Why viewing homes in your price range is important home that you cannot afford. Homes within your price range may pale in comparison to the more expensive homes that you’ve seen. This can be very discouraging as you continue your home search. When you view homes outside of your price range, you set yourself up for disappointment. It’s therefore much better to be realistic and stick to your range.
LOVELAND – You may have heard real estate agents advise that you only view homes in your price range. However, this is not the case. There is a much more important and practical reason for viewing only homes in your price range, and it’s in your best interest to do so.
Time and energy The home buying process can be a bit tiring, especially in this type of market. Overall, there is a shortage of inventory. This means that the demand for listings that do enter the market is high. As a result, it may take you longer to find a home to purchase. Viewing homes outside of your price range would only add to this problem, and could lead to buyer fatigue. It’s best for you to focus your time and energy on listings that matter, rather than wasting it on homes that you do not qualify to purchase.
Psychological aspect of home showings In any market, homes in higher price ranges will naturally be “better” than those in lower price ranges. They will be larger, in better condition, have more features and amenities and/or be located in better neighborhoods. You can easily fall in love with a

Resisting the urge In some cases you may you qualify to purchase a more expensive home, but it would leave you “house poor.” When you start viewing homes in a higher price range, it will be difficult to resist the urge to purchase them. After all, they will be nicer than homes in the lower range. That urge may lead you to make an unwise

A recent national survey of home inspectors revealed what are the eight top home inspection problems. 1) Improper surface grading and drainage. This was by far the most frequently found problem. This is something that can be easily identified but can be costly to rectify.

2) Improper or undersized electrical wiring. Many inspectors, about 20 percent, found this to be the most common home inspection problem. Areas that should have GFCI receptacles and do not. 3) Older and damaged roofs. About nine percent of inspectors cited this as the most-common
home inspection problem. While a roof may look fine from the ground, a thorough inspection may reveal potential problems. 4) Deficient and older heating systems. Problems include broken or malfunctioning controls, blocked chimneys, unsafe exhaust flues and cracked heat exchangers. 5) Poor Overall Maintenance including cracked, peeling or dirty painted surfaces, crumbling masonry, make-shift wiring or plumbing. 6) Damage to structural components such as foundation walls, floor joists, rafters or window and door headers. 7) Plumbing defects including the existence of old or incompatible piping materials, faulty fixtures and waste lines and improperly strapped hot water heaters. In some older homes lead
piping can also be a problem. 8) Exterior items such as doors and wall surfaces, inadequate caulking and/or poor weather stripping. Single pane windows without storm windows. Be sure your inspector has thoroughly covered these areas in their report. It is recommended you have a list of questions for the inspector.

The cannabis boom and Colorado’s low employment rate DENVER – In June, per Zero Hedge, Colorado was reported as having the lowest unemployment rate in the country. At BY MICHAELA 2.3%, it was the PHILLIPS lowest in the Guaranteed Rate, Inc. state since 2001. In the most recent report, North Dakota edges Colorado for first place. According to the Denver Post, North Dakota’s jobless rate in July was 2.2% while Colorado’s was 2.4%. For comparison, the national unemployment rate was 4.4% in June and 4.3% in July.
There are many things that contribute to this. Colorado has friendly business practices (most notably, a low business tax rate at 4.6%) and that invites people to, quite literally, move here and set up shop. The state is also attractive to the clean energy sector and those who want to work in an atmosphere with a myriad of outdoor and recreational opportunities. But, a major factor is also cannabis. The marijuana industry is growing, and growing fast. As reported in Forbes, the legal cannabis industry is expected to create a quarter of a million jobs by 2020. This is enough to surpass the number of jobs manufacturing
is predicted to create. This comes as no surprise when you take into consideration how much the cannabis industry is worth: in 2016, the legal industry had an estimated value of 7.2 billion. And this value will only increase. In the recreational realm, where Colorado is a leader, sales are expected to more than quadruple in the next four years. The value of the market is welcomed news to anyone in the industry. Thanks to marijuana, Colorado created 18,000 new jobs in 2015 alone. Now California, where recreational dispensaries are expected to open in January 2018, is predicted to create even more. All of this adds up, so much so that nearly 300,000 new jobs will
exist in cannabis by 2020. Colorado was the first state to legalize recreational marijuana (though Washington legalized the same day). As a result, the Centennial State is often viewed as the guinea pigs of ganja. What happens here is predicted to happen in other states, as well. How to buy a kiddie condo instead of renting BOULDER – With the tight rental market in Boulder, instead of fully relaxing during the upcoming family weekend at CU-Boulder, many parents BY TOM face signing a KALINSKI high-rent lease RE/MAX of Boulder for their child’s off-campus housing next year. But it doesn’t have to be this way. Parents can get smart about their child’s college housing and offset the cost of college with a “Kiddie Condo Loan,” says Realtor Duane Duggan, host of the RE/MAX of Boulder podcast with his guest, Jessica Shanahan, loan officer from Premier Lending. What’s a “Kiddie Condo Loan”? Basically, instead of paying rent, you help your child buy a home. “It doesn’t have to be a condo, it can be any kind of primary residence,” says Shanahan. “If your child is coming to CU-Boulder and you want to invest in this amazing real estate market instead of paying rent for your child over four years,” says Shanahan, “a Kiddie Condo is a good alternative.” Since the home is your child’s primary residence, down payment requirements are lower – from three to 10 percent – than the 20 to 25 percent required on investment property, she explains. The lower down payment needed for a primary residence is one reason the “Kiddie Condo” plan is attractive, since the amount down can be an issue, adds Duggan. If this sounds like a path you want to consider, you’ll be glad to know the process isn’t difficult. Your child would be the borrower and you would co-sign the loan, explains Shanahan. With a co-signer in place, your child would have no income requirements, but your child will need a credit score, she says.

The easiest way to establish credit is to add your child to your credit card as an authorized user. Shanahan says this will give your child a credit score usually within 30 days. Another route is for your child to get a credit card and make monthly payments, but it takes longer. Interest rates are the same as they would be on a primary residence. “The factors that determine your interest rate are the loan-to-value and your credit score,” adds Shanahan. Shanahan says as long as the student is living there, it’s their primary residence, so there is no need to meet the occupancy ratio of a condo as would be required when you purchase an investment property. While getting a loan for your child is not difficult, it does take some planning. “A wise college-parent, when their child is a freshman, would come in for advice and start planning that credit to figure out how they are going to purchase a property the following year,” suggests Duggan. should diagnose and repair. Light switches or electrical outlets not working? Switches or receptacles that work intermittently reveal another home electrical problem. Wiring may be loose, or the device may be cracked internally. If a plug is loose, that can pose a problem as well. If it partially falls out, an unsuspecting individual could receive a shock when unplugging the cord. This is another issue a pro should at least inspect.
Knowing the symptoms of an electrical problem can help you make repairs to prevent a dangerous situation that might lead to electrocution or property damage. Although many problems should be diagnosed and repaired by a professional electrician, you may be able to troubleshoot some issues yourself. Here are some common warning signs of home electrical problems, what they mean and what you can do about them. Always be cautious working with electricity, and always shut off the power before touching any wiring. How to approach circuit breaker problems Circuit breakers trip when a circuit is overloaded. By shutting off the electrical supply, the breaker prevents wires from overheating and potentially starting a fire. Breakers can also trip when they become old. Occasional tripping can indicate simple overloads. Try plugging the appliance into a different circuit. If, however, a breaker keeps tripping, you should consult an electrician. Working inside an electrical panel requires skill. Even with the main breaker shut off, electrical power is still entering the panel. Leave this type of work to an experienced professional. Improperly replacing a breaker or fuse can cause overheating and fire. Also, if your home dates between the 1950s to 1990, check the electrical panel to see if it or its breakers were manufactured

If you feel a mild shock or tingle when touching an appliance, a ground fault improper wiring is a likely cause. If you notice a shock after crossing a carpeted surface, it may be from static, which is common in the winter and not cause for concern. You should, however, take other types of electrical shocks seriously to prevent the situation from becoming worse. Are hot ceiling fixtures a concern? light fixtures for warmth. Some are not well insulated, which poses a fire hazard. In addition, if a bulb exceeds the maximum recommended wattage, the fixture can overheat. Switching to compact fluorescent light (CFL) or lightemitting diode (LED) bulbs provides one solution. They produce much less heat than incandescent bulbs. What do flickering lights mean? Flickering lights may indicate a defective or loose bulb. If replacing the bulb doesn’t solve the problem, call a licensed electrician. The fault may be in the light fixture. Also, either the connections to the fixture or your home’s wiring in the breaker box may be loose – a problem only a professional
Smell a burning odor, see or sparks? If you detect a burning odor coming from any outlets or switches, turn the power off at the electrical panel and contact an electrician. The problem may be a faulty device, but it might also be a wiring or overload problem. A burning smell is a serious. It could indicate the start of an electrical fire. Receptacles or plugged-in cords that are warm to the touch also signal an electrical problem. Do not use the receptacle until the situation has been repaired. Occasional sparks when you first plug something in are not unusual. Sparks that are large or happen frequently will indicate a problem with your outlet or the circuit. If you hear a popping sound, it may signal that a wire may be loose. Why invest in real estate? The following article is a summary from the book, “Realtor for Life”, written by Duane Duggan. BOULDER – Most people consider their single-family home they live in as an investment in real estate. In fact, when they fill out a financial BY DUANE statement, it is DUGGAN even listed as an Realtor and Author RE/MAX of Boulder asset. It’s true that the home will likely go up in value over the years, and as the loan is paid off, it could represent a significant part of a person’s net worth. However, in the truest sense of the word, the personal residence is really a liability rather than an investment. Think about it: for your home, you are paying the mortgage payment, taxes, utilities, maintenance, etc. It all adds up to a pretty good amount of money being expended each month with no money coming into the equation from the property. It really is a liability. Now think of a single-family rental property. If you have an amortizing mortgage on it and the rent pays the mortgage and expenses, each month you build equity via principal reduction. Eventually rents go up and the property becomes free and clear. It produces cash flow that you can use for buying groceries or daily purchases, for example. Potential for appreciation Residential real estate has proven to be a good investment over the years. Over the long term, values have continued to rise in Boulder County. However, there certainly have been times when market conditions have slowed sales and prices dipped. An old saying says, “Buy real estate and wait.” In Boulder County, if you bought in the 1980s, you would have bought and waited. In the 1990s, appreciation was much stronger and a profit could be made after only waiting a short time. Job growth drives appreciation The primary reason appreciation occurs is job growth. If job growth is occurring, new families move and need a place to live. When job growth stops, the real estate October 6-7, 2017
market will level off. Job growth is even more important than interest rate levels on the overall market. Lower interest rates will stimulate the local move-up market. If someone doesn’t have a job, it probably doesn’t matter what the interest rate is. Debt reduction Every month when a payment is made on a mortgage, a certain amount goes towards principal reduction. If one of your goals is to own real estate free and clear with no mortgage payment, a payment schedule can be created on a 30-year loan that will pay off the loan in whatever timeframe is desired. In the case of an investment property, rent is covering the mortgage payment. Each month that goes by, the tenant is helping pay off the loan and equity builds. Leverage The concept of leverage is what is known as using “other people’s money” or OPM. When investing in real estate, it makes the most sense to get a loan for a good portion of the purchase price. To illustrate an example of leverage, let’s say you had $100,000 to invest. You then used that money to purchase one $100,000 condominium. If the real estate market were appreciating at 5% a year and you held the property for five years, the condominium would be worth $122,347 or a gain of $22,347. Now let’s say that, instead, you took that same $100,000, put $20,000 down on each of five $100,000 condominiums. You now own $500,000 worth of real estate. If the market appreciates at the same 5% per year for five years, your real estate would be worth $638,140 or a gain of $138,140 on the same $100,000 investment. As you trade up, it is important to keep your equity position at a level that allows you to survive downturns in the rental market. Tax break Everyone should consult a tax advisor on how ownership of real estate will affect them personally. The 1986 Tax Reform took away many of the major benefits of owning real estate and made real

estate “pay for itself.” Today, there is no “doubling declining depreciation”. We still have depreciation, but it is subject to income limits and other rules. Depending on how someone fits in with the IRS rules, they could potentially get a tax break for a property’s depreciation. Depreciation is a tax concept whereby you get a write off, but don’t have to spend the actual dollars to get it. For example, on a $100,000 purchase, an accountant may choose to declare 80% of the value as depreciable. You can’t declare the whole value as depreciable because some of the value is attributed to land and land doesn’t “depreciate.” Therefore, in this example, $80,000 would be depreciable. Under the current IRS rules, you can take the $80,000 and divide it by 27.5 years for an annual depreciation deduction of about $2,900. In addition to depreciation, real estate taxes and other expenses of the property can offset rental income. The bottom line is that real estate, in the early years of ownership, will show a loss, which results in a tax deduction and tax savings. There are limits as to the amounts that can be deducted due to real estate losses. Depreciation can also be “recaptured” at time of sale, which means that there is a higher taxable gain. You need to consult a tax advisor to determine how all the IRS rules will affect you personally. Cash flow In the early years of ownership, especially in Boulder, it is difficult to achieve immediate positive cash flow. In other words, when a property is first purchased, the rental income probably won’t
cover the mortgage payment and all the expenses. If the cash flow is about break-even on a month-to-month basis, after taxes and appreciation factors are considered, the overall cash flow is positive. After owning the property for several years, rents should go up while the mortgage payment on a fixed rate mortgage stays the same (except for increases in taxes and insurance), and the monthly cash flow increases. In terms of liquidity-conversion to cash, real estate is not a “liquid” investment compared to many other investments available. If someone needed to sell a property to generate cash, market conditions will dictate how marketable a particular property will be. Generally speaking, individual housing units, whether single family or condo, have been readily saleable in our marketplace. However, one does not need to sell a property in order to generate cash. If you have owned the property for a while and its equity has increased, you can refinance your loan to pull cash out. With refinancing, you don’t have to pay any selling expenses or pay any tax on the cash pulled out. The money can be used for daily expenses, other investments, or for the down payment on another rental property. Single family home for appreciation In Boulder, rents compared with value don’t create much cash flow. So why do people still buy them as investments? Designers agree: NEVER splurge on this one thing By Gabrielle Savoie Domaine (TNS) It’s easy to get overexcited in perfectly merchandised decor stores: the shelves neatly packed with color-coded pillows, decorative boxes, pretty bookends and flickering candles that diffuse a scent not too dissimilar to heaven. As you wander around the supple leather sofas and perfectly styled vignettes, you start daydreaming about what your home could look like if you bought the entire store’s contents home – collections of vintage pottery, stacks of coffee tables books and all. Next thing you know, you’re at the counter casually laughing with the charming clerk as he swipes your credit card for hundreds of dollars. Interior designers know better than to succumb to the irresistible appeal of our favorite decor stores – which is why it may not be such a bad idea to hire them. In the spirit of being economically savvy – we tapped four interior designers to share with us the items they would never splurge on. How much do you actually spend on towels, pillows and plants? Compare your cost-saving skills with the pros’. Indoor plants “Don’t bother splurging on indoor plants, because you may end up heartbroken,” says Interior Designer Katherine Carter. “I’m not saying don’t buy them, but don’t import olive trees from Italy unless you are royalty – chances are you will be disappointed. They may not thrive that well in an indoor setting. Essentially, most plants are meant for outdoors and when brought indoors can become quite high maintenance. Large indoor plants require a lot of TLC.

Just remember to keep your receipt.” Bath towels “I buy all of my bath towels at Target,” admits interior designer Max Humphrey. “They’re like $15 each and super soft. I have a closet full of them and can afford to restock if I have guests staying for the weekend. I’m convinced they’re the same exact ‘Egyptian cotton’ towels that high-end bath companies sell for three times the price.” Decorative accessories “I used to go all-out finding little decorative objects that cost a fortune and ended up in the junk drawer,” says Humphrey. “Now I just buy houseplants if I need to fill a corner of a room the surface of a table. You can get a lot of bang for your buck, and they look great in any style home.” L.A.-based interior designer Amy Elbaum agrees: “Whether you buy small accessories at HomeGoods or Target (both great options!), these pieces don’t need
to be expensive to add that ‘livedin’ feel. This is an area of design where it is important to just buy what catches your eye. That way you can easily move around small accessories to continue to give your space a fresh look.” Nursery bedding “No need to splurge on your baby’s new nursery bedding, since they won’t stay a bambino forever,” says Carter, who knows that organic crib bedding is now available basically everywhere. “Purchase bedding from economical places like Land of Nod, Pottery Barn Kids, and don’t forget to check out Etsy! There are hundreds of baby bedding shops on Etsy that are one of a kind, which will also give your nursery a non-cookie-cutter look.”
Throw pillows “Pillows are a great way to transform a space to follow the seasons or the trends,” says Chicago-based designer Donna Mondi. Interior designers love to change up their decor often, and pillows are an easy way to keep up with the seasons: “Treat throw pillows like you do your coats, shoes and scarves – seasonally,” says Elbaum. “Decorative pillows can be found at great prices and can easily be changed out to coordinate with the time of year – think faux fur and velvets in the winter and bright prints and light linens in the summer.”
Gallery walls “There’s a misconception that just because a piece of art costs a lot of money, it’s automatically better than an inexpensive piece,” says Humphrey. “For me, it’s all about buying stuff that is meaningful, regardless of the price tag. All of the artwork on the gallery wall at my last apartment was either found at thrift stores or cutouts from magazines, vintage book covers or old vinyl records I had

10 decor ideas for a dressed up Halloween By Cathy Hobbs Tribune News Service (TNS) Halloween is often the forgotten holiday when it comes to home decor. But that doesn’t have to be the case. Looking for ways to dress up your home for the Halloween holiday? Here are some Design Recipes ideas for transitioning your home decor while making it more festive this Halloween. 1. Fall-themed decor elements. Instead of decorating your home just for a particular holiday, why not decorate your home for the season as well? Elements such as baled hay, potted cabbages, sunflowers or even flowering plants can create a desirable and appealing look. 2. Small pumpkins. Pumpkin carving can be great for the kids, but a little bit too messy perhaps for adults. A great idea is to purchase smaller pumpkins and instead of carving, simply hollow out the core and insert a large oversized candle in the center. It works well along an entry pathway as well as a centerpiece.

3. Paper lanterns. Paper lanterns are fun and festive. When it comes to lighting, you can make your own using decorative cotton or linen paper. Seldom do people think of sending Halloween greeting cards, but these colorful cards make for great instant artwork to adorn a table for entertaining or a trick-or-treat table at the front door. Now is the perfect time of the year to bring out all of the warm yellows, oranges, browns and blacks. 6. Create a signature cocktail. For the perfect adult brew for Halloween entertaining, think color. A chocolate martini with a foamed milk topping creates the perfect adult witches’ brew to bring any party to life. 7. Easy Halloween tabletop decor. Layer the table with yards of white netting, then place a
colored cloth on top. The final touch is to place a batterypowered light under the table. The result a beautiful glow radiating through the netting and colored cloth that is sure to create the perfect atmosphere. 8. White pumpkins. White pumpkins are not as common as their orange counterparts but look beautiful adorning a Halloween table. Spray-paint some black for a ghoulish mix. 9. Spooky napkin holders. It may sound a bit ghoulish, but hallowed-out dog bones make the perfect napkin ring for a frightfully delightful table setting. 10. Halloween elements such as cobwebs.
