After a rocky start to the year, Metro Vancouver’s housing market is showing early signs of recovery. While residential sales were down 9.8% year-over-year in June, the decline was half of what it was in May—hinting at a shift in momentum, according to the Greater Vancouver REALTORS® (GVR).
A total of 2,181 homes sold last month, well below the 10-year seasonal average of 2,940. However, with 6,315 new listings 13% above average buyers have more to choose from. Active listings hit 17,561, up nearly 24% from June 2024.
The market remains balanced, with a sales-to-active listings ratio of 12.8%. Detached homes sat at 9.9%, townhomes at 16.9%, and condos at 13.9%—all hovering near the range where prices typically flatten or decline. Benchmark prices held steady overall. The composite benchmark is $1,173,100, down 2.8% from last year. Detached homes averaged $1,994,500, condos $748,400, and townhomes $1,103,900 each seeing modest monthly declines.
“Sales are regaining traction and mortgage rates are down nearly two percent since last summer,” said Andrew Lis, GVR’s director of economics. “With more inventory and more favorable conditions, buyers have opportunities we haven’t seen in years.”
If trends continue, the market could soon shift from sluggish to strengthening—welcoming a more active second half of 2025.
