mortgage. Unfortunately, this is no longer a common offering. Second mortgages versus home equity lines Second mortgages are similar to home equity lines in that the limit
for all loans combined would not exceed 80% of the home’s value. Where they differ is the structure and flexibility. A second mortgage has a defined interest rate and set length of time for repayment. Additionally, the total amount borrowed would be given to you as a lump sum when the loan closes. Home equity lines are more flexible. They are normally “credit lines” that you can withdraw from when needed. You could end up taking out smaller amounts of different increments and at different times (until you reach the limit). Additionally, the interest rate is normally variable and calculated against only the current amount withdrawn. Summary So, there you have it. Now that you know the difference between these mortgage terms, you can better evaluate your options when it comes to buying a home or needing to borrow against your equity. The realities of fix-and-flips – part 2 The following article is a summary from the book, “Realtor for Life”, written by Duane Duggan. – Permanent loan to keep and hold – Permanent mortgage to purchase, cash for improvements – Buy with a short-term loan, fix up, hold a year, then exchange for other property – Owner-occupied renovation financing is definitely easier to obtain, with programs such as the FHA 203k program.

In my BY DUANE previous article, DUGGAN “The Realties Realtor and Author of Fix-and-Flips RE/MAX of Boulder – Part 1,” I discussed building a team of experts, which you will need as you move forward with any renovation of a property. I also provided a Cost Analysis Worksheet to help you assess the costs of the fix up. Here are additional areas you will need to consider as you think carefully about undertaking a fix and flip. Short-term financing Sometimes it is more economical to make an arrangement with a commercial banker to provide short- term financing while the property is being renovated. With a short-term commercial loan, you would hopefully be able to have the home resold before the loan comes due. This way you would never have to apply for a permanent loan on the property. If you have a knack for style (and craftiness!), you can be your own interior designer and decorate your space with beautiful DIY pieces. Whether it’s a gallery wall hanging above the sofa, a customized shelving unit or a beautiful rug, you can easily create a complete and professional look yourself. Here are some of our favorite DIY decor ideas to give your living space a boost of style and design. One-of-a-kind plant stand House plants are trending in home decor right now – and for a good reason. They’re aesthetically pleasing and add a clean, fresh touch that easily brightens up any space. They also look especially vibrant and stylish when placed next to your couch. Looking for a one-of-a-kind way to display your greenery? Try making a plant stand with your own twist. Start with a metal plant stand and supplies to make it your own – spray paint, rope or stencils – look at your surrounding furnishings and choose something that 12

else that highlights your home’s personality. Place the items in a perfectly symmetrical design or with varying heights and dimensions. It can instantly transform the look and feel of your living room. Before you hang up your photos and art, sketch out how you’d like it to look. You can even use kraft paper: Cut out frame shapes and hang them with masking tape as a trial run before you hammer the first nail into the wall. Need inspiration for your display? Mix and match oversized prints with small and mediumsized frames. Or, choose frames of the same size and arrange them in a geometric grid – the options for your gallery wall are endless! For that extra touch, give attention to what you place in the frames as well: Use all black and white photos for a sophisticated look, or sprinkle in pops of color with your favorite pieces of artwork for an eclectic vibe.

Mounted shelving unit Sometimes decor can be just as functional as it is beautiful. Case in point? A mounted shelving unit. These shelves are customizable to the needs of your space – perfect for those who have plenty of room, as well as those who have uniquely-shaped spaces that may not fit a standard set of shelves. To create your shelving unit, you’ll need twin track uprights, brackets and wood boards (cut to the dimensions you need). You can keep the wood boards as-is for a more natural look, or you can stain or paint them a color that complements your existing furniture and decor. Hang the twin tracks in whatever design you’d like, mounting your brackets and placing wood boards atop them (use a level to help you!). Add special trinkets from your travels, small photo frames and tiny potted plants (in addition to books, of course) to customize your one-of-a-kind storage solution.

Overdyed rug When it comes to decorating your living area, nothing looks more thoughtful and cohesive than a stylish rug layered underneath the sofa. Sometimes finding a rug that has that extra pop of color and
style can be difficult, though. The solution? Make it yourself! That’s right – you can actually make an overdyed rug in the color – or colors – of your choosing. Start with a freshly vacuumed faded or light-colored rug. (The rug can have a pattern – the dye will brighten the background color of the rug, while keeping the pattern visible). Then, select a dye appropriate for your rug type. Follow dying instructions and rinse the rug thoroughly. Finally, spray the rug with Scotchgard to keep the colors intact. Tip: Use a rug mat to prevent any color bleeding. Once you’re done, you’ll have a brightly colored rug that’s high on design – and one that matches your existing furniture and decor perfectly. Floor pouf Sometimes you need to add extra seating to your living space, but you don’t want to introduce another chair or ottoman. Enter poufs. These small floor pillows are great as impromptu seats for guests (or pets!), and they can double as footrests. Luckily, making your own floor pouf is easy. To start, you’ll need inexpensive rag rugs, stuffing, a large needle and thread. Next, lay out the rag rugs so they are overlapping one another. Fold the rug pieces into the shape of a cube, then start sewing, adding the stuffing in at the end. You’ll have a customized pouf in no time – and at a lower price point than buying one in stores. Now that you have a wide variety of DIY ideas at hand, consider how they all fit within your specific living room layout. If you’re living in a smaller apartment, you may not have room for both poufs and plant stands. Whatever DIY projects you decide on, choose the pieces that best fit your room’s layout, your everyday needs and your style. Then, sit back on your new sofa, and enjoy your one-of-akind creations. Pre-drywall inspection BOULDER – A pre-drywall inspection when having a new house built is a smart move. One of the most important stages in new construction for the home buyer is just before the installation of the drywall. Don’t be afraid of offending the builder, any reputable builder will have no problem in fact most welcome it. This is a great opportunity to have a trained set of eyes check for problems, miscues and mistakes before they get covered up and it’s too late. Homes are built by many different contractors, plumbers, electricians, drywall installers, framers and painters, any one of them could have had an off day. You should make sure you don’t end up paying for it later. Many people ask why hire an inspector if the county/city inspector has already inspected the house. The answer is, the county/city inspector is there to insure the house meets code, your inspector works for you.

It is then a good idea to have your real estate agent arrange a walk-through with the builder or site superintendent so that all parties can agree on how to proceed. This is also the time to see if you can add items you may have missed during design meetings. For example, adding an electrical outlet in the floor of a living room for a reading light. Take pictures or video during your walk-through so you know what is behind the walls should you decide to change or add something in the years to come.
