Does your home fit you anymore? - Part One Once upon a time, your house was your home and your office was your work place. You’d spend most of the day at the office and your home was for BY SUSAN escape and to EASTMAN relax. It was Live West Realty small yet efficient. But in this New Normal, your office may have gone away. You’re home all the time but still need a work space. Maybe your house doesn’t fit you anymore. What to do? The good news is that you don’t need to move, you just need fresh eyes to multi-purpose existing spaces. Consider these: a guest bedroom, a workout room, a nook under the stairs, the laundry room, a large hallway, a walk-in closet. Many can be outfitted with a desk, a chair and storage tools to make a functioning, comfortable office. “What I’m seeing, now that people have had to spend a lot of time in their home, is that they are noticing things that are right
and wrong about it,” said Barbara Bronk of Barbara Bronk Interior Design in Boulder. “This is a great opportunity to reorganize because many people are not going back to an office.” Where to start? First, Bronk suggests thinking outside the box to determine what could function as your work area. Look at your rooms not simply as what they have been designed for, but with an objective perspective. Secondly, define what the space will be used for. Keep the work area focused and specific to allow the rest of the room to continue to function as needed. If it is a guest room, consider replacing the regular bed with a space-saving Murphy bed. If it is a den, reduce some of the furniture. (“I’ve hauled out tons of sofas to create work surfaces,” Bronk said with a laugh.) Thirdly, make it nicer! Get a comfortable chair, an attractive desk and interesting art for the wall above it. Remove anything in that area that you don’t use or don’t like. Surround yourself with things that speak to you and make you feel good. If there isn’t a space
that can be solely dedicated to a work area – say, the dining room table – use containers, baskets and portable files to keep things tidy and moveable. Another important consideration is privacy. Are you having Zoom meetings and the mute and video buttons are not an option? Do you need to be able to keep out noisy family activity and the tantrumming toddler? Then your work area should be in a room with a locking door. Lastly, Bronk recommends fresh paint to recreate the space literally and figuratively. “People need a softer environment around them for their home office, not bold colors. Soothing whites, creams, even whites with a pink tone,” she recommended. The result? A new work environment to meet this new world’s challenges, one that allows you to be productive, efficient and calm. But if you still need a bigger home? Longmont Association of Realtors® issues statement regarding HUD changes to the Fair Housing Act
(July 31) LONGMONT – The Longmont Association of Realtors® is deeply disappointed with the Department of Housing and Urban Development’s final rule implementing the “Affirmatively Furthering Fair Housing” provisions of the Federal Fair Housing Act. The organization believes the changes threaten to strip away the rule’s original civil rights purpose, mandated in the 1968 law. Furthermore, the organization asserts the changes significantly weaken the federal government’s commitments to the goals of the Fair Housing Act.
“The Longmont Association of Realtors believes a strong, affirmative fair housing rule is vital to advancing our community’s progress toward a thriving and inclusive community,” said Natasha Hubbard, chair of the Longmont Association of Realtors Board of Directors. “The COVID 19 pandemic’s disproportionate impact on people of color reminds us of the costs of the failure to address barriers to housing opportunity. So it’s not that plants grow better if you talk to them. It’s that if you are a person who takes good care of plants, you may also be a person who talks to them. And yet I still believe my plants like it when I talk to them. Why let logic get in the way of a good thing? Perhaps I should tell my spider plant about the new macramé plant holder I’m making for it. Oh, I best not. The succulents and fiddle-leaved fig may get jealous. Top tips for an impeccably tidy home for fall Summer is a good time to get your house in order, especially with the start of the school year approaching fast. Remove unused office clothing With our ongoing work-fromhome status, you may find your closet overflowing with things you can’t imagine ever wearing again – even when the office does open up. Take advantage of that new-found outlook and pare down. Trash any clothing with holes or stains and
sell or donate the rest. Boulder has a few local consignment shops to tap into such as Plato’s Closet and Rags Consignment. Be aware, they are particular about condition and brands. For the apparel they don’t want, donate them to Goodwill or Salvation Army. Donate excess canned goods Remember when it felt as if we might never shop for fresh veggies again? With grocery stores mostly back to full stock, it’s time to get rid of some of the extra canned goods we all wisely bought. Make an honest assessment of the canned and boxed items you will never use and donate them to our local food banks. Recycle takeout freebies It’s been good to support our local restaurants by buying takeout during this period. But all of that delivery filled our kitchens with free utensils, condiment packets, and the takeout containers they all came in. While you may use some of those things, you’re not likely to use them all. Clear out your cabinets and make them feel more orderly by getting rid of these items – either by recycling, or

Use this time during the pandemic as an opportunity to tidy up your home.

Banish broken art and office supplies Parents end up with a stockpile of broken crayons, eraser-less pencils, and markers that may or may not work. It’s time to throw out those that don’t work. And with kids at home who need something to do besides banking more screen time, make it a contest to see who can find something worth keeping – with a high bar for what to keep,
Recycle delivery packaging This is one of the biggest downsides to online shopping – the waste of packaging. Even though Amazon has recently committed to “right-sizing” the box to fit the package, we still receive far too many cardboard boxes and wrapping. So until Amazon starts picking up the empties, or providing places to drop them off, it’s best to go ahead and recycle them now. Coronavirus and refinancing your home The coronavirus pandemic has pushed the mortgage rate to historic lows due to investors fleeing to the safety of government securities. The downward pressure on interest rates has produced an opportunity for homeowners to refinance at historically low rates, as long the coronavirus pandemic has not cost them their jobs. All of this means that it is time once again to consider refinancing your home. According to Freddie Mac, the average interest rate on a 30-year mortgage on July 16, 2020 was 2.98%. The last time rates were in that category was July 7, 2016 when Freddie Mac reported an average interest rate at 3.41%. Rates this low do not tend to stick around very long so if you are considering refinancing, you should check into it quickly. When interest rates drop, you might wonder whether or not it makes sense to refinance. Many different “rules of thumb” are broadcast to the public in answer the question, “When is the right time to refinance?” This can be confusing. One of these “rules of thumb” says that if your current mortgage

loan is less than two years old, you should NOT refinance. This idea comes from the fact that you have just paid closing costs and when you refinance, there will be another set of closing costs. Another common “rule” used to determine the feasibility of refinancing is that there should be at least a 2% spread between the old interest rate and the new refinance rate. The reasoning behind this rule is that at least a 2% difference in interest rates is usually needed in order to justify the expenses incurred when refinancing. In reality, refinancing your home mortgage could be done any time there is a significant savings in your monthly mortgage payment (or in your overall debt payments if you are consolidating other loans by refinancing) AND you plan to live in your home long
enough to recover the expenses incurred with refinancing. Let’s say that your current home mortgage is at a rate of 5%. A refinanced mortgage rate of 3.75% may currently be available to you. Before proceeding with refinancing your current mortgage you need to answer three questions in order to make a wise decision: 1. What are the total costs involved in refinancing? 2. How long do you foresee owning this home? 3. How many more payments will the loan be extended by? Below is a graphic to help you apply your information to evaluate your situation: There will be a variety of costs incurred when refinancing a home mortgage. These include: a title policy to assure the lender that they have an enforceable deed of trust and loan on the property, an appraisal to determine your home’s market value, a loan origination fee, loan discount points, and a few other miscellaneous fees. Most title companies will offer a reduced title policy premium when the title insurance is re-issued for an owner within two years of the original title policy issue. This offer is possible because there is less exposure to the title company over such a short period of time. Most homeowners upon
purchasing a home find out that any loan discount points paid are deductible as interest by the buyer in the year that they are paid. What may not be generally known is that discount points paid to refinance a home are not fully deductible in the year they are paid. These must be prorated or spread out over the life of the mortgage. For example, if a homeowner paid $3,000 in loan discount points to refinance their home mortgage at a lower rate, they could potentially deduct $100 in interest each year for a 30-year mortgage. This would mean a $28/ year tax savings if in the 28% tax bracket or $15/year tax savings if in the 15% tax bracket. The downside is that the homeowner had to pay $3,000 either in cash or by adding this amount to the mortgage. If possible, it is generally recommended that homeowners refinance with a “par value” loan, or in other words, that they refinance at a rate which does not require the payment of any loan discount points. This keeps the out of pocket expenses of refinancing at a minimum even though the interest rate may be slightly higher. It is necessary to understand two terms in order to determine whether the interest payments on a home mortgage are fully deductible: “acquisition debt” and “home equity debt”. Home inspection is complete, now what? Most homeowners are familiar with the home inspection process, a traditional step in the home buying process. BY RICK The goal is JACQUEMARD to determine Flatirons Home the home’s Inspections condition, from the roof to the foundation and all the systems in between like electrical, plumbing, heating, and cooling. Ideally you are buying a home that is well maintained and only has a few outstanding problems that require attention. Unfortunately, many homeowners defer maintenance to save time or money, and prospective buyers must decide how to respond to their home inspection. It is a common belief that real estate “deals” are negotiated at the signing of the contract. In many cases, the deal-making and
negotiations only start at the contract signing. Negotiations still happen once a home inspection has taken place. There are four choices for the buyer to consider following a home inspection; Do nothing, Ask the sellers to make repairs, Ask the sellers for a credit for repairs at closing, Cancel the purchase based on the report. Buyers often choose to take a credit at closing rather than having the seller make repairs. The sellers are on their way out and may not approach the work with the same priorities as a buyer might. Also, if buyers get a credit, there will be less back and forth to confirm the work has been completed to their satisfaction. The state of the market also plays a part in these negotiations. If it is an aggressive seller's market, the buyer's negotiating clout is limited. In a buyer's market, the buyer will have more room for negotiation. If you are firm about having the seller do the repairs specify
inspection. When the inspection is complete, make a point of doing a walk-through of your future home with the inspector. It is helpful to see firsthand any problems the inspector uncovers, their locations and suggestion about how they might be remedied. During this walkthrough you also get a detailed look at the mechanics of the house and all its quirks, such as the location of the septic tank, locations of all electrical panels, where are the sprinkler system controls or how to turn off the main water supply to the house. Some homes may also have sump pumps and/or radon mitigation systems. Ask to see their locations and how they operate. in the purchase agreement that work must be done by licensed contractors. Major repairs to plumbing, electrical, or HVAC require a permit. Be sure that permits are pulled, and inspections completed by the authority with jurisdiction, i.e. your town’s building inspector. If a project is too small to require a permit, maybe it does not make sense to ask the seller to do it at all. Specify a date for a followup inspection if one is planned, preferably a week before the closing so there is time to resolve outstanding items. Sellers may want to get a home inspection of their own before they put their house on the market. They can then make minor repairs before putting their home on the market. I am of an age where the medical world is playing a bigger part in my life, telling me what to eat and what not to. In essence, if it comes in a packet, a can or a box I am to steer clear of it (so I ask for my Big Mac on a plate.) But it did get me to thinking about what our dogs eat. If processed food is bad for me, why would it be good for my dog? Kibble—universal fare for pooches—seems like a poor choice. It has been exposed to extreme temperatures and has all kinds of additives, preservatives and enticing sprayed-on fats and it is unhealthily dry. Dog life expectancy has declined markedly over the past half-century. Cancer is on the increase and is a common cause of early death. There has to be a connection. Purdue carried out a study showing that adding raw vegetables—leafy greens and yellow root vegetables—even to a kibble diet three times a week resulted in a significant decrease in the risk of some cancers. Chew on that.

Refinancing (continued) debt is the amount of money borrowed in order to buy, build, or make capital improvements to a principal or second home. The deductibility limit for acquisition debt is $1,000,000 for the combination of a first and second home. As the principal is paid down on this mortgage, the acquisition debt is reduced. Home equity debt has a deductibility limit of $100,000 above the current acquisition costs for both the first and second homes. Money pulled out of a home’s equity can be used for any purpose including home improvements, education, and medical expenses, business expenses, or restructuring and paying off other debts. When a homeowner refinances a mortgage, the acquisition debt does not increase. For example, if a person originally borrowed $175,000 to purchase their home and the current unpaid balance is now $150,000, the acquisition debt is
now $150,000. By refinancing only the $150,000 balance the interest payments will still be deductible. Assuming the market value of the home will allow it, the homeowner could borrow up to $250,000 and still have all of the interest payments be deductible. $150,000 of the new loan would still be considered acquisition debt and the additional $100,000 would be considered home equity debt. An important thing for homeowners to be aware of is that all of the interest payments on a principal or second home mortgage may not be tax deductible even though a mortgage company may be willing to make a certain loan amount. The limit restrictions for “acquisition” and “home equity” debt must be taken into consideration and your tax advisor should be consulted for current tax rules. Due to the competitive nature of the home mortgage business,
some lenders will offer “Low” or “No Closing Costs” loans. These types of loans will typically have a slightly higher interest rate. It is important to find out if the lender is actually not charging any closing costs or if these costs are being added to the refinanced mortgage amount. Adding closing costs to the mortgage can hide potentially high loan fees that increase the overall costs of the mortgage, even though the out of pocket expenses are kept low. When refinancing, the payment can drop for reasons other than interest rate. One is that if the old loan was amortized, the principal is being paid down a bit each month. When the refinance loan is done, the balance will be lower than the original, unless cash is pulled out or if the original loan was interest only. Second, by refinancing, the loan repayment process starts over at 30 years to go. Therefore, much of the monthly savings is tacked on to the end of the loan. Some people will argue the “time value of money”. In other words, those dollars added on the end are worth much less than dollars today, hence the argument, “don’t pay your
mortgage off early”. In today’s mortgage market, some lenders are offering mortgage products with whatever term you desire. In summary: 1. Consider refinancing whenever it creates a significant monthly savings and you can recover the expenses of refinancing during the time you own the home. 2.
