Along with the Bank of England holding interest rates, there has been other good news too, the property market is still very positive and tenants are back in full swing looking for properties. HELP TO BUY: EQUITY LOAN The government’s Help to Buy: Equity Loan can be a little daunting at first glance, so allow us to shed some light on the scheme for you.


With the government’s Help to Buy: Equity Loan it makes it possible to buy a home with just a 5% deposit. This is great news if you want to get a foot on the property ladder quickly and affordably. How does it work? With a Help to Buy: Equity Loan the government lends you up to 20% of the cost of your newly built home, so you’ll only need a 5% cash deposit and a 75% mortgage to make up the rest. You won’t be charged loan fees on the 20% loan for the first five years of owning your home. Below is an example for a home with a £200,000 price tag.

If the home in the example above sold for £210,000, you’d get £168,000 (80%, from your mortgage and the cash deposit) and you’d pay back £42,000 on the loan (20%). You’d need to pay off your mortgage with your share of the money. London Help to Buy To reflect the current property prices in London, from February 2016 the government is increasing the upper limit for the equity loan it gives new home buyers within Greater London from 20% to 40%.


Who is eligible? This amazing scheme is available to first time buyers as well as homeowners looking to move. The home you want to buy must be a new build with a price tag of up to £600,000. You won’t be able to sublet the home or enter a part exchange deal on your old home. You must not own any other property at the time you buy your new home with the government’s Help to Buy: Equity Loan.

How to apply The Help to Buy: Equity Loan scheme is run by government-appointed Help to Buy agents. They can guide you through your purchase, from providing general information about the scheme to dealing with your application. Or look out for the Help to Buy logo on new-build developments and ask about the scheme there. You can get more help and advice from the Money Advice Service and other useful contacts. MOVING HOUSE CHECKLIST From hiring the removal van to finding a dog sitter, there’s a lot to do when moving to your dream home.


1. Consider booking time off work It comes as no surprise that the most popular day of the week to move is a Friday so that you have the weekend to unpack and get your new house straight. But that’s also when there’s the highest demand for removal firms, and if there are any problems with transferring funds between mortgage suppliers, then it can’t be sorted until the banks open again on Monday, which is not ideal. So, if you can, book time off, do the move on Monday or midweek, it may make it all less stressful.

2. Get quotes from removal firms Before you get your quotes, think about whether you just need a van and can do the packing and move yourself, or whether you’d rather book a removal firm to do all the hard work for you - remember, when considering if you want the removal firm to do all the hard work for you, there will be insurance implications, so make sure you check what’s included in the price from the removal company and what insurance they’re offering.

3. Sort out storage The time has come for you to decide if you’re going to take all your furniture to your new home or not. For instance, if you’re having work done on the new property you might only live in a small part of it or maybe you’ll rent a flat elsewhere and you won’t have space for all your possessions. Your removal company, if you’re using one, often offers storage and this is a really easy option as the removers will just load into their lorry and take it away, but it can work out to be expensive.


4. Will you need a plumber It is possible to disconnect the washing machine and dishwasher yourself if you’re taking them with you, but if you don’t feel confident enough to do this, it’s worth booking a qualified plumber to disconnect and then reconnect your appliances in your new property.

5. Get organised Order labels, sticky tape and packing materials such as bubble wrap, you won’t regret it when it comes to unpacking your boxes in your new property. Your removal company, if you’re using one, may supply boxes, but if they don’t, you can buy them online pretty cheap and in bulk.

6. Time to find a dog sitter Either book your dog into a boarding kennel for moving day or arrange for it to stay with a friend it knows well. A couple of days before you move, make a new tag for their collar, and don’t forget to arrange for their microchip details to be changed to the new address - head on over to PETtrac for more information.

7. Keeping the cats calm It’s easy to forget sometimes, but cats too need careful handling when it comes to moving property. In the days leading up to the move, create a safe haven where they can escape to, and why not even discuss with the vet whether calming pheromones would work for them.

SELL YOUR HOUSE FASTER WITH OUR GARDEN TIPS We all know the importance of a good garden when selling your house. Follow our tips to help you along your way.


1. Add storage and value with an outdoor building Additional outdoor buildings, such as garden rooms or summerhouses will boost the value of your house. They can be expensive, yes, but they will add an extra dimension to your garden, provide vital garden storage space, and can even add 5% to your property value - depending on variables such as location, size and style of course. 2. Time for that face-lift This may be a no-brainer for some, but you’d be shocked at how many people don’t do the essentials such as cleaning up, removing dead plants, pulling weeds, painting fences and feeding the lawn. Go that extra mile and even add a bit of colour with some new plants. Remember, even if you’re looking to sell your home during the winter months, it’s important you take care of your outdoor space - it doesn’t have to be perfect, it just has to be presentable. 3. Add that WOW factor Having something like a patio in your garden can greatly get potential buyers to pick your house over the competition. It doesn’t break the bank too much to create a patio in your garden, and the slabs make a huge difference to the appearance of it too. A patio will open up your garden space and make it look like you have two areas, which will make your garden look bigger than perhaps it actually is.


4. Get those water features out From fountains to ponds, streams and waterfalls, a water feature in your garden not only creates a tranquil haven, but it can also attract a variety of wildlife too. It’s recommended to keep it relatively simple - you don’t want to go too big or gaudy, it can be off-putting. 5. Add privacy with mature trees and shrubs A wide range of mature trees and shrubs are now available and are a great way to hide an unattractive view or provide privacy. Adding shrubs and hedges is a really simple way to hide anything you don’t want new owners to see - it’s time to hide those unattractive buildings in the background. They are also incredibly simple to plant and much cheaper than installing a fence. 6. Don’t forget that outdoor furniture A well-designed garden can add as much as 10% to a property’s value, so a good design from the outset is key. Why not add a chair and a bistro table to the garden, or place a bench further into the garden to catch the last of the sun. Personalise the area and fully appreciate the space you have available to you.
