This guide is designed to step you through the process of building a new home on vacant land under 2,000 square meters. It applies to both titled and untiled blocks, as well as sites where a previous home has already been demolished, leaving a cleared block ready for a new build.

STAGE ONE

STAGE TWO
PUTTING POSSIBILITIES ON PAPER With your design chosen, we’ll help turn ideas into action. From paperwork and finance through to booking in your upcoming appointments, we make this stage easy and stress-free. You’ll also visit our design studio for an exciting inspiration session, and unlock MyHomeHQ – your personalised dashboard where you can track the progress of your new home, and begin curating your interior design selections.

Take the opportunity to explore our Springwood design studio. Get a taste of the exciting choices ahead and hear from our experienced team about how we will guide you through the interior design process.
2. Gain access to MyHomeHQ •
This online hub is a dedicated space for you to follow updates about your build and access important documents.
WE NEED FROM YOU... Sign your sales quote and complete your new home paperwork within 2 weeks of attending your design inspiration session, and no later than 3 weeks after payment of your initial deposit, to maintain your price lock. Check in with your broker or bank to ensure your finance is on track. Share your feedback on the journey so far. Our experience team will reach out once you move to the project planning stage.
3. Finalisation appointment with your new home consultant •

Following your initial deposit, we will work with you to make any final adjustments to your quote. Once you have confirmed your choice of floorplan, façade and any customisations, and do not require any further structural changes, you’ll attend a finalisation appointment where we’ll walk you through the required new home paperwork to progress to the project planning stage! Some items, like upgrades from your interior design consultation or those needed for developer approval, can’t always be priced at this point in time. Your quote outlines where extra costs may apply.

4. Your project details shared with our project planning team •
Our team will do a thorough review of your new home paperwork. Your new home consultant may contact you if any changes are required.

You will be appointed a project planner who will be your main point of contact. They will soon reach out to introduce themselves and book in your upcoming appointments such as your interior design consultation and tender appointment. If your land is untitled, you may not receive your appointments until closer to your expected land title date. Any requested changes to your project planner once accept will incur an amendment fee of $500 once your paperwork is accepted.

STAGE THREE
WHERE INSPIRATION MEETS EXPERTISE This is where your vision takes shape. At your interior design consultation, you’ll work alongside one of our qualified interior designers to bring every detail together – from colours and textures, to fittings and fixtures. You’ll be amazed at the range of choice and premium quality that’s included as standard. Plus, pricing is provided upfront for many upgrade options, so you can style your home with confidence.

2. Interior design consultation Consultations are available Monday to Friday only. •
Allow at least 5 hours to complete your selections. This can increase based on house size and type.

We recommend attending without children to help keep the process smooth and productive.

You are welcome to visit the design studio and Plantation Homes displays as many times as you like to prepare. You will be provided with resources to help you to prepare for your electrical design consultation, which will take place at contract stage. Any requested changes to your confirmed paperwork after your interior design consultation will incur a $500 amendment fee.
WE NEED FROM YOU... Your façade and any structural changes must be finalised during the sales stage, as changes are not permitted during your interior design appointment. Think about your cabinetry and vanity design options before your consultation. Spend time on MyHomeHQ – MySelections Make as many selections as you can before your consultation – this means your interior designer can spend less time laying the groundwork, and more time refining your look. You’ll have access to MySelections until 24 hours before your interior design consultation. This will give your interior designer time to prepare for your appointment. Save plenty of new home inspiration and bring it to your consultation. Our website features plenty of great resources such as a visualiser and image gallery. Make sure you’re aware of any developer or council requirements that will affect your colours or material options. Provide feedback to our experience team as part of our check-in program.

STAGE FOUR
YOUR HOME PLANS SIGNED WITH CONFIDENCE
PART 1: A TENDER MOMENT
With your selections locked in, we’ll prepare your tender – a detailed document that captures your chosen home design, customisations, studio selections, site costs and drawings. This is your moment to check every detail and ensure it’s exactly as you imagined.

This is a valuable opportunity to understand the full cost of your build before you need to sign a contract. One round of non-structural changes are included following your tender presentation. Once signed any further changes will incur an $2,000 amendment fee.
WE NEED FROM YOU...

This is a 3 hour appointment available Monday to Friday. We can host you in our Springwood office, or virtually from the comfort of your home.
If you require developer approval, we may request additional information for the application. Please provide this as soon as possible.

We kindly ask that you attend your tender and contract appointments without children where possible. These are long, detailed sessions that require full attention from everyone involved. Having children present can sometimes impact the quality of the discussion and decision-making.
Provide feedback to our experience team as part of our check-in program.
2. Tender deposit of $1,500 due* •
This is non-refundable.

Payment of your tender deposit covers our internal and external expenses involved in obtaining engineering, starting preparation of your contract documentation and applying for covenant approval.

Our goal is to finalise your tender on the day of presentation. If additional time is required, your tender must be signed no later than 4 weeks after presentation to maintain your price lock.

Once you’ve signed your tender, there are no further changes allowed, and we’ll start finalising everything for you. From here, we’ll guide you through your contract signing, then it’s full steam ahead to build your new home!

4. Contract signing appointment •

WE NEED FROM YOU... Provide confirmation of finance including a current unconditional letter of offer.

Each person listed on the contract must sign the document digitally.
Written confirmation from your finance provider that funds are ready to be released for construction progress payments.

You must sign your contract within 1 week of this appointment, and within 9 months of your initial deposit, to secure your price lock.
For those not requiring a bank loan we request an up-to-date bank statement showing the adequate amount to cover your build.
5. 5% of contract value due at contract signing (less deposits already paid)
Written confirmation of land ownership (if not already provided).

To help avoid any delays, please make sure your land is clear of rubbish, debris and long grass.

You’ll attend a virtual or in-person appointment where you’ll be presented with a personalised version of the industry standard Housing Industry Association (HIA) new home contract.
With construction just around the corner, we will take the opportunity to conduct a final, detailed check of all your paperwork and plans.

You will receive a copy of these documents to carefully review and sign off one last time.
•
Once your contract is signed, changes may require updates to your paperwork, contract, and personal drawings. As a result, a $3,000 amendment fee may apply.

STAGE FIVE
FROM GROUNDWORK TO GREATNESS Your new home comes to life in six exciting stages, each bringing you closer to move-in day. Along the way, we require progress payments as per the HIA recommended payment schedule. There are six payments due, totalling 100% of your contract value (by this point, the first 5% has already been paid). You’ll stay informed every step of the way with photos and updates uploaded by your team directly through MyHomeHQ, so you can watch your home take shape with confidence. Construction of your new home must commence within 12 months of your initial deposit date to meet your price lock terms.

Your block of land will be prepared for construction, including temporary fencing, site excavation, and underground service connections.

All walls are marked out in accordance with your final drawings, and construction of walls, window & door frame openings, and roof trusses begin. Frame stage is complete once the frame is constructed, inspected, and approved by a qualified building certifier.

3. Enclosed
Bricks, cladding, roofing, insulation, windows, Internal plaster sheets are hung and temporary external doors are installed, securing the home from the elements and preparing it for internal works.

4. Fixing
This is where we begin fixing everything into position. Doors, architraves, skirting boards (excluding the garage), kitchen and bathrooms cabinets are installed and fixed into place and wet area tiling is completed.

5. Practical Completion
Two weeks ahead of anticipated completion of your home, your project planner will contact you to book in your new home presentation. On this day, you will meet with a Plantation Homes representative who will present your new home to you demonstrating its features and functions. At the time of your new home presentation you will be able to settle on site and receive your keys should you have your final payment ready.

CONGRATULATIONS! Your brand-new home is complete, and ready for you to move in. In approximately 4 weeks’ time, our experience team will contact you for a post-handover check-in, to ensure life in your new home is everything you expected.

Throughout the build, your home undergoes a series of inspections and quality checks by our engineers, certifiers, supervisors, construction managers, and dedicated quality assurance team. Additional management and quality assurance reviews are also completed before your home is handed over, providing confidence that every detail has been carefully assessed.

NOW LIVE IT The best part – moving in! We’re confident that you’ll love every minute in your new home, however if you do experience any issues, you can relax knowing our dedicated home assurance team is here if you need us, supported by an impressive 50-year structural guarantee. Our home assurance team can assist you with maintenance concerns during and after business hours. To contact our team, call the number below, follow the prompts and a member of our team will assist you as soon as possible. If you have a matter that requires immediate attention, please contact the State Emergency Service (SES) or your insurance company.
KEY MILESTONES 1. Maintenance inspection •
We understand that in Queensland your home will experience a vast variety of effects as four seasons come and go, which is why we allow your home to settle over 12 months.

A team member from our quality assurance team will contact you at approximately eleven months after settlement to book in a suitable time to assess your home.
