s 2022 progresses, many potential home buyers and sellers are wondering what — if any — surprises are in store for the real estate market in the months ahead. Will prices continue to increase? Or will prices flatten out? Will interest rates go up? Will it continue to be a seller’s market? And perhaps most of all, how will I even get a house when inventory continues to be here today and gone tomorrow? Four northern Colorado Realtors agree that 2022 will look much like 2021, with tight inventory limiting one’s selection and multiple offers on the table. The luxury home market (in 2021) was one of the strongest years on record, said Sharon Cook, employing broker/owner of NoCo Realty in Loveland. “All key indicators aligned: all-time high demand, prices surging at unprecedented rates, and new listings dropping to historic lows.”

This year, the luxury market — homes costing $2 million and up and with greater square footage, unique and sometimes over-the-top designs, premium materials, indulgent amenities (10-car garage anyone?) and, of course, location, location, location — is expected to remain strong, but stability should emerge alongside growth and opportunity, she added. Karen Bernardi, owner/broker of the Bernardi Group in Boulder said she’s optimistic about the Front Range and Boulder Valley market in general. “Colorado still offers so much. We have good schools, transportation, skiing and the weather is moderate. We’ve still got a lot of great attractions.” It’s also a great place to live if you can work remotely from anywhere, she said. Many newcomers, she explained, come from the high-tech industry where top-dollar salaries and stock options have made them millionaires with flexibility to sell their homes in areas with exorbitant home prices (think Silicon Valley) and move to luxury homes in Colorado with millions left in their pockets. Whether it’s luxury homes or starter homes, one thing is clear: It’s important to have an agent who knows the market and demographic inside and out in the area in which you are looking to sell or buy. Top negotiation skills are also a must, especially when multiple offers. Julia Cantarovici, an agent and partner with 8Z Real Estate in Boulder, said not only is it important that agents be familiar with the area, but so too should appraisers to ensure the home isn’t undervalued, especially in Boulder where real estate within Boulder city limits “is different from anywhere else. Sellers who use an agent unfamiliar with the area most likely won’t get top dollar.” How dynamic is the market? Cantarovici tells of a house she sold on the corner of a busy street close to Old Town Louisville but with a “funky” floor plan: master bedroom on the main level and the other bedrooms in the basement. Multiple offers came in but her client got the house by offering an all-cash deal, no outs and seven-day closing. She paid $1.850 million for a house listed at $1.425 million. Over-the-top offers aren’t always the norm, but one thing is certain: Cash is king, according to David Scott, an agent with Colorado Landmark Realtors in Boulder, regardless if it’s a starter or luxury home. Bernardi said she ensures clients can make all-cash offers even if they don’t have all of the money upfront. “We can do cash guarantees. If you don’t have all the cash, as the agent I will guarantee it and put the cash up for them.” But for many prospective homebuyers, especially millennials, coming up with the down payment is the hard part, Scott said. It’s critical for potential homebuyers to be aware of how much house they can actually afford and to plan on bidding wars. Cook reluctantly suggests they choose a low down payment to ensure there’s money left over for any appraisal gap. “If you have $500,000 to buy a house, you can’t offer anything over $450,000 because you might have to spend 8

the extra on the appraisal gap,” which is when the house appraises lower than the accepted offer. Appraisal gap clauses have, in fact, become the norm, and it’s not unheard of for that gap to be $50,000 give or take. Homebuyers also need to keep in mind that mortgage rates now hover around 4 percent for a 30-year fixed-rate loan, up from last year’s average of 3.25 percent. The rate increase may seem minuscule, but it will increase mortgage payments, but not like in the 1980s when interest rates were in the 16 percent range. Puts things in perspective, right? “The Feds want to address the worst inflation we’ve seen in 40 years, spurred by COVID,” Cook said. As a result, lenders must charge higher interest rates to compensate for a decrease in purchasing power when they issue loans. “From there, homebuyers will have to decide if they want to ‘pay more for less house’ when their mortgage estimate goes up. If enough buyers say ‘no thanks,’ then home prices will stabilize.” This, according to Cook, is the real estate ‘Circle of Life.’” If you’re selling your home, real estate agents recommend making the emotional break upfront and understand that it is no longer your home but a product to be sold. The next step is to depersonalize, declutter and design. And yes, your home should be staged to dazzle potential buyers. Agents help homebuyers discern what work needs to be done before the house is listed, whether it’s just paint and new carpet or update the entire home and sometimes the landscape. If you’re looking to buy in the coming year, make sure to have all your ducks in a row to ensure you can make an offer on the spot. Houses listed one day most often are under contract in a matter of days. “To get into a home, successful buyers need to maintain flexibility with their criteria and consider outlying communities, like Greeley/Evans, Johnstown, Milliken and Wellington,” said Cook. “But it’s not easy anywhere.” Work with your agent to present the most attractive offer. While cash is king, there are other ways to present a viable offer. For example, some add a clause stating they’ll pay $1,000 or $2,000 (or whatever number they’re comfortable with) above the top offer, up to a point, of course. What you don’t want to do is forego home inspections as part of your offer, as many do, Cook said. “It’s risky and it increases liability for not only the seller but the brokers.” And buyers should also be aware that houses are now listed with a time frame for offers, so it doesn’t make sense to be the first offer in. “A full-price offer used to be a very good thing. That said, the highest offer doesn’t always win; in fact, I have worked with sellers who reject the highest offer — it’s so absurd it feels creepy.” Lastly, homebuyers should have their homes staged and photographed so that when their offers are accepted they can immediately list their own home.

Home Improvements to Enhance an Evolving Lifestyle By Darian Armer

hile 2020-2021 kept people quarantined in their homes and looking to make improvements, 2022 sees many people emerging from their isolating COVID cocoons. And while people may be getting out of the house more, that doesn’t mean they aren’t still updating their homes with the latest trends. Here’s the design trends local experts told us were trending for 2022. 10

IN THE BEDROOM The sanctuary of sleep, your bedroom is where you’ll spend one/third of your life (according to most of the top Google answers). While much of a house features hardwood or laminate flooring, Michael Reimer, owner of Carpet Masters in Longmont, Colo., says carpet is still popular in the bedroom. “Where the trend in some degrees has been away from carpet, carpet is still really strong in rooms where people are barefooted, so they want something soft and comfortable,” says Reimer. Reimer says that he is seeing people spend more on carpet in their bedrooms, opting for higher quality carpets for their bedroom and often with a pattern. “People are spending a little more on the carpet they’re putting in their bedrooms. They’re doing higher quality. Since they’re not doing their whole house in soft surface they’re spending time selecting what works best for the room specifically and not what works best for the whole house,” says Reimer. Designer patterns are also becoming more popular in bedroom carpet. These options are more expensive, but Reimer reiterates that since people are only putting carpet in one or a few rooms, their budget is a little bit bigger and can put something in other than just the standard-cut pile brown carpet. “We’re seeing a lot of standard warm neutrals, but brought to life through very creative patterns in a way that hasn’t been done before,” Reimer says. Scott McDonald, owner of McDonald Carpet One in Boulder, echoes Reimer’s observations, noticing a move back to warmer colors and more elegant patterned carpet.

“It’s a little bit more elegant than just everyday single, level pile carpet,” says McDonald. “It makes it a little more interesting, it doesn’t go out of style as quickly as some of the multi-colored carpeting.” Abbey Van Horn of Meyer Skidmore & Co. says she sees a lot of owners pull out the carpet in their bedroom and put in hardwoods and rugs. “They’re going natural. No stains or finishes. Gray is on its way out,” says Van Horn. “There’s a return to beiges and warm colors. We’re seeing a lot of people doing accent walls. Because they’re going consistent throughout with the flooring in their homes, they’ll spice up a space with a colorful or patterned rug. Back in the 1980s, it was different flooring in each room and we’ve moved away from that.”

IN THE BATHROOM It’s rare you’ll find carpet in a bathroom, and for good reason. The bathroom is a breeding ground for moldinduced moisture and other gross bacteria. That’s why bathrooms have made the transition to all solid surfaces over the years, a trend that continues into 2022. “Bathrooms are either done in tile or luxury vinyl tile (LVT). The surface choice depends on the budget,” says Reimer. “People really like the tile that looks like wood. It has a very robust feeling underfoot. The graphics have truly improved over the years for both tile and LVT. LVT is waterproof and very durable. As a vinyl product it’s warmer under foot than tile.” While rare and usually high cost, Reimer says combining tile flooring and an in-heat floor system is truly the best of all worlds. McDonald says he sees a lot of customers go with LVT plans that come in both the wood and tile look. “They get the look of a nice tiled floor but don’t have to worry about cleaning the grout all the time or dropping something and chipping it. That being said, we do a lot of porcelain and ceramic tile floors as well,” says McDonald. When doing tile, McDonald says the tiles aren’t solid colors. The tiles have striations and wavy patterns to break up any monotony. “The other tile in the bathroom is usually coordinated in a different color but in that same style of tile. Many do lighter tile in the shower and darker on the floor, or just something completely different in the shower,” says McDonald. Van Horn says she sees a lot of tile in bathrooms. “We see a lot of marble going in with fun shapes and patterns. There are a lot of hexagon shapes and there might be a pattern on the tile within the hexagon,” says Van Horn.

IN THE KITCHEN In kitchens, the experts say there’s a move to waterproof materials, such as vinyl and laminates. “Real wood is nice, but it does get dinged and scratched much easier than hardwoods,” says McDonald. “LVT and tiles are still the two primary products in the kitchen, mostly because of the amount of wear and water that’s common in the kitchen,” says Reimer. “With open concept flooring where all the spaces adjoin it’s usually just the same LVT for consistency’s sake. No one is tiling the whole main floor of their house.” Reimer says that while LVT is popular, at the end of the day it is still made out of plastic and when it’s torn out it will 12

end up in the landfill for our lifetime. “For the more discerning client we still do a bunch of hardwood options that have a longer lifespan and are eco-friendlier.”

IN THE HOME Throughout the home, all three experts agree that there is a shift to balancing out gray and warm tones with flooring that blends the two colors. “People are striking a balance between warm tones found throughout their home in warm paints and cooler tones they now have in more modern furniture, appliances and countertops. Everyone is trying to strike this balance. At the end of day flooring should be an accent to main design and shouldn’t be a focal point,” Reimer says. For luxurious touches to a home, tile accents done in entry ways and other key visual areas of the floor can give a home a unique and custom feel. Van Horn says the hot new trend to do in accent rooms is lay flooring in a herringbone pattern. “It really does give it that extra flare,” she says. “You can have a simple yet classy home and this will give it a subtle spice.” Another trend Van Horn is seeing is people tinting their home windows. “Not super dark like a car tint, but tinting so sun damage doesn’t occur to anything else in the home, whether it’s a rug spot, flooring or a window covering,” says Van Horn. “When it comes to window coverings there are a lot of Hunter Douglas type things in the home right now. That accordion style shade gives a very clean look.”

T

he Boulder area is known as an expensive market for home buyers in the Denver Metro. With the exception of 2019 when things stalled out a bit with only single digit growth, the market for properties priced $1 million and over has grown approximately 12% to 30% every year since 2015 until 2021. In 2021, the number of residential properties sold over $1 million in Boulder and Broomfield Counties increased an unprecedented 71% year over year. WK Real Estate in Boulder has been a local leader in distinctive home sales since the company was founded in 1976. We recently held an informative panel discussion with Elaine Collins, Jim Green, John Hoeffler, Sibyl Liedtke and Barry Remington, some of WK’s top broker associates, about Boulder’s ongoing luxury real estate boom. Here are a few key conversations from this knowledgeable group of real estate professionals. The luxury market in Boulder and Broomfield Counties saw unprecedented growth in sales and price appreciation in 2021. What do you attribute this to? John Hoeffler: This trend is not unique to Boulder, it’s a national trend in many desirable markets that have limited supply. The economy is good, wealth has increased for many people, especially given that the stock market has been on a run for 10 years now. Now with Augmented Reality! Sibyl Liedtke: Some baby boomers are finally getting rid of their large family homes. There is an influx of highly compensated people moving to the area for jobs and lifestyle. Also, many people that would normally be moving up/or down to their next property are stuck because of lack of inventory and highly competitive multiple offer situations. For many, there is just nowhere to go right now. How do you feel this marked change in our market has affected, or will affect, our community? John: Our community is definitely becoming more affluent. And it’s getting tougher for younger people to purchase if they have low down payment funds. Boulder shifted about 15 years ago. Previously demand for real estate came with job growth. Then in the 1990s Boulder became more of a lifestyle destination, not dependent on job growth, for people who can afford to move here. This accelerated with the pandemic. Things just exploded when people realized they could live and work from anywhere. Do you expect demand to continue in 2022? Sibyl: For buyers I don’t see demand changing much in 2022. Some buyers will tire and step out of the market for a bit, but they’ll be back! Jim Green: We may not have record-breaking price increases in 2022, but they will go up. Inventory will be limited, even at the highest levels. Mortgage rates are creeping up, but that doesn’t really affect anyone in a luxury price range. Did you notice any trends in the demographics of your clients? Barry Remington: Our sellers are people that might be moving out of the area, downsizing to a smaller, but still luxury home, and looking to increase their wealth. We’ve seen quite a few buyers in their late 30s and our sellers seem to be in the 40s to 50s range.

Sibyl: These are not the same buyers or sellers that they used to be. My clients are younger, and very well educated when it comes to real estate. They watch the market enough to really understand the numbers. Jim: Some are grandparents relocating to be near grandchildren. Like other agents I see empty nesters moving because their home is now too big for them. What subdivisions or communities in particular have you seen the most growth or change in? Barry: There seems to be a land rush basically anywhere west of I-25. But people still want to be in Boulder for lots, or down in the Cherry Creek or Parker areas. The recent Marshall Fire put this in overdrive. Every area is increasing and prices and costs will continue to go up with inflation. The sentiment is “get in now”. Jim: Niwot and Somerset saw more activity this past year. I do also see Windsor growing, with the influence of neighboring Fort Collins. What home features and amenities are buyers prioritizing? John: Turnkey homes seem to be the priority, and these are selling with multiple offers. Buyers are very sophisticated now – they want the best locations, exceptional design, green features, and the highest-level finishes. They also want better outdoor spaces that might include a fireplace, terrace and a heated pool, all for entertaining outside which became important during the pandemic. Elaine Collins: Our high-end clients are now thinking about homes in a very different way. Everyone wants a great kitchen to cook and gather in. Adults in the home want separate home office work space. And swimming pools have become very popular; it’s one feature that allows you to have entertainment at your own home for your children and guests.

Elaine: Buyers make decisions in the blink of an eye about what they like and don’t like, and we want to make sure the home is “parade ready” – as Jim said, “wow” people from the minute they walk in. Cleaning, staging… it’s all important so that our sellers realize the highest dollar with the least amount of time on market. Sibyl: When sellers allow for “Coming Soon” marketing it can be really effective in generating excitement about the property with prospective buyers. However, I think “Exclusive” listings are a disservice to both sellers and buyers because no one agency knows the pool of buyers that are out in the market and may result in a lower price being accepted by the seller. What types of luxury properties are NOT selling right now? John: During the first 12 months of the pandemic, I noticed a drop in the luxury market for attached homes. Many of these homes are 2nd homes for people who temporarily stopped flying here for visits. But now that market has completely rebounded. Jim: There is a point at which even the most spectacular property won’t find a buyer. The pricing has to make sense.

esearch shows that moving is one of the most stressful life events a person can experience. But having a good Realtor by your side can make the process easier. We caught up with the seasoned 8z agent and partner Julia Cantarovici to find out how her love for this community and passion for customer service help her clients — and what to expect if you’re looking to purchase a home in this white hot market. At Home: How did you end up working with 8z as a residential real estate agent? Julia Cantarovici: I’ve actually been in real estate forever. Originally, I worked directly with real estate developers, first running my own company, and later working as the vice president of sales and marketing for The Peloton here in central Boulder. After the housing market crashed, I went up against a competitor for a development in North Boulder and was told they went with my competitor because they had such a strong internet presence. My competitor ended up being Lane Hornung, 8z’s co-founder and CEO. I figured if, I can’t beat ‘em, join ‘em, so I gave him a call. That was eleven years ago and I’ve been with the company ever since. AH: What do you love about serving the Boulder County community as a Realtor? JC: What’s not to love? This is a well-educated community that puts a high value on supporting quality schools. Boulder County stands out as a place that offers a wide variety of schools, including some excellent charter schools, giving every family the opportunity to open enroll in an attempt to match each student with the setting that’s right for them. And sharing this place, where I have so much fun mountain biking, skiing, and hiking, with my clients never gets old. It probably goes without saying, but Boulder is an outdoor enthusiast’s dream come true. Skiers can get to Eldora in 30 minutes or to world-class resorts within

1-1/2 hours. The trail system is vast and unbelievably accessible. AH: What do you bring to the table as a Realtor? JC: For one thing, I have an understanding of the school system that most Realtors don’t. Between my friends and me, we’ve had kids at just about every school in the district. Also, I volunteer with Blue Sky Bridge, a local non-profit whose mission is to protect children from sexual abuse. Boulder Valley School District has committed to bringing the program to every school. As a volunteer educator, I go to every school once a week for four weeks. Spending time in the building, talking to teachers, administrators, and students gives me a unique sense of what each school is really like. I use that knowledge to help families decide what school would be the best fit for their child. Also, I’m so proud to be an ambassador for this community. I’ve lived here for 35 years. This is where I raised my kids. When my clients come to look at houses, whether they’ve flown in from another state or driven in from another county, I’ll spend half the day showing them different neighborhoods and downtowns. I think it’s key to help people figure out where they want to be. As a result, many of my clients end up becoming my friends. It was actually a client from Arizona who got me into winter hiking! AH: What real estate trends do you see on the horizon and how can readers prepare for them? JC: Because we’re basically an island surrounded by open space, housing has always been in relatively short supply. That trend has only intensified over the past couple of years and as far as I can tell, the market is only going to get tighter. One of my buyers just went under contract for a home in Louisville and paid $425k over asking. My advice to buyers would be to look at homes significantly below your budget because you’re going to pay your budget when you’re in a bidding war. Now with Augmented Reality! Determine how much you can reasonably afford as far as a mortgage payment goes and figure out the range of home prices you can handle in the areas in which you want to live. Once you have a general idea of home price, calculate what a 20% down payment will be. You can also explore FHA and VA loans, which often require a significantly lower down payment. OPEN A SPECIAL SAVINGS ACCOUNT

One of the most effective strategies you can use to build up savings for a down payment is to create a savings account dedicated to your home buying mission. Have your bank make automatic withdrawals from your main account to deposit into this special savings account. In some cases, you could also see if your employer’s payroll department could split your automatic payment deposits between your central account and this special account. Once you’ve done that, commit yourself to not touching it. Pretend it’s not there. You’d be surprised how quickly an “out-of-sight-out-of-mind” savings account will grow. Remember, you’re not only saving up for a down payment but also closing costs, moving expenses, and other fees.

CLEAN UP YOUR CREDIT

Obtain copies of your current credit reports and examine them for errors, including paid-off or discharged debts that may be affecting your credit score. If you see legitimate debts that you’ve forgotten about or that you may have missed notifications on due to an address change or other factor, work to pay that down and close that debt. Even taking care of a small leftover debt from an old cellphone plan or rental can make a difference. When it comes to managing your credit score, don’t


forget that credit inquiries can be a significant factor, We spoke with Shae Salazar of Sunflower Bank and Barry Durham of Guardian Mortgage who had this advice: “At Sunflower Bank and Guardian Mortgage, we want our customers to know that when seeking a loan, one of the most important factors taken into consideration is your credit score. Many things can affect your credit score, including your credit history, the amount you owe, and your mix of credit. Credit inquiries have the potential to affect credit score, so to prevent a slew of hard inquiries from negatively impacting your credit score, avoid applying for multiple credit cards or loans at one time. This could lower your score significantly, therefore decreasing your chances for more favorable terms. Instead, think ahead to big financial loans you have coming up, like a home mortgage. Then, ensure you haven’t applied for other new lines of credit within a few months of your loan application.”

Expenses checklist Here are some of the major expenses you should prepare for when purchasing your dream home. •

Down payments can range from 5% to 20%, depending on the type of loan you qualify for.

•

You may be required to pay closing costs ranging from 2% to 5% of the home’s value. In some cases, your Realtor can get the seller to pay this cost, but you should be prepared for the possible expense.

•

Factor in moving costs. You can save yourself a lot of money by handling the moving yourself, but hiring professionals can be significantly more convenient.

•

You may also need to consider the cost of new appliances for your new home. Many homes come with major appliances, but this varies from sale to sale.

•

If you are purchasing a home that is part of a homeowner’s association, be prepared for the various fees involved.

IMPROVE YOUR DEBT-TO-INCOME RATIO

A major thing banks look at when determining a mortgage is a client’s debt-to-income ratio. Are you able to comfortably pay your bills? When your income is used to pay bills and other expenses, do you have anything left over? Banks want to feel confident that you have reliable resources to keep on top of mortgage payments and that you aren’t taking on more than you can handle. Ways that you can improve your debt-to-income ratio follow two paths. First, you can increase the amount of money you have coming in by looking into getting a raise at work, seeking better-paying employment, or finding a secondary income stream. Second, you can seek to reduce your overall expenses. Ways to accomplish this include taking steps to limit your energy usage where possible, downsizing your current living situation to one that costs less, and canceling unnecessary subscriptions. You could also hold off on certain expenditures such as travel vacations, new cars, or high-end electronics.

Budgeting tips Here are some practical ways to save up for your dream home: •

uying rural property is not a run-of-the-mill real estate transaction. Those who are shopping for rural spaces have to consider a wide range of additional factors beyond that of a typical home buyer – from mineral and water rights to recreational access and outbuilding locations. How to set a proper budget for your home remodel (Family Features) – When you decide to renovate your home – whether to sell or make improvements for you and your family to enjoy – setting a budget can be a challenge. Knowing what you want to accomplish may be the easy part but avoiding the bad advice out there and determining what you can actually afford takes research and detailed planning. Consider these tips from National Association of the Remodeling Industry (NARI) member contractors to help build an appropriate remodeling budget.

IDENTIFY YOUR PROJECT SCOPE AND IDEAL BUDGET

Start by creating a list of everything you would like to include in your renovation then separate your list into wants and needs. From there, determine a proposed budget for the project based on how much you’re comfortable spending and your home’s value. “Get your bids after you know what the project is,” said Michael Anschel, principal of OA Design+Build+Architecture.

MEET WITH REMODELERS

Set up a meeting with a local remodeling company and share your proposed scope of work and budget to see if it’s feasible. An experienced, professional remodeler who is a member of an organization like NARI can share feedback on the costs in your area and any challenges involved with your project based on experiences with homes like yours. Once you have a better understanding of the true scope of the project, meet with other contractors to gather a few estimates to compare. “Are you hiring an installer or are you hiring an expert guide?” asked Barak Steenlage, co-owner of Anchor Builders. “The difference is worth the investment.”

BEWARE OF LOW ESTIMATES

When evaluating companies for your project, remember estimates you may find online don’t typically account for regional variations, the cost of various types of labor and necessary permits. “Cost estimates you find may be national averages that are lower than the costs in your city,” said Bjorn Freudenthal, homeowner advisor at New Spaces. “Also, they may only account for the cost of the replacement materials, not other costs like changing the floor plan or updating electrical, plumbing and HVAC systems. They might also be missing the costs of removal of hazardous materials like asbestos and lead paint.” The COVID-19 pandemic has also caused some materials to rise in cost, so it’s important to account for these

increases. “Bad contractor stories come from people cutting corners and hiring unqualified people,” Anschel said. “When you’re paying bottom of the barrel, there’s no bandwidth for the contractor to solve problems.”

ENSURE YOU HAVE PROPER PERMITS

Not all projects require permits, but it is important to determine if your project requires one from your city or county. Make sure you (or your contractor) obtain one, if necessary, to ensure the safety of the work and its compliance with building, construction and zoning codes. “If a homeowner or contractor doesn’t pull permits and something goes wrong, the homeowner is liable to fix the problem,” Anschel said. “This additional cost could be a large percentage of the original job, and maybe more.”

UNDERSTAND YOUR TIMELINE

The purpose of your renovation can impact the long-term value of the project.
