BOULDER – Thirteen Colorado cities – including two in Boulder County – ranked among the Best Housing Markets in the U.S., according to WalletHub’s report released in August, 2017. The report compares 300 small, mid-size and large U.S. cities across 21 key indicators of “Real Estate Market” – which ranked housing-market attractiveness and “Affordability and Economic Environment.” Each dimension was evaluated with weighted metrics, listed below, and then graded on a 100-point scale, with a score of 100 representing the healthiest. The cities were then rank-ordered. Most of the metrics fall in the real estate market category. Real estate market metrics are: home value forecast, median home-price appreciation, average TOM days for selling, share of homes KALINSKI selling for a gain, share of RE/MAX of Boulder ‘underwater’ homes, home sales turnover rate, ratio of rent price to sale price, foreclosure rate, share of delinquent mortgage holders, number of bank-held homes, vacancy rate, buy vs. rent breakeven horizon, share of young homes, and building-permit activity. Affordability and economic environment metrics are: housing affordability – which is the only metric that received double weighting, maintenance affordability, population growth rate, job growth rate, unemployment rate, underemployment rate, median credit score. Longmont ranked 13th and Boulder 104th in the real estate market. Both areas have seen steady price appreciation that outpaced the national rate.

Boulder, in fact, tops the nation for strong and stable price appreciation, according to SmartAsset’s annual analysis of best housing markets for growth and stability. Boulder ranked No. 5 in the category of lowest foreclosure rate following Bellevue, WA; New York, NY; Sunnyvale, CA; and Ann Arbor, MI in the No. 1 position. But both cities ranked lower for affordability and economic environment, with Longmont at 160 and Boulder at 271. Affordable housing is an ongoing topic for city and county government, which has become more challenging as home prices have risen. However, the area – and entire state – is noted for its strong jobs market and sound economy. Colorado’s economy is among the strongest in the nation, outperforming the nation as a whole in 2016, report analysts with the Business Research Division at the CU Leeds School of Business. Those filing as single can exclude up to $250,000 or $500,000 for filing as married. An update on Colorado’s economic growth BOULDER – Colorado’s economy continues to remain strong, especially if cities like Boulder have anything to say about it. JENNIFER According to EGBERT the Colorado RE/MAX Alliance Secretary of State, new business filings in Boulder continued to grow during the second quarter of 2017. This report was developed by the University of Colorado, specifically the Leeds School of Business. They looked at a variety of data – including new business filings, company renewals, the rate of construction, and the national and local unemployment rate – in order to arrive at their conclusions. The pattern isn’t surprising. In metropolitan areas, jobs are booming, but the same can’t be said for rural locations. Outside of cities, job growth isn’t stagnant,

but it is slower. Nonetheless, the economy hints that prolonged job growth is on the horizon. Of course, we need this as the population of our state continues to blossom: it has increased by over a million people in the past fifteen years. This doesn’t mean that job growth has no ceiling – total new filings increased 5.9 percent from the previous year but slowed down 8.4 percent when compared to last quarter. This was expected and is attributable to the typical slowdown that comes with the season. Even so, in the past twelve months, 113,949 new business
filings were recorded. The entities in good standing were much higher, reaching to nearly 650,000. Both these numbers are good indications of an economy with no signs of slowing down. Business leaders and lawmakers are confident in Colorado’s future; this confidence is important as certain elements of the economy are contingent on outlook. At the very least, the Centennial state is slotted to close out 2017 on a high note. Colorado isn’t the only one standing tall; the US as a whole is performing well. According to
Reuters, the nation’s economic expansion will go for two more years at a minimum. This prediction was made by a recent poll of economists who were asked about the economic forecast. The majority predicted that, while the economy will grow, it won’t grow as drastically as the Trump administration has predicted. Much of this growth is in response to the financial crisis that swept the nation back in 2008. It was the worst economic disaster since the Great Depression nearly eighty years earlier. If the recovery process keeps up, which it has so far, it would earn the distinction of being the longest economic expansion in over a century and a half. Home-improvement grants for veterans, low-income homeowners By Allison Hache Bankrate.com (TNS) Whether you want to update a kitchen or bathroom with new plumbing and appliances or you need to renovate a home to accommodate a family member who uses a wheelchair, a home improvement project is a great way to make a house more comfortable and increase its value. Paying for these projects, however, can be difficult. Some lenders offer home improvement loans for major renovations, but the government also has programs to help eligible homeowners who have no other way to secure the money they need to do the work. Here are three grants offered by the federal government for homeowners and veterans who need to make their homes safer or renovate them to accommodate a person with disabilities. Single-Family Housing Repair Program Offered by the U.S. Department of Agriculture's Rural Development division, Single-Family Housing
Repair loans and grants help eligible homeowners who need to modernize their homes or remove health and safety hazards. To qualify for a grant, the homeowner must meet the following criteria: – Be at least 62 years old. – Own the home and live in it. – Be unable to get financial assistance from another source. – Have a family income less than 50 percent of the median income in the area. – Be unable to pay back a loan. Eligible homeowners may receive up to $7,500 in a lifetime. If they sell the home within three years of receiving the funds, they must pay back the grant amount. Special Housing Adaptation Grant The Department of Veterans Affairs offers the Special Housing Adaptation grant for veterans who need to adapt a home to accommodate a service-related disability. Grant recipients can use the funds to adapt a home where the veteran currently lives or one the veteran plans to purchase. To
qualify, veterans must have one of the following service-related disabilities: – Blindness in both eyes. – Loss of both hands. – Loss of use of both hands. – Certain severe burn injuries. – Certain severe respiratory injuries. The VA allows a maximum of three grants during a veteran's lifetime. Veterans may use the grant money for homes that they their families own. To apply for an SHA grant, veterans complete an application on the VA website or request a paper copy from the VA. Specially Adapted Housing Grant The Specially Adapted Housing grant is available to veterans who need to remodel a home so they can live in a barrierfree environment. To qualify, the veteran must have one of the following service-related disabilities: – Loss of both legs. – Loss of both arms. – Loss of the use of both legs. – Loss of the use of both arms.

– Blindness in both eyes in addition to the loss of one leg. – Loss of one leg and one arm at the same time. – Certain severe burns. – Loss of at least one lower extremity that restricts mobility as the result of service on or after Sept. 11, 2001. Eligible veterans may receive no more than three grants during their lifetime. They also must own the home and have the title in their own names. By Stephanie Ritenbaugh Pittsburgh Post-Gazette (TNS) PITTSBURGH – When Karen DeJeet moved into her suburban home four years ago, her neighbors filled her in on its unique history. The house, dubbed a Hamilton, had been assembled from a kit purchased through Sears and Roebuck Co. “I had never heard of these before,” DeJeet said. The discovery opened the door for a new hobby that connected her with other enthusiasts, tracking down other versions of the homes shipped by retail giant Sears in pieces so they could be assembled – often by the owners themselves – according to instructions that even included codes stamped on the lumber that would form the bones of the house. These days it's not unusual to get unassembled furniture in flat boxes from Ikea, but an entire home is another matter. From 1908-1940, Sears and Roebuck sold somewhere between 70,000 and 75,000 homes through the mail-order Modern Homes program, according to the Illinois company's archives. It was a retailing triumph, the kind that the company could use about now as it is struggling with years of declining sales and looking at options that range from selling off businesses to partnering with other companies to sell its goods. This summer, Sears reported that it would start selling appliances through online rival September 22-23, 2017

Amazon.com. In the first half of the last century, the Sears team made it easy for residents of a rapidly developing country to have a nice house – no matter where they lived. And if that newly built house then spurred orders for curtains, stoves and bedspreads, so much the better. Sears designed 447 different styles, “From the elaborate multistory Ivanhoe, with its elegant French doors and art glass windows, to the simpler Goldenrod, which served as a quaint, three-room and no-bath

cottage for summer vacationers. (An outhouse could be purchased separately for Goldenrod and similar cottage dwellers.),” the company said. Some customers took the DIY idea further, designing their own floor plan and sending the blueprint to Sears, which would ship the precut and fitted materials, including the nails and varnish. The mail-order option became popular as families moved away from crowded cities, an exodus made possible by trolley lines and railroads that extended transportation options. As Sears noted, companies also were building factories further away from urban centers and needed options to for employee housing. Sears doesn't have an official tally of the number of mail-order houses still standing. But the company said that in 1926, it sold 324 units in the month of May alone. The mail-order program had been launched after struggles to sell building materials from Sears catalogs. “Frank W. Kushel, who was reassigned to the unprofitable program from managing the china department, believed the home building materials could be shipped straight from the factories, thus eliminating storage costs for Sears,” the company said. The retailer wasn't alone in popularizing the kit system. Other companies provided mail-order homes. “People tend to use the term
'Sears house' rather generically, like 'Kleenex,' when the house might have been a kit from the Aladdin Co., Gordon-Van Tine, Wardway, Harris, Bennett or Lewis homes, to name a few,” said Judith Chabot, who runs the blog Sears House Seeker and works with DeJeet and others around the country to track of the historic homeownership trend. When authenticating a Sears home, the trackers look for things like the mortgage coming from Sears. Another distinction: the coding system stamped on the lumber and often found on rafters, joists or the backs of staircases showing where to connect them. In southwestern Pennsylvania, the trackers have found nearly 700 likely Sears homes. DeJeet said so far “only a small percentage of them have been authenticated by marked lumber, old sales or mortgage documents, building permits, deeds, shipping labels, original blueprints, etc.” These days the researchers use a technique they call “Google driving,” strolling through search engine giant Google's photo-based maps of neighborhoods looking for tell-tale architecture on homes visible in “street view.” Using real estate website Zillow is another search technique. “A lot of people are surprised to find out that they live in a Sears home,” DeJeet said. “I thought it was weird at first and thought, 'I don't know if I want to live in this,' but they're really well built. with Pumpkins BOULDER – Ready to start hunting for pumpkins, and want to take the kids someplace fun? Head out to our local pumpkin patches where you’ll get an CAROL experience worth O’MEARA howling over. Colorado State Memorable fall University Extension enjoyment is ripe for picking at area farms, and local growers are holding their harvest festivals complete with novelty pumpkins. In addition to pumpkins, gourds, large and small, are perfect for fall décor. Backyard birders will love the birdhouse gourds, which make excellent houses for our feathered friends. Let the gourd dry out in the garage over winter, drill a hole in it, and hang it out next spring. If you plan on getting out early to pick your pumpkin, choose one that lasts with these tips: • Strong stems keep the pumpkin fresh, so look for those that are fully attached to the skin. • Choose firm, not mushy pumpkins. Avoid those with cuts in the skin; they’ll rot quickly. • Keep your pumpkin cool, not freezing or overly hot. Store away from direct sunlight, and bring it in if frost is predicted. Once your pumpkin is picked and safely home, keep it fresh and ready for the big night with these tips:
• Wait to carve your pumpkin until one or two days before Halloween. • Scrape out the walls to a thickness of one inch for easiest carving. • Immediately after carving, smear petroleum jelly over the interior and cut surfaces to lock moisture in. • Pumpkins wilt in three days; perk yours up by soaking it in water. Mix one teaspoon of bleach to one gallon of water to prevent mold from growing. Take home an unusual winter squash to cook up for soups or suppers. Pre-inspection check list for home buyers BOULDER – When purchasing a home an inspection is typically part of the process which is done after a contract is signed. That would be going through a buyers preinspection check list. A home buyer’s check list would be similar to the home inspector’s but not as in depth or detailed. Items on this list could include but would not be limited to: Grading around the house, does it slope toward or away from the house? Does the siding look well maintained, is the paint peeling? Are there shingles missing from the roof? On the interior are the walls and ceilings in good condition, are there cracks around doors or windows? Is the basement moist or has obviously been wet? Electrically, are there enough outlets in each room and do all rooms have a switched light or outlet? Plumbing, do all drains run freely and is there adequate water pressure in all areas of the house? Appliances, are they newer Energy Star or over 20 years old? Does the home have a radon mitigation system? As a buyer, you can conduct
a check list such as this during your viewing of a property with your realtor. Items on the list can then be included in contract negotiations. A formal inspection will also need to be completed after a contract has been signed but post contract inspections should be simpler if a buyers check list is used. You can find free home buyer inspection check lists at many online locations. In addition to the pre-inspection check list make a list of all improvement or additions you might be considering for your inspector to review. Also, if you are considering buying a home with a little more character have your inspector go through the house keeping in mind any possible renovations or restoration you may be thinking about. In some cases, it may be prudent to have an older home inspected prior to making an offer. By doing this you can include the cost of necessary repairs in the price negotiations with the seller.

How should you approach fall lawn care? By Mike LaFollette Angie's List (TNS) From mowing to seeding, fall maintenance sets up your lawn to emerge healthy and hardy in the coming spring. However, many homeowners stop paying attention to their lawns once cool weather sets in. That's a mistake. Not only does late-season yard care play an important role in overall lawn health, it minimizes the amount of time you'll spend on maintenance once spring arrives. How should you mow in the fall? Continue mowing as long as new growth appears. Cut the grass to a height of 3 inches _ don't assume mowing short will reduce time spent on lawn care. That's because in the fall, lawns focus more energy on root growth than blade growth. Scalping the turf stresses the roots, making it hard for lawns to resist weeds and pests, not to mention survive the winter. As leaves drop, mulch them into the lawn along with grass clippings. Though many
homeowners debate this practice, studies consistently show that mulching leaves causes no negative effects to lawns, turf or soil pH. Just don't let the leaves pile up. Mow each weekend, and it shouldn't be a problem. What about fertilizing? Several fertilizer applications throughout fall should help your lawn recover from summer stress; improve color, root structure and density; and help it spring back after winter. The No. 1 rule when applying fertilizer: Always follow the instructions, including when and how much to use. Fertilizer misuse can harm the environment, and even destroy a lawn. Also, buy fertilizer specifically blended for lawns. Of the three main nutrients in fertilizer _ nitrogen (N), phosphorous (P), potassium (K) – nitrogen is the most important for grass, so the first number in the ratio on the bag should be the largest. How much fertilizer should you use? Typically, you should apply 1 pound of nitrogen per 1,000
square feet of lawn. To calculate how many pounds of nitrogen to apply per thousand square feet of lawn: Take 100 and divide it by the first number in the fertilizer ratio. So, if your lawn is 1,000 square feet and you have a bag of 25-0-5 fertilizer, you'd want to use 4 pounds of product per application. One last note about fertilizer: If you're using granular fertilizer, use a broadcast spreader to ensure even application. Too much fertilizer in one area will burn and potentially kill the grass. What's the best way to tackle weeds? For large infestations, consider a broadleaf herbicide, which comes in selective and non-selective forms. Selective herbicides only attack specific plants (dandelions, clover, etc.); non-selective herbicides kill everything they touch. For weeds within the lawn, use a selective herbicide, otherwise you'll kill the grass. If you'd rather not use a herbicide, you can always dig out weeds by hand, just make sure you pull out the root system or they'll
return the following spring. This method isn't always practical for large areas covered in weeds. Can you seed a lawn in the fall? Yes. Some pros even recommend it. Cool temperatures and warm soil conditions make late-summer to early fall an optimal time to sow grass seed. Just don't wait until too long, or the grass won't establish by the time temperatures drop. As for repairing dead patches, remove the grass down to the bare soil, use a rake to rough up the soil and then add seed. Germination usually takes around 10 to 15 days. It's important to keep the soil moist but not drenched during this period. After it starts to grow, you should continue to water on a daily basis to encourage root growth and to prevent it from drying out.
