Balance returns to Boulder County real estate BOULDER – Real estate statistics for the first eight months of 2017 reveal a marked shift compared to this time last year. And the changes BY TOM are good, KALINSKI according to RE/MAX of Boulder Statistician and Broker Associate for RE/MAX of Boulder, DB Wilson. “It’s still a seller’s market, but we’re starting to see a little more balance to that market,” says Wilson, summarizing his analysis of 10 data points or “vital statistics” for Boulder County residential real estate. Overall, Wilson says things are looking up for buyers, with inventory increasing and competition settling down. This gives buyers more choice and a relief from competing with 10 to 12 buyers on a property. Perhaps most meaningful, year-to-date price appreciation has moderated significantly. For single-family and attached dwellings, median price appreciation slowed to 4.5 and 2.3 percent respectively through August 2017. This compares to the previous year’s 14 and 29 percent rise. “I think this is really a good sign that we’re back to modest appreciation,” he says, adding that last year’s high price appreciation is not sustainable. While single-family inventory is up 8.5 percent over a year ago, Wilson points out there are less than 1,000 properties in all of Boulder County. With only 3.2 months of inventory, supply is working on the seller’s side. “If I look at two years ago, we actually have less property on the market than we did then,” he adds. Attached dwellings have seen a “significant bump in inventory” with 253 condos and townhomes currently available. “That still sounds ridiculously low for all of Boulder County. But a year ago

we had just over 200, so that’s 21 percent more,” he says. Sales are still over asking price, indicating a strong seller’s market for attached homes. “We continue not to build enough property. It’s difficult to find affordable land in Boulder County. But we’re just not going to be able to absorb all the buyers. We’ve got a lot of jobs being created and the inventory is just not increasing sufficiently,” explains Wilson. While interest rates have increased, they are still a low 3.88 percent. “It’s a strong market [and] a
great time for a buyer to get back into the market. Before anything is signed, another buyer comes in with an even better offer. Unfortunately, the verbal agreement is not enforceable in court. The seller could legally accept that other offer over yours. Thus, it is important to get everything in writing. Increasing your debt before closing Some buyers mistakenly believe that credit scores are only checked at the pre-approval stage of a mortgage. Lenders actually re-check your credit once you find a home and begin the formal application process and again just before closing. Making a major purchase (such as a car or furniture) just before closing could disqualify you as a borrower. It’s best to avoid any changes to your debt or credit score until after closing.
Missing a deadline Dates noted within real estate contracts are extremely important. Missing a date could have severe consequences, such as losing your earnest money or leverage to negotiate. What’s your home’s X-Factor? BOULDER – The most-asked question for any agent is, “How’s the market these days?” We often respond with insights on current market conditions, BY SEAN mortgage rates, MCILLWAIN appreciation Mod Boulder statistics, and predictions on whether the bubble will burst. (Spoiler alert: it always does.) The thing is, instead of pontificating about general market analyses, our response should be, “Well, where do you live?” Then the conversation should drift into your home’s square footage, floor plan, finish level, lot size, and so on. Why? Because how the market’s doing for you can be dramatically different than how the market’s doing for others – even your next door neighbor. These assertions aren’t derived from guesstimates or reading too many real estate journals; they’re derived from real-life experiences. Our recent listing of the Sampson-Wood house is a prime example of a home where the market is doing very, very well. Not only were we able to generate multiple bids and ultimately go under contract for well over asking, the home thrived because of its architectural pedigree and cool factor. Plenty of neighboring houses with higher finish levels, solid floor plans, and great lots remain on the market for less than our asking price. Another example of a very good market with a different X-Factor was our Mountain Shadows listing, where we broke the record for highest sales price for a South Boulder attached dwelling. A
home in South Boulder has two big draws: its location to prime hiking and running trails and a desirable school district. Many SoBo listings note these factors in their descriptions but they’re not X-Factors, because every SoBo home has them in common. While this Mountain Shadows townhouse didn’t undergo a complete studs-out renovation, strategic and calculated updates were made throughout. What our listing had was square footage. The sellers had remodeled the basement, adding a private suite with its own full bath, a brilliant addition because it played to the South Boulder base: buyers with kids seeking the school district. With other standard updates like paint and carpet, an instant ROI was created. On the surface, the updates are what made this home special – but it was truly the “strategic updates” that created the X-Factor. By selling this townhouse through its X-Factor story, we challenged the market and set a new bar with the sales price. When selling your home, it’s worth your time to suss out its X-Factor; you’ll sell not only the physical structure but its corresponding “story,” a marketing strategy that will likely lead to your biggest return. BOULDER – For most homeowners, an appraisal is part of the buying and selling process. The reason for this is a financial one: a home serves as BY MICHAELA collateral in the PHILLIPS event a buyer Guaranteed Rate, Inc. defaults on their mortgage. Therefore, lenders don’t want people to overborrow and pay more than a home is truly worth. Doing so leaves them at risk of losing money. But, while appraisals are usually a requirement, Fannie Mae is waiving this mandate for certain transactions. This waiver, called a Property Inspection Waiver (or PIW), is allowed on purchases and rate and term refinances. Yet a PIW isn’t guaranteed – the automated underwriting system employed by Fannie Mae and Freddie Mac bases its PIW decision on the strength of the borrowers. For people who are refinancing, the program has extra limitations; borrowers must have at least 20 percent in equity and can’t take out cash. Any buyer allowed to forgo an appraisal benefits here. Appraisals can cost hundreds of dollars, accrue additional costs at closing, and force borrowers to take responsibility for the accuracy of home valuations. This makes PIW a waiver appealing to anyone searching for property. This isn’t the first time PIWs have surfaced as part of the home buying experience. They existed in the early 2000s until the 2008

Housing Market Crash. They were suspended then, not surprisingly, but, as the market continues to flourish, they’re becoming more common. It’s worth noting that PIWs don’t apply to jumbo loan transactions. A jumbo loan is a type of loan that exceeds the regulated limits. These loans are available to people purchasing in areas where the cost of housing is considered especially high (such as various locations in Denver or Boulder). It doesn’t apply to this type of loan because they’re not backed by Fannie Mae or Freddie Mac. Comparing one real estate investment to another The following article is a summary from the book, “Realtor for Life”, written by Duane Duggan. BOULDER – There are several rules of thumb that help you compare different investment properties. The perfect comparison BY DUANE would account DUGGAN for all factors Realtor and Author involved in RE/MAX of Boulder a real estate investment: rent amounts, purchase price, initial investment, appreciation, depreciation, expenses, loan amount, holding period, time value of money, exact future sales price and tax liability upon sale. None of the following methods are “perfect” comparisons. They all have their advantages and disadvantages. Gross rent multiplier (GRM) The most commonly used rule of thumb is called the gross rent multiplier. It simply compares the price of the property to the annual gross rent. Part of the reason it is so popular as a rule of thumb is that on each listing sheet in the local area Multiple Listing Service (MLS) for income property, a GRM is calculated by the computer and shown on the listing sheet. In general, the lower the GRM, the better the value and rate of return on the dollar invested. Its drawback is that it only considers rent and price out of all of the factors listed above. Capitalization rate (cap rate) This is popular because it is also easy to compute. It is arrived at
by dividing the Net Operating Income (NOI) by the price. It is also indicated on the MLS sheet for each property. In theory, it is a better measure than the GRM because it considers the Net Operating Income (rent less the expenses of the property). The problem is that the expenses of the property are rarely reflected accurately in the MLS and often not accurate even when they come directly from the owner. If the expenses are in error, and the MLS computer calculates the cap rate, you have garbage in, garbage out. Therefore, for this rule of thumb to have the most meaning to an individual investor, it is best to try to figure out as closely as possible what the expenses are for each property and add realistic estimates for total expenses for each property analyzed. Its other drawback is that it only considers rent, expenses, and price, out of all the factors listed above. Cash on cash Cash on Cash is one of the easiest factors to compare directly with a more liquid investment. Simply take the annual cash flow after expenses but before taxes, and divide it by the initial investment. The result is a percent return that you can compare to the investment where the cash is sitting prior to investing in real estate. The drawback is that it only considers rent, expenses, and initial investment, out of all the factors listed above. Debt coverage ratio When applying for a loan on a multi-unit or 5+ unit, most lenders

will consider a ratio called the debt coverage ratio. This ratio compares Net Operating Income (NOI) to the Principal and Interest payment. Lenders will typically want to see a ratio of 1:1.2. Another way to look at it is that the NOI must be 120% of the monthly principal and interest payment. Lenders will be using their own formula for computing NOI. Sometimes the biggest variance will be in an estimate for expenses and vacancy allowances. Internal rate of return (IRR) Probably the best comparison of all used by the most serious investors is the Internal Rate of Return. In general, the Internal Rate of Return is probably used the least because it is the hardest to calculate. This comparison considers many more of the factors listed above, but its accuracy is limited by the accuracy of expense information available, correct mortgage figures, accuracy of prediction of future cash flows (rents and future sales price), accuracy of predicted investor tax bracket at time of sale, etc. Even though the theory behind the IRR is great, it’s still just a guess on how the property might perform in the future. The best example of how inaccurate it might be is
the appreciation factor. Let’s say in your analysis of past data, the appreciation rate has been 8% a year. Just after purchasing it, the real estate market slows and the appreciation rate is actually 4% per year over the ownership period. The difference between those two numbers significantly affects the IRR. Using IRR does provide a great opportunity to put “real numbers” into the formula after the property has been owned for five years, sold, and the taxes paid. Using those “real numbers”, you can truly compare a real estate investment to other investments that competed for the investment dollar five years ago. Vampires in our backyards LONGMONT – Hellweed. Devil’s gut. Strangle tare. Devil’s fuge. If you think the garden is a tranquil place, take another look. BY CAROL Just outside O’MEARA your door, Colorado State vampires might University Extension be lurking, only you needn’t worry – they like their prey soundless and unable to run away. The plant kingdom has its share of monsters and ghouls that find easy pickings on leaf or stem. And some of the more interesting fiends are those within their own clan: parasitic plants that feed on the labors of others. Take a look at three common parasites we have right her in Colorado. Cuscuta, also known as Dodder, is a string-like, parasitic plant that only produces a limited amount of chlorophyll, so cannot make its own food via photosynthesis. To feed itself, it attaches to other plants, sucking the nutrients out for its growth. This vampire weakens the host, and since plants have no voice, the quiet struggles often go unnoticed by us humans. Dodder is commonly found in farm fields and especially destructive to crops such as asparagus, alfalfa, beans, and tomatoes but it also grows in our landscapes on

viewing the property, the buyer essentially loses the right to make any requests for additional repairs that aren’t agreed to at the time of signing the initial purchase contract. The argument for waiving inspection is often that in a seller’s market the seller can simply choose to accept one of the other offers waiting in the wings. While some states have disclosure laws that require a buyer to reveal any problems they are aware of, often sellers are unaware of potential problems. In some cases sellers will have an inspection done

A common problem in Colorado forests, Dwarf Mistletoe prefers ponderosa and lodgepole pines, although they find Douglas-fir, piñon, limber and bristlecone pines to be tasty hosts as well. Dwarf mistletoes are small, yellow-green, leafless parasitic plants that kill by inserting rootlike “sinkers” into the bark and wood of the tree. Once attached, they slowly feed on the tree’s food and water. Parts of the tree above the dwarf mistletoe die from the lack of food, while at the feeding site distorted growth, called witches broom, can occur. Over time, the tree succumbs and dies. Supersizing the fun is dwarf mistletoe’s method of seed dispersal: it expectorates its sticky
before putting the home up for sale to help with disclosures. Without an inspection buyers lose the chance to have an independent review of the property they are buying. Inspectors don’t just look at the home, they can provide an in-depth analysis that can determine not just current repairs needed but also things that might become a problem in the future. Inspectors examine heating, cooling, exterior, electrical and plumbing systems for any signs of potential trouble. Even those buyers paying cash and purchasing a property “as is” should have the property inspected. You will still want to know exactly what the condition

The clown in the movie It isn’t the only ghoul hiding behind a cheerful mask: Indian Paintbrush (Castilleja) is a brightly colored flower that has a killer streak. Found in meadows and open clearings it is easily recognized by its orange-red, spike-like flower. A perennial, its seeds are fussy and hard to germinate, requiring sacrificial seeds of other plants to be sown with it. It uses these other plants as a backup plan for when things get tough in the meadow: if malnourished it will parasitize the roots of its neighbors. Fortunately these plant vampires aren’t running rampant, but it’s worth a gardener’s time to be on the lookout for them. You won’t need garlic or a crucifix to eliminate dodder or mistletoe, just some pruners, and Indian Paintbrush is very pretty. We may travel to the far corners of the globe on adventures ... or put in long days at work ... but most of our real living is done within a few square feet in our own homes. This special spot is both our launching pad and our safe harbor. It's where we turn up the music and dance while tossing together Tuesday night dinner. Relax over a well-deserved glass of wine with our best friends. Get lost in a good book or binge watch our favorite series. For most of us, the heart of our home is our kitchen and family room. That's true for my friends Lisa and Jon and their three girls. This is a busy family. Jon is the CEO of a global advertising agency. The girls are engaged in school and activities. And Lisa, a retired advertising art director, is involved in the community and keeping everyone's life zipping along. When the family is home, this is where they gather, to catch up, share a meal or chill out. When Lisa and Jon renovated their house a few years back, Lisa wanted it to be family-friendly. So making the kitchen into an inviting space was a top priority. Layer by layer, she added to its warmth with unique design choices, like the reclaimed wood floor tiles and the expansive wood kitchen island. Little touches add to the charm, like the glowing accent lamp next to the kitchen sink. After school, this is where the girls dump their backpacks and jackets, grab a snack, pull out their

laptops and do homework. The comfortable bar stools have just been recovered, yet again, thanks to the constant use they get. Here's a shot of the kitchen from Feather Your Nest, taken a decade ago. You'll see that while Lisa has tweaked the space through the years, she has stayed true to the heart of her style. I love that. One of the huge benefits of decorating with timeless classics is your home never goes out of style. Remodeling can be a huge pain. But one of the big payoffs is the opportunity to rethink your spaces, then design them to support how you really live. For Lisa, the queen of amazing treasures, that meant having plenty of built-in stages, like this shelf above her stove, to display the lovely pieces she collects. Be still my heart! While Lisa's kitchen and family room are distinct spaces with their own personality and purposes, they flow together so seamlessly that they feel like one. The built-in bookcases in the dining area, which links the kitchen to the family room, help transition from one space to the next. Of all the rooms in the house, the family room is Lisa's bliss. You'll find her here working, with the family's two Cavalier King Charles spaniels, Penny and Theo, curled up next to her. What are the benefits of a furnace inspection? By Megan Alderton Angie's List (TNS) Much like a car, a furnace needs tuning to keep it in good working order. And regular maintenance will prevent it from breaking down when you need it most. Poor furnace maintenance is to blame for most of the emergency calls heating, venting and air conditioning (HVAC) experts receive in the winter, they say. So, it's a good idea to have a professional inspect and service your furnace before the cold weather hits. When should you hire a furnace inspector? And why? A good rule of thumb is to have your furnace inspected at least once a year. An annual furnace inspection will prolong the life of the system, reduce your energy bills and even decrease health risks. For starters, a furnace inspection will reveal problems within your furnace that may cause it to fail or run inefficiently. Identifying and fixing these problems before winter will ensure that your furnace works when the temperatures drop. And you'll enjoy lower heating bills as a result of your furnace working at a higher efficiency. A furnace inspection can also reveal carbon monoxide leaks, which are typically hard to detect. Carbon monoxide is a colorless, odorless gas that can lead to headaches, dizziness, nausea and even death. The Center for Disease Control estimates that at least 430 people die in the United States each year as a result of accidental carbon monoxide poisoning. And approximately 50,000 people are taken to emergency rooms to treat exposure.
How much does a furnace inspection cost? If you have a pro out to do an inspection only, you may have to pay a small trip charge or service fee. (Ask whether that amount will be taken off your bill if you have work done.) If your inspection includes a furnace tune-up, sometimes known as a furnace cleaning, that will typically cost around $60 to $85. HVAC pros will conduct a number of services in a furnace tune-up, including: – Cleaning the heating system – Inspecting controls for safety – Checking thermostat settings – Inspecting electrical connections and testing voltage – Lubricating moving parts – Inspecting the condensate drain for obstructions – Checking system start-up and shutdown controls – Changing the furnace filter Who should you hire? Your HVAC system is among the most complex systems running through your home. So, it's important that you hire a qualified HVAC professional to perform inspections and services. Many states have licensing requirements for HVAC contractors. The National Contractor License Service maintains a list of each state's professional licensing agency. You can also search for licenses through Angie's List License Check. Consult with your local licensing agency to see if the company is licensed, bonded and insured. And always ask any company you're considering hiring to provide references.

How can you extend your energy savings? After an HVAC professional services your furnace, there are a few steps you can take to keep it running smoothly. Most importantly, perhaps, is changing the air filter. Energy Star, a branch of the U.S. Environmental Protection Agency, recommends changing your furnace filter at least once every three months. A clogged air filter will restrict air flow, which can reduce efficiency and increase your exposure to environmental contaminants.
HVAC professionals also recommend using a programmable thermostat. Using a programmable thermostat to reduce your home's temperature seven or eight degrees for eight hours a day _ whether during the work day or at night _ can save you up to 10 percent on your energy bills, according to the U.S. Department of Energy.
