rices of residential and lifestyle property have generally firmed and held their line through the early part of 2026. Realistic pricing is meeting genuine buyer intent.
In most regions demand for lifestyle property is holding steady.
Buyers motivated to purchase lifestyle property tend to be equity rich, and either upsizing or relocating: moving out from the suburbs, or at the end of a farming career shifting in towards the main centres. More so than seeking value, the motivation of these purchasers is to look for space. Connections to community are also a strong factor for anyone keen to realise the lifestyle dream.
As sentiment improves the appetite for lifestyle blocks increases. Interest rates always impact confidence, and the Reserve Bank holding interest rates has assisted the growth of general optimism. While confidence and the economy may be improving, the residential and lifestyle property market will remain sensitive to any interest rate increase, while also responding to any further rises in the cost of living.
As you will see in this edition of the Lifestyle and Residential Collection, plenty of high quality properties are available, offered by motivated vendors with realistic price expectations. We are finding that buyers have time to look, though when the right property becomes available, especially on the lifestyle side, premium quality attracts rapid and strong attention. Many such properties are routinely attracting multiple offers in current conditions.
For anyone looking to exit a lifestyle property, now is therefore a good time to be in the market.
PGG Wrightson Real Estate’s nationwide network means that, wherever your location a specialist lifestyle property salesperson is nearby. We are a national team of local experts.
You’ll also find a wide range of lifestyle and residential properties waiting to be explored on our website. “Ricky took all the stress out of it for us and handled

“Jacqui has been the most supportive and positive agent, she is totally dedicated to simplifying the selling process.”

“Scott and the team were upfront and honest, with genuine care shown throughout the whole process.”

Making the 200-kilometre drive north from Auckland, Judy Parrish and her husband Bert enjoyed a classic kiwi holiday with their daughters by the beach at Ohawini, Whangaruru, north of Whangarei. Sometime later, after returning home, they found the campsite was for sale.
“We thought we’d like to own it, so we went along to the auction. However, the main camping ground sold for more than we could afford. When we realised that a neighbouring property was also for sale, we stayed behind and bid. This time we were successful,” says Judy.
This was in 1997.
“We only vaguely knew it, having walked past and thought ‘that looks like a lovely spot.’ It was beachfront bare land.”
There was an extra bonus with the property.
“At the end of the auction, a lady next to us said: ‘did you buy that?’ She and her family had stayed there every year and asked if we would mind if they carried on camping there, so we acquired a group of campers, who still come to the
property, only those who were children back then have grown up and now bring their own families.”
Enjoying their beachfront haven for the last 29 years, they’ve added a series of improvements, including a three-bedroom house. Following Bert’s death just over two years ago, Judy and family have decided to put it on the market. Daughter Tracey Parrish, of PGG Wrightson Real Estate, Whangarei is offering the 4.5-hectare property for sale.
“Located right on the beach, with access limited to either a boat or a causeway, only able to be used when the tide permits, this is a once-in-a-lifetime opportunity to own a piece of paradise,” says Tracey.
Stunning views and the soothing sound of the waves lapping against the shore ensure every day feels like a holiday.
“Whether you are swimming, collecting seafood, out in the boat, or enjoying long walks by the sea, life here is truly idyllic,” she says.
While it’s been used as holiday accommodation, the property could easily serve as a permanent residence.

“In the early days, we went up with wider family. In the first summer, a large group of us stayed in tents, a horse truck and a camper van. It rained for five days solid, and everyone was flooded out,” remembers Judy.
A double garage with a sleepout was the first permanent addition, which they lived in each time they went up. Then in 2009 they relocated a Lockwood building, trucked along the causeway while the tide was safely out.
Judy says it’s been a lovely property.
“Ohawini is a wonderful community. Although a little isolated, over the summer we all regularly congregate in one or other of the houses, to enjoy each other’s company over drinkies. Everybody knows everybody. It’s a very nice community,” she says.
Purchased at auction by the Parrish family 29 years ago, they are selling it by the same method: scheduled for 11.00am on 31 March at PGG Wrightson Real Estate, Whangarei.

After a 30-year career in dairying, Chris and Lorraine Jordan sold their Reporoa farm in 2017. Attracted by the climate, they moved 130 kilometres north to a Katikati avocado orchard.
“We wanted a change of pace, though at that stage weren’t ready to fully retire. We wanted to stay busy. An orchard appealed, and during pruning and harvest for avocados, you can do all the work yourself or bring in contractors to assist with as much or as little as you desire,” says Chris.
Set on a 6.25-hectare block, positioned at 70 metres above sea level, and facing north to maximise the warmth of the Bay of Plenty climate, three hectares of the property was planted
in Hass avocados in 2006, so they were mature and producing when Chris and Lorraine arrived.
“We removed every second tree and reduced the height of those that remained. We made the orchard more park-like, and easier to work in, therefore increasing productivity,” he says.
With production optimised, the orchard has a great crop set for the coming season.
Now ready to downsize again, the Jordans have decided to sell the orchard as a going concern, engaging Andrew Fowler of PGG Wrightson Real Estate, Tauranga to undertake their marketing campaign.
Andrew credits Chris and Lorraine with how well the property, both orchard and four-bedroom home, are presented.
“Lovingly developed and maintained, this property offers an opportunity to step into a lifestyle of productivity, peace, and natural beauty,” says Andrew.
He says the orchard shows the benefit of the meticulous care the Jordans have given it.
“A well-tended mature orchard of fruiting avocado trees, plus about 40 pollinators, it is ready to produce some excellent crops. The trees are very open in the middle, so able to hang a great crop both inside and outside the canopy.”
As well as the avocados, many young feijoa trees have been planted around the property, while additional fruit crops include citrus and blueberries.
Built in 2008, the home itself is generous and relaxed, featuring two lounges, and a luxurious master suite complete with twin walk-in robes, plus a private deck and serene views.
“We often host family to stay: children and grandchildren. Meanwhile, with the decks surrounding it, and the lounges, the house is ideal for entertaining. We enjoy inviting the neighbours over, and do so regularly,” says Lorraine.
A log burner in the lower lounge helps utilise the avocado prunings, radiating heat up through the rest of the house.
As well as the home and orchard, two hectares of the property is in mature 30-year-old cypress and macrocarpa forest, ready to be harvested as soon as a new owner decides the time is right.
Beyond a grand stone entrance way comprising stone pillars, a tarsealed right of way accesses the property. Extensive concrete parking connects the double garage to the large implement shed and workshop, which contains the machinery required to successfully run the orchard. This includes a front-end loader, a cherry picker and a ride on mower, all of which are included in the ‘going concern’ sale. The shed also has ample space to accommodate a campervan, a boat, or even both.
“This is a sought-after high quality neighbourhood. It will make a great home, particularly to suit someone looking at semi-retirement,” says Andrew.
A new owner might also convert the orchard to early start kiwifruit.
The property is for sale for $2.55 million plus GST, if any.

When Jen Campin couldn’t find a home that truly reflected who she was, she designed one herself. In 2009 the concept was finalised, and after two years of construction, her unique dream emerged.
Building her life on vision, instinct and resilience, Jen has spent four decades working within the New Zealand thoroughbred industry, from breeding and racing to marketing across Australia, Asia and New Zealand, achieving multiple Group One successes along the way. Originally from Queensland, Jen relocated to Cambridge in 1986 after meeting her late husband the previous year.
“Leaving Australia and family was enormous. The shift in lifestyle and surroundings was not easy. For me, home is the heart of everything. While I made changes to the house we initially lived in, I never truly felt it had that heart,” says Jen.
Life changed, and 20 years on she knew that to feel completely grounded, she needed to create a home she could genuinely call her own. Drawing from a lifetime of travel and experience, she began designing.
“It has elements from many of the places I’ve lived and visited: Queensland, where I grew up, Canada, and Asia. I wanted the level of detail and soul that I couldn’t find in an existing home. I wanted the house to represent me,” she says.
More than anything, Jen wanted to build a true home for herself and her children, one that embraced you the moment you walked through the door.
“What I miss in many houses is that feeling of being engulfed in warmth and welcome. I wanted to create that here. From my time in Asia, I embedded a gold coin into the foundation
at each corner of the house, a long-standing tradition to bring good fortune and prosperity to the home.”
Jen describes the design as earthy, natural and in harmony with its surroundings. Stone was imported from Napa Valley, California, while South Pacific timbers were chosen to mirror the natural tones of the Maungatautari landscape. Perched above Lake Karapiro and overlooking the world-renowned Sir Don Rowlands Centre, New Zealand’s high-performance rowing headquarters, the home sits quietly within its environment.
With such a profound and personal connection to the property, moving on was never going to be easy. After some reflection, and now an empty nester, Jen decided in September last year it was time for a change. She engaged Scott Borland of PGG Wrightson Real Estate, Cambridge to find a buyer.
Scott says properties of this calibre seldom come to market.
“With breathtaking lake vistas, nestled among mature gardens and established trees alive with birdsong, the property is a one-off architectural sanctuary in one of New Zealand’s most sought-after lifestyle locations.”
Scott says Jen’s property transcends being simply a home.
“Personal, grounded and deeply intentional, it’s a statement of legacy and prestige, combining architectural excellence, premium materials, and an unparalleled lakeside setting.”
A property so deeply personal and architecturally distinctive requires a buyer who truly appreciates everything it represents. An Australian couple, transferring to New Zealand, attended one of the open homes, and right away it was evident how strongly the property appealed to them.
“After taking the tour, they just sat silently for several minutes taking it all in. They didn’t want to leave,” says Scott.
From that point, it was evident the property had found its people.
“I am thrilled that we found a buyer who appreciates just what the property represents. Knowing that it will continue to be enjoyed in much the same way that my family and friends have enjoyed it is immensely rewarding,” says Jen.
Scott agrees.
“Having buyers fall in love with a property, particularly one that has been created with such care and uncompromising quality, is one of the most rewarding parts of my role. I’m very happy that we found Jen her ideal purchasers,” he says.

Sam Meadows and Megan Wilson farm in Wallingford, Central Hawke’s Bay, breeding, finishing, and trading sheep and cattle.
In 2015 they bought a 650-hectare property, then in 2020 the opportunity arose to buy an extra 100 hectares from a neighbour. With the second acquisition they saw the prospect of reconfiguring their farm, which included building a new home on an elevated site, located on the more recently acquired block.
“Our original home was in one corner of the farm. We wanted to be able to observe and admire more of the farm from where we lived. Once we had bought the new block, we realised that building there, facing north, as the farm faces, was the obvious and logical way forward,” says Sam.
Subdividing off 1.127 hectares and selling their existing home was part of the plan. Gaining all the necessary consents took a while, though they finally achieved that in 2025, at which point Sam and Megan were ready to sell what had been the farmhouse, their home since 2015.
For several years in the local community, they have known and crossed paths with Janeane Strawbridge of PGG Wrighston Real Estate, Waipukurau. Janeane convened antenatal classes that the couple attended, while Sam undertook a large fencing contract for Janeane and her husband on their farm. Through those personal contacts, Sam and Megan opted to engage Janeane to undertake the marketing campaign.
“We had plenty of connections, so it made sense to go with Janeane,” says Megan.
Janeane, who brought in colleague Marlene Honings to assist in the search for a buyer, could see that a property a few minutes from the beach would attract interest.
“Subdivided off the farm, it’s now a lifestyle property, though remains firmly in a farming community, with the heart and scale of a farmer’s house,” says Janeane.
Janeane and Marlene’s marketing campaign went smoothly, attracting plenty of genuine interest from people eager to be part of a traditional, strong rural community.

“Being on a hilltop, commanding beautiful 180-degree views of the sunrise and the sea created excellent appeal. We had plenty of people looking for proximity to the beach, just a few minutes away, for good diving and fishing, while Pōrangahau has a great country club, and the golf club is also nearby,” says Janeane.
Prospective buyers were generally couples in their 40s and 50s, mostly from wider Hawke’s Bay, with some looking for the next stage in life, possibly using the property initially as a weekend home, then shifting to it permanently.
Sam and Megan were delighted when the property settled in mid-February, enabling them to proceed with their plans: initially living in a cottage on their farm, as ‘flatmates’ of their son who lives there permanently, then in a camper van they plan to buy, and ultimately in their new, as yet unbuilt long term home overlooking their extended farm.

MARLBOROUGH
When Tony and Karen Gill first fell in love with their Springlands, Blenheim home, it was the garden that sealed the deal. That love affair continued for the next 18 and a half years. That affection hasn’t faded, but they’ve decided it’s time to downsize and pass the property on to its next owners.
“It’s a lovely place to live: close to town and all the amenities, though in park-like surroundings, secluded, quiet and tranquil.”
Taking after his father and grandfather, Tony is the third generation of the family to lead Gill Construction, a wellknown Marlborough company that has been serving the local community for 90 years.
They’ve entrusted Greg Lyons of PGG Wrightson Real Estate, Blenheim, to bring their 0.36 hectare property to the market. Given their deep roots in Marlborough, selecting an agent with strong local knowledge was important to them.
“Built in 1989 and extensively refurbished in recent years, this generous two storey, four bedroom home offers space, privacy and a superb Springlands location,” says Greg.
Tony and Karen finished raising their family there. Tony’s father also called the property home for a few years, living in a self-contained two bedroom cottage added by the couple. The space offers flexibility for a future owner, whether as a home office or salon, or accommodation for extended family.
Despite its sense of seclusion, the property is remarkably convenient, with a shopping centre just up the road, supermarkets within a kilometre, schools 500 metres away and both the golf club and downtown Blenheim only a short drive from home.
Tony and Karen, not to mention their grandchildren, will miss the fully appointed pool and spa that they put in.

“Since we own more than fifteen diggers as part of the business, we couldn’t let that opportunity pass by, and the pool has given us countless hours of family enjoyment,” says Tony.
They’ve fully landscaped the grounds, adding fencing, planting plenty of rhododendrons and camellias, and laid decking right around the house. Although they reckon the property will particularly appeal to a keen gardener, if the new owner is more inclined to sit back and enjoy it as it is, they’ve set it up with minimal maintenance in mind.
“We’ve planted the gardens to flower at different times through the summer, including the rose garden as well as the azaleas. We really enjoy watching the seasons unfold,” they say, adding that a small vegetable garden has kept them supplied with fresh produce.
A ground floor double bedroom offers the option of single level living, while the remaining bedrooms upstairs provide
flexibility for family or guests. A large mezzanine floor in the garage provides ample storage and has also served the family as a games room over the years.
Greg describes the home as one of Blenheim’s hidden gems.
“Tucked discreetly down the end of a peaceful lane, this sought-after address offers space, quality, and an unrivalled sense of privacy. Beautifully presented, generous in proportion, and perfectly positioned, it radiates charm and character at every turn.”

Although Jamie Phillips and Daniel Jack lived in Hornby, suburban Christchurch, they had hankered after a move into the country for many years. Early in 2025 they decided to turn their dream into reality, and began looking at lifestyle properties in Central Canterbury.
On their ‘possibles’ list was a Coalgate log house, built in 1991 and listed for sale by Sarah van Hoof of PGG Wrightson Real Estate, Darfield.
“We knew it was available and we definitely like places with character, although we thought Coalgate might be a bit far away. Still, we decided to look anyway.”
Initially it wasn’t love at first sight, but that changed the moment they heard the story of the house.
“I bawled my eyes out. I could tell that this was the place for us. Once I knew, it was an instant connection,” says Jamie.
It was the home’s history, shared during the viewing, that cemented their decision. Looking back, Jamie and Daniel say Sarah’s knowledge of the property helped them fully appreciate its story. “10/10 – Sarah knew all about the property,” they later reflected.
Vicky Frost’s husband Bill had built the house, alongside a couple of builder friends. Bill was a truck driver and driving instructor who went on a log building course with the country music star John Grenell in Whitecliffs. Inspired by the course, Bill took Vicky to Hanmer to select suitable Douglas Fir trees. Once those were logged, the couple hosted a bark peeling party of chainsaw wielding friends and family to prepare for the build. With West Coast rimu to line the ceiling, after two years Bill and Vicky were living in their forever home.
Unfortunately, the Frost’s ‘forever’ was cut cruelly short in 2013 when Bill died. A member of the Coalgate community board and township committee, as well as the log house, Bill’s legacy lives on in a playground he helped establish for the local community, marked with a plaque in his memory.
Vicky stayed on for another 13 years, but last year she decided it was time for a change and brought in Sarah to find a new owner.
Jamie and Daniel’s offer met Vicky’s expectations and, in January this year, they moved to Coalgate with their son Jordan. Although there are still a few jobs to tackle, including some time on the weed whacker, they are delighted with their new home.
“Waking up surrounded by all that wood gives a real sense of comfort and friendliness. How the house is made is incredible.”
They enjoy being across the road from the stockyards and are already getting to know their neighbours. Jamie owns a hair salon in Templeton and Daniel works for Meadow Fresh in Sockburn, making the daily commute an easy trade for coming home to their unique rural retreat.
Once they have the house and the rest of the property sorted, they plan to build a large shed, where Daniel and Jordan will keep and work on race cars and classic cars, an interest the two of them share. There’s also a cottage plus a tunnel house in the garden, both of which will benefit from a bit of love. They want to take on some chickens, while goats, or maybe pigs, might feature in the future. If and when the work is done, evenings on the deck, foothill views, and winter days warmed by the fire are also all in prospect.
Sarah is delighted to have helped the couple realise their lifestyle dream.
“This is a delightful home, with a great story to tell. Its timeless, beautiful construction combines warmth and space. To find it new owners, so willing and happy to cherish its wonderful character and live its next episode, is fantastic,” she says.
For a home built with such care, its next chapter could not be in better hands.

SOUTH CANTERBURY
As it nears its 150th anniversary, a much-loved South Canterbury institution is entering a bold new chapter.
Jane Campbell and Ronnie Edwards, also widely known as Calamity Jane and The Sheriff, became the proud and excited new owners of the Masonic Hotel, St Andrews in September. Jane and Ronnie, originally from Christchurch but long-time residents of Australia, first discovered the landmark art deco Masonic while travelling to the Oamaru Steampunk Festival last May. The hotel, located 17 kilometres south of Timaru in St Andrews, immediately caught their attention.
“Even though accommodation wasn’t on offer, we liked the look of it, so we parked up in our camper and decided to stop for the night.”
When the couple realised the hotel was for sale, their interest escalated and they put in a call to Lyz Palmer of PGG Wrightson Real Estate, Timaru, who was marketing the property.
“The Masonic’s architecture and history naturally attract interest,” says Lyz. “But it takes patience to find a buyer with the right personality and vision to truly bring it back to life.”
Jane and Ronnie’s path to St Andrews has been anything but ordinary. Between them, they’ve lived in the United Kingdom and across Australia, running businesses and working in construction, real estate, hospitality and dressmaking.
They’ve also overcome major challenges. In 2011, Jane lost her left leg below the knee in a motorcycle accident in Perth. Undeterred, she still rides her Harley Davidson trike, while Ronnie is a 30-plus-year HOG (Harley Owners Group) life member. Now, they have a purpose and a vision: to bring the property back to its former glory, inspired by the local community’s enthusiasm.
“We want to open it up and make it rock.”

A hostelry first stood on the St Andrews site in 1876, and Jane and Ronnie are now its 15th owners. In 1936, on the very night a previous owner took possession, the hotel burned down in suspicious circumstances. The following year it was rebuilt by a new owner in the striking art deco style seen today, complete with leadlights and wood panelling.
After several years operating only in a limited capacity, at times housing workers from the Pareora meat processing plant, the Masonic is set for revival. Jane and Ronnie are determined to restore it as a thriving local gathering place and a welcoming stop for passing travellers.
“While it’s an incredible building, it needed tidying up, inside and out. Everything runs off the kitchen, and we’ve set up the dining room to seat 25. We had a few trials with friends and family over Christmas, though to operate commercially will need a chef. We’re also looking at the bar and have licences to apply for. Most of the locals have been in and it’s great to see how excited they are about what we are doing,” says Jane.
Now well into the first phase of refurbishment, the couple have been clearing the garden, uncovering original locally made brickwork and repairing roofs and ceilings. Once they open for business as the local, which they intend to rename The St Andrews Hotel, their next focus will be accommodation, refurbishing the six separate hotel rooms on the upper level.
“We have plenty of other ideas, including bands and events. We want to maximise this amazing location and see what we can do for the local St Andrews community,” Jane says.
With three industrial sewing machines from her days as a seamstress, Jane also intends to start an additional business, making the likes of steampunk hats and jackets, as an extra reason for passers-by to stop in at the hotel. Meanwhile, Calamity Jane and The Sheriff’s collection of bikes and classic cars are likely to gain plenty of local attention.
Lyz is thrilled to see how well Jane and Ronnie are progressing and looks forward to the iconic building’s next chapter.
“To see it fully restored, with locals and travellers gathered inside enjoying a meal and a drink together, will be a truly special and satisfying moment.”

After living and working in the North Island for seven years, when Craig and Ange Climo moved back to South Canterbury in 2016, they vowed that they weren’t going to be cold again.
“We couldn’t find a Timaru property to our liking, nothing that was modern and warm, so we thought about building,” says Craig.
He also swears by the mantra that ‘today’s vista is tomorrow’s rooftops.’

“Having been built out a couple of times in my life as a house owner, I was wary,” he says.
Ultimately the couple headed to Meadowlinks, near Pleasant Point, which was offering 12 freehold sections of about 3000 square metres each. Each section came with a share in the deer farm integrated into the development, plus the walkway and wetlands it overlooked. Bounded by a golf course on two sides, the subdivision had an appealing outlook, and importantly from Craig’s perspective, couldn’t be built out.
“We have a farm view, without the work. We like watching the Bambis. They are all fallow deer, and managed by one of the Meadowlinks owners. The rest of us owners are quite specific that we will only allow fallow deer in the park,” says Ange.
They managed to ensure their new house was suitably warm. A modified Stonewood design and build, it faces north with plenty of glass, reaching 28 degrees Celsius on a July day via sunlight only, and about the same in summer. A large house ready to accommodate family and friends, primary school aged grandchildren have stayed for much of each school holidays.
With the grandchildren growing older and no longer needing the same space, Craig and Ange have decided it is time to downsize and move into Timaru, where they can enjoy being within easy walking distance of the town centre.
They listed their Meadowlinks property with Ricky McLeod of PGG Wrightson Real Estate, Timaru.
“We approached Ricky because of his reputation in the semirural market. That was borne out by the interest from farmers, as well as urban dwellers,” says Craig.
Ricky says Meadowlinks is something special.
“Many people leave the city seeking the great outdoors, only to become burdened with daily farm chores. Meadowlinks seeks to address this, providing privacy and proximity to nature, while maintaining many of the conveniences of easy city living,” he says.
Meadowlinks was developed to capture the best of both.
“When initially offered, the development presented a unique opportunity to live a rural lifestyle with views of mountains and meadows, located in the midst of the Pleasant Point Golf Course, and adjacent to the deer park, in which all residents own a share.”
Its botanic-like domain, and the house built there, make this a unique offering, reckons Ricky.
“More than just a home: it’s a private lifestyle precinct. Purpose-designed for serious entertaining, the home points due north and enjoys a one-of-a-kind outlook: deer grazing, rural calm, and mountain glimmers,” he says.
A pre-Christmas marketing campaign drew plenty of attention. Attracting multiple offers, the property sold successfully in early February, setting Craig and Ange up for their next chapter: a move into Timaru, within easy walking distance of the CBD.

In 1930 GR Hudson of Dunedin’s Hudson biscuit manufacturing dynasty built a five-bedroom, two-storey brick home for his family to live in. On the site of the cookhouse of the original Mount Royal estate, in Palmerston, Otago, property records indicate that it bounded the Waikouaiti farm of renowned early settler Johnny Jones.
Meticulously preserved and maintained in harmony with its original design, the house, which sits on 3452 square metres, has been the home of Jo and Trevor Studholme since 2001. They are now offering it for sale.
Jo was brought up in the district.
“I always admired the homestead. My parents lived here for many years. It’s a spacious, comfortable home with plenty
of room for family and well set up for entertaining. It really comes into its own when we have a few guests.”
Framing the fireplace, unique stained-glass windows with matching his and hers crests are believed to have been imported from London; while a stairwell brought from Ardleigh, the Hudson’s previous Dunedin home, ensures that the homestead retains much of its original grandeur.
Original features, including identical matching wardrobes and sets of drawers for the Hudson family’s three young boys stand out. In keeping with the original features, the splendid beveledglass bookshelves in the foyer were added more recently.
Offering the homestead as a bed and breakfast, Jo and Trevor have previously hosted guests, including repeat
visitors from overseas, as well as regularly accommodating visiting friends and family.
“Being so handy to Dunedin is ideal. We are at the gateway to Central Otago, and just a short drive to wonderful beaches and the Moeraki boulders. Although we intend to downsize, we don’t plan to move far,” says Jo.
Offered for sale by Paul Thomson of PGG Wrighston Real Estate, Dunedin, the house includes a family living area, a formal lounge, formal dining area, three bathrooms, four toilets and a double garage. Established gardens are in keeping with the age of the homestead. An astro turf tennis court added by the Studholmes receives rowdy and enthusiastic use when all the family have been home for holidays.
Paul Thomson says the property is a classic of its kind.
“Although approaching 100 years old, it was built to last in an era when that carried more weight than it tends to nowadays. Consequently, it has stood the test of time and doesn’t require an undue amount of maintenance.”
Details such as beams, wood panelling, the stained-glass windows and the fireplace surrounds are all authentically aligned with the origin of the house. A large bath and a scullery, dating back to when the Hudson family employed a maid, are also original features.
“While definitely of its era, it is comfortable and easy to live in, either as a family home, or with a view to increasing its scope to provide accommodation or host functions,” he says.
Adjacent and also for sale, either together with the homestead or separately, is the Mount Royal station woolshed, originally comprising 19 stands, which sits on an 11.76-hectare title.
Richard Hudson founded a biscuit factory in Dunedin in 1868. His company grew rapidly, merging with others to become Cadbury Fry Hudson in the 1930s, making biscuits and confectionery. Cadbury ceased manufacturing in Dunedin in 2018. The first owner of the homestead GR Hudson was Richard Hudson’s grandson.
Born in Sydney, Johnny Jones first came to New Zealand as a whaler in 1835. Dealing with Ngai Tahu, he subsequently bought large blocks elsewhere in the South Island, and took to pastoral farming, as well as trading and shipping. One of Otago’s foremost pioneers and most successful early businessmen, he died in 1869.
