BUYING A NEW-BUILD HOME Important questions to ask when buying your dream new-build property.


There are lots of reasons to buy a new build property. You can personalise it as it’s being built, arrange your move more simply with no chain and you should be able to trust that everything inside is new and in good condition. However, just as with buying a pre-owned home, there are some questions you should ask when buying a new build... What other developments have you worked on? When looking at any new development, even by well known, established build companies, always ask for evidence of other work they have completed. If a complete development is within driving distance, take the time to go and see it. If you spot any homeowners while there, ask politely for their experiences with the home builder. You’ll want to be sure they have a good reputation before you commit to an off plan home.

What do I get with my new build? This might seem like an obvious answer - you’re getting a brand, spanking new home to live in. But buying off plan means your new home is likely to be just a foundation or, at best, the framework of a house - so there’s very little to see. Ask for a list of everything the property includes. What white goods are included and will the garden be landscaped? In the case of flats, does your purchase include a parking space? Finding out exactly what you get in writing before signing away on a sales contract is hugely important to avoid confrontation further down the line.


What does the new home warranty include? National House Building Council (NHBC) warranties are applied to more than 80% of new homes built in the UK and provide buyers with great peace of mind. Most warranties like this apply to the first 10 years after the home is purchased, but it’s worth being aware that NHBC and other warranties are essentially insurance policies - meaning you have to make a claim and a payout is not always guaranteed. Try to find out what the warranty on your new home includes and ensure that the ‘snagging’ list - things like doors not closing properly or sticking on the carpet - can be remedied directly with the property’s developer. Also make sure that warranties and guarantees for white goods supplied with your new build home are handed over to you.

Buying a new build flat? Is the property freehold or leasehold? If you’re buying a new build flat, it will almost certainly be a leasehold property - meaning you have a lease from the freeholder to use the property for a certain amount of time. This is usually between 90 and 999 years on new build properties. Leasehold flats often come with rules and regulations from the freeholder when it comes to things like major alterations or keeping pets - often due to the fact other people reside in the building, too. Find out what you will be paying in maintenance and ground rent, and whether it rises every few years, and go through the terms of the lease to make sure you are happy with everything before committing.

HOW TO SUCCESSFULLY WORK FROM HOME

Working from home sounds like a dream for some people, but in reality, a 9 to 5 job can soon become a 9 to 9 job. Follow our tips to successfully work from home.


1. Get started early When working in an office, your morning commute can help you wake up and feel ready to work by the time you get to your desk. At home, however, the transition from your pillow to your computer can be much more jarring. Believe it or not, one way to work from home productively is to dive into your to-do list as soon as you wake up. Simply getting a project started first thing in the morning can be the key to making progress on it gradually throughout the day. Otherwise, you’ll prolong breakfast and let the morning sluggishness wear away your motivation.

2. Pretend like you are going into the office The mental association you make between work and an office can make you more productive, and there’s no reason that feeling should be lost when telecommuting. When working from home, do all the things you’d do to prepare for an office role: Set your alarm, make (or go get) coffee, and wear nice clothes. Internet browsers like Google Chrome even allow you to set up multiple accounts with different toolbars on the top -- for example, a toolbar for home and a separate toolbar for work.

3. Match your music to the task at hand During the week, music is the soundtrack to your career (cheesy, but admit it, it’s true). And at work, the best playlists are diverse playlists -- you can listen to music that matches the energy of the project you’re working on. Video game soundtracks are excellent at this. In the game itself, this lyric-free music is designed to help you focus; it only makes sense that it would help you focus on your work as well.


4. Choose a dedicated work space Just because you’re not working at an office doesn’t mean you can’t, well, have an office. Rather than cooping yourself up in your room or on the couch -- spaces that are associated with leisure time -- dedicate a specific room or surface in your home to work.

5. Make it harder for yourself to mess around on social media Social media is designed to make it easy for you to open and browse quickly. At work, though, this convenience can be the detriment of your productivity. To counteract your social networks’ ease of use during work hours, remove them from your browser shortcuts and log out of every account. It’s a guarantee that you won’t be tempted into taking too many social breaks during the day.

6. Plan out what you’ll be working on ahead of time Spending time figuring out what you’ll do today can take away from actually doing those things. And, you’ll have planned your task list so recently that you can be tempted to change your schedule on the fly. It’s important to let your agenda change if you need it to, but it’s equally as important to commit to an agenda that outlines every assignment before you begin. Try solidifying your schedule the day before, making it feel more official when you wake up the next day to get started on it.

7. Always clock off when it’s time to Perhaps the most important thing you can do when working from home for yourself is setting your alarm to clock off - it’s easy to get carried away at work when you’re focused, but don’t wear yourself out too much. Set that finishing time alarm and force yourself to listen to it.

KEEPING FIT AT HOME Working from home? Feeling a little sluggish? Then follow our tips to keep you healthy and active.


Just because you’re working from home doesn’t mean you should let your fitness levels drop - we all still need to exercise. Keeping active will keep your immune system strong and will also relieve stress. It might take a bit more creativity and motivation, but building your own workout station is worth it. You can quite easily build your own gym with a yoga mat, resistance bands, a skipping rope, kettlebell and some dumbbells. And if you can – a workout buddy. It’s not essential, but having a training partner will motivate you and make the workout much more fun! Don’t be afraid to use your home furniture as your workout equipment. You can get creative when you’re working from home. Sofas, chairs, coffee tables, your bed - even those tins of beans in the cupboard. Just try not to break anything of course. You can use a chair to do tricep dips and canned food as dumbbells. Moreover, these exercises can be done by anybody. If you’re new to fitness then just be careful not to try the handstand if it has not been part of your training regime - a visiti to the hospital is not the goal here.

Let’s work out the upper body:

Push-Ups – 3 sets of 15 reps. Tricep Dips – 3 sets of 12 reps, you can use a sofa or chair for this. Bicep Curls – 3 sets of 12 reps, you can use water bottles or cans. Plank Taps – 3 sets, 12 reps each arm. Forearm Plank Reach Out – 3 sets of 10-12 reps on each arm. Downward Dog to Push Up – 3 sets of 12 reps. Decline / Incline Push Up – 3 sets of 12 reps. Bear Crawls – 3 sets, to distance or time (depending on space). Burpee with push up to star jump – 45 seconds on, 20 seconds off.


We can’t forget about toning that lower body:

Squats – 3 sets of 15 reps. Forward Lunges – 3 sets of 12 reps. Reverse Lunges – 3 sets of 12 reps. Single-Leg Lunges – 3 sets of 12 reps, you can use a sofa, chair or bench for this. Single-Leg Deadlifts – 3 sets of 12 reps. Glute Bridges – 3 sets of 15. Frog Pumps – 3 sets of 15. Jumping Squats – 3 sets of 15. Calf Raises – 3 sets of 15, using a step at home. Frog Squats – 3 sets of 15 reps.

Let’s get those abs fired up:

Holding Plank – 3 sets of 30-second holds. Abdominal Crunch – 3 sets of 12 reps. Knee Tuck kicks – 3 sets of 12 each leg. Knee-to-Shoulder Knee-ins (alternating sides) 3 sets of 12 reps. Elbow-to-Knee Crunches – 3 sets of 12 reps.
