Welcome to our
magazine... Welcome to the August edition of our Gateway magazine. To accompany our new properties the two articles this month are very topical. Hot off the Bank of England’s decision to raise the interest rate by 0.25%, the article on how to apply for a mortgage and preserve your credit is very timely. The mortgage market has changed over the years with 65% of all mortgages now fixed rate. As these deals come to an end you should be taking the best advice to replace these fixed deals.
John Pring FNAEA (Honoured) & MARLA | Director
As this hot summer now appears to be going on and on, the article on how to keep cool is very apt. Presenting your property in the best possible way is very important. In this hot weather a good tip is to open all the windows and doors prior to the viewing so your home is as airy as possible. The traditional upturn in the market when the children go back to school in September is eagerly anticipated. This is only a few weeks away and therefore now is the time to bring your home to the market if you are considering selling in 2018. For an updated Sales or Lettings valuation, to see your property in our September Gateway magazine or for further advice, please contact your local Fisks branch.

THERE ARE A LOT OF ESTATE AGENTS BUT ONLY ONE FISKS “We gave our property to Fisks when we decided to move as Ian seemed the most professional of the three agents who we asked to value our property. Boy are we glad we did house sold to the first viewers in 36 hours from instructing Fisk’s. We were kept up to date with regular calls and nothing was too much trouble. Now we have moved Ian is collecting post from our old address for us and calling for us to collect from the office. Beyond the call of duty Great service thanks again Martin and Melanie Bagnall “
Located some 30 miles east of the City of London on the north bank of the Thames Estuary, Benfleet is primarily based around three historically separate settlements; South Benfleet, Thundersley and Hadleigh. which gradually merged during the 20th century. KYLIE JENNER IS TAKING OVER
Kylie Jenner is taking over Kylie Jenner Covers Forbes as Youngest Self-Made Billionaire4

“What her half-sister Kim Kardashian West did for booty, Jenner has done for full lips,” reads the magazine cover story. Who says reality television stars can’t make it big? One is in the White House and another — Kylie Jenner — is set to become the youngest self-made billionaire in history at age 21. At 20, Jenner has amassed $900 million by capitalizing on her family’s reality show (and the Kardashian-Jenner name, fame and fortune that comes with it) by developing her uber-successful makeup company Kylie Cosmetics, which first launched in 2015 and sold out in one minute. Now on the cover of Forbes, the magazine proclaims, “What her half-sister Kim Kardashian West did for booty, Jenner has done for full lips.” She launched her lip kits two years ago and still owns 100 percent of the company, meaning Forbes is crowning her one of the top business moguls — perhaps made all the more impressive by the fact that she had her first daughter in February, Stormi Webster. Jenner is the youngest person in Forbes’ annual ranking of America’s Richest Self-Made Women. Previous title holders of youngest self-made billionaire include Bill Gates and Mark Zuckerberg, placing Jenner among entrepreneurial royalty. With matriarch Kris Jenner at the helm taking her 10 percent management cut from all children, the Kardashian family is often praised for their strategic marketing and publicity that turned a sex tape into a now billion-dollar family empire

through Keeping Up With the Kardashians. As the youngest sister, Kylie Jenner noticeably benefitted from her older sisters’ fame before her — without their 20 years in the spotlight, she likely wouldn’t have sold as many lip products in just three years. As pointed out by Forbes, both Kim and Kylie have turned scandal into a booming business; Jenner initially denied that she got lip fillers or surgery to give her the signature pout and only later revealed the fillers in 2015 at age 17. On the idea of launching the company, she says: “I struggled for a minute with finding something to do on my own. Ever since I was in sixth grade, I would wear purple eye shadow.... I turned to makeup to help me feel more confident.” The article admits Jenner has made it all by utilizing her following on social media: 110 million on Instagram and 25.6 million on Twitter (of the fam, only Kim has more Instagram followers than Kylie at 114 million). Jenner tells Forbes, “Social media is an amazing platform.… I have such easy access to my fans and my customers. She turned to brick and mortar with pop-ups in New York, Los Angeles and San Francisco, and sees herself working on Kylie Cosmetics “forever.” The marketing maven also talks about planning a lipstick vending machine. “Maybe one day [I’ll] pass this on to Stormi, if she’s into it,” Jenner says. It is the family business, after all n

Tips for keeping your home cool As the oppressive heat is expected to last throughout the summer and the Met office have put the UK on official heat wave alert, thoughts turn to how uncomfortable and dangerous heat can be for vulnerable people such as the elderly, young children and babies. To make life more comfortable and sleeping a bit easier we’ve put together some tips for you to keep your homes cool without air conditioning4
TIPS FOR KEEPING YOUR HOME COOL
TIPS FOR KEEPING YOUR HOME COOL
1. Keep your blinds/curtains closed – According to the handyman.com up to 30% of unwanted solar heat comes from your windows, so to avoid any heat coming in the best thing to do is to keep curtains closed. 2. Another good idea is to invest in some black out blinds/curtains. Not only do they aid you whilst sleeping as they will block out the early morning light but again, less heat will enter the room. 3. Using a fan and a large mixing bowl filled with ice will bring down the temperature in the room and create a misty breeze to cool the air. Place the bowl, at a tilted angle in front of the fan and allow the fan to blow down into the bowl and fill your room with lovely cool air. (Top tip : use a metal bowl if you can.) 4. Bring down the temperature in
the room and create a misty breeze to cool the air. Spray a sheet with cold water and use it to cover the window’s opening. As the breeze passes through, the cold and damp sheet will cool it bringing in chilled air and further helping to reduce the temperature in your home. 5. Change your bed sheets to a cotton set, as cotton is a more breathable fabric opposed to others. This is the best choice for your bed sheets to keep you cool. The same can be said for your PJs. 6. Buy a “chillow”- these pillow can be easily purchased on Amazon and many other websites. They have a cool gel to keep your head cool whilst you sleep. 7. Make your own cool water bottle, using a “hot” water bottle, fill this with water and place in the freezer. Once frozen, you can keep this at
the end of your bed by your feet to keep you cool. 8. Open your windows accordingly - Avoid allowing the heat and humidity inside the house during the day. Close the doors and windows during the day and open your windows in the evenings. 9. Avoid heat-generating activities such as baking in the oven or dishwashing during the day. Delay them for the evening. Try to use the grill if you have one or a BBQ. 10. Stay hydrated! This is really important! Try and remain hydrated all day and drink lots of water. Drink a big glass of water before you go to bed as this will make sure you are hydrated throughout the night. We hope these tips can help you to stay cool, and enjoy the summer nights n
