Economic impact of the COVID-19 pandemic The COVID-19 pandemic has had an enormous impact on the US economy. After a record breaking 10 years and 8 months growth cycle, the US BY MARY HILL entered a recession The Hill Group, in February Coldwell Banker 2020 due to the restrictions caused by the pandemic. In the second quarter of 2020 the GDP declined by 33 percent and personal expenditures dropped 35 percent. And, the US lost 22 million jobs in March/April of this year. In May/June 7.5 million of these lost jobs were regained. The effect of the pandemic has been similar for the Colorado economy. In just the months of March/April, Colorado lost 342,000 jobs. In May/June 126,000 of these jobs were added back into the work force. However, employment remained 217,000 jobs below that of January 2020. A total job loss of 128,000 is forecast by the University of Colorado by the end of 2020. The state will have lost 4.5 percent of all jobs by then. At the end of June 2020 unemployment was 10 percent. Unemployment surpassed the worst weeks of the Great Recession for 19 straight weeks. An additional 7800 new unemployment claims were added in July. At the end of June, Fort Collins had the lowest unemployment in Colorado at 9.2 percent. Boulder’s unemployment rate was 9.5 percent. The highest unemployment rate was in the Denver-Aurora-Lakewood area at 11 percent. By June the net population growth of Colorado slowed to 43,000. This includes a natural growth rate of 23,000 with births out pacing deaths, for a net influx of people from out of state of 21,000. All industries have been affected drastically by the pandemic. In the Accommodation and Food Service industries 45 percent (130,000) jobs were lost in March/ April. When the economy reopened

The Health Care and Social Assistance industries were also hit hard by the pandemic with a loss of 45,000 jobs (15 percent) in March/ April. In May/June 20,000 jobs were regained in these areas. Because of social distancing requirements, the Arts and Entertainment industries lost over 30,000 jobs (55 percent) of their work force in March/April. Forty percent (12,000) of these jobs were recovered in May/June. The Real Estate Sales, Rental and Leasing industries were also hard hit by the pandemic with a loss of 8,000 (12 percent) jobs. Less than 1000 of these jobs were regained in May/ June. Residential Construction lost 4,000 jobs (3.4 percent) by the end of June. There was a slight drop in building permits (1.5 percent), 285 units less than in 2019. There are a total of 19,270 building permits in 2020 so far. Single family home permits increased 9 percent while multi- family permits fell by 18 percent. People continue to move to Colorado, but at a slower rate than in 2019. In 2019, 45,000 people moved to Colorado. It is forecast only 30,000 will move here in 2020 with a drop to 20,000 new residents in 2021. In summary, the COVID 19 pandemic has had a devastating effect on the US and Colorado economies.

The U.S. lost 22 million jobs with Colorado losing 342,000 Colorado is expected to rebound to a net loss of 128,000 jobs by the end of 2020. Colorado unemployment rose to 10 percent and is forecast to be at 4.5 percent by the end of 2020 Real estate sales in Colorado have varied dramatically since the beginning of the pandemic with a huge decrease in single family homes for sale in April and May and a dramatic increase in sales in July and August. At the same time inventory of SFR homes for sale is down tremendously from March through August. Above is a chart of closed sales and inventory of Single Family Dwellings from March 2020 through August 2020 in comparison to those of March 2019 through August 2019 taken from the IRES multiple listing service. Between the huge decline in inventory of homes for sale from March through August and the pent up demand of buyers who put off purchasing homes in April and May, now is a great time to list your home. THE LIGHTER SIDE

Winter’s coming: Get out the flannel sheets It’s fall in Colorado which means it will be winter any day. Yes, we have both flip-flops and snow boots by the front door, but soon it will BY MARY just be the boots. LYNN BRUNY It’s the time of year to get out the flannel sheets. According to our offspring – a.k.a. our children – my husband and I barely heat our house. This is no doubt the result of living in old homes most our adult lives whose historic windows only give a passing nod at keeping cold air out or warm air in – even with storm windows. In my husband’s and my younger years together we could not afford to bask in the delightful 70-degree indoor temps during winter. If we did we could have bought small islands for what our monthly heating bills would have been. So we got use

to living in temperatures slightly warmer than a refrigerator. I’m accustomed to typing with fingerless gloves and sleeping under mounds of heavy covers. Now we live in a house with good windows and can set the heat at any temp our hearts (and bodies) desire. We have maybe added a few scant degrees of warmth. At this stage of our lives we’re use to being slightly chilled all winter and find what most think of as regular warmth as slightly stuffy. Side note: Older readers will remember growing up during the energy crisis of the Reagan years. I can vividly recall the ultra serious look on my late Italian father’s face when telling us four kids that, “Under no condition are you ever, ever, ever to touch this thermostat or you will be grounded forever! FOREVER! Do you understand me? Do you?” My father had that intense Robert De Niro-like vibe in “Meet the Parents.” We did not touch that thermostat; we put on more sweaters.

But back to flannel sheets: You do have to be careful with them. For example, there’s what happened when my spunky mother last visited us. My mom, in her 80s, is the incredibly shrinking woman. Every time we see her she seems to become more of a wee thing. Soon she’ll just be a feather with a head. She resides in Savannah where – despite living more than half her life in Ohio – she has what she calls “thin blood.” She is always cold in our house even though we crank up the heat for her. It feels to my husband and me like we’re just sweltering. We’re peeling off layers of clothing as my mother keeps piling them on. (I can see at some future point we’ll be in our underwear and she won’t be able to bend her arms or legs; she’ll be like a toddler in a puffy snowsuit.) During her last visit, to combat our Colorado cold she brought flannel pajamas and actually got stuck in bed. I heard her hollering for help and thought she had fallen off the bed whose mattress and box

spring are ridiculously high for her small self, like the Princess and the Pea. But no, it turns out she was trapped. Her flannel gown and the flannel sheets were acting like Velcro together, and the weight of the heavy covers just sealed her in. “I’m trapped and I can’t get up – or out!” she said laughing. I helped her escape and loaned her a cotton nightgown. Apparently you have to be pretty strong to handle flannel-on-flannel bed action. Just turning over takes amazing strength and endurance. I wouldn’t recommend it for anyone who couldn’t complete a triathlon. But I would recommend flannel sheets in general, especially if your idea of a good indoor winter temperature causes ice cubes to freeze.

Vintage home inspections Vintage or historic homes provide some unique challenges for inspectors and prospective buyers. Homeowners may have strict BY RICK limitations for JACQUEMARD renovating and Flatirons Home updating a home. Inspections Whether you are buying or selling an older home, there are “old-house” issues you should familiarize yourself with. Get to know the signs and costs associated with the repair of some of the most common problems. Major updates might require special permits and committee approval. While safety is a primary concern for home inspectors, customers interested in historic or vintage homes might find themselves in a balancing act between preserving the past while living in the present. In older, historic property’s, you can expect to find led paint. These older homes probably have led-

based paint on siding, trim, doors, windows, staircases, ceilings and sometimes even floors. Most buyers looking to purchase an historic property understand the likelihood of lead-based paint, but that is not always the case. Buyers should be informed about the prevalence of lead in older houses and how to test for lead. That is especially true if the buyers have young children, who are more susceptible to lead-related developmental issues. As with lead paint, asbestos is probably present in many parts of an historic house. Regardless of the home’s age, asbestos might have been used for renovations over the years. For example, loose attic insulation in an old house could easily contain asbestos. Flooring that looks like linoleum might contain asbestos as well. Some builders also mixed asbestos into plaster for texture on walls and ceilings. In basements, you might find boiler pipes wrapped in asbestos insulation. Buyers should consider an inspection by a professional environmental testing

company to evaluate the presence of these substances. Many vintage homes have unusual or outdated heating, ventilation, and air conditioning systems. The challenge becomes fitting modern equipment into the house without disturbing the architectural features. There might be an old coal or oil burning furnace in the basement. Registers in floors and ceilings might appear to lead nowhere without ductwork, but their function was different. The allowed warm air to travel to upper floors. Cooling systems might be non-existent. Historic staircases may have multiple safety issues. If you have never walked a staircase in a historic house, you might be in for a surprise. There were no standards for their construction. Some are narrow and steep; some are grand works of art. Handrails are a significant issue with historic houses. Many interior staircases might have no handrails at all. Where railings do exist, they are often lower than what is considered code today with balusters that are spaced too wide. That is another issue for buyers with small children. There will most likely be issues with access and clearance. What is

considered safe and accessible today was not a consideration in the past. It is not uncommon to find an upper bedroom with only one window too small to qualify for egress during a fire. Doors might also be too narrow. In some cases, houses settling can cause doors and windows to stick, creating another fire safety hazard. As with other issues in an older house, buyers might face limitations with repair and upgrades. Historic register committees may have a say in what is allowable and what is not. Historic houses still have definite appeal to many home buyers. For buyers who have done their homework, structural oddities and renovations are an expected part of the process. For those buyers that have fallen in love with their first historic house, the issues and the level of authority held by historic registry’s might come as a surprise. The evolution of home office space The massive shift to working from home is evident as you drive around town. You can see huge office buildings with only a few cars in BY DUANE the parking lot. DUGGAN As an example, Realtor and Author the IBM parking RE/MAX of Boulder lot near the Diagonal Highway is mostly empty now. In the 1980s it was filled with thousands of cars and employees. Even before the pandemic led to widespread reliance on remote work, homebuyers often requested that a study be a part of a home floor plan. Many new homes I sold that were constructed in the 1990s had a study, usually somewhere near the entryway, which was built into the floor plan. Pre-Internet, a study might have walls of shelves filled with books relating to a profession. Picture a leather chair, filing cabinets, and a bulky desk bedecked with the business equipment of the time, such as a typewriter or fax machine. The study was often a place of refuge to sit and think, and get some work done. In the mid-1990s, the Internet came along and the need for a library and paper files diminished rapidly. Computers shrank, and the amount of space needed for working decreased. By 2012 builders coined the term, “pocket office”, which was typically a half or a quarter of the size of a study or home office with a small built-in desk, often in the kitchen. The space was used as a place to keep household business organized and to perhaps pay the bills.

Enter COVID-19 and there has been a sudden rush to work from home for anyone who can do their job with a computer and an Internet connection. The big study has likely been converted to another type of living space, and the pocket office of 2012, off the kitchen, simply does not meet the needs for telecommuting. According to a recent HomeLight survey of real estate agents, a home office is the feature most attractive to home buyers. With the rise of COVID-19 many architects and

home builders are offering pocket offices and home offices in a variety of sizes and designs, stationed in any number of locations in a floor plan. The essentials are that the office space can be closed off quickly if the dog starts barking and the kids are riled up during a Zoom meeting yet close enough to open the door and be part of the family when appropriate. The amount of privacy required will dictate the best location. The size of a functional home office or pocket office is no longer

governed by the quantity of books and files necessary for the job. All you need now is enough space for a chair and a desk – maybe even a standing desk – and cabinets or space for storage. Proper lighting is critical to avoid eye strain and keep your work day productive. Natural light helps but needs to be positioned properly so as not to cause computer glare. Many types of lights are available now, some even designed for online meetings. Other necessities include WiFi or cable broadband, enough electrical outlets to power all your devices, and even soundproofing for a quiet workspace. While Dale Mood and his late wife moved with their five children from Boulder to Louisville 19 years ago, the Moods and Maneris remained tight friends. Dale, Joann and Carl regularly travel together, with stamps from Aruba to New Zealand in their passports, and meet weekly for church and bagels. Thus, when the Maneris considered purchasing at Rock Creek, Dale tagged along to the first information meeting “as a lark,” he recalled. Boulder Creek is installing a natural gas hookup on the Maneris’ patio, and Joann and Carl hope to host their supper club and family. For the Maneris, this will be their “first new, not previously owned, home,” Carl said. “We’ve enjoyed the process and how Donna Lu and others from Boulder Creek have given us weekly updates and guided

If you plan on getting out early to pick your pumpkin, choose one that lasts with these tips: •

Strong stems keep the pumpkin fresh, so look for those that are fully attached to the skin. Choose firm, not mushy AT HOME COLORADO

Should I hire a chimney sweep? By Paul F. P. Pogue Angie's List Long story short: If you have a gas or wood-burning fireplace and you plan on using it this winter, then yes, you need to hire a professional chimney sweep. Wood-burning fireplaces add a lot of comfort and appeal to your living space, not to mention lower electric bills, but they also require careful and regular inspection. The average price for a professional yearly chimney cleaning is $250, although this varies greatly depending on the amount of potential work needed to clear it out. If your fireplace already receives regular maintenance, this will cost closer to $100. However, if you haven't cleaned it in some time and have several years of build-up, the price can go as high as $800. You'll pay even more if there is damage that hasn't been corrected. If you have a gas fireplace, you have much less buildup, but don't overlook the need for an inspection. A clear exhaust path is vital for a gas

What a chimney sweep does A chimney professional will use a wire brush attached to flexible rods that extend into the flue in either a top-down or bottom-up method. This gets rid of debris and the potentially dangerous build-up of combustible creosote. Chimney cleaning is a serious job best left to trained and experienced professionals. Seek out a chimney sweep with a respected certification, such as from the Chimney Safety Institute of America. It has a higher risk level than other home services because it so often involves getting onto the roof. Protect yourself from liability by verifying anyone you hire is licensed, bonded and insured. The National Fire Protection Agency identifies three levels of chimney inspection, each more detailed than the other. Level 1: This is the minimum routine inspection. Technicians will examine the readily accessible portions of the exterior, verify that the flue is structurally sound, and look for obstruction and combustible

deposits. If nothing goes wrong, this generally costs between $80 and $200. Level 2: This is required when any changes are made to the system, such as changing the shape of the flue or replacing an appliance. This is highly recommended when a home is sold or outside events such as weather damage have possibly affected the chimney. It often involves sending a camera down the flue for a detailed assessment and thorough check of surrounding structures. Expect to pay between $100 and $500 for this. Level 3: This is the most detailed level of inspection, necessary when structural damage is almost certain. Parts of the chimney may need to be deconstructed so the inspector can ascertain damage. When the cold rain and crisp wind of a fall morning start to join the morning rush, there is nothing more tempting then hitting the snooze button and curling back into your warm bedding cocoon of comfort. While I love looking at beautiful bedding during all times of the year, it is especially rewarding during these upcoming colder months! Our second floor is such a delight to behold with all the textiles and colors that grace our beds. However, it is more than the duvets that catch my eye! I have also noticed a big trend towards wood bed frames and uniquely upholstered headboards. I have brought in some unique (and dare I say, bold) styles that are sure to steal the show from the pillows, duvets and coverlets we love so much! Preppy Pink and Green. Now this is a wooden bed frame with some flair! I love a pop of color, especially in an unexpected place. Combining the classic shape of a wood frame with a bright hue brings maximum interest to your space with minimal details. Keeping the bedding simple with soft whites allows for the frame to shine and be the true star of this bedding display. While bright colors such as lime green can sometimes be considered juvenile, the elegance of the simple bamboo-inspired headboard allows it to transition into a beautiful bed for all ages. A Touch of Wild. Another one of my favorite frames is this sophisticated and dramatic dark

stained spindle bedframe. The intricate details of the spindles and the towering height of the headboard makes it just as much of a statement as the bright bamboo piece above. For this moody, almost black, wood frame we have kept the bedding light and full of texture. This creates a nice balance for the bed and keeps it from getting too dark and heavy. This is also a great frame to pop with pillows! The drama of the frame can stand up to busy patterns and textiles without being overpowered. Elegant Leather. If wood frames aren't your dream, upholstered frames come in all shapes, sizes and patterns! While we offer frames in many of our fan favorite fabrics, I can't get over the simple beauty of this rich tufted leather look. Leather adds a warmth to furniture that is hard to otherwise find, which is especially perfect for a cozy bed! Not only is it elegant and beautiful, but it elevates whatever bedding you add to it as well! The earthy tones in the leather pull out the crimson hues in the plaid pillows and duvet making for a bed perfect for a lodge- or cabin-inspired space.
