Leaving the home bubble: The excitement of grocery shopping There was a time oh-so-longago – when we use to be able to hug people and see their faces – when I hated going grocery shopping with a BY MARY passion. But now LYNN BRUNY these occasional forays to the great lands outside the four walls of our protective barrier are one of the highlights of my routine. You see people – yes, scads of actual people – up close! Well, not that close, of course: six feet or more apart. And you don’t actually see them. You may see their eyes and hair, but basically you see their forms. But still, the energy of an actual group of human beings (trying hard to avoid each other) is palpable! Going through the grocery store use to be boring and predicable. Things would just be on the shelves all the time ready for purchase.
Remember that? But now I wonder: Will they have our laundry detergent? Will the soup shelf be stocked? Or, for me, the Holy Grail of all purchases: Could there possible be my favorite ginger snap cookies (Simple BitesTM) that I have not seen since the pandemic began? Be still my beating heart! But alas, no, not recently. Maybe next time . . . I find the produce section especially exciting. It’s definitely the most complex part of the store as there is no straightforward way of proceeding through it. People are like fish darting in and out grabbing things while avoiding other shoppers. It’s like we’re all the same poles of magnets repelling each other – but very thoughtfully repelling each other. This is one thing I like about the pandemic: Most people go out of their way to be considerate and kind. It’s like we’re all thinking, “Life is hard enough. Let’s just try and be a bit more decent to each other.” But on the flip side there is

Now I find I am engrossed, downright riveted, by anything the safely plexiglassed clerk is talking about: his flaring eczema (poor guy), the mpg of cars he’s considering buying, his cat’s diabetes. occasionally that one unhappy human itching for a confrontation, a sad side effect of this pandemic. This unhappy human will instigate a nasty spat with another shopper for some perceived insult or infraction. You know said unhappy human just wants to get into a fuss so they can yell and get their grumpy yahoos out and spread their bad mojo. Sometimes you’ll be in the vicinity of such a kerfuffle in progress. As a person who hates nasty conflict, I divert my eyeballs from the action and scurry away like a cockroach before a WWE (World Wrestling Entertainment) smack down-like fight occurs. Thus far nothing of the sort has happened in my local grocery stores. But this possibility keeps me on my toes: It raises my adrenaline and keeps my fight-orflight response on high alert. Who knows what craziness might happen today by the canned-bean end cap display? On a happy note, one thing I really look forward to now is checkout.

A stager will create a visually appealing space to help buyers notice the home’s best features and visualize what life might be like

living there. Most buyers browse listings online, and staging (plus professional photos) will capture the eye of more potential buyers. When more people are interested in the property, that’s great news for the seller. It’s not unusual for staged homes to incite a bidding war to help the home sell at or above listing price. How to find a high-quality stager Staging is one of the most critical investments to make when selling a
home, especially in a luxury market with limited inventory. Since this is the case in Boulder, you’ll need to work with an experienced stager that you trust. Ask your realtor for recommendations first, but if he or she doesn’t have a preferred stager, compile a list of interview questions. Ask to see before and after photos of homes that they’ve staged, and which rooms they typically work with. It’s also helpful to inquire about their access to staging inventory. If the stager rents furnishings, be sure that
the rental period is adequate to get the home sold. Stagers also charge for their services differently, so your realtor will need to ask about how they will be compensated. Some charge a flat fee, while others charge an hourly rate or by the number of rooms staged. When selling your home, staging makes all the difference. A good stager can bring out the best in your property and create a near universally-appealing aesthetic to attract buyers. Home buyer preferences since COVID-19: Different but not Home has always been “where the heart is,” but the pandemic has placed our homes even more front and center, and now it plays a broader BY TOM role in our daily KALINSKI activities. It’s RE/MAX of Boulder no longer just “home” – it’s where many of us work, play, homeschool our kids, and socialize. The result is a changing view of preferences in where and how we live, and it appears to be influenced by expanded remote work, home schooling, historically low mortgage rates, and still uncertain health and economic outlook, according to a national study of consumers done by realtor.com in partnership with HarrisX. Here’s a look at their findings. Home buying is viewed favorably Despite the impact COVID-19 has had on much of the economy, real estate is thriving, with 55 percent of consumers saying they were more optimistic about buying a home, and 33 percent said it had no impact. Some categories of respondents were more optimistic than others. Younger respondents – aged 18 – 34 – had a more positive outlook than older consumers, and urban consumers were more optimistic than their suburban or rural counterparts. Income also affected outlook, with those reporting yearly household incomes over $100,000 having the highest share of optimistic responses. However, the responses remained mostly optimistic even when sliding lower on the income scale, the report concludes. Timelines stepped up Forty-one percent of those surveyed expressed plans to buy sooner than initially planned and 44 percent have not changed as a result of the coronavirus pandemic. More men than women have stepped up the timing, with 46 percent of men responding positively compared with 36 percent of women. This 6

accelerated buying outlook is true for more younger buyers – 47% of those aged 18 to 34; 45% aged 35 to 49; and less than 25% of those 50 years old or more. And urban buyers and those in higher income brackets have moved up their home buying timeframe. Price ranges fluctuate This category has moved in both directions with some buyers shifting toward lower priced homes – 25% – some raised their price range – 38% – while 37% did not change their price range at all. Factors affecting these decisions include rising unemployment and economic uncertainty, record low mortgage rates, and a desire for larger homes. Primary reasons for spending more on a home While the pandemic is influencing some home buying preferences, many preferences track with the past. Buyers who shifted toward higherpriced homes did so primarily for
a better neighborhood and a larger home. While men wanted a better neighborhood, women sought more home features. Younger buyers sought larger homes and better neighborhoods, and older buyers sought more home features. Savings grew while we sheltered at home The loss to the economy resulted in a gain in consumer savings. A majority of survey respondents indicated that they were able to save more money for a down payment while in quarantine, according to the report. Acceptance of longer commutes The desire for quiet neighborhoods, larger homes, and access to the outdoors affected the distance homebuyers are willing to commute to attain these features. Some expected these lifestyle choices to come with no impact on commute times – 52% – while others were more willing to increase the drive – 36%. Perhaps not surprisingly, men and younger consumers were more
willing to commute farther than women. Enduring values persist While the coronavirus pandemic clearly impacted some consumer preferences, what buyers are looking for in a home illustrates enduring values. For most buyers, price range, number of bedrooms and bathrooms, a renovated kitchen, and a large backyard, along with a garage, are the primary home features which have not changed during the pandemic. Pre-offer Inspections When purchasing a home an inspection is typically part of the process. More often than not inspections are done after a contract is signed. If you are concerned you may lose your dream home by adding an inspection contingency but still want to make sure you are protected, consider a pre-offer inspection. Buying a home is harder than usual these days, expect the unexpected. That includes a half dozen offers (some cash) for the house you want. Now, buyers often must win a house. Pre-offer inspections are one way to boost your odds of winning. Have the house inspected before you bid. More common in competitive real estate markets with multiple offers, this preliminary, information-
only pre-offer home inspection evaluates a home’s major systems and any potential issues, giving home buyers the information to make an informed decision on whether to place an offer on a property. Pre-offer home inspections take much less time than conventional inspections and are a valuable option in time-sensitive situations. Pre-offer inspections can be especially valuable in “as is” sales. A seller who lists a home as is intends to complete the sale without making repairs or improvements or reducing the price because of the home’s condition. Although inspection contingencies would give you an out if the inspection results were unacceptable, a pre-offer inspection saves you the time and hassle of negotiating an offer on a home you’ll wind up not purchasing because it’s in poor repair. The stronger your offer, the better able you are to compete against other buyers. One way to sweeten the deal is to submit an offer that’s not contingent on acceptable inspection results. A
pre-offer inspection gives you the information you need before you make the offer, so you won’t take the next step unless the home is worth buying as is. Prequalifying for financing is common practice these days. Try using the same strategy for home inspections. You want the protection of a home inspection. Buying without a home inspection is foolish unless you happen to own a remodeling company. So, get the home inspected before you bid. Then make an offer that waives the right to inspection. That offer will stand out from the others. The other offers will be contingent on inspections, yours won’t. A few hundred dollars for a pre-offer inspection is a small price to pay to stand head-and-shoulders above other bids for the home you have always wanted. In today’s competitive market smart agents are looking for every edge they can get for their clients. However, it’s still unusual for agents to coach buyers to inspect before bidding, even though that increases their chances of having the winning bid. Too often, the only focus is price. It might be easier to persuade buyers to spend $400 on a pre-offer inspection than it
would be to make the call saying they lost the bid for the home they loved. There are multiple circumstances in every transaction that could impact your decision on having a pre-offer inspection done. Here are some of the advantages and disadvantages of having a home inspection before making an offer. Advantages: • You may discover issues that will cause you not to move forward with the purchase. • If you do make an offer, it does not have to contain an inspection contingency. • You will have more information before making an offer. Disadvantages: • With no contract, there is a chance the seller may sell to another buyer. • You still may not be able to come to terms with the seller. Covid, and the effect of it, is here to stay for a while. Many of us are going to have to address how we cope with the dynamics. That is not say to all industries are failing. Some manufacturers are having a record year. Contractors working outside are at full stretch but indoor operations are being severely impacted. Restaurants are closing or limping along, retail is struggling, and taxes are strangling. The movie industry is already morphing and perhaps the restaurant model must adjust, too. Certainly, we should expect the experience to cost more. Pearl Street in the summer months became a festive place reminiscent of Granville Island but with winter approaching the appeal of sitting outside is going to wane. Something’s gotta give and, man, I miss a good restaurant breakfast!

Homebuilding is booming, so why is inventory so hard to find? By Peter G. Miller Bankrate.com New homes are in such demand that President Kennedy was in office the last time the supply was this small. The latest figures from the National Association of Home Builders (NAHB) show that August new home starts rose to the highest level in 14 years, up 43% from a year ago. The current construction rate puts the industry on track to produce a million units this year. New homes represent new supply. Increased supply – inventory – gives buyers more choices and helps hold down prices, not just for new construction but for existing homes as well. If fewer new homes are being built, real estate prices would likely be higher than they are today. But inventory is hard to find. NAHB reports that new home inventory this August was 40% less than a year ago. The current supply is at the lowest point since 1963, the year when such records were first compiled. Inventory is not just a problem with new construction. It's also an issue with existing homes. According to the National Association of Realtors (NAR), unsold existing home inventory in August fell 18.6% from a year ago. A big reason for the inventory shortage has to do with tenure, how long people remain in one home. In 2018, owners stayed in place an average of 13 years, according to NAR, up three years from 2008. Now – with the COVID-19 pandemic and steep unemployment levels – it's likely that homes are being kept even longer. Why is there suddenly so much interest in new homes? Is it just inventory and tenure or are other trends at work? And when will the situation improve? Bankrate spoke with Robert Dietz, senior vice president and chief economist with the National Association of Home Builders to get some answers. Bankrate: Why have new home sales increased so much? Is there a change in public preferences? A shortage of existing homes? Both? Dietz: Low interest rates have strengthened demand for forOctober 16-17, 2020

sale housing. Moreover, we see a suburban shift in housing demand, as buyers are looking for more home(s) in more affordable markets. Combined with very limited resale inventory, these factors are lifting demand for new construction. Bankrate: The Pew Research Center reports that a majority of 18- to 29-year-olds _ 52% _ now live with their parents. That's a higher percentage than during the Great Depression. Does this mean we will be seeing more demand for larger homes? Dietz: Yes, we expect newly built home sizes to rise, after a four- to five-year period of relative decline. People are using their homes for more purposes, including work, study, and exercise. And in some cases, household size is rising. This is a boost for new construction and remodeling. Bankrate: NAHB reports that August home sales were 43% higher than a year ago while just 3.3 months of inventory were available. Given such strong demand how can homebuilders increase production in the short run? Dietz: Single-family starts can rise, but there are limits to growth. The two most important limiting factors currently are lumber prices – up about 170% since mid-April – and the ongoing skilled labor shortage. That said we expect single-family construction to post gains in 2021
and 2022. Bankrate: According to the BLS Job Openings and Labor Turnover Survey ( JOLTS), homebuilders had 344,000 job openings in July. Given huge unemployment this year as a result of the COVID-19 pandemic, what can homebuilders do to fill industry job openings and thus expand production? Dietz: Recruit and train. This is a moment that the industry needs to seize in order to recruit people into construction and train them to lift productivity. In fact, we are forecasting that the residential construction industry will post a year-over-year gain for total employment in the next few months, which would make it very different from most sectors which have job losses. Lumber prices go through the roof Bankrate: NAHB reports that lumber price hikes since mid-April have boosted the cost of the average single-family home by more than $16,000. Why have lumber prices increased so dramatically? Is there any price relief in sight? Dietz: Futures markets are pointing to declining prices as we enter in the market, but still at elevated levels. Prices are high due to reduced domestic lumber production and ongoing tariffs on Canadian softwood lumber.
Bankrate: Mortgage rates as this is written are at or near historic lows. What has happened to affordability as a result of the COVID-19 pandemic during the past year? Dietz: Housing affordability has certainly received a boost from low interest rates, but declining incomes and elevated unemployment are risk factors. Bankrate: How have buyer preferences changed; that is, which features do buyers want most these days and which features have become less popular? (Are living rooms gone? Formal dining rooms? What about separate home offices? Charging stations for electric vehicles? Etc.) Dietz: People want more space, and we are hearing that home offices are a particularly popular feature for homes. Bankrate: Looking ahead, how is the market for 2021 shaping up in terms of sales and pricing? Predictions? Dietz: Given high levels of builder confidence and a low supply of inventory, we are expecting gains for single-family construction as interest rates remain low. Home price growth should slow, but we are not forecasting price declines as demand remains solid and the changing geography of housing demand supports more construction. With tens of thousands of acres of open space and mountain parks, Boulder County is home to abundant wildlife and incredible biodiversity. We frequently catch glimpses of bears, mountain lions, coyotes, deer, elk, foxes, raccoons, skunks, owls, BY DUANE eagles, hawks, DUGGAN woodpeckers, Realtor and Author bats, and even RE/MAX of Boulder moose. Yet as these animals lose their fear of humans and venture into the city, there is danger to both humans and 14

animals. In addition, without responsible safeguards, animals can also cause damage to your home and property. Just a few simple rules make it easier to coexist, and to protect them. For example, this is the time of year when bears are out feeding as much as they can to get ready for their winter hibernation. Just last week, bears were spotted roaming as far as 75th Street east of Boulder. It could be because Wednesday morning is trash day in most of those neighborhoods. Bear-proof trash containers are not required that far to the east, but it makes sense to secure your trash as best as possible, or maybe wait until the morning of trash pickup before putting it out. With temperatures cooling and the beauty of fall leaves changing color, our local trails are at peak capacity. It important not to litter and to keep your pets under control while hiking or walking. As the snowpack increases, a dog chasing an animal can put undue stress on
wildlife. The holiday season will be here soon, too, and extra trash and decorations can present unique issues with wildlife. If you have ever seen an elk or deer trying to shake a string of holiday lights off its antlers, you realize how important it is to think about where you place and discard your decorations. If you live on the west side of Boulder or in the mountains, be sure to have your lights and décor situated high and out of the way of known wildlife corridors. It is also never a good idea to leave food out for wildlife. People will often lay food out to draw animals closer so they can view them. However, leaving food for them takes the wild out of wildlife, and it actually hurts them by making them more dependent on human food, which can lead to health issues and disease, expose them to dangerous places away from their natural habitats, disrupt the ecosystem, and cause them to become aggressive.
An example of these unintended consequences is setting out a salt lick to attract deer for viewing opportunities. It may seem harmless, but if you invite deer, you could also attract mountain lions that love to prey upon the deer. Here are a few additional tips to keep a safe distance and maintain a respectful relationship with our Boulder wildlife by making your home wildlife proof: •
Secure all trash in wildlife proof containers. Don’t leave the trash out overnight.

Don’t put food or salt licks out for wildlife.
•
Make sure to compost bin has a tight lid. Secure pet food inside a garage or house.

Overgrown vegetation and wood piles can attract them.
Make sure any bird feeders/ hummingbird feeders are well out of reach. Birdseed can attract deer, rodents, and coyotes that hunt rodents. Keep your BBQ clean and place it inside after use. Keep unattended pets inside, or in a kennel or on a leash. Do not allow them to roam unsecured as they can kill smaller animals -- or alternatively, become prey to wildlife. Make sure your car is clean and locked. Don’t leave food in it. You’ve seen bears in car videos, right? Address signs of damage from animals or holes where they can burrow or access your home, especially in the chimney, roof, attic, porches, and deck. Trim trees and maintain your yard. Squirrels can jump from trees onto your roof.

Plant native flowers, shrubs and trees, and control weeds.
•
Use fencing to keep deer, raccoons, and rabbits out of your garden.
•

Secure your outdoor hot tub with a strong cover. Bears love a good soak when they wake up this spring! Never try to domesticate wildlife or make them your pets.

By Cathy Hobbs Tribune News Service When it comes to artwork and mirrors, what are some of the best and more impactful ways in which to showcase? Whether you have a long wall you wish to highlight, a ceiling you want to elevate or bold design statement you'd like to make, placing artwork or mirrors in a series or with the use of symmetry may do the trick. Here are a list of do's and don'ts. Do: 1.

Use identical pieces of art to create a diptych (two pieces of art in a series) or a triptych (three pieces of art in a series). Use mirrors in a series or grid in spaces that may not have a lot of windows.
