Why would anyone want a higher interest rate? Most people want and prefer lower interest rates when it comes to loans and mortgages, especially those that have a large loan balance. Considering GABE that interest BODNER is your cost of borrowing money, I agree that a lower rate is generally better, generating a lower overall cost of borrowing money. However, there is a unique situation in which having a higher interest rate on a loan is an advantage. Yes, that is correct; having a higher interest rate is more advantageous in the long run. That is with a Home Equity Conversion Mortgage (HECM) and the growing Line of Credit (LOC). As you probably know by now, a HECM is a type of reverse mortgage that is insured by the Federal Housing Administration (FHA). With this type of mortgage, there are two primary components to the mortgage: the amount you owe (this is your loan balance) and the money that you have not taken out and you still have access to (this is your Line of Credit). With a HECM, both components are increasing at the interest rate (+0.5% in MIP), your loan balance and your available LOC. Consider current rates at around 7.5%. This means that the funds available in your LOC will grow by 8% (7.5% + 0.5%) annually and compound monthly. So, imagine a scenario in which you don’t need the money today, and you have time to wait before you want or need the money. Let’s look at this scenario below: A 62-year-old couple has a home worth $715,000 and no mortgage today. They can get a LOC for

around $200K today. Assuming interest rates remain where they are and average 7.5%, the available funds in their line of credit will grow to be around $982,000 over the next 20 years. This means that when the couple is 82 years old, and they have a higher probability of needing more money for home improvement or long-term care needs, they will have access to almost $1 million in their LOC. That is right; they will have almost $1 million in liquid funds from their HECM line of credit. Now, let’s say this couple did a great job of planning, and they do not need the money until they are 90 years old; the available funds in their LOC would continue to grow and ultimately provide them access to over $1.8M. Keep in mind a few important elements to the money in the LOC as well: This money is also free of any income taxes (this is not considered income, and there are no income taxes on this money). The available funds are guaranteed to grow, regardless of what happens to their home value, even if the home value never appreciates again or goes down in value. The funds from the LOC can be used for anything; there are no

limitations on how you use the money. Your home is likely to continue to appreciate as well, given that homes in the US have historically appreciated by around 4% annually (although that, of course, is not guaranteed). In conclusion, if you do not have a mortgage today, or you have a very small mortgage balance and a lot of equity in your home, you might be a great candidate for a HECM LOC, even if you don’t need the money today. Given the fact that interest rates are the highest we have seen in over 20 years, this is an advantage today since the available funds in the LOC will grow at an interest rate of +.5%. Silver linings: Boulder County shifts toward a balanced housing market

BOULDER COUNTY – The Colorado and national housing market looks different this year. While the slowing impact of continued TOM high mortgage KALINSKI interest rates is ongoing, the results have a silver lining: Growing inventory signals that Boulder County real estate is moving away from the longtime seller’s market to a market more balanced between buyers and sellers. Why is this shift welcome news? A balanced market offers stability and predictability for both buyers and sellers, unlike an overheated and often frenzied seller’s market. In a balanced market, prices remain steady or appreciate at a more manageable pace, and homes stay on the market for a reasonable period, rather than being snapped

up within hours or days. This shift from a ‘hot’ seller’s market to a more moderate environment may inspire more buyers and sellers to consider making a move, signaling a positive change in the real estate landscape. The balance of the market is often gauged by housing inventory

levels. A balanced market typically maintains four to six months of inventory. When inventory dips below three months, it’s deemed a seller’s market, where demand outstrips supply. Conversely, when inventory surpasses six months, it trends towards a buyer’s market.

Recent data illustrates this transition towards a balanced market in Boulder County. According to Information and Real Estate Services (IRES) Multiple Listing Service (MLS) data, early May year-todate statistics show a slowdown in price appreciation. Median and average sales prices for attached dwellings increased by 0.2% and 4.1%, respectively. Single-family home prices saw a 2.6% increase in the median but a 4.4% decrease in the average price year over year. Inventory continues to grow and has reached about four months of supply, furthering the transition to a balanced market. After years of rapid price appreciation, many Colorado metros are in a ‘cooling’ period, according to rankings on Realtor.com’s hottest markets report for homes in March 2024. Mortgage rates tick down again after modest gains on inflation By Jeff Ostrowski Bankrate.com (TNS)

Mortgage rates fell again this week, with the average 30-year fixed loan dipping to 7.09%, according to Bankrate’s latest survey of large lenders. The 15-year rate fell to 6.46% and the 30-year jumbo to 7.16%. Rates have bounced around this year as the timeline of the Federal Reserve’s rate cuts grows fuzzier. The 30-year fixed mortgages in this week’s survey had an average total of 0.27 discount and origination points. Discount points are a way for you to reduce your mortgage rate, while origination points are fees a lender charges to create, review and process your loan. Monthly mortgage payment at today’s rates: $2,189

The national median family income for 2023 was $96,300, according to the U.S. Department of Housing and Urban Development, and the median price of an existing home sold in April 2024 was $407,600, according to the National Association

of Realtors (NAR). Based on a 20% down payment and a 7.09% mortgage rate, the monthly payment of $2,189 amounts to 27% of the typical family’s monthly income. “Rates coming down from recent highs spurred some borrowers to act, with increases across both conventional and government refinance applications,” says Joel Kan, deputy chief economist at the Mortgage Bankers Association. Before the recent retreat, home sales had been sluggish. The National Association of Realtors said Wednesday that home sales in April dipped to an annual pace of just 4.1 million units. Will mortgage rates go down?

Mortgage rates are tied to inflation. In a bit of good news, inflation is cooling slightly. The U.S. Labor Department said on May 15 that the inflation rate had dipped to 3.4%. That heartened investors, but it’s unclear whether the Federal Reserve will cut rates any time soon. The central bank left rates unchanged in May — and the latest numbers show inflation is still well above the Fed’s

target of 2%. To be clear, mortgage rates are not set directly by the Fed, but by investor appetite, particularly for 10-year Treasury bonds, the leading indicator for fixed mortgage prices. That can lead to intense rate swings — they soar on news of Fed hikes, then plummet in anticipation of a cut. Mortgage rates are also chained to inflation, a metric the Fed has been moving to control. While most Fed members still expect three rate cuts this year, one regional Fed president now is predicting just one rate cut in 2024. Loan applications rose 1.9% this week, according to the Mortgage Bankers Association, while home prices remain elevated. While NAR reported an uptick in inventory in March, many markets still don’t have enough listings to meet demand Methodology

Each week Freddie Mac surveys lenders on the rates and points based on first-lien prime conventional conforming home purchase mortgages with a loan-to-value of 80%. “Lenders surveyed each week are a mix of lender types — thrifts, credit unions, commercial banks and mortgage lending companies — is roughly proportional to the level of mortgage business that each type commands nationwide,” according to Freddie Mac. Budget Home Supply has weathered a number of challenges in its four decades and has managed to provide top-notch service throughout, even when faced with competition from the big box stores. “Shortly after making plans to build our current location, news broke that Home Depot would be coming into town,” says Vernetta Angelo, marketing director for Budget Home Supply, who owns the store with her husband Sean and mother Bev Vernon. “That was very scary. My parents and staff made a lot of adjustments to survive Home Depot’s arrival into our local market. That would be enough to force anyone out of business, but many sacrifices were made to endure that time.” Budget Home Supply knew they offered something the bigger stores can’t: a personal touch. Eventually, customers discovered that, too. “Before we knew it, our customer base returned with the realization that our customer service was unparalleled,” says Angelo.

Good customer service stems from happy employees, and Budget Home Supply has plenty of that valuable resource. “Obviously, our staff is not all blood-related, but we call them family,” says Angelo. “We have employees that have worked with us for up to 20 years, and we truly feel they are the company’s heart. We have employees in place who have fresh ideas and want to go the extra mile to make sure we are all successful. It’s a dream team, really.” The dream team also weathered the crash of 2008 together and then the 2013 Front Range flood. More than a foot of water entered the store’s main building, with almost four feet of water drenching the lower outbuildings. The store experienced massive inventory loss and even had to tear down one of their outbuildings. “Our staff and friends ran to our side and spent countless hours helping us get the doors back open,” Angelo remembers. The flood was a tragedy but also created an opportunity for a five-year remodeling and rebranding process. While it was a difficult time, and the store required an extensive remodel, it also presented a unique opportunity for Budget Home Supply to rebrand from its former name, Budget Home Center. The newly renovated, 80,000-square-foot store and 30,000-square-foot drive-through lumber yard also provided customers a more streamlined shopping experience. In the midst of the remodel, the family experienced great loss. “In 2016, we unexpectedly lost my father,

Butch Vernon, co-owner and leader of the business,” says Angelo. “Since his passing, my husband Sean has stepped into his leadership role. Buying a condominium or townhouse? What’s the difference? If you are trying to decide between buying a condominium or a townhouse, it is a good idea to know some of the differences. Most buyers DUANE of attached DUGGAN housing, that is, a condominium or a townhouse, do so because of the” lock and leave” concept. They typically don’t need to worry about anything outside the unit, and they can just lock the door and leave for extended periods of time. When you have a single-family house, you need to worry about lawn care, show shoveling and exterior maintenance. Another key reason is price. In most markets, attached housing tends to sell for less per square foot than a singlefamily home in the same market and provides entry-level home ownership. The key difference between condominiums and townhomes is that in condominiums, you own the airspace in the unit and have a percentage interest in the walls and common areas. In a townhome, there is a platted lot under the unit, and you own the land underneath. That difference might have an influence on the type and cost of financing. Be sure to check with your lender before you make your final decision. Financing for condominiums and townhomes can be different than single-family homes in another way. That is the owner occupancy ratio of the complex. If the complex has more renters than owners, it might be more difficult to obtain financing. The Homeowner’s Association (HOA) needs to maintain owner occupancy records to provide to the lender. The financial health of the HOA can also influence available financing. The lenders have guidelines they follow for determining if the HOA is financially stable. Another red flag, for example, is when the parking lot and roof are worn out, but the

HOA has no reserves to replace those items. That usually spells out that a special assessment could be coming in order to pay for those upcoming repairs. In some cases, special assessment insurance might be available. Most single-family homes don’t have an HOA fee unless the subdivision has private pools, clubhouses and common areas. Every condominium or townhouse project has an HOA fee. You are mainly paying for convenience. After all, you still have those expenses on a single-family house. Items such as water, sewer, trash, heat, lawn care, exterior and interior care, insurance etc. Always confirm what your HOA fee includes. Some major differences might be the utilities. A building with a common heating system might include the heat bill in the HOA. Water might be included, or it might not. The bottom line is to check what is included so that you have no surprises. In recent years, one of the biggest causes for HOA fee increases has been the cost of insurance. In some cases, insurance has increased for all property owners, single-

family or attached, by 20 to 50% in the last two years. In buying a condominium or townhouse, you need to know exactly what the common insurance covers. Some insurance stops at the studs in the wall, and you need to cover it with drywall. Knowing that fine line, you can figure out what supplement insurance you need to cover all your personal property, liability, and any construction that might be your responsibility for rebuilding. If you live with someone below you, you would want to make sure if you have water from your unit, it destroys the one below you, that you are covered. Sometimes, when you look at attached housing, you can get faked out. If you are looking at a complex, all the units are in a row, and no one else is living above you or below you. Hmmmm, looks like a townhome. Not so fast. Make sure there is a platted lot under the unit. Some developers, when building a complex that looks like townhomes, decided to develop them as condominiums. They might have done that to save money on platting lots or some other reason. It may not be a huge deal, but it could influence the type of financing

available. When buying a condominium or townhouse, it is also a good idea to find out if the units were converted from rentals. Buying a conversion may not be a bad thing, but you need to look closer at the financial health of the HOA. When I started my career in 1978, many apartments that were built in the sixties started converting to condos in the seventies. Many of those had artificially low HOA fees to help them sell quickly. When a new building is a condo from the start, the complex has 20 years to save for when the roof needs to be replaced in twenty years. A converted building might be 15 years old or older. If the developer of the conversion didn’t put enough in reserve for the lost time, that always spells increased monthly fees or special assessments are coming. In recent years, as you drive along any city’s major highways, you see hundreds of units that look like they are condominiums. But most are not. Most of them are large rental developments. One of the main reasons for this in Colorado is the current environment of construction defect laws. Builders have been scared off from building condos for resale and instead just building to rent. This lack of new condominiums for sale is one of the reasons for the low inventory in our marketplace. At some point in time, developers of those complexes could decide to convert them to “for sale “units. If they do, that would make more inventory available for buyers. Colorado Springs for sale properties receive an average number of views 1.1 times higher than the US average. Fort Collins is ranked No. 96 — a ‘Slightly Hot’ market that is ‘Heating Up’ compared to last month and ‘Heating Up’ compared to the previous year. The median time spent on the market is 38 days, with inventory moving 19% faster than last year and 12 days faster than the US overall. Properties in the area receive an average number of views 1.0 times higher than the US average. Boulder ranked No. 116 in March compared to the 300 metros analyzed. Boulder is considered

a ‘Warm’ market that is ‘Cooling Down Slightly’ compared to last month and ‘Cooling Down’ compared to last year. Homes spend an average median of 32 days on the market, with inventory moving 11% faster than last year and 18 days faster than the nation. Properties in the area receive an average number of views 0.7 times lower than the US average. Denver-Aurora-Lakewood ties with Boulder in ranking as No. 116 for March, though its specific characteristics vary. The Denver metro is a ‘Warm’ market that is ‘Cooling Down’ compared to last month and year. Homes spend an average of 30 days median on the market, with inventory moving 12% slower than last year and 20 days faster than homes in the US. Properties receive an average number of views 0.7 times lower than the US average. Greeley ranked No. 173 — a ‘Warm’ market that is ‘Cooling Down’ compared to last month

and last year. Median days on the market is 38, with inventory moving 1% faster than last year and 12 days faster than the nationwide market. Properties in Greeley get an average number of views 0.6 times lower than the US average. Not surprisingly, large urban markets with a lower median price heated up this month, partly due to homebuyers returning to the office and looking for homes near their workplace. The most improved metros were located in the Midwest and Northeast, with one in the Western market, reported Realtor.com. The Manchester-Nashua, New Hampshire metro area ranked as the country’s hottest housing market in April with 14 median days on the market, down compared to yearover-year. The median listing price in Manchester-Nashua is $577,000. Rounding out the top five hottest U.S. housing markets, top-ranking Manchester-Nashua is followed by Rochester, New York; Springfield,

Mass.; Concord, New Hampshire; and Oshkosh-Neenah, Wis. Despite signs of cooling, Colorado’s housing market remains active, presenting positive prospects for buyers and sellers alike.
